ell-designed outdoor spaces serve as an extension of your home. They provide your family with a functional and beautiful place to relax, enjoy and entertain. This issue offers much in the way of advice on how to make the most of your outdoor area. SEATING
Size matters, especially in a small space. When it came to selecting seating, I chose a small, greytan profile L-shaped sofa from HomeSense (homesense.ca) with a lower back (so that it didn’t close in the space). Side chairs and floor pillows also provide extra seating for guests. PRIVACY
When dealing with a balcony in the city, privacy is always an issue. I created a modern free-standing privacy fence with one-by-six-ft. wood planks bought from Lowe’s (lowes.ca). I installed the boards horizontally to save on wood but also to create a more urban, modern look, which is a continuation from inside the home. An oversized umbrella not only provides shade and comfort but also blocks the view from the neighbours above. COLOUR CODE
In small spaces, try to stay away from adding too many different coloured decor items. Keeping a simple colour palette can give the illusion of a larger area. For this space, I added a touch of pink with the indoor-outdoor pillows from my Alcorn Home collection (alcornhome.com). GREENERY
Adding planters of different heights to any balcony helps keep the space interesting. Choose low-maintenance plants so you aren’t fussing with them all summer long. I mixed faux and real greenery for easy care. ENTERTAINING- FRIENDLY
A bar cart not only looks great in a space, it’s also a must for those summer parties. This one from HomeSense blends in so well with the rest of the decor.
CANADIAN SUMMERS ARE SHORT, so that means you want to maximize every
minute the warm months have to offer. For this patio space, I took inspiration from California and transformed it into an LA-style getaway but in the middle of Toronto! Do you have a small patio that could use a little TLC? Read on to discover design tips that will help you get started.

ost people aren’t aware that when a renovation project begins in their home, it technically becomes a construction site and workplace for those who are doing the renovation work in your home. Manitoba Home Builders’ Association renovator members take this very seriously. In order to promote and achieve greater safety results for renovators, the Construction Safety Association of Manitoba (CSAM) partnered with the MHBA to develop a specific safety training program for home renovators. This safety program was launched at the 2017 MHBA Housing Forum last fall and has been available for renovators and their employees to take following that initial launch. The MHBA is excited to provide this training tool to our members to help ensure that they are working in a safe work environment. The training program, being provided by CSAM, outlines health and safety roles and responsibilities, how to do proper hazard assessments, and implement proper safety practices and procedures while working on renovation projects. The goal of this program is to help MHBA renovators improve safety on their worksites and keep them up to date on the latest in safety procedures and best practices. Following the launch of the new Renovator Safety Program, the MHBA’s Renovator Council recommended that this new program be a requirement for all existing and new MHBA renovator members. The MHBA Board of Directors agreed and approved making the completion of the Renovator Safety

Program a new requirement for all renovator members starting this fall. This is a clear demonstration from the MHBA members that workplace safety is a priority. In addition to protecting their workers on residential construction sites, MHBA members also want to make sure the homeowner is protected as well. MHBA renovator members always provide a written contract and offer a minimum twoyear warranty on all of their work, MHBA RenoMark renovators will take out all the appropriate permits and license required for the project. This is your best insurance to ensure that your renovator, rather than you, is responsible for any problems that are encountered during or after the work is completed. Homeowners that don’t ensure the renovator takes out the appropriate permits take on all liability regarding the project. If the permit is in your name, or you don’t have one, you become the prime contractor by default. If someone gets hurt as a result of working on your property, you – not the contractor you hired are responsible. This is a significant risk many homeowners are unaware of. Through the “Get it in Writing!” national public awareness campaign, MHBA renovators continue to help inform consumers on how to best protect themselves when hiring a contractor for renovations. Part of that greater awareness is for home owners to know to ask a potential renovator contractor how they will do the job safely. When looking for the right renovator for your home renovation project, be sure to ask them about their safety procedures. It’s important that you know your renovator and their staff will be working in a safe way when they are in your home or on your property. Protect yourself and your investment by asking the right questions ahead of time and hiring a contractor that will do the job professionally and safely. AyA Kitchens used one cabinet door style and colour throughout the room to tie together the kitchen and the desk/pantry/bar area. Using one countertop design and carrying it up on the backsplash made the space flow and gave it an open feel. Countertop height cabinets were chosen for the desk area, equipped with a stool. This allows the space to double as a bar or serving area for when the homeowner entertains. One side of the desk has storage for files and the other contains a large pull-out for liquor. The addition of glass cabinets above the bar area, with mirrored backs, lighting and glass shelves, adds to the bar feel while still being pretty and simple for an area that functions as a desk on most days. Tall cabinets flank either side of the desk to make it feel more like a built-in unit, while also doubling as pantry storage for the kitchen. A small appliance garage is tucked in the corner beside the fridge, offering a great spot to store your coffee maker, blender or kettle. Plus, it blends right in with the rest of the space.

1. This bathroom cabinet was inspired by 2 pieces of dimensional art which were modified to be the doors on the cabinet. As we were limited by the art piece sizes, the vanity was design to hang on the wall with space below and between the tall linen cabinet. 2. Backyard RETREAT A glimpse at interior stylist Jaclyn Harper’s backyard makeover

hen I decided to tackle my backyard, I felt overwhelmed. There was so much to do! Can you relate? After much deliberation, I chose to put in a new concrete patio, creating a clean slate for the backyard. This really was the jumping-off point for the entire design. It was my vision to have three different zones (dining, lounging and food prep), and concrete served as a great way to separate the spaces. Once I had decided on the dimensions of the new concrete areas, I needed to measure the spaces for furniture. I had fallen in love with an eight-ft. reclaimed teak table, but it was too big for my side yard. That didn’t stop me! Last minute, I decided to increase the area of the concrete patio to accommodate the table. I just couldn’t live without it. When choosing the sectional for the lounge area, I knew I needed something that would be durable and weather-proof but comfortable as well. The South Beach three-piece aluminum outdoor sectional seating set from Home Depot (homedepot.ca) was a perfect choice. It has an aluminum frame, so it’s lightweight and rustproof, and is completely covered in Sunbrella fabric so it’s UV resistant and weatherproof, too. Once the furniture was in place, it was time to accessorize. This is the most important step if you want your outdoor living space to feel like an extension of your indoors. My biggest tip? Use lots of pillows and tons of throw blankets (check out bouclair.com for a great selection). This not only looks cosy and comfortable but makes for an extremely inviting area. Anyone can put patio furniture in their backyard, but accessories can help completely personalize the space. For lighting, I used stringed lights and low-lying lanterns to create an intimate outdoor feel (cost effective as well). Plus, they look pretty. And last but not least, incorporating splashes of colour here and there (I chose a sapphire blue Weber barbecue and lots of greenery) can bring a backyard to life. I’m thrilled with my backyard retreat, and I hope it can inspire your own makeover.

A
kitchen upgrade can be one of the most exciting and important changes you make to your home. It can also involve a significant investment, so you want to make sure you do it right. Begin by visiting building suppliers, retail outlets and kitchen showrooms to find out what’s available and get an idea of prices. However, kitchen renovations go beyond cabinetry and appliances. Talk with a professional renovation contractor in the early stages of planning to get a sense of the full scope of the work involved. Then you’ll be in a good position to make informed decisions and choices. Here are some of the issues you and your renovator will want to discuss. WHAT DO YOU WANT TO ACCOMPLISH?
• A simple-sounding question, but one that your renovator needs to understand in order to give you the best advice. Do you need more storage and work space? A new updated look? Better traffic flow? A quiet, bright morning breakfast spot? What bothers you about your existing kitchen? Often, renovators will ask you to describe your 22

daily routine to determine the best design solutions to achieve your objectives, in and around the kitchen area. DO YOU REALLY NEED A LARGER WORK AREA?
• The renovator will help you to assess your existing space. Older kitchens are often poorly laid out, with wasted space in corner cabinets, inefficient shelving and small counters with inadequate work space. Can you gain the space you want from a more efficient layout? Can you run cupboards to the ceiling for storing seldom-used items? Would bigger windows or glass doors to the outside help to open up the area? When more space is needed, can you relocate a
small bathroom or closet to another area of the home, or “steal space” from a rarely used dining room? DO YOU NEED HELP WITH DESIGN?
• It’s often difficult to see beyond what you already have, and you may not be aware of all the possibilities. Kitchen design has evolved a great deal over the years. Renovators can provide lots of ideas and suggest things you may never have considered. They may also recommend that you speak with a kitchen designer.

Electrical work may entail new wires, split receptacles and separate circuits for each appliance to conform with building codes. Your electrical panel may need upgrading as well. • Changing your kitchen layout may mean moving the plumbing. Your renovator may also suggest replacing old or corroded supply pipes at the same time.
WHAT WORK IS INVOLVED?
HOW LONG WILL I BE WITHOUT A KITCHEN?
• Typically, a complete kitchen renovation involves three stages: 1) preparing the room, 2) installing the cabinets and 3) completing the job (tiles, floor cover, trim, undercabinet lights and so on). • During the first stage, your kitchen is dismantled and structural work,
• A complete kitchen renovation typically takes about three to four weeks and longer if you are adding space or doing extensive renovations in adjoining areas. Your renovator will help you set up temporary kitchen facilities elsewhere in the house.
WHEN SHOULD I BEGIN TO CHOOSE PRODUCTS?
• Experienced renovators strongly suggest that you don’t make a single purchase until you have decided on the entire style and colour scheme. Get samples from suppliers (e.g., cabinets, counters, faucets, tiles, flooring) and go through them with your renovator to make sure that everything is matched and coordinated for the look you want. Finally, the most important advice offered by renovators is: Don’t be in a hurry. You will be using your kitchen every single day for years to come. This is your opportunity to do it right, so take your time. Do your homework, consult with professional renovators, and you are off to a great start. FOR OVER 18 YEARS, Terina and Randy have enjoyed the rustic cottage charm of their Woodhaven location in St. James. The backyard faces east so there’s lots of early and late afternoon sunlight along with an uninterrupted view of the Assiniboine Forest so from the beginning, this couple knew their bi-level was going to be a keeper. Over the years, Terina and Randy had been enjoying the view from their twolevel deck and gazebo, but they decided it was time to consider a more substantial addition to their home thinking along the lines of a screened porch. “I think Randy saw an ad for Glastar Sunrooms by SunShade and we visited their showroom where we met Michael Longbottom who gave us a wonderful experience showing how the sunroom was constructed. While the Glastar Sunrooms’ construction allows easily for three seasons, Terina and Randy wanted to equip the sunroom to handle the worst of a Manitoba winter as well, by installing infrared panels on the ceiling. Terina
reports that these added fixtures “do their job very well even keeping the insulated flooring warm underfoot. We’ve been using the sunroom right through the coldest parts of the winter.” NextHome.ca

While the Glastar Sunrooms’ construction allows easily for three seasons, Terina and Randy wanted to equip the sunroom to handle the worst of a Manitoba winter as well, by installing infrared panels on the ceiling. Terina reports that these added fixtures “do their job very well even keeping the insulated flooring warm underfoot. We’ve been using the sunroom right through the coldest parts of the winter.” The wall system includes full-height screens and windows. “It’s been fabulous in terms of being able to open and close the units to maximize comfort either by adjusting full, partial or closed configurations. Blinds are on all the

It’s not hyperbole, to say that their new sunroom has had a profound effect on the couple’s lifestyle. “Turns out that since building the sunroom, we hardly use the rest of the house at all,” says Terina. “We eat all our meals in the sunroom and spend all of our time out there. We go into the house to cook and sleep and that’s about it! We really wonder how we ever did without the sunroom up till now. It’s just become so much a part of our everyday life.” Randy and Terina heap compliments on Steve Sarens and his Glastar Sunrooms crew. “The sunroom was built in November 2017 and the weather was getting colder and they really rushed to get things done.” “Everyone was so fabulous and professional! They were here when they said they would be, did meticulous work, cleaned up after themselves and were never intrusive with our comings and goings,” says Terina.
Over the 40 year history of Glastar Sunrooms, Steve and his crew rarely encounter conditions that they can’t handle. “All of our jobs are custom designed and manufactured so there was nothing really out of the ordinary for us.” “This structure was a really good sized room and since the client wanted to incorporate some infrared heaters mounted on the cathedral ceiling, we did add some additional bracing in the roof to accommodate mounting these panels. The wiring was all contained within the structure of the roof so no conduits or capping was left exposed,” says Steve. “This was one of the last jobs we installed last year so we could only use our sealants up to certain temperatures and on some days the winds were an issue so we had to juggle the order of certain elements of the job. So really, only Mother Nature was a factor in this job, but in the end, everything turned out really well!”

It does however occur to me, that although we are the builders of these outstanding spaces, in the end we are merely facilitators of the incredible vision of a professional interior designer. Far too often, these fantastically talented people are not recognized for their skill set and creativity and it’s the builders’ name that receives the accolades for the project. Not fair! Unless you are a design build firm with your own in house team designer on staff, all the projects you see should give equal, or greater credit to the independent professional interior designer who worked this project through with their clients, sat through endless meetings going over wish lists and budgets, drawing revisions, playing mediator between couples that didn’t quite share the same vision between spaces, and in the end providing a set of documents and plans to the builder to pull off with their skill set and team, the dream of the client and the vision of the designer. I can tell you as someone who has gone through this whole process countless times over the last 35 years that this is no easy task! It requires a basket of skills that very few can pull off effectively and come out in the end with an inspired and creative design. So I say, hats off and congratulations to all the winners, but especially a huge thank you to the professional designers who provide the creative side of the process which makes us all look good and who continue to provide Manitobans with some of the best renovation projects in the country. These lines of credit and personal loan plans are secured by the equity in your home and are among the most economical ways to fund a renovation if you have built up equity in your home. They have all the advantages of the unsecured versions, but offer preferred interest rates. While there is typically no cost to open a secured line of credit or home equity loan plan, legal and appraisal fees usually apply.
Financing your renovation
O
nce you have decided to renovate your home, you need to determine how you will pay for it, and how much you are willing and able to spend. If you intend to borrow money for your renovation, it’s a good idea to talk with your lender before you starting making firm plans. Find out how much you can borrow and what options are available to you, and get pre-approval for your loan. Then you know how much you have to spend and are better prepared for detailed discussions with your renovator. Even if you intend to pay cash from savings or the sale of assets, consider talking with your lender first you may do better by borrowing the funds for your project. Here are some of the options for financing your renovation project. • PERSONAL LINE OF CREDIT. This is one of the most popular financing options for smaller renovations and is also ideal for on-going or long-term renovations. With one application, you establish a revolving credit line that you can access at any time, up to your approved limit. An itemized monthly statement lets you keep track of your renovation expenses, and you only pay interest on the funds you use. As you pay off your balance, you can reborrow the unused funds without reapplying. And you’ll always enjoy a rate that’s lower than most personal loans and credit cards. • PERSONAL LOAN. An instalment loan lets you budget regular payments at a fixed or variable interest rate for a set period of time. Repayment periods typically vary from

• HOMEOWNER MORTGAGE. If you have an existing mortgage, it can be advantageous to refinance it, particularly if you’re planning a major renovation and want to spread the cost over a long period. This option allows you to take advantage of mortgage rates, which are often substantially lower than credit card and loan rates. Loans of 80% or more of the appraised value of your home must be insured against borrower default; the mortgage insurance premium can be paid upfront or added to the mortgage amount. Lenders suggest that you set aside a certain percentage of your renovation funds to cover items not included in your contract with the renovator. Once the work is underway, homeowners often discover that they would like to add things, such as extra or upgraded features, furniture, new appliances and window coverings. Top interior design MISTAKES by LYNN FENWICK, B.I.D.
FOR SOME PEOPLE INTERIOR DESIGN comes naturally, but
for most it is no easy feat. Beginning a new project can be overwhelming, whether this is designing a new space or sprucing up a current one. There are a few common mistakes that many people make while trying to tackle their interior, so we thought we would address these errors with some tips and solutions on how to keep your design experience enjoyable. FAIL TO PLAN
The top mistake we see people make is tackling a space with no plan or direction. Figuring out what is needed in 38 Home Decor & Renovations | AUGUST - SEPTEMBER 2018
the space before going shopping will save time and money. Look through magazines, the internet and take pictures of things that inspire you until there is a clear vision and desired outcome. It can be overwhelming walking into a store aimlessly and often leads to impulse buys. WHAT’S A BUDGET?
Once there is a plan in focus it is important to think about what the budget will be. Budgeting is a good way to stay on track while shopping. It’s okay to splurge on that great accent chair but choose where to splurge and where to cut back. Continue the ‘splurge and save’ ideology when
purchasing pieces for the rest of the room. With all this in mind, don’t be discouraged if you don’t find all of the pieces you want immediately. This is your home, not a showroom – character takes time to build. Don’t just buy things to finish the space. Shop around and collect pieces over time that expresses your personality.

With open concept floor plans being so popular people are having difficulty placing furniture. They typically resort to pushing it up against a wall. This usually leads to awkward situations where the furniture placement does not allow for easy conversation. Don’t be afraid to float the sofa in the middle of the living room – it allows for furniture pieces to congregate, conversation to flow easily and usually a more natural movement of traffic.

AREA RUG UNDERSIZING
Art is a very important aspect of creating cohesiveness in a room. Where people have trouble is how they hang their art. Often we see it hung too high. Unfortunately, there is no one size fits all formula we can give out as it depends on factors such as where the art is going, ceiling height, and what it’s hanging over. There are however, a few general tips. A good start for a single piece of art is 57-60” from the floor measured to the center of the art work. Again, this isn’t a firm rule but in most cases art should be at eye level, there’s no need to crane your neck to view your

A good starting point for an area rug is 8’ x 10.’ A good rule of thumb is that the two front legs of the sofa should be on the carpet. That also

applies to any chairs in the grouping. Dining room carpets should allow for the chair to slide out from under the table and still remain on the area rug.

Sometimes no matter how clean a place may be, with everything in its place it still feels cluttered. Everyone knows the saying “less is more,” although it may be easier to admire the minimalists than embody them. What is one to do with all those things we collect? An over cluttered space can contribute to stress and anxiety so invest in storage baskets or hidden shelving. If you have a collection to be displayed, keep it all in one area on a shelving unit, rather than spread throughout each room. Remind yourself that every square inch does not need to be covered. Try some larger pieces and let them do the talking.
The last area that we see people struggling with is scale. Scale actually ties many of our other components together. Scale and proportion are more difficult to achieve, often because people don’t think about them. This usually impedes people from pinpointing where they went wrong. For instance, too many large pieces in a room will make it feel small and crowded, however too many small pieces create an atmosphere of mess and clutter. The key to a successful, aesthetically appealing space is to mix size, weights, and heights. Some pieces like the sofa and loveseat have visual weight, while small but correctly proportioned chairs will balance the room Interior Design is what we do at Fenwick & Company, but we are also here to teach our clients eventually, how to design for themselves. The bottom line is that it is your home and it should be designed in whatever way makes you comfortable and expresses your individual style.
COME OUT OF THE DARK SIDE
Another tip to making a space feel larger and more airy is the placement of your drapery. Hanging them higher above the window is going to make the ceilings feel taller resulting in the sense of a larger space. The more natural light the better, but often you need to supplement that. Not having enough light will also contribute to a feeling of heaviness. Layer your lighting; on top of your main ceiling light have

The importance of having a plan

ith home renovation, the secret of success lies in careful planning based on a solid understanding of what you want to achieve. This includes having a clear focus on what must be included in your project, as well as any other features you would like to include, if your budget allows. In many cases, the final design and specifications for the project will be worked out with the help of a renovation contractor, designer or architect. However, the more information you can give them, the better they are able to provide you with good advice and accurate cost estimates. What does this information consist of? Here’s the list that most renovation contractors recommend: • A clear description of what you want to change in your home and why - in other words, what’s the purpose of your renovation? • Specific goals for your renovation project.

So you have decided to upgrade your bathroom. You have looked through magazines, browsed the Internet, visited building suppliers and spent time at the home show. You have a fairly good idea of what you want and what new fixtures will cost. The next step is to contact a professional renovator. Redoing a bathroom can involve a lot more than just plumbing. An experienced renovator can explain what’s required for your renovation, and how to do it right. ASSESSMENT OF WORK. Renovators can identify
problems and solutions before the work begins: an uneven floor that results in incomplete draining of your bathtub, for instance, or rotted flooring from years of water penetration. An experienced renovator will make sure that plumbing, venting, electrical wiring and outlets, and ventilation conform to building codes in your area. 44

Getting BIDS
P
rice is a critical aspect of your renovation project. What will it cost to do the job you want? Alternatively, how far can you go on a set budget? Determining the cost of a small project is usually fairly simple. On larger projects, it often happens as a series of discussions between you and a renovator as you develop the vision and fine-tune the plans for your home. On some projects, it may be a good idea to hire someone to develop the design and the plans first as a separate job. Many renovators offer a full range of services, including design and plans development. Alternatively, you may choose to work with a designer or architect and then tender the actual work to renovators.
• “GUESSTIMATES” Experienced renovators can sometimes offer an educated opinion or price range on the spot, based on similar jobs they have done in the past - for instance, a per-square-foot estimate for additions or basement recreation rooms, or a rough cost estimate for upgrading your bathroom. This can be helpful upfront to make sure that there is a realistic fit between what you would like to do and the budget you have in mind. However, be aware that the cost of a project can vary greatly, depending on many factors, including the current condition of your home and the types of products you want to use.
renovation for a specified price, based on a detailed description of the work to be done. It will specify materials, products, labour, subtrades and so on, with accompanying costs. A written offer is legally binding and becomes part of the contract between you and the renovator, should you accept it. Make sure that you provide each renovator with exactly the same information; otherwise you will not be able to compare bids. This information may include plans, ranging from simple sketches or diagrams to full construction drawings needed for projects that involve altering the structure of your home. Specifications are detailed descriptions of the materials and products you want to be used in your project. How many bids should you get? There are no hard and fast rules. On large projects, it is not uncommon for homeowners to interview several renovators, check their references and previous projects, and then choose one company to work with throughout the whole process, including developing plans and budgets as well as doing the actual work. In the end it comes down to trust and confidence - trust that you have chosen the right renovator for the job, and confidence that you will get what you want.
• DON’T GET CAUGHT BY THE UNEXPECTED
Even the most experienced renovator cannot always predict the hidden challenges in your project. Dangerous electrical wiring from a previous renovation, rotted wood due to old leaks, lead flashing under the old roof shingles… these are just some of the problems that your renovator may uncover once the work gets underway. Unpredictable problems can mean additional cost beyond the contract price. It may be a good idea to set aside a small portion of your budget as a contingency fund. Also talk with your renovator - what are their recommendations?

Dreaming of the cottage life?
A
recent survey of ReMax brokers and agents found that in 91 per cent of popular Canadian recreational property markets examined, retirees were the key factor driving activity. This includes established recreational regions such as Comox Valley. This is in stark contrast to last year’s findings, when retirees were a dominant driving force in only 55 per cent of markets examined. DESIRED LIFESTYLE
The survey found that in British Columbia, Ontario and Atlantic Canada, more retirees and soon-to-be retirees are purchasing recreational properties outside of urban centres for use as retirement homes, increasingly blurring the line between recreational and residential properties. “Last year, we found that Baby Boomers and retirees were increasingly selling their homes in urban centres like Toronto and Vancouver,” says Elton Ash, regional executive vice-president, ReMax of Western Canada. “It’s clear that many put the equity they received from those sales into the purchase of a recreational property with the intention to retire in comfort and away from the city.” Many of these individuals are engaging in more active forms of retirement, choosing to maintain physical fitness and emotional fulfillment by pursuing passion projects and leading lifestyles that involve farming, hiking and maintaining vineyards. This is particularly the case in regions such as South Okanagan. RECREATIONAL PROPERTIES CONSIDERED AN INVESTMENT
In a separate survey conducted by Leger, six in 10 Canadians (58 per cent) enjoy recreational properties as places where they can relax and spend time with friends 50
and family. However, the majority of Canadians (84 per cent) do not actually own recreational properties. “Many Canadians want to live out the ‘Canadian Dream’ and spend time at the cottage or cabin,” says Christopher Alexander, executive vice-president and regional director, ReMax Integra Ontario-Atlantic Canada Region. “Many are choosing to rent recreational properties, often by pooling resources with friends and family, which speaks to recreational properties still being in high demand.” In fact, one in three Canadians (33 per cent) say that they own or would want to own a recreational property for investment purposes. TOP FACTORS WHEN CHOOSING A PROPERTY
The survey also found that other than affordable purchase price, Canadians who own or would consider owning a recreational property named waterfront access ( 55 per cent), reasonable maintenance costs (54 per cent) and proximity to town (43 per cent) as the most important factors when purchasing. Buttery Cupcakes with Raspberry Frosting INGREDIENTS 2 cups (500 mL) all-purpose flour 4 tsp (20 mL) baking powder ½ tsp (2 mL) salt 1 ½ cups (375 mL) sugar ½ cup (125 mL) butter 1 cup (250 mL) milk 1 tsp (5 mL) vanilla 3 eggs
MAKES 12 SERVINGS 1. Preheat oven to 350°F (180°C). 2. Prepare a 12-cup muffin pan with paper cup liners. 3. In a large bowl, sift flour, baking powder and salt. 4. Stir in sugar; add butter, milk and vanilla and beat with an electric mixer at low speed for 30 seconds, then at medium speed for 2 minutes. 5. Add eggs and beat two more minutes. 6. Pour into prepared pan and bake for 25- 30 minutes until a wooden toothpick inserted into the center comes out clean. Let cake cool completely before icing. Raspberry Frosting 6 oz. (170 g) fresh or frozen raspberries 1 cup (250 mL) butter 4 ½ - 5 cups (1.125 mL – 1.250 mL) icing sugar 1. Process raspberries in food processor. Press through a fine sieve. 2. Measure out ½ cup (125 mL) puree. In a large bowl, cream butter until softened. 3. Add icing sugar alternately with puree and beat well. 4. Add additional puree or icing sugar to reach desired consistency.

One of the best ways to update a small home is with pocket doors. Older homes traditionally included pocket doors in such areas as the dining room or bathrooms and laundry spaces. However, this type of door phased out over the years but has been making a comeback. By installing pocket doors, you can gain wall space for furniture placement or further organization of the home. Consider this. When you have a traditional door in the home, it swings open and closed which eliminates the usable square footage. By adding a pocket door within the wall of the space, you can pick up as much as ten sq ft or more depending on the room size. A renovation specialist

Having additional floor space can contribute to creating a larger feel in a smaller home. When you have bookcases or large storage cabinets in the house, the rooms can feel cramped. To upgrade a small space, consider creating cut-out shelving in between the studs of the wall or adding shelving higher up, even above the door frame. Moving shelving and artwork higher up on the wall will bring the eye up, and make the room appear larger. Instead of creating traditional shelving in the home for organization, consider adding custom shelving within the walls. Creating built-ins between the studs can give you more space as the shelving is inside the walls, creating a smooth, flush finish. This is something a contractor would have to help you with but is a short project that can seriously change the look of any living space. DOWNSIZING FURNISHINGS
Many times, people have larger furniture pieces in small spaces. This can make the room appear smaller. By upgrading your furnishings to smaller items, the home can appear larger. Perhaps trade in your large recliner for a smaller accent chair. Opt for more streamlined sofas instead of larger, cushier options so that the furniture does not take up the bulk of the space in living areas. For bedrooms, consider a Murphy bed installation – a great option for office/guest rooms. A Murphy bed is one that fits into the wall and is brought down when needed; this is a custom project option that a contractor can assist with and quickly makes a room appear larger. These are just a few options to help your small space seem bigger with simple upgrades. Take time to review your home to see how such changes might be of benefit. If you’re in the market for a new home or your existing mortgage is up for renewal, paying attention to the interest rate can cost or save you thousands of dollars. According to a survey by Manulife, nearly two thirds of Canadians didn’t negotiate their mortgage when they renewed it. And you’re even less likely to ask if you’re a new buyer because there’s so much emotion tied up in the purchase. WHO CAN YOU TURN TO?
Considering the recent mortgage qualification changes, it’s more important than ever to seek the advice of a professional before you make a financing decision for your property. “Mortgage brokers are specialists in home financing,” says Paul Tayor, president and CEO, Mortgage Professions Canada. “Brokers scan the marketplace, looking for the product that is the best fit for your personal situation. The lowest interest rates are generally available through a mortgage broker; however, the best fit is not always the lowest rate. Getting just a half percentage point reduction could save you nearly $40,000 over the life of your mortgage. Exterior renovations can give new life to a “tired” home and reduce maintenance significantly. At the same time, you can improve the energy efficiency, security and general comfort of your home. When you are ready to begin planning, talk with a professional renovator to get ideas and a sense of cost. Make sure it’s someone who is experienced in exterior renovations and can offer you both sound technical advice and design assistance. A NEW LOOK
Maybe you simply want to update the appearance of your home, or maybe you want to transform it with a different look - now is the time to explore the possibilities. Based on the existing structure, your renovator can suggest a number of different approaches, such as adding a layer of rigid or semi-rigid insulation or installing an air barrier to reduce leakage. An experienced renovator will
also know what to avoid - for instance , trapping moisture between two vapor barriers. Your renovator can advise you on the right new energy-efficient windows to help capture the sun’s heat on the north side, block out sunlight and excess heat gain on the south side and to cut glare. Also check the Office of Energy Efficiency at Natural Resources Canada for helpful information on upgrading the energy efficiency of your home.
LOWER MAINTENANCE
One of the great benefits of today’s exterior building products and materials is low maintenance - no more summers spent scraping, sanding and painting siding, trim and windows. As you select the products and materials for your renovation, consult with your renovator to make sure you understand the maintenance requirements. THE LITTLE DETAILS
SECURITY AND SAFETY
With today’s new products, it’s easier to secure your home. Exterior doors can be fitted with dead bolts and strong locks, and windows can be installed with solid locking mechanisms. Consult with your renovator about other measures you can take, such as bars on basement windows. If you have been thinking about a security system, this may be the most cost-effective time to install one.
Good lighting is also important to safety. Install lights wherever visibility is an issue - over entrances, along walkways and next to sheds or garages. A programmable timer or lights that are photo- or motionsensitive offer additional security when you are away from home.
An exterior renovation is also your chance to add the touches that make life just a little easier - moving exterior taps to the right location, replacing taps with frost-free hose-bits. and installing or relocating outside plugs. KNIVES A
s a kid, I remember being bombarded with infomercials for kitchen knife sets. I thought, to be a decent cook, I had to have more knives than there are stars in the night sky. I quickly learned 99 per cent of kitchen work is done with just three knives. PARING KNIFE. Typically, three to four inches in length, this little guy is for detailed work. Think of it as your kitchen scalpel, peeling small fruits and vegetables, removing seeds, knocking the tops off strawberries... SERRATED KNIFE (or “bread” knife). I’m not a fan of calling it a “bread” knife because it has more usages than just cutting bread. Super handy for anything that’s particularly fragile – layered cakes, pavlovas and tomatoes. I also find it helpful for peeling large, hard vegetables such as squash and pumpkin. CHEF’S KNIFE. This is a generic term that covers any blade between six or seven inches, typically up to 10 inches. Picking the right one is a matter of personal taste, since they vary in weight, handle grip style, blade shape and overall feel.

CHICKEN & SHRIMP QUINOA PAELLA
INGREDIENTS: • 1 lb raw medium sized shrimp (peeled if you prefer) • 1 med/large chicken breast, cut in 1/2 in. cubes
Paella is the perfect keep-them-all happy dish. Something for everyone and it’s also a great one for experimenting with a super wide range of meats, veggies and seafood.
• 1 medium white onion, finely diced • 3 garlic cloves, finely sliced • 1 tbsp each ground cumin and paprika • 1 each red and yellow bell pepper, finely chopped

• 1 cup quinoa • 2 1/2 cups chicken, vegetable or fish broth • Juice and zest of 1 lemon • 1 tsp chilli flakes (to taste) • 1/3 cup peas (frozen is fine) • 1 bunch of fresh parsley
INSTRUCTIONS » In a large pan over medium/ high heat, add a splash of olive oil. Add chicken, onion, garlic, cumin and paprika and saute until garlic and onion are tender, about two minutes. Add bell peppers and cook for three to four minutes more.
» Add quinoa, broth, lemon zest, juice and chili flakes. Cover and bring to boil, then reduce to a simmer on medium/low and continue to cook until most of the liquid is absorbed and quinoa becomes al dente (about eight to 10 minutes). Stir occasionally. Add a little more stock if required. You’re looking for a consistency similar to risotto. » Last five minutes (just as quinoa becomes al dente), add shrimp and peas and cover until shrimp is cooked. Be sure quinoa remains al dente – you don’t want it soggy. Check and adjust seasoning, serve with torn parsley, a good splash of olive oil and fresh lemons.
Chef Mike’s top three tips for buying a knife GOOD QUALITY WILL LAST YOU A LIFETIME. Specifically, good quality steel holds its edge longer. As a general rule, it’s hard to go wrong with German or Japanese steel. A blunt knife is a dangerous knife, dull edges create unpredictability, and that leads to “ouch!” A GOOD QUALITY KNIFE WILL MAKE YOU FEEL MORE CONFIDENT. It should feel like an extension of your hand, and it will do what you ask it to with predictability and safety. I can’t explain it better; it’s just a feeling you experience when you hold a fantastic knife. TAKE A LITTLE EXTRA CARE: Virtually all knives are dishwasher safe nowadays, but I prefer to run the blade under hot water and wipe it down and not put my darlings through the torture of being bashed around with other utensils in the dishwasher. Energy efficiency for comfort and savings

ecent years have seen a resurgence of consumer interest in energy efficiency. In part, this reflects rising energy costs, but homeowners are also becoming increasingly aware of the close links between energy efficiency, home comfort and a healthy environment. Simply put, an energy-efficient home not only reduces your energy costs, it is also a better place to live. It is easier to heat or cool, and to maintain comfortable temperatures throughout the house. Indoor air quality is improved as moisture, dust and other airborne pollutants can be controlled more easily. And at the same time, an energy-efficient home is better for the environment, because less energy means fewer greenhouses gasses contributing to climate change and polluting our natural environment. Most renovations usually present many opportunities for energy efficiency improvements. This is the time when these improvements will cost you the least as you can “piggy-back” them on other renovation work. • If your renovation involves removing plaster or drywall from an exterior wall, professional renovators commonly recommend air-sealing the walls and adding insulation. Windows and doors that have deteriorated or leak can be repaired or replaced at the same time. 70

• When selecting new windows, choose high-performance units with insulative spacers, inert gas fills and low-emissivity coatings. The most energy-efficient windows actually gain more solar heat during the day than they lose at night. • Building an addition to your home may require changing your heating system to accommodate the extra space; if so, consider installing a high-efficiency heating system. An electronic thermostat will help to reduce your energy consumption further. • Throughout the house, replace incandescent lights with less energy-intensive fluorescent and halogen lights - either just the bulbs or the complete fixture. • When you buy new appliances, check the label. All appliances sold in Canada carry the EnerGuide label which makes it easy to compare the energy use of appliances. And the top performing dishwashers, refrigerators and clothes washers also carry the ENERGY STAR® mark, to help you identify the most energy-efficient models. Homeowners can also get an independent home energy assessment from a governmentlicensed home energy advisor. This service provides you with a detailed evaluation of all the energy-related aspects of your home: insulation levels, windows, heating and cooling systems and air leakage. Your written assessment report will detail the most cost-effective energy upgrades, and your estimated energy cost savings.
