THINK BACK TO THE MOMENT when you decided to purchase your

current home. Signing on the dotted line was a big decision that was both life-changing and exciting. Fast-forward to the present. Undoubtedly, much has changed in your life. Perhaps your family has grown or your aging parents have moved in. The original shine on your home may have partially worn off and updates are now in order. Moving to a new house may cross your mind and seem like a good option. However, if your current location is important to you, the option to stay and renovate should be seriously considered. Why is location so important? If your children love their school and have friends nearby, moving to a new area could be difficult for them. If you have an older home, your property is likely quite large with beautiful, mature trees. That is something you won’t find in a new housing development. Older neighbourhoods also have more character and provide a satisfying feeling of permanence. New developments do not possess this kind of character because character develops over time. Our magazine addresses this topic on a regular basis. Take the feature on page 48 for instance. This family loved their Westwood neighbourhood and moving to a new development wasn’t an option. They had family in the area and their son went to school nearby. They were determined to stay. However, as can be observed by their bungalow’s before pictures, plenty of updating was needed. The solution? They contacted a professional renovator who made their home in their desired neighborhood shine once more! A similar story is found in the feature on page 20. Victoria Crescent is located in a St. Vital neighborhood that is notorious for its natural beauty and large treed lots. This spectacular location made renovation an obvious decision to make. These homeowners now enjoy their updated home in the neighborhood they love. If it is your desire to stay but need to make changes, then renovation is your answer. What steps should be taken to ensure that you place your home in the right hands? Where do you get these fantastic renovation ideas? By Mike Moore

HOME RENOVATIONS are a constant conversation topic. It seems like you’re either doing a renovation yourself or you know someone who is doing one. Obviously, in my line of work, I know of hundreds of renovations going on every year. Friends and strangers state that they know that their home needs an upgrade but they don’t know where to start. They just want to get some ideas of quality projects but don’t know where to look. How about this magazine? Home Decor and Renovations magazine is a terrific place to start. As soon as you open the cover, there’s a list of renovator advertisers; every one of them a RenoMark renovator of the Manitoba 14 YPNEXTHOME.CA

Home Builders Association. Continue perusing through the magazine and you’ll see wonderful projects completed by masters of their craft. You’ll learn does and don’ts. The photos and descriptions are guaranteed to get the creative juices flowing. Home shows are also a terrific source of information. The recent Winnipeg Renovation Show had an Ask a Renovator booth. Professional renovators were there to give free 15 minute consultations. No question was too simple or too complicated. There were hundreds of booths manned by experts who were there to display their products and services. The Winnipeg Home Show

is April 1 – 3 and it promises to be even bigger. It is guaranteed to display countless great ideas. The Homes section of the Saturday Winnipeg Free Press always has renovation tips and ideas. There is lots of information regarding where to start, what to look for and how to succeed. Back to magazines, I recall seeing some wonderful renovation projects featured in an ad in the Banville and Jones Wine Company magazine. You never know where you’ll get your next idea. The Parade of Homes (Spring in March, Fall in September) is aimed at the new home buyer, but the older home renovator benefits from it too. Every single new home in the Parade features the latest in design, materials and products. You’re seeing this years’ appliances, furniture, fabrics and colours. Every home has been professionally designed and decorated. What a fabulous source of information. Warning! After seeing all of the fabulous Parade homes, you’re probably going to forego renovating and buy a completely new home. The Manitoba Home Builders Association web site lists about 30 renovators with links to their web sites. Each of their web sites features renovation projects that they have completed and gives you an idea of the type of work that they do and what can be done in your home. Finally, one of the easiest ways to get renovation ideas is just by talking to friends or going to a friends’ house. You may hear of a project or see a room that you want to duplicate. I was at a friends’ birthday party a little while ago and absolutely fell in love with the wine room that the host had built. I got some other ideas for a more open kitchen while I was there too. I’m sure that there are numerous other ways of getting renovation project ideas. I have just listed a few that I use on a regular basis. Great renovation projects and ideas are everywhere. After ringing in a new year I always find it a great time to update your decor and add in some new trends, colours, textures and accessories to update your look for the coming year. Here are my top six trends for 2016.

1 / Mixed metals Platinum, gold,

copper, steel – as long as they’ve got a metallic sheen, they go together. It’s bling like you’ve never seen before in 2016. HARWOOD DESIGN BUILDERS continues

to rack up industry awards for excellence in home renovations bestowed by the Manitoba Home Builders Association. For 2015, among its other three gold awards, the company won Gold designation in the whole house renovation category for a Victoria Crescent project that highlighted their range of skills and expertise. The 4000 square foot two-storey house was built in the 1960s and the current owners decided to embark on 20窶ズPNEXTHOME.CA

a full-on transformation that would put their home squarely into today’s leading design aesthetic. Wayne Sage, Harwood Design Builders president says, “These were extremely good clients to work for because they really appreciated the expertise we brought to the table to bring this house up to the modern era with unique materials and clean lines. That was especially true for doing things right including energy, insulation and re-framing of the roof.”

The whole house renovation included main and upper floors, a complete exterior facelift and original garage conversion. The exterior facelift included a new roof trusses, acrylic stucco, manganese-iron brick, cherry aluminum longboard and stained wood columns. All of the window and doors were replaced with energy efficient products. This feature created a lack of upper cabinets and reduced storage so a six foot high bank of pantries was added, all equipped with roll-outs for easy access. In-house designer Geneviève Joyal advised the clients on finishing options and the results were stellar. The shakerstyle kitchen cabinets are a combination of off-white paired with charcoal espresso delivering a dramatic contrast. modern under mount kitchen sink, wall oven and convenient serving counter contribute to the new contemporary style of the home. The removal of the supporting wall created the challenge of where to accommodate venting of the plumbing stack and mechanical. In the traditional vein of ‘form following function,’ two wood-clad columns were strategically added as endcaps for the new serving area between the kitchen and living room. Hand-scraped hickory hardwood flooring was chosen for its durability and beauty throughout the room and also provides a solid foundation for the miniLedgestone gas-burning fireplace on the TV feature wall. The upstairs master bedroom received custom treatment with floor-to-ceiling wall cabinetry eliminating the need for furniture and promoting a calming, seamless profile. The ensuite continues

VIOLA AND HARRY bought their North Kildonan bungalow 18 years ago with the idea that it would serve as their in-between home until they were ready to pick up stakes and make a move to the country. At least that was the plan. But 18 years later, this couple came to realize that their in-between home has graduated into their forever home thanks to a mega-renovation that’s made them more than happy they decided to stay where they are. A lot of things changed over the years like the opening of the Peguis Trail behind their home. “We have a lot of land behind us,” says Viola. “It’s not ours, but we get to use it and then we have the city in the front, so it’s really the best of both worlds.” Viola had hooked up with local designer Karen Zapp to draft a design plan that would re-invent the 1650 square foot bungalow. “My vision was not to have a super high-end house because that’s not who we are. I wanted something calm and simple but still having a classic, timeless feel to it.”

Together Viola and Karen arrived at a unique design and upon Karen’s recommendation; Richter Construction was entrusted to bring the plan to life. Walls came down to create an open concept space with the kitchen positioned in the centre with dining room and living room at the either end. A slightly curved feature wall clad in preformed stacked stone cement adds an organic touch and is a real scene stealer. “It acts as its own art piece,” says Viola. “Everyone loves it!” Behind the feature wall, the stairway leading to the newly finished basement provides an elegant touch. Ron Richter of Richter Construction says, “Our biggest challenge was to relocate the basement entrance stairs with a large curved stairway. We removed a large section of existing floor joists and rebuilt them to accommodate the new stairs. New curved walls on both the main floor and basement were then built to mimic the stair radius. After that, everything else was basically new construction

including bathrooms, bedrooms, closets, windows and exterior doors.” In the kitchen, Harry and Viola indulged their preferences for natural wood and lots of texture with rift oak cabinetry in a warm, neutral colour. Rift oak is cut on the perpendicular to the wood’s growth rings producing a unique diagonal grain. Quartz countertops, the glass-tile backsplash and brushed nickel hardware add the requisite degree of sparkle within the space. Meanwhile, the 10 foot island that seats four adults, strikes a contrasting note in a darker stain. A high-profile cupboard at the end of the island serves a number of useful functions. “I keep my recipe books on the top shelf and wine glasses and wine on the bottom,” says Viola. The increased cabinet height also blocks the view of dishes and other kitchen paraphernalia from the living room. “It was Karen’s idea to build the end piece higher to control the sightline. It makes a lot of sense.” Carpeting got the heave-ho within the plan, replaced with luxury vinyl planking that unifies the space and makes clean-up a breeze.

Double sinks make morning routine efficient and the linen closet located in the space was a Viola ‘must-have.’ The couple opted for a stand-alone walk-in shower and skipped the bathtub since ‘we’re shower people. A tub in the main bath serves our family well.” The couple has been enjoying their ‘new’ house for over a year and Viola rates the results as phenomenal! “Richter Construction was very good. We are extremely happy with the result.

THERE ARE PLENTY OF DECISIONS to be made when deciding to make a move from a starter home to a more spacious domicile to accommodate a growing family. But for Kailey and Jay, a professional couple with two youngsters, the option of relocating to a new development wasn’t even on the radar. This couple, hailing from Westwood, was determined to sink deeper roots in their long-time neighbourhood. Kailey says, “Our son goes to school here, and our parents are here, so that was important. There aren’t many areas close by that have new homes so renovating a suitable older home was the plan – no question.”

Kailey and Jay were no strangers to the rigors of renovation, having put in their own sweat equity into their former home. “We kind of chipped away at it ourselves but now with two small kids, we didn’t want to go through that kind of thing again because we knew what we’d be in for.” The couple had found the home they were looking for, a 1962, 1430 square foot bungalow in their preferred neighbourhood. “I loved the wooden beams, high ceilings and the windows in the house. Those features you don’t find in most areas.“

This time around, DIY wasn’t going to cut it since the couple were committed to a whole house renovation and realized that choosing the right renovation company was paramount. Enter Ryan Ingimundson of ICAN Construction. As a Winnipeg realtor, Kailey has a keen eye for high quality workmanship and finishes. She heard good things from her industry contacts and had toured homes on the market that Ryan renovated. Kailey was impressed to say the least with the transformations she had seen. “It had a unique layout and that’s what attracted me to it. Nothing had been updated over the years and there was wood

Sometimes there have already been existing upgrades such as a furnace or windows. That way you can concentrate on spending your money on higher end finishes in the kitchen and bathrooms. Otto and Suzanne’s dream home took months of planning. A considerable portion of that time was dedicated to planning their kitchen. It only makes sense, since people spend approximately 1,325 hrs per year cooking and eating!† Their design style reflects their lifestyle. They lead busy lives and when they come home they want their spaces to feel relaxed and timeless. We interpreted their style to be Traditional based classic lines with innovative detail.

The Kitchen Suzanne likes traditional, but clean lines are important. Overall, she was looking for a functional kitchen and a space that encourages gathering. Suzanne had a specific idea in mind as far as zoning: The cooktop was to have a designated space with room to prepare, a spigot for easy pot filling and storage niches for spices that would make them easily accessible when cooking. A center island for everyday eating. The island was to be a place where the family and guests alike could gather without being underfoot. This was also to allow enough room for a second chef. An area for entertaining and a serving area open to the dining room but separate from the work triangle. A desk close to the kitchen where the children could work on the computer and include a place to display and arrange their daily activities. The pantry was to be off the back entrance and easily accessed from the kitchen. The pantry was more to store bulk items and allow for the clutter of everyday life to be hidden. The cabinets are custom designed. Fenwick and Company used a flat panel design with a detail on the face of the white cabinets as a ‘nod’ to the traditional. The white cabinets are then mixed with a shaker panel island and a curved millwork wall in a contrasting stain. The bulkhead enhances the visual weight of the island. Lighting the curved tray bulkhead in the ceiling reiterates the use of curves in the wall, millwork and details throughout the home. cohesively to the interior and creates a textured wall that unifies the kitchen area with the casual eating area. The use of Tyndall also allowed for a wood fired pizza oven, compliments of the contra flow masonry heater! The backsplash in the cooktop area is a mixture of a slightly undulating white tile with a hint of efflorescence to the finish, and a listel in a tone darker, separates each tile. The backsplash in the curved millwork area is a small mosaic that co-ordinates with the cooktop backsplash. No one ever said that all backsplash tile must be the same in a kitchen! The counters are also dissimilar. The center island is highlighted with a quartz based product. The counters flanking the island are in a granite with considerable movement in the stone. The 24” x 24” floor tile has a subtle pattern reminiscent of limestone, but with the durability of porcelain. The grout is slightly contrasted to reveal the ashlar pattern. The only request from Otto was that he wanted a salt water fish tank as a separation between the kitchen and the great room. The fishtank is an irresistible magnet for the home owners and the guests. The casual eating area in the kitchen is perfectly positioned across from the fish tank so the visual at mealtime will always be interesting! The overall effect is a kitchen that can work hard and doesn’t sacrifice style for function. With the variety of materials and details, it continues the themes of the rest of the home; livable, comfortable, and uncluttered yet visually compelling.

Broccoli and Leek Quiche with Spaghetti Squash Crust Makes 6-8 servings

YOU NEED 1 small spaghetti squash 3 tbsp (45 mL) extra virgin olive oil, divided Salt and pepper 2 leeks, sliced 1 clove garlic, minced 2 cups (500 mL) broccoli, finely chopped 1 red pepper, finely chopped 5 large eggs 1 cup (250 mL) homogenized milk 1 tbsp (15 mL) mustard 1 tsp (5 mL) hot sauce 2 cups (500 mL) Edam cheese, grated

1. Preheat oven to 400ツーF (205ツーC). Cut squash in half vertically. Scoop out and discard seeds. Lightly drizzle squash halves with 1 tbsp (15 mL) olive oil and season with salt and pepper. Place squash halves onto a rimmed baking sheet lined with parchment paper. Bake for 40 minutes or until squash is fork tender. Set aside until cool enough to handle. 2. While squash is baking, in a large sautテゥ pan heat 2 tbsp (25 mL) olive oil over medium heat. Add leeks and garlic and cook until softened. Add broccoli and red pepper and season with salt and pepper. Continue cooking just until softened. Remove from heat and set aside. 3. In a large bowl, whisk together eggs and milk. Whisk in Dijon mustard and hot sauce. Set aside. 4. Using fork tines, scrape squash creating squash strands. Transfer squash to a deep dish pie dish. Chocolate Waffle Cookies

Makes 4 dozen cookies

YOU NEED 3 oz. (85 g) semi sweet chocolate, coarsely chopped 1 cup (250 mL) butter 1 ¹⁄₃ cups (325 mL) sugar 4 large eggs 2 tsp (10 mL) vanilla 1 ¾ cups (425 mL) all-purpose flour ¼ cup (50 mL) cocoa powder ¼ tsp (1 mL) salt ½ tsp (2 mL) cinnamon 2 tsp (10 mL) instant coffee powder 1 tbsp (15 mL) water 6 oz white chocolate

1. In a small saucepan over medium-high heat, melt chocolate with 1 cup (250 mL) butter. 2. Let cool slightly. In a large bowl, beat together sugar, eggs and vanilla, until pale and fluffy, 4 to 5 minutes. Add chocolate mixture, flour, cocoa powder, salt and cinnamon to egg batter and mix well. In a small bowl, dissolve instant coffee in water and stir into batter. 3. Heat a waffle iron until hot. Lightly coat grids with cooking spray. Drop about 1 tbsp (15 mL) batter onto center of each waffle iron.* Close cover; cook until set, about 1 ½ minutes. Transfer to a wire rack. Let cool completely. Repeat with remaining batter, coating grids with cooking spray after each batch. 4. Microwave white chocolate in small bowl, 1 to 1 ½ minutes, stirring at 30 second intervals. Gently dip one surface of each cookie in white chocolate so that just the waffle lines

(not gaps) are coated. Repeat with remaining cookies. Transfer to wire racks; let stand until set, about 10 minutes. Cookies can be stored in airtight containers at room temperature up to 2 days.

Suddenly, oil based energy costs have dropped dramatically despite experts predicting resource shortages in the years to come. Considering a probable rebound in oil/ energy costs, investments in new builds and renovations should reflect future operating costs. A modest investment in better quality fenestration not only reduces overall heat loss, but also can create an excellent source of heat in our cold climate market.

» Investment Point #1: Rather than save a few short-term dollars on ‘cheaper windows,’ closely evaluate overall R-value, thus reduced heat loss for the long run. “We have been refining our approach over many years now to get to Net Zero in Manitoba,” says Randy Proven, a founding member of Sun Certified Builders Cooperative. “Thicker walls with less thermal bridging and attention to airsealing details, allows us to deliver much higher building performance.” Careful consideration of the orientation of the house, by elevation, creates another really important consideration. Peter Amerongen, President of Habitat Studio and an expert on Net Zero home building, relies as heavily as possible on free energy from the sun. Regarding a recent project, the Heath new home construction in Edmonton,

he comments, “One of the reasons this house has such a simple mechanical system is because it is getting over 50% of its energy just from the sun coming through the south facing windows!” Creating the right solution for your home involves some careful consideration to balance passive solar gain with sufficient shading in the hot season , to avoid overheating. Some contributing factors include: orientation by elevation, location of deciduous trees, roof overhangs, shade from nearby buildings and the appropriate selection of glass. Investment Point #2: Do your homework and consult with a knowledgeable building expert and window consultant to select fenestration and glazing that suits your specific project. In addition, consider important elements such as clear views of the outdoors, cross ventilation in those amazing spring and fall days, accessibility through swinging/sliding doors which do not block key pathways and the net effect of the air tightness that is achieved. Research has long demonstrated that sliding windows are not nearly as air tight as compression sealed windows such as

outward-opening casements/awnings or European-style tilt n’ turn windows. When considering swinging doors, multipoint locking hardware can significantly improve air tightness, by ensuring that the panel is tight along the full length of the weatherstripping.

» Investment Point #3: Select enough air tight venting windows which give you fresh air, while limiting your heating costs. Finally, thoughtful investments on windows and doors should give consideration to the longer term durability and environmental impact of their production and performance. Triple pane glass will best maintain its seal when placed in a stable and durable frame. Research shows that fiberglass is one of the most stable materials on the market today. While wood is an excellent building material, it tends to absorb moisture and expand/ contract with the changing seasons. Lastly, consider the warranty and the source of your window and door product. Finding a locally manufactured product may be not only a solid environmental consideration but also a key factor in long term support. » Final Investment Point: Consider selecting a local manufacturer and a trust-worthy installer that will back your warranty in the long run. Creating the illusion of space By Mickey Foulds

I AM FASCINATED by the current

movement towards tiny homes, minimalism and “off the grid” living. The concept of not taking more than you truly need is hugely appealing, and the drift away from materialistic priorities makes complete sense to me. However, I do have my limits. The mere thought of living in a home not

much larger than a postage stamp, in which you have to clamber up a narrow ladder and approach your bed in a semi crouching position to avoid hitting your head on the impossibly low ceiling of the loft above the tiny living room, makes absolutely no sense to me at all, even though you may be saving on your heating bill!

Your home should be a wonderfully comfortable place in which you feel nurtured and peaceful, not some continuous Spartan challenge for physical and mental survival. The value of space should never be underestimated. Here we are not referring to space to fill to the rafters with all your “stuff” in the form of endless storage (do FEB - MAR 2016  |  HOME DECOR AND RENOVATIONS  69

The simple rule of thumb is that light colours and cool colours recede, and warm colours and dark colours advance. These affect the perception of depth, so aim for light and cool (soft blues, greys and greens, as well as shades of white) to enlarge your room. Light colours also reflect more incoming light. I frequently hear the objection to cooler shades – that our cold winters demand that we use warmtoned wall paint – which is a limited perspective. Warmth can be added to a room painted a cool wall colour with furniture, art and accessories. Picture a pale grey room with yellow throw pillows and accents, gold picture frames or warm wooden furniture. Keep trim colours a shade of white as they expand the perimeter of the room. Both Sherwin Williams and Benjamin Moore have selected shades of white as their colour of the year for 2016, so if you select white you will not only have the illusion of more space, but you will be on the forefront of current design aesthetics! Minimise contrast, as the busier the colours the smaller the room will seem. Monochromatic colour schemes are far more peaceful. 2. Light. Natural light has a huge effect on space, as brighter rooms always 70 YPNEXTHOME.CA


feel larger. Select minimal window treatments such as roller shades or honeycomb type blinds. Drapes tend to partially cover windows and block the light, as well as physically encroach into the room and taking up valuable footage. Add lamps to brighten dark corners. A good mix of ambient, task and accent lighting is perfect. 3. Scale. Avoid having lots of small items, rather invest in a few larger pieces of furniture, art and accessories. Simplicity and a clutter-free environment by default give you more room. This is where minimalism comes into its own! Buy furniture designed for condos, as these pieces offer great functionality without wasting space with large rolled arms or sloping backs. Stay away from pieces that are very tall, as they will make the ceiling feel lower. Also, keep the tops of tall cabinets and upper kitchen cabinets free of decorative accessories for this reason. 4. Reflection. One of the oldest tricks in the book is the use of mirrors. Their advantage is twofold. Firstly, the addition of a large mirror literally doubles the space it reflects. Secondly, mirrors add significantly more light when carefully placed in relation to windows. When placing mirrors remember to check what is being reflected – it should always be a pleasing view! 5. Floorplan. Create clear walkways and leave room to move around. Three feet is a perfect width. When designing your room, have a clearly defined focal point to which your attention is drawn. Avoid multiple focal points – TV and fireplace in different locations – as it will create a more complex and cluttered feel. If your sofa is placed along a wall, leave a couple of inches behind it. Furniture which is pushed hard against the wall suggests that you are desperately trying to squeeze every last inch out of the room, whereas that little two inch shadow between the wall and the sofa relaxes that impression considerably. Remember to leave negative space – walls which are clear of art or cabinets which have few, if any, accessories, give the eye a place to rest when looking at a room, as well as giving more importance

to the pieces you display. So, a big thumbs up to simple living – and in my book less does not necessarily mean tiny. I love my open spaces and “larger” rooms, all the more so when they are decluttered and only displaying the things I truly value!

LOOKING FOR A CHANGE to the front of your home? Well you are not alone! Curb appeal and first impression has taken the real estate world by storm. According to RealEstate.com, spending as little as $5,000 on landscaping could give you returns of up to 150 per cent. Adding a new front door has the highest ROI of all renovations – including kitchens and baths according to Remodeling Magazines 2015 Cost vs. Value report. It makes sense; the front door is the first item that potential buyers physically come in contact with. If you have a new or well-cared-for door, buyers assume that the rest of the home will be in the same state of repair. The opposite is also true. Doors with peeling paint, banged up edges or even loose handles lead buyers to think that the home will also be in poor condition and require repairs. Adding a brand new front door has an expected ROI of 102 per cent, which means that it is worth more after installation than you paid! If you don’t want to make a big investment, painting the front is a great alternative. Millennial buyers want homes 72 YPNEXTHOME.CA

with character. Adding that pop of colour can set your house apart (but not in a way that will intimidate or eliminate any potential buyers.) There is no wrong colour. Even shocking shades of pink and purple are effective with the right style of home. The key to going bright is to properly marry the accent colours so that they overall display is cohesive. When choosing the best colour for your front door, here are a few things to consider: 1. Match your door with the right hardware. A good rule of thumb is to pair cool paint colours like blues and greys with silver or pewter hardware. If you prefer to use a warm tone like a red or brown, select bronze or gold handles and hinges to help your door look its best. When in doubt, black hardware works with every colour (except black of course!) 2. Consider adding a kick plate to the bottom of a door. A simple metal trim piece that is six inches tall makes any door look impressive. Easy to install, a kick plate is the perfect way to
