Renovation city ACCORDING TO A RECENT SURVEY by the Canadian Home Builders’ Association, 58% of Winnipeg homeowners are planning on renovating their homes this year. Among all major Canadian cities, Winnipeg and St. John’s topped the list. Why are so many renovating? Our city is largely comprised of older homes in need of renovation. In fact, Winnipeg has the third oldest housing stock in Canada, right after Halifax and Montreal. More than just looking for a simple update, an increasing number of Winnipeg homeowners want their homes to be at the cutting edge of style, technology and creature comforts. According to a recent CIBC poll, basic home maintenance (57%) is the top planned renovation, followed by bathrooms (33%) and kitchens (32%). But, where to begin? Who should you call? The pages of this magazine have always promoted doing it right the first time. What does that mean? Hire professionals. We are most fortunate to have such a talented pool of renovators, designers and suppliers to call upon. The creativity and experience our local professionals have acquired is clearly seen in the ads and stories we publish from issue to issue. When working on our editorial features, we speak with all of the homeowners and in over 18 years have yet to hear any negative comments. Working with professionals will ensure that you have a positive experience and that your renovation goals are achieved. A professional renovator works with you from start to finish, has the necessary technical know-how and works with an experienced network of staff, subtrades and suppliers. A professional renovator will direct you to speak with past clients. This allows you to evaluate their work and learn of their reputation. Don’t be fooled by someone unqualified who is offering you the lowest price! In the end, you could very well be paying much more. Professional renovators will provide you with accurate pricing as well as a detailed written contract. The MHBA’s adage to ‘do it right, hire a professional,’ is a wise course to follow. Instead of risking a failed renovation attempt, you will be confident knowing that your investment is in good hands.

From home shows to your home By Mike Moore

I AM WRITING THIS column immediately following The Winnipeg Renovation Show in preparation for publication in time for The Winnipeg Home and Garden Show, both at the newly refurbished RBC Convention Centre Winnipeg. What makes our timing even better is that we have just completed the wildly popular Spring Parade of Homes in March. It makes this the perfect time to talk about all things home. When considering how to be a successful consumer trade show attendee, the key watchwords are to Be Prepared. There is so much information to be gathered for your benefit, but it’s also easy to miss. It’s a lot of fun just to stroll the aisles and see what there is to be seen. Maybe an idea will come to mind. But, if you already have an idea of what you are looking for, these three events are the place for you. Big time savings are to be had by the informed consumer. The three Ask a …….. (Renovator, Designer, Decorator) booths were worth their weight in gold. Imagine, at absolutely no cost, you could establish appointments with some of the top professionals in these three fields. Chatting is one thing, coming fully armed is another. Did you bring a notebook to write down this great advice? Did you take pictures on your phone of the room(s) that you’re thinking of redoing? Can you show your current colours, patterns and room flow so that you can receive sound advice? Review the program to see who is speaking on the Lifestyle Stage and when. Of course, the feature speakers always draw a great crowd. But did you know that you could have learned how to cook the perfect steak, how to prepare for a renovation, how to care for your knives and how to maximize your investment? I didn’t and I missed some terrific presentations. Walk the aisles and talk to the various suppliers who are at the show. They 14 YPNEXTHOME.CA

are the experts. They are there for the expressed purpose of talking to you. They want your business. Every aspect of your home is on display and for your information. They’re all in one place at one time. Talk about the perfect combination. Naturally, I’ve dealt with some fantastic Manitoba Home Builders Association professionals who exhibit at these shows. I’ve purchased kitchen appliances from Midland Appliances. The Vroom in our kitchen is from VacuFlo. I’ve dealt with both Western Marble and Tile and FloForm Countertops, both at the shows. St. Mary’s Nursery and Barkman Concrete are not only staples at the Home and Garden Show, they are also staples in making our yard a nicer place. Of course, I would be remiss if I didn’t mention the steamer and grill mats purchased from Ocean Sales at the shows; the only place and time that these products are available here.

You can spend two hours at a movie and come away with a warm, fuzzy feeling and popcorn kernels stuck in your teeth or spend a few more hours at consumer shows and enhance the value of your most valued possession. Hopefully, you also attended the Parade of Homes to see over 100 professionally built, designed and decorated show homes, the best in Canada. Whether you were looking for a new home or looking for ideas to improve your existing home, it’s all there. The nice thing about show homes is that they’re open year round for your viewing pleasure.

Getting BIDS PRICE IS A CRITICAL aspect of your renovation project. What will it cost to do the job you want? Alternatively, how far can you go on a set budget? Determining the cost of a small project is usually fairly simple. On larger projects, it often happens as a series of discussions between you and a renovator as you develop the vision and fine-tune the plans for your home. On some projects, it may be a good idea to hire someone to develop the design and the plans first as a separate job. Many renovators offer a full range of services, including design and plans development. Alternatively, you may choose to work with a designer or architect and then tender the actual work to renovators. » “Guesstimates” Experienced renovators can sometimes offer an educated opinion or price range on the spot, based on similar jobs they have done in the past - for instance, a per-square-foot estimate for additions or basement recreation rooms, or a rough cost estimate for upgrading your bathroom. This can be helpful upfront to make sure that there is a realistic fit between what you would like to do and the budget you have in mind. However, be aware that the cost of a project can vary greatly, depending on many factors, including the current condition of your home and the types of products you want to use. » Bids or estimates For all intents and purposes, bids and estimates are the same, if written down - a renovator’s offer to perform your renovation for a specified price, based on a detailed description of the work to be done. It will specify materials, products, labour, subtrades and so on, with accompanying costs. A written offer is legally binding and becomes part of the contract between you and the renovator, should you accept it. Make sure that you provide each renovator with exactly the same 18 YPNEXTHOME.CA

information; otherwise you will not be able to compare bids. This information may include plans, ranging from simple sketches or diagrams to full construction drawings needed for projects that involve altering the structure of your home. Specifications are detailed descriptions of the materials and products you want to be used in your project. How many bids should you get? There are no hard and fast rules. On large projects, it is not uncommon for homeowners to interview several renovators, check their references and previous projects, and then choose one company to work with throughout the whole process, including developing plans and budgets as well as doing the actual work. In the end it comes down to trust and confidence - trust that you have chosen the right renovator for the job,

and confidence that you will get what you want. » Don’t get caught by the unexpected Even the most experienced renovator cannot always predict the hidden challenges in your project. Dangerous electrical wiring from a previous renovation, rotted wood due to old leaks, lead flashing under the old roof shingles… these are just some of the problems that your renovator may uncover once the work gets underway. Unpredictable problems can mean additional cost beyond the contract price. It may be a good idea to set aside a small portion of your budget as a contingency fund. CHARLESWOOD HOME RE-INVENTED

FOR THE LAST 26 YEARS, Charleswood has been home to Elaine and John and their three daughters. With their youngest poised to soon leave the nest, the couple arrived at a predictable crossroad - whether to re-commit to their 3200 square foot two-story house or to downsize to another location.

“We started our journey looking outside of our home and seeing what was out there,” says Elaine, “but it soon became apparent that finding another community was going to be difficult. Being in the Charleswood area, we are just two minutes from the Assiniboine Forest walking trails and five minutes away from Assiniboine Park. Plus, we’re very comfortable in the community, so the decision kind of made itself to launch into some serious renovations.” Elaine, a long-time fan of Manitoba Décor and Renovations magazine (she’s saved copies since 2006), found articles featuring Doreen Gauthier of Make It Home and made the call. “I was so impressed with her during our first meeting that I didn’t bother to call anyone else!” The focus of the renovations was the second floor bathrooms, the main floor powder room, the re-configuration of four bedrooms into three and creation of a walk-in closet off the master bedroom with Doreen drawing up the plans.

The three bathrooms were outfitted with custom cabinets made of premium melamine in a striated woodgrain finish called Licorice Groove and topped with Quanta quartz counters in Carrara. Fusion glass backsplash tiles interspersed with chrome and metal add sparkle and harmonize with cabinets and match the chrome in shower and sink faucets. On the shower and bathtub walls, the clever use of a segment of solid block tiles that mimic the cabinet woodgrain adds a dimensional effect that defines the space elegantly. “That was all Doreen!” says Elaine. A common wall came down in the master bedroom to gain access to the fourth bedroom and appropriate space for the walk-in closet and for an enlarged shower space in the ensuite. Extra space was realized by eliminating the existing header and door between the master and bath. “I told Doreen that we never used the door during our 26 years in the house and asked her if we could get rid of it and she said ‘no problem.’ It really feels a lot bigger now with the removal of the wall and it opens right up to the ceiling. So now with the glass shower walls, it makes it feel so open but there’s still privacy.”

The master bedroom and ensuite are now open-concept and visually unified by luxury vinyl planking in Squamish Oak that replicates the look of wood. “It’s very conducive to bathrooms and flows from the ensuite into the bedroom seamlessly. Upkeep is so easy; a gallon of hot water with vinegar to mop the floor is all that’s needed,” says Elaine. Doreen adds, “Luxury vinyl planking is a great product for Winnipeg’s climate. It does not expand and contract as other types of flooring do between seasons.” Elaine and Doreen collaborated on the design of the walkin closet enlisting the custom cabinet crew to construct it

TELLING IT LIKE IT IS

Truth in advertising I HAD THIS EDITION’S column all written and ready to go with the title, “how to best select your contractor.” However, I have recently witnessed so much misleading advertising and misinformation that I wanted to address some of the things that you need to watch for. I suppose it falls in line with how to select your contactor but this issue might lean towards who not to select rather than the positives I’ll discuss in the next issue. First off, free this and free that. It drives me bonkers to see people falling for this one and I’ll tell you why. Nothing is free. Recently, I’ve seen free drawings offered. While there may be no charge on the invoice for this, believe me, it’s built in to the cost. Computers cost money, software costs money, designers cost money so while you may be intrigued by the free up front service, you are likely to pay more in the end when they add these costs into the final bill. Free estimates are for brake jobs and windshield wipers. I’m not saying you should expect to pay for a quote if you have proper documents to quote on, but how much time, effort and research do you think someone’s going to put into an analysis of your project if they are giving it away for free and not sure if they will be awarded your project. They are more likely to mislead you with a lowball quote to get in the door and then hammer you on extras because of your lack of project plans and documentation. This alone has to be the single biggest reason for project cost overruns, the free un-researched estimate done on your major renovation to your biggest investment, your home. Choose your contractor wisely and pay them to be your advocate. You will come out so far ahead. Licensed and bonded. This one’s a beauty and I see it all the time where they are trying to give you the sense of 26 YPNEXTHOME.CA

credibility by saying they are ‘licensed and bonded.’ For residential renovation companies in Manitoba there is no license required, though there should be, and no renovation contractor is going to carry bonding for your project. It’s massively expensive, is seldom needed and only used on large commercial private sector or government projects, so don’t fall for this one. If you see this in an ad, flags should go up. On line referral services. This is likely the fastest growing sector for contractors, credible or not to get their name out there but some mean a lot more than others. Most, even if they have a TV name star endorsing it or not are simply referral services to increase online presence. I have been asked time and again to join these and have been told that they were going to make my company great if I sent them so much money a month. When I asked what criteria they used to decide if I was a good candidate, they asked for nothing more than my money. It didn’t

matter if I had been in business a week or forty years. They were going to endorse me as long as I paid the fee. Bottom line folks is to be careful. Do your research on the contractor, not on what’s being offered to get your business. Once you have a good company that fits well with your project and you have that warm fuzzy based on knowledge and experience, trust it. A good contractor has your best interests at heart and wants to do a great job for you and be fairly compensated for their efforts. Who could ask for anything more.

HAWTHORNE KITCHENS lays claim to the distinction of Manitoba’s oldest cabinetry company, tracing its origin back to 1946 when founder Isaac Dyck started the business. With a history spanning 71 years, many things have changed over time but the company’s successful core principles have remained the same. Nicole Lester and Chris Dyck are the husband and wife team who represent the fourth generation of Hawthorne Kitchens. Reflecting on the company’s history, the couple is committed to contributing to the growth of the company in a dynamic industry.. “As a custom cabinetry company employing 15 people, we have the unique opportunity of not only providing beautiful designs, but we also manufacture and finish our own products in our 10,000 square foot factory,” says Nicole. “This gives us complete control over the products leaving our shop allowing us to be truly custom. We don’t have standard finishes, or standard designs; each product

is tailored uniquely for each client. The whole process from start to finish really is a collaboration between the client and our team.” Nicole adds that quality is at the top of the list, “but something that is equally important to us, if not more, are the relationships that we build with our clients. Honest, authentic relationships between us and each client is a must. When a client chooses to work with us, we realize that we are being given the opportunity to help improve the way their home functions, and to create the spaces where their families will meet and make memories; we don’t take that for granted and feel very honoured to be in their home.” Chris adds, “A question we’re often asked is ‘what style of kitchens do you create?’ The answer is that we design and manufacture everything from traditional old-world style to ultra-modern and everything in between. At the booth I designed for the Winnipeg Renovation Show (The Design Studio – Ask A Designer), I was faced with many questions from people wanting to renovate their homes. The people I spoke with seemed to have many of the same questions. For this reason, I would love to provide some answers to help with your future renovations.

THE BIG QUESTION: WHERE DO I START? The majority of people feel very overwhelmed when it comes to renovations, so if you’re thinking that you just have no idea where to even start, you’re not alone! Renovation TV shows make it look so quick and simple, but in reality it is a process that includes countless decisions that need to be made. That is why we, as designers, are here for you! We deal with these decisions on a daily basis and are here to make your renovation process as pleasant and exciting as possible!


Before we meet with you, we always suggest that you start by giving us visual examples of what you like, or different aspects of what you like. Like the cliché, a picture is worth a thousand words. This will give us a good indication of your style and is a great tool to build the concept of your renovation on. The most important thing in any renovation is the plan of the space. Like the construction of a house, if you don’t have a solid foundation to your design, it’s going to fall apart. We always start with concept plans and work from there. We create multiple options with different features so you can see what variations you have for your space. Once a plan is chosen, we start creating concept elevations and details of the space to give you a visual of how everything is going to look vertically. This gives instruction to contractors on how each detail is supposed to look so that everything turns out as we’ve discussed and imagined it would look like. From there we begin selecting finishes for your house. When it comes to materials, we tend to begin with the cabinetry finishes and the main area flooring because these are two of the greatest expanses of materials that will be used through the renovation and are typically used in more than just one room. All other materials are usually selected to coordinate with the cabinets and flooring and fit into the concept of your home. From there we select appliances, plumbing, and lighting and begin to finalize the drawing set to send out to contractors. This entails creating ceiling/electrical plans, finalizing all plans, elevations and details, and creating assorted schedules. Once the construction set is completed, we send it off to at least two

contractors for bidding. The successful contractor then starts the building process. Through the building phase we set up periodic walkthroughs with the contractor so we can ensure that everything is being built the way we have planned it and that everything is running smoothly so you end up exactly with what you imagined! I WANT TO OPEN UP MY CLOSED OFF FLOOR PLAN. HOW DO I START WITH THIS? This is a very common request for renovations. It is almost always doable, but it all depends on the structure of your house. There is usually one main support wall running through your house that bears the structural load. With this being said, your first step is to find out which are your load bearing walls. As designers, we can usually tell which walls are load bearing, however we like to consult with engineers and contractors to ensure which walls can be removed. Usually, support still may be needed where you want the space open but we have several creative ideas to support the load. FEB - MAR, 2017  |  Home Decor & Renovations  33

I WANT TO ADD A BATHROOM TO THE SECOND FLOOR OF MY HOUSE. WHAT ARE MY LIMITATIONS WITH THIS? First of all, you need to know where your plumbing stack is. Usually in homes if the bathrooms can be in the same location on both floors, the plumbing stack can run directly up. If this is done, there is typically no problem at all adding this bathroom into your house. However, stacking the bathrooms isn’t always possible or in the location you want. You can typically run a horizontal pipe 10 feet from the plumbing stack without any issues but any plumbing farther away than that may cause issues. With the help of a designer, we can usually find a way to make it work! I WANT TO FRESHEN UP MY SPACE, BUT DON’T HAVE THE BUDGET FOR A LARGE RENOVATION. WHAT ARE SOME LESS EXPENSIVE OPTIONS I CAN DO TO CHANGE THINGS UP? It’s amazing what a new fresh paint colour can do to a space. Not only is it an easy change to make, it is very affordable. A fresh colour scheme can change the entire feeling of a room. Pair this with new accessories, artwork and small furniture pieces and you’ll feel like you’re in a brand new space! You can also check under your wall to wall carpet to see if you have any buried treasure – hardwoods! In many older homes, hardwood has been covered over. You can lift the carpet and refinish the floor if necessary and add an area carpet to create a new look. If you’re looking for a bigger change than just paint, you can look into cabinet re-facing. This is where they use your existing cabinet boxes and refinish them and replace just the doors of your cabinetry. Although you may not have as many opportunities for change in regards to the layout of your cabinetry, it is much more affordable than replacing all of your existing cabinetry which may still be in good condition anyway. 34 YPNEXTHOME.CA

I’M LOOKING TO RENOVATE/UPDATE MY HOUSE BUT THERE ARE MANY DIFFERENT STYLES THAT I LIKE – HOW DO I CHOOSE ONE STYLE TO GO WITH? Lucky for you, we are in the age of anything goes. It is becoming more and more common to see multiple dissimilar styles used in one design to create a unique look. We are loving this trend! However, there is always a limit to how much you can throw into one concept. Try to limit yourself to two styles, or three at the most and stick with those through the house. Like with paint colours, if you have too many different styles, it will look chaotic and overwhelming and won’t feel cohesive. A good designer has a background in art and design and knows which styles complement each other and will always suggest what would look best for your space. Overall, any renovation – big or small – can be stressful and always entails a lot of decision making, but at Fenwick & Company, we are always ecstatic to help you out and calm your nerves. HDR: For those who are contemplating selling in a number of years, what might be some long-term suggestions that can realize substantial profits when the time comes to sell? Carson: If you are planning to sell in a few years, consider adding a tree to the front yard. Several online sources, including Century21 Canada, place the value of a mature tree in the front yard around 3% of the total home value. So for the average Canadian home, that means a nice tree in the front yard is worth about $9,000.

With more stone, and less trees and plants, we are turning our yards into hot-zones. Finding the balance in our outdoor spaces so that both the needs of the homeowner and the needs of the environment are being met will be one of the biggest challenges that future generations of designers will face.

HDR: What are some quick fixes that add instant curb appeal to a property whether condo. townhouse, semi- or fully-detached homes? Carson: Better curb appeal is something that anyone can achieve. Even just the process of cleaning up the front yard and trimming back the overgrown plants can add instant dollars to the perceived value of your home. I am a fan of adding front yard seating. Doing something as simple as people seeing your home for

HDR: Are there some outdoor projects that might not necessarily be advantageous come time of sale like swimming pools, for example? Carson: Surprisingly, pools no longer are thought of as hurting the value of your home. Real estate experts agree that while some buyers will avoid your home because it has a pool, many others will be attracted to it for the luxury aspect in the backyard. Big, green lawns are the one area that can hurt a home’s value, especially in times of drought. HDR: Is there a movement back to planting vegetable gardens as part of the overall design of a yard and how might they be aesthetically positioned? Carson: Vegetables in the perennial garden are a design ‘bridge’ between the different generations of homeowners. Millennials, who are buying their first homes now, list growing vegetables in an outdoor space as one reason they choose a home. Savvy designers and real estate agents encourage homeowners that are selling their spaces to include vegetables in the garden beds to appeal to these younger buyers as a way to show how easy and beautiful vegetables could be. HDR: What suggestions do you plan to bring to Manitoba audiences that are specific to trees and plants thriving in the prairie climate? Carson: While this may not be original, I am a huge advocate for using plants that you know will succeed in your space. I always tell homeowners to drive 44 YPNEXTHOME.CA

around their neighbourhoods and see what trees and plants are already there and that are thriving! Creative design and the way that you use the plants is the way to set your home apart from your neighbours…not the use of plants that no one else has. Studies from several online sources have shown that outdoor renovations are quickly ranking among the top for improving home value. LIVING IN A SMALL SPACE comes with practical challenges – a lack of storage being the main complaint from my clients. This lack of storage often means that everything is on display – so make it count! When I am shopping for my smallspace dwellers (and by the way, I am one too), I keep a few principles in mind to set them up for success.

Measure your visual weight Overlooking the visual weight of a piece is a large reason I get called in for design consultations. In a small space, a large sofa and a large chair will look cluttered and feel cumbersome. The same principle applies to using several dark, bulky, wooden pieces in close proximity. To lighten a space, pair a large sofa with two smaller chairs, and swap out the wooden coffee table for a glass surface. Glass or acrylic pieces can balance out some of the larger pieces in a room. For these more delicate pieces, I love retailers like CB2 and Urban Barn.

CONTRASTING BUT COMPLEMENTARY TRENDS, when carefully selected, are emerging in the fenestration world to meet today’s project requirement, almost regardless of their type. On the one hand, one seems to be observing extensive use of very dark colors such as black or espresso and sometimes silver mist on window frames. These colors on the one hand seem almost heavy but in reality can play out an almost industrial touch and are used in very minimalist ways, in an attempt to maximize glass area and views. On the same theme, ever larger spaces are being created with taller ceilings resulting in ever larger openings and ever 52 YPNEXTHOME.CA

larger window and door frame assemblies as well as ever larger insulating glass units. There definitely are limits to what is practical and it is best to consult with both an experienced window consultant as well as a builder or installer with experience in handling these custom fenestration elements. Furthermore, Canadian building codes are increasingly focused on properly tested and documented details to ensure customers’ needs are practical short and longer term. These trends challenge both the window frame maker as well as the maker of the insulating glass units. TIP: Do your homework to ensure glazing that will be

‘working’ in Manitoba winters have an excellent warm edge spacer and are backed by a solid warranty. Another trend within the trend is the more extensive and more creative use of taller and larger sliding or swinging door assemblies. Again, door and window makers are ‘forced’ to ensure that the components and designs of these door assemblies are created with very robust components to meet specific applications. Large sliding doors with triple glass, ideal to minimize that drafty cold feeling in winter, need to have more robust rolling assemblies to ensure reasonably easy operation. TIP : Look for multi-point locking assemblies – especially on very tall doors – as those locking systems will help hold the door panels against the weather stripping. Take the time to pick through some of the more informative websites and better yet, take the time to visit at least one showroom to get the touch and feel of some of the newer options. The newer trends with more commercial pull bars and thumb controlled multi-point locks come with their own peculiarities. TIP: Consider the appropriate or special use of the better detail wood grain door panels such as the Cherry pattern from Master Grain.

Then, amongst this minimalist and almost industrial detail appears a newly invigorated use of natural wood detailing or highlighting. It’s fascinating to see the great variety of ways in which designers and builders are finding ways to incorporate wood details, on the outside as well as on the inside. This involves smaller trim details as well as very prominent components. TIP: Take a close look at the types of window details that will best blend into or contrast those details. Consider everything from exterior perimeter colors in espresso to Pacific Coast hemlock jamb extensions. Finally, ‘big glass’ means big opportunities to win or lose in the energy game with trade-offs which are MUCH more effectively done at the design stage of the project. Ideally positioned windows with considerations of overhangs or deciduous trees can allow for fantastic benefits from passive solar gain. However, inappropriate or insensitive application of glass options can also result in excess heating/cooling loads and considerable discomfort. TIP: Make sure your consultant or designer is very knowledgeable in the glass options that are available and how they might be optimized for your job. The 5 biggest mortgage mistakes to avoid NOW THAT YOU’VE decided to buy a home, there are numerous steps in the process you’ll have to follow. When it comes to getting a mortgage, it could cost you in the long run if you make a mistake or two. To help you save money and avoid potential problems down the road, here are some mistakes you should avoid: 1. Not knowing your credit score/rating Lenders love borrowers with a good credit rating. They’re often the ones who pay their bills on time, don’t use a large percentage of their available credit, and have different types of credit, such as a credit card, car loan, and line of credit. If you have good credit, you should be able to qualify for the best mortgage rates. But if you have bad credit, expect to get a mortgage with a higher interest rate. Not sure of what your rating is? You

can get your credit score from Equifax or TransUnion. 2. Not being pre-approved for a mortgage If you’ve been looking at properties for a while, you might suddenly find the perfect home. But it’s possible you won’t be able to afford the place. That’s why it’s best to get pre-approved for a mortgage so you’ll know how much you can afford. Many lenders will guarantee your preapproved rate for a period of between 60 and 120 days. That’ll give you time to find a property in your price range. 3. Not shopping around a mortgage If you think you’ll get rewarded with the lowest rate from your financial institution because you’ve been a loyal customer for a number of years, think again. Your institution may not have the best rate while a rival across the street

might have a lower rate. You should do some comparison shopping on a site like RateHub.ca before getting a mortgage. You can also hire a mortgage broker who can do all the legwork at no cost to you. 4. Not making more payments No one really likes to carry a large mortgage. Typically, mortgage payments are made on a monthly basis but there are ways to pay it off faster by using accelerated biweekly payments. For example, if you have a $400,000 mortgage with a 25-year amortization and make monthly payments, your mortgage won’t be paid off until 2041. We used RateHub’s mortgage payment calculator and found if you make accelerated payments, you’d pay off your mortgage nearly three years earlier and save about $15,000 in interest. Also, most lenders allow you to make lumpsum payments, which will let you pay your mortgage down faster and save you thousands of dollars in interest. 5. Not preparing for extra costs Buying a home can end up costing a lot more than you’d expect. First, there are closing costs, which include legal fees, title insurance and the land transfer tax. You might also need to reimburse the seller for the property taxes and utility bills they’ve already paid. These costs will add up to from anywhere between 1.5 and four per cent of the property’s purchase price.

1. In a medium bowl, whisk together 3 tbsp (45 mL) olive oil, lemon juice, salt and pepper until smooth. 2. Add spinach and toss until coated. 3. Spread each pita with a thin layer of cream cheese (approximately 1 tbsp, 15mL per pita). 4. Divide the prosciutto evenly on top of each pita, and mound with spinach mixture. 5. In a large skillet, over medium-high heat, heat 1 tbsp (15 mL) olive oil. 6. Crack the eggs directly into the pan and cook until the egg whites are set, 2-3 minutes. 7. Place fried egg on top of each pita.


Pumpkin Pear Bread Pudding Makes 8 servings

YOU NEED Cooking spray 2 eggs 1 can (398 mL) solid packed pumpkin 1 cup (250 mL) sliced canned pears, drained and chopped 1 can (300 mL) sweetened condensed milk ½ cup (125 mL) sugar ¼ tsp (2 mL) ground cloves 1 ½ tsp (7 mL) ground nutmeg 1 ½ tsp (7 mL) ground cinnamon 6 cups (1.5 L) day-old bread, cubed CRUMBLE TOPPING 1 cup (250 mL) pecans, chopped ½ cup (125 mL) packed brown sugar 2 tbsp (25 ml) all-purpose flour ½ tsp (2 mL) cinnamon 2 tbsp (25 mL) butter Ice cream to garnish (optional)

1. Preheat oven to 350° F (175°C). 2. Generously spray a 9 x 9-inch (22 x 22 cm) baking dish with cooking spray. 3. In a large bowl, beat eggs. 4. Add pumpkin, pears, milk, sugar and spices and mix well. 5. Fold in bread and set aside 10-15 minutes, stirring twice to let egg mixture soak in. 6. Meanwhile, in a small bowl, prepare crumble topping by mixing the pecans, brown sugar, flour, cinnamon and butter. 7. Transfer egg and bread mixture into prepared baking dish. 8. A welcome addition to your home

ADDITIONS ARE EASY to build, but it takes good planning to get it right. Whether you want to build a family room, add bedrooms or a home office, or enlarge your kitchen, talk with an experienced renovator before you get too far in your planning. Professional renovators can explain exactly what’s involved and help you to develop a design that meets your needs. They often begin by making a sketch of your property including buildings and landscaping. Or you can make a copy of the survey provided when you bought your home. A larger sketch of the proposed addition for more detailed consideration is also useful. 58 YPNEXTHOME.CA

» Make the most of natural light. Marking the position of the sun throughout the day on the sketch will help to determine the best window and door placements. This in turn will influence the positioning of interior walls, closets, fireplaces and entertainment centres, for instance. Your renovator can advise you on the best type of windows to avoid overheating in the summer and prevent fading of furniture fabrics and rugs. » Connect with the outside. Consider what you want to see from inside. You might want a clear view of the children’s

play area from a work area, or be able to smell the flowers right outside your window. Place exterior doors intended for regular use close to an established outside traffic path to minimize maintenance, such as snow shoveling. Also think about closet or storage space close to entranceways. » Consider the traffic flow. A wellplanned traffic pattern will make the most effective use of your new space. Your renovator will offer sound ideas for connecting new and existing areas in your home, or suggest where best to position the door from your new family


» Build on a solid foundation. The foundation for your addition is important to the overall quality and lasting value of your renovation. A professional renovator will explain the options in detail: e.g. placing the addition on piers sunk into the ground; developing a crawl space; or excavating a full foundation. A simple soil test can provide the necessary information about the condition of your site, such as solid rock below the surface or unstable soil. The new foundation will also need proper exterior drainage to prevent moisture problems.

Municipal zoning bylaws can affect your plans: height restrictions; rear- and side-yard setbacks; percentage of windows to wall area; and even the location of an air-conditioner condensing unit. Your

renovator knows what information is required to ensure your addition complies with regulations, and how to get it. » Tie the look together inside and out. A successful addition should look as if it was always there! Inside, your renovator may recommend matching or complementary colour, trim and flooring to blend the old and the new. Outside, new siding for the whole house, repainting, the addition of window shutters or landscaping will all help to create a harmonious look. » Ensure access during the work. Your renovator will take a close look at your property to determine if there is enough room for heavy equipment (e.g., backhoe), and what needs to be done outside before work can begin, such as moving a fence or protecting your garden. » Think about energy efficiency. AREA RUGS HAVE BEEN ADDING bold colour and exotic pattern to floors of all forms since at least the 5th Century BC, and the high-tech carpet industry has been booming for centuries (since 1791, to be precise, when the first woven carpet mill opened in Philadelphia). Lately, hardwood floors (and their look-a-likes) have been the staple in condo design, but now I see rugs in all forms coming back in style to achieve the warmth, cosiness and colour that only they can provide. They’re a perfect complement to wood, so you don’t even have to choose between the two! To achieve a timeless look in your condo, just follow this Magic Carpet Guide.

Man versus machine » Hand-knotting is the traditional method of creating Persian or Oriental rugs. These rugs are hand crafted with complex knotting techniques to leave a dense, soft surface of 60 YPNEXTHOME.CA

exposed fibres. The higher the knot-count, the denser the weave, and the finer the rug. » Machine-made rugs can be created in a number of ways. Tufted rugs usually glue synthetic fibres to a backing, a bond which can degrade over time. Machineknotted rugs better simulate hand-made versions and tend to last longer than tufting. Lastly, woven rugs use looms to interlock the yarns to the backing. The quality will depend completely on the type of materials used.


I see rugs in all forms coming back in style to achieve the warmth, cosiness and colour that only they can provide. They’re a perfect complement to wood, so you don’t even have to choose between the two! Material matters » WOOL typically gives the richest look, but also comes with the highest price tag. The dense, natural fibres resist soil and dirt, but often absorb stains. » SILK is often blended with wool in fine rugs (especially true antiques) to give a luxurious feel and look, but must be treated delicately. » SISAL gives an inviting natural look like wool, but is rougher to the touch. It’s often used for stairs, welcome mats and other high-traffic areas. I’m especially a fan of it for a dining room. » NYLON is a very practical and costeffective option. The synthetic fibre is

resilient, and easy to clean and maintain (making it ideal for high-traffic areas). » POLYESTER is a synthetic similar to nylon, but less crush resistant, and harder to dye (which limits options). It resists water-based stains but is prone to oilbased stains. » OLEFIN is another synthetic option which is highly resistant to chemical stains (although not oil). It is often used outdoors (especially around pools) as it resists sun and moisture. » LEATHER and hide rugs can come as single sheets or woven (typically in a basket-weave form). An organically shaped hide (real or faux) works well for

awkwardly shaped rooms, or even as an accent layered over a larger rug. TIP Ask your rug supplier about treatment options for your favourite rug type. Scotch guarding and similar treatments can increase the durability of your rug, but may also reduce the quality of the texture.

Your brand new pad » Carpet pads are key to extending the life of your rug or carpet, so don’t skip this step. For larger areas, padding should be laid so the seams do not run parallel to any seams in the carpeting. FEB - MAR, 2017  |  Home Decor & Renovations  61


This will prevent buckling and undue wear and tear. » A pad also helps a carpet to lie flatter (especially for larger rugs), and stay in place, so if your rug has a mind of its own, it’s probably only because it doesn’t have the proper support!

Selecting your area rug The look of an area rug is both classic and contemporary, mixing the crisp sleekness of a wood or stone floor below, with a warm and inviting stretch of carpet on top. Of course, this can often require a double investment. I believe getting the best of both worlds is worth it, so here are a few tips for choosing your area rug the right way: » As a general rule, budget the same for your rug and your sofa. Both will take a lot of wear and be a feature you enjoy every day, so the investment should be about the same. » Area rugs are a great way to bring a splash of colour, pattern and texture, which can be moved or replaced 62 YPNEXTHOME.CA

seasonally as a way to keep your decor fresh. Don’t be scared to go bold, as you can always move or temporarily store it later for a change. » If a room has one major seating group, a rug can anchor the seating area, or fill almost the whole room. » Your area rug should reach the furniture it’s grouping together, rather than float in the middle. Get a size big enough to at least tuck under the front legs of sofas and chairs. » A dining room rug should anchor the dining chairs even when they have people sitting in them (usually about two ft. from the edge of the table). » Rugs tend to come in standard sizes, so you can measure your space in advance and have a pretty good idea of what to look for. Very common sizes include 4’x6’, 5’x7’,6’x9’, 8’x10’, 9’x12’, 12’x14’.

Carpet tiles » If you want to avoid investing a lot of money in a temporary accommodation,

or you’re simply worried about a sudden spill or animal attack taking the value out of your investment, carpet tiles from companies like FLOR will create either a wall-to-wall or area solution of virtually any shape and size, which you can then replace any time you like. I have the Hide and Batik tiles in my own design studio (in grey). » Buy a few extra carpet tiles beyond what you need. You’ll have spares for replacements, and if you want to move the rug to a new room (or a new home) you can size it up easily.

Product selection and installation for professional results

THE PRODUCTS USED in your home renovation can have a big impact on the overall quality of the job and on how satisfied you will be with the end result. There are two key considerations - the quality of the products, and how they are installed. Selection The structural components of your renovation (lumber, subflooring, insulation, foundation, plumbing, and so on) are most often suggested by your renovator, who will discuss with you why particular choices are the most suitable for your job. However, it is up to you, the homeowner, to choose the siding, flooring, fixtures and a myriad of other finishing products that go into a home. This only makes sense — after all, you know what you like and how much you are willing to spend. Proper product selection is vital, and professional renovators will help you make the right choices for your project 64 YPNEXTHOME.CA

and budget. They know what’s available, and which materials and products offer the best quality and value. They will make recommendations and introduce you to their suppliers. It is important to make sure that products and materials meet Canadian standards by such agencies as Canadian Standards Association and Underwriters Laboratories. These standards set criteria for safety, health and performance and are an important indication of quality. Many renovators are using and promoting products made by wellknown manufacturers, from building materials to windows and faucets. Using brand-name products means that you can be confident that you know what you are getting, including the manufacturer’s warranty. Installation However, even the best product cannot perform well, or may fail, if it is not installed properly. An air barrier installed on the wrong side of the wall assembly

can lead to moisture problems. Poorly done sub-flooring may “telegraph” through vinyl or linoleum floor covering. And so on… Invariably, the result of improper installation is disappointment. The renovation doesn’t look as good as it should, or things don’t work right and the work may have to be redone, which is both inconvenient and costly. Just as importantly, incorrect installation might invalidate a manufacturer’s warranty. When you hire a renovator, make sure you choose a professional. Then you can have confidence in the work and in the products that go into your renovation, and you will be protected by the manufacturers’ warranty. FOR THOSE OF YOU who lived as adults through the 1980s, you may view wallpaper as a thing of the past. But, if you are buying a new home, or are faced with the challenge of decorating a new space, wallpaper may be front of mind. Wallpaper is coming back, but not in the way you may think. It has been reinvented and has become trendier than ever. As we said goodbye to balloon curtains, high hair and neon colours, we thought wallpaper was on that list as well. It turns out, wallpaper manufacturers very savvy marketers, and their efforts are reflected in today’s interior design. Wallpaper has moved past chicken boarders in the kitchen, large and bold floral patterns, or entire rooms covered in the same look. We are seeing wallpaper used in new and exciting ways. There is now textured paintable wallpaper, wallpaper for focal walls, or fun designs that can be used in small spaces. The powder room is the best place to have fun and experiment with colour, texture and new designs. It is a place where you can shut the door and walk away, but your guests will love your efforts. One of our favourite powder rooms was done in all-black wallpaper with trendy light and bathroom fixtures. Because powder rooms are on the smaller side, going with a dramatic colour or pattern is not too overwhelming.

In this powder room, we went with a strong wallpaper from Graham and Brown (grahambrown.com), that features large horizontal lines to create visual contrast. ABOVE RIGHT

Creating a focal wall is another area when we use wallpaper a lot. Again, we are seeing things in wallpaper we have never seen before. There are large shapes and patterns that can be applied to the wall individually. Also, the focal wall doesn’t have to be a full wall, it can be a section or maybe it is a design that carries over slightly to the adjacent wall. Anther trend in wallpaper is the introduction of metallics. Gold has been huge for the last couple of seasons and this has also been evident in wallpaper. There are endless examples from neutral wallpaper peppered with gold geometric shapes to black wallpaper with large gold fans. And, since wallpaper is no longer themed, these can be used in just about any room in the house! Faced with the task of decorating a completely new space, sometimes it pays off to take risks and think outside of the box. Using wallpaper lets you do both. Not only have there been advancements in the wallpaper patterns, but also in the product itself. Most companies have prepasted wallpaper that lasts longer and is

more durable. A nice added bonus is the grid on the back that a lot of companies as using. This allows the homeowner to ensure straight cuts when lining up to an edge or matching the pattern on the next sheet. If you are unsure of your abilities, you can always hire a professional to hang it as well. However you decide to decorate your new space, just make sure it is something that you love and that speaks to you, after all, you have to live in it.

IT SEEMS DESIGN TRENDS change every year, but most of us don’t completely change our decor quite that often. For this reason, it’s important to spend wisely, and avoid flash-in-thepan fads that may leave you with buyer’s remorse. With that in mind, I put together a different kind of 2017 forecast: seven essential home trends that I’m confident will last for years to come, along with ways to apply them to your space today. Let’s make 2017 the year of no design regrets!

Vertical horizons » Your walls can be home to unique art – or they can be the art themselves. More and more people are boldly bringing drama to their vertical surfaces, with oversized paintings and prints, statement-making wall coverings, or both. » TRENDS TO TRY: Explore local art events (such as emergingartist expos) to find wall-filling canvases – the scale can actually make a room look larger. Apply a lively patterned wallpaper to add incredible personality, such as an oversized floral, or try a sumptuous grasscloth for rich texture that says “classic haute couture.” 70 YPNEXTHOME.CA

Quartz composure » For decades the de-facto countertop was a slab of granite. Designers have long preferred quartz for its beauty and durability, and more and more home-renovators are catching on. It’s nonporous, but has the character of stone, with near infinite colour options. » TREND TO TRY: Splurge on a particularly covetable quartz variety like an agate style for the kitchen island, and trade-off a budget-friendly option for the main counters – a little contrast can be beautiful.

Jewel energies » Vivid-but-sophisticated jewel tones: they perfectly offset demure neutrals, brighter hues (like last year’s sky blues and bright pinks), or both, so they can and will be infused into nearly any decor scheme. » TRENDS TO TRY: Add small glass or velvet accessories in amethyst or emerald to refresh your palette without a big investment. Paint a deep hue like Benjamin Moore’s Colour of the Year 2117-30 Shadow to make a room feel cozy.

Life alfresco » Bringing the outdoors inside is big, in more ways than one. There’s a continuing trend toward introducing plant/animal motifs through prints, art and live greenery. Don’t worry about the “it” style of the day, and just enjoy a lush pattern that makes you feel happy. » TRENDS TO TRY: Use “alfresco” cafe-inspired fabrics – think forest or jungle – for upholstery and drapery, to bring the joy of patio dining inside. Pot an indoor tree like an exotic ficus to add a luxe, fresh atmosphere to any space. Look to Patone’s 2017 colour of the year “Greenery” for accent inspiration.

Earth harvest » It’s not just fabric motifs that people are drawing from the earth, but rugged textures too. Tactile materials like cork, terra cotta, sisal, burnished gold as well as dark moody varieties of stone and wood are all being brought into homes to give a sense of weight and depth. » TRENDS TO TRY: Splurge on a dark marble to add masculine appeal to table tops or a luxe vanity. Use interesting flooring like cork or terra cotta, or reconsider wall-to-wall broadloom (trust me, it’s back). Try crisp “tuxedo” cabinets, with handsome wood contrasted against lighter tones.

Bohemian adventures » As times goes on, homeowners are less and less interested in strict “rules” and severe minimalism, instead embracing a more personal and adventurous style, celebrating a bohemian flair and worldly collections.

» TRENDS TO TRY: Use throws, pillows, or sculptures collected on your life’s travels to bring diverse cultures to your space. Mix bohemian twists like broken-in vintage furniture with crisp black modernist pieces to balance old and new. Consider small details, like the placement of a cabinet knob – in design, details make all the difference!

Aquatic age » Blue is truly timeless – it’s the most popular favourite colour – but it also might be bigger than ever. Blue shades mix well, or stand on their own, and they never go truly out of style, making them essential for 2017 and years to come. » TRENDS TO TRY: Mix aquatic blues and blue-greens with whites and pale woods to create a fresh, beachy vibe.
