comfortable place to escape from the pressures of everyday life.

If you fail to create a space that reflects who you are as a person, you may end up feeling like a stranger in your own home. Not only will it feel awkward but you will have wasted a lot of time and money in the process. This problem can be avoided by spending some time considering your personal style before you begin renovating and decorating.

First of all, what style appeals to you? Most interior designers agree that there are three main areas in which to choose from: traditional, contemporary and eclectic.

Do you prefer a traditional style with its mix of timeless and welldefined elements? Traditional colours are calm and its rooms feel warm and inviting.

Next, we have contemporary. If you want sleek lines and open spaces with a limited number of luxury furnishings, this could be your style. Owners of contemporary homes wish to make an artistic statement. While contemporary spaces are often very monochromatic they can contain a burst of colour or pattern.

The third category is eclectic (or transitional) which is perfect for those who wish to mix traditional and contemporary styles. If you like to collect interesting pieces that work well together, this could be your style.

Next, consider your lifestyle. Is movie watching one of your favorite activities? Then perhaps a home theatre is something to consider. Do you love playing sports? Incorporating a basketball court or putting green may be just the thing for you. Do you like to entertain? If so, a large dining room table and seating arrangements in the living room and family room are important considerations.

Also, outdoor gathering spaces like decks and patios are important features to include in your design plans.

After your home has been completed you will be able to sit down on a comfortable chair, look around and smile because you have truly made your house your home.

arah has let us step into her home both on TV and in her gorgeous new design book, At Home: Sarah Style. Room by room, home by home – from city home to farmhouse and cottage getaways – we get to explore the spaces Sarah has created to enjoy with her family.

It’s not a designer putting favourite projects forward, it’s a designer living her design, showing the way she embraces these elements and executes them to meet her family’s needs. From furniture to art, from colour palette to material choices, little details, big design elements and the view, Sarah has put her expertise to work to create the perfect project for an especially important client – her family.

After looking at these beautiful spaces and wonderful escapes, Home Decor & Renovation had a chance to ask Sarah about her sense of luxury.

“I haven’t said ‘luxury’ as many times in the past month as I’ve said in this interview,” Sarah remarks halfway through our discussion. It’s quite a significant comment, and clarifies her perspective in one concise moment. Sarah explains that she isn’t about labels or grandeur or “bling” or big shows of ostentation; and too often that’s what we envision when we envision luxury.

“I believe in little luxuries,” Sarah says. “I’m not into luxury for the sake of luxury.” Art is a favourite item she feels is a luxury. “Art is all encompassing,” she says. It’s not the price point, but the intrinsic value that makes it a luxury. “Something that speaks to you, created with passion and purpose. Regardless of budget, the biggest investment in luxury is the art.”

Not just big canvases, “it can be a vase – hand-made by an artisan,” she says. Supporting the arts and those that create these beautiful objects is important, “not disposable, mass market items.”

When looking at our homes, where we put our money, she explains, from a project perspective is “Big ticket living – investing in kitchens and baths.”

A look through At Home: Sarah Style is a wonderful tour of the homes in Sarah’s life. These include her city home – both before and after a major renovation – a cottage, a farmhouse and her mother’s home. Each fulfills a different use, a different need and the design is effective in committing those roles. From playful and funky to sophisticated and elegant, the pages are full of incredible imagery with anecdotal explanations from Sarah. The recipes are wonderful too. You won’t know what you did without the Cosmic Sandwich in your life.

“I know it’s often said that you should never match your art to your décor, but…I was so inspired by the joyful colours in this beach-scene painting by Molly Lamb Bobak that I wanted to carry the cheery vibe down onto the storage credenza, so I painted the frame of this vintage teak piece in glossy white, and colour-blocked the doors and drawers for a hit of family friendly fun in the hall. Stealing some quiet time on a weekend afternoon beside a crackling fire to dive into a new issue of a design magazine with my feet up while I’m covered in a cozy throw (I’m adding some beautiful loomed cotton throws to my product line for early summer).

A steaming hot giant Nespresso latte in a mug that was hand painted by one of our daughters.

Beautiful form mixed with great function has made me the owner of a Nespresso in every kitchen; work and home, city and country.

Thoughtfully made and passionately crafted decorative arts. In every room of our house there are sentimental handmade pieces that are sculpturally beautiful but not necessarily decadent or expensive.

Investing in pretty little affordable luxuries and supporting talented artisans makes me happy.

Candlelight.

Nothing is more calming and relaxing at the end of a busy work day than a room bathed in the glow of candlelight.

Candles aren’t for special occasions in our home.

They are a daily necessity. It’s the little things that matter.

Fresh flowers. The finishing touch to any well-designed room is something lovely and living. I don’t have time to get to the flower store and treat myself often, but I always have potted orchids to brighten up my rooms.

Whether you get them at the grocery store or the florist, potted orchids are an inexpensive floral choice that will bloom for about four months!

But when it comes down to luxury, those rooms don’t define a home. It’s the way you complete the home that brings in that luxury. One of Sarah’s favourite spaces is the living room of her city house, “because I was able to find some really great vintage pieces. A Milo Baughman chaise (pictured left) and chairs, and a Willy Rizzo coffee table (pictured first page). It’s a luxury to be able to score unique pieces.”

One other luxury Sarah feels benefits everyone is the luxury of having somewhere to get away. “Having another place to go,” she explains, is important. While Sarah really appreciates her home-away-from-home escapes, she also views travel, just getting away and taking time, as being the real luxury.

“Luxury is all relative,” Sarah says, as we wind down the discussion. Paring down life to its most simple elements, having things to appreciate and time to enjoy one’s life are definitely the luxuries Sarah appreciates. When I ask Sarah if she has anything else to say about luxury, her response captured our discussion perfectly. She told me “Luxury is in the eye of the beholder.”

Look for the logo

AS OF JUNE 1 of this year, renovation

permits have become more affordable in Winnipeg. Getting a permit for a renovation project that would require one has always made good practical sense because it was your insurance of a job done right and for the protection of your most valuable financial asset. It has now become more affordable to do so.

However, how do you secure even more peace of mind? Look for the logo. It can be as simple as that. When choosing a renovator, when choosing a builder, when choosing a supplier, look for the logo.

Look for the RenoMark logo. It’s your symbol of assurance of quality when selecting a renovator. The RenoMark program is a nationally recognized set of standards that will give you the peace of mind that you have carefully chosen wisely. In Manitoba, only renovators who are members of the Manitoba Home Builders Association can display the RenoMark logo. Furthermore, it’s not as simple as just applying for and being accepted into membership. Each application is reviewed by three different committees of peer industry professionals and is accompanied by a series of industry-related references before it is approved. Each applicant must agree to adhere to the RenoMark principles.

What does it take to become a RenoMark renovator? » Provide a detailed written contract/ scope of work for all jobs » Offer a warranty on all work » Carry a minimum $2 million liability insurance » Carry all applicable licenses and permits » Be fully covered under the Workers Compensation Board » Only work with trades who carry similar coverage » Have and use applicable business license and GST number » Maintain a professional level of knowledge of current building codes, permit procedures and technical skills through continuing education 18 YPNEXTHOME.CA

At the very least, insist that your renovator adheres to the above principles even if they are not part of the RenoMark program. It puts you on solid ground when entering into an agreement and lets your renovator know that you demand quality, fairness and high professional standards.

Given that Manitoba and Winnipeg are the Renovation Capitals of Canada (Manitoba is the only province where more is spent on renovations than new home construction; Winnipeg has the third oldest housing stock in Canada and the oldest in Western Canada), not every job is going to require the hiring of an external professional renovator. Some jobs we can do ourselves. However, being dollar-wise Manitobans, we want to make sure that we are getting full value. What do we do?

Look for the logo.

Yes, the same principle that applies for finding a renovator also applies to finding a supplier. Look for the logo – the Manitoba Home Builders Association logo. It makes perfect sense to shop at a supplier of goods and services who is an MHBA member. Why? As above, a committee

of industry professionals reviewed their application, checked their references and verified their standard of quality before accepting their membership. People who have a far greater working knowledge in this area have done our homework for us in advance. These suppliers have already passed the test. They have passed the scrutiny of the best in the business. If the best builders and renovators in Manitoba buy their materials from this supplier, why shouldn’t I? Their entire reputation and livelihood depends on searching for the best materials, workmanship and quality.

We can all benefit from their diligence.

In summary, our homes are very important to us. We live there; we raise our families there. We deserve the best.

In order to ensure that we are getting the best, Look for the Logo.

If things don’t have designated homes, they never get put away properly, making them all but impossible to find the next time they’re needed. Find the right spot for everything that comes into your home, share the organizational tactics with your family and stop being a human directory for everyone and everything in your home.

Organizing your home Designate a basket or drawer as your household’s “lost and found” area.

Deposit any stray items like bobby pins, sunglasses, earrings, etc. It’ll soon become the first place family members look for missing objects.

What did I do with that manual?

Have you added new appliances and electronics to your home recently? Staple the receipt and warranty to the instruction manual and tape it to the bottom of the item so it’s easy to find if you need to refer to it. For portable items like cell phones and MP3 players, store the manuals in an accordion file by category.

A Harwood Design-Builders’ Retrospective

HARWOOD DESIGN BUILDERS is celebrating its 10th year in the Winnipeg marketplace and like any important juncture, it’s a time for reflection on goals accomplished while considering what lies ahead and the means to get there.

Judging by its roster of industry awards in both Manitoba and Canada over the last decade, Harwood’s track record is impressive. The most recent recognition from the Manitoba 24 YPNEXTHOME.CA

Home Builders’ Association (MHBA) includes four Gold awards in the categories of whole house, basement and bathroom.

“We were very fortunate in most every category,” says Wayne Sage, Harwood President and Certified Master Renovator.

“During our 10 years, we’ve now won 16 MHBA Gold awards.”

No stranger to the SAMs, the awards bestowed by the Canadian Home Builders’ Association (CHBA), Harwood has

placed among the Top Five renovations projects in Canada and will find out the final results come May, 2016 at the CHBA annual convention in Kelowna, BC. “This will be our seventh and eighth Top Five in Canada projects and having previously won ‘Best in Canada’ in 2011,” says Wayne.

And at the local level, Harwood was singled out as winner of the “Best Kitchen in Winnipeg” competition awarded by CIAO magazine.

On a global scale, Harwood garnered the best of customer service in 2015 with Houzz, a huge resource site for clients and designers with over 10 million pictures of extraordinary renovations, qualifying as the largest home renovation website in North America. This award was based on customer feedback and satisfaction results.

Wayne’s credentials in Harwood’s success is steeped in a 38 year construction history that has hi-lites including the renovation and restoration of a 1940’s, 110 foot sailboat in the Caribbean; renovation of a Vancouver heritage building to a world class recording studio for Canada’s biggest rock superstar; construction of timber frame homes along the coast

In heading up the Harwood brand, Wayne knows the value of surrounding himself with good people. “To keep up with the demand, we’re bringing on another designer, Lanie Stewart, BID PIDIM NICDQ BID, a very well-known designer in the Winnipeg design community and a highly sought-after designer.” She will work along with Genevieve Joyal BID who had been setting the Harwood Design Builders standards of excellence Wayne emphasizes that the Harwood design/build culture means that everyone is part of the project delivery team including the office manager, estimators, designers and crew.

“We very much have a team approach to delivering our projects, with everyone having a role to play in our success,” says Wayne.

“Our in-house tradesmen are all journeyman carpenters committed to their craft and apprentices who we are training to do things the Harwood way. There is no denying that the skill and efforts of these people has everything to do with our success.”

Wayne adds, “We really enjoy forging relationships with our clients who stay friends for years to come and we are actually doing second generation projects for the same families.”

There is a price to be paid for success, however, and Wayne offers an apology to everyone in Winnipeg that the company hasn’t been able to take care off. “We literally get four to five calls a day for our services, so booking at least six months is very important especially for larger projects. As a company, Harwood is committed to cautious, measured growth and that causes us not to take on more than we can handle so that we can better serve our customers.”

Recently, Wayne presented a cheque to Margie Neilsen, Executive Director of The Movement Centre of Manitoba.

Deciding who to hire Once you have interviewed renovators, checked their references and received written price quotes from those you are interested in hiring, it’s time to decide who will be doing your job.

Renovators should be allowed adequate time to prepare a bid for your project, and you must ensure that each renovator is working with the same plans and specifications. For all but the simplest projects, you should expect the renovator to present their bid in person, so that they can discuss each aspect with you and answer any question you may have.

Once you have met with the renovators who are bidding on your job, you should review each set of bid documents carefully before deciding who to hire.

Compare every aspect of their bids — the description of the work, specifications (materials and products), price and allowances, deposit and payment milestones, project schedule and any additional recommendations or ideas for your project.

Decide the importance of each aspect of your evaluation. While overall price is important, it is only one factor. Many homeowners who have successfully completed major home renovations speak about the importance of “peace of mind” — working with a renovator they trusted and felt confident in.

Review the information you collected during and after your initial round of renovator interviews — your initial impressions of each renovator, and what their previous customers had to say about them.

If you have a particularly strong sense of confidence in one of the renovators, they are probably your best choice, even if their price is not the lowest. In the end, you should choose the renovator based on your sense of the overall value they can provide to you.

A HOME BUILT IN 2000 might not seem a prime candidate for

a transformative home renovation but a lot of stylistic changes can happen over the course of 16 years.

That’s what Heather and Grant felt about their 1300 square foot raised bungalow in Riverbend. “We were definitely debating our ‘move-or-renovate’ options,” says Heather but factors like keeping their two teenagers in the same school, trading their park location for a tree-less new development along with the rising cost of real estate made this couple elect to stay in the community that was both friendly and familiar.

“We were clear on the fact that we wanted to have an open concept but weren’t at all sure that our house could pull it off structurally,” says Heather. “There was a dividing wall between the

kitchen and our living room/dining room but we never used the space that way. It was just one big room where we watched TV.” The couple realized they really needed some expert advice and after a Google search they found Doreen Gauthier of Make it Home at www.makeithome.ca. Grant said, “We liked her website and liked that she had all the professional sub-contractors for the job including carpenters, electricians and plumbers.”

“When I met Doreen, I just knew that she was the right person,” says Heather. “It was about how she laid out the plans step-by-step and how she quoted on the job. Once I met her, I didn’t bother to call anyone else.”

Doreen’s first suggestion was to take down the dividing wall to instantly create the open concept the couple were after. “This is

High-gloss acrylic cabinetry serves to unify the open kitchen and coupled with stainless steel hardware, the effect is stunning.

“It’s a higher-end cabinetry that features slab doors called SoHo with a sturdy MDF core that will maintain its profile and will not be subject to warping,” says Doreen.

The cabinets have been designed as functional stations

with a computer niche established for doing homework and video-game playing. Tucked away in the lower cabinets, the CPU and printer are out of sight, maintaining a seamless, clutter-free look.

A series of full-size pantries increase the storage capacity in the kitchen with shallow cabinets that keep foodstuffs visible and easy to access.

Grant chimes in, “Everything was dealt with, and not only that, it was all completed a week earlier than projected, and that’s pretty much unheard of!”

AFTER THE LONG WINTER SEASON, many Manitobans are itching to get outside. But often they find that rain, wind, and bugs prevent them from truly enjoying the warmer seasons on their patio.

The parents were also concerned about the safety of their two young sons playing next to the pool. They concluded that a three-season screened sunroom was the best solution to all of these issues.

The couple specified that they wanted a wraparound structure, but left the final

design up to Lumon. “We work closely with customers to make sure that we’re coming up with a design that really works for their needs,” says Kazwel. “In this situation, we recommended the retractable sliding glass solution.”

The design allows for maximum flexibility. The tempered glass panels of the sunroom slide behind one another on a track, allowing the space to be opened up entirely when conditions are favourable. “It converts from a threeseason room to a wide open screen area in a matter of minutes,” says Kazwel. “So when the kids are running in and out of the pool, the couple can have the glass wide open.”

The sunroom also features a natural light patio cover that blocks 75% of the UV rays while still letting in the sunshine. The patio cover manages the heat problem without losing the brightness that people crave in their outdoor living spaces.

“Our customers are really satisfied with the solution that they received,” Kazwel says. “They can look forward to three seasons of comfort and relaxation every year.”

One that allows us to retreat from our fast pace of living to a personal haven of tranquility that embraces calm, defines our inner being, pampers us and invites us to take a “time out.” Such a space is the master bedroom, now evolving into the master suite.

A master suite is yours to create from whatever you can imagine to reflect your inner self. Do what you wish in this inner sanctum, but here are a few guidelines for you to ponder…

» Beyond the bed, you will require something to put a cup of tea or book on. » A light source beside the bed is essential. » A bench at the end of the bed is great for laying the bedspread or for sitting to put on shoes. » The rest of the furniture, such as dressers or armoires, is optional, depending on the amount of room available in the closet for storage. If you are thinking of purchasing

a matching bedroom suite, think again. You may not need all your pieces to ‘match.’ Although it is a little more difficult to select furniture that blends together, it creates more interest. » Above all, the sleeping zone must be restful. Calm colours are a good choice.

Neutrals or monochromatic schemes are appropriate (a monochromatic colour scheme is the use of one colour in various tones).

» Texture creates mood.

Luxurious fabrics that add texture, such as velvet, silk, chenille or ultra suede, will add weight to the room and enhance elegance. Sheer fabrics can add drama if used in deep colours, but usually they make a room feel ‘airy.’ » Decorative pillows add luxury to the bed and function as support when sitting up in bed.

» Walk-in closets are very retreat friendly. » Closet organization is a key factor to tranquility. If everything has its place, it is more likely it will go back to that place.

Remember to use the closet wisely. Hang shirts and pants on rods placed on top of each other and full length clothing in one area. Place shoes and purses in their own individual cubbies and sweaters on open shelves or wire roll-out shelves. » A full length mirror is a great idea for this area. If you are short on room, why not incorporate it into your closet door? » The dressing area could contain small drawers with adjustable compartments lined with velvet for jewelry and small pegs to keep necklaces in line. » A table in this area would allow for laying out accessories or ties. » This area may contain a chair for donning or doffing shoes. » Hooks are great for fast changes (and hooks usually keep the chair clear for sitting).

Bathing zone

Luxury and pampering are the main agendas for the ensuite.

The Showering Zone. This steam shower comes complete with rain shower head, personal shower, built in niches for all your showering needs and heated towel racks so you can avoid a chill.

» The look is luxury, with the use of tiles and natural stones like marble, granite and even natural pebble stone. » A soaker or jetted tub is a must for the en suite if you are someone who likes to bathe. Take luxury one more step with a tub with room for two. The improved whirlpool tubs offer hydrotherapy, air jets, and Chroma therapy as well as aromatherapy and heat therapy. » If showers are your preference, there are many prefabricated options available, from the standard to the very elaborate. If you choose to customize your shower, there is very little to limit you besides your imagination and your budget. Check your local plumbing supply store for rain shower heads, body sprays and showers that could include steam and light therapy. » The variety of bathroom countertops and basins is remarkable. Granite, marble, concrete and even glass are some of the most popular for both countertop and basin materials. Basins can be under mounted, semi-flush or on the counter. Faucets can be mounted on the sink, on the counter and out of the wall. » Two vanities allow for personalized height adjustment. » Separate rooms for the toilet or separate his and her toilet areas are other options.

Lounge zone This area is for reading, watching television, or just enjoying a fabulous view.

The tall towers create personal space and give ample room for storage.

» If you have the space, a chaise is just the piece of furniture to invite you in and embrace you for the afternoon. If all you can fit is a chair, just curl up in it.

Both options will need a table to put your cup of tea and a light to read by. » The TV has become a standard feature in the bedroom. Why not recess it into a wall or mount it on a wall bracket? If you are looking to invest in a new TV, a flat screen will leave the room feeling spacious. » A fireplace is a great investment for those cold winter evenings. There are an incredible number of interesting designs in gas fireplaces, from the traditional to contemporary.

If you don’t want to break the budget, the choices in realistic looking electric fireplaces are exceptional.

Remember that a fireplace demands attention. It will act as a secondary focal point in the room, the bed usually being the primary focal point. » Bookshelves and hidden storage units are good investments. They help keep the books, DVD’s and memorabilia organized. » Why do you have to go to a hotel to ‘get away from it all?’ Install a small counter with some upper storage and a bar fridge. » A writing desk may inspire creativity.

IMPORTANT POINTS TO REMEMBER The Bedroom background – the walls, the ceiling, the floor and the windows – all contribute to the ambiance of the room. Keeping the colours warm and soothing and varying the textures will allow the room to feel spacious, but comforting.

Contrasting too many colours on various surfaces will shrink the space and can create a feeling of uneasiness.

A variety of lighting is very important in any bedroom.

Consider having enough task lighting and optional lighting for creating mood. The room might be lighted with skylights, wall sconces, and pendant lights and for mood lighting, maybe a chandelier. Don’t forget candles for instant ambiance.

Limit the amount of accessories you use. Artwork should be placed in a few key places. Limit the use of family pictures to a few on night stands or bookcases. Remember: Less is more. Clutter reduces calm.

Most importantly, personalize the space to reflect what is important to you. Create your own luxurious retreat. No matter what your style, or your budget, you are the master of your master suite.

In 2015, we saw you release your first book, Measure Twice. Has writing a book always been something you wanted to accomplish? And, do you see yourself writing more in the future?

Answer: I never saw myself as an author, and it took about two and a half years to get ‘Measure Twice’ out of my head! It was a really rewarding experience, and maybe one day I’ll put together another one, but I don’t have any plans in the near future. My schedule’s pretty packed these days, so if it came down to writing a book, making TV or putting on my tool belt and banging in nails, my tool belt will always win!

You’re fairly active on your Twitter and Instagram accounts, and regularly engage with fans and followers.

Do you see social media as way to connect and inspire a new generation of DIY renovators or handymen/women?

really think social media is a great platform for people to connect not only with people they watch on TV or listen to on the radio, but also with other people and professionals. Whenever I have a few spare minutes, I try to help people with their reno questions, and hopefully put a smile on their faces or a giggle in their throats occasionally. There’s always been a stigma attached to the trades, and I hope I’m helping to change that - I absolutely love doing what I do, and being able to share that with people and show them that not only are the trades a great career path, it’s a lot of fun too!

With all your TV renovating success and decades of personal experience in the reno world, is there any renovation golden rule that you used to swear by but now break?

in order to try and avoid potential renovation nightmares?

Answer: I always used to say that you should never live in the house if you’re doing a major renovation. I obviously broke that one on HOB3! We had a great time living through our reno, because we occasionally took some time off to enjoy ourselves without stressing too much about timelines. I have a pretty tough time sitting still, so a completely finished house only makes me think about doing it all over again! I also used to think you really had to stick to the plan, but I’ve realized over the years that you need to enjoy the journey, not just look forward to the destination. It’s OK to change your mind, and it’s OK to change it right back. Needs and wants aren’t written in stone, and perspectives tend to change over time, so it’s important to seize the opportunity to get exactly what you want even if that means putting on the brakes every now and then. Renovating isn’t a two-lane highway with a double yellow line - it’s more like a shipping channel. Keep the destination in sight, but realize that you’ll have to wander back and forth along the way, and maybe even backtrack a few times. If you keep your eye on the prize and enjoy the journey, it’s a lot more fun.

Answer: When we buy homes, we’re planning to either tear down and rebuild, or completely renovate them, so I don’t usually get a home inspection obviously, but unless you’re a professional contractor or have a lot of experience buying and renovating homes, I’d definitely recommend hiring a qualified inspector.

It’s important to identify any big problems ahead of time, or you could be in for a world of hurt. Depending on what your plans for the home are, you want to have all of the mechanical and electrical systems checked out - that means HVAC (heating, ventilation and air conditioning), electrical systems, plumbing and gas. You’ll also want to check for toxic mold, asbestos or other health / environmental hazards, ensure the foundation is strong and waterproof, check the age and state of the roof, the amount (and type) of insulation, age of windows, inspect for any insufficient or rotting structure - basically you want to know everything about the house that you can before making a decision. Check with your insurance company as well to see what features in the house they’ll offer discounts for.

We’re continuing to see a lot of infill projects, and many homebuyers are choosing to purchase older homes in mature neighbourhoods. What vital areas of a home should homebuyers pay close attention to before making a purchase

What has been your favourite renovation project you’ve worked on this year and why?

Answer: My favourite project by far was for a single father of five kids, just north

of Toronto. When we showed up it was just starting to snow - the house had no heat, no hot water, a dangerous electrical system and it was a structural nightmare.

David, the father, was a great dad, but had fallen on some hard times and needed help getting the house put back together. I explained to him that I wasn’t there to do it all for him, and I was just there to help him out. We basically had to rebuild the entire house from the inside out - in retrospect I would have just torn it down and started over, but it turned out amazing. We involved the kids in the reno so they’d see how much work goes into taking care of a home and a family. One of the little girls even took me to school for show and tell!

Being a dad myself, it hit close to home.

Have any exciting and new renovation products or trends won you over in 2015?

Answer: The open concept kitchen / living area has really taken off - I called it the Living Kitchen. We’re starting to see a small departure from the classic ‘kitchen stuffed in the back of the house’, and moving more towards a living space where you can also cook and entertain.

We’re also seeing a lot of home theatres in basements, complete with wet bar and kitchenette - I think we’re seeing a slight shift to staycations and more at-home entertainment which I think is great. My wife tells me throw pillows and chandeliers are becoming increasingly popular too, but I’m not sure I believe her.

I have voles! What can I do? Is my lawn ruined?

Not at all. A friend in the pest control business has informed me that calls about voles and mice are up 20-40% this spring. Over the winter, under the snow, voles and mice chew off your grass blades and use it for insulation to separate their bodies from the snow covering your lawn. They also chew the blades off to get at the frozen insects they feed off of throughout the winter. Come spring, as the snow melts and you start moving about your lawn, they scurry away. You see strange clumps of dead grass on your lawn and as you rake the clumps up you are shocked to discover your lawn has been chewed to bits. It can indeed look shocking, but it is very temporary. The mice and voles have merely cut your grass blades off at the stem. The stem itself and the roots of the plant are all still fully intact. It’s no different than if you had shaved your lawn too short with your lawn mower. With a little heat and water, your lawn will completely recover within 2-4 weeks. THERE IS NO NEED TO REPAIR OR REPLACE YOUR LAWN!

With the new changes in pesticide use, and all the new and very different choices out there, what kind of weed control program should I be choosing?

A|

The new weed control product we must all use now is called FIESTA. Because it is so expensive and must be applied in a very specific concentration and in high volumes, lawn care companies are coming out with all kinds of programs for various reasons. Many companies that used ½ ton trucks to provide lawn care before the ban, no longer have the means to deliver the volume of FIESTA to perform proper blanket applications and have resorted to their only remaining option to stay in business which is merely spot treatments.

Keep in mind that when a company offers spot

matter. Once depleted however, these nutrients need to be replenished. This is why we fertilize.

The typical North American lawn is not natural. Our lawns are unnatural landscapes and we expect our lawns to thrive despite being trimmed and managed in an otherwise unnatural way. As a result, there is a constant depletion of the same nutrients every season. When we fertilize, the lawn nutrients we are adding bond to the soil. As they break down, they are absorbed by the plant. In time, top soil can begin losing its ability to hold nutrients. At this point, a homeowner can introduce new top soil or compost.

The difference is that top soil comes with little to no organic matter. That is to say, it is a new sponge.

Compost, on the other hand, is decomposing organic matter. Not only does it act as a sponge to hold nutrients that are fertilized into the lawn, it continues to release its own nutrients for many months and even years. Thus, compost is a much better choice for top dressing a lawn than simply using top soil. Another advantage of using compost is that, unlike top soil, compost does not contain any weeds. Compost will also increase microbial activity. Microbes aid in breaking down nutrients into compounds that can be more readily absorbed by grass plants.

Thus, you will have weeds throughout the summer that will only be killed off when your lawn care provider comes by. Companies that have big enough trucks can offer blanket applications of FIESTA weed control. One or two blanket applications can be made in the spring depending on your budget or level of weed infestation. Blanket applications would be followed by ongoing spot treatments throughout the remainder of your program, but keep in mind that virtually all of your weeds will be wiped out in the first or second blanket application so you will see very few weeds, if any, throughout the summer. The best rule of thumb is, if you have a lot of weeds, you will require two blanket applications of FIESTA. If you have a few weeds, you can get away with just one blanket application of FIESTA. If you have virtually no weeds at all, you can get away with mere spot treatments of FIESTA. Keep in mind that FIESTA also provides your lawn with a dark green colour that fertilizer alone cannot achieve. If you decide to spot treat your own weeds, you may be interested to know that weed control sold on store shelves is less than half as effective as weed control offered by lawn care companies.

Why should I get an aeration?

Golf courses perform aerations multiple times per year. Their investment in fertilizer, water, and maintenance in keeping their turf lush and green is enormous. They aerate regularly in order to maximize the effectiveness of everything they do in order to reduce costs and maximize the effectiveness of everything they are doing.

Aeration is also a mechanical process which offsets the need for chemical inputs. Aeration reduces compaction, increases water and air penetration, improves drainage and absorption, reduces thatch, and improves the overall health of the lawn. Aeration produces long term effects that can be noticed over the season. It does not produce immediate results.

A proper aeration will produce cores or holes 1”-2” deep throughout the lawn. The cores are ejected onto the lawn and typically break down within a week or two depending upon conditions.

What is Top Dressing?

Top Dressing is the addition of a layer of top soil or compost on top of the lawn. The soil in your lawn is like a sponge. It holds the nutrients which feed you lawn. While some of these nutrients are simply absorbed from the air, most of the rest come from decomposing organic

Financing your renovation Once you have decided to renovate your home, you need to determine how you will pay for it, and how much you are willing and able to spend.

IF YOU INTEND TO BORROW money for your renovation, it’s a good idea to talk with your lender before you starting making firm plans. Find out how much you can borrow and what options are available to you, and get pre-approval for your loan. Then you know how much you have to spend and are better prepared for detailed discussions with your renovator.

Even if you intend to pay cash from savings or the sale of assets, consider talking with your lender first-you may do better by borrowing the funds for your project.

Here are some of the options for financing your renovation project. » Personal line of credit. This is one of the most popular financing options for smaller renovations and is also ideal for on-going or long-term renovations. With one application, you establish a revolving credit line that you can access at any time, up to your approved limit. An itemized monthly statement lets you keep track of your renovation expenses, and you only pay interest on the funds you use. As you pay off your balance, you can re-borrow the unused funds without reapplying.

And you’ll always enjoy a rate that’s lower than most personal loans and credit cards. » Personal loan. An instalment loan lets you budget regular payments at a fixed or variable interest rate for a set period of time. Repayment periods typically vary from one to five years.

However, once you pay off your loan, you no longer have access to the credit and will have to go through the approval process again if you need to borrow more funds. » Secured lines of credit and home equity loan plans. These lines of credit 70 YPNEXTHOME.CA

and personal loan plans are secured by the equity in your home and are among the most economical ways to fund a renovation if you have built up equity in your home. They have all the advantages of the unsecured versions, but offer preferred interest rates. While there is typically no cost to open a secured line of credit or home equity loan plan, legal and appraisal fees usually apply. » Homeowner mortgage. If you have an existing mortgage, it can be advantageous to refinance it, particularly if you’re planning a major renovation and want to spread the cost over a long period. You may be able to borrow up to 90% of the value of your home, less the outstanding balance of any existing mortgage. This option allows you to take advantage of mortgage rates, which are often

substantially lower than credit card and loan rates. Loans of 80% or more of the appraised value of your home must be insured against borrower default; the mortgage insurance premium can be paid upfront or added to the mortgage amount.

Lenders suggest that you set aside a certain percentage of your renovation funds to cover items not included in your contract with the renovator. Once the work is underway, homeowners often discover that they would like to add things, such as extra or upgraded features, furniture, new appliances and window coverings. With a separate fund, you can make those decisions easily, without having to renegotiate with your lender.
