Summer in the city A TRIP TO THE COTTAGE in this part of the world is a pretty big deal. If you
live in or around Winnipeg, there is a very good chance that you are the proud owner of a cottage, or are thinking about purchasing one. Perhaps your family has a favourite spot that you return to each year. For my family, it is the picturesque Wasagaming townsite situated on the shores of Clear Lake in beautiful Riding Mountain National Park. Spending time at lakeside getaways with loved ones is just about as good as it gets! Imagine being able to transfer some of that cottage experience right into your own backyard. It is possible and can be surprisingly inexpensive. If you are the owner of a nice patch of grass, here are some suggestions on how to create the perfect backyard getaway. If your yard is bare and boring, consider how you can incorporate shrubs, flowers and trees to create a more inviting natural setting. If this is not your area of expertise, visit a professional garden centre or call a landscape professional. They have the knowledge required to make your yard look amazing. Once your space has been infused with a good dose of nature, it’s time to create a seating area that is conducive to enjoying your surroundings. While this may be a deck, screen room or sunroom directly attached to your house, it certainly doesn’t have to be. Perhaps your ideal spot is situated in the far corner of your yard, nestled in between a lilac bush and an ash tree. Once you have built your deck, screen room or sunroom, consider what kind of furnishings will work best for your family. The selection of high quality outdoor furnishings is vast, so take your time when shopping. An outdoor bar and barbeque will also help to create the ultimate outdoor hangout zone. This type of project allows you to enjoy nature in a relaxed setting at the place most convenient to you – your home. Having friends and family over to enjoy your outdoor oasis couldn’t be easier and no long road trips are required! This is an example of how acting on one simple idea can lead to a real lifestyle improvement. Enjoy your summer and happy renovating!

Renovation spending leads the way By Mike Moore
MANY TIMES in this column, we have speculated on the magnitude of spending by Canadians and Manitobans on renovation projects. More numbers and trends have come to light since then and so I thought I would share this information here. Renovation spending in 2015 only increased by 1% across Canada; albeit to a very impressive $70.1 billion. That number is expected to increase to $71.4 billion in 2016 and $73.2 billion in 2017. Those increases of over two percent are more in line with the previous two years. To put into perspective how significant a number $70 billion is, it represents an average of $5,000 per housing unit across all of Canada in one year. That includes both owned and rented units. That includes those that had work done and those that didn’t. Note that this is projected to increase annually. Renovations represented 58% of the total residential construction spending in 2015. Of that, the largest share was for discretionary upgrades such as alterations and improvements. Kitchens continue to be the top priority. However, storage spaces such as walkin closets, pantries and closets are increasing in demand. Necessary repair to keep the housing stock in functional working order only accounted for about 25% of spending. Interestingly enough, only about 25% of the growth in housing stock unit value can be traced back to renovations. In other words, those who had renovation work done on their house primarily did so for personal enjoyment and lifestyle enhancement rather than financial payback. This is an important point to note. At one time, renovations were being driven by how much they might increase the resale value of your house. Although still an important consideration, consumers are thinking of themselves first, their own 12 YPNEXTHOME.CA
enjoyment factor and how they can improve their quality of life within their existing home. Taking a quick look across the country, we can see how and where renovation dollars are being spent. To no one’s surprise, British Columbia is experiencing the highest growth rate in renovation spending. This is due, in large part, to the fast-rising increase in home sale values. Alberta is a bit of a mixed bag. On one hand, with the economy still in a downswing, discretionary spending has declined considerably. However, in light of the recent Fort McMurray fires, there will be considerable renovation and rebuilding work to be done. Ontario represents 40% of Canada’s renovation spending and is expected to post above average growth rates. Similarly, Quebec is the second largest and will continue to be strong. Atlantic Canada has been flat for a number of years and, although modest gains are being forecast, it will still be relatively slight. On the prairies, Manitoba continues
to outpace Saskatchewan in renovation spending. This trend will continue as Manitoba outperforms the national average. Manitoba remains a hotbed for renovations. As a point of interest, Atlantic Canada spends the highest percentage of renovation dollars on necessary repairs and Manitoba and Saskatchewan spend the least with their spending concentrated on alterations and improvements. Given that we have some of the oldest housing stock in the country, that only reinforces the message that we build the best new homes given that they require the least amount of repair. Savvy consumers continue to pore through publications such as this and look for ideas and contact information for professional renovators who can help them enjoy their homes more. TAMMY AND VERN HAVE BEEN in their Charleswood home for
over 10 years. The couple was happy with their 1360 square foot bungalow but the 70’s style finishes needed to be addressed, and sooner rather than later. Tammy and Vern have made the decision to age in place and have no plans to move. “Since we’ve made that decision, we want to live in a space that we can enjoy and feel comfortable in, so the time was right to bring in the experts,” says Vern. Vern credits Tammy for doing the necessary research that brought them to Doreen Gauthier, president of Make It Home LTD. at www.makeithome.ca. “We gave Doreen an idea of what we wanted and she came back with three drawings and, of
course, we chose the most expensive one!” Vern quips. Doreen has an established procedure when it comes to taking on home renovation projects. “For the first consultation, I go to the house and there’s no charge for that. After that we get into the planning phase and there is a fee involved. We do the layout work to see how we can change the house plan to make it more current.” The next stage is the trade inspection. “That means that all the trades who are involved with the project, and I, meet at the house and review the scope of work identified on the design drawings. There are many advantages to this approach says Doreen.

“It means; we’re trying to identify the things that might not be obvious. For example, the electrician will make sure there’s sufficient capacity at the panel; the flooring people will look for what’s underneath the existing flooring. Everyone essentially needs to see what they’re dealing with before they come up with their pricing.” Doreen’s plan for Vern and Tammy included removal of the wall between the kitchen and the dining room and after conducting a structural assessment showing the wall was non-load bearing, it came down to create an instant open-concept space. “Nine out of 10 projects that we do have some kind of wall removal. You want to bring the home up to current style and the homes of the 60’s and 70’s that had designated rooms for separate functions aren’t built anymore. There are always two or three functions within a larger space, so a big part of our business is about removing walls.” The two patio doors were replaced. “The kitchen’s patio door
was changed to a garden door giving us more room for the entire appliance wall. As soon as we reduced that large opening, there were way more layout options.” Once the layout was established, and the materials selected, the finishing work began in earnest. Shaker-style MDF cabinetry in matte white for the uppers fostered a light-filled ambiance, while lower cabinets and the centre island constructed of stained rift-cut oak relate to the couple’s darker furniture pieces. Countertops are Quantra quartz in Bottochino colour and the kitchen backsplash is comprised of reflective 4” by 16” matte white tiles. Northplank maple hardwood was installed in the kitchen, living room and dining room.

The floors were re-done in 6” by 24” tiles that impart a wood plank effect. As well, doors, trims, lighting and plumbing fixtures were all replaced creating a consistent style upgrade. It’s been over a year since their home has been given a new lease on life, but the couple are still digesting the changes, enjoying it and finding new ‘awes’ in it. “We would highly recommend Doreen and Make it Home LTD to other people,” says Vern. And if they don’t choose her, they’re really missing something. She and her team are simply awesome!”

Getting Started
A successful project begins with proper planning SOMEONE RECENTLY asked me how long I had been a builder and doing home renovations and when the answer came out at forty years, I think it shocked me more than anyone else. Along that road I have seen and learned so much that I want to share from both the builder and customer perspective. I won’t say I’ve seen it all as I still learn every day and am often surprised, but somehow never shocked. So, the purpose of this column will be to pass on some of that wisdom gained, a few anecdotes and to answer any of your questions before venturing on the renovation journey. As in all good books it starts with, “In the beginning,” which is where most people make their first mistake. The first telephone call usually goes something like this… Customer: I have an upcoming basement project and I’d like you to give me a free estimate. Contractor: I’d be happy to. Do you have plans drawn up that I can quote on? Customer: No, but we think we know what we want and the other guy had no problem quoting on it based on what I told him. Contractor: Well, we don’t quite work that way, but just out of curiosity, what is he providing you with and what is included in his quote? Customer: What we asked for I guess. Contractor: What kind of doors are you getting? Customer: Hmmm… not sure. Regular ones I guess. Contractor: What kind of ceiling is it, how many lights will there be and what kind of switching are you getting? 24 YPNEXTHOME.CA
Customer: Um… not sure on that either.
Contractor: So, you have a quote but you have no idea what you’re getting?
to invest the money up front for proper plans and specifications if you want a smoother on budget project. Otherwise, you won’t know what you’re getting until it’s too late and will have to spend way more time and money on extras and change orders and delays as you figure it out after the fact. Anyone who quotes you without this information is just guessing and there is no possible way you can compare apples to apples between contractor proposals.
Customer : Guess not… can you please come over?
Remember the five Ps – proper planning prevents poor performance.
This scenario plays itself out time and time again on every type of project and I offer the following advice. Spend the time and money on getting proper plans done. It will save you so much time and money in the end. There is an abundance of very qualified and creative interior designers in Winnipeg if you want to go the tender route or you can use a design build firm for one stop shopping. The important thing is

Contractor: What is on the floor? Does it need a subfloor? What kind of bathroom would you like? What types of fixtures do you prefer? How many bedrooms are there? Is proper code egress available? Customer: I never thought of those things.

Developing your wish list and priorities Now that you have set goals for your project, it’s time to look for ways to accomplish what you want. This next part of renovation planning can be the most fun and exciting. DEVELOPING A “WISH LIST” involves listing the specific features you would like to include in your renovation. You should also give some thought to the importance of each item. Is it something you absolutely need? Or is it something you would like to have, but not essential if your budget can’t accommodate it? This stage of planning is all about exploring design and product ideas and learning as much as you can about what is available. Get out and see what others have done, what new products are available and what type of “look” is right for your family and home. Here are some ideas:
» Visit family, friends or neighbours and find out what they really like about their home, particularly if they have renovated recently. » Look for design and home improvement magazines at your local newsstand or library. Collect pictures of homes, rooms and products that appeal to you. » Visit new home builders’ showhomes to see the latest in design, construction and finishing of homes. » Visit kitchen, bathroom and other retail showrooms. Talk with salespeople and pick up manufacturers’ literature on the types and brands of products you like. » In many communities, home shows are held during the year. Renovators, designers and product manufacturers take part in these shows. This provides an excellent opportunity to see what’s new. » In some communities, local renovators will organize renovation open house tours to showcase recent renovation projects. MARY CAN LAUGH ABOUT IT NOW, but before she decided to have her deck rebuilt with KAT Reno, her former deck had all the charm of a shipwreck. Showing all of its 27 years with rotted boards and wonky angles, the old deck did nothing to enhance the backyard plus it presented some real safety concerns. Fortunately, a close friend who attended the Winnipeg Home and Garden Show last April got a lead on KAT Reno to do some renovation work on her own home. The friend was very impressed with owner Kevin Kendel, whom she described as “very nice, honest and easy to talk to,” and passed along her recommendation to Mary. After meeting Kevin, Mary was sold. “I didn’t look for anyone else; I knew he and his crew could do the job.”

Work began after the May long weekend, stopping only for rain days. Kevin comments that Mary had a strong idea of what she wanted. “We followed her vision, making the necessary modifications to bring it all into reality.” The deck footprint was a generous size measuring 30’ by 15’ and divided into two levels. “The deck support was in rough shape. We replaced it with treated brown spruce and added a waterproof membrane as a moisture barrier on top of the joists. It’s all weather-guarded so it won’t rot out like the previous one,” says Kevin. The lower sitting area is defined with a 10’ by 10’ pergola built of treated brown spruce. A water-resistant canvas canopy provides additional shade and shelter when the sun is intense or when rain comes up unexpectedly. “It can be pulled through very quickly,” says Kevin. “It’s installed on a roller system with tracks and is simply pulled taut below the pergola roof with a stick. Mary had sourced this new-to-the-market product from Toronto and it was the final touch we made to this section of the deck.”

Mary’s house is set on an acreage in West St. Paul, so the deck design needed to incorporate lighting options since the backyard is quite dark. One solution was to install theatre-style LED lighting on the stair risers to ensure safe footing. The other solution that Kevin and company sourced was to install LED lighting along the glass railing system. remotely from her I-phone. “It creates quite the light show, says Kevin, “and is capable of producing over 100 different colours!” Mary adds, “It changes colours, jumps, flashes and fades. I can synch music to it. I love it all. The house looks absolutely amazing! It went way beyond my expectations. I knew it was going to look nice, but I had no idea how much. I was in tears; happy ones.” Mary has already hosted her first deck party in July which drew a lot of positive comments. Meantime, she uses her deck every day. “I have my coffee and toast and read my newspaper out there every morning. In the evening, when it gets a bit cooler, I put on the fire table that takes the edge off a chilly night, and simply enjoy my yard.” Building decks is just one of the projects that KAT Reno takes on. ½ tsp (2 mL) turmeric ¼ tsp (1 mL) cardamom ¼ tsp (1 mL) cumin 1 tbsp (15 mL) flour 2 tbsp (25 mL) chopped fresh parsley 2 tbsp (25 mL) chopped fresh dill 2 tbsp (25 mL) chopped fresh mint 2 tbsp (25 mL) chopped fresh chives

1. Preheat oven to 400° (205°C). 2. Heat olive oil in large non-stick frying pan, set over medium heat. 3. Add sliced leek and shallot and cook just until softened, about 3 minutes. Set aside. 4. In large bowl, beat eggs with the spices and flour. 5. Mix in the herbs.
6. Pour egg mixture over leeks and shallots and rotate pan to spread liquid evenly. 7. Cook for 2-3 minutes, over medium heat, until edges start to set. 8. Place pan in oven for 5 minutes until mixture is cooked through. (If fry pan does not have oven proof handle, wrap handle in tin foil.)

1 ½ cups (375 mL) flour 3 tbsp (45 mL) brown sugar ½ cup (125 mL) butter FILLING
2 eggs 1 cup (250 mL) brown sugar ¼ cup (50 mL) butter, melted 3 tbsp (45 mL) heaping flour ¼ tsp (1 mL) baking powder 1 jar (375 mL) maraschino cherries 3 tbsp (45 mL) reserved cherry juice 1 cup (250 mL) sweetened shredded coconut ICING
2 cups (500 mL) icing sugar 2 tbsp (25 mL) butter 2 – 3 tbsp (25 – 40 mL) maraschino cherry juice
CRUST 1. In a medium mixing bowl, blend together flour and brown sugar. Cut in butter and mix well. 2. Grease bottom and sides of an 8x8-inch (20 x 20 cm) baking dish. 3. Pat dough evenly into bottom of dish. 4. Bake at 350° F (180 °C) until set, about 5 minutes. Cool.
FILLING 1. Drain cherries, reserving juice for cake and icing. 2. Pat cherries dry on paper towel and roughly chop. Set aside. 3. In a medium bowl, beat eggs. Mix in sugar and butter. Add flour and baking powder. Stir to incorporate. Add cherries, cherry juice and coconut and mix well.

OF CLASSIC MODERNISM Chicago-based designer Donna Mondi channels the dark glamour of 1920s Chicago in her latest interior design project featuring KOKET Project by Donna Hall with Donna Mondi Interior Design | Photography by Nick Novelli

DONNA HALL, principal of Donna Mondi Interior Design has been successfully creating interiors with a delicate fusion of European Classicism and American Modernism. In her most recent Chicago project, Hall’s inspiration is the sultry charm of Roaring Twenties Chicago, taking advantage of the unique architecture of the space. “The overall inspiration came from the era of the 1920’s in Chicago. I always take cues from the architecture of a space and then twist it in a modern way,” says Hall. Her interiors are composed of bold elements layered with textures and patterns, but with a cohesive feeling that runs throughout the design. One of her noted design signatures is to play with the ceiling design or the “5th wall” as seen in the Dining Room of this project. Hall covered the ceiling in an ethereal Maya Romanoff wallcovering while painting the surrounding walls in a glossy black lacquer to reflect light throughout the oval shaped
room. The split Living Room also features a dynamic plaster ceiling, added to complement and downplay the striking portrait that immediately grabs your attention. The Master Bedroom flashes tones of gold and white, as apparent in the lively, vintage-vibe wallpaper. To add some symmetry and balance to this playful space, Hall created matching scenes on either side of the fireplace featuring two custom KOKET Divine Armoires. The iridescent peacock feather armoires were custom made into chests, then Hall topped them with hung Art Deco mirrors, to adorn either side of the fireplace for luxurious his and hers spaces. “I like to infuse interiors with elements from different periods and styles to create timeless, unpredictable surroundings. How and why did you get into the interior design Industry? When my two kids were still babies, I had to do something to challenge my mind so I started taking classes at night which eventually led me to the Interior Design program. I couldn’t 54 YPNEXTHOME.CA
wait to start working once they were in school. I literally stalked and begged my first boss for a job with her design firm. Luckily, it worked! 2. How would you describe your style? Do you have a signature touch? Do you have any kind of “signatures” that help to identify your projects? I would consider my aesthetic a fusion of European Classicism with American Modernism, along with an element of surprise. I like to infuse interiors with elements from different periods and styles to create timeless, unpredictable surroundings. By merging traditional and contemporary styles, the end result is interiors with layered textures, avant-garde elements, and cutting-edge styling. Some say a signature of mine would be the interesting ceilings I create. Whether it’s wallpaper, plaster, lacquer, or millwork, I love to use the “5th wall” to create drama! 3. All artists need some inspiration to work, and interior designers are artists too. So, what or who really inspires you? Inspiration comes from so many places. I am lucky in that I have the opportunity to travel to all the hot cities in the U.S. as well as abroad. My trips to France and Italy have truly shaped me as a designer. Attending international design events in Miami and New York also keeps me in touch with what’s happening on a global level. The overall inspiration came from the era of the 1920’s in Chicago. I always take cues from the architecture of a space and then twist it in a modern way. Each room has its own personality that evokes a different emotion and yet there is a common thread that runs throughout creating a cohesive feeling. For the Dining Room, it was all about reflecting light in an oval room so I painted the walls in black lacquer and papered the ceiling in Maya Romanoff wall covering that has the ethereal quality of glass ceilings in classic European architecture. In the Living Room, the striking portrait immediately grabs your eye. I added a calm but dynamic plaster ceiling in a shattered pattern to create drama in a way that’s both modern and traditional. The Master Bedroom was all about the walls. There’s so much energy in the pattern that the other elements had to stand up to it without competing. The symmetry of the fireplace wall with

This is such a tough question! If I had one object to save in a fire, it would have to be the Francine Turk painting in the foyer. It’s a gorgeous blending of vintage Paris and urban edginess. I need a second item… the stunning bronze 1920’s statue in my bedroom that I found at a local flea market. She’s sexy, strong, and glamorous and deserves to be saved! 6. What about the client: did he have any requirements for the design? I certainly had to prove myself to him although I would say he was cautiously optimistic. As time went on and he saw some of my ideas come to life, I was able to make future decisions without his approval and that’s when the best design happens.
7. What do you love about being a designer? Seeing something in my mind and having the ability to bring it to life. This can also be annoying as I can’t just have dinner at a fabulous new restaurant without taking pictures of the crown molding. 8. Is there anything exciting that you are working on at the moment that you can tell us about? Any new projects?
and fur of course! If an interior gets too pretty and shiny, I add in something organic like a beat-up old farm bench or petrified wood table to ground it and add some authenticity to the space. I’ve also been creating custom furniture pieces of my own design which has been exciting! The lucite side tables in the girl’s bedroom were my own design inspired by a Michael Kors acrylic bangle.
9. Which colours, textures and techniques do you prefer in furniture design?
10. Which design brands do you love the most? You’re going to get me in trouble here but I can’t help but answer. When I need an indulgent piece, I love Koket, Jean de Merry, and newest obsession Alexandre Poisson’s lighting. I often use Romo fabrics, Atelier Lapchi rugs, Daniel Kinkade Fine Art a global resource for amazing art, 1stDibs for vintage finds and anything made by Kelly Wearstler. My go-to for upholstery is Kravet for their wide range of styles and endless fabric options.
I’m crazy about bold colour right now! I think emerald, eggplant, citrine, and teal are so fun to play with. I also love combining different textures like mohair, animal hides, lacquer finishes,

FOR YOUR NEW HOME By Jane Lockhart MOVING INTO A NEW HOME or condo can sometimes be a daunting task, especially when deciding how to put each room together. In a new space, there is no previous floorplan to draw upon and although some may love the blank canvas, that is not always the case. Clients often ask, “How do you know what to do to make a room work?” I wish I could say it’s all natural talent, intuition and great taste but it’s a little more than that. I’ve practiced design for more than 20 years and in that time I’ve learned a thing or two and I’m always happy to share what I know. Here are my top five secrets for creating well-designed rooms.
1 / Scale The size of your furnishings matter Purchase sofas and chairs that not only properly fit you and your family’s needs but also fit the room. If your space has two-storey high ceilings it doesn’t mean that furniture should be taller than usual, large or overpowering. The actual floor space remains the same regardless of the ceiling height. Choose pieces that are comfortable and work proportionally with the floor area you have.

2 / Details Play up the positives Although you may have a small room, highlight the strongest feature in it. For instance, if your dining room isn’t too large but it has ceiling detail, highlight it by adding a color contrast and a dramatic chandelier. The eye will be pulled to these features rather than the size of the room. For another example, if the strongest feature in your new home is high ceilings, emphasize this with drapery featuring dramatic vertical detail to really play up the wonderful height element.
3 / Contrast Add energy to a room Even if you love neutral colours, it doesn’t mean that a room has to be bland. Often when homeowners use too many neutrals that are the same contrast or brightness, a room can feel flat. By including a range of neutral tones from light to dark within one space, a room will feel more energized. The more contrast you add, the more dramatic a space will feel.

4 / Focal point Create harmony and balance New homeowners often struggle with what a focal point should be and why they need one at all. Basically a focal point directs a viewer to where they should look first, which helps create harmony and balance within a space. Traditionally, focal points were thought to be fireplaces or significant pieces of architecture but really anything can be a focal point if it is worthy of looking at.
5 / Variety Textures, patterns and shine create interest People in general are the most comfortable when everything matches, but that can leave a space looking a bit underwhelming. To make a room feel personal and interesting, look for a range of pattern, texture and shine spread throughout. For instance, shiny surfaces attract attention and can make a room feel more dramatic or formal, while matte surfaces feel more modern or understated. Texture makes a room feel warmer, while pattern adds personality. If you have trouble mixing these all together skillfully, then just add texture to the carpet and keep pattern for the pillows. Accessories like vases, candles and books can be a combination of shiny and matte so that you have a little bit of everything in your room.

WANT THAT PEACEFUL SPA atmosphere in your highrise urban home? Modern furnishings and minimalist design are a good starting point for a blissful bathroom. However, when we go too clean with our ensuite treatment, sometimes the space can begin to feel less calming and more clinical. With these tips for introducing inviting furnishings, you can add a little warmth to your washroom space and rediscover true relaxation.
Side table » An easy addition, a simple side table or stool placed next to a vanity or tub invites you to sit while drawing a bath, chat with family or a friend while getting ready for an evening out, or perch a good book and a glass of wine. » If you’re worried about moisture damage, a ceramic indoor/outdoor stool is a perfect choice to resist the dampness, with endless options for colour or pattern (or classic black for a punch of drama). Plus, in summer when you spend more time on your balcony and less time in a hot bath, this stool can move outdoors as a compact extra seat. » I often use wood stools in bath spaces (including in my own recent bath renovation!), as the organic texture adds a sense of warmth sometimes missing in spaces dominated by stone and glass. Look for a petite form which can tuck away when not in use to save space.

added benefit of providing the perfect place to drape clothing or a towel. » Choosing a transparent plastic, polished aluminum, clean white or an open shape (like a classic bentwood bistro chair) will help keep the look light and airy. As with stools, choosing an outdoor-friendly design will ensure the piece can handle a little ambient moisture, and many outdoor options come in powder-coated metal or tinted acrylic for a hint of colour.
» If you have room, a small sofa, club chair or chaise creates a look of true luxury, dramatically blurring the lines between spaces and evoking the atmosphere of an elite spa.
Cart » A multi-layered cart is an excellent place to store toiletries and other bathroom essentials in a way that’s both beautiful and convenient. It’s another design-approved idea

A cart can easily move out of the way or pull closer to the vanity, and perches perfectly under a window or in a corner without blocking elbow room like a full-height cabinet would. » Use simple jars, drinking glasses or open vases to store items like cotton swabs and toothbrushes, and baskets or boxes for items you want hidden, with space left for rolled towels and an occasional fresh bouquet. » To get that unexpected charm, skip the “bathroom carts,” opting instead for a metal bar cart (especially a vintage find) or a well-sealed butcher-block kitchen cart and boldly repurposing it.
Chest » If you have room for nothing else, you can always create a furnished look in your bathroom by replacing a minimal or built-in vanity cabinet with a chest of drawers or vintage console. » Since a sink can be installed in virtually any furniture piece with the right height and basic structural shape, think outside the box for items that can work, such as a writing desk or old wine barrel (with an added stone top). Just ask the shop to hold the item while you confer with your plumber! » Look to places like Habitat for Humanity ReStore or other secondhand stores for furniture pieces with a story that just need a little refinishing (which you can then have applied in the form of a bathroomfriendly paint or sealer) rather than extravagant antiques.

From a brilliant, decades long career in the decor and design industry, to a life in Tuscany running a pampering retreat – and everything in between, Debbie Travis has lived it. Travis has long been loved for her ability to transform a space into a beautiful, comfortable and useful room. Her columns always answer great questions and offer intriguing insights. The shows she’s hosted on HGTV (hgtv.ca) over the years, Painted House, Facelift, From the Ground Up, All for One, have had rave reviews and have made her a favourite TV host – in Canada, and internationally. At the height of it all, Debbie switched gears A dream of living under the Tuscan sun that had been sparked 18 years earlier, she explains, while she was filming for Painted House, led Debbie to Italy. WHEN DESIGNING indoor or outdoor
spaces, our thoughts and focus immediately tend to go to furniture, paint colour and accessories selections, having been seduced by fabulous photographs on Houzz.com or in design magazines. While it is hugely helpful to access these resources for inspiration and suppliers, there are a few steps which should be taken first when refreshing a space. Over the years it has become very clear to me while working in my clients’ homes that there are three values that the majority of us hold dear when it comes to our personal places of sanctuary at the end of the day.
1. Peace and tranquillity. Life can be wonderfully rich and full with work, family and the general flow of continuous commitments and activity – but sometimes it gets to the point where it can become a little too frenetic and overwhelming. The consequence of this is often a cluttered home and a neglected, purely functional backyard. You basically have everything you need, but there are no spaces that you can relax in and look around without being confronted by things to do, and AUG - SEPT 2016 | HOME DECOR AND RENOVATIONS 65
unfortunately in the daily rush there is no time to do them! Master bedrooms are often the victim of this, and I frequently see piles of boxes or clothing lying around waiting to be sorted out. They are spaces not seen by visitors so it seems logical to just pile it up there. The sad thing is that this is the very space where you start your day, and also end your day. In other words the first and last things you are confronted by daily are issues needing to be dealt with. Similarly the back deck is frequently populated by a somewhat rusty, dusty barbecue and a table and chairs. There is often no shade nor plants, or alternatively the well-intended planters are no longer lush and green, and have joined the list of things needing attention. The chairs you initially purchased came with plump cushions which have weathered, stained and faded – as you did not consider the time and effort it would take to constantly cover them or remove them when not in use. As you sit there on a beautiful summer evening it is anything but a tranquil retreat. If the amount of excitement and enthusiasm at starting a new design project is matched by careful thought given to the actual use and ongoing care of the space, the end result has a far greater likelihood of enhancing the quality of your life.
2. Luxury and gourmet lifestyle. Most of us value the finer things in life – whether it is a fabulous meal, a gorgeous garden, travel adventures to faraway places or theatre, art and literature. The list is endless. 66 YPNEXTHOME.CA
There is no need to acquire ugly things, or let your possessions become neglected and unattractive. Buy far less and of much higher quality. Instead of 10 little mismatching planters on the back deck have one large luscious one. It will require less attention and bring you more joy. Simplicity is the answer. If you are not an avid gardener, a healthy well-tended lawn with crisp edges and only one tree in your yard can look a thousand times better than a complicated series of flower beds, endless bird feeders and other decorative garden accessories. Similarly, have less indoors. Less clutter, less impulse buys – especially when things are on sale – and instead be patient, focus on strategic planning and the best quality you can afford.
You are not there to serve your house! Everything should be aligned to address your values and your desired lifestyle, and not to look like a generic show home or a picture in a magazine. It needs to be authentic. The place to start with designing your ideal indoor or outdoor space is to examine your values and lifestyle, and then only continue once that has been defined. If you find this is challenging or confusing, consider getting the objective input from a close friend or a design professional. If you remain consistent with these values, the end result will support you and not become a burden, or an added series of chores needing your time and attention. You will love and respect your spaces and not only enjoy experiencing them but also taking care of them.
3. Healthy lifestyle. We all feel the need to be more fit, active and healthy. Create a home environment which supports giving you the time to take care of yourself, whether that is practising yoga in a quiet outdoor space, a superbly equipped kitchen where you can indulge in your love of preparing fresh, organic meals, or a luxurious spa bathroom where you can soak in a tub to relax and decompress. Create spaces that encourage and inspire you to physically and mentally live your best life. Your house is there to serve you.

Who’s who in renovation Once you have decided to have renovation work done on your home, you want to find the right people to help you plan and carry out the work. Whatever the nature and scope of your project, there are many experienced people who can help turn your renovation ideas into a successful reality. » A renovation contractor, or professional renovator, usually gets involved in a wide range of projects — large and small, interior and exterior. Renovation contractors work with you to turn your ideas into reality, and they coordinate all aspects of your project — permits, materials, workers, subtrades, supervision and inspections. In other words, a professional renovator puts it all together for you. » A specialty renovation contractor is a professional renovator who specializes in a particular aspect of home renovation, such as kitchens and bathrooms, sunrooms or window replacement. Some contractors focus on renovations for special audiences, such as homeowners with environmental sensitivities. » A design/build renovator. Large renovation projects often require design work and drawings upfront before costs can be worked out and construction can begin. The design/build renovator provides both professional design and construction services and so is able to see your job through from start to finish. » A trade contractor. Trade contractors, such as plumbers, electricians, roofers or HVAC (heating, ventilation and air conditioning) installers offer highly specialized services. Trade contractors work closely with professional renovators, who include them as part of their team as required for each project. Homeowners can also hire them directly when, for instance, you only want to replace your roofing or install a new furnace. » Kitchen and bathroom retailers. A third-party inspection of your home before you begin planning your renovation may provide you with important information about its condition and possible needs for repairs and replacement.
