Time for a change IF YOUR KITCHEN and bathrooms are approaching the 20 year mark,
chances are you’ve already thought about making some changes. Your home may be less than 20 years old but the style is not to your liking, or the builder grade materials are less than desirable, or the layout doesn’t work for your family. The bottom line for any of these scenarios is that it’s time for a change! Since these spaces are well used and can provide a high return on investment, it is important to give this matter careful consideration. In the initial stages, it is important to get a sense of what you like and what your overall style is. Do you prefer clean, modern lines and finishes? Or, do you lean more towards traditional design? For some, a more eclectic or transitional approach (mixing contemporary with traditional) is what creates the desired effect. Take this information with you when meeting with potential renovators and designers. They will want to have a good sense of your style, preferences and objectives. In Winnipeg, we have an abundance of highly qualified, experienced professionals in which to choose from. The pages of this magazine contain many of them. Make sure to select a renovator and designer that you feel comfortable with and that you feel shares your vision. Once you have determined who you will be working with, keep in mind that these professional renovators and designers are there to guide you throughout the entire process. They will do all of the heavy lifting which allows you to carry on with your life, anticipating the finished product! By contrast, hiring an illegitimate cash contractor presents you with significant financial risk. More so, there is also the matter of the finished product. Isn’t the objective to create your dream kitchen/bathrooms and to maximize your home’s ROI? We urge you to follow the advice of every homeowner who has gone through the renovation process and who has been ecstatic with the results. Hire professionals and get it done right the first time!

A Celebration of
RENOVATIONS By Mike Moore
Mike Moore is president of the Manitoba Home Builders’ Association
THE MANITOBA HOME BUILDERS ASSOCIATION is once again pleased to partner with Home Decor & Renovations magazine to feature the entrants in this year’s RenoMark Premier Series Awards. On the following pages, readers will be able to see pictures and descriptions of the projects that have been entered in this years’ showcase. Entries are featured in six different categories – Additions, Kitchens, Bathrooms, Exteriors, Whole House and Basement. As one can see from the entrants appearing in this magazine, each project is spectacular.
We are featuring 20 different projects by 7 outstanding MHBA RenoMark renovators; renovators who follow the highest professional standards in Canada. I’m confident that at least one of these projects will provide you with the direction you need to better pursue your renovation or, at the very least, start you thinking about what could and should be done in your home. This issue of Renovations magazine is always very popular because readers see what has been done in other houses and then develop ideas of what could be in their home. These are not displays or artists’ conceptions, but rather real projects completed by professional renovators in homes in nearby neighbourhoods. I encourage everyone to study these renovation projects carefully and then think about what could be done in your own home. Everybody has something that they have been longing to improve in their kitchen. Why not now? Bathrooms are being updated and modernized for comfort and practicality on a regular basis. Many of us love our neighbourhood and love our house, but it’s dated, a little too small and doesn’t fit in our current lifestyle plans. An addition is like creating a whole new living space; a whole new lifestyle. This entire issue of Home Decor & Renovations and these featured renovations will definitely get the creative juices flowing to kick-start that new project. Manitoba is still the renovation capital of Canada. Over 58% of all Manitobans indicated that they intended to undertake a renovation project in the coming year. Winnipeg has the third oldest housing stock in Canada, which helps explain why we consistently lead the nation in renovations. When considering a renovation, look to the standards and practices of a professional RenoMark renovator. The Code of Ethics and tips on what to look for when hiring a renovator can be found at the web site www.renomark.ca and also on the renovator section of the Manitoba Home Builders Association web site at www.homebuilders.mb.ca. Insist on the quality, professionalism and knowledge that come with a RenoMark renovator; your assurance of quality. Enjoy looking at all of the entrants in this year’s RenoMark Premier Series and, of course, all of the articles featured in the magazine. Your next renovation project may just be on the following pages. OCT - NOV, 2016 | HOME DECOR AND RENOVATIONS 17

ICAN CONSTRUCTION & RENOVATION
Having lived most of their working years in old River Heights in a classic 2 storey, these clients wanted to down size, simplify and move closer to family. A small bungalow on an oversize lot fit the bill. It was however a bit too small so approximately 500 square feet was added on. A master suite and new entrance were moved to the new spaces. The old existing spaces were almost entirely given over to public gathering spaces as the main floor was significantly opened up. The exterior received a complete face lift as well. Windows and doors were moved and strategic inserts of differing siding forms were installed. The original roof line was also completely revamped to suit the contemporary look of the home.
This was an extensive full house renovation on an unique 1962 bungalow in an established neighbourhood for a growing family. The client gravitated towards a Scandinavian stylized design and had a definitive vision that ICAN Construction helped implement and facilitate throughout the renovation. The ceiling beams were a definite architectural feature and only enhance the overall look and feel of the home. Panelling was removed and walls were opened up to unify the dining room and kitchen to allow for a more spacious environment. Areas were reframed to enhance the integrity of the overall structure. Premium finishes that would last such as quartz countertops, durable white washed laminate flooring and glass backsplash were also installed.
In the heart of Westwood this 1974 cab over was fully renovated inside and out by ICAN Construction. In order to suit the area but also catch the eye, a Transitional Craftsman Style was chosen to inspire the exterior design. Low maintenance, higher grade products were used for all the exterior finishes such as; James Hardie siding, Trex composite decking, powder coated aluminum railings, a factory finish custom garage door and Creative Mines stone detail. ICAN Construction prides themselves on using products that are above building standards and ensure longevity. The addition of the front pillars frames the front door creating a nice focal point.

The objective was to expand the indoor & outdoor living space and provide the home a much needed facelift. A modest 200 square foot addition was built, allowing for the roomy expansion of the existing master bedroom and a new open concept kitchen with the removal of a load bearing wall. The new kitchen boasts high gloss cabinets, stunning quartz counter tops and ceramic tile flooring. The ensuite, main bath, and master bedroom followed suit, where old was replaced with new. 3 sets of oversized patio doors provide easy access to the luxurious, 800 square foot, 3 tier, composite deck beyond.
This home was built in 1895 and over the years, had undergone little by way of renovation. The new homeowners had loved this dwelling and park-like property for years and were thrilled to purchase it, under the condition that aspects of the original house were maintained. Extensive upgrading was needed as well as more living space. Architect Wins Bridgeman and interior designer Greg Palmer were hired to develop the new house plan: a 2 storey 3,000 square foot addition and complete restoration of the existing 1,800 square foot home. The design objective was to maintain a traditional look but provide state of the art amenities.
This dated home had received no upgrades at all since its original construction. Our gutsy homeowners decided it was time to revamp the whole house including kitchen, 2 bathrooms, all flooring, lighting, doors, trim and exterior doors. Doing the entire project at the same time enabled a blank color palette so they could focus on colors and materials that were in line with their tastes. The layout was updated to include a large kitchen for entertaining. The new kitchen layout is well connected to the outdoor spaces and the rest of the house. The bathrooms all received similar quality, earthy colors and materials.

This bungalow with walkout basement was custom built in 2003. Improved functionality was needed as the front foyer was cramped and the master bedroom and ensuite was small and poorly laid out. The walk-in closet lacked effective organization. Also, all windows facing the lake at the rear of the home were too small to appreciate the view. To achieve the desired changes, a two storey addition was created to provide needed floor space while extensive modifications of the floor plan resulted in a more functional layout. Interior design was by Fenwick & Company Interior Design with millwork by Legacy Originals, lighting by SuperLite and solid surfaces by Cararra Tile.
Our objective was to reconfigure the existing space and provide a much needed update to an aging home. By building a small addition behind the existing rear entrance we were able reconfigure the space, allowing for a larger ensuite bathroom and a large kitchen pantry. The new kitchen boasts custom Tree Frog veneer cabinets, quartz counter tops and an oversized island. The ensuite incorporates heated tile flooring, custom floating vanity, and a luxurious soaker tub. As a finishing touch, the existing fireplace was refaced with new Realstone veneer, custom fireplace doors and a custom maple mantle.
This classic Tudor styled home was in serious need of a main bathroom upgrade. Being an odd shape, the layout couldn’t be modified very much, but all the finishes received serious upgrading. Tiles dominated most surfaces in keeping with the period look of the home inside and out. The clients wanted products and materials that were sympathetic to the age and character of the home. A tile design for the shower was created to take advantage of some extra space and to give the whole shower area tremendous pop! A modern element that was added is the ever popular infloor electric radiant heat for those cold mornings. Also, built-in cabinets take advantage of hidden knee wall space to help out with storage problems.

HAMMERDOWN HOME RENOVATIONS
This outdated bathroom was transformed with a sleek modern look in mind. The low threshold biscuit-coloured bath was replaced with a drop-in air-jetted tub for two. Surrounding the tub are sleek white bamboo-style tiles with a decorative pebble trim that carries through the room to the vanity backsplash. The seashell sink and vanity were replaced with a wall-hung vanity and off-set sink which highlights the beautiful grey-tiled floors and gives the smaller bathroom a more expansive feel. The modern finishing touches to this bathroom include recessed lighting on a dimmer, in-floor heat and ceiling-mounted rain shower head.
This ensuite bathroom started with an oversized tub which was located as part of the bedroom. The remainder of the bathroom was enclosed and cramped with a neo-angled acrylic shower, small vanity and toilet. We transformed this space into one large bathroom, building walls to separate it from the bedroom. This ensuite boasts a large custom vanity with granite countertop and his/her vessel sinks. Along with a freestanding bathtub, we have provided a spa-like walk-in shower featuring: seamless entry, head-to-toe tiles with built-in bench and niches, 8” LED Rainhead plus handheld shower, digital sound system and steamer.
The goal with this bathroom renovation was to open up and more effectively use the large space while introducing clean, modern elements. Partition walls, bulkheads and the space wasting jetted tub were removed. A free standing soaker tub sits on a heated tile floor. Behind the tub is a natural stone wall that is illuminated by in floor LED lighting creating a relaxing, ambient feeling. The floor tile continues into the walk in shower which features an elegant linear floor drain and stone curb to match the vanity top. The outdated golden oak trim around the windows was removed and the windows were finished with a custom maple ledge and frames stained to match the new vanity. LED pot lights in the ceiling give the room a more natural looking light in the evenings.

DYNASTY BATHROOMS
This early 70’s home had a very dated tired façade and needed something exciting, modern and energy efficient to bring it back to life. After stripping everything down to the sheeting, new windows & door, siding and stonework were installed. A new roof was also installed. The windows were all energy efficient high performance units and some of the sizes were altered to fit the new design. Fiber cement siding and trim boards were used. New roof shingles and aluminum soffits/fascia completed the makeover.
The before and after transformation of this kitchen/living room renovation astonished the clients as well as their guests. It is undeniable that lighting and high end custom finishes played a key role in the success of this renovation. ICAN construction prides themselves on treating every renovation as its own individual project as well as considering the client’s needs. This is apparent with the key hole design for the island, custom stain, textured glass in the cabinets, full glass backsplash, high end appliances and stunning granite counters.
This existing compartmentalized 80’s-style kitchen was re-designed with an open-concept layout that would allow for use and functionality within the kitchen. The center focus is a large island with adequate counter space aside the flat-top stove with overhead range. Rich ruby cabinetry accentuates the trendy glass-metal listello backsplash and granite-look laminate countertop. The brown hues flow through to the 18”x18” porcelain tile with in-floor heating placed throughout the kitchen and dining room offering a clean seamless look joining the rooms together. Natural light from the kitchen window along with dimmer recessed and pendant lighting complete this room.

The objective of this project was to create an open concept kitchen. This was accomplished by modifying the existing U-shaped layout and creating an eating bar. Instead of using a dining set we created a stunning space to cook and entertain in. The inspiration for the space was the recycled glass and stone mosaic backsplash. The Murano glass hood fan became the focal point as you enter the kitchen and the cabinets were finished in a bronze metallic paint along with stainless steel pantry doors to match. Quartz counter tops, luxury vinyl tile flooring and the custom stainless base under the eating bar finish the space.
Removing the dividing wall between the kitchen and dining room provided the homeowners with many more kitchen layout options, including a large island. Once the layout was established, we selected materials that are soft and bright creating lots of light where none existed before. Cabinets are high gloss MDF with quartz countertop in a concrete coloor. The existing hardwood floors were repaired at the wall removal and laced into the existing, so no evidence of the wall remains. We added under cabinet lighting, pendants at the island and general lighting on the ceiling to add many levels of lighting, perfect for all occasions.
This dated home had a tiny kitchen and a small eating area in front of a large bay window. These daring homeowners wanted to explore different kitchen scenarios, so we proposed to shorten the bay window to create a fantastic area for the sink and remove a load bearing wall to connect the kitchen to the rest of the main floor. These changes revamped their tiny kitchen into a very large entertaining space with plenty of room for two cooks and several guests. The existing hardwood floors were laced with new hardwood where the wall was removed. The new lighting adds plenty of personality and style to the space.

The previously finished space was very compartmentalized. By removing most of the walls, we created a space that would accommodate the needs of the current owner. Details include a textured MDF feature wall, an embellished custom shelving display designed to hide teleposts and a walk up bar with metal backsplash and metallic painted millwork. The stairwell was turned and rebuilt to improve traffic flow, with the curved end being finished with a one of a kind metal mesh screen that can retract for easy moving of goods.
This dated basement was from a bygone era! The padded leather bar and cedar plank walls and wild carpet were dating the home in the 70’s. The homeowner also wanted to add a spacious bathroom shower. We revamped the layout to provide much more efficient use of the space. The bathroom was upgraded from a half bath to a full bath and moved closer to the utility room. This allowed more space for the new bar which consisted of a spectacular solid wood raised countertop. All the materials are meant to melt into one another, for a soft modern look. The cedar plank walls were sanded down and restained to compliment the other finishes!
This late 60’s 2 storey had a dated exterior façade, never having been upgraded. The owners also wanted the garage enlarged, the kitchen and dining room renovated and the front entrance expanded. Redesigned kitchen includes caesarstone countertops and contemporary cherry cabinetry by AMX millwork, featuring an oversized island. A separate floor-to-ceiling millwork divider delineates kitchen from living room and contains pantry, kitchen refrigerator, living room bar fridge, decorative living room cabinetry and display counter. A striking feature was the addition of perimeter bulkheads with architectural reveals and recessed lighting throughout, unifying the entire redesigned main floor. The stairway to the second floor was redesigned with glass and cherry wood railings.

Getting Started
The cash deal contractor WE HEAR ABOUT this all the time in the renovation industry and after 40 years of being in the business I still don’t understand what the attraction of the cash deal is to the consumer. I know it must sound like we’re only concerned about losing customers to this illegal activity, which of course we are, but the concern is much greater than that. The liability and exposure a consumer puts themselves in when entering into a cash relationship with an illegitimate contractor is indeed a serious concern. First off, cash does very little for a legitimate contractor and the suggestion of it puts us in an awkward, and let’s face it, illegal position. We still need to pay suppliers, sub trades, payroll and our government remittances etc. and cannot do this with cash funds. Therefore, it is of no real use to us. To the consumer, you save what? A little bit of tax dollars in order to expose yourself to a whole list of possibilities that could come into play and in the end make you wish you had never thought of entering into a cash deal relationship. Allow me to explain. The cash contractor usually operates this way because for some reason they feel they have to. They may have been sued before, are under investigation, their accounts may be frozen by the government or for some other reason cannot operate legitimately. Or, this is a side business they are not claiming as income. For any of these reasons, is this the type of entity you want working on your biggest investment? You would be safe to assume they do not carry any liability insurance, nor would any of the subtrades working for them and should something happen while they are working on your house, you would be liable for everything with no recourse to the contractor as this was a cash deal which means there is likely no contract in place to give you an amount of protection. As the cash contractor is unlikely fully trained and up to date on current codes and building practices and we know there 28 YPNEXTHOME.CA
won’t be any permits and inspections on this, you are putting your home insurance in jeopardy because when they find out that the work was done in this manner you will likely not be covered. My biggest concern, however, is WCB coverage. In the event that someone is injured while working on your home under a cash deal (which is more prone to happen here as safety protocols and proper training surely isn’t on the cash contractors mind) you, the homeowner, could be held responsible for all costs associated with this injury and potential rehab of the worker. Is this really worth it? Just to save a few tax dollars. As I am limited in my column to educate you fully on this matter, I’ve highlighted just a few of the major concerns when dealing with the cash
contractor. We have not even touched on quality control, deposits lost, subtrade liens on your property for not being paid, and the list goes on. My advice to you when considering a renovation is not to think of the tax dollars as tax dollars but more as insurance against potentially losing everything. It’s a small price to pay.

Building or renovating? Save over $12,000 with natural gas. Heating your home and water account for 75 per cent of your energy bill, so you’ll want a heating system that gives you the best value over its lifespan. Some types of heating systems cost less up front, but will actually cost more to run each year. It’s important to consider both the purchase price and the operating cost when choosing a heating system for your home.
Know before you buy. Discuss your options with your home builder or contractor. Here are some important questions to ask: • What type of heating systems are available now? • How much will each cost to operate? • What are the annual maintenance requirements and cost to maintain the system? • How energy efficient is it? • Will an electrical upgrade be required?
Replacing an existing heating system? Manitoba Hydro can help. We offer a variety of financing options that can help spread the cost of buying a new furnace or water heater over time. Power Smart* Pay As You Save (PAYS) financing uses the money you save on energy to pay for your new heating system. The Power Smart Residential Loan offers convenient financing with various loan terms. The Power Smart Affordable Energy Program helps qualifying homeowners make their home more energy efficient with free insulation and a new high efficiency natural gas furnace for only $9.50 per month for five years.* *This offer is subject to change at any time.

TOP 5 WAYS TO ORGANIZE
AND DE-CLUTTER YOUR SPACE from Toronto designer Julia Black In a society where “stuff” easily defines us, it’s important to keep in mind what we really need in our homes. By editing your belongings you will feel refreshed with newfound space and will be highly motivated to keep an organized household.
1
BINS AND BASKETS SHOULD BECOME YOUR NEW BEST FRIEND. And I’m talking about the gorgeously stylish bins and baskets on the market today that add to your home decor. I love Toofifteen because they are simple, modern and help enhance a minimalistic lifestyle that I embrace. I also love artisanal woven baskets from places across the globe, like those from Far and Wide Collective.
2
INVEST IN A GOOD LABEL MAKER. I use labels wherever I can — containers, folders, jars for my kids’ crafting materials, medicine cabinet items, seasonal bedding, cleaning products and so much more. The trick is to use them in closed storage units (or in kids’ spaces) so the label doesn’t compromise your decor — you don’t want labels staring at you all day long! But what I love about labels is that it forces you to put things away where they belong so clutter doesn’t form, and it’s so helpful when you need to find something quick.
3
ONE OF THE BIGGEST CLUTTER PROBLEMS. I see is overflowing bookshelves. Not only is it an eyesore, but it’s awfully impractical for finding or putting away your books. Try switching over to a Kobo e-reader to consolidate your books, and use your open shelves to display your beautiful books and objets d’arts. I love the new Kobo Aura H20 because it has a sleek design and access to more than 4.9 million eBooks and magazines. Plus, it’s perfect for on the go, even in the bathtub or around the pool.
4
USE A CORKBOARD IN YOUR KITCHEN to organize family notes and plan your meals for the week. You’ll be able to see what you have coming up for the week in one place, and it will eliminate fridge clutter and notes.

5
MAKE A HABIT OF GOING THROUGH YOUR BELONGINGS and discarding the things you don’t use anymore. Every now and again, I like to get my kids to go through their things and box what we can donate to those in need. They like the activity because truthfully, we all know it feels good to give, but I also like it because it helps keep us organized and ensures we’re not being swallowed by our belongings.

ANYONE WHO HAS EVER EMBARKED on a full-
scale home renovation knows that it is not for the faint of heart. But despite the inevitable upheaval, Tuxedo couple Laura and Joey felt the timing was right for a major change to be made to their 60’s built home. “We’ve been in the house for 13 years and decided it was time to enjoy it since our kids are gradually moving away and our
plans are to stay here for a long time,” says Laura. “We’d kind of been doing piecemeal renovations. It started out with my husband doing a renovation to our fireplace but then we realized that tackling those kinds of jobs was simply beyond our skill levels.” Fortunately for the couple, one aspect of their ambitious project, the design, was going to be easy. The couple’s daughter, OCT - NOV, 2016 | HOME DECOR AND RENOVATIONS 39
Danielle, is an interior designer, educated in Environmental Design at the University of Manitoba and now based in Toronto. She brought her professional design skills to the fore by designing the entire first floor layout, with special attention given to the very dated kitchen. Laura describes the previous kitchen as a bit of a mashup as a result of previous attempts to modernize by the previous owners. “Half of the cupboards were from the 60’s and were either cherrywood or maple, I’m not sure which.” Dark coloured granite counters and a U-shaped counter with kitchen sink facing the window were vintage features of bygone decades, creating an effect that was dark and heavy. “Before Danielle designed the kitchen, we talked about it a lot, pondered a few solutions and she worked on designs well before we decided to move ahead. I’m really lucky,” says Laura. “I don’t think any other designer would have spent three or four hours a night working with their clients like what she did!” Once the design, materials and finishes were determined, Laura called on Sergey of Accord Cabinets to realize the plan. “We knew Sergey from the work he’d done for people we knew,

so he came well-recommended. My daughter and I looked at his website and loved what he was doing.” Danielle’s plan called for an all-white contemporary kitchen, a concept that Laura needed some time to process, but was finally won over by her daughter’s strong vision for the space.

“Danielle provided a very smart, functional design for her Mom and Dad,” says Sergey. “It really helped our crew since the design was done so well and we could concentrate on bringing it to life.” The final plans called for Shaker-style cabinets constructed of high density fibreboard custom-painted in Chantilly Lace paired with German-made chrome handles providing the requisite sparkle. Once the doors are closed, the kitchen reverts to its seamless, uncluttered appearance. “When we have company I simply close off that area so that everything looks neat and clean,” says Laura. Spending time in the new kitchen is such a pleasure,” says Laura. “It’s so much brighter and harmonizes with the rest of the house that is done in whites and greys so it’s all very calming. I absolutely love it!” Sergey and the Accord Cabinets’ team rates high with both mother and daughter. “He’s meticulous,” says Laura. “Detail is so important to him plus he’s easy to work with. He’s just been great!” Sergey, too, counts this project as a success. “What is most important to me is that in the end, the customer is happy with the result!” For further details, visit the Accord Cabinets website at www.accordcabinet.ca

DESIGN MYTHBUSTERS By Lynn Fenwick B.I.D. | Photography by Artistic Impressions
The other day I was talking to a friend who kept calling me a decorator, which every time I politely corrected to “designer.” I think I can speak for most designers when I say that being After these repeated corrections this friend began to get a bit annoyed with me, saying, “oh whatever – decorator, designer, it’s the same

called a “decorator” pushes some kind of button.
thing.” It was then that I realized how many myths there are about interior designers and how many people don’t really know what we do. I would love to share with you some myths about designers that I would like to bust!
DESIGNERS JUST DECORATE AND PLAY WITH PAINT AND FABRIC SWATCHES Of course we do more than just decorate and play with colour swatches – a great misconception. To sum it up, decorators enhance space, whereas designers create space. Interior designers usually have a degree in interior design and have gone through rigorous training on spatial awareness, spatial planning, human behaviour, material studies, art studies, structural studies, and so much more. You can look at us as a bank of design knowledge. We don’t just decorate and pick paint colour – this is 48 YPNEXTHOME.CA

Your house should be a place that you love and feel comfortable and we won’t settle for you feeling anything less! just a portion of the many facets of work that we do. We create floor plans, elevations and detail drawings. We select materials that cohesively work together to become one palette, which we compliment with beautiful fixtures and details. Essentially, designers bring together the technical expertise and a comprehensive understanding of design to enhance the function and quality of interior spaces. Our main objective is to create spaces that look beautiful but also facilitate our client’s everyday lives. DESIGNERS ARE RIGID AND UPTIGHT I think people have an image of a designer coming into their home and telling them they might as well move because there is no hope for their space. Almost every home I have been to, the client apologises for the look of their home. First of all, if your home was perfect, why would you hire us? Second, we are not there to criticize your home, we are there to make your life better. We do take our work seriously and may be meticulous with our design, but that is because we want the best possible outcome for your project! OCT - NOV, 2016 | HOME DECOR AND RENOVATIONS 49
More than anything, we want our clients to have an enjoyable experience with the design of their home. We know how stressful it can be to make such big and expensive decisions – so we try to have as much fun possible with our clients! DESIGNERS ARE UNAFFORDABLE At Fenwick & Company, we can design for any budget and there is no project that is too small to ask for design help. We will happily do as much or as little as you would like – whether you just need help selecting paint colours for your house or suggestions on furniture and artwork placement to large scale projects such as designing the whole house from the ground up. A designer can keep you on budget and save you time and effort. We know where to go for resources for everything related to your project. This will save you endless amounts of time researching products, brands and prices. We also will wisely stretch your budget where less costly materials may be possible, saving you money on the overall project. We have connections
to many vendors throughout the city to get you designer discounts on items that you want to purchase – that alone can pay for a portion of your designer fees! THEY WON’T REFLECT MY TASTE I think this may be the biggest myth out there. Our main goal with every project is to create a space that not only looks great but reflects your lifestyle and personal taste. Of course we add in our own design touches, but the root of the design will be custom tailored to what you like the best. That is what makes our job so exciting! If we only designed using our personal style for every project, our job would get so boring! The challenge is incorporating your likes and personal style into a design that looks crisp and clean and creates a space that is functional and beautiful to you! If we had a crystal ball or were mind readers you wouldn’t need to tell us what you like and don’t like. One of the prerequisites of working with us to define your space with your personality, is that you have to help us to understand your
BEFORE

style. This means that we will give you homework! Bringing pictures of what you like to the initial consultation is more helpful than you realize. Like the cliché, a picture is worth a thousand words. MY SMALL HOME ISN’T WORTHY OF DESIGN At Fenwick and Company, we really do believe that every home is design worthy. Whether it is just to update the look, add more storage, or make the main living area more functional, good design will make your home work better for you. Your house should be a place that you love and feel comfortable and we won’t settle for you feeling anything less! I CAN JUST DO IT MYSELF While this may be true to a certain extent, there are many things that an interior designer will bring to the table that you wouldn’t exactly think about or otherwise consider. Designers will look at a space with a fresh approach, quite often totally different
and refreshing to the client, giving you that WOW factor!! Designers can bring your design inspirations to life better than you could have imagined! We have a solid understanding of design principles and colour and can help you avoid mistakes that could potentially cost you more money in the long run. The biggest mistake that we see is when clients call us in panic mode after they have started a renovation without a proper plan. Buying plumbing fixtures or cabinets or even furniture that doesn’t fit can be very costly. A plan also helps with budgeting. Contractors can give you a much better estimate when you have a concrete plan. Whether you are re-doing one room or your entire home, don’t hesitate to look at hiring a designer. We work with you and within your budget to design your dream space! Designing, redesigning, or renovating often involves a significant investment of time, money, and effort. Hiring a professional interior designer is the best way to ensure you get value for your investment. Contact us to get started on your next project!

CIL Paint Colour Trends:
SOOTHING COLOURS TO TAKE SPOTLIGHT IN 2017 Serene violet will be hottest colour of all, according to the brand
HERE IS SOME NEWS that may bring comfort: soothing colours will be all the rage in home decor in 2017. That is the forecast of leading brand CIL® paint in unveiling the top colour trends for the year ahead, dominated by soft, saturated shades of violet, grey, sand, terra cotta, mustard and grey-green. “The colours for 2017 are mellow but with more pigment than the pastel-like hues of last year, emitting a warm, rich feel,” said Alison Goldman, brand manager for the CIL paint brand of PPG. “Think clean, minimalist decor,” she said, explaining that “next year’s palette is a reflection of consumers’ craving for purity and simplicity – an antidote to the overwhelming amount of information people receive daily and the ever-growing complexity of life.”

The soothing, down-to-earth colours of 2017 add depth to open spaces and coziness to smaller rooms. Pictured on the walls of this home office is Stone Harbor Greige (10YY 48/071 | WN24) by CIL paint, a beachy driftwood neutral that promotes a sense of tranquility.

Antique Violet (50BB 46/091 | V37) as the brand’s 2017 Colour of the Year. “Next year’s stand-out colour can be described best as a beautifully sophisticated and muted midtone shade of purple that leans heavily towards a blue-grey,” she explained. Incorporated in all elements of home decor in 2017, from walls to furnishings to accessories, the new purple works particularly well with concentrated downto-earth colours that promote a sense of tranquility, from brown-bag tones and beachy driftwood neutrals to charcoal and grey-infused blues and greens. Others topping the list of CIL paint colours trending for the coming year are: Stone Harbor Greige (10YY 48/071 | WN24) sand, Moderne Mauve (90RR 56/048 | R35) tan, Silver Mountain Creek Green (70GG 38/059 | CN20) grey-green, Soft Copper Orange (80YR 48/274 | O24) clay, Soft Cloud Blue (90BG 72/088 | B57) light mauve, Neo Mediterranean Mist (30GG 54/045 | B09) green, and Sunnybrook Yellow (40YY 61/299 | Y37) mustard.
Bolder hues such as teal, deep coral and onyx will be used as accents to balance the soft shades, Goldman explained. When decorating with the 2017 colours, she recommended using a creamy – rather than pure – white for trim and doors to complement the relaxing vibe of the palette, and completing the decor with trendy and equally warm copper, bronze and terracotta accessories. “Less is definitely more with this palette – the colours are crisp, grounded and livable with the ability to refresh mental activity regardless of the style of the room,” Goldman said. Adaptable to any setting, from traditional to modern, the shades both add depth to open spaces and coziness to smaller rooms, she added. Spend vs. Save
Just bought a home and on a tight budget? Don’t fret! With expert advice from interior stylist Paul Semkuley, we show you where to spend and save your precious pennies for each room in your house. By Sara Duck

BEDROOM SPEND Mattress & Box Spring Approx $1,500 - $3,000
Although it is the least glamourous item to buy for the bedroom, it is the most important. A good mattress will make all the difference in getting your beauty sleep each night. “The mattress should last you at least 10 years,” says interior stylist Paul Semkuley. “Especially when you purchase it with the coordinating box spring – as it absorbs up to 50 per cent of the body’s impact.” Semkuley also suggests getting comfy and cosy in store by laying on it like you would normally sleep, to see if the mattress is a right fit. Whether you prefer a mattress that is firm, made of organic material or one that comes with a pillow top for extra comfort, buy the best one you can afford.

You may think this is an odd pick to invest your money in, but the vanity is a key item for the bathroom. Don’t forget you will be using the vanity every day, multiple times, opening and closing doors and exposing it to moisture. “The most important need of the vanity must be function,” says Semkuley. “Spending more on cabinetry that is made of solid wood will last much longer in a “wet” environment, than those made of a pressed wood compound.”

YANIC SIMARD ON
Creating custom
By Elisa Krovblit | Photos Brandon Barre
WHEN YOU HIRE A DESIGNER, the space they create for you is, of course, custom. But the elements in that room — are they a carefully curated collection that will work in your space or are they custom made, just for you? Home Decor & Renovations magazine caught up with celebrity designer Yanic Simard, principal of the award-winning boutique firm Toronto Interior Design Group (tidg.ca), to ask him about custom pieces, and he’s given us some amazing insight into creating the best custom essentials for your home.
Home Decor & Renovations: Why custom?
Yanic Simard: My idea of comfort is

living in a space that feels right — a personal retreat where you end up at the end of the day, and it just feels good. Going custom is the best way to achieve that.
HDR: Custom can be costly. Are there cost-effective ways to get custom looks? 62 YPNEXTHOME.CA
YS: Upholstery. Custom upholstering an entire piece of furniture, such as an armchair or a sofa, can quickly add up. But focusing on something simple, like the seats of dining chairs, can be a small investment with a big payoff. This approach also gives you the opportunity to create a lot of looks that you are unlikely to find in a store, such as matching your drapery to a chair back for a statement that says “custom,” loud and

smaller amount of must-have stone and doubling the look of it.
HDR: What are some of the current trends in customization?
YS: There’s a big trend to upcycle, so
clear. This also provides an opportunity to use a small amount of high-end fabric for accents and apply a plainer and more durable material to high-impact areas, such as the seat, for the best of both worlds (and a balanced budget).
HDR: Are there areas where you more strongly recommend going the custom route? YS: Drapery. As with upholstery, custom draperies can require investing in materials and labour. However, a custom drapery treatment is by far the best way to achieve an elegant look, especially for windows of an unusual size or walls that do not perfectly suit a pre-made panel. This is why custom drapery is generally considered worth the investment. In many cases it is possible to extend a ready-made panel instead of starting from scratch. In much less time than it takes to make a panel from scratch, a seamstress (or skilled DIYer) can cut the bottom of a packaged curtain and attach a panel of a second fabric, creating a perfect-length, colour-block statement without the full price tag.
HDR: Do you recommend customizing pieces of furniture?
YS: Creating a custom piece of furniture for a client is many designers’ dream, but it can sound more like a nightmare for homeowners. The cost, time, imagination and decisions required can make choosing a custom piece seem overwhelming compared to simply dropping by a store and walking away with a new find.
HDR: Are there any design issues that are more easily overcome with custom options, where you tend to prefer custom? YS: Mirrors for the bathroom. Custom inset mirrors solve a lot of issues in bathroom design. They expand a space visually, and they also replace a large area of tile, allowing a seamless, fully tiled look without requiring as much material to be purchased. When you use a mirror wall to wall or floor to ceiling — and skip the frame cost — you’ll save even more while getting a perfectly polished look. It’s a good idea especially in a compact bathroom, letting you splurge on a
if what you have is in good condition, customizing the finish is becoming a popular option. Beautiful, colourful cabinetry can be rare, especially in the exact hue of your choice. In fact, you’re more likely to find a dated or drab shade if you’re living in an older home. If the existing units are in good condition, having the fronts sprayed with a new finish can be very reasonable in price compared to a full replacement. The same can be said for salvaged vanities. Whether your look is eclectic, traditional, modern or rustic, a salvaged furniture piece used as a vanity can make for an excellent twist in any bathroom. A simple coat of paint (or just a sealant to keep worn-in character as is), a few cuts and a basic block vessel sink can transform nearly any furniture piece into a bathroom vanity. You can also try adding a solid slab to create a more traditional countertop, or take an inexpensive cabinet frame and replace just the doors to achieve a unique look while still providing plenty of closed storage.
HDR: Are there any customizations that are particularly influenced by the client?
YS: Art — this is definitely one element that needs to speak to the client on another level. In a Miami condo space I recently designed, I wanted to bring a sense of South Beach artistic flair without letting it swallow the budget. I found high-resolution images created by a local artist online and had them printed directly onto acrylic. If you want to customize art for yourself, ask a local printer what materials they can print on, and try something fun, like canvas, cloth, parchment, plastic or even wood. The result will be unique art pieces with a true artistic story, but without the art-auction price. And of course, there are also many good reasons to buy a one-ofa-kind original piece of art from your local gallery. Sometimes just a little change goes a beautifully long way. TIPS FOR PAINTING
GREAT LOOKING WALL By Jane Lockhart
AS A HOME OWNER, you have two choices: you can either stick with the standard “builder beige” or you can refine your painting skills, put on a pair of coveralls and give it a shot. This is not to say that all homes are adorned with builder beige, but unless you were able to pick multiple colours in the paint and finishes of your space, chances are your walls could probably use a new coat. I was trained to paint properly way back when I started my design career more than 20 years ago. Some of you may know that I began as a junior designer at Benjamin Moore Paints. I never dreamed that I would learn so much useful information about colour and paint. So before you tackle any painting job, big or small, follow these simple rules for a seamless finish.
1 | Buy a metal cage The cage is the metal handle that holds the actual roller or sleeve. The better this is, the longer it will last. It won’t squeak when rolling or rust when washed.
put on the metal cage or handle. If you buy a cheap sleeve with a cardboard interior, it will start to fall apart when it gets wet in the paint. Then it will leave small fluffs on your wall and all your hard work ends up looking poor.

3 | Buy a large paint tray

I WAS TRAINED to paint properly way back when I started my design career more than 20 years ago. Some of you may know that I began as a junior designer at Benjamin Moore Paints. I never dreamed that I would learn so much useful information about colour and paint. So before you tackle any painting job, big or small, follow these simple rules for a seamless finish.
Bonus tip Can’t find an opener for your paint can? A screwdriver or keys will work, but if you are Canadian the best thing ever is a loonie or toonie to open the lid of a paint can. It’s always available and super strong for this type of job. Thanks Royal Canadian Mint for the convenient opener! Even if you are not the best painter and not using the best paint, great tools will make the job easier, faster and it will look better. If you follow these simple rules, your newly built house or condo will turn into your home in no time.

10 | Buy a good paintbrush
almost a full can of paint into the tray which means less pouring of paint and hopefully less mess. This also means less stopping of the job to pour paint into the tray.
4 | Really coat the roller sleeve When putting paint on the roller, really coat the roller sleeve. It is designed to hold paint! Fluffier roller sleeves hold more paint, which means you go to the tray less often and this will speed up the job. Really soak the roller in the tray so it absorbs the paint.
5 | Avoid tiny strokes in a small area
certain thickness to give you the right colour and durability. Too little paint compromises this.
7 | Don’t brush all the edges first Although it is tempting to cut-in or brush all the edges of the walls before rolling the paint on, you are less likely to get a good finish. It is best to brush a little of the edges then roll into that wet paint, and continue this process down the wall. It takes longer but you will find the coverage of the colour more even.
Buy one good paintbrush. Cost can be an issue, but a good brush means you will only buy it once – if you clean it after you have done the job. A good brush has “flagged” ends and is angled. Flagged ends look like the bristles are uneven and with split ends. This lays out the paint in a much smoother fashion. And once you do clean your brush, use the hole in its handle to hang it up to dry. Never leave a paintbrush sitting in a pot. I use a wire coat hanger turned upside down to dry my brush. (Hook the brush’s handle on the “J” shaped end of the hanger and hook the triangular part of the hanger over a doorknob.)
8 | Always use two coats of paint
When applying the paint to the wall, do not roll it in tiny strokes back and forth in one small area. Begin by rolling a large “W” on the wall with the roller and then roll the wall fully from top to bottom. This will lay out the paint better and faster.
Yes, you usually need two coats of paint to develop the colour well or to ensure you don’t miss any spots. There are some brands of paint that suggest you only need one coat, but I have found this to work only with a light colour over another light colour, and when I take my time applying the paint.
6 | Apply the recommended amount of paint
9 | Store your paint cans upside down
Apply the recommended amount of paint to the wall. People often try to stretch their can of paint a little further by not applying as much as suggested by the manufacturer. There is no value in this as the paint is meant to be applied to a
Paint does not “go bad” as long as it’s not kept in extremely cold conditions. Seal the lid very well (place the lid on the can, cover with paper, and hammer the lid in place, remove paper) and turn the can upside down in a cool, dry area for

Tips & Tricks
KITCHENS THAT WORK A KITCHEN UPGRADE can be one of the most exciting and important changes you make to your home. It can also involve a significant investment, so you want to make sure you do it right. Begin by visiting building suppliers, retail outlets and kitchen showrooms to find out what’s available and get an idea of prices. However, kitchen renovations go beyond cabinetry and appliances. Talk with a professional renovation contractor in the early stages of planning to get a sense of the full scope of the work involved. Then you’ll be in a good position to make informed decisions and choices. Here are some of the issues you and your renovator will want to discuss.
What do you want to accomplish? » A simple-sounding question, but one that your renovator needs to understand in order to give you the best advice. Do you need more storage and work space? A new updated look? Better 66 YPNEXTHOME.CA
traffic flow? A quiet, bright morning breakfast spot? What bothers you about your existing kitchen? Often, renovators will ask you to describe your daily routine to determine the best design solutions to achieve your objectives, in and around the kitchen area. Do you really need a larger work area? » The renovator will help you to assess your existing space. Older kitchens are often poorly laid out, with wasted space in corner cabinets, inefficient shelving and small counters with inadequate work space. Can you gain the space you want from a more efficient layout? Can you run cupboards to the ceiling for storing seldom-used items? Would bigger windows or glass doors to the outside help to open up the area? When more space is needed, can you relocate a small bathroom or closet to another area of the home, or “steal space” from a rarely used dining room?
Do you need help with design? » It’s often difficult to see beyond what you already have, and you may not be aware of all the possibilities. Kitchen design has evolved a great deal over the years. Renovators can provide lots of ideas and suggest things you may never have considered. They may also recommend that you speak with a kitchen designer. What work is involved? » Typically, a complete kitchen renovation involves three stages: 1) preparing the room, 2) installing the cabinets and 3) completing the job (tiles, floor cover, trim, under-cabinet lights and so on). » During the first stage, your kitchen is dismantled and structural work, such as stripping and moving walls, installing windows and doors, drywalling, and flooring, is done. Electrical work may entail new wires, split receptacles and
When should I begin to choose products? » Experienced renovators strongly suggest that you don’t make a single purchase until you have decided on the entire style and colour scheme. Get samples from suppliers (e.g., cabinets, counters, faucets, tiles, flooring) and go through them with your renovator to make sure that everything is matched and coordinated for the look you want.
separate circuits for each appliance to conform with building codes. Your electrical panel may need upgrading as well. » Changing your kitchen layout may mean moving the plumbing. Your renovator may also suggest replacing old or corroded supply pipes at the same time.
How long will I be without a kitchen? » A complete kitchen renovation typically takes about three to four weeks and longer if you are adding space or doing extensive renovations in adjoining areas. Your renovator will help you set up temporary kitchen facilities elsewhere in the house.
Finally, the most important advice offered by renovators is: Don’t be in a hurry. You will be using your kitchen every single day for years to come. This is your opportunity to do it right, so take your time. Do your homework, consult with professional renovators, and you are off to a great start.
