PROJECT: Although the kitchen in this home wasn’t old and outdated, the clients wanted an open concept living space to entertain and interact with their family.

1. The beam replaces the load bearing wall that was removed to create the open concept living area. 2. The large island stained a dark charcoal is multilevelled to add interest and a visual divider between the kitchen and dining area. The same ﬁreplace stone was used to create continuity. 3. The charcoal and taupe colours in the stone, inspired the taupe stained cabinets. 4. The luxury vinyl wood looking tile was selected for its easy care and super durability for this busy family. 5. Rustic beams on the Great Room ceiling add detail but also hide the roll down projection screen. 6. Custom fabricated, aged metal details were added to the ﬁreplace and kitchen hood fan. 7. Artwork adds a punch colour.

PAINT PROS reveal top colour trends for 2017

Framing alternatives for your artwork ABOUT FIVE YEARS AGO, I came up with the bright idea to pick up something for my walls every time I traveled. Great idea, right? Art would cover my walls with travel memories and it would make for interesting decor. What I didn’t think about was how hard it would be to bring artwork home on a plane or while roadtripping. Needless to say, my idea was shut down pretty quickly. But, I remained confident that I would one day start doing this. So, when I went to Chicago a couple years ago, I picked up a beautiful print that I hoped to hang above my fireplace. It’s an unconventional size but I opted against buying the frame with the print since we were driving back…what a mistake that was. Custom framing for this piece was priced at more than double the cost of the actual print and its unique size made it difficult to find anything else. Luckily, I discovered some great framing alternatives that don’t break the bank and that are also useful if you’re just looking for a new way to hang things on your wall. Use an easel Granted this look isn’t for everyone because the easel will take up some space, but it adds personality to any room it’s in, and can help bring together the overall look and feel of a room, too. Different easels work for different rooms, but generally speaking there is something for everyone. Use clips This can definitely feel reminiscent of a dorm room if you don’t choose the appropriate clip or suspending material, but there are ways to make this classy, easy and unique. This works for prints, photos and even children’s artwork. You can hang clips simply with wire on a nice background or you can make a sort of frame-clipboard out of wood and take advantage of being able to change the 18 YPNEXTHOME.CA

photos you hang. You can also use an iron rod, string or even branches as the base for your clips and customize the look you want.

THERE’S A CERTAIN FASCINATION in discovering how designers create their own living space and channel their unique design vision when the needs and preferences of clients are not the premier consideration. M-concept owners Artur and Edyta have championed the elegance of minimal design for over a decade, starting in the kitchens and bathrooms of Winnipeg homeowners who value the merits of the couple’s design philosophy. Artur, Edyta and family have recently moved into a new build in RoyalWood that reflects their minimalistic design tastes. “This home reflects our true standards, designs and ideas,” says Artur. “Besides being

our family home, it also serves as a show home for our customers and displays what M-concept can do beyond kitchens and baths.” The 2250 square foot two-storey home has three bedrooms plus basement. A staircase leads up from the compact foyer to the living area, an open concept space incorporating dining room, living room and kitchen. This level is unified with 7 ½ inch wide plank engineered oak flooring, lightly stained to enhance the natural quality of the wood, knots and

The fireplace exudes a streamlined effect enhanced with a concrete base that was poured on site to introduce a raw material element into the space. “We have an ethanol burner in there that gives a beautiful live fire without any glass. It’s kind of like a big candle,” says Artur. Kitchen finishes complement each other and provide striking visual interest. A back wall of matte lacquer doors offers plentiful storage. There is no hardware to impede the sleek visual fluidity of the doors that open with the push of a finger. Unexpected features include a lower cut-out dark stained shelf that provides a display area and matches other dark black elements throughout the house including the trim. The Aster Cuccine dark brown oak veneer island is the working hub of

the kitchen housing an abundance of doors and drawers on the working side, as well as a dishwasher, a deep over-size sink and an induction cooktop. The opposite side features a cut-out niche for cookbooks and sundry storage plus a recess for two bar stools. The island countertop and gable is crafted of Cambria quartz in Waverton pattern. “We included a waterfall effect with a twist by creating a tiny backsplash on the countertop,” says Artur. “We made it a bit more functional rather than just concentrating on what it looks like.” The integrated fridge and wine fridge are both clad in a hammered, distressed stainless metal. The

adjacent cabinet reveals an appliance garage with a four foot counter space, two glass shelves, multiple drawers and ample space for toaster, coffeemaker and juice blender. The cabinet doors are made of reclaimed oak veneer with lots of knots and can be slid back beside the cabinet walls so they don’t intrude into the kitchen space itself. No less spectacular are 18 individual Bocci glass globule lights suspended from the 20 foot ceiling that integrate both levels and provide an exquisite effect in the evenings. The master bedroom walk-in closet by Pianca measures 16 feet by 11 feet and with such ample storage negates the need for bedroom furniture keeping sleeping quarters clutter-free and restful. The master ensuite is appointed with a 72 inch Blu BathWorks suspended vanity fronted with a reclaimed oak veneer, a hanging towel warmer and heated tile flooring. porcelain tiles with a concrete look. Around the corner, a 5 foot by 5 foot ‘his and her’ shower completes the suite. The M-concept showroom is currently under construction at its new location Unit 5-1421 St. James Street right next to Coast Appliances. “We’re doubling both our showroom space and our warehouse space from the previous location to 4700 square feet,” says Artur. “Presently, we are seeing clients by appointment only”. Project timelines AFTER ‘HOW MUCH WILL IT COST’ and ‘do you do free estimates’ (which we will address in future articles), the next biggest questions I am asked are ‘how long will it take’ and ‘when can you start?’ While the first question is much harder to answer and usually goes along the line of ‘well, how much does a car cost,’ meaning, the range is very wide and it really depends on what you want to do. It’s impossible to answer with nothing more than a budget range. Schedules can however be a little more predictable, at least at the outset. As a case study, let’s take what we find to be one of the most popular and common renovations which consists of the removal of a couple of walls, new kitchen, new flooring, lighting and a few special features in the family room. To do this project right, from the day you give the nod to your designer or chosen professional design-build contractor you should expect the process to be at least 5-7 months. Most clients are shocked by that revelation but are even more shocked by the contractor that claimed that it could be done much faster for the purpose of getting them to sign but then goes way over schedule once the project gets underway. First off, you need a good set of plans and specifications. For a project like this, allow enough time to go back and forth a few times to the point where you are confident that the decisions made are exactly what you want. Depending on your schedule and ability to make decisions in a timely manner, you should allow 6-8 weeks for this process, which would also include time for the design to go to the engineers who need to do their work. Keep in mind that there is the possibility that one of the walls you want to take out is load bearing. At this point, you now have a set of plans for the final detailed budget to be completed and to proceed with the building permit application. Once submitted to the city with all proper documentation you will see your permit in about another 4-6 weeks. So now we’ve gone through almost four months in diligent project planning and it’s time 26 YPNEXTHOME.CA

to get started. Likely your contractor hasn’t been sitting with his crew waiting for this to start and now has to schedule in the start date with all their other work but should be able to start soon as they should have been anticipating it to some degree. If you are going the tendering route for your project you should insert at least another three weeks for this process to be completed. Once underway, your first critical path item will be the site measure for the cabinets. This has to wait until the rough in and drywall is complete for proper accuracy. After site measure, your cabinets should arrive around six weeks from that point, a day or two for installations and now you’re ready to template for the solid surface countertops, which will now be on site and installed in roughly 2-3 weeks which will allow you to install that spectacular tiled backsplash you were so excited about and can’t wait to see. This is the critical path timeline that rarely has any flexibility to it.

So now we are into 20 something weeks and we’ve counted on every truck showing up on time, no changes along the way, no one calling in sick or the host of other intangibles contractors deal with on a daily basis that in the end affects your first dinner in that beautiful new gourmet kitchen and living space. So please plan early and give yourself enough time. I often suggest working it backwards, meaning, decide when you want your project completed and then start the process 6-8 months prior.

WHEN IT’S TIME FOR A NEW DESIGN you want to get the most bang for your buck. In a home I recently designed for a family, they longed for an open concept main floor for greater interaction as a family and more fluent entertaining. While not every budget will allow for such a large scale renovation, the lessons are the same: choose your products wisely and splurge on the right components. The kitchen is the heart of every home and a natural gathering place. No matter the size of your surface area, countertops should be on your splurge list. Kitchen islands are a focal point and a common gathering zone so be sure to love the countertops you choose. Your cabinets need to be useful and maximize the space available. I always recommend you find a good, reputable, local company that has some great past projects for you to look at for inspiration. Additionally, I urge all my clients to go the extra mile and get soft-close hardware; you might not see this little gem but the luxury of no more slamming drawers or doors in the kitchen is something you’ll thank me for! A company I have been working with more and more lately is called GRASS, the maker of what I would consider the Cadillac of soft-close hardware. This company aligns with such brands as Armani/ Dada so you know you are getting luxury when you choose their hardware. GRASS is available all over Canada for every cabinet manufacturer… all you have to do is ask for it. Oh how I love to install a new faucet in any kitchen I work on! I love all the new features added to faucets in recent years, 28 YPNEXTHOME.CA

but one of my all-time favorites is the tap technology. Dirty hands are a breeze to clean with a simple tap and on flows the water. In this kitchen I installed the Delta Trinsic with Touch 20 technology in matte black. This faucet is stylish and adds the right amount of drama! Get appliances that will work with your family’s lifestyle. Here I chose Samsung’s Chef Collection in stainless steel; these premium kitchen appliances are gold star and have been tested and approved by Michelin Star Chefs. And don’t forget the range hood; the Lux Island low profile range hood from Zephyr provided an unobstructed view through the kitchen to the front hallway and it delivered the minimalist look we were going for. As a bonus, it has a wireless remote control.

Lighting fixtures are both hanging art and a staple within the overall design concept. Here I went with a more industrial look pendant over the island to tie in the exposed beams, and then matched it with two round lights over the table. These beauties are from DVI Canada. Incorporating touches of nature in an indoor space is just logical, as we all crave outdoor time. For this project we included a table made from raw suar wood. The bench seating is perfect for a large family, and the rustic finish will help to disguise the family’s wear and tear. This stylish and functional table is from Artemano. The nature theme continues with table top faux plants, sourced from Bouclair as well as other final touches like pillows to pull the space together. Open concept requires a coherent look within the entire space, but rooms still need to have distinction. In the living room I used FLOR tiles to make it its own space, while still having it tie into the master space. I love that FLOR has the ability to replace a single tile should it be soiled or damaged. Simply put, splurge on the high visibility, high functionality items – you will never regret walking into a room you love!

The stacked doors are topped with a detailed ceiling moulding providing some traditional details in this transitional kitchen. “Framing to the ceiling makes the kitchen feel spacious and stylish and also provides a great space for additional storage,” Sheri adds. Janice really welcomed the second tier of cabinets. “I was tired of climbing up on the counters to dust the tops. The ceilings are nine feet high and the additional tier brings your eyes right up and makes the room feel more spacious. We even painted the ceiling white to match and to take full advantage of that extra height.” Beautiful Ceasarstone quartz countertops in Cosmopolitan White with elegant veining and subtle shades of white were selected to complement the look. “Quartz is a popular option among our clients as it is stain and scratch resistant and doesn’t require any sealing.” The backsplash consists of subway tile set in grey grout in a brick pattern. A custom touch was to install the tiles to the full height of the cabinets and above the kitchen window for greater impact. “Nu-Life Kitchens offered more than just the cabinets,” says Janice. “They did whatever we wanted. We wanted a new pantry door so they sourced that. We also wanted to have the surface on the kitchen desk raised to install a full counter length.” Janice and Darrell were impressed with the all of the tradespeople who “were very nice, helpful and professional. TWENTY YEARS IS A WATERSHED event for most houses when homeowners realize that it’s time to make some major improvements. Stewart and Jennifer realized the time was right to embark on some major updates to their 1400 square foot bungalow including re-doing the main bathroom and ensuite as well as getting rid of a couple of kitchen walls to give them more space when hosting large dinner parties. The couple enlisted Werner Peters of All Canadian Renovations (ACR) to review their proposed project and to determine the scope of what they had in mind. Turns out that eliminating the load-bearing kitchen walls had significant structural implications that required consulting an engineer to assess exactly what could be done.

“Because our roof is stick-framed, pretty well every wall is load bearing,” Stewart says. “The solution was to place an engineered beam in the attic and out of sight because we didn’t want to have a visible beam hanging down from the ceiling.” Werner expands, “We encountered point loads coming down on two flush beams inside the ceiling joist system. These point loads supporting the stick-framed roof system were being supported by bearing walls on the main floor that we wanted to relocate.” “With the help of our project engineer and our carpenters we were able to come up with a solution that called for us to bolt a 3 ply 11 7/8 LVL beam to the existing flush beam. The new beam then required having hangers installed to support another

well as the oak moldings that we wanted to retain to keep our costs in line.” The couple chose granite in Ivory Gold for countertops and island. “There’s a lot of variations with browns and other dark flecks that match up with the cabinets really well,” says Jennifer. “The backsplash is a Bianco off-white subway tile in a shiny hand-made crackle finish that works well with the granite.” Brushed nickel handles adorn all doors and drawers. The couple appreciates ACR’s ingenuity in salvaging their white oak kitchen flooring. “We had done the floors a few years back so we weren’t planning on refinishing or replacing them,” says Stewart. “When the kitchen wall was removed, the subflooring was exposed. Unfortunately, our original hardwood flooring was discontinued and we only had a little bit left in the basement. ACR got the idea to lift up the hardwood very gently from under the re-positioned island so that we could use them to match the exposed sub-floor. They did a really good job. It matches so well.” The renovation to the main bathroom and ensuite uncovered plumbing pipes that needed to be removed since they had been recalled and were replaced with upgraded PEX tubing says Werner. Both bathroom walls were insulated and ceiling fans replaced with moisture resistant board installed on all walls and ceiling. Shaker-style vanities identical to the kitchen, luxury vinyl flooring underfoot and new fixtures brought both bathrooms up

to speed. The ensuite shower was removed and replaced with a 36 inch rounded style with incorporated bench that Jennifer especially appreciates. Stewart and Jennifer give Werner and the ACR team two big thumbs up. “ACR was very diligent in preparing all the appropriate paperwork, engineer certificates and permits that were needed. They were very professional and knowledgeable right off the hop as to what was required and what the regulations and building codes were. That was important to us,” says Stewart. “They were very good to work with and if there ever was an issue, they were quick to resolve it. We highly recommend them. It was a good relationship and we are very pleased with their work.” Werner returns the sentiments. “With the help of our talented trades people and the patience of our customer, we were able to work out solutions to the issues that arose to complete a project that we are extremely proud to have been involved in.”

If you don’t use it, lose it DON’T HOLD ONTO ITEMS just because you have them. If something is of no use to you, it’s time to let it go. » Books collecting dust? Although I keep a collection of books that I often re-read or refer back to, I make it a habit to use the one-in/one-out rule. I love books and my house would be overrun with them if I didn’t begin this habit a long time ago. Any time I’m tempted to buy a new book, I remind myself that if I do, I will have to let one go. This encourages me to borrow books from the library when possible. I often get questions about what to do with books that are no longer used and are taking up space. Donate books in good condition to your local library, hospitals or schools. » Toy toss Put aside time with the kids to go through their old toys and decide what they want to donate. Remind them they need to make room if they want new toys. Drive to the charity together and drop off the toys. Remind the kids

Heavy duty shelving units and clear bins work great for storing these items within their categories. Brackets and hooks work for large items. Don’t forget to take the discarded items to the dump if they cannot be sold or donated.

» Has your clutter expired? If you can’t quite bring yourself to let go of certain items, even though you aren’t using them, consider packing them in a box and writing a ‘best before’ date on it six months away. Put this date on your calendar as a reminder. If you don’t open that box again before the expiry date, donate it to charity without opening it again. This provides you with a coolingoff period, making it easier to detach. » Out with the old, in with the new Is your outdated home office equipment slowing you down? Maybe it’s time to upgrade or replace it. Or, have you replaced your equipment but kept the old laptop or printer, just in case? Take back your space and give your office a fresh start by letting go of the old. Do this and I predict your productivity will increase in the years ahead!

AT FENWICK & COMPANY, we pride ourselves in our ability to give our clients exactly what they want, no matter how ambitious that may be! We are often faced with the challenge of meeting the building requirements in different residential areas as each development has a different set of specifications. In the case of our client Max, our designs pushed the level of precision to meet stringent developer’s stipulations to give him all the items on his wish list for his home and find a solution to fit them on the limited size lot he had purchased. Max first approached Fenwick in June of 2015 looking for a second opinion on his options regarding the layout of his new home. He had already met with a homebuilder and was about to 56 YPNEXTHOME.CA

purchase the lot of land, but was consistently told that he simply would not be able fit everything he wanted in the space that this lot allowed. He really liked the location of the lot, but didn’t want to settle for building a home that didn’t have all the items he wanted. Max left his wish list and the builder’s plans with us. With our extensive knowledge of design and our tenacity, we designed a plan that gave him more than he thought was possible! We have a saying at Fenwick & Company – never tell us we can’t do something; this only fuels our fire! Beyond the typical rooms in the house, Max’s wish list included a sunroom, an office area, a main floor washer/dryer, an island with seating, a kitchen pantry and as much storage

as possible. It was important to him to keep any areas that required day to day usage on the main floor due to medical issues. Fenwick and Company’s challenge was to fit all of these areas within the narrow boundaries of the lot and meet development codes regarding setbacks and the percentage of lot that his home was allowed to cover. We designed an open plan space to ensure the quaint dimensions give as large an impression as possible and allow for unobstructed circulation throughout the house. The kitchen features a galley style kitchen. Because of the narrow width of the home due to setbacks, we were limited to using only one wall for cabinetry. One wall of cabinets paired

Because of the close proximity of the neighbours, we decided to frost the windows to allow for privacy but still filter in light. In keeping with the theme of the house, we wanted the windows to be as clean looking as possible. We opted to remove casing around these windows and run the tile to the frame of the window.

With the lots for homes getting smaller and client wish lists growing, we have to push our creativity to accomplish these challenges. with a massive island complete with a quartz waterfall edge created a great ‘wow’ and the effect of a grand kitchen. High on the list of ‘necessary’ was to have a dining room large enough to sit 8 people for poker night. In this area we had to pinch inches and select a narrow, extendable table with a pedestal base to ensure everyone would fit without feeling cramped. Max expressed how perfectly it works for his poker nights! The great room flaunts a two storey ceiling and a 12 foot high fireplace/entertainment unit. Keeping the concept of simplicity, we used large tiles on the fireplace wall and completed the unit with semi-recessed cabinets under the TV and designed a simple mantle above the fireplace that acted as a frame for the TV and unified the fireplace and TV. The height of this area expands the space, despite the minimal square footage. The lighting reiterates the theme of simplicity yet adds another layer of interest to the space. Like most projects, there were some concessions Max had to make. He desired a soaker tub in his ensuite, but there was a defined amount of room on the lot so unfortunately his floor plan would not allow this. Max stressed how important it was for him to be able to relax in a tub. In compromise, since the sunroom was also a must, we found a 2 person hot tub small enough to fit in the sunroom, yet still allow for seating and space to lounge. This rearrangement ended up being the best of both worlds! Max’s style is modern and simple. His hope was for his home to feel clean and fresh, yet still masculine. We chose cabinets and flooring that were on the darker side – a charcoal colour for both. We contrasted this with a light paint colour, white countertops and backsplash in the kitchen to keep the space crisp. We used neutral coloured walls and tile in the ensuite and on the fireplace façade and luxury vinyl tile in the foyer, main 58 YPNEXTHOME.CA

bathroom, and back entrance that would allow Max’s colourful artwork to shine. One of the more considerable challenges we faced with this design was getting enough natural light into the house. Due to the narrow front façade and the restrictions with windows on the sides of a house in this development, we had to be strategic about our window placement. The front façade was not a problem as we could cover a great percentage of the surface with windows, but drawing the daylight through the body of the house was not so easy. One way we handled this was adding backsplash windows in his kitchen. Because of the close proximity of the neighbours, we decided to frost the windows to allow for privacy but still filter in light. We love this detail! After all our hard work and determination, we created a plan that met all of Max’s wishes. 6 tips for first-time homebuyers PLANNING TO BUY YOUR FIRST home and not sure where to begin? Here are six home-buying tips to help you prepare. 1 | Get with the programs There are various government programs available to help you buy a home. » Home Buyers’ Plan (HBP): The HBP allows first-time buyers to withdraw up to $25,000 from their RRSP to put toward a down payment on a home. You have up to 15 years to repay the funds. » First-Time Home Buyers’ Tax Credit (HBTC): Eligible first-time buyers can apply for the FTHB to help offset the costs associated with purchasing a home, such as legal fees, disbursements and land transfer taxes. The credit can provide up to $750 in federal tax relief. More information on these programs is available at cra.gc.ca 2 | Explore your options First-time buyers can purchase a home with as little as five per cent of the purchase price as a down payment – as long as the property is less than $500,000. Anything higher than that, and the minimum down payment for the portion of the price higher than $500,000 is 10 per cent. So, assuming your price range is at that threshold, you’ll need to come up with at least $25,000. At that purchase price, depending on the market you’re in, this could mean you’d then be looking at a condo or townhome, instead of a detached home. 3 | Check with the bank of mom and dad If your parents are Baby Boomers who have had the good fortune of building equity over the years, as they paid down their mortgage while the value of their property multiplied, well… they may be in a position to help. Many buyers are hitting up the bank of mom and dad. In the last two years, 28 per cent of first-time buyers called on the bank of mom and dad to help finance their purchase; from 2010 to 2014, only 17 per cent did.

4 | Become tech savvy Mortgage consumers are becoming very tech savvy. In the Canada Mortgage and Housing Corp. (CMHC) 2015 Mortgage Consumer Survey, 78 per cent of respondents researched online, with 70 per cent using an mortgage calculator to help determine their payments. And social media is playing a more important role – 20 per cent used sites such as Facebook to learn more, 17 per cent used a mobile device, and of those, 22 per cent used a mortgage related app. And these figures are growing. 5 | Befriend a broker or banker Like many things in life, it’s all about relationships. And whether you use a broker or a banker to secure a mortgage, you’ll likely come to value the relationship. In the same CMHC survey referenced in Tip 4, consumer loyalty strengthened the longer people stayed with their lender. But since we’re talking about money, people are willing to switch lenders to get a better rate and save – a fact which is much more prevalent for bankers than brokers. And because brokers are able to offer products from

multiple lenders, as opposed to bankers who offer only the products of their own institution, the market share held by brokers is growing notably, particularly among repeat buyers. 6 | Research, research, research These days, with prices rising as they are and uncertainty in some markets, research is a must. Everything from your target area, desired housing type, builder or realtor, finances, how much you can afford, who you borrow from and the structure of your mortgage – take your time. Torino Tile & Stone Artisan-style work delights homeowner By Margaret Anne Fehr

ANDREA AND BRIAN successfully had their 80’s style kitchen re-done in their St. Vital home and were very pleased with the result. The kitchen cabinets had been re-faced and transformed from a dark 70’s style to the elegant and clean lines of a Shaker-style in an energetic off white. It was now time to have some fun picking out tiles for the backsplash and flooring to complete the look. For that, the couple turned to Torino Tile & Stone Inc. at 5-3 St. Mary’s Road. Andrea relied on Torino Tile’s inhouse designer Michelle, along with the expertise of owner Sandra Nelson to work through the many choices available. “I’m pretty particular and they were very much on board with helping me to achieve the final result I wanted. I took my choices home to see how they’d work against the countertop, my paint colours and the cabinets to create my storyboard. That really made the difference in helping me make my choice.”

Andrea and the Torino team felt the simplicity of a 3 x 6 subway tile would work best for the space but still wanted it to make a little more of a design statement. They decided a glossy white Heritage-style tile was what the space needed.

It was now time to have some fun picking out tiles for the backsplash and flooring to complete the look. Andrea chose a 12 x 24 rectangular Kenai porcelain tile in Taupe for the floor with a coordinating Malt grout that made the installation have a seamless look. The tile’s design with understated striations was the perfect transitional style that was both modern and traditional. The choice was important since not only was the tile laid in the kitchen, back and front landings, hallway and main floor powder room; but it was important to also work in harmony with the hardwood flooring on the rest of the level. Next up was choosing the backsplash. Andrea and the Torino team felt the simplicity of a 3 x 6 subway tile would work best for the space but still wanted it to make a little more of a design statement. They decided a glossy white Heritage-style tile was what the space needed. “The Heritage style is thicker and modelled with a slight bevel, giving the tile a bit more of a vintage look,” says Sandra. Another project on the renovation list was the 3 sided fireplace that encompasses the kitchen, dining and living room. “We knew we wanted to do our fireplace at some point and figured this was the time. After the kitchen was finished, we were so pleased with what Torino had done that we really wanted to 62 YPNEXTHOME.CA

have them do our fireplace.” Andrea chose to go with a stacked Ledgestone in Driftwood, a light brown colour that works well with the hardwood and floor tile. “We worked with Wayne and Sandra on determining how to re-work the angle and framing of the fireplace facing so the stone would be properly supported. They were very helpful on that,” says Andrea. Andrea was very impressed with Torino’s installer, Brennan. “He is like an artist. He spent so much time with the floor. It had a pattern in it and he would painstakingly lay out the tiles to see the direction and which ones looked best butted up against each other. He paid attention to whether they lined up, if the pattern was going the right way and that tiles of the same pattern were not side by side. He really spent a lot of time laying it out perfectly and it looks gorgeous as a result!” Sandra is pleased that Andrea and Brian are happy! Reflecting on the floor tile installation, she adds, “Our biggest challenge was making sure the layout design transitioned well to all the adjoining areas and that there were no odd or small cut pieces. The angled transition from the stairs to hardwood also required some extra finesse. The

fireplace, having to work with what was existing, also had its challenges. The original design needed to be revamped to accommodate the newer gas insert and exhaust system. Andrea and Brian decided to streamline it, ultimately choosing a more open and angled 3-sided plane with a 5 sided angled hearth. With the desire of a very seamless look, we opted to do bevelled cuts on all sides. This required a lot of skill and time to cut the Ledgestone to accommodate this style of installation, but the extra measures paid off and this renovation project lived up to its full potential. The home transitioned into a beautiful open and bright space that definitely showcased Andrea’s elegant sense of style.” Andrea made sure her satisfaction with Torino Tile and Stone was evident by penning her testimonial in gratitude for a job that exceeded expectations. Having lived most of their working years in old River Heights in a classic 2 storey, these clients wanted to down size, simplify and move closer to family. A small bungalow on an oversize lot fit the bill. It was however a bit too small so approximately 500 square feet was added on. A master suite and new entrance were moved to the new spaces. The old existing spaces were almost entirely given over to public gathering spaces as the main floor was significantly opened up. The exterior received a complete face lift as well. Windows and doors were moved and strategic inserts of differing siding forms were installed. The original roof line was also completely revamped to suit the contemporary look of the home.

This was an extensive full house renovation on an unique 1962 bungalow in an established neighbourhood for a growing family. The client gravitated towards a Scandinavian stylized design and had a definitive vision that ICAN Construction helped implement and facilitate throughout the renovation. The ceiling beams were a definite architectural feature and only enhance the overall look and feel of the home. Panelling was removed and walls were opened up to unify the dining room and kitchen to allow for a more spacious environment. Areas were reframed to enhance the integrity of the overall structure. Premium finishes that would last such as quartz countertops, durable white washed laminate flooring and glass backsplash were also installed.

In the heart of Westwood this 1974 cab over was fully renovated inside and out by ICAN Construction. In order to suit the area but also catch the eye, a Transitional Craftsman Style was chosen to inspire the exterior design. Low maintenance, higher grade products were used for all the exterior finishes such as; James Hardie siding, Trex composite decking, powder coated aluminum railings, a factory finish custom garage door and Creative Mines stone detail. ICAN Construction prides themselves on using products that are above building standards and ensure longevity. The addition of the front pillars frames the front door creating a nice focal point.

The objective was to expand the indoor & outdoor living space and provide the home a much needed facelift. A modest 200 square foot addition was built, allowing for the roomy expansion of the existing master bedroom and a new open concept kitchen with the removal of a load bearing wall. The new kitchen boasts high gloss cabinets, stunning quartz counter tops and ceramic tile flooring. The ensuite, main bath, and master bedroom followed suit, where old was replaced with new. 3 sets of oversized patio doors provide easy access to the luxurious, 800 square foot, 3 tier, composite deck beyond.

This Classic home from 1895 had undergone few changes. It is set in a park-like location on the river in Wolesley. Bridgeman Architects and Greg Palmer interior Design developed a new floor plan that included complete restoration of the existing 1800 sf. and a new addition of 3000 sf. This resulted in an elegant home with traditional styling melded with modern technology. The home has Geothermal in-floor heating and cooling. energy efficient windows, walls and roof systems, reclaimed elm flooring and millwork. Heating, plumbing and electrical is state of the art.

This dated home had received no upgrades at all since its original construction. Our gutsy homeowners decided it was time to revamp the whole house including kitchen, 2 bathrooms, all flooring, lighting, doors, trim and exterior doors. Doing the entire project at the same time enabled a blank color palette so they could focus on colors and materials that were in line with their tastes. The layout was updated to include a large kitchen for entertaining. The new kitchen layout is well connected to the outdoor spaces and the rest of the house. The bathrooms all received similar quality, earthy colors and materials.

This bungalow with walkout basement was custom built in 2003. Improved functionality was needed as the front foyer was cramped and the master bedroom and ensuite was small and poorly laid out. The walk-in closet lacked effective organization. Also, all windows facing the lake at the rear of the home were too small to appreciate the view. To achieve the desired changes, a two storey addition was created to provide needed floor space while extensive modifications of the floor plan resulted in a more functional layout. Interior design was by Fenwick & Company Interior Design with millwork by Legacy Originals, lighting by SuperLite and solid surfaces by Cararra Tile.

Our objective was to reconfigure the existing space and provide a much needed update to an aging home. By building a small addition behind the existing rear entrance we were able reconfigure the space, allowing for a larger ensuite bathroom and a large kitchen pantry. The new kitchen boasts custom Tree Frog veneer cabinets, quartz counter tops and an oversized island. The ensuite incorporates heated tile flooring, custom floating vanity, and a luxurious soaker tub. As a finishing touch, the existing fireplace was refaced with new Realstone veneer, custom fireplace doors and a custom maple mantle.

This classic Tudor styled home was in serious need of a main bathroom upgrade. Being an odd shape, the layout couldn’t be modified very much, but all the finishes received serious upgrading. Tiles dominated most surfaces in keeping with the period look of the home inside and out. The clients wanted products and materials that were sympathetic to the age and character of the home. A tile design for the shower was created to take advantage of some extra space and to give the whole shower area tremendous pop! A modern element that was added is the ever popular infloor electric radiant heat for those cold mornings. Also, built-in cabinets take advantage of hidden knee wall space to help out with storage problems.

HAMMERDOWN HOME RENOVATIONS

This outdated bathroom was transformed with a sleek modern look in mind. The low threshold biscuit-coloured bath was replaced with a drop-in air-jetted tub for two. Surrounding the tub are sleek white bamboo-style tiles with a decorative pebble trim that carries through the room to the vanity backsplash. The seashell sink and vanity were replaced with a wall-hung vanity and off-set sink which highlights the beautiful grey-tiled floors and gives the smaller bathroom a more expansive feel. The modern finishing touches to this bathroom include recessed lighting on a dimmer, in-floor heat and ceiling-mounted rain shower head.

This ensuite bathroom started with an oversized tub which was located as part of the bedroom. The remainder of the bathroom was enclosed and cramped with a neo-angled acrylic shower, small vanity and toilet. We transformed this space into one large bathroom, building walls to separate it from the bedroom. This ensuite boasts a large custom vanity with granite countertop and his/her vessel sinks. Along with a freestanding bathtub, we have provided a spa-like walk-in shower featuring: seamless entry, head-to-toe tiles with built-in bench and niches, 8” LED Rainhead plus handheld shower, digital sound system and steamer.

The goal with this bathroom renovation was to open up and more effectively use the large space while introducing clean, modern elements. Partition walls, bulkheads and the space wasting jetted tub were removed. A free standing soaker tub sits on a heated tile floor. Behind the tub is a natural stone wall that is illuminated by in floor LED lighting creating a relaxing, ambient feeling. The floor tile continues into the walk in shower which features an elegant linear floor drain and stone curb to match the vanity top. The outdated golden oak trim around the windows was removed and the windows were finished with a custom maple ledge and frames stained to match the new vanity. LED pot lights in the ceiling give the room a more natural looking light in the evenings.

This early 70’s home had a very dated tired façade and needed something exciting, modern and energy efficient to bring it back to life. After stripping everything down to the sheeting, new windows & door, siding and stonework were installed. A new roof was also installed. The windows were all energy efficient high performance units and some of the sizes were altered to fit the new design. Fiber cement siding and trim boards were used. New roof shingles and aluminum soffits/fascia completed the makeover.

The before and after transformation of this kitchen/living room renovation astonished the clients as well as their guests. It is undeniable that lighting and high end custom finishes played a key role in the success of this renovation. ICAN construction prides themselves on treating every renovation as its own individual project as well as considering the client’s needs. This is apparent with the key hole design for the island, custom stain, textured glass in the cabinets, full glass backsplash, high end appliances and stunning granite counters.

This existing compartmentalized 80’s-style kitchen was re-designed with an open-concept layout that would allow for use and functionality within the kitchen. The center focus is a large island with adequate counter space aside the flat-top stove with overhead range. Rich ruby cabinetry accentuates the trendy glass-metal listello backsplash and granite-look laminate countertop. The brown hues flow through to the 18”x18” porcelain tile with in-floor heating placed throughout the kitchen and dining room offering a clean seamless look joining the rooms together. Natural light from the kitchen window along with dimmer recessed and pendant lighting complete this room.

The objective of this project was to create an open concept kitchen. This was accomplished by modifying the existing U-shaped layout and creating an eating bar. Instead of using a dining set we created a stunning space to cook and entertain in. The inspiration for the space was the recycled glass and stone mosaic backsplash. The Murano glass hood fan became the focal point as you enter the kitchen and the cabinets were finished in a bronze metallic paint along with stainless steel pantry doors to match. Quartz counter tops, luxury vinyl tile flooring and the custom stainless base under the eating bar finish the space.

Removing the dividing wall between the kitchen and dining room provided the homeowners with many more kitchen layout options, including a large island. Once the layout was established, we selected materials that are soft and bright creating lots of light where none existed before. Cabinets are high gloss MDF with quartz countertop in a concrete coloor. The existing hardwood floors were repaired at the wall removal and laced into the existing, so no evidence of the wall remains. We added under cabinet lighting, pendants at the island and general lighting on the ceiling to add many levels of lighting, perfect for all occasions.

This dated home had a tiny kitchen and a small eating area in front of a large bay window. These daring homeowners wanted to explore different kitchen scenarios, so we proposed to shorten the bay window to create a fantastic area for the sink and remove a load bearing wall to connect the kitchen to the rest of the main floor. These changes revamped their tiny kitchen into a very large entertaining space with plenty of room for two cooks and several guests. The existing hardwood floors were laced with new hardwood where the wall was removed. The new lighting adds plenty of personality and style to the space.

The previously finished space was very compartmentalized. By removing most of the walls, we created a space that would accommodate the needs of the current owner. Details include a textured MDF feature wall, an embellished custom shelving display designed to hide teleposts and a walk up bar with metal backsplash and metallic painted millwork. The stairwell was turned and rebuilt to improve traffic flow, with the curved end being finished with a one of a kind metal mesh screen that can retract for easy moving of goods.

This dated basement was from a bygone era! The padded leather bar and cedar plank walls and wild carpet were dating the home in the 70’s. The homeowner also wanted to add a spacious bathroom shower. We revamped the layout to provide much more efficient use of the space. The bathroom was upgraded from a half bath to a full bath and moved closer to the utility room. This allowed more space for the new bar which consisted of a spectacular solid wood raised countertop. All the materials are meant to melt into one another, for a soft modern look. The cedar plank walls were sanded down and restained to compliment the other finishes!

This late 1960’s 2 story was changed in several ways. The existing attached garage was demolished and a larger garage and new front foyer were built. This allowed for a Post and Beam style canopy to change the front elevation. The main floor interior received a full makeover with a remodeled kitchen , dining area and living room. Kitchen was redone with custom Cherry cabinets and Caesarstone counters. Perimeter bulkheads and LED lighting unify the design. Existing stairs feature Glass and Cherry wood railings.

1 tsp (5 mL) salt 1 tsp (5 mL) pepper ½ tsp (3 mL) ground nutmeg 3 cups (750 mL) baby spinach 1 pkg (360 g) fresh lasagna sheets (8 sheets) 1 jar (700 mL) pasta sauce

1. In a large bowl, mix ricotta cheese, eggs, 1 cup (250 mL) three blend cheese, Parmesan cheese, salt, pepper and nutmeg. 2. Fold in spinach. 3. In a 9 x 13 inch (22 x33 cm) baking dish, spoon enough tomato sauce to just cover the bottom of the dish.

4. One sheet at a time spread filling mixture on each lasagna sheet. 5. Roll lasagna sheets and place seam side down in the pan. 6. Spoon remaining tomato sauce over manicotti; sprinkle with remaining 1 cup (250 mL) Italian blend cheese. 7. Bake at 375 °F (190 °C) for 25- 30 minutes.

Coffee Cloud Cake with Lemon Cream Icing Makes 10 to 12 servings

YOU NEED 2 tbsp (25 mL) instant coffee 1 cup (250 mL) warm water 2 ¼ cups (550 mL) sifted cake and pastry flour 1 tbsp (15 mL) baking powder ½ tsp (2 mL) salt 6 eggs, yolks and whites separated ½ tsp (2 mL) cream of tartar 2 cups (500 mL) sugar, divided 1 tsp (5 mL) vanilla 1 cup (250 mL) filberts, very finely chopped LEMON CREAM ICING 2 cups (500 mL) whipping cream 1 pkg 3.4 oz (99g) instant lemon pudding mix 2 tsp (10 mL) grated lemon zest

1. Heat oven to 350° (175°C). 2. Dissolve coffee in water in small bowl. Set aside. 3. In medium size bowl, sift together flour, baking powder and salt. 4. In a large bowl, beat 6 egg whites and cream of tartar at high speed until soft peaks form. 5. Gradually beat in ¾ cup (175 mL) of the sugar, 2 tbsps (25 mL) at a time, continuing to beat until stiff peaks form. 6. In a separate medium sized bowl, beat egg yolks and vanilla at high speed until well mixed. Gradually beat in remaining sugar until mixture is thick and lemon coloured, about 6 minutes. 7. Alternately fold in sifted dry ingredients and coffee. Fold in nuts.

8. Carefully fold egg yolk mixture into beaten whites, about ¼ at a time. 9. Pour mixture into an ungreased, deep 10 –inch (25.5 cm) tube pan. 10. Bake 55 to 60 minutes or until top springs back when lightly touched. 11. Turn pan upside down and let cake hang until cool. 12. Loosen sides of cake with knife or long metal spatula.

13. Remove from pan. Frost with Lemon Cream Icing. 14. Combine all ingredients. 15. Mix well. 16. Let sit for a few minutes until mixture thickens.

Manitoba Décor and Renovations asked Mia and Rob to collectively put their heads together to offer a preview of their presentation ‘Falling in love with your home again: solutions for every budget.’

MDR: What might be some budgetsensitive design solutions geared towards a modest, intermediate and high budget? MIA: Creating a feature wall is a great way to update a space with a modest budget whether its paint, wallpaper, or creating built-in shelves. It can make a dramatic impact and make the space feel fresh. Another great way to update your space on a modest budget is to change out your hardware, giving old cabinets a face lift and a kitchen a whole new feel. Updating a space with a medium size budget is always fun because you can mix highs and lows. I often like to spend more on lighting, and then shop for vintage furniture that can be recovered on a budget. Another great way to update a space on an intermediate budget is to invest in custom drapery. Drapery that is measured to maximize the space done in a gorgeous linen or lovely clean texture can really make a space feel bigger as well as accentuate the natural light.

A fabulous way to update your space with a higher budget is to look at bringing in some natural materials to a renovation. Perhaps you are renovating your kitchen and you want to look at bringing in a marble backsplash, or quartz counter tops, or if you’re renovating a bathroom, you can invest some time into the design of marble mosaic tiles to really elevate the space. MDR: Your show talks about ‘finding spaces in impossible places.’ Could you give some interesting examples from your show that demonstrate this? ROB: We love finding spaces in unique and interesting places. A few examples would be: At an entrance, if you plan to open up the space by opening up the wall, consider adding a “knee wall”, which is a wall about 1/3 of the height. It adds a little separation to the space and can also act as storage. In this case, we added a quartz top to it for items that you want to displace or a place to toss your keys. And below, a lovely place to tuck away things you want to store. Double duty! Another fabulous way we’ve found spaces in hidden places on The Expandables is looking under staircases. In this case, we tucked in a little homework desk with a cute ottoman

for the kids to work at or do crafts and keep the play time away from the dining table when you’re entertaining! It’s also pretty darn cute! One way we’ve found untapped potential in homes is in hallways. Often times these areas that take us from one place to the next are overlooked. In this house, we transformed it into a wet bar, so it’s a place to store wine and spirits, as well as a countertop to prep. Double-duty pops in when it also acts as a pantry for extra items that don’t fit into the kitchen. But with our renovation, there was no shortage of storage. MDR: How do you assess how much a renovation contributes to an increase in property values? Does it just refer to the cost of the renovation budget itself or are there other factors? MIA: There are a lot of factors when we decide what contributes to an increase of the property values on a home, but it is mostly due, in part, to what is invested to the house both inside the walls and in the finishes. renovate and see increased property values is in the bathrooms of your home. Updating these spaces adds value because of structural integrity, the elevated sense of space and, of course, the new appliances and overall functionality of the space. MDR: Every renovation is like a box of chocolates; you never know what you’re going to find? Most renovators agree that older homes present unseen issues when the walls are opened up. What have been your experiences and how do you factor that into setting a budget? ROB: Compromised joists, knob and tube wiring, old plumbing and toxic insulation are just some of the issues that we have come upon in the majority of the renovations we have done. We know the issues are going to be there; it’s just a matter of explaining to homeowners that there is always a solution, but unfortunately we have to fix them. The costs will have to come from the contingency fund or sometimes we have to alter the design or finishes to come up with the funds. At the end of the day, we have to hand back a home that not only changes the homeowners’ day-today lives, but is safe and within the standards of the building code. MDR: What specific tips and insights will you be bringing to the Winnipeg audiences at the Home Renovation show that might be different from other shows you attend? MIA & ROB: We are here to chat with audiences and share our experiences in the design and renovation world of ways to fall back in love with your home. We will be sharing fun tips and tricks and some fabulous insights into The Expandables and Home To Win that can be relatable and informative. 1. Layering fabrics isn’t just for furniture. Rugs can look amazing layered too. I love adding a cowhide rug to tie together unusual furniture arrangements or punctuate the centre of a space. A sheepskin-style rug also makes a stylish accent to areas such as the edge of the bed, under a footstool, or even draped over a chair or bar stool for a softer seat. TIP: Layer rugs to get a “patchwork quilt” look that adds drama to your space. Mix five to seven smaller rugs in one room (check out the CB2 photo on this page for inspiration). Alternately, you can use carpet tiles to fake a large rug under your existing one, and fill in the edges of a room. 2. Copper, gold and brass bring a classic yet trendy style and warm undertones without feeling like an overly strong colour. If you’re timid (or already invested in silver), start small by layering these metals in with accents such as frames, tableware and lamps. The mix of silver and gold hues creates a subtle Art Deco-inspired vibe, so there’s no reason not to sprinkle one in, while letting the other dominate. TIP: Bronze tealight votives reflect an extra-warm glow. Line up three, five or seven (odd numbers work best) on a silvery tray or cart for a contrast statement and sparkling moodlighting. 3. Pillows are one of my favourite ways to add style – they can move from living room to bedroom and beyond, and dress a room up, or down. Rather than picking dramatic new colours, grab some neutral but bold patterns that can layer behind your existing favourites for a more ﬁlled-in feel. TIP: For my YSS collection, I wanted a dash of liveable safari style, so I tamed a tiger print pillow in a warm tan and winter-white. inside the microwave, fill a cup with water and microwave on high for a few minutes. The steam will loosen any baked on food so you can easily wipe it clean. Before wiping the microwave, remember to be extra careful when removing the cup of water as it will be hot.

In each room, clean from the top to bottom starting on the left and moving right. This really is the quickest and most efficient way to thoroughly clean your home.

Wash dish cloths regularly, and microwave damp sponges on high for several minutes to kill bacteria. Even better, toss the sponge and stick to microfibre cloths, which dry quickly when hung up and help prevent the spread of germs.

USE A TOOTHBRUSH...

That way any bits of dust or dirt that fall to the floor as you’re dusting will be picked up by the vacuum cleaner.

To dampen, hold the cloth by a corner and lightly mist with clean water from a spray bottle. The cloth should be just damp enough to pick up dust without leaving moisture streaks on the furniture surface.

WINDOW STREAKS ARE TRICKY TO ELIMINATE.

When cleaning windows, wipe the inside of the glass horizontally and the exterior side vertically. This way, it will be easy to determine if the streaks are on the inside or outside.

ARE THERE COBWEBS...

in hard-to-reach corners and crevices? Get rid of them quickly and easily with a feather duster, which can reach into difficult places to dislodge cobwebs and dust. Another tip: use the feather duster on lamp shades, which can look a bit grey and dustridden in the daylight.

IF THERE’S PET HAIR ON UPHOLSTERY... a damp microfibre cloth or rubber glove will easily remove it.

BEFORE DAMP MOPPING...

Fill the kettle half-andhalf with white vinegar and water and leave it to soak overnight. Using an old toothbrush, dislodge any stubborn bits of lime scale. Rinse out thoroughly a couple of times and then boil some water to eliminate any odour of vinegar.
