The heart of the home

T

he kitchen is just the place where food is prepared and cooked, right? Wrong. It’s really become so much more. It’s where we congregate with friends and family. It’s where the kids do their homework, art projects, where we play cards and pay the bills. In so many ways, the kitchen is the center of the home. This has caused kitchen design to change dramatically. In the past, the kitchen was a small, purely utilitarian space that was shut away from the rest of the house. For the poor soul working in the kitchen, their time was lonely and removed from household activity. Not so any more. Kitchens are now larger and open with other living areas. There is often a generous island with ample seating, which lends itself to conversation with everyone sharing the space. In addition to improved layout, kitchens today are much more efficient. If you haven’t seen what can be inserted into your cabinetry to maximize storage, then prepare to be amazed. Also, appliances are much more efficient and easier to operate. These improvements have made life in the kitchen so much more comfortable and enjoyable. In this issue, we take you inside several Winnipeg homes that were recently transformed by some of Manitoba’s top renovators. Allow yourself to be inspired and be sure to make some notes. MHBA builders and renovators are committed to professional development

ngoing professional development is a key piece of what differentiates a Manitoba Home Builders’ Association member from other residential construction companies in Manitoba. MHBA builder and renovator members keep up to date with the newest information and trends, the latest best practices, and newest building technologies that help ensure their work is of the highest quality. The MHBA’s annual Housing Forum and Building Trade Show provides MHBA builder and renovator members with two days of education and training sessions. This year’s Forum, which took place on November 7 and 8, provided MHBA builder and renovator members with the latest information and best practices on technical aspects of residential construction. Training on sub-contractor communications, stucco installation, and the integration of VR technology in construction safety training were just some of the many sessions available to MHBA members at the Housing Forum. MHBA members also attended information sessions that shared marketing tips and

expertise and that provided training in workplace wellness and safety. Through the Building Trade Show, MHBA members also experienced cutting edge building technology and the newest in building materials. As well, the MHBA launched a new safety training program specifically for home renovators at this year’s Housing Forum. The MHBA has partnered with the Construction Safety Association of Manitoba (CSAM) to develop a specific safety training program for home renovators to promote and achieve greater safety results for renovators. This new program is now available for renovators and their employees to take to help make their workers and workplaces safer. The MHBA is very excited to provide this new training tool to our members to help ensure that they are working in a safe work environment. The training program outlines health and safety roles and responsibilities, how to do proper hazard assessments, and implement proper safety practices and procedures while working on renovation projects. The goal of this program is to help MHBA renovators improve safety on their worksites and keep our members up to date on the latest in safety procedures and best practices. In addition to the annual Housing Forum, the MHBA provides ongoing education sessions throughout the year and continually shares the latest in industry best practices and information with our membership. MHBA builders and renovators are committed to professional development and being up to date with the latest trends in residential construction. Our members build to the highest standards and are continually integrating the latest industry standards into their work. Sarah Richardson gets cooking with Monogram and serves up today’s trends

Some style makers have become iconic. Design shows on TV feed an audience’s appetite for going behind the scenes of great design. We love seeing beautiful rooms pulled together – discovering pieces we didn’t know exist but now can’t live without. Sarah Richardson certainly has achieved that. From her first HGTV show – Room Service – to huge hits such as Design Inc., Sarah’s house, Sarah 101 and numerous others, Sarah Richardson has spent

more than 20 years in decor television and more than 15 years in her own design business. So, when she recently designed a kitchen for Monogram, it was like stepping onto the set of your favourite episode! Only better.

TV will always impress with flattering lighting and complementary angles, but entering the actual space offers an experience. You can see how the light plays on different surfaces, get a feel for the appliances, walk through the work space and test out the seating. Sitting down with Richardson in the kitchen she designed brings everything to life. Richardson didn’t just collaborate with Monogram, she has long used their appliances in her own kitchen. “I cook on Monogram appliances at home,” she says. “I bought them because I love the styling, craftsmanship and quality. All of the little details express who I am as a designer.” Appliances are the gorgeous jewels in this kitchen design, but many other features simply exude elegance. It’s a joy being in it, and it offers many elements to take away for your own home. Richardson included current and upcoming trends in this design – and they’re a fantastic departure from current kitchen style. “For me, it’s all about lifestyle,” Richardson explains, acknowledging that the kitchen is for much more than just food prep and eating – it’s the headquarters. There are seating areas, a desk work station and open shelving. “The trend is a living kitchen. The idea is a kitchen with personality.” Immediately striking is the colour. The blue paint – an inky blue, she explains, is reminiscent of the night sky. It’s soothing and calm. “It’s not a bright, white, sterile kitchen,” Richardson says. The brass – from lighting and faucets to hardware and accents – is a distinct change from chrome. The backsplash incorporates a hexagonal motif. It is a unique feature that Richardson created and repeated in the oven hood, a customized enclosure that allowed her to introduce the pattern on a smaller scale. Lighting wasn’t overlooked, either. The different work areas each have their own lighting – both functional and stylish – creating the perfect ambiance for working or entertaining. The lovely thing, Richardson notes, is that this isn’t an enormous kitchen, and this style can be used on any scale by getting into the details in each element. “You need to know who you are,” Richardson says. That is the most important thing about styling your kitchen and creating a room that meets your needs – not just as a room for food prep, and not just aesthetically, but as a functional space and a focal point of your home where you can enjoy living, entertaining and being.

LOOKING BACK on their newly renovated kitchen and mudroom in their century old Crescentwood home, Elizabeth and Allan are glad they took their time in the planning and research stage. “We’ve been in the house for 7 years, and our planning has taken us 6 years but no regrets,” says Elizabeth. “We wanted to live in the house for a number of years to get a feel for it and then start a renovation that reflects how we want it to function. “ “We had our own draftsperson that we hired separately in advance of finding a contractor so we had the full layouts already pre-planned.” “Meantime, we were really scoping out other renovations in the area over those 6 years. Talking to other homeowners in the area, Wayne Sage of Harwood Builders kept coming up. So when the time

came to launch the renovation, Harwood Builders distinguished themselves as the obvious choice and we hired them.” With 11 foot ceilings in the kitchen, the couple knew they wanted to take advantage of the storage potential that presented, so no question that cabinets were extended to the full height but with one important exception. The cabinet wall on the mudroom side was set lower to allow the natural light from the south facing windows to illuminate the entire kitchen. The cabinet wall became a multi-functional station serving as a beverage and coffee area as well as instant bar when needed with necessary paraphernalia out of sight for a clutter-free counter. herbs with a dedicated grow light set on an overnight timer. “There’s chives, rosemary, thyme, basil always available,” says Elizabeth. Harwood Builders provided the couple with their interior design expertise as part of their service package to create the sun-filled space Elizabeth and Allan wanted. Maple cabinetry painted in Chantilly White, sparkling Cambria Britannic quartz countertops and the expansive backsplash under the decorative arch was lined up for a seamless look that preserves the swoosh pattern that mimics granite. The island is fitted with a dishwasher and two fridge

drawers that are kid’s height for easy access. The back wall features a double gas stovetop and steam oven while the adjacent walk-in pantry houses the microwave, set at a reachable height for kids along with enormous storage capacity for foodstuffs and appliances. The mudroom, a few steps down from the kitchen, shares the common bar cabinet wall and is efficiently equipped for a family on the go. The area accommodates a utility sink for washing the paws of the family’s ‘large dog’, footwear and jacket storage as well as room for cleaning supplies.

Wayne gives insights into what it took to bring the plans to life. “Given this is a 100 year old house, restructuring it was quite a challenge, especially when another part of the project was adding a second story greenhouse to the structure above the kitchen. There was a lot of reframing done to bring it up to today’s standards. Building a square plumb and level addition to an out-of-square, out-of-plumb, and out-of-level structure is very difficult to do. To make it work properly, one really needs to be very well experienced doing an extensive renovation to old homes like this.”

years and we’ve been steadily growing and prospering.” The secret to a successful completion of a renovation starts with a good beginning explains Hiebert. “I have always focused on creating a hassle-free experience for our clients. Most people don’t know where to start because the thought of a renovation seems overwhelming, so I have created a process that removes all the stress and makes things easy.” “Efficiency is extremely important to us. We never start a project before every detail is finalized. Our staff works with the client through the entire process from cabinet design and layout, selection of plumbing fixtures, lighting, flooring, tile, grout, paint and every detail in between including the necessary permits.” Having an in-house designer who assists with flooring, countertops and paint selections ensures that clients are always aware of the top trends. “Our office is also located directly above Springfield Woodworking at 893B Redonda Street and we work side by side with their cabinetry designers so the commute is ideal,” quips Hiebert. “We are currently in the process of introducing design software to provide our clients with 3D visuals of their home and look to having it available in the coming months.” Hammerdown relies on a strong office support team that manages the production schedule and confirms that all products are available prior to starting a project. “Our entire team is very aware of all the details and we communicate with our clients throughout the construction process.” “We also enjoy doing many styles of renovation from modern to contemporary so we can deliver according to our clients’ tastes and preferences.” Hiebert is an active member of the Renovation Council of Manitoba Home Builders Association. “We meet monthly to discuss what changes are affecting our industry including new building codes. LIKE MINDS ARE DRAWN TO LIKE MINDS and the same dynamic can be applied to

design sensibilities. For Artur and Edyta, partners in M-concept, this has always been true. For years, they have shown their distinctive style in the M-concept retail showroom showcasing minimalist Italian style for kitchens, baths and closets. In addition, the couple has taken on whole house projects for clients who aspire to the m-concept design aesthetic and want to create a total environment based on the style within their own homes. “Last year, a client sought us out and we met with to give him an idea of what we could offer. vamp based on a modern, minimalist approach and wanted to collaborate on a design direction. We showed him through a house that we had renovated in a similar style from start to finish and at the end of the visit, he hired us.” The client’s house was a 2 story structure of about 1900 square feet on both levels. Artur and Edyta planned an additional 800 square feet of

newly constructed space over the garage, enlarging the three upstairs bedrooms, creating a den, re-working the bathroom locations and adding an upstairs laundry. The exterior of the house is a hybrid of modern and traditional construction but upon entering through the 16 foot door/fixed partition portal, the M-concept aesthetic becomes apparent.

We used glass railings throughout for safety and to emphasize the open space.” Artur comments that the client was very involved in helping with colour choices and his palette leaned towards earthy, dark, and textured. The island is not meant for seating as the dining room table is nearby. Instead, the island offers drawers on both sides for abundant storage, The vertical cabinets finished in muted white matte lacquer doors cover the integrated Sub-zero fridge, Miele appliances and spacious corner pantry while preserving an uncomplicated flow within the space. The newly constructed living space above the garage includes 2 spacious bedrooms including the master bedroom with ensuite and walk-in closet that takes up a third of the square footage of the upper floor. The ensuite bath includes a wallhung vanity in walnut veneer as well as an off-set positioned storage cabinet below. A free-standing tub and oversize shower enclosure tiled in large format tiles exudes a rich, decisive character. “Every time we do something like this, it stretches us,” says Artur. “We always put our hearts into projects like this. It turned out spectacularly! We’re pleased and so is the client.” “We feel we’re living up to the design and the execution that we promise. We follow through with every detail. HOGAN AND MEGHAN can hardly believe how close they

came to moving from the neighbourhood in Charleswood that they clearly loved, to building a new house on an infill lot a few blocks away. “We had moved pretty far along with plans for the new house,” says Hogan, “and then we had a moment of re-evaluation. The reality was that we had an A plus location backing onto the Assiniboine Forest but a C minus house. We questioned whether we were set to trade all the comforts of our location for the pristine idea of a new house. That’s when we had a major change of heart and decided to go all in on the renovation process.” The couple’s house was built in the ‘80s and they were both up for making some dramatic changes to the floor plan enlisting the help of local designers to put their ideas

I said to my wife, ‘this feels right.’ Ralph got involved with the architect, designer, and engineer early on which really streamlined the process.” “Our first priority was to increase the square footage of the front entrance and to install a series of built-in storage compartments as well as a row of coat hooks. We have 3 kids, so it works well. It’s both elegant and casual at the same time. Ralph also added a small south facing window that really floods the entrance with light, so it’s a very welcoming space,” says Hogan.

AS A FAMILY WITH THREE growing kids and only one full bathroom, Carolyn and Peter knew the timing was right to make a major renovation to their Fort Garry two-story home built in the 1960s. The couple decided to increase their 1200 square foot home with the addition of 500 square feet on both levels. “The plan was to reconfigure the main floor, with the old-style kitchen converted to a spacious mud room and to create an all-new kitchen in the addition,” says Carolyn. “Upstairs, we wanted to add onto our existing master bedroom suite, create a full ensuite bathroom, a walk-in closet as well as a laundry room.” Peter took up the task of looking for a reputable contractor, looking for a company that belonged to the Manitoba Home Builders Association. “We came upon Richter Construction and were impressed with their credentials. We spoke with previous clients of theirs who all had positive comments. look with lots of light. Once we hired them, Ron and Martin Richter helped us refine our floor plan giving us their suggestions on how to proceed,” says Carolyn. The final result exceeded the couple’s expectations with a spacious kitchen featuring an expansive window providing a stunning backyard view. Ceramic subway tiles frame the window from countertop to ceiling. “We decided we didn’t want upper cabinets on the window wall since we have plenty of them beside the fridge and on the stove wall.” The bright kitchen sparkles with white cabinets and a quartz countertop specked with bits of grey. The island, 8 feet in length, is topped with a quartz slab with the seating side painted an earthy grey/brown for contrast within the monochrome space. “Not only does it serve as focal point,

it also hides kick marks when the kids get rambunctious at meal time,” laughs Carolyn. Open shelving keeps cookbooks handy and a drawer microwave slides out and is accessible and kid-friendly. Other features include under-cabinet LED lighting inserted into the underside of the cabinets for an unobtrusive effect, an over-size appliance garage and a vertical display niche for contrast. Stainless steel cabinet hardware adds the right amount of shine and matches the appliances. The double garden doors are another source of light and beside them a desk and cabinet combination does service as a charging station for phones and tablets. Upstairs, the ensuite bathroom took shape with a standalone bathtub, glass-walled shower and separate his and hers vanities. A luxury vinyl floor is soft and comfortable underfoot and the upstairs laundry room is bright and efficient. Ron Richter gives a hint of some of the intricacies involved in the renovation. “With any renovation to a two story home, the challenge is always the mechanical work, which includes the HVAC supply and return air. It’s typically an issue because it’s difficult to get them up to the second floor and make sure they go to where they have to go, but in the end we were able to accomplish it and the job went well.”

Carolyn and Peter can relax now that the renovations are complete. The family stayed put throughout the process and Carolyn appreciates that the Richter crew were very considerate, cleaning up every day and taping off areas to contain the dust. “They were always there when they said they were going to be. Amaretto Cheesecake

INGREDIENTS Crust 1 ½ cups (375 mL) graham cracker crumbs ¼ cup (50 mL) toasted and finely ground almonds ¼ cup (50 mL) butter, melted Filling 3 – 8 oz (250 g) cream cheese 1 cup (250 mL) ricotta cheese 1 ½ cups (375 mL) sugar 4 eggs 1 tsp (5 mL) orange zest ½ cup (125 mL) almond liqueur ½ tsp (2 mL) almond extract Topping 1 ½ cups (375 mL) whipping cream 1/3 cup (75 mL) toasted slivered almonds

MAKES 12-16 SERVINGS

1. Preheat oven to 350 °F (175 °C). 2. In a medium bowl, combine crust ingredients. Mix well. 3. Press into bottom of a 9-inch (22 cm) spring-form pan. 4. Bake for 10 minutes. 5. Remove from oven and let cool. 6. In a large bowl, beat cream cheese until soft. 7. Beat in ricotta cheese and then sugar. Add eggs, one at a time and beat just until combined. 8. Blend in orange zest, liqueur and almond extract. 9. Pour batter over crust. 10. Return to oven and bake for 45-55 minutes or until the top is lightly browned and the center has not quite set. 11. Cool on a rack for at least 2 hours and then cover and refrigerate for at least 6 hours. 12. When ready to serve, spread whipped cream over top of cheesecake and sprinkle with almonds. 54

INGREDIENTS

MAKES ABOUT 30 APPETIZERS

250 g (1/2 lb) Swiss cheese, grated

1 can (235 g) refrigerated crescent dinner rolls

¼ cup (50 mL) green onions, chopped 1. Preheat oven to 425°F (220°C). 2. Line a 9 x 13-inch (22 x 33 cm) baking pan with parchment paper. 3. Separate crescent rolls into rectangles. 4. Press rectangles on the bottom and halfway up the sides of the pan; press firmly at the perforations to seal completely.

5. Sprinkle the cheese over the dough and then green onions and parsley. 6. In a medium bowl, beat eggs and milk. 7. Pour egg mixture over cheese and sprinkle with bacon, salt and pepper. 8. Bake 15-20 minutes or until set. 9. Cool 5 minutes, then cut into 2-inch (5 cm) squares. Serve hot.

STEVE AND TAMI bought their late 70’s style house in Tuxedo 4 years ago and were eager to make improvements starting with the dated flooring in the kitchen and entranceway. While on vacation in Florida, they made a call to Sandra Nelson and Wayne Smith, owners of Torino Tile & Stone in Winnipeg to get the ball rolling on the first major update to the house. “We didn’t even have possession of the house yet,” says Steve, “but we wanted to make it priority one.” The project proceeded as requested, the results were excellent and the couple became satisfied customers. When the time came for another update, the couple did not hesitate in calling on Torino to take on their next project, this time to tackle an upgrade that included the fireplace in the main floor den and the primary bathroom on the upper floor. The original fireplace was sheathed in red marble and it was clear it needed some dramatic updating but the couple was stumped as to a design direction. Fortunately, it was Sandra to the rescue. “The clients wanted 56  Home Decor & Renovations  |  DEC 2017 - JAN 2018

something that was more modern but did not really know what they wanted. It took a little convincing on the herringbone design I proposed which was inspired by the hardwood floor pattern, but as I had worked with them before, they had full trust in my design decisions,” says Sandra. The herringbone pattern was done in a rectified 4”x 20” honed finish fauxmarble porcelain and the hearth was done in a darker Slate Grey rectified 12” x 24” full body, matte finish porcelain. “The intricate pattern on the fireplace had some degree of difficulty. As it was individual pieces of tile opposed to a mesh-mounted mosaic, each piece had to be perfectly placed freehand.” says Sandra. “With the height of this fireplace it was crucial that the layout be perfect. We started by planning it out on a computer rendering then turning it over to our master installer, Brennan, who executed the job with his meticulous attention to detail.” Steve and Tami rated the job as simply ‘spectacular’.

Simultaneously, work was progressing in the upstairs bathroom. “The bathroom walls were done in the same honed faux-marble porcelain as the fireplace but in a 12”x 24”format. In the niche and backsplash we used a Silver 4” x 16” linear textured metallic glass. As the walls were the showpiece in the space, we chose simple Grey unglazed porcelain 12” x 24” for the floor tile with a cement look and a slight metallic effect.” “When dealing with an older home, you just never know what’s beneath the existing substrate, so a few issues always come up. We had a few plumbing and electrical hurdles with installing a complex air jet tub, but nothing that was out of the ordinary for the job,” Sandra explains. Steve has nothing but good things to say about the quality of Torino’s work. “They are consummate professionals and I’d recommend them in a flash!“ Sandra echoes the sentiment. “Working with Tami and Steve was such a pleasure and I really appreciated the trust they put in me for this job. However, this is not yet enough information for you to make a completely informed decision as to who to award your project to. ith the growth in popularity of the home renovation market, I’m very happy to see that today’s consumer is much better educated and involved with their projects. Great work has been done by home builder associations to provide education and the popularity of today’s TV shows have all led to a much more knowledgeable consumer. Because of this awareness, now when I go to client meetings I’m asked questions that I’ve never been asked before. But, there’s still a long way to go to make sure you know who you are bringing into your home and what they bring to the table. The basic questions being asked, and that should be asked, are the ones like, do you have references? Do you have liability insurance? Are you current and in good standing with the WCB? Are you familiar with this type of project and do you feel comfortable doing it?” Not only should these questions be asked and answered, but you should also require proof. Any legitimate renovation contractor should be more than happy to provide you this information. You should also confirm if the contractor has the ability and is willing to (at no additional cost to you) name you specifically on their liability insurance as an ‘Additionally Named Insured.’

Will I receive a copy of the contract you plan to use? 5. Do the people coming into my home work for you or do you subcontract the work out? 6. How do you handle changes in the work? What labor rates and markup should I expect in that event? 7. How much of a deposit am I expected to put down and how frequently will I be billed? 8. Do you have a safety program? 9. In the event of a design build project, does the designer work for you or are they an independent contractor? How available will the designer be throughout the project and will there be any costs involved? 10. What type of documentation package will I have prior to proceeding with you? 11. Do you provide maintenance or operation manuals when the project is completed? 12. What is your warranty policy? What does it cover and for how long? Good, solid and readily available answers to these more in depth questions should raise your comfort level and allow you to make an informed decision on who to let into your house and perform, with minimal issues, what will likely be the biggest investment you will make in your home. No matter what your design style, clean lines are key to timeless design. Many people think that focusing on clean lines only applies to modern and contemporary design, but we believe clean lines always need to be present. Too much detail leads to chaotic discord in the design. Every detail

It’s a cliché for a reason – less IS more! Living in a clean, clutter free space not only looks better, but is psychologically freeing. We are not necessarily saying that you need to get rid of everything that doesn’t have a prominent use in your life, but it’s nice to have a spot for everything. One of our most frequent wishes from clients is that they want more storage space – don’t we all?! At Fenwick & Company, we love creating storage that also acts as a design feature. Whether this is a unique cabinet unit or storage area that is hidden away, we put a lot of thought into the organizational placement of your belongings.

USE OF COLOURS/PATTERNS

Working with strong colours and patterns is always exciting, but with trends shifting so frequently they are also quite challenging to work with. If you are big on bold, then we are too! It’s really exciting to have a bold colour pattern as the basis of a project, but this also leads to restrictions in the future if you want change. We do believe that colour and pattern are important, but there are many ways we incorporate this into your design without it restricting you in the future. We usually suggest going with neutral colours in the more expensive items like cabinetry, furniture and wallpaper. You can then add colour, pattern and texture with artwork, drapery, cushions/throws, and paint which can easily and affordably be switched out when you decide you want a change. NextHome.ca  73

Nothing says sophistication better than a monochromatic colour scheme! If you are looking for a more polished look, use one colour throughout the space, utilizing diverse textures in various shades of that same colour. The play of colour and texture combined with metal accessories dispersed throughout a space can create a sensation of calm. SELECT APPROPRIATE FURNITURE

Many people have difficulty when it comes purchasing decisions on furniture. It is usually a costly and important purchase and one you will have to live with for a long time. People often will buy furniture that is either too large or too bulky for the room. That leaves the space feeling crowded.

Fenwick & Company designers look at the space as a whole and evaluate the concept to the style of furniture and what will fit properly. We often suggest, that if you have a tighter space, gear the furniture in scale to the room. If you need furniture on the larger side, go with furniture that has tight fitted arms and back cushions. Add glass tables, chairs that have open backs, and lighter coloured upholstery. The final word on designing like Fenwick & Company designers is to make sure every item that goes into your home is something you love, something that holds meaning for you, is functional and fits your lifestyle.
