pending money to make money makes good sense, so let experienced, expert real estate agents earn their commissions by helping you prepare, market, show and sell your home, then close the deal.

“Realtors do a lot more than market your home and they’ve demonstrated time and again that they’re worth every penny,” says Dale Ripplinger, a Regina-based Realtor and past president of the Canadian Real Estate Association.

Homeowners who have had less-than-rewarding experiences with Realtors may wonder exactly what they’re getting in return for the commission they pay. They ask themselves, “How hard can it be to sell my home?” without seriously considering the answer.

“A good Realtor has the relevant skills as well as real estate and business expertise and experience,” says Frank Leo, a broker with Re/Max West Realty Inc. “Rather than learn how to safely and effectively sell your home yourself, find and hire a true professional.”

While becoming a licensed Realtor doesn’t require the investment or commitment needed to become a lawyer or a doctor, consumers often take their Realtors’ expertise for granted until their do-ityourself efforts result in costly, inconvenient and stressful mistakes that can’t be undone.

So, before taking the sell-it-yourself route, consider these facts and realities to see what you actually get in return for the commission you pay.

Facts aND Realities:

1. It’s a numbers game. Yes, you will pay a commission, but remember that the commission is typically split between the seller’s and buyer’s agents. Whether or not you have a selling agent who requires compensation, the buyer’s agent must be paid by the seller, the buyer or both, which is almost sure to affect the net amount that ends up in the seller’s pocket.

“Furthermore, if the buyer is represented by a Realtor but the seller is not, the seller may be at a disadvantage as the price and contract details are negotiated,” Ripplinger says.

In addition, the commission structure is common knowledge, so informed buyers will immediately lop a few per cent off your asking price.

The commission helps cover the agents’ hard costs, which may include office space, staff, marketing (such as online, print, outdoor and radio ads, photographers, graphic designers, printing and delivery), licences and other fees. If you don’t have an agent, you’re paying those costs yourself and forgoing certain products/services or doing them yourself.

Your agent provides a valuable service and deserves to be compensated for his or her time, just like you expect to be fairly paid for the job you do. Ask yourself how much time you can realistically devote to taking phone calls, responding to email queries, showing your home and more. As importantly, will you be comfortable doing all that?

2. Homes don’t sell themselves – people do! Consumers may find an agent willing to post their homes to the Multiple Listing Service (MLS) and on Realtor.ca for a reduced or flat fee. After congratulating themselves on the thousands of dollars they’ve potentially saved, sellers then find themselves wondering why their homes haven’t sold yet. They’re astonished at how much time it takes to show their homes and how awkward it can feel for the homeowner. Many sellit-yourselfers end up turning to Realtors when their homes take too long to sell, the offers are too low and they find the process too timeconsuming, frustrating and stressful. saviNgs aND RetuRNs:

1. Selling prices tend to be higher when an agent is involved.

Here’s why: a | Accurately and strategically pricing a home can have a dramatic impact on just how much money ends up in the seller’s pocket. A good Realtor has the skill, experience, resources and objectivity required to price the home correctly. Your agent knows that ultimately, the market and the buyers decide what your home is really worth.

B | Exposure and the correct presentation can increase demand, which in turn puts upward pressure on price. Realtors’ marketing efforts put your home before more people, while their input can help you show your home at its best. The website, Realtor.ca, puts your property before consumers, while the MLS gives agents more detail and apprises Realtors of new, local listings via daily email blasts. “The Realtor-to-Realtor exposure is crucial,” Ripplinger says.

2. Qualifying buyers. Via seemingly casual conversations, selling agents can distinguish the merely curious from the serious buyers.

While homeowners may be too shy or feel awkward asking subtly probing questions, particularly when it comes to financing, agents have honed this skills.

3. Referrals and discounts. Agents can refer homeowners to trustworthy, credible evaluators, home inspectors, painters, stagers and more. “My painter is so good that he’s rarely available, but he moves my clients to the top of the list and gives them a discount because I give him so much business,” Ripplinger says.

4. Feedback. Agents can better solicit and accept valuable feedback to sellers, such as too high a price or a pink bedroom that’s deterring agents and their buyers. Of course, the seller can then decide whether to act on that information. “Most consumers and agents won’t be comfortable telling the homeowners what they really think or don’t like,” notes Ripplinger.

5. Negotiating, closing and contract expertise. A savvy real estate agent will be able to help negotiate everything from conditions to pricing and closing dates to ensure the sale is completed. “Homeowners don’t always close on the offers they have, because they don’t realize there is more to it than sitting down and signing the papers,” Ripplinger says. An agent can tell you if the deposit is inadequate, the closing date is unrealistic or the conditions are problematic.

Even if you can’t do everything at home, chances are you take work home with you from time to time to catch up or get ahead. Being as productive as possible at home means having a dedicated workspace – no matter the size of your place.

Location, Location, Location

If you don’t have a separate room devoted as an office, then your first step will be deciding where it should be located. You may want to draw out your floorplan on paper and try it in different locations until it feels right.

Consider nook/alcove areas, corners, and areas in front of windows. the Work Surface

Having some sort of furniture piece to act as a ‘desk’ is the key component to a home office (and no, it can’t be the coffee table in front of the television). It has to be a single item with a surface, whether large or small, that has only one purpose: to serve as a workstation so that your mind knows to focus on work when you’re sitting at it.

If you use the same surface you use for other activities (such as eating) your mind will tend to wander off and want to take part in those other things it’s known to do there.

Your work surface doesn’t have to be the ‘typical desk’ – you can have fun with this piece and use something non-traditional depending on your creativity and the amount of space you have. For example, a console, bar cart or floating shelf could all work well for this application.

How to protect your home while vacationing during the winter months

ith the winter months upon us, many people are gearing up to move south for the winter. What people forget, is that winter is the perfect time for thieves to take advantage of empty homes (think: Home Alone). In the winter, people are constantly leaving their homes unattended, whether it’s for a warm destination, or visiting family during the holidays. In the hustle and bustle of the season, people often make careless mistakes. Plus, the emergence of social media is constantly blurring the lines between sharing personal details for fun, and putting yourself in danger. Weiser has come up with these 10 easy tips for protecting yourself and your home during vacation this winter.

“It’s important to ensure your home is protected if you are going away for a lengthy vacation,” says Steve Kolobaric of Weiser.

“People think planned burglaries are things that happen only in movies, but they can happen. The best thing to do is to take some simple measures before you leave, so you can relax with peace of mind knowing your home is safe.”

Check out these simple tips for protecting your home while you’re away this winter or holiday season: 01 Don’t update any statuses or “tweet” the dates that you are going away. Also, be sure to utilize the privacy settings on social media sites correctly to ensure that strangers are not seeing things you didn’t intend for them to see.

05 Backyard secure? Consider installing a fence and plants fastgrowing bushes as extra barrier around the exterior of your home.

06 Be careful when using the “check-in” feature on Facebook, and be weary of apps that share your location to others. The new generation of apps broadcasts your location at all times to friends — and in many cases to people you don’t even know. And unlike the previous generations of applications that required you to check in to a venue, these apps are persistent unless you pause them or turn them off.

07 Been at the same house for a while? Replace your outside locks as you’ve probably given out your house key a lot through the years.

08 Don’t post anything online about how frustrated you are because your front door doesn’t shut properly, or about how you’re getting new windows installed over the weekend.

09 Got deadbolts? Most burglaries are the result of forced entry.

Make sure all exterior doors have deadbolts with at least a oneinch throwbolt.

10 Be careful to monitor what your children are posting i.e.: “Parents gone all week! House to myself!”

hether you are moving during the winter season, or maybe a little further down the road, I recommend the following 15-point checklist to help you complete your move in a stress-free way:

{01} Double-check all closets, drawers and shelves, in addition to the attic and garage to ensure they are empty. {02} Carry important documents, money and jewelry with you. {03} Pack toys, games or special items for the kids to keep them busy during the move. {04} Remember to pack a box of basics that you may need on movein day (tools, paper products, all-purpose household cleaners, etc.). Be sure to have it loaded last so that it will be first off at your new home. {05} Don’t pack paint, bottles of bleach, gas cans or other inflammables. It is against federal law for movers to transport flammable and combustible materials. {06} Use strong boxes and containers that can be secured tightly.

Purchase special boxes for dishes, wardrobes and other special items. {07} Pack audio-video equipment in their original boxes. Label cables and tighten transit screws. Before removing cables, take pictures of the back of the unit so you can hook everything back up the same way. If removing screws, tape them to the objects they are removed from.

{08} Avoid loading more than 50 lbs. into one box. {09} Label each box and indicate the following: which room it should go in; whether it is fragile; and if it should be loaded last so it will be unloaded first. {10} Cushion contents with packing materials such as bubble wrap, newspaper or tissue. Save room by using towels and blankets to wrap fragile items. {11} Pack books tightly on end in small boxes. If they are musty smelling, sprinkle talcum powder between the pages and wrap the books before packing. Leave them stored for a couple of months to eliminate the smell. {12} Have rugs and draperies cleaned before moving and leave them in wrappings for the move. {13} Pack medicines in a plastic, resealable zipper storage bag or leak-proof container. {14} Check the weather forecast for your move day. If it’s going to be hot, be sure to have a cooler with lots of bottled water and sports drinks on ice. {15} Call your moving company the day before your move to get a contact number for the crew in case you need to contact them en route. Give your mover your cell phone number and be sure to fully charge your cell phone the night before your moving day.

I

f there’s any month when you’re most likely to wonder if all the bills will get paid, it’s January. After the feverish rush of the holidays and all the unexpected expenses that popped up, no doubt things will be a little tight. Add the extra cost of heating and the jump in “fresh” food prices and you’ll be looking for ways to trim back.

Enter Make Do Month. This is the month when you stretch everything a little farther so you spend a lot less. If you get invited to a party, you don’t rush out and buy something new, you get creative and shop from your closet. And if you need a little something different, you shop from a friend’s closet. Or hold a clothing exchange. What you don’t do is spend money!

When the weather is warm, it’s easy to do lots of free things. When it’s cold, entertainment gets more expensive. Sure there’s that great movie you’d love to take the family to for a night out of the house. For a family of four, you’re probably looking at $100 or more with popcorn and drinks. Recycle a movie you already own or do a movie swap with friends, add some home-made popcorn and a 12-pack of pop and you can probably do it for $10. Now that’s making do!

January is also a good month to experiment with a new routine as you make do. If you’re used to buying coffee every day, brew your own at home or work and save big-time. If you regularly go out for lunch, pack one from home for four out of every five days and not only will you drop those holiday pounds, you’ll be able to pay off that holiday debt.

But what if you have family or friends whose birthday falls in January. You’ll have to buy something. No you don’t. You can give something of yourself instead of something purchased. Make their favorite cookies, offer to cook them a meal or a bunch of meals for the freezer for those extra busy workdays, or create a coupon for three nights of free babysitting. Maybe you’re a computer genius and can offer to do maintenance or repairs. Perhaps you’re a mechanic and can offer a tune-up. Substitute your energy for spending money.

After the buzz of the holidays you’ll no doubt be happy to stay home for the first couple of weeks. Then you may start feeling itchy. You’ve got to get out. You can feel the walls closing in. Time to hit that great new restaurant that just opened up, or head out to the clubs.

Wait a minute. This is Make Do Month.

Call up a couple of friends and throw a pot-luck game night instead. See if you can do it at their house this time. Start a tradition of once-a-month games or poker nights and rotate from one friend’s home to another. No one says you can’t have fun in Make Do Month. You just can’t spend gobs of money.

Make Do Month is a conscious decision to stretch every dollar as far as it will go. Try it and see if just becoming conscious saves you money. I’ll bet you’re pleasantly surprised.
