re you ready to buy a home? There may be some initial groundwork you’ll want to do before you rush into the market.

Take the time before you begin your search to visit the bank for a preapproved mortgage. Not only does it define what you can afford, but it also locks you into today’s low rates for 90 days or more. Having that extra peace of mind is a good thing when you’re searching for the perfect home.

If you’re looking at homes that require a possible renovation, take this into account as part of the purchase price as well.

Since price is most often the driving factor in your decision, once you have an idea of what your budget will be, see what’s available and compare what you’ll get in the locations that interest you most. If you’re a first-time buyer with a limited amount to spend on a home, consider living a little outside your area of choice. It will mean getting a lot more home for a lot less money until you’ve built up enough equity to make a strategic move to your preferred neighbourhood.

Do your homework and don’t fall victim to “over-analysis paralysis.” If you’ve found what you’re looking for, remember the “here today, gone tomorrow” scenario. Chances are if you’ve found the perfect home, others could be seriously considering it too.

Even after you handle major renovations, there can still be a lot of maintenance, decorating and clean-up to tackle before selling.

We are all so used to looking at our own homes, it is often easy to overlook things that might stand out as unappealing to a potential buyer. Of course, these are the things that can make all of the difference between “for sale” and “sold.”

There’s the outdoors to consider. Is your garden in good shape? Does your front door need painting? Is your deck ship-shape? Is there clutter lying about? Does the roof need repairing?

And then there is inside: Are the carpets clean? Are any of your floorboards loose?

Are your appliances in good order? And what about your basement? Is it damp or musty? Is there any crumbling concrete or rotting wood?

For an extensive list of these types of considerations, check out the CMHC homeowner’s inspection checklist at cmhc.ca. This handy list will help you identify, and deal with, all sorts of common house issues.

5 tips to make moving cleaner & greener b y Da n H o p k i n s

rotecting the environment is an important concern for consumers and businesses alike, but many don’t realize that moving can have a positive impact on the environment.

Waste caused by the moving process not only stems from packing supplies, but also from the waste accumulated over many years within a home or office. Both sources can be extremely taxing on the environment if not properly managed. Here are some suggestions on how to make your move a cleaner, greener process.

{01} Plan ahead: Waiting until the last minute to prepare for a move often makes environmental concerns an afterthought.

Start early so you have the extra time to sort through recyclable items in the garage, kitchen and basement for delivery to recycling depots prior to moving day. Typically your garage, basement and attic contain the highest concentration of recyclable waste so start the sorting process there first. Consider holding a garage sale or donating gently used tools or small appliances to a charity rather than have them end up in a land fill site.

Also consider these items cannot be thrown-out with your regular garbage. Look up the specialized recycling depots for toxic products in your city. {05} Reuse: Do not throw away used boxes when the move is complete. A well-made corrugated box is great for storage or may be reused for a future move. Contact local schools or charity organizations, such as women’s shelters, scout troops, and food banks to ask if they need boxes to redistribute donated items. Donating gently used boxes not only reduces waste, but can be a big help in support of a good cause.

{02} Research: Survey local recycling options to find the most convenient solution for recyclables. Many cities offer curbside pick-up or “sort and drop” depots. Visit earth911.com for a list of local organizations that can dispose of all types of recyclable materials. {03} Organize: Prepare recyclables by organizing into categories: plastic, glass, aluminum, paper, cardboard, etc. Look up

he families I work with are often in overdraft at some point in their month.

Some of them spend virtually the whole month in overdraft. And some have no overdraft protection (or the wrong plan) so they end up paying exorbitant fees. Perhaps you’ve seen me give people the “what for” because they’ve been racking up $300 a month in bank fees. What a waste of money!

Being in overdraft is a strong indication that you’re not: a) living within your means, and b) keeping track of your expenses.

If you want to get out of overdraft and back into the black, it will likely take some belt-tightening for a few months. Here’s how to do it: Make a list of your Monthly fixed essential expenses. The bills

that you have to cover every month, like your mortgage and car payment, your minimums on your debt and your childcare expenses. Total it up.

gas. Be careful now, we’re not talking fancy food and lots-n-lotsa gas – we’re talking the bare minimums to get you through the month. There’s no clothing, no movies, no shopping at all on this list. Total it up. Subtract these two totals from your income.

How much do you have left? If you don’t have enough to cover the unessential expenses in your life – the fancy cell phone, the uppity satellite service, and the like, you can see your problem. Time to cut back on the nice-to-haves until you’re out of the hole. Change your services to the most basic you can get away with.

From here forward, you want that buffer stored in an account that’s linked to your primary transaction account so that if you see your account running a little low, you can transfer some money from your buffer account to keep you afloat.

Getting out from under the odious overdraft is not easy task. But you can do it if you’re determined to stop paying the bank for your lack of self-control. Yes, it’ll hurt for a month – or four. But the relief of being back in the black is fabulous!

Some people create a buffer in their transaction account to prevent overdrafts, keeping, let’s say $100 in the chequing account that they never allow themselves to spend. If their balance ever falls below that $100, they simply stop spending. While they’re not overdrawn as far as the bank is concerned – so there are no fees – they’re overdrawn in their own eyes and go without until the next paycheque hits the bank.
