hether you’re relocating from one province to another or moving to your first place out of your parents’ home, changing homes can be hectic, exciting and certainly stressful. But, relax.

You can eliminate all of the anxiety associated with moving by taking control of the situation with confidence.

If you decide to move yourself, book a moving truck well in advance from a reliable company that can help give you tips on moving as well as advice regarding the size of vehicle you will need.

If you decide to go with a pro, ask your friends and family to recommend a mover.

Call at least three companies to ask about their services and then decide.

Professional movers can do everything for you if you wish, from packing and unpacking, to disconnecting appliances and electronics, but of course there’s extra cost involved.

Make sure you understand the terms of your agreement no matter what you decide, as well any other additional costs such as insurance and mileage so you can budget accordingly.

othing can quite prepare you for buying a home. No two deals are alike, and finalizing a deal can prove to be arduous.

Buying a home isn’t at all like any other purchase you’ll make. Never mind that it’s an enormous financial obligation, there are so many factors to consider that it can seem mind-boggling at times. Finding that perfect home is one thing – closing the deal is another. Agreeing on price, moving dates, adding conditions and hashing out chattels can be an intense process. Having an inspection – and often an appraisal – can throw wrenches into what everyone thought was a done deal. Occasionally the lawyer will turn up something – a lien or a work order – against the title which can, again, unexpectedly affect the agreement of purchase and sale.

One way to give yourself a bit of security is to take care of finances. Get preapproved. While this gives you a fairly firm budget, it also locks in the interest rate, and every point counts! But even if your mortgage is in place, do yourself a favour and check your credit. If there’s anything outstanding – whether it’s a bill in default or an actual error on your credit report, the bank won’t let you close until it’s settled. It can get crazy in the last few days before closing if anything unexpected crops up.

CREA updates resale housing forecast

T

he Canadian Real Estate Association (CREA) has updated its forecast for home sales activity via the Multiple Listing Service® (MLS Systems) of Canadian real estate Boards and Associations in 2013 and 2014.

Most Canadian housing markets have been evolving as anticipated since CREA’s last forecast released in March. National sales activity has held fairly stable since it moderated last August in the wake of changes to mortgage lending rules and guidelines.

Although sales in the first quarter of 2013 remained virtually on par with those in the fourth quarter of 2012, the monthly sales trend improved toward the end of the first quarter and accelerated in the second quarter.

National sales activity is now forecast to reach 443,400 units in 2013. This represents a decline of 2.5 per cent from 454,573 sales in 2012, and marks an upward revision from the previous forecast decline of 2.9 per cent. Alberta and Prince Edward Island are the only provinces where sales are projected to post an annual increase in 2013, with declines in other provinces reflecting the impact of more restrictive mortgage lending rules and guidelines.

“All real estate markets are local, with prospects that differ by region and community,” said Laura Leyser, CREA Ppresident. “For that reason, buyers and sellers should talk to their Realtor about the housing market outlook where they live or would like to live.”

CREA has also revised its forecast for national activity in 2014 to 464,300 units, representing a rebound of 4.7 per cent and reflecting a slow but steady improvement in activity. This still leaves national activity one-tenth of a percentage point below its 10-year-average, with activity remaining below levels recorded in the first half of 2012.

British Columbia is still forecast to see the strongest sales increase in 2014 (+9.9%) compared to a weak result in 2013. Most other provinces are forecast to post gains in the range between two and six per cent, reflecting moderate economic, job, population, and income growth and low mortgage interest rates.

In contrast to sales, average prices have held firmer than expected. The national average home price is now forecast to rise by 2.1 per cent to $370,900 in 2013.

The forecast increase reflects a compositional shift in the average price calculation. Steep declines in sales activity in Greater Vancouver and Greater Toronto during the second half of 2012 weighed heavily on average prices in British Columbia, Ontario and nationally at that time. Since then, their share of national sales activity has improved

and their weight in the national average price calculation has risen.

Ontario, British Columbia and national average prices are likely to rise above year-ago levels during the second half of 2013 as a result.

The upward revision to the average price forecast also reflects stronger than previously expected price growth this spring in other housing markets across the country. Average price gains in 2013 are projected to be strongest in Alberta, Saskatchewan, as well as Newfoundland and Labrador, with annual increases of between four and five per cent. At 3.6 per cent, average price growth in Manitoba is also forecast to exceed the national result.

The national average price forecast for 2014 has also been revised upward to $377,700 in 2014, an annual increase of 1.8 per cent. As in 2013, part of the increase reflects an expected increase in the share of total sales among relatively more expensive provincial housing markets and a further increase in their weight in the national average price calculation.

At 3.4 per cent, Alberta is forecast to post the biggest average price increase in 2014, with gains in Newfoundland and Labrador, Saskatchewan and Manitoba running just ahead of inflation.

Average prices in Quebec and New Brunswick are expected to be largely flat in 2014, with other provinces posting gains in the range from 0.5 to 1.5 per cent.

“Canadians remain confident about the value of home ownership,” said Gregory Klump, CREA’s chief economist. “Job market trends and low interest rates remain supportive for Canada’s housing sector, so we remain upbeat about prospects for sales and average prices this year and next.”

CANADIANS INTERESTED IN RECREATIONAL PROPERTY FEEL ADDED URGENCY TO LEAP WHILE RATES ARE LOW Consumers maintain optimism regarding Canadian recreational property market, according to Royal LePage survey

A

ccording to a new survey released recently by Royal LePage, interest rates factor hugely into the decisions of Canadian households when it comes to purchasing a recreational property.

The survey, which polled Canadians across the country who either currently own or intend to purchase a recreational property within the next five years, found that most (82 per cent) Canadians say interest rates will influence their decision to purchase a recreational property – and a majority (58 per cent) feel added urgency to buy a recreational property while interest rates are low.

Survey respondents demonstrated overall optimism regarding the Canadian recreational property market. When asked what they believe recreational property prices will do in the coming year, half (50 per cent) of respondents indicated that prices will increase and one-third (32 per cent)

said they will stay the same. And of those planning to purchase a recreational property within the next five years, 76 per cent said they are more inclined to buy a property in Canada than in the U.S. or elsewhere.

“Despite financial and economic uncertainty, or perhaps because of it, we have found that the enduring value of recreational properties is widely-recognized by Canadians,” said Phil Soper, president and chief executive of Royal LePage Real Estate Services. “In contrast to our large urban centres, where home prices shot up in recent years before rapidly cooling in 2013, the recreational property market has remained remarkably stable and resilient.”

Soper continued, “I shy away from recommending real estate as an investment for the typical family. Shelter is, after all, primarily consumption. However in Canada today, where we see virtually no return on bonds and other forms of

modest risk savings, it is reasonable to view recreational property in a new light. This prolonged low-interest environment supports purchase decisions based upon lifestyle and supported with a sound investment thesis.”

According to the survey, the majority of current recreational property owners plan to keep their properties long-term, with 60 per cent stating that they are somewhat or very unlikely to sell their property upon retirement. At the same time, almost two-thirds (64 per cent) are not planning to use their recreational home as their primary residence upon retirement. For those planning to purchase a recreational property for retirement, financial feasibility is among the most important factors they are looking for, with affordable purchase price (56 per cent) and reasonable maintenance costs (39 per cent) topping the list. Waterfront access (37 per cent), proximity to town (33 per cent) accessible medical facilities (26 per cent) and proximity to their primary residence (22 per cent) were also cited as important property attributes.

Properties on a lake are by far the leading property type, with almost half (41 per cent) of those planning to buy indicating that this is their first choice, followed by a property in the mountains or woods (17 per cent) and a condominium in a recreational community (13 per cent). When asked what financial and/or lifestyle changes they would be willing make in order to purchase their dream recreational property, almost one-third (31 per cent) said they would rent their property out during the year. Other strategies include reduce discretionary spending (25 percent), downsize primary residence (24 per cent), purchase a fixer-upper (23 per cent) and purchase with friends/family (22 per cent).

“Canadians have long valued the ability to escape the city to spend time with friends and family,” said Soper. “A place to get away from the pressures of daily life seems to be more attractive now than ever. From coast to coast, Canada offers some of the world’s most spectacular landscapes and friendly communities.”

The survey was commissioned as part of the 2013 Royal LePage Recreational Property Report, an annual market analysis of recreational property prices, trends and activity in selected leisure markets across the country.

MIXED PERFORMANCE IN GLOBAL HOUSING MARKETS PERSISTS: SCOTIABANK

G

lobal housing activity in early 2013 was mixed, mirroring the uneven pace of global economic growth, according to the Scotiabank Global Real Estate Trends report released recently.

The report finds that in the majority of national markets, housing conditions are fairly steady, and average home prices relatively flat. However, in a number of countries, primarily in emerging Asia and Latin America but also in the United States, home prices are again accelerating, supported by relatively stronger domestic economic conditions. In others, namely the struggling nations of southern Europe, deep price declines are continuing.

“Highly stimulative monetary policy conditions, reinforced by additional easing measures internationally through the spring, should provide support to the interest-sensitive housing sector,” said Adrienne Warren, Senior Economist at Scotiabank. “However a faster and more synchronized improvement is contingent on a strengthening in global economic activity, labour markets and consumer confidence.”

According to the report, Canadian inflation-adjusted home prices were unchanged year over year in the first quarter. Housing demand remains healthy, but has cooled amid tougher mortgage refinancing rules and slowing employment and income growth.

The report forecasts further downside risk to sales and prices.

ankers and mortgage brokers need to pay closer attention to what really matters to consumers when it comes to choosing the right mortgage ingredients. Is Rate the only, or most important ingredient of your mortgage that should matter? Are all other aspects of your mortgage just fillers?

Speaking of fillers…

I saw a dog food commercial that declared that the their brand contains chicken as its first ingredient. It also says that is contains a supplement that is supposed to make your dog’s eyesight better.

Now, is that the best information for the human? For the dog?

Or for the label to sell? What about the other four first ingredients which make up the bulk of the total ingredients in a lengthy list?

Is this formula really satisfying to you because it is priced low, or is it best for your dog?

I can tell you now that the other four top ingredients would not make my personal diet list. Certainly my dog couldn’t get excited over those fillers, By all accounts they are unhealthy, full of cheap belly fillers, but offer no nutritional value. Is that good for anyone?

Ok, I know, this is a long stretch to compare dog food to mortgages. But does your mortgage contain these “filler” ingredients – or “options” – that are truly important to you?

Actual mortgage options that you will ever have a chance to take advantage of. (i.e 25 per cent annual overpayment privilege, transferability, portability, skip a payment, double up payments, weekly accelerated payments.)

• Timely service.

• Lender to automatically renew your mortgage at the lowest market rates, and not at bank’s posted rates (typically over one per cent higher than discounted rates), – without re-qualifying you.

• Personal attention – day, night and weekend.

• Commitment to searching for all alternatives prior to offering the right ones, instead of pushing onto you the one or two options the management is told to push that week.

Now, if these are not attractive ingredients for your mortgage, what are?

Most consumers have one question on their mind: What’s your rate? Is that because advertisers reduced our choice matrix to that one factor? What happened to old-school customer services and representation? Were we just as obsessed over rates then, or did we

bank where we knew that consultant had the right approach, the correct product and that the institution was truly committed to helping us?

There is a dog food on the market that comes from Alberta. The first four ingredients on the list read as follows: Fresh deboned wild boar*, fresh deboned lamb*, fresh beef liver*, fresh deboned pork*.

For real? Anyone getting hungry? When was the last time a mortgage read like this ingredient list?

For the client who doesn’t know the difference between dog food and mortgages let me save you the time and assure you that rate won’t make you as hungry or excited as the right options of your mortgage should. Still, a good advisor should automatically offer you their best, most competitive rate as a starting point. But if rate is all you really expect from your lender, then you may want to rethink what you are feeding your dog.

Your mortgage shopping spree should leave you almost as happy as my dog feels when I feed her that Alberta premium brand.

Great thing about mortgages is that a premium brand of mortgage doesn’t mean it is more expensive. Unlike dog food, you should just expect more.

ccording to research done by a professor at the University of Guelph, there are certain words used in home listings that have a magical effect on a home sale. The ComFree Network, one of Canada’s largest commission-free real estate organizations, agrees that these words can have a profound effect on the success of the sale.

Martin Rygiel, Sales Director at the ComFree Network, offers up the five most powerful words and phrases to get you started: 1. BeautiFul / goRgeouS According to the study, homes that were called “beautiful” sold, on average, 15 per cent faster. While most home buyers are thrilled to get a bargain, they still put a major emphasis on the condition of a home and its aesthetic appeal.

2. Move-iN CoNDitioN This tells a home buyer that your home needs no repairs, changes or moderations; it is perfect and ready to be lived in as soon as you hand over the keys.

Says Rygiel: “I have visited many homes that use this phrase in their listing and, again and again, I’m impressed with the condition of the home. This is the magic phrase for me, but also not an expression that should be used lightly.”

4. CuRB appeal When a home is listed with the words “curb appeal” many home buyers perk up with anticipation. Words like “landscaping” also did well in the survey because a home that is beautiful inside and outside appeals to the masses.

5. gouRMet kitCheN There is no doubt that the kitchen is one of the most important, if not the most important, room in a home. So it is no surprise to learn that words like “granite” and “gourmet kitchen” translated into a higher sale price. If your kitchen isn’t a gourmet one, do minimal upgrades and use another proven phrase with homeowners like “newly remodeled”. NC

ntrepreneurs, freelancers and more big corporation employees are skipping the commute and working from home. Even if you can’t do everything at home, chances are you take work home with you from time to time to catch up or get ahead. Being as productive as possible at home means having a dedicated workspace – no matter the size of your place.

LOCATION, LOCATION, LOCATION

If you don’t have a separate room devoted as an office, then your first step will be deciding where it should be located. You may want to draw out your floorplan on paper and try it in different locations until it feels right.

Consider nook/alcove areas, corners, and areas in front of windows.

THE WORK SURFACE

Having some sort of furniture piece to act as a ‘desk’ is the key component to a home office (and no, it can’t be the coffee table in front of the television). It has to be a single item with a surface, whether large or small, that has only one purpose: to serve as a workstation so that your mind knows to focus on work when you’re sitting at it.

If you use the same surface you use for other activities (such as eating) your mind will tend to wander off and want to take part in those other things it’s known to do there.

Your work surface doesn’t have to be the ‘typical desk’ – you can have fun with this piece and use something non-traditional depending on your creativity and the amount of space you have. For example, a console, bar cart or floating shelf could all work well for this application.

Maintaining a clutter-free area while working is very important because clutter equals distraction. Utilitarian boxes, glass vases, pegboards and vertical shelving can all be good storage solutions for items like your pens and paper.

TAKE A SEAT

Choosing the right chair has a lot to do with how often you will be sitting in it.
