etting a down payment together for your home purchase doesn’t have to be a major obstacle when you have the facts straight. Canada Mortgage and Housing Corp. has a comprehensive website, found at cmhc-schl.gc.ca, which can help guide you. Not only will you find an extensive list of how-to’s, including tips and mortgage insurance information in the online step-by-step resource guide, the site also outlines Government of Canada home-ownership incentives.

As an example, first-time buyers can take advantage of the Home Buyers’ Plan to withdraw up to $25,000 from their Registered Retirement Savings Plan (RRSP), taxfree, to add to their down payment and for other purchase-related costs. A spouse or partner can also do this, giving you a total of up to $50,000 toward your new home. To avoid tax liability on the withdrawn funds, you will be required to repay the money to your RRSP account within 15 years.

f you’re thinking of putting your home on the market, my advice is to go with a pro rather than attempting the DIY route. Selling your home can be complicated, and it’s something you want to get right on the first try.

Beyond hammering in that “For Sale” sign and waiting for the bidding wars to begin, an agent will help you primp and prep your home for the sale, set the right price based on the home’s actual value and comparables, and market it to the right people (including other agents) to generate interest. And once you have some prospective buyers knocking at your door, how much time can you realistically devote to dealing with inquiries, showing the home and sealing the deal? Selling real estate is a full-time job, not something to squeeze in between your day job and the kids’ evening soccer practice. I’ll say it again – hire a pro to do the job right.

Research potential real estate agents carefully. The Canadian Real Estate Association suggests you start your search by asking the right questions: 01. How long have you been in the business?

02. What is your average list-to-sales-price ratio?

03. How will your marketing plan meet my needs?

04. Will you provide references?

How to build a budget B y G a i l Va z - O x l a d e

kay Toadies, it’s time to get with the program. Over and over again people tell me they don’t know how to make a budget. It doesn’t matter how many articles they read, how many worksheets they download off the web, how many times they try, they just can’t do it.

Once I started doing the show Til Debt Do Us Part and introduced the magic jars, people headed out to buy their own. But they still couldn’t figure out how much money to put in the bloody things.

So I’ve created a step-by-step plan available at gailvazoxlade.com for all those who wish it to follow. Using this plan and Gail’s Interactive Budget Worksheet, you can build a budget that will not only tell you how you’re doing, but also how much to stick in the jars if you’ve decided to live on cash. Okay, here we go.

1. On the budget worksheet, fill in all the amounts under income. You’ll need your “gross” income and your “net” income. If you make $60,000 a year gross, you would enter 60,000/12 (which is $60,000 divided by 12.) Ditto your monthly net income.

Careful now, if you’re paid on any other schedule you have to use your lowest monthly income as your base, and use any extra money you receive to boost your planned spending (for things like furniture, vacations, and the like).

2. Enter any other sources of income you may have. You must use “monthly” amounts. So if you average $6,000 in annual child support received, you would enter $500 for your monthly amount. If you receive income that is irregular – think annual bonus – do not enter it under income. Why? Well, if you bank on getting it and you don’t you’ll be out of luck. Better to use that money for things like gifts, vacations and other extras – things you don’t have to pay for if the bonus doesn’t materialize.

3. Now it’s time for the fixed expenses. Get out your last bank statement(s). Based on what you spent last month, fill in the fixed expenses. Don’t worry if the numbers seem high at first, just put in what you spent last month, based on what went out of your bank account.

4. We’re going to skip down to “saving” now. Yep, you have to save. Don’t bother arguing, you have to save. I want you to divide your monthly income by 100 and multiply your answer by five. There, that’s five per cent and the minimum you should be saving.

Ultimately, you need to save 10 per cent, but let’s start with five per cent and work from there. Under “emergency” enter $100.

5. Next we’ll do debt repayment. Add up your monthly debt repayment amounts. Include what you’re spending to repay everything except your mortgage and your car loan/lease.

Put it under “debt repayment.”

6. You’re doing great. Now look at the bottom line on the budget – the line that says, “income – expenses.” What do you have left? Whatever it is that’s what you have to work with to budget for your variable expenses. Yup. That’s it. Go ahead and divvy up the money in the various categories under “variable expenses.” If you find you’re left with $20 a month for groceries and you know that just won’t do, then you have two choices: ›› You can go back and cut expenses. Yup, even up in fixed expenses you can find places to cut back, like cell phone or cable. ›› You can make more money. Work harder, work smarter. Get a second job, a third job, a better job.

ThaT’s YOur budgET. JusT TWO mOrE ThiNgs: 1 You’ll see that the budget automatically calculates how much must go into each of your jars each week/month if you plan to live on cash.

2 You’ll also see your percentages automatically calculated. The financial rule of thumb says you shouldn’t spend more than 35 per cent of your net income on housing. (That includes mortgage/rent, condo fees/maintenance, property tax and utilities.) If you’re spending more than 35 per cent, either you can look for ways to cut back on your housing costs, you can make more money, or you can trim in other areas (like transportation) so you end up balancing at the bottom line.

It’s your money. You can do anything you want with it except spend more than you make.

Okay, now that you have a budget, you have no excuses. Get out of debt. Live within your means. Make me proud.

A dead heat! Can you feel it?

June MLS sales of 1,480 just shy of last year’s pace

A

solid Multiple Listing System (MLS) sales performance in June ended a strong second quarter and brought year-to-date sales closer to the downside risk of minus four per cent factored into the annual 2013 MLS market forecast.

There were no major road blocks in the way to conclude a month ranked in the second tier of Junes that edged up to the 1,500 sales level but could not go further, as was the case in 2007, 2008 and 2011.

Nevertheless, 2013 June sales are only off the best June ever by five per cent. Dollar volume set a new June monthly record of $392 million, helping to bring year-to-date dollar volume within less than two per cent of last year’s dollar volume total.

New MLS listings rose nine per cent over June 2012, leaving an inventory going into July of close to 4,000 units for sale. You have to go back to the ’90s to find this much MLS listing supply.

June MLS unit sales were virtually even (1,480/1,487) while dollar volume was up six per cent ($392.4 million/$369.4 million) in comparison to the same month last year.

Year-to-date MLS unit sales are down seven per cent (6,431/6,921) while dollar volume has dropped off less than two per cent ($1.68 billion/$1.71 billion) in comparison to the same period last year.

“If a cooler, later spring tempered the multi-year escalating Winnipeg market, our recent weather has reheated sales to equal the June 2012 statistic,” says WinnipegRealtors president Richard Dettman, noting “2012 was one of the best years on record and repeating this mark is no mean feat.

“Looking ahead, if we can convert or turn at least 35 per cent of our active listings to sales, which is a reasonable expectation given past market performance, then third-quarter sales will be off to a very good start. An interesting observation to make after the first half of 2013 is just how well condominium sales are doing. While off to a slow start at the beginning of the year like other MLS property types, condominium sales are now up 10 per cent over last year and are enjoying a better conversion of listings to sales than residential-detached properties.

Listings have increased 18 per cent. June condominium sales were not only up 11 per cent, but they clearly showed an upward swing in price range movement with 55 per cent of all sales selling above $200,000 where last June it was only 38 per cent.

The most active residential-detached price range in June was $250,000 to $299,999, accounting for 23 per cent of total sales. The $200,000–$249,999 price range was next busiest at 18 per cent. Condominium sales activity happened most frequently in the $150,000–$199,999 price range at 31 per cent of total sales. Another 19 per cent of condominium sales fell within the $200,000–$249,999 price range.

The average days on market for residential-detached sales was 22, the same pace as May and two days quicker than June 2012. Not surprisingly, the most active price range of $250,000–$299,999 had the lowest days on market, at only 16. Average days on market for condominium sales was 36 – five days ahead of May and nine days behind June 2012.

I

n case you have been living under a rock, or your remote control refuses to stop at any of the multitude of home design programs on almost every channel, lets talk about staging. The definition of staging is: preparing a property for presentation on the real estate market.

A home is the single largest investment most of us make and yet if you look at the many properties listed on the realtor.ca website you would never believe it. I have seen photos of kitchens that are far from tidy, let alone clean; the recycling bin supplied by the City actually in the kitchen; beds unmade, clothing and stuff everywhere; and bathrooms where it is impossible to see the top of the vanity through the various bottles of hair and body products. It is very surprising to me, especially when you realize that more effort is put into selling a vehicle than a home. Most people will have a car detailed before they even think of selling it, yet many don’t realize that the same principle applies when selling their house.

The process of staging is the same as cleaning out the car. First, you remove all personal possessions such as family photographs and collectibles that are valuable, especially if they are small. Get the children to help pack excess toys away. It helps if you get them excited about the move to the new house. This is also a great time to edit their possessions as well as your own. If they (or you) have not played with (or used) the specific item within a certain period (say, three months), do you actually need to have it or could someone else benefit from it? There are numerous charities around the city that will come and pick items up for donation. We have all had the call from them while we are having dinner. I almost always say “yes” and manage to find at least one box of stuff around my house to donate.

De-cluttering can be a daunting task, especially if you are the type who becomes personally attached to stuff. Sometimes taking a picture of the item can help or finding a photo of your child playing with a particular toy, then let it go to a child who will appreciate

it. Often the mothers are the ones attached to the toy and not the children. If the sentimental attachment is to Aunt Mable’s china cabinet and you do not have space for it, or you don’t actually even like it, consider asking other family members if they would like it. This way the piece stays in the family and you can visit it, but you no longer have to dust it.

This principle applies to every single item in your home. If you do not love it, why do you have it? Tackle one room at a time and try not to get overwhelmed. It will feel great when you are done, and moving and unpacking at the new house will be much easier. Not to mention the cost savings of moving less stuff to the new house could be significant.

So, everything personal is packed, the truck has come and picked up your donations, and you are feeling a huge sense of accomplishment. Now the remaining furniture, accessories and artwork need to be placed to present each room to its full potential.

The architectural features need to be highlighted and the less desirable features downplayed.

If your room has a fireplace, it is the focal point and the furniture should be placed accordingly so it is the first thing potential buyers notice. I have seen properties in which the fireplace was blocked by a sofa, because the owners didn’t use it. Place the furniture to accentuate the fireplace.

The television is often a problem, competing as the focal point (usually because it is larger than the fireplace). However, in most cases the television does not stay with the property so a compromise is necessary and sometimes the television loses. Replacing the large TV with a smaller one from another room or borrowing from family or friends is a great solution until the property is sold. This option can be met with scowls and resistance, but be persuasive and use whatever method necessary to get the smaller television in the room. The size of the television can make a room look smaller than it actually is – not what a potential buyer wants to see.

Next comes downplaying the less desirable spaces such as an oddly shaped room. The rule of thumb with these particular challenges is “less is more.” Choose one purpose for this area and stick to it, keeping it simple and neat – perhaps a reading nook with a comfortable chair, ottoman and a side table with a lovely lamp suggesting a relaxing place to sit at the end of the day. Staging is all about suggesting a lifestyle by creating vignettes that will appeal to buyers.

In the kitchen and bathrooms, cleanliness is of utmost importance. All small appliances not used daily should be stored away. The container holding the wooden spoons and spatulas needs to be put into a drawer because this suggests a lack of storage. And the knife block needs to be put away because it may be a security risk to the agent, aside from the fact that they are not pretty. Use a basket to contain all the lotions and potions in the bathroom. This allows you to store the basket when not needed, yet access it easily, leaving the counters clutter-free and neat. Clean, fluff y towels and a neutral shower curtain are very important. Fresh flowers are also fantastic in all bathrooms.

Hiring a professional stager to help with the sale of your largest investment can cost as little as a one-hour consultation to get you started in the right direction. Take the time to prepare your property for the real estate market because the photographs posted online need to be as amazing as possible. You may be competing with your neighbour who thinks the recycle bin from the driveway is more efficient in the kitchen. Whose property will the potential buyers want to tour first?

Put yourself out there. Life has a way of flowing effortlessly when we put ourselves out there. If there’s something you’ve been wanting in your life, take one small action toward it and notice how other things fall into place. It could be a simple phone call you’ve been putting off, a book you’ve been meaning to read or a website you’ve wanted to visit. Do it now and have faith in the power of taking that first step.

Tie up loose ends. Regularly schedule one hour a week to devote to tying up loose ends. These little “to-dos” take less time to complete than you think and yet, left undone, eat away at you, draining your energy and clouding your mind. If you finish in less than an hour, use the extra time to reward yourself with a special indulgence.

here’s still a good chunk of summer left – warm days, sunsets, and cool drinks by the pool-side await you. Even if you can’t find the time to take a proper vacation away, here are some simple ways to bring a little peace to your everyday, just by being more efficient.

Live in the moment. We are a society of multi-taskers, but in an effort to be more efficient, we have robbed ourselves of the pure pleasure that comes from performing simple tasks. Next time you wash dishes, fold laundry or set the table, focus only on the task at hand. Engage your senses. Notice the fresh smell of clean laundry, the rainbow colours in the soap bubbles, the beauty of a table set with care (candles, flowers and cloth napkins). You’ll feel less frazzled and more peaceful.

Let go of the “shoulds.” Next time you catch yourself thinking guilt-inducing thoughts like, “I should go to the gym,” or “I have to wash the windows,” shift your perspective.

Find a way to make the task more enjoyable so you can replace the “should” and “have to” with “like to,” “want to” or “could.” Re-framing your thoughts in this manner puts you in control because you are deciding to do the task out of desire, not criticism. Another option is to re-evaluate the task to see if it really is a necessity or if you can drop it from your “to-do” list altogether.

Go online and remove your name from catalogues you don’t read, and cancel magazine subscriptions that clutter your life, drain your energy and rob you of peace-of-mind. You can always purchase the odd magazine or two when you have some extra time to devote to reading, such as when you’re on vacation.

Make bill paying easier by synchronizing due dates. Paying bills can be time consuming and difficult to keep track of, especially if they are due at various times of the month. Call all your creditors and have the due dates on your monthly bills changed to either the 1st or the 15th of the month. Put a reminder on your calendar to ensure that they’re paid on time.

Consolidating tasks saves time and mental energy.

Create kits to make life easier. Items that are used together should be stored together to make tasks easier and save you time. Store all your car-wash supplies in one bin; your gardening supplies in another. Imagine how much easier it will be to wrap gifts when your gift bags, cards, scissors, bows, tape and pen are all stored together.
