It’s been a month and a half since the new pandemic-induced reality of social distancing dawned upon us. But who’s counting anymore? It’s certainly looking like we’ll be in lockdown mode until at least summer. We must accept that this is the new normal now, where staying apart is the only way we can be whole again. Social distancing remains the name of the game, and the only way – the fastest way we can emerge from this situation is by adhering to its tenets. Calgary’s homebuilders are contributing to flattening the curve and avoiding the spread of the contagion by offering virtual alternatives to viewing show homes. Many homebuilder websites are equipped with 3D virtual walk-through technology that allows us to experience the show home without setting foot in them. Which is for the best for the time being. Although this may be the only way to experience new show homes at the moment, it’s another example of how an industry can quickly adapt to meet our new needs. The wheels of the homebuilding business keep turning, however, and the community of Legacy is announcing the opening of its new show home parade. Laned homes take centre stage in this new parade and showcase the latest models from Jayman BUILT, Shane Homes and the newest member of the Legacy builder set – Look Stepper Group. LANED HOMES There is already a lot to love in Legacy. But this award-winning, master-planned, family-oriented community in Calgary’s southeast is getting even better, as it continues to grow its vision as an estate community for everyone. It already is a complete community with lush parks and green space, dynamic commercial areas and amenities to enjoy. But 8

its all-encompassing range of housing opportunities is what has set this community apart. The winner of consecutive Community of the Year BILD Awards in 2015 and 2016, Legacy has majestic homes along its premium lots in The Ridge and The Woods in Legacy, as well as frontdrive garage homes, duplexes, townhomes and condos through

its various phases. There are, in fact, more than 40 show homes in the community. There will be even more as Legacy announces the opening of five new models of single-family, detached garage laned show homes in its latest phase. “These new show homes will be the third set of laned show homes in the community,” says Kalida Manarin,


marketing manager at WestCreek Developments, the developers of Legacy. “Some will be open by May, the rest in June.” She says the newer phases will feature both rear laned, as well as smaller, front-garage 27-foot homes. “We have built this smaller front drive product in earlier phases of the community and it has been very popular. We will also soon release a whole new laned phase (Phase 30), which will front both green space as well as park and playground space of Legacy’s latest park coming this summer the Yellow park.” Legacy proudly offers a virtual rainbow of parks already (Orange, Blue, Red and Green), all of which feature rubberized surfaces and a mix of different playground equipment for different age groups. “Yellow marks the fifth park to join the community with many more to come,” Manarin says. It is all about choice in Legacy, and the new laned show home parade will feature models from Jayman BUILT, Shane Homes, and the Look Stepper Group – a partnership between Calgary’s

Stepper Homes and Look Master Builder of Edmonton. “The new parade will feature some completely new models to the community and a new location and offering of homes,” Manarin says. Offered are both 27- and 25foot homes that include bungalow laned homes at 975 square-feet, up to two-storey 1,900-squarefoot models. Laned homes in Legacy start from the $340,000s. Also among the most anticipated new releases are those smaller front-drive homes that have been very popular in Legacy. “We’ve had them in some previous phases but they tend to sell out very quickly before most realize they are available,” Manarin says. Although these models won’t be part of the new parade, all laned home builders will be able to offer these limited opportunities. Jayman BUILT will have its best-selling Sonata and Renew as their new show homes in this new parade. Like all Jayman BUILT homes, these show homes

will have as part of its standard features a home automation and solar panel package. “These new show homes will have $16,600 worth of energy efficient upgrades at no additional cost to the customer and includes solar panels, smart home automation package, electric vehicle charging outlet, and more,” says Jayman BUILT area manager, Todd Broadbent. He adds that most of their laned home buyers in Legacy are firsttime homebuyers and right-sizers. nexthome.ca 9

Both are three bed, two-and-a-half bath homes that are great for any buyer,” says Shane Homes’ Laurier Tremblay. The Aries II, a brand new model is 1,493 square-feet, while the Vilano at 1,634 square-feet. “Exclusive to Legacy is the use of Hardie Board siding on the front elevation. This gives the home longevity and fantastic styling,” he adds. This makes it a perfect fit of or their wide range of clients. “We have individuals, families, first time buyers, right-sizers, and investors. Shane’s advantage is that we customize our homes to suit the buyer. As we say: “Love It or Customize It!” Tremblay says. Look Master Builder of Edmonton and Calgary’s own Stepper Homes teamed up to introduce new laned models in Legacy’s new parade through the Look Stepper Group, and Look’s 10

VP Sales and Marketing, Kristin Young, says they are excited for the opportunity. She points out that Look and Stepper have been collaborating in Edmonton since 2002 and have built over 1,250 homes in the Edmonton region since. “Over the years that relationship has evolved into more joint investments and more synergies so we made the decision to have the group of companies come under one brand, the Look Stepper Group. We are very excited about our expansion into Calgary and our first show home position in Legacy. From virtual tours of show homes to inventive ways in spurring sales, homebuilders certainly have adapted to what is looking to be the new normal. Trico Homes says they are encouraging people to shop online, and their website has AI enabled platform that provides an exceptional and personalized and guided experience. “You can still tour our show homes but in the comfort of your own home. Helping neighbours These days, the importance of neighbours helping neighbours has never been more important. The Calgary Foundation’s Community Knowledge Centre creates the connection where charities can list their needs and provides links to the community where their donations will work best. “Calgary Foundation is listening to charities and our conversations

Westman Village serenade Social distancing doesn’t mean you can’t have fun. Vintage Group and residents of Westman Village proved this to be the case when they held the Balcony Bash. This unique event featured live music for Westman Village residents to enjoy from their balcony while providing an opportunity for staff of Chairman’s Steakhouse – which vintage operates – to return to work during the temporary restaurant closure. “The Chairman’s lounge patio is surrounded by the Calligraphy Condo’s in Westman Village. It is set up perfectly for a small concert,” says Lance Hurtubise, president of Vintage Group. “So, we brought in one of our weekend lounge singers from Chairman’s, Marty Antonini. Set him up on the Chairman’s Lounge patio, took song requests and had a party.” Hurtubise says the idea was inspired by news video of Italians singing in their balconies during their lockdown. Q: Can a condominium corporation defer condo fees due to the COVID-19 pandemic? A: As we continue to address questions and concerns from boards, owners and managers about deferrals or forgiveness on condo fees, we must firsts understand that the condo fees (contributions) are the lifeblood of your condo. In the opinion of New Concept Management, condominium corporations should not waive or defer the payment of condo fees. The Condominium Property Act of Alberta Section 38.1 and subject to the regulation, states that a corporation shall from funds levied under section 39(1) (a) or (b), establish and maintain an operating account to be used to provide sufficient funds for the control, management and administration of the real and personal property of the corporation, the common property and managed property and any other obligations of the corporation. In other words, the condominium fees are vital as they go towards all the costs associated with running the condo corporation, which includes the day-to-day operations and maintenance of the condominium. Every condominium operates under the same principal: if

condo fees are not collected, condominium corporations cannot pay bills, and other third parties (such as workers) are directly impacted. We in the condominium management industry understand that these are trying times for everyone who has been impacted by the pandemic. Each board should evaluate individual requests as they are made. Some leniency could be provided to owners who have been affected in these trying times, such as payment deferments for a period of time. We are hearing that the government (federal and provincial) may be implementing measures to provide financial relief to the condominium industry and we are hopeful that this will come sooner then later. or what the end result of this pandemic will be or how it may affect the economy. In saying that, and in light of the world’s current, exceptional circumstances, condominium management companies will have to make every effort to work with our condo boards to thoroughly consider all options that may be available to help everyone through these challenges.

In the late 1800s, the area that we now know as Kensington was Thomas and Georgina Riley’s farm. In 1904, their son, Ezra Riley sold a portion of the land to the city to create some of the very first “suburb” neighbourhoods in Calgary. Hillhurst was named after the Riley family farm. Many historic buildings have been preserved over time, such as the Hayden Block, the Plaza Theater, and the Hillhurst Exchange. The original grid street pattern remains, as well as a couple English-inspired street names; Kensington Road and Gladstone Road. When the Calgary

Annie MacInnis, Executive Director of the Kensington Business Revitalization Zone, explains that Kensington’s long-standing history and tight-knit community has made this area resilient. “Healthy cities evolve and our business districts, like Kensington, are not static. The two-storey home with developed basement has over 3,600 square-feet of living space. Located in the inner-city community of Varsity, it was a massive renovation project that looked to create the owner’s vision of a home for the family. “I loved the client’s style as they wanted a Modern Farmhouse with their own flair and personality,” Rochelle says. The owners and their three teenage daughters wanted

to move to Varsity from their original home in Bearspaw on Calgary’s western outskirts, which had become way too much of a commute. Rochelle says the owners wanted to downsize to a home that needed less upkeep, is closer to the city, answers the needs of the whole family, and retain a countryside feel that they have been used to. “We added shiplap to create a lakeside feel and large fireplace for that internal warmth. They did a white on white with black windows exterior for the most curb appeal possible. This home is as beautiful on the inside as these clients and their wonderful family!” Rochelle says the white board and batten from the exterior to the interior definitely tied the home together. The original


home on the lot was quite dated and McKinley Masters had to take down a few walls and raise the ceiling to bring more light in. “The white paint, white panelling and higher ceilings combined to created a fresh look,” she adds. The living room with its majestic fireplace centres the Modern Farmhouse design. White panelling, white marble on the fireplace, built-in bookshelves and lots of oversized, comfy sectional sofa and armchairs create a charming warmth. “The furniture was originally laid out by us, and then purchased by the home owner. I think that the furniture is a reflection of this client. It give the home a comfortable elegance that is inviting and comfortable for their family.” See how she keeps furniture away from walls to create more flow. Rochelle says the home design is not just unique, it is highly personalized to suit the owners’ particular needs.

TIPS FOR SPRING CLEANERS

by PEPPER RODRIGUEZ Spring has sprung, but the annual rite may just be a little different this year. With the pandemic lockdown upon us, we might just have a little more time on our hands at home these days. We can finally get to the spring cleaning chores that may have been put off for some time now. Traditionally, a thorough cleaning of the home was done in springtime to sweep out accumulated soot and grime from the wood-burning chimneys of yesteryear. Now, with the advent of central heating, spring just gives us a time frame in the calendar year that will get us to the habit of deep cleaning at least once a year. NextHome spoke with Christina Loc, renowned interior designer and owner of Calgary’s Metro Elements boutique design store, for her can’t-miss tips on how to make the most of your efforts. NextHome: What’s your “shouldn’t miss” tip for spring cleaners? What do you think the main objective should be? Christina: Spring is an ideal time to consider doing a deep thorough cleanse for your home, especially, for those of us who live in the northern hemisphere. After

months of living in hibernation with the windows shut and with little daylight, the spring season is a time for renewal and a refresh. The extra daylight and warmer weather should trigger more energy both psychologically and physically to get you moving and wanting to freshen up your space. The “shouldn’t miss” or main objective of spring cleaning is to get to chores you can’t or don’t typically do during the winter months. While you may be doing weekly light-duty chores through out the year, like vacuuming and cleaning your bathrooms, spring cleaning is about using some elbow grease to get things looking fresh, shiny and new again. NH: What should be the main area to target for spring cleaning? C: For both singlefamily homes and condo apartments, I would say the target areas are very similar. It’s about finding the time to properly rinse and clean out your appliances and filters (including the bathroom fans and stove top hoodfans), getting behind crevices to dust and scrubbing down

surfaces, sorting through seasonal items or things you are no longer using; things that are broken or expired. NH: What are the essential cleaning products for spring cleaning? C: Rubber gloves to protect your hands. Microfibre clothes are great for wiping down surfaces and perfect for collecting dust. Scrubbing pads, especially ones like The Original World’s Best Flat Pot Scrubber, that are safe for non-stick cookware, glass & ceramic stove tops, easy to clean and dishwasher safe. These pads are fantastic as the pad is rough for scouring power yet still gentle enough that it won’t scratch your chinaware. They’re great for getting grime off the exterior of your pots with a bit of baking soda, vinegar and water as well as bathroom tub surrounds and refrigerator shelves. Cleaning product: this doesn’t mean you need to run to the store to buy a million cleaning supplies.


In fact, simple ingredients around the home can be just as effective. For a DIY, you only really need spray bottle(s) and a measuring cup plus the following ingredients: water, castile soap, vinegar, baking soda, rubbing alcohol and essential oils. Mixing these in different combinations will yield glass cleaner, stain remover, disinfectant. For example, an all Purpose Cleaner is composed of – 1 cup distilled water, 1 part vinegar, 1 tablespoon castile soap, 10 to 15 drops of essential oil. Other essential items include a step stool or ladder, broom and pan, mop, bucket, vacuum, feather duster, paper towels, toothbrush or scrub brush and storage containers or organizers. Empty cupboards and drawers to give them a good wipe down including your cutlery tray. Wipe down the kitchen cabinets including the tops of them, handles and knobs plus the cabinet box housing the drawers as crumbs and miscellaneous items will fall behind them. Wipe down and clean small appliances. This means emptying crumbs in toasters and de-scaling water kettles and coffee machines. Clean behind and in between major appliances. Run the microwave and dishwasher with a cup of water with half a lemon in it. Then, take the rinds and grind it through the garburator to deodorize and kill bacteria. Take out the garbage and recycle. Take the bins and give them a thorough clean.

Spring is a good time to clean the garage as the temperature gets warmer. The dirt and grime collected over the winter months. Wipe down ceiling and walls to get rid of bugs and cob webs. Sort through items that may have been stored in the garage and now have no use any more. Make sure to label Organize tools and safely discard any chemicals you are no longer in need of (ie. paint, oils, antifreeze, aeosols). Sweep and hose down the floor. This will especially help with the salt and other chemicals accumulated over the winter months that if unattended will cause the concrete to erode.

BEDROOM

LIVING ROOM

Rotate your mattress and give it a good clean. Mix baking soda with essential oils and massage it on to your mattress and let sit for an hour. Vacuum up the baking soda concoction and see the amazing results – it will remove dust mites and rid bacteria. Go through your closet and drawers to donate or throw out clothes you won’t wear any more including socks with holes in them. Throw out expired personal product like make up and body care. Get behind the headboard and other furniture pieces to wipe off the dust on the baseboards and vacuum up those dust bunnies.

Vacuum or take down the drapes to launder, air-fluff or dry clean as per care instructions. Dust blinds. Remove upholstery and pillow covers plus any rugs. Take them outside to give them a good beating and let them sit out for a bit to air out. Meanwhile, pull furniture away from the wall to dust and vacuum. Put furniture back. Vacuum sofa and chair crevices to catch crumbs and dust. Dust lamps including shades, light fixtures, coffee table, side tables, shelving, accessories, behind TV and electronics. Wipe off dust on plant leaves. Bring covers and rugs back inside.
