A CAUTIOUS REOPENING It’s been a weird spring. Stuck in the house with no sports on TV (we should have been well into NHL playoffs by now). No haircuts just yet, and boy can I use one. But we’re slowly emerging from this pause in life, as the Alberta government eases some of its COVID-19-induced lockdown restrictions. Some show homes have even started welcoming walk-in guests again. But going back to the way it was before just isn’t in the cards yet. Even the show homes that are open are still using enhanced safety precautions (like limiting the number of visitors at a time inside the show home). Many are learning to cope, if not excel, in this situation. Take for instance our cover feature on The Rise at West Grove Estates. The popular community from Bri-mor Developments has certainly lived up to expectations in the way that its well-designed parks, pathways and shared environment have benefited residents. As homebuilders navigate a new reality in the COVID-19 world, Calgary New Home + Condo Guide chatted with BILD Calgary Region chairman Collin Campbell to gauge the response of the local homebuilding industry to the pandemic.
1. With Canada Bank maintaining interest rates at 0.25 per cent, will this help spur the homebuyer market? What is BILD Calgary’s opinion of the move? Interest rate reductions generally do help the market, as it makes the cost of borrowing more affordable. This allows more people to enter the market for the first time, and for others to move up within the market. That said, it is one of a number of factors that drives the homebuyer market. The current public health crisis, as well as the economic stability, employment rates etc. all influence people’s decision to buy. provide a great opportunity to take advantage of right now. 2. Will this be enough? What do you think is needed to help Calgary’s particular needs? Like everyone, we are deeply concerned for health of our citizens. We are also concerned for the health of our economy. As governments and communities navigate these unprecedented times, it is critical to identify any safe opportunity that preserves economic activity, including business operations, employment and housing. Our collective ability to adapt during the crisis period and safely maintain as much momentum as possible will
support our speed and quality of recovery as we transition out of this crisis, eventually moving into the “new normal” way of life. We need to make sure we continue collaborating with all levels of government to make this happen. 3. Speaking to some of the builders, they told me that before the pandemic hit they were seeing stronger demand in the homebuyer market. Did you see that too? What’s BILD’s projection like looking to the rest of the year now? The market was looking up at the start of this year, over last year’s numbers. We were seeing incremental improvements in a number of areas in our market. It is hard to know what the rest of the year will look like, given the uncertainty but we are optimistic that when the crisis has subsided, that consumers will return to buying new homes and investing in real estate. 4. What will BILD Calgary advocate for in helping recover from this situation? We are currently working with policy makers to look at ways of streamlining processes so that when things start to move forward again, we can be more nimble and get projects to market more quickly. We need to all work together to re-establish confidence, employment and cash flow in the economy through economic incentives.

DISCOVER: OKOTOKS ERRATIC GLACIER
It is the biggest glacier erratic in the world, but the “Big Rock” has even more significance than that to the town. This massive and unusual rock formation, brought down to the southern Alberta plains in the last Ice Age, is what the town of Okotoks is named after. The Indigenous Blackfoot peoples name for the erratic is derived from their word for rock, which is “okatok.” In 1978, the Government of Alberta designated Okotoks “Big Rock” Erratic a Provincial Historic Resource to protect its geological and cultural importance.

The rolling grasslands of southern Alberta stretch out in all its splendour, the whitecapped peaks of the majestic Rockies look close enough to touch, and the cool waters of the gently flowing Sheep River runs right through the heart of it all. Okotoks is the modern prairie town with nature at its backyard and big-city amenities easily available, which is why its nearly 29,000 inhabitants love it so. Don’t let its unassuming façade fool you, Mr. Spud Café offers the best homemade fish and chips in town. Mr. Spud is a very well-kept secret in Okotoks – it doesn’t even have its own website – but you can’t go wrong with either the halibut or cod options. It also offers burgers and fries and other traditional diner favourites, but it’s always the fish and chips I order whenever I’m in town. No dine-in options just yet, but you can order for pick-up and have a picnic in one of Okotoks’ many parks.

A brick and mortar toy store may be thought of as a novelty these days, but the Monkey Mountain store in Okotoks is holding its own. With the recent popularity of board games, it’s even more popular. HOW GREEN IS YOUR GARDEN?
By PATRICIA JOHNSON A garden may only look green, here’s how to make it environmentally friendly There are many shades of green in the garden, but in the last few years a new one has become the vogue, the environmental green. You would think that gardening would be naturally environmentally friendly, and for the most part it is, but there is always room for improvement. Whether you own a house with a yard or simply a condo with a balcony, here are a few suggestions based on the holy trinity of environmentalism; reduce, re-use and recycle. Reducing water use is a major concern. Minimize the amount of water you need by planting native plants, being genetically adapted to this environment they are more drought tolerant and less thirsty than plants from more exotic locales, plus have the added 26 New Home + Condo Guide | May 29–June 26, 2020
benefits of being more disease and pest resistant. Maximize the water that you do use by installing a drip irrigation system or using a soaker hose to get water to the roots where it is needed instead of on the foliage. Water in the morning to reduce evaporation loss in the heat of the day. Zeolite, a natural volcanic material, can be added to soil to hold in moisture, a layer of mulch keeps soil cool and moist in summer heat as well. And catch as much of that natural water from the great faucet in the sky as you can with rain barrels. Another simple environmentally friendly practice involving reducing, re-using AND recycling is composting. Composting isn’t as yucky or as complicated as a lot of people think. Akin to the ancient art of alchemy, turning lead into gold, you’re instead turning kitchen and yard waste into black
gold, rich crumbly soil full of good micro-organisms. Buy a compost bin or make your own, choose a sunny spot and start cooking. The name of the game here is balance, getting the right ratio of Nitrogen (“greens” - vegetable peelings, coffee grounds, grass clippings) to Carbon (“browns” – dead leaves), alternate layers of greens and browns, sprinkle a little soil on top to speed things up, and keep moist. The pile should have the consistency of a wrung-out sponge, stirring the pile regularly will aerate it and speed things up as well. Compost is ready when it looks and smells like dirt. Topdress your lawn, dig it into flowerbeds, add it to containers, your plants will love you for it. If space is a premium consider worm composting. That’s right, worms, red wrigglers to be specific. They can be kept in a plastic storage bin
on the label, more is not necessarily better in this case. Healthy soil means healthy plants, fewer problems with insects or diseases and less chemical use. Plan for the right plant for the right place – match the plant’s light and soil requirements with the conditions that you have in your yard, or, if you are growing in containers group plants with similar light and watering needs together. If you have recurring problems with a plant it is a good indication that something is amiss and maybe it’s just time to try something else in that spot.

Although the bin can be kept outdoors during warmer weather it must be brought in for the winter.
Check your plants regularly to catch problems in the early stages before things get out of control, then use the most benign practice possible. Not all bugs are bad bugs and if you spray you will be wiping out the beneficial insects along with the problem ones. Try squishing, cutting off affected leaves or hosing down the plant or tree to knock off aphids or spider mites. Be willing to accept a few bugs if the damage they do is strictly cosmetic. If you do decide to declare all out war and bring out the big guns of chemical spray use something with a low level of toxicity and low environmental impact and follow the directions

1. Timeless beauty Some trends come and go – and trust me, when they go, it’s painfully obvious. (Remember your grandma’s avocado-coloured appliances and shag carpet?) Some finishes will instantly date your home. White, on the other hand, has no expiry date. This is a quick and inexpensive fix when your home feels like it’s suffering from a “style slump.” The timeless appeal of white is perfect for items that are expensive or difficult to change, such as tiles, walls and big-ticket furniture items.
2. Wide appeal It’s hard to offend with white. Other colours, such as yellow, red or virtually any hue, have the potential to be an affront to some. And the bolder you go, the greater the risk. Don’t get me wrong – I love designing with colour. But for someone who may be hesitant to commit to a vibrant hue, or when there are vastly opposing opinions in the home, white is typically an easy win that still makes a big impact.
3. Selecting the right white Before you choose “white” and move on to your next design decision, know that white comes in hundreds of different colours. What the what? That’s right – every colour in the rainbow comes in its own version of white. Yellow, blue, pink and green tints make every white appear different. Pure White, China White, Antique White, Bone White... when compared side by side, it’s easy to see how different they can be. Layering different tones of whites within a space can be a great strategy to warm up your palette and bring depth to the overall design. Just be sure your whites complement one another. Remember to pay attention to the kind of natural lighting in the space as this will also change the overall perceived brightness of the white. As a designer, white is one of my alltime favourite colour choices – despite the fact that it’s technically not a colour at all! White has been trending for some time, and it’s not going anywhere anytime soon. Contrary to popular belief, white can be an exciting choice for your interiors, when it’s done right.
