LOVING LIVEABILITY The ongoing pandemic may be leading to some uncertainty in the economy and real estate markets, but it’s also causing Canadians to better understand what’s important to them – what they really love when it comes to their homes and communities. “Since the start of the pandemic, spending more time at home has allowed people to reflect on the kind of lifestyle they want, which has impacted liveability,” says Toronto-based ReMax Ultimate Realty Inc. broker and owner Tim Syrianos. “People want more space and access to local stores. Access to parks and increased walkability, while always important, are also becoming increasingly in demand.” These are among the key sentiments in the 2020 ReMax Liveability Report. A survey conducted by Leger analyzed regional data to determine the most liveable neighbourhoods across the country based on factors most crucial to Canadians, including increased access to greenspace, more walkability and more options for public transit. These are not necessarily new loves, but given the challenges of COVID-19, we’re all rethinking where we live, work and play, and it’s no surprise simple pleasures are climbing up our lists of priorities.

GTA NEW HOME MARKET SHOWS HUGE SALES INCREASES IN AUGUST The GTA new home market saw an unusually busy August, according to the Building Industry and Land Development Association (BILD). A total of 4,539 new homes was sold in August, up 217 per cent from August 2019 and 119 per cent above the 10-year average, according to Altus Group, BILD’s official source for new home market intelligence. It was the highest number of new home sales for August since Altus Group began tracking in 2000. Sales of new single-family homes, including detached, linked, and semidetached houses and townhouses (excluding stacked townhouses), with 1,930 units sold, were up 355 per cent from last August and 139 per cent above the 10-year average.

Condominium apartments, including units in low, medium and highrise buildings, stacked townhouses and loft units, accounted for 2,609 new home sales, up 159 per cent from August 2019 and 106 per cent above the 10-year average. “The GTA housing market has seen a strong summer, but, with the resurgence in COVID-19 cases, the coming months are full of uncertainty for all of us,” says David Wilkes, BILD president and CEO. “What is certain is that residential and non-residential construction has played a key role in kick-starting the economy in our region and in Canada, and will continue to do so.” “With the record sales activity and
unusual number of project launches we saw in August, it is becoming clear that the COVID-19 pandemic delayed consumers’ housing purchase decisions as well as builders’ project openings,” says Ryan Wyse, Altus group’s manager, analytics, Data Solutions. The benchmark price for both single-family homes and condominium apartments dipped slightly in August compared to the previous month but was still up yearover-year. The benchmark price for new condo apartments in August was $972,859, up 15.7 per cent over the last 12 months. The benchmark price for new single-family homes was $1.17 million, up eight per cent over the last 12 months.

BILD AWARDS CELEBRATE YEARS OF BUILDING EXCELLENCE The Building Industry and Land Development Association (BILD) recently recognized 40 years of building excellence, architectural design, marketing savvy, customer service, and industry leadership at its annual awards program. Great Gulf Homes was the big winner, taking home both Home Builder of the year Lowrise and Home Builder of the year for Mid/Highrise. Concert Properties Ltd. (Concert) took home the prestigious Stephen Dupuis Humanitarian award for its unique approach to corporate social responsibility (CSR). Concert is involved in charitable activities and events such as Covenant House, Youth Without Shelter, Scotiabank Toronto Waterfront Marathon, Bubble Hockey for Sick Kids Foundation, Ride to Conquer Cancer and the Scott Street Mission. The coveted People’s Choice Award, determined by members of
the public through online voting, was awarded to Acorn Developments for its Lookout on the Knoll project. Acorn Developments also won Best SemiDetached/Townhouse Design for Lookout on the Knoll, The Cedar, and Green Builder of the year, Lowrise. Tridel came out on top for the Green Builder of the year Mid/Highrise. Tridel also took home Best Highrise Building Design for Tridel at the Well and Best Customer Care award. ROGERS REAL ESTATE, URBAN CAPITAL BREAK GROUND AT M3 IN MISSISSAUGA Rogers Real Estate Development and Urban Capital Property Group have broken ground at M3, the third and tallest tower at M City, a $2.5-billion community development at Burnhamthorpe and Confederation Parkway in Mississauga. Designed by IBI Group, M3 will soar to 81 stories, surpassing the previous benchmark set by M City’s flagship towers, M1 and M2. “Rogers Real Estate Development is thrilled with the progress being made at M City in Mississauga,” says John Anderton, vice-president and treasurer, Rogers Real Estate Development. M3’s groundbreaking comes as construction charges full steam ahead on the 1,570 units that comprise M City’s first two phases.
Rogers Real Estate Development, a private holding company owned by the Rogers family, enlisted Canadian developer Urban Capital Property Group to help bring its vision of downtown Mississauga to life. The eight-tower, 15-acre, 4.3 million-sq.ft. master-planned community was designed by Cooper Robertson of New York. M3’s unique, slender design features a subtle twist at the lower and upper parts of the tower and a dramatic sloped crown at the top. The design is rooted in the context of Mississauga’s downtown and was the result of a design competition held by Rogers Real Estate Development and Urban Capital. The tower’s verticality is enhanced by a dynamic facade defined by
sawtooth balconies that create a black and white diagonal pattern up the building, providing scale, texture and materiality. M3 will comprise almost 900 units ranging from 480 to 1,000 sq. ft. mcitycondos.com

ELAD CANADA UNVEILS GALLERIA III, TORONTO’S NEWEST FLATIRON BUILDING
ELAD Canada has unveiled Galleria III, the next phase in the Galleria on the Park master-planned community in Toronto’s West End. The designforward, mixed-use tower marks the entryway into the 20-acre site at Dufferin and Dupont with a flatiron design that pays homage to the area’s industrial heritage.
The community includes public realm spaces such as a new eightacre city park, a 95,000-sq.-ft. community centre, pedestrian mews and retail spaces. “Rising at the entrance of Galleria on the Park, Galleria III will become the new landmark building for not only our community but for the West End,” says Rafael Lazer, CEO, ELAD Canada. “This marks an exciting new chapter for Toronto’s cityscape. We have always believed in this special neighbourhood, already a source for so much ingenuity and entrepreneurship and we are proud to deliver better community amenities, green spaces and beautiful architecture to the area.” Standing at 31 storeys, Galleria III features a deep red brick exterior at the podium, honouring both the industrial heritage of the site as well as the neighbouring homes. Industrial themes create continuity throughout the design with metal panels inspired
by intricate patterns of steel radiators featured on the tower’s exterior and vertical metal guardrails on balconies. The amenity program includes a fully equipped fitness centre with a yoga room, spin studio and meditation room, as well as an exterior dog run and pet wash, outdoor yoga spaces, and private pods surrounded by lush trees. Wood ceilings and neutral materials impart a natural, calming, and Zen-like atmosphere. Co-working spaces include semi-private desks, meeting rooms and a multipurpose studio room. Galleria III will include 426 residences, ranging from studios to three-bedrooms. Suites range from 388 sq. ft. to 1,228 sq. ft. DON’T CONFUSE SHORT-TERM CHALLENGES WITH LONG-TERM OPPORTUNITIES

The COVID-19 pandemic has shaken up all of our lives and a significant portion of us are rethinking our housing needs. This shakeup has provided a lot of talking points for pundits, who are quoting data on the swift drop-off in transit usage, the rising office and retail vacancies, the plunging of downtown rental rates, and the skyrocketing prices for housing in cottage country. It is not just Toronto that is experiencing these rapid changes, it is several major cities across the globe. What does it all mean? Folks trying to make a name for themselves will proclaim that the office is dead, and working from home is the future. Analysts desperate for online likes from doomsayers will say we don’t need any more housing supply. Others with a financial interest and selling or leasing large-lot properties, automobiles and big box retail, will call for a mass exodus from the cities to the suburbs and the rural communities across Ontario. I don’t have a crystal ball, don’t know when the pandemic will end, have no idea when workers will return to the downtown office towers or when condo rental rates will begin to trend up again. However, following trends over the last 20 years, I think I have a good sense of what people really want. I cannot imagine a young university graduate picking up and moving to a rental apartment in Oshawa to work from home. Do you think a single person living with their

parents in Toronto (who doesn’t own a car), is going to scour listings in north Brampton in order to get a house with a yard? As I have joked on Twitter, when the pandemic is over, is a Gen Z person really going to spend their Friday nights on the patio of a chain restaurant in Newmarket? I wouldn’t bet too much on that occurring. You may be wondering where I’m going with this. The soft conditions in several markets is a short-term trend; the long-term trend points to higher demand in Toronto – higher rents and higher prices. Maybe it takes several years before that happens, but don’t underestimate a potential flood of immigrants to Canada when the borders are reopened. When you’re buying a new condominium unit, you have to look out three to five years into the future. What will pricing be like in 2024… higher than today? How much higher? Will downtown Toronto ever be back to “normal,” or should I invest in a highrise in the suburban markets, where condo rents have not declined at all during the pandemic. If new condo sales in August are any indication, buyers are still betting on the future of the GTA. Recently released data from BILD revealed that new condominium unit sales (including in low-, mediumand highrise buildings, stacked townhouses and loft units), registered 2,609 new home sales, an increase of 159 per cent from August 2019 and 106 per cent above the 10-year average. That is a massive amount of activity during a health crisis. In the short term, rents are down, but they have pretty much increased in each of the last 30 years in the Toronto metro area, despite the fact that rent control limits the amount landlords can increase rents every year. If you’re
buying for the long term, you have to consider long-term trends. If you are thinking about adding more real estate to your portfolio, ensure you’re not too overweight in residential condos in Toronto. Make sure you have a long-term hold strategy and consider a vacancy allowance, repairs, legal and closing costs, and the value of your time to manage these rental units. Once you’ve determined that you want to move forward, surround yourself with an experienced team, especially a realtor who specializes in preconstruction sales, and a mortgage broker. Don’t overpay, and don’t be too influenced by incentives which may mask underlying absorption troubles at the project. And, importantly, do your own research. PRE-CONSTRUCTION CONDOS: WHAT YOU NEED TO KNOW

With the average prices of homes in the GTA soaring to more than $1 million, this makes condominiums an attractive and more affordable option. Condos represent an opportunity to enter the market for first-time buyers, and investors alike, especially when it comes to pre-construction condos. PRECONSTRUCTION CONDOS
Buying new in Ontario has a number of advantages. Over time you can save up more deposit and based on past history and the fact it takes years to complete a building and turn it over to the owners, the value of your unit should rise, allowing you to have an asset worth more on the closing than you paid for it. Another advantage is choice. Buyers of preconstruction condos are able to select everything from their frontage and floor plans to fixtures and finishes. There are many varieties of condominiums. A buyer can choose from townhouses, high- or lowrise. In addition many projects contain a myriad of common elements aimed at enhancing your lifestyle. COOLING-OFF PERIOD
When it comes to terminating your agreement early, Ontario’s Condominium Act allows a buyer to terminate a purchase agreement of a preconstruction condo after signed by all parties and within 10 days of receipt of all of the 22 condolife magazine | Oct. 10–Nov. 7, 2020
condominium documents. During this ten-day cooling-off period a purchaser of a preconstruction strongly benefits from retaining a lawyer to review their agreement and making amendments as necessary to cap things like adjustments so the certainty of what you will pay is firmed up before closing. Getting a real estate lawyer that you trust early in the process can save you time and money in the long term. Your lawyer will be able to negotiate your contract, handle your occupancy closing and register the property in your name once the building is complete. ASSIGNMENT AGREEMENTS
After your 10-day cooling-off period is expired an assignment agreement may be a suitable option. An assignment purchase is most commonly used when someone has entered an agreement of purchase and sale with a builder for a pre-construction condo, and then wants to sell the unit before being required to take possession or close. This needs a clause in your Agreement of Purchase and Sale permitting assignments. Most builders allow this, but build in costs for the privilege of letting you do that. Assignments can be more complicated than a resale. Essentially you are selling a new buyer your agreement of purchase and sale. You are selling the paper not the unit. Remember, you have to collect HST on the sale of the Agreement or you will be stuck with it and also you need to declare the money earned if a profit on your next tax return due.
ASSIGNMENT ADVANTAGES
Assignments can be advantageous, especially in today’s market, for the original buyer in several ways. Often, pre-construction condo buildings have a time lag between the original contract being signed, and the buyer moving in and/or having the property registered in their name. This leaves space for life to get in the way of your plans; new partners, new jobs, new kids or a global pandemic can all change your circumstances. What worked for you at the time of signing might not work with your lifestyle today. In addition, some original buyers are looking forward to market trends and banking on an appreciation in price. Assignments allow buyers to realize profits sooner, rather than waiting for a final closing. Another advantage to assigning a property is avoiding paying land transfer tax. Rather, it’s the new buyer, or Assignee, who is responsible for land transfer tax on final closing. With the right team of mortgage, legal and real estate advisors, you can navigate these uncertain times.

CONSIDER ALL COSTS WHEN BUYING A HOME –

Since the beginning of March, the Bank of Canada’s overnight rate has been on a steady decline, hitting a record low of 0.25 per cent. This rate drop has led to a large decline in interest rates for mortgages, which has increased home affordability among Canadians and spiked considerable activity in the marketplace. With more buyers entering this hot market, it’s important not to lose sight of the financial responsibilities that come with making this investment. If you’re in the process of looking for a home, one of the best ways to be prepared is to understand all of the costs associated with making this purchase. FIRST, HOW DO INTEREST RATES IMPACT HOME AFFORDABILITY?
Interest rates impact housing affordability because they dictate how much you can actually borrow for a mortgage. With interest rates as low as they are, this has increased the purchasing power and overall housing affordability among buyers and homeowners in Canada. While this is an opportunistic time in the market, there are many other cost factors that need to be considered. MORTGAGE PREPAYMENT PENALTIES
Before you decide on a mortgage, be aware of the prepayment penalties associated with the various products. Every lender has different terms and conditions when it comes to prepayment penalties and privileges. 24 condolife magazine | Oct. 10–Nov. 7, 2020
These penalties come into play when a homeowner decides to either refinance their mortgage or make a larger payment that exceeds their privileges. Depending on the lender you choose, these penalties can amount to tens of thousands of dollars, making this a key cost consideration during your home search. If paying off your mortgage early is a goal, understanding these details is key and can lead to substantial cost savings. CLOSING COSTS
Often overlooked, closing costs are a collection of expenses applied on top of your home’s purchase price. These fees are important to consider at the start of your home search because they can impact your overall affordability. Closing costs typically account for 1.5 to four per cent of a home’s purchase price and vary depending on the city or province you’re buying in. Some of these costs may include home inspection, property taxes and insurance, land transfer tax, lawyer and appraisal fees, and more. CMHC INSURANCE
If you’re buying a home with a down payment that’s less than 20 per cent, you’ll be required to pay mortgage default insurance. This is used to protect lenders in the event that a borrower is unable to make their mortgage payments. This insurance can be paid in a lump sum or added to your monthly mortgage payment, and will vary based on the size of your down payment. For example, if you put five per cent down on a $425,000 condo ($21,250), you will be required to
pay a four per cent premium, or $16,150. However, if you put 11 per cent down ($46,750), your premium lowers to 3.1 per cent, or $11,726. The larger your down payment, the less insurance you are required to pay. Another hidden cost to consider is the provincial sales tax associated with the insurance, which is due at the time of closing. HOMEOWNERSHIP COSTS
Once you move into your home, there are costs that will come with owners. This includes annual costs such as property taxes, but also maintenance costs, heating and electrical and home furnishings. Be prepared to keep savings available for the home once you move in. If you’re in the market to buy a home, taking these additional costs into consideration will make the home shopping process easier and ensure you’re prepared to make this investment over the long term. Buying a home is a very exciting milestone, but it also involves great responsibility. It’s paramount that you take these additional costs into consideration. If you do have questions, working with an unbiased advisor to ensure you are making the right decisions. Getting pre-approved is a great starting point.

With the popularity of condominiums across the Greater Toronto Area, people of all ages and family configurations are opting for this lifestyle. Some buyers move from large lowrise homes to live a more compact, convenient life in a mid- or highrise building. Others move up to a luxury condo that is even larger than what they are used to. Then again, many condo purchasers today are first-time buyers who can’t afford a lowrise home but want to get into real estate ownership. For those who are living in their parents’ basements, even a junior suite is perfect. The great thing is that we live in an area where there are new condominiums coming onto the market all the time, from small studios to sprawling penthouses. But how do you shop for a condo, especially when you’re used to living

in a house? The most important thing to do is to look at your personal and family needs. Make a list of your priorities. Do you have children and need a school close by? Are you retired and want to be able to walk to amenities rather than starting up the car? Do you entertain a lot and need a living or dining room large enough to accommodate a table that can seat eight or 10? And, of course, there is always location, location, location to consider. In addition to Toronto, condos are available in municipalities across Peel, Halton, York and Durham regions. Now that things are picking up after the pandemic, look for more launches in the near future. Think about financial aspects, too. Ideally, you can opt for a preconstruction condominium that will be a few years in the making – so you can earn equity before you even move in. What are the financial limits in which you feel comfortable purchasing? First-time buyers are advised to get pre-approval for a mortgage before you begin your new home search. If you are a seasoned homeowner, how much can you take out of the sale of your house to invest in your new digs, once you pay off your debts? Or maybe you want a condo as a second property? It’s critical to get your finances in order and know where you stand before you shop around. SCOTT MClellAn SENIOR VICE-PRESIDENT, PLAZA BY WAYNE KARL Scott McLellan knows a thing or two about challenges. The former pro hockey player and NHL scout had earlier navigated his way from a career in pro sports, and into the housing industry. Now, as senior vice-president at Plaza, the homebuilding unit of parent Plazacorp, McLellan is not only guiding the builder through these difficult pandemic times, he leads with a sharp focus on customer service and continually trying to raise the bar. With Plaza recently winning Tarion Highrise Builder of the Year for the second time in three years, a number of signature projects underway in the GTA, and more to come, the strategy seems like a winner. We spoke with McLellan to learn 30 condolife magazine | Oct. 10–Nov. 7, 2020
more about his vision and his plans for the company during COVID-19 and beyond. Let’s start with an easy one… How’s business these days, in these unprecedented COVID-19 times? To be honest, our business has done well. Traditionally, once construction of our condos begins, sales slow until we are close to occupancy. However, Encore, in the Theatre District is under construction, yet since the start of COVID, we have done 20 sales. With Bijou, we have done 35 sales since the beginning of the year. How did Plaza pivot, or otherwise alter its business, when the pandemic hit?
Once the pandemic hit, we went to virtual sales immediately. Our sales representatives, who are all Plaza employees, started doing more phone calls and electronic communications. Our deals were all done by DocuSign, which was very convenient for many of our purchasers, and allowed us to be compatible for our buying population. How might the pandemic and changing consumer demands alter Plaza’s plans for the future, in terms of locations, housing types, designs or inclusions? Some are saying there could be a decrease in interest in condo living in the city, as buyers prefer larger homes, more space… We believe it is still too early to know the actual outcome, as we are still
only months into the pandemic. Condominiums still remain the affordable alternative for homebuyers in the Toronto marketplace. Once a vaccine is available, we will see immigration to Toronto resume and the market will return to normal. However, we at Plaza are coming up with an HVAC system that literally cleans the air in our buildings so that it will be 99-per-cent germ free, through a filtration system. This will give our purchasers peace of mind knowing they are breathing clean air in their homes. How are things coming along at Bijou in Bloor West Village? We have surpassed 80 per cent in sales (150 of 186 units), putting us in a position to secure our construction financing. The only thing that has held up the start of construction is the City, which has been backlogged due to COVID. Bijou is to be a signature project at a prized location in a high-profile, much-loved neighbourhood. How will this building stand out from others in the area? Bijou on Bloor is a boutiquish building that will truly enhance the neighbourhood in its coveted location on the subway in Bloor West Village. The building is just 12 storeys, with a traditional design, in the traditional area of Bloor West Village and with many of the buyers coming from the area. The suites are relatively large to
service the end user market, and 40 per cent of them have terraces facing north – offering a beautiful green, tree-lined view. What are some of the highlight amenities at Bijou that will speak to the project’s stature or the history of the neighbourhood? The location boasts a rich history with numerous independent shops and restaurants, The Old Mill, the upscale Kingsway and Baby Point. The Humber River is also nearby, as are High Park and the Lambton Golf Course. Being located on the TTC and minutes to the QEW allows for easy access to downtown and beyond. In addition to the many suites having large terraces, the building will also feature elegant event spaces, a sophisticated dining area and numerous lounges, some opening onto a large outdoor terrace with barbecues and private seating areas, some with fire tables. We have also designed a really nice fitness and wellness area for our residents. Plaza recently won Tarion Highrise Builder of the Year, for the second time in three years. What is it about Plaza that consumers obviously have come to appreciate? Everything we do at Plaza is for our purchasers, and we are always trying to raise the bar. Our company culture is that of best practices – making changes all the time to improve what we do. We pretend we are selling to
our grandmother through the entire buying process leading up to the time of purchase until they move into their new home. We make it a point to maintain contact and be available whenever they reach out to us. We believe in consistency in sales people, and this happens because all our sales people are Plaza employees. The same applies for our customer service people – all are Plaza employees. Our technology is best practices when we do the PDI with our purchasers. We most often have zero deficiencies, but just in case, we have our Plaza handyman accompany us as we do the inspection, and if there is any issue, it is fixed immediately in front of the purchaser. We also have a strong relationship with the realtors in Toronto and have tripled the number we deal with who do multiple deals. They are confident that their purchasers will get the best of care and attention. What’s next for Plaza? Over the next 12 months, we plan to launch approximately 1,200 suites in Vaughan and are now just releasing 255 lowrise lots in King-Richmond Hill Township on a 30-acre parcel of land. plazacorp.com

APPROVAL DELAYS FOR NEW HOUSING COST ALL HOMEBUYERS

As President and CEO of one of the largest local home builders’ associations in North America, I am often asked: “Why are new homes so expensive in the GTA?” This seems like a simple question, but the answer is actually very complex. When it comes to new housing, the GTA is an undersupplied market. Virtually every year since the introduction of the Growth Plan for the region in 2006, the supply of new homes has fallen short of demand. When federal immigration levels increased in 2015, provincial Growth Plan targets for the number of new homes were not updated and the supply deficit grew to nearly 10,000 units per year. In any market, including the housing market, when demand perennially exceeds supply, there’s inflationary pressure.

This naturally leads to the question: “Well, why don’t you bring more housing to market?” The industry’s goal and business objective are to supply the required housing. However, because of the way new housing developments are regulated, it simply takes too long to bring new housing to market and for supply to catch up with demand. From start to finish, it takes on average 10 years to complete a highrise project in the GTA and 11 years to complete a lowrise project. A soon-to-be-released study conducted by Altus Group for BILD demonstrates that it can take three years or longer just to receive the required municipal approvals in some GTA municipalities, and this is for projects that municipalities agree with. Projects that require appeals to the Local Planning Appeal Tribunal (LPAT) take a lot longer. Lengthy approval timelines not only slow new supply to market, but also add costs. The same study identifies that each month of delay adds indirect costs of $2.21 per square foot for a unit in a highrise building and $1.46 per sq. ft. for a lowrise home. So, a delay of three years adds more than $100,000 to the cost of a typical 2,000-sq.-ft. lowrise home. Lastly, all levels of government add fees, taxes and charges to the cost of a new home. From HST and Land Transfer Tax, to development charges, educational development charges, parkland charges and planning fees, these costs add up to almost 25 per cent of the cost of a new home in the GTA. Another study conducted by Altus Group for BILD in 2019 found that the cumulative government fees, taxes and charges added to new homes in the GTA are
among the highest in North America. The present provincial government has taken positive steps to address many of these issues through its Housing Supply Action Plan and should rightly be applauded. BILD looks forward to working with its municipal partners to see these changes implemented to the benefit of future generations of homebuyers in the GTA. FALL IS THE PERFECT TIME TO FALL IN LOVE WITH A NEW CONDO

I have always said that condominiums offer a convenient four-season lifestyle. Whatever the time of year, there are wonderful advantages to condo living. In the fall, as the air turns crisp and sometimes downright cold, condo dwellers can look forward to using the gorgeous amenities within their buildings, from swimming pools to exercise facilities, theatres and even, in some cases, golf simulators. In essence, they can experience a “stay-cation” every day. And the best part is, they don’t have to bundle up and brave the outdoors to walk, drive or take public transit to gyms and other local venues. Of course, some people love late fall and winter – which is a good thing, because in the aftermath of the pandemic, who knows when we will be able to travel south again? And yes, things have changed in condos with regards to the use of building amenities. Social distancing, wearing masks, quarantining and selfisolation for those who have been affected, and the enhanced cleaning and disinfecting of common areas are some of the protocols that have been implemented in many buildings. Some amenities may remain closed, such as steam rooms and saunas, as they are considered high-risk areas for contracting the virus. In August, Toronto Public Health updated a COVID-19 Guidance document for commercial and residential buildings. It has recommendations for outdoor and indoor amenities, when and where to wear masks, physical distancing
parameters, advice for management and staff, cleaning and disinfection tips, and other considerations. An example is implementing a scheduling system for the use of outdoor amenities. Scheduling time slots for use, and designating and clearly marking specific separate entrances and exits are helping to keep the risk of COVID-19 to a minimum. It would be wise for condo residents to check with their condominium board to find out what is expected of them. I wish I had a crystal ball to suggest when life will get back to “normal” – and maybe it won’t. Perhaps we will all get used to a new normal. Either way, condo residents can enjoy living in their vertical communities, knowing that their beautiful homes are building equity for the future. Exterior landscaping and maintenance are cared for through the condo corporation, and even in the fall and winter, buildings are enhanced by the plantings selected by the landscape architects. A lot of thought goes into choosing plant material that weathers the seasons well, often adding some colour even during the cold weather. Regardless, we can all still do our part by practicing excellent personal hygiene with handwashing and
hand-sanitizing becoming important daily activities. Everyone is affected by these unusual circumstances, and we are all responsible for helping to create a safer environment. Even with the restrictions and guidelines implemented in condos, they still offer one of the best residential opportunities for all ages – and for investors, they continually provide a substantial return-on-investment over time. The air may be chilly, but when it comes to Toronto and the GTA, the demand for condos is hot, hot, hot!

GTA RESALE GROWTH HITS RECORD IN AUGUST

A strong rebound in the Greater Toronto Area resale market continued in August, with sales jumping a record 40.3 per cent compared to August 2019. Most notably, sales were up on a year-over-year basis for all major home types, in both Toronto and surrounding GTA regions. Notably, lowrise market segments, including detached and semi-detached houses and townhouses, were the drivers of this growth. The number of new listings during the month and active listings at the end of August 2020 both were up on a year-over-year basis. GTA realtors reported 18,491 new listings, up by 56.8 per cent. Although new listings were up strongly for all home types, growth in new condominium unit listings far outstripped growth in the other market segments. In terms of selling prices, competition between buyers increased in many segments in the GTA, fueling further acceleration in year-over-year price growth. The overall average selling price in August was $951,404, up by 20.1 per cent compared to last year. PENT-UP DEMAND
Before the onset of COVID-19, there was a great deal of demand in the market. With the slowdown in activity over the spring at the height of the pandemic, pent-up demand increased in the summer months. Increased demand is based on improving economic conditions, including monthly GDP growth and job creation, and the continuation of very low borrowing costs. In addition, fewer households have chosen to go on vacation as a result of COVID-19 and instead have remained in the GTA and been active in the housing market. Overall, market conditions remained tight in August. Competition between buyers was especially strong for lowrise home types, leading to robust price growth. However, with growth in condominium listings welloutstripping sales growth, condo market conditions were comparatively more balanced, reflected in a slower pace of price growth. 34 condolife magazine | Oct. 10–Nov. 7, 2020

With demand for ownership housing continuing to recover, it will be important for policy makers to remain focused on the longer-term goal of bringing more housing supply online, especially as we return to a normal cycle of immigration. We have to focus on supply, both in the aggregate and in terms of a greater diversity of home types. Or in other words, all levels of government should commit to expediting the creation of “missing middle” housing. This will be key in addressing housing affordability in the GTA moving forward and keeping the region competitive in attracting businesses and talent from around the world. If a lively and active downtown lifestyle is what you’re after, check out Toronto’s South Core. It might also help if you work in the nearby financial district, as residency in this prestigious neighbourhood has its price. Blue is a colour that many of us gravitate towards. It’s a very approachable colour that can be calm and casual, while simultaneously bold and sophisticated. In the world of design, that opens the door to an abundance of inspiration. Pantone’s colour of the year has been Classic Blue, and while 2020 is slowly creeping to an end and we await the release of a new inspirational colour for 2021, let’s not dismiss this colour just yet. It’s a powerful, long lasting hue that is beyond workable when designing or decorating a space. Whether you choose a soft, light and calm blue as a wall colour, or make a bold statement with rich cobalt blue kitchen cabinetry, you will find that it’s easy to not only create a great palette around this colour, but also create a space that feels relaxed. Blue and white has always been a classic combination in design and decor. It makes a statement, but somehow does not appear as bold or dominant as a black and white pairing can. This is a colour that can make you feel like you are being a bit “edgy” in your designs, but not so much so that you feel it’s too risky or difficult to commit, as some colours can be. 46 condolife magazine | Oct. 10–Nov. 7, 2020
If you’re not comfortable in “going big” with a strong shade of blue for a wall colour or upholstery, then try introducing it on a smaller scale in pillows, accessories or your area rugs. This can either ease you into a stronger approach or give you the flexibility if you tire of it. However you decide to use blue, the adaptability of this colour is seemingly endless. If deep, rich, or bright shades of blue are not quite right for you, a smoky grey blue or a soft light blue with a hint of green creates a warm and stunning space. Playing with the undertones of blue creates equally workable pairings with a multitude of other colours ranging from rich reds, oranges and mustards to greens, aubergines and chocolate browns. Ultimately, next year’s colour of the year may be the next “It girl,” but blue will always continue to be the star of the show, maintaining its timeless foothold in design. Whatever your design style or however you feel most confident using this impressive hue in your home, rest assured you are bound to create a space that your family and friends will find appealing, comfortable and on-point. 1 Have you noticed that arches are having a major moment in design? The first thing that pops into my mind when I think of an arch (or arc) is the rainbow, that perfect burst of colour in unison after a rainfall; it’s a natural wonder that always inspires. Architecture often mimics the natural world, and it’s no different with the arch, as it appeared in design as early as the second millennium BC. And the Romans famously used 200 arches in the construction of the Colosseum. Arches tend to lift the eye upward, symbolizing support, lightness and openness. These days, you can find the classic design element not just in doorways but on everything from cushions to earrings.

Rugs are a tricky business. Finding the right rug can literally transform your entire space for the better. Select the wrong one? It throws everything offkilter. Another important factor is price. They can be expensive, and often they’re one of the bigger investments you make with your home furnishings. So, understanding how to choose the right rug is paramount – and it doesn’t have to be stressful. There are very simple rules to consider when you’re out on a buying trip. Here are my failproof tips! COLOUR
Pretty obvious starter, but finding the right rug comes to colour first. If you already have a lot going on in your space in terms of colour (or pattern), then you may want to stick with a single-colour rug (in a neutral shade) to balance everything out. If you desire a patterned rug with many shades, then it’s much easier to choose your rug first, then add in the furniture and accessories afterwards so everything in the room coordinates. 52 condolife magazine | Oct. 10–Nov. 7, 2020
TEXTURE
NATURAL
This isn’t something that immediately comes to mind for people, but texture is important, too – especially given it will be directly under your feet. I love texture and its ability to make a room feel rich and layered, and it’s an easy way to set the intention for the tone or vibe you want your space to give off. From velvet to sisal or a much fluffier pile or shag, there is so much to choose from. Don’t forget traffic volume, either. For high-traffic areas, I recommend a stronger weave in a more durable fabric. For bedrooms, you can go for cosy materials such as a lovely viscose or shag.
Natural rugs made from sisal, jute or seagrass are also durable, making them great in high-traffic areas. These tend to come in more neutral palettes or are dyed a colour, and are usually very affordable.
HERE ARE SOME POPULAR STYLES: KILIMS
Kilims have become incredibly popular lately for their flat weave, bright tones and graphic patterns. Made out of woven wool and cotton, the rugs are easy to clean, durable and versatile.
OVERDYED
The overdyed rugs create a wonderful unique, distressed look and suit spaces with a moderate amount of traffic.
TUFTED
Tufted wool rugs are a great way to introduce warmth, luxury and subtle texture to your space. These tend to last longer in spaces where there isn’t as much traffic, limiting the wear and tear. SIZE
A rug should fit the size of your seating area and not necessarily your entire room. What you want is that when you’re sitting on your couch or a chair, your feet are still on the fabric, not the floor. Leave at least six inches of rug space on each side of the furniture; make sure there is at least one inch of exposed floor between the rug and the walls (this further anchors an arrangement rather than looking like wall-to-wall carpet). For a much larger room, opt for a rug that is big enough to contain all four legs of couches, chairs, coffee tables or side tables. Consider a rug in your dining room; if you were to pull your chairs back, the chair legs should still be sitting on the rug itself. For your bedroom, place the rug under the front twothirds of your bed, or under the entire bed and nightstands. Allow two to three inches on each side of the bed to have a soft place for your feet to land when you get out of your bed. Alternatively, you could also place a runner on each side of the bed, or a single runner at the foot of the bed. Again, this all depends on your personal preference.

Shop with your eyes first. I love looking through my favourite decor magazines, as well as online, for ideas on interior spaces, colour stories and trends. Recognize that antique rugs are very expensive, so if you happen to see a popular vintage style you like,
there may be a possibility it has been reproduced at a lower price point by a retailer. Although I typically have nothing against department stores, they tend to have selections that are also mass-produced. Go to the retail level instead: Pottery Barn and Elte always have great options.
