In mid-July, the Bank of Canada announced a decrease in its fiveyear benchmark mortgage rate, lowering it from 5.34 per cent to 5.19 per cent — that’s good news for homebuyers. Why? That lower rate is used to qualify for a mortgage if you have less than 20 per cent for a down payment. “The change in the Bank of Canada five-year benchmark rate now means that Canadians can qualify for more home today compared to earlier this year and 2018,” said James Laird, cofounder of Ratehub Inc. and president of CanWise Financial in a press release. “This decrease alleviates some of the pressure on firsttime homebuyers, who are the most financially strained Canadians entering the housing market.” A sample calculation supplied by Ratehub.ca shows that under the previous benchmark rate of 5.34 per cent, buyers would have qualified for a home valued at $589,000. Now, under the new qualifying rate of 5.19 per cent, a qualified buyer can afford a home valued at $597,000 — a difference of $8,000. “Five-year fixed rates are also currently at historic lows, according to data from Ratehub.ca, so now is a good time for Canadians to qualify and secure a mortgage rate,” said Laird. Bill 108 More HoMes, More ChoiCe ACt— WhAt it MeAns for Housing AffordABility

DAve Wilkes Bill 108, the More Homes, More Choice Act, received Royal Assent on June 6. The policy changes are intended to improve housing affordability in the Greater Toronto Area (GTA) by ensuring cost certainty for development projects, reducing red tape and shortening the time frame for land use approvals. This will enable the delivery, more quickly, of more 14  New Home + Condo Guide  |  Aug. 3–31, 2019

quality places to live and work. Let’s take a look at the changes to the Development Charges Act (DCA), which enables municipalities to impose charges on development to pay for municipal services such as roads, water and public works. Bill 108 proposes to narrow the range of services for which development charges can be imposed in order to align with the new Community Benefits Authority (CBA), which will fund soft services like daycare centres and libraries. Development charges would then be imposed for certain hard services, like

water, roads and transit. Changes to the DCA will also increase predictability for the industry and for consumers by allowing for development charges to be locked in earlier in the development process. The government’s key objective in introducing changes to the DCA is to make housing more affordable and provide more certainty about some of the costs associated with building housing in the GTA. across the GTA and have been rising quickly. These changes make upfront development costs more predictable and transparent, benefiting the new home buyers who ultimately pay for these costs in the price of a new home. Rental housing is not left out. In order to support a range and mix of housing, including new rental buildings, changes allow for the deferral of development charges for rental housing and not-forprofit housing until occupancy, with payment occurring over five years, and freeze development charge rates at an earlier point in time. This provides an incentive, and reduces barriers, to build rental and not-for-profit housing by allowing for an amortization of some of the upfront costs over a period of time. An overall focus on speeding development and reducing duplication is woven throughout Bill 108 and gives communities and the development industry more confidence on what they can build and where they can build it. can take years before shovels can break ground on a new housing project. Some government policies and processes are duplicated and can create delays for no reason, which drives up costs for new home buyers. Complex administrative red tape can slow down developments as a project can face dozens of municipal, regional and provincial studies, reports, checklists, plans and standards required as conditions of approvals, many duplicate. This is in part why it takes 11 years to complete a low-rise project and 10 years to complete a high-rise project in the GTA. Lastly, the changes provide more clarity when it comes to being able to build denser communities near transit nodes, in areas where it makes sense due to investments in infrastructure that have been made to support growth. It will now be easier and faster to build more housing, including affordable housing, near transit. Municipalities will get help to implement community planning permit systems near major station

areas and provincially significant employment zones, which will streamline planning approvals to 45 days. Transit supportive housing just makes good planning sense. As the government moves toward developing regulations to support Bill 108, there will undoubtedly be lots of discussions. It would serve us well to remember that the changes are about encouraging more housing that the region desperately needs, in the right mix, quicker, near transit and at a price the average resident can afford. It’s hard to argue with that.

GO TransiT It’s time to get GO-ing by John ChiCk

If you travel to world-class

cities such as New York, Tokyo or London, something you’ll see beyond a vast network of subways is also an extensive commuter rail system. Connecting suburbs and exurbs to the urban core – and existing municipal rapid transit lines – is a no-brainer, and is something Metrolinx and GO Transit have been in the process of upgrading for some time. With residential density set to continue increasing along major transit corridors, let’s take a look at a couple of future GO expansion proposals around the Greater Golden Horseshoe that could remake neighbourhoods and/or spur growth:

Proposed Caledonia GO station - interchange with Line 5 (Eglinton) There are currently seven TTC stations that provide direct transfer to GO train service. Once the Line 5 Caledonia TTC station opens in 2021, plans could make it another direct transfer, with construction of an intersecting GO train station on the Barrie line. The benefit to this is substantial. Suppose one lives in Aurora, but works at Yonge and Eglinton. Instead of taking the train all the way to Union Station and then the subway north, the person will transfer at Caledonia and head eastward on the subterranean LRT. But the transit hub could also create a new “Junction” of sorts. 4  #TransitCity  |  Summer 2019

There is already apartment and condominium development alongside traditional housing in the area, but expect that to increase. “The Transit-Oriented Development Program will leverage valuable real estate assets to attract third party investment to build transit infrastructure, such as stations,” says Amanda Ferguson, Metrolinx Senior Advisor of Media Relations Issues, Communications & Public Affairs. “In exchange for the opportunity to develop in and around Metrolinx properties, Metrolinx will look to offset capital and gain long- or short-term revenue.” At the present time, the GO corridor is still one track, and twinning is required. But while the area west of Caledonia and Eglinton is a major construction zone next to a vast plaza parking lot now, it could look much different in 20 years. Pearson Airport Transit Hub Nicknamed “Union Station West”, the idea for a major rail hub next

to Pearson Airport is to relieve pressure on the downtown hub where it’s needed. Metrolinx research indicates there are almost 450,000 people travelling from the western GTA each day to the east. Many travel downtown, but more than double the number of commuters travel across the “northern and midtown arcs” of the region. The airport, as its own national and international hub, makes perfect sense as a location. “We are beginning our work with the (Greater Toronto Airports Authority) to look at potential rail connections to Pearson International Airport from the Kitchener corridor, as well as improving ground transportation to and from the airport and the airport employment area,” Ferguson says. That’s another important tie-in: The Kitchener line is in the process of moving to increased all-day service, and will connect with Line 5 Eglinton once that LRT line is ready in 2021. In that case, another commuter rail corridor will have seamless integration with the TTC.

T.O.’s TranspOrTaTiOn TransformaTion Toronto grew by more than 77,435 people between July 2017 and July 2018, according to a new study by Ryerson University’s Centre for Urban Research and Land Development. The city now boasts North America’s fastest-growing population, and the Greater Toronto Area as a whole has the second-fastest growing population in a metropolitan area in North America. Most Torontonians will happily tout their city’s benefits, but most would agree that they’re feeling some growing pains. Housing demand here is high, leaving the wallet light relative to the suburbs. But life in this world-class city is arguably worth the cost. Toronto is a hot spot for a number of reasons — employment, economy, lifestyle and the cache of a coveted 416 address. Commute times are conspicuously absent from the list. Toronto was actually named worst commuter city in North America. To ease the headaches of infrastructure that no longer meets users’ needs, the province of Ontario unveiled a new transit plan last spring, with four key priorities.

1. The OnTariO Line: Doubling down on the original proposed Downtown Relief Line, the Ontario Line will run from Ontario Place to the end of the line at Don Mills and Eglinton, with about 15 stations in between, including at Queen/Spadina and King/Bathurst, Pape, Thorncliffe Park and Flemingdon Park, before reaching the end of the line - all on a single TTC fare. The estimated cost of the 16-kilometre line is $10.9 billion, with completion slated for 2027. 2. The Line 2 easT exTensiOn: The three-stop, 6.2-kilometre, $5.5-billion extension of the Scarborough subway will extend from Kennedy Station to Scarborough Centre, via Eglinton Avenue, Danforth Road and McCowan Road. Construction is expected to start in 2020 and completed in 2026/2027. 3. The YOnge nOrTh subwaY exTensiOn: A 7.4-kilometre extension to push the Yonge line from Finch station in Toronto to Richmond Hill Centre, with five new stops. It will be built in conjunction with the Ontario Line, and the province will foot the $5.6-billion bill. 4. The egLinTOn CrOssTOwn wesT exTensiOn: Part of the SmartTrack Program, the $4.7-billion line would offer direct access to Pearson Airport by 2031. …continued on page 10

It’s all good news for Toronto dwellers and visitors. It’s great news for property owners. “There is no question that access to transit is one of the biggest considerations for everyone buying real estate nowadays, whether they are end-users or investors,” says Barbara Lawlor, CEO of Baker Real Estate in Toronto. From a real estate perspective, the new transit corridors represent a great deal of convenient and potentially lucrative home-buying opportunities. Lawlor isn’t the only one who sees housing on the horizon. Developers, too, have their eye on the transit lines, some of which are a decade away. Lifetime Developments has claimed its place along the new Ontario Line, with XO Condos coming soon close to the proposed new subway station at King and Bathurst. “We expect the announced subway extension 10  #TransitCity  |  Summer 2019

to increase housing demand in the many neighbourhoods benefitting from this expansion,” says Lifetime Developments’ Principal Brian Brown. As demand for an area grows, so too do prices. Brown points to the Sheppard East line and extension into Vaughan. “Housing demands and values both rose dramatically due to the convenience and the commuting options an adjacent subway stop immediately provides.” Transit lines have long been a magnet for developers, because it’s what buyers want. “The development industry has always had success with new communities on or near any transit system,” notes Samson Fung, VicePresident of Marketing at Tridel. Fung points to Tridel’s upcoming Auberge community: “Beyond the amazing park across the street being a driver for homebuyers, the new Eglinton LRT is just as alluring.” The transit plan is great news for existing property owners or those who are ready to buy now. But those hoping to buy here later should prepare to pay substantially

more. Lawlor’s best buying advice: “Get in now, while the plan is still in the works. Once it’s under construction, real estate prices are bound to rise.” Ultimately, steady price increases signal healthy housing demand, often supported by a strong local economy. The more desirables a community has - a park, a school or the subway - the greater value it holds. And in a city like Toronto, access to transit tops the must-have list - and developers know it. To support developers in their mission to build homes and communities people want to live in, the province has made changes to its A Place to Grow: Growth Plan for the Greater Golden Horseshoe to encourage building close to transit. “The changes will also streamline planning for new development in major transit station areas,” Bob Nichols, Senior Media Liaison Officer at the Ontario Ministry of Transportation, tells New Home + Condo Guide. but before registration. This is called interim occupancy and it is governed by the Condominium Act (the “Act”). As buildings are ready for occupancy, the builder will advise you of your interim occupancy date. Once the interim occupancy date arrives, you must take occupancy. However, it is important to understand that you don’t own the unit until final closing; you are in effect a tenant in your soon-to-be-owned unit. Ownership can only be transferred if the condominium has been registered on title, which occurs once the majority

of units are occupied. Interim occupancy periods can be a few weeks or a month, or up to years. All is dependent on the completion of construction, and occupancy depends on how quickly construction is complete on all units. InTERIM OCCUpAnCy FEES

Construction can sometimes be unpredictable and this could result in delays in condominium development projects, and you may be unable to move into your unit as expected or close within the time frames set forth in the Agreement of Purchase and Sale (“APS”). in the statement of critical dates. You need to determine when you are buying whether you are buying with a Firm or a Tentative Closing Date. There are two addendums available from Tarion: READ THEM CAREFULLY, as they set forth exactly what can happen and what delays can accrue if any. Delays can affect financing, accommodation notices, budget, etc. In this market, you need to be prepared to deal with the results if an extension occurs. If the builder complies with Tarion, you will have no remedy to compensate yourself for the inconvenience or the additional expense. The consequence of these delays can be quite upsetting. I recommend that everyone buying a new home prepare himself or herself when they make the original offer and continuously thereafter, for

extensive delays and that way, you face no surprises. Remember, most builders want to give you what you contracted for and will work with you to achieve mutual satisfaction. In closing, please use your lawyer to the fullest extent, and remember, only your lawyer can give you legal advice.

Investing in pre-construction condominiums in the Greater Toronto Area has proven to be a tremendous investment over the last 20 years, but prices have risen very quickly over the past three years and now require a much higher upfront investment. If you’re on the fence about shelling out that much cash, take a look at some of the recent data and findings to help you finalize your decision. One of the major drivers of real estate is the net change in population and immigration levels. 30  New Home + Condo Guide  |  Aug. 3–31, 2019

The Toronto’s metro area grew by 125,000 people in 2018 according to estimates from Statistics Canada, over 30,000 more than in 2018 and almost 80,000 higher than 2015! The population spike has contributed to an increase in the labour force. There are now 350,000 more people working in the Toronto CMA in June of 2019 than there were at the start of 2015. Job growth and changes in housing sales are highly correlated. If you have stable employment, you’re much more likely to buy a home (or at least rent one on your own). In 2014, the percentage of adults in the workforce that were unemployed reached 8.5 per cent, but that rate plummeted to a low

of 5.8 per cent in 2018. StatCan reported that the rate was 5.9 per cent in June 2019. Not surprisingly, the Toronto CMA leads the country in new condo apartment price growth. According to new data from Statistics Canada, Toronto CMA prices have increased by 13 per cent since 2017, outpacing Vancouver’s 11 per cent. Both Montreal and Calgary prices have declined on average during that time. Statistics Canada recently published other noteworthy data on condo investors. They track the share of ownership housing units “not occupied by the owner” of the unit, and the percentage of units that are owned by a non-resident of Canada. Approximately 37 per


cent of condominiums apartments in the Toronto CMA are not occupied by the owners of those suites, compared to 15 per cent for townhouses. It is also estimated that non-residents of Canada own 6.4 per cent of condo apartments in the CMA, compared to 2.3 per cent of townhouses. There are lots of investors, but most of them are local. Investors have provided most of the new rental supply in Toronto over the last 15 years. According to survey findings from CMHC, there were about 225,000 completed condo apartments in the Toronto CMA a decade ago, of which 19 per cent were leased out by private landlords. Fast forward to 2018, there were 390,000 built condominiums, of which 130,000 are leased or 33 per cent of the total. Since 2008, the Toronto metro area has added 16,400 net new condominiums per year, with over 8,500 being rented out. Therefore, over half of new condo buyers are

hold-and-rent investors. There were only 5,700 net new leased condos in the Toronto CMA last year, the lowest level of absolute growth since 2012. This lower level of investors is likely a result of expanded rent control and higher interest rates, which are major deterrents for investors. But, the sharp rise in values may have led some investors to cash-out early to buy more pre-construction suites. Keep in mind that there is no rent control on units completed after November 2018. If we estimated the share of investors in the 60 per cent range moving forward, and that new condo completions hit 20,000 to 25,000 per year, the Toronto CMA could add between 11,000 and 16,000 new leased condos to the investor rental stock annually (assuming assignment activity remains low). This should keep rent growth from rising as quickly as it has over the last 18 months, which is a major consideration for condo investors.

Recent monthly listing data from Rentals.ca shows that rent per-square-foot in the GTA for condo apartments was $3.10 psf in June 2019, up from $3.01 at the end of 2018. The average condo unit was offered for nearly $2,400 per month, and is really testing affordability. There was a lot of data and findings above, and a lot of food for thought. I will always recommend that you hire an experienced team, do your own research, and only buy what you can afford. Good luck.

Sometimes, people take for granted what they should pay more attention to. For example, first-time homebuyers nowadays may not realize how good they have it, with current mortgage interest rates as low as they are. Just ask anyone who purchased a home in the 1980s and paid double-digit rates. After years of hearing “experts” predict that 40  New Home + Condo Guide  |  Aug. 3–31, 2019

single-digit mortgage interest rates were a thing of the past, it was amazing to watch the rates plummet to current numbers. So, what’s the big deal? I wonder whether people entering the homeownership marketplace understand how significant the rate is over the course of the mortgage amortization. A small fraction of a percentage point now can mean a big difference in what you actually pay during your amortization period. Let’s look at a few examples using a $300,000 mortgage over a 25-year amortization, paying monthly for the full 25 years.

1. Mortgage interest rate of 3 per cent: $1,422.63 per month = $426,789 total paid at 25 years 2. Mortgage interest rate of 3.1 per cent: $1,438.29 per month = $431,487 total paid at 25 years 3. Mortgage interest rate of 3.2 per cent: $1,454.04 per month = $436,212 total paid at 25 years Going from 3.0 per cent to 3.1 per cent costs you $4698; from 3.0 per cent to 3.2 per cent, you pay another $9,423. how to make the pre-construction home buying ProCess as painless as possible

Purchasing a new pre-construction home is quite different from buying a resale house. Before you sign a deal on a new house, it pays to educate yourself about the process so you’ll know what to expect. If you are planning to purchase a new pre-construction home, to help ensure the process goes as smoothly as possible and to minimize unpleasant surprises, here are some helpful tips. 48  New Home + Condo Guide  |  Aug. 3–31, 2019

1. Ensure you are buying from a reputable builder. • Check out your intended builder’s reputation and research what their timelines were on previous projects. Do your own quality control check. Look at resale homes in previous projects the builder has constructed. Talk to previous buyers to determine what their experience was. • Go to the Tarion website (Ontario’s new-home warranty program) at tarion.com and access the builder directory. You’ll be able to find out if your builder is registered — which is mandatory in Ontario— and what the builder’s history is for

claims and conciliations. • Find out what the builder’s specialty is. If they are building many different types of housing, ensure they are building a quality product. 2. Ask if there are models homes to walk through. Models are usually decked out with many upgraded features and finishes. Ask the salesperson what the upgrades are in the model and establish what is not included in your intended home’s base price. Request to see what the standard finishes are so you can compare. Ask what the choices of upgrades are, other than those you see in the model home.


• Tip: Ensure central air conditioning is included in the purchase price. Some new home builders charge extra for this. 3. Floorplans: Be aware that a floorplan is just that … a plan. Builders are entitled to make changes so your finished house may not be exactly as depicted in the plan. The measurements marked on the plan are taken from the outside walls, so your actual room sizes will be slightly smaller. Check that the indicated overall square footage does not include basement, balconies, patios or a rooftop space. Read a room’s actual dimensions. A bed and night tables may be drawn in a bedroom, for example, but in reality the furniture can’t actually fit. 4. Development charges: These are fees municipalities collect from developers when a building permit is issued that helps pay for the infrastructure to a new development, such as roads, parks, transit, water and sewer, community centres, libraries, fire and police facilities, etc. These fees are rolled into the price of a new house. Check if your agreement of purchase and sale stipulates a cap dollar amount you will have to pay on closing. If there isn’t a cap on the fees you will have to pay at closing, have your lawyer negotiate a flat fee so there won’t be any surprises if your builder has had to pay more in development charges than anticipated. 5. Tarion warranty: Ontario’s new home warranty protects new-homebuyers in the province from the deposit through to ensuring the house is built to Ontario Building Code standards.

• Not every new build is covered by Tarion. As mentioned, check to see if your builder is covered by the warranty program by looking at the builder directory on Tarion’s website. • Determine a realistic closing date by looking at Tarion’s tentative closing date and adding approximately six months to a year delay. Preconstruction timelines are almost always delayed and you should expect and be prepared for this. What about if you’re purchasing an investment property? Here are some things to be aware of: 6. Registration: Often in condominium buildings, or housing developments that include some condo elements, there is a period between the occupancy date and the closing date known as the interim occupancy period. While you can move in — or take occupancy — on the occupancy date, the property doesn’t ‘close’ or become legally yours until the closing date. The closing date can only happen once the development has been registered with the municipality. Be prepared to pay an interim occupancy fee during this period from the occupancy date until the closing date. The interim occupancy fee is composed of three components:

Realtors: Buying a home is one of the most important purchases of your life. Buyers need advocates in their corner that do not work for the builder. Generally, builders’ model homes and sales centres are staffed by agents who work directly for and represent the builder. A buyer needs to have a real estate agent and a real estate lawyer who will represent them and will look after their best interests.

this year’s hottest yard feature? the raised vegetable planter

The most requested outdoor feature for the 2019 backyard is… (insert drumroll here) the raised vegetable planter. Are you surprised? With so many Canadians now growing their own vegetables at home, the raised planter has become the must-have item. Over and over, I have clients asking to remove large sections of their backyard spaces to install vegetable gardens. Part of this comes from the new Canadian food guide, which has increased its emphasis on eating plant-based food. 50  New Home + Condo Guide  |  Aug. 3–31, 2019

The other factor – food prices continue to climb with an expected jump this year of 3.5 per cent. When choosing the right garden for you, consider going with a raised planter, which have some significant benefits over just plowing out a section in the lawn. 1. Weed COntrOl – A large portion of weeds that live in our yards travel under the soil via rhizomes (rootlets). With a raised bed, you can place a liner of garden cloth at the bottom to completely prevent new weeds from invading your soil. Another simple trick is to put a good layer of cardboard in the bottom of your planter before you fill it. The cardboard will naturally stop

any weeds from growing up into your raised bed. As it breaks down, the cardboard also feeds your plants! Even the weeds that spread via seeds, like dandelions, have a harder time getting over the walls of your garden, providing less competition for your veggies. 2. Pest COntrOl – Vermin, like gophers and groundhogs, are limited in their ability to get into the beds because they don’t jump. A planter that is 20 inches tall is even effective in stopping some rabbits – as they are reluctant to leave the safety of the ground. If you have a real pest problem, consider putting your planters on legs!


3. Better sOil – While the soil in your yard might be great for trees and perennials, vegetables like to get special treatment. Filling your beds with a highgrade triple mix (topsoil, peat, and compost or manure) ensures that your tomatoes are getting the best. Another benefit to adding your own soil is that you can better control compaction, making it easier for the roots of the plants to access more nutrients and water – and produce better returns for you! 4. ACCessiBility – Gardening where you can reach it without having to bend over! It’s a dream for anyone who has strained their back digging on their knees in a vegetable bed. Higher definitely makes it easier, but also consider that you can control the pathways in between the beds, making them level and more stable for walking. One caution: Don’t make your raised bed too wide! Keep them between four and five feet so that you can easily reach into the middle. 5. APPeArAnCe – No one can deny that a raised bed just looks good. They are neat and tidy, with all of the soil contained in one space. Having multiple beds is perfect for those like me – who want organization, even outdoors. I’m such a fan of the raised bed, that I built 25 of my own raised planters, complete with trellises for beans and peas. My garden is probably a little big for most homeowners, but adding a few raised beds is simple! It’s literally a wood box on the ground filled with soil. The key is using the right products for your bed.

The type of wood that you use is a big deal. Wood is porous; anything that is on the wood will eventually leach into your garden and get into your veggies. Using clean woods that can handle moisture are your best bet. Cedar has traditionally been considered the best choice. It is a ‘clean’ wood, which means that it doesn’t have any preservatives or chemicals. This product can be harder to find and is often more expensive Pressure-treated is a blend of woods that have been treated to withstand the elements longer. Up until recently, I would never consider using pressure-treated because testing showed that the preservatives would leach out of the wood and into the soil, eventually being absorbed into the plants themselves. That’s all changed now. New technology from MicroPro Sienna is making treated-wood garden-friendly. The copper used in the treatment of the wood becomes inert when it comes in contact with the soil, allowing this product to be used in vegetable gardens and children’s playgrounds and decks. It’s storey tIme for Wood ConstruCtIon HoWard BogacH

In a world of innovations like special glazing that can allow a building to generate its own electricity, it’s hard to wrap your head around how one of our oldest construction materials has become the latest trend in the building market. Wood-frame buildings – tall ones – are appearing across Canada. (I was going to say ‘growing across Canada’ but that seemed like too much of a pun). Tall wood buildings offer a way to cut down on the environmental impact of the steel and concrete used in most construction. For the bold, wood offers new and exciting design opportunities. Wood-frame buildings also have a very different feel that you can 52  New Home + Condo Guide  |  Aug. 3–31, 2019

sense from the moment you walk in the door. In 2015, the Ontario Building Code was amended to allow wood-frame buildings up to six storeys tall, an increase of two storeys. In 2020, the Code will be updated again, and could allow even higher wood construction, possibly as high as 12 storeys. People always have questions about the safety of tall wood buildings. In British Columbia, where tall wood structures are more common, industry experts say the buildings are as safe as those made of more traditional materials. Amendments to the building code are common to add extra safety requirements. The construction materials themselves, combining old and new technologies, may be the most compelling argument for the safety of the structures. For strength, builders are using

cross-laminated timber, which is made by gluing layers of wood together at right angles to create reinforced sheets for the walls and floors. It’s said to be as strong as concrete but up to five times lighter. And fans of wood construction point to a newer product called mass timber, made by gluing together multiple pieces of wood under pressure to create an extremely strong wooden pillar. The mass timber is assembled in a factory and then brought to the construction site, saving significant construction time. Is multi-storey wood construction a fad? The University of British Columbia would say not. At 18 storeys, their Brock Commons student residence is the world’s tallest wood building. It’s a hybrid building with two concrete core pillars. However, the massive amount of wood used in construction (instead of concrete)


is estimated to have saved nearly 680 tonnes of carbon emissions. There’s also the 13-storey Origine residential project going up in Quebec City, which is offering ‘environmentally friendly’ condo living. A wooden five-storey office and retail project is currently under construction in Liberty Village in downtown Toronto and several more multi-storey buildings are planned in the downtown core. Tall wood construction is far from being the norm and hasn’t yet reached the promised stage where it is significantly less expensive than traditional steel and concrete construction. There aren’t many tradespeople with experience in this building method. Builders may have to plan on their projects taking longer while workers learn new techniques on site. It may also take time to find manufacturers of specialized

building materials, such as the cross-laminated timber, who can supply large-scale projects. As the wooden construction industry matures, though, these problems are likely to be resolved and the potential of faster, cheaper, more environmentally responsible construction will be realized. And the good news is that woodframe condo buildings have the same warranty protections as those built with more traditional steel. In the future, I’m sure we’ll continue to see ever-taller wood construction. In Japan, plans have been

announced for the construction of a 70-storey wooden office tower. The Sumitomo Forestry Company plans to mark its parent company’s 350-year anniversary by opening the massive wooden skyscraper in 2041. Freehold ownership Freehold means permanent and absolute tenure of land or property with freedom of full use and control of the land and buildings on it, subject to any rights of the Crown, local land-use bylaws and any other restrictions in place at the time of purchase

Adjustable-rate and fixed rate mortgages There are generally two types of conventional mortgages – a fixed-rate and an adjustablerate mortgage. An adjustablerate mortgage means the interest rate can change over the term of the loan. A fixedrated mortgage simply means that the interest rate stays the same through the entire term of the mortgage and is “locked in”.

In addition to the actual price of a home, there are also closing costs, which will typically make up about two to five percent of the purchase price, not including the down payment. Examples of closings costs include the mortgage processing costs, title insurance, and excise tax, and legal fees.

The percentage of your gross monthly income that housingrelated payments (mortgage, property taxes and heating) eats up. Depending on your situation, to qualify for a mortgage, your GDSR should be 39 per cent (or less) of your gross monthly income.
