With an emphasis on elevated architecture and design, Chérot brings a little bit of Parisienne flavour to the prairies. Pronounced like “merlot,” the community, just like a fine wine, can only get better with age.

Pawlina, Division Marketing Manager for Rohit Land Development, the developers of Chérot.
“From the thoughtful details found in the unique architecture and design only found in Chérot, to the parks, landscaping and playground, living in Chérot will give you the charm of France,” he tells Edmonton New Home + Condo Guide. “We put just a little bit more – un petite more – of a more cohesive design in its vision.”
Jim Killoh, Senior Project Manager at Rohit Land Development, adds that a lot more thought was given to making it a community of shared experiences, as the developer donated
to the city more than 25 acres of land in the 245-acre community. This land will be used partly for the creation of a future multi-use recreation centre that is destined to become the social, cultural and recreational hub of Chérot and all surrounding communities.
“Chérot is our first development in St. Albert, and we wanted to make it special. There will also be a 10-acre future school site and a high school site in the future,” he says. “The proposed recreation centre will be the first in this area of St. Albert.”
Like all Rohit communities, Chérot will have its in-community amenities like its paths and a playground ready
to use before even its first residents move in. It will be a veritable Paris of the Prairies complete with its very own Eiffel Tower – a uniquely designed playground structure at the heart of the community. “We’re very excited for kids to play here,” Pawlina says. But even beyond just the amenities are what it will offer buyers options for new home buyers.
“We are introducing products like townhomes and Zero Lot Lines –which are less common to find in St. Albert – to give new home buyers the opportunity to own a beautiful home in one of Alberta’s best cities, including buyers who grew up in St. Albert and want to purchase a brand new home with elevated design and architecture.”
Chérot is being designed with a variety of housing types. The varying forms that will be offered and are expected to provide an enhanced degree of choice in the St. Albert market for prospective buyers. The first phase will have five different types of housing, Killoh says, including three types of single-family detached homes. It will also have duplex, townhomes and front-drive garage homes.

Killoh says there will be frontattached garage and rear-attached garage homes that offer looks and convenience. “We will have some premium lots backing on the pond.”

Chérot means “darling” in French, but the name of the community goes beyond that. It is actually named after Emile and Celestine Cherot, a French couple who married in France immigrated to the area in 1911 and became famous for the market vegetables they grew on 45 acres of land on the green belt along St. Albert and Edmonton.

Its unbeatable location also makes it easily accessible for commuting to Edmonton. “We’re just off Ray Gibbon Drive and close to Anthony Henday Drive, so commuting to Edmonton is a breeze,” Pawlina says.
Killoh adds that living in St. Albert itself may be the best decision you can make, and that its balanced allure of big city convenience and small-town charm makes it a very desirable place to set down roots in. “It has a reputation as a safe city, with generous open spaces and trails,” he says. It recently ranked second among the happiest cities in Alberta in a 2023 real estate marketing survey.
St. Albert is also famous for its connection to nature, in fact, the capital region’s only provincial park, the Lois Hole Centennial Provincial Park, is right at its doorstep. It is located along the western edge of St. Albert and Edmonton and Big Lake
is its defining feature, taking up 59 per cent of the park’s total area. It is recognized globally as significant birding area for its abundant and diverse bird population.
The Perron District is the heart of St. Albert and a growing foodie destination. This flourishing centre showcases the best of the city through businesses, culture, art and natural surroundings. Whether downsizing or upsizing a home, finding the right-size home is what everyone is looking for. “Rightsizers” isn’t just an industry buzzword, it is what all new homebuyers strive to be.
Finding a home that fits your lifestyle needs is important, but finding one that fits the budget is just as critical, if not more so. After all, no one wants to be house-poor, meaning having a home that you can’t afford.
The Canada Mortgage and Housing Corporation (CMHC) says mortgage professionals use two rules to decide how much they’ll lend you. First, your housing costs shouldn’t be more than 32 per cent of your gross income. Housing costs include mortgage principal and interest, taxes, heating

We spoke with a few homebuilders to find out how they can help the “right-sizer.”

purchase the most important thing is going to be establishing your budget. Working with a mortgage broker or lending partner will determine the affordability. Of course, if you’re right-sizing or down-sizing this might not be as important, but it’s still the starting point for any home purchase,” he says.
“Once you have a budget set you should think about what’s important to you in a new home. Is it a spare room upstairs for grand kids? Or maybe it’s a hobby room to keep you occupied in your passion projects, or perhaps you’d like to develop the lower level with a full basement suite and side entry to allow for guests to have their own area,” he points out.
Planning ahead is also essential, according to Sandy Ladd, General
Manager at Morrison Homes. Having in mind the needs you will have in the future is just as important as addressing what one needs now.
“It’s important to think about your family’s needs both now and
in future. Consider the size of your family and will it grow any more as well as how long you plan to live in your new home? Are you currently working from home, or do you intend to? Are there any elderly family members you can anticipate living with you in the future?” he says. Nailing down how you plan to live in your new home is just as important. “Do you like to entertain often or need flexible living spaces for home workouts, office space, gaming or playrooms?”

Making the most of outdoor spaces is a focus for many homeowners, particularly here in Canada, where the outdoor season isn’t quite as long as we’d like it to be. It makes sense then that we try to squeeze every drop out of those sweet but short-lived spring and summer months.
After a long winter, outdoor living is coming back into focus for many of my clients who want to elevate their backyards, patios and balconies into functional and stylish spaces that redefine the great outdoors.

You may be “blue skying” your outdoor space at the moment or perhaps you have a clear vision for your alfresco wants and needs. Either way, working with a professional designer and landscape architect, among other experts, can help you make the most of your space and your budget.
Plans for a pool or water feature, built structures and even certain landscaping require proper prep to ensure the base is suitable for whatever will sit on top of it. Consider your local climate, topography, soil
type, orientation, trees, sunny versus shady areas, access, and who will be using the space – including pets.
There’s lots to consider, but thankfully, there are plenty of professional resources to determine what you need.
Get in the zone
Let’s get to the good part – your wish-list. Similar to interior design, exterior design should be guided by your lifestyle. Do you entertain often, what kind of parties do you host, and who’s on the guest list? The size of the gathering will define the parameters of
each entertaining area. Depending on the size of your outdoor space, typical zones may include a sitting area, a dining area, a cooking/barbecue area, a bar, a pool-side lounging area and gardens.
Creating separation is important, while maintaining overall continuity. In the backyard space pictured here, each zone was defined with a unique intended purpose and function, with
dedicated furniture, accessories and lighting to fulfill that purpose and a distinct vibe that differentiates it from the other areas.
Some ways to divide and conquer include strategic lighting and landscaping; built structures, such as a cabana; and complementary toned and varying flooring, such as tile, concrete and wood.
With that said, a cohesive esthetic is the key to creating harmonious areas that flow.
Styles for miles
Let’s continue with the concept of continuity. Outdoor living areas have evolved and are revealing themselves as extensions of our interiors. Not only are decks and patios elevated in terms of their own style, but the boundary between indoors and out is also becoming more blurred.
A kitchen or living room ushers residents and guests into an outdoor version of itself through a set of sliding glass doors, complete with an area rug underfoot, a chandelier overhead, a fireplace, luxurious seating, and comfort and style that will give its indoor counterparts a run for its money. So, take a cue from the indoors, and choose a palette of outdoor materials, colours and textiles that carry a similar vibe. Then, use
them to create layers to add softness and depth and create a mood.
Natural gas, propane, electricity or wood?
Good question! When it comes to heat sources for your cooking and entertaining areas, it’s worth doing some research to ensure you’re making the right investment for your outdoor application. Consider all the pros and cons – the plug-andgo convenience, safety and ease of electricity versus the efficiency and output of natural gas, versus the flexibility of propane. Of course, the smell and crackle of a wood-burning fireplace is hard to replicate.
Just as you would indoors, use furniture, accessories, landscaping and lighting to highlight your outdoor focal points. I often begin with laying out the functional zones planned, then introduce focal points, ensuring added elements such as seating and lighting, complement those focal points from a visual perspective.

ith the much-anticipated Barbie film set to premiere July 21, the “Barbicore” trend is hitting an all-time high. We are living in a very Barbie world, and the influence this dopamine-fueled look has on home trends is oh-so fantastic. The new film’s trailer showcases bright and kitschy themes that go beyond that statement pink shade, but we can’t talk Barbie without talking pink. The iconic hue that’s connected to Mattel’s it-girl has been gaining traction since early 2022, particularly with the Valentino runway show premiering the popular Valentino Pink PP shade – and demand for pink hasn’t lost steam since.
As warmer temperatures arrive and sunny days take over our calendars, it’s safe to say the summer of Barbie is officially here. When you think about Barbie style, there are a few things that define the overall esthetic – it’s bold, playful and has a touch of glamour. The look includes all the elements of what could be described as maximalism; however, it’s executed with a minimalist finish (think big impact pieces and less clutter). Basically, this is the perfect inspo to help update your backyard or patio for the sunshine season.

Start by leaning into classic Barbie styles that are retro-influenced, such as black and white colour combos featuring striped and chevron patterns, paying homage to Barbie’s original 1959 black and white striped bathing suit, of course.
