It will cover all the bases. Discuss how they feel about overnight visitors, smoking, pets, sharing household chores and other mutual responsibilities. Ask
why they left their last place and how long they lived there. The application should ask for references from a current employer, a previous landlord and at least one previous roommate. By providing contact info, the prospective roommate is giving you permission to contact them. When calling an employer, state that you are verifying the potential roommate’s employment status and character, not doing an employment check. Ask previous landlords how long the person lived there, whether they paid their rent on time and why they left. Past roommates can be revealing. Ask how long they have known the person and how long they lived together. Ask what they liked and disliked about living with them and
why they went separate ways. If someone cannot provide any references or if none of their references are forthcoming, beware. You will be living with this person in close quarters and relying on them to fulfil their responsibilities. You need to have a reasonable comfort level with them. When it comes to ensuring a successful move, timing is everything! So the first question to ask is, are you moving yourself, or will you hire movers? Be sure to book the moving company or truck at least a month ahead, if not more. Next, are you going to do the packing or let the professionals do the job for you? If you are thinking DIY, start collecting/buying boxes and packing material. Professional movers usually sell standard-sized boxes that are sturdy and easy to stack, as well as paper that can protect your items without leaving newsprint behind. Finally, which of your belongings do you want/need to move? Why not purge all of those unnecessary items you don’t need? The following is a handy reference for what to do when. A MONTH BEFORE THE MOVE …
• De-clutter, pitch, give away, donate — whatever — but pare down your goods. • Obtain change-of-address cards from the post office. • Notify magazines, insurance companies, banks, credit card companies, schools, employers, etc. of your change of address. • If you are moving to a new home or condo that includes appliances, ask for the owner’s manuals ahead of time. 40 Renters Guide | May 7–21, 2021

Six tipS for rEntIng wIth pEts by marlene eiSner 1. Don’t wait until the last minute. Begin looking for a pet-friendly rental property at least six to eight weeks before you need to move. 2. Be flexible. Look at a lot of different locations/ neighbourhoods and property types (apartment blocks, condo units, homes). This will improve your chances of finding a suitable place for you and your pet. 3. Introduce your pet to your new landlord. Invite your new landlord to your current home to show the animal has caused no problems there or ask if you can bring your pet to the
landlord’s home. You want to show that your dog is calm and well-behaved. 4. Don’t sneak your pet in without permission. This will only lead to future problems and the landlord can give you notice to move out. 5. Get written permission from the landlord. Ask them to add a clause to your tenancy agreement that says your pet is allowed to live there and any conditions set by the landlord. As well, make sure that any “no pets” clauses are removed from the agreement. If you already have one pet and would like to get another, talk to your
landlord to make sure it’s okay. 6. Be prepared to pay a pet damage deposit. Your landlord can ask you to pay a pet damage deposit that can be up to one month’s rent. This is in addition to your security deposit and tenant services deposit (if applicable).

We have become a society of multi-taskers, but in an effort to be more efficient, we have robbed ourselves of the pure pleasure that comes from performing simple tasks. Next time you wash dishes, fold laundry or set the table, focus only on the task at hand. Engage your senses. Notice the fresh smell of clean laundry, the rainbow colours in the soap bubbles, the beauty of a table set with care (candles, flowers and cloth napkins). You’ll feel less frazzled and more peaceful. Let go of the “shouLds”
Next time you catch yourself thinking guilt-inducing thoughts like, “I should go to the gym” or “I have to wash the windows,” shift your perspective.
