SPRING AWAKENING TRANSITION INTO THE SEASON Ever since I can remember, I’ve always suffered from seasonal pining. When it’s fall, I want winter. When it’s winter, I want spring. And don’t get me started about summer. As an adult, not much has changed when it comes to my mercurial seasonal temperament, only now as a homeowner, I’m focused on my new-found love for home decor and organization.

Save for the regular year round pieces, I decorate heavily based on the season. With spring upon us, you may consider pulling in soft pastel colours in the form of throw pillows to liven up your living space.

Flowers are another fresh, interchangeable decor option that gives a head-nod to Mother Nature’s seasonal transition. Lilies, tulips and daffodils will all pay homage to the season and look stunning on any breakfast table or kitchen island.

Spring awakens our need to organize and clean. Take advantage of the warmer temperatures and remove the remnants of your holiday decor. Revitalize your living space by reducing clutter and donating items you no longer need or want.

We need to think of the environment with every activity – even moving day can be cleaner and greener, and it doesn’t take much effort.

Waste caused by the moving process not only stems from packing supplies, but also from the waste accumulated over many years within a home. Both can be extremely taxing on the environment if not properly managed. Here are some suggestions for making your move a cleaner, greener process: 1 | PLAN AHEAD. Waiting until the

last minute to prepare for a move will make any environmental concerns an afterthought. Start early so you have the extra time to sort through recyclable items – in your apartment and in storage – for delivery to recycling depots prior to moving day. Typically your storage contains the highest concentration of recyclable waste, so start the sorting process there first. Consider holding a garage sale or donating gently used but no longer wanted items to a charity rather than having them end up in a landfill site.

by organizing into categories: Plastic, glass, aluminum, paper and cardboard, for example. Look up the requirements of the local recycler to see if there are any additional steps needed to prepare recyclables beforehand.

4 | CARE FOR HAZARDOUS MATERIAL. As you clean in

preparation to move, be conscientious about the kinds of materials being packed to move with you and which items are to be disposed of. Toxic items, such as paint, batteries, housecleaning products, automobile oils, pesticides and fertilizers, are dangerous and cannot be transported in the back of a commercial moving truck. Also note that these items cannot be thrown out with your regular garbage. Look up specialized

moving boxes when the move is complete. A well-made corrugated box is great for storage or may be reused for a future move or passed on to someone else who is moving. Contact local schools or charity organizations such as women’s shelters, scout troops and food banks to ask if they need boxes to redistribute donated items. Donating gently used boxes not only reduces waste but can also be a big help in support of a good cause.

FEDERAL PROGRAM TO HELP FIRST-TIME HOMEBUYERS

NEW HOMES GET EXTRA INCENTIVE

The federal government’s new 2019 budget may give new-home buyers a shot in the arm toward purchasing their first home; even more if they buy a newly constructed one. The proposed First-Time Home Buyer Incentive program would give eligible first-time homebuyers the opportunity to share a part of the cost of buying a home with the Canada Mortgage and Housing Corporation (CMHC); five per cent for resale homes, 10 per cent for new builds.

This would reduce the size of a new homebuyer’s insured mortgage.

The program is expected to benefit approximately 100,000 first-time buyers over the next three years.

No on-going payments would be required with the Incentive, and families would have lower monthly mortgage payments. For example, if a borrower purchases a newly constructed $400,000 home with a five per cent down payment and a 10 per cent CMHC shared equity mortgage ($40,000), the borrower’s total mortgage size would be reduced from $380,000 to $340,000, reducing the borrower’s monthly mortgage costs by as much as $228 per month. To make sure the program helps those with legitimate needs, the Incentive would have specific eligibility criteria, as well as guidelines to ensure participants are able to afford the homes they purchase. To qualify, first-time homebuyers must have household incomes under $120,000 per year, plus participants’ insured mortgage and the Incentive amount cannot be greater than four times the participants’ annual household incomes.

HIGHLIGHTS INCLUDE:

• The CMHC would provide five per cent of the value of a home for a first-time homebuyer through a shared investment.

• This shared investment would be increased to 10 per cent for a newly built home. This step is to encourage the construction of new housing supply.

• The budget also proposes to increase the Home Buyers’ Plan withdrawal limit from a Registered Retirement Savings Plan to $35,000 from the current allowable amount of $25,000, providing first-time homebuyers with greater access to their RRSP savings to buy a home.

Don’t go overboard with recessed lighting. Use recessed lighting sparingly. Too many fixtures turn your ceiling into swiss cheese. Be mindful of where you place that kind of lighting.

Limit overhead lighting to functional areas such as bathrooms, closets and laundry rooms. This lighting can appear harsh and flat for your living areas, unless you go to smaller halogens.

Relying on only one light source. The key to good lighting is layering light at different heights. Don’t rely on one kind of light source, mix a variety of overhead, floor and table lamps. Warm pools of light draw people in and create intimacy.

Not thinking about wattage. Mood is everything, and who wants to dine in bright light? Choose 60 watts for the dining room, brighter when reading, and 75 to 100 watts for the living room. Keep overhead lights to 75 watts, with 60 watts on each side. For bathrooms, the best lighting is at eye level, not overhead, which creates shadows.

The best light is diffused light from a white or off-white lampshade.

Overhead lighting that’s too bright. There’s nothing worse than bright lights that make you feel like you’re onstage. Use dimmers and soft white bulbs in every room, including bathrooms.

Lighting is everything. It creates atmosphere, drama, and intrigue in a room. The easiest way to accomplish this is with a dimmer switch. The best places for dimmers are living, dining, theatre rooms, the master bedroom and your ensuite.

That way they stay out of the way of the art on the walls.

Neglecting your closet. Your closet needs attention, too. I prefer recessed lighting and/or track lighting in walk-in closets. The recessed lights stay clear of moving clothes in and out. Undermount puck lights are key in lighting up (or down) lighting on shelving. Having good lighting in your closet is essential.

Using same collection throughout. Don’t pick a collection and put it everywhere in your home. That is so boring. Find your inspiration fixture that sets the tone, then find complementary fixtures for each key area that relates to that space, such as the dining room, foyer, kitchen nook, kitchen island, and the master bedroom.

Thoughtful mix of finishes. Be aware of your preferred finishes and know your boundaries. Just because your plumbing fixtures are chrome, doesn’t mean you have to stay with chrome everywhere. By mixing and knowing what you’re comfortable mixing, it gives a warmer, more sophisticated palette.
