editor’snote

Solid investment decisions begin at home

I

s there a positive to buying a new home in our current economic climate? You bet there is. When you buy from a new-home builder, your investment is backed by Tarion Warranty Corp. It protects your deposit before the home is built and it offers protection against defects in work and materials, unauthorized substitutions and delayed closings or occupancies after the home is constructed. What are the other positives of buying a new home? Prices are extremely competitive at this time and interest rates are low. If you think posted rates look good, ask your bank or mortgage broker if they can do better. While no one can guarantee what their home will be worth in the next 10 or 20 years, ask a recent new-home buyer what the value of their home is now. Chances are, they will smile. There has been a steady increase in the price of new homes, especially in communities with new amenities such as schools, shopping and transit. There are no rules about what exactly a builder or sales representative must tell you about your prospective new neighbourhood, so do your homework and examine the area. The media often stresses the negative side of the story. It’s time to make solid investment decisions, and look beyond the doom and gloom. Investigate how you can make Canada’s economic environment work for you. Happy new-home hunting!

Making informed choices

Canadians are making rational decisions when it comes to buying their first home

B

uying a home is a dream for many Canadians, but with rising prices, increasingly tight mortgage regulations and reports of questionable market conditions in some areas and housing categories, where to begin? With careful planning and research, that’s where. Indeed, Canadians are showing that despite any challenges facing the real estate market, they are taking the time to learn what they need to, and to make rational, informed choices. A new survey from Genworth Financial Mortgage Insurance Company Canada reports a significant rise in the number of recent first-time buyers who put down more than 20 per cent of their home’s purchase price – 56 per cent, up from 36 per cent last year. Other new research, the BMO First-Time Home Buyer’s Report, indicates that two-thirds of first-time buyers say the latest changes to mortgage regulations – which reduced the maximum amortization for government-insured mortgages to 25 years from 30 – have not affected their buying timeline. Many even favour a 20-year amortization. By saving longer for larger down payments, and aiming to pay off their mortgages sooner, clearly, Canadians are becoming increasingly responsible about these important homebuying steps.

NEW CONDOS ON THE HORIZON IN THE DURAND DISTRICT City Square Condos adding new heights of sophistication to historic neighbourhood

C

ity Square, Parkside Condos by New Horizon Developments is quick ly approaching the “topping off” stage as construction crews diligently work towards the Tower 1 completion. The New Horizon Development Group will commemorate this milestone event of this much celebrated building with a residents’ and local dignitary’s event. “We are really excited to be able to contribute to the residential building fabric of downtown Hamilton,” says Jeff Paikin, president of Hamiltonbased New Horizon Development Group. City Square’s Parkside Condos are the first of three towers that are reshaping the downtown skyline in Hamilton. “This is a very exciting stage of our City Square Condo Community,” says Paikin. “We have

moved in our first homeowners into our Parkside Condo – the first of our three condos at City Square. Tower Two has been selling very well and we have started construction.” There are a handful of suites still available in Tower One. “This is the perfect opportunity to act now,” says Paikin. “You can purchase a suite and start enjoying the many benefits of carefree condo living this season – just in time for spring walks in the park and summer patio life on Locke Street and Hess Village.” The City Square community continues to attract interest from a wide range of buyers. “We have drawn in professional couples and empty nesters looking for a low-maintenance urban lifestyle, and singles who work and play in the downtown core. They have all been drawn to the condo’s quality offering and superb location. Our purchasers have strong ties to Hamilton’s Heritage. They enjoy the local restaurants, shopping, and rich culture of the community,” he says. City Square’s condo plans offer smart space planning and contemporary living inside and out. Floorplans have open-concept layouts, ideal for easy entertaining and comfortable living. There are no wasteful corridors, so usable space is maximized. All suites have large outdoorliv-

ing areas, with good storage space including a handy storage locker. Paikin reports that “there are plenty of options from one-bedroom, onebedroom plus den, and two bedroom layouts, all with classic features and finishes that are stylish and offered standard. This appeals to our buyers and investors who appreciate the level of finish and built-in value.” There are also plenty of well-designed common area spaces for residents and their guests to enjoy at City Square. From the spacious lobby lounge and ground level landscaped courtyard, to the media room with its big screen and theatre seating, as well as the spectacular rooftop terrace for sensational summer enjoyment. City Square has an abundance of fun and functional spaces and places that are an extension of your condo suite. In addition, a select few extraordinary penthouse suites still available in City Square’s Parkside Condo. These spacious and elegant penthouses offer panoramic views, huge terraces; formal features and finishes in a stunning open flow plan. “They are the best of classic and contemporary living – perfect for carefree upscale city condo living,” says Paikin. A city of growth and opportunity

he city of London is much more than the hub of southwestern Ontario. True, the city of 360,000 residents (470,000 including surrounding villages and towns) is known as The Forest City for its abundance of urban forests. Yet London offers a cornucopia of sights and sounds that truly make it a beloved destination, and concurrently the perfect place to call “home.” The history of London dates back to 1793, when Lieutenant-Governor John Graves Simcoe selected the Forks of the Thames as his choice for the future site of the province’s capital. Indeed, the Thames River winds its way through much of the sprawling city. The present site of London’s Old Court House was Colonel Thomas Talbot’s choice to house provincial government buildings, but this decision did not come to fruition, as Toronto was chosen over London. In 1838, soldiers moved into London’s Victoria Park, today a centrally located gorgeous greenspace and host to a number of summer music and art festivals. Covent Garden Market, still a magnet for downtown London, was established in 1845. This era also saw commercial and industrial growth, thanks to John Labatt and Thomas Carling. Labatt Breweries remains an important part of London’s business sector and city identity. London’s population in 1848 stood at 4,584. The town was incorporated as a city on Jan. 1, 1855. New institutions including St. Joseph’s Hospital, now a part of London Health Sciences Centre, were established in the 1870s. In 1874, the London Life Insurance Co. was founded; it remains a city staple. In 1914, on the eve of First World War, London’s population stood at 55,000. London’s population was boosted by 60,000 people with a 1961 annexation, and by 1976 there were 250,000 residents. Another annexation in 1991 changed the city forever.

Famous Londoners, too, have put the city on the map in a big way. Big band leader Guy Lombardo and His Royal Canadians hailed from London. So do actors Hume Cronyn, Victor Garber and Rachel McAdams, Country singer Tommy Hunter, Canadian Baseball Hall of Fame’s George “Mooney” Gibson and Canadian Golf Hall of Fame’s Sandy Sommerville. More recent local heroes include 2010 Winter Olympic Ice Dancing Gold Medalists Tessa Virtue and Scott Moir. The list goes on. Banting House Museum and its Flame of Hope recognizes Sir Frederick Banting and is a National Historic Site remembering the former Londoner’s research en route to his co-discovery of insulin. Today, London’s demographics showcase a diverse, multicultural mosaic, with English, Scottish, Irish, German, Italian and Latin ethnic origins all heavily represented. Not to be tightly defined, London’s commercial identity demonstrates

a diverse flavour. Manufacturing, health care and social assistance, retail, education and accommodation/food services top London’s industrial chart. A combined effort from the city, the London Economic Development Corp. (LEDC), London Chamber of Commerce and Tourism London ensures the city remains vibrant in its efforts to attract business and cater to its residents who love the small-town feel within a large city. London’s economic diversity comes from such large companies as Labatt Breweries and London Life, and it’s home to the Canadian headquarters or major production centre for 3M Canada, EllisDon, Kellogg Canada, Diamond Aircraft and Trojan Technologies. And thanks to a growing advanced communications infrastructure and well-qualified workforce, London is also the location of choice for many customer call centres. An increasingly diverse economy has allowed London to endure cyclical downturns in certain sectors and it provides a strong base from which to expand. Manufacturing is still the largest sector, employing more than 38,000 people or about 16 per cent of the overall workforce. The LEDC continues to aggressively pursue the sectors that have been the foundation of London’s economy in the past, including the automotive parts and food processing

industries, and is also dedicated to the expanding in information technology and life sciences. London also boasts a wealth of local attractions, such as the Western Fair Raceway, Fanshawe Pioneer Village, Boler Mountain, the Royal Canadian Regiment Museum, Museum London, Theatre London, London Regional Children’s Museum and Storybook Gardens. While the city continues to grow, it remains affordable. The average home price in London as of January 2013 was about $231,252, with two-storeys and bungalows among the popular choices. London’s north end is growing substantially. New highrise condominiums are being erected in a rejuvenated city core. Numerous builders have long seen the potential from developing communities in the city, as Sifton Properties and Fusion Homes have projects underway. In neighbouring communities New Hamburg, St. Thomas, Tillsonburg and Woodstock, Senator Homes, Geranium Homes, Claysam Homes, Stonecroft Homes, Doug Tarry Homes, Gentrac Homes, Fusion, Van El Condominiums and Tillsonburg Developments all have new-home offerings. The south end of London lies at a junction of Hwys. 401 and 402, an important landmark symbolic for commerce, industry and trade, situating the town conveniently just two hours east of Detroit and two hours west of Toronto. Healthcare and education are important to the London area. London Health Sciences Centre, including Victoria and University hospitals, provides a growing population with health services and research. London is also home to Fanshawe College of Applied Arts & Technology, and the University of Western Ontario. London is a big sports town, too. The University of Western Ontario Mustangs have captured numerous national titles in everything from football to squash. The London Knights of the Ontario Hockey League have a new home at the John Labatt Centre. The London Majors of the Intercounty Baseball League play at Labatt Park – the oldest baseball venue in North America. London is also known as the Golf Capital of Canada, with more than 100 public courses within an hour’s drive of the city’s core.

The bountiful

BENEFITS OF BUYING NEW by JEFF PAIKIN

ONCE YOU START HOUSE HUNTING, ONE OF YOUR FIRST

steps will be to see what new-home builders have to offer in your desired community. New homes have stepped up to win the hearts and minds of homebuyers, as we’ve seen an unprecedented explosion in new home construction and buying. Once considered a luxury reserved for the rich and famous, new construction has opened the door to all price ranges and styles, including highrise condominiums, townhouses, active adult communities and single-family homes. Those who have purchased a newly built property will agree that there are fewer experiences more gratifying than watching your home emerging from the ground up. CUSTOMIZATION

One of the primary reasons homebuyers are so drawn to new builds is that they get to customize just about everything with their new home. Buyers have an abundance of design, colour and material options. Keep in mind the freedom of choice associated with buying new extends beyond fi xtures and finishes. Don’t overlook the convenience and comfort afforded by modern floorplans and layouts. Lifestyle needs are different from even 10 years ago, and resale homes often lack the flow and space to satisfy. Take a tour of many existing homes and you’ll find poor layouts and wasted or unusable space. Builders today seek an integrated approach to family living with many of their designs. Friends and family often gather in the kitchen and cooking becomes a group project. Most people don’t want to be far from a TV or the rest of the family when they’re in the kitchen. “Family rooms” are placed next to the kitchen and eating areas to blend into one informal living space. Today’s kitchens are often larger than those found in older homes and feature many timesaving conveniences. ENERGY EFFICIENCY

Energy efficiency is another major advantage new homes enjoy. There was a time in the recent past when eco-friendly upgrades were considered a luxury, reserved for those who could “afford

Jeff Paikin (Past President of HHHBA) has been in the building industry for more than 20 years. As President and CEO of New Horizon Development Group (Builders of the inaugural CHBA Green Home of the Year), there isn’t much in the housing world he hasn’t seen. Jeff will provide regular insight and perspective of what’s going on in today’s market and what buyers should be aware of as they prepare to make a purchase. He can be reached at info@newhorizonhomes.ca

to care” about the environment. This is no longer the case. Energy efficient features that were once pricey upgrades have become industry standards for all new homes. In fact, newhome builders are required by law to meet stricter energy codes than ever before. Many existing homes were built when energy codes were either more lenient or in some cases nonexistent. Individuals who are committed to reducing their carbon footprint should keep in mind that it is far more cost effective to implement energy saving features in a newly built home than to retrofit an existing house. WARRANTY

Another great advantage of buying a new home is the warranty. Purchasing a home is a significant investment, and you want to make sure it is well protected. In Ontario, every new home comes with a seven-year Tarion warranty, which covers major structural defects. For more information on Tarion warranties, visit tarion.com PRICING

Make sure to take the time to compare the prices of existing homes to those of comparably-sized new homes. In many cases, it’s actually cheaper to build new than it is to buy an existing home. Most homeowners looking to sell cannot offer the incentives or attractive financing options builders can. In the resale market, buyers are often in competition with others and can be outbid. This process can be quite distressing for prospective buyers, who may have to agonize over the price to be offered and at the end of the day have nothing to show for their efforts. Contrast this with buying new – where usually a small deposit provisionally secures the property – and gives the buyer a reasonable time to get the mortgage in place, see a solicitor and then conclude the contract. Fortunately, Southwestern Ontario is home to hundreds of reputable homebuilders, both big and small, that are competing for your business... and when builders compete, the buyer benefits! Happy Hunting!

WHAT WE CALL A MAJOR TRAFFIC JAM IN SMITHVILLE.

Live the good life on up to 60’ lots in wine country. It seems like small towns have become big towns. Big towns are small cities. What if you could have the best of both worlds, and live just minutes from everything, yet wake up to the sound of, well, nothing. We’re talking beautifully crafted homes surrounded by wine country and farmers’ markets. Instead of traffic jams you’ll have conservation areas, bike trails and homemade pies just a hop, skip and a jump away. Starting to sound pretty good isn’t it?

NEW-HOME BUILDERS ARE LEADERS IN

customer service excellence TARION WARRANTY CORP. HAS ANNOUNCED

the fi nalists for the 2013 Tarion Awards of Excellence, the only awards in Ontario that recognize new-home builders based solely on their customer service delivery. “Exceptional customer service is the cornerstone of building a positive experience with new homebuyers,” says Tarion President and CEO Howard Bogach. “The 2013 Tarion Awards of Excellence finalists have demonstrated that they are committed to providing a superior experience for new home buyers by providing fi rst-in-class after-sales service.” Finalists were determined based on the results of a comprehensive survey sent to more than 40,000 Ontario homeowners who took possession of a new home between Oct. 1, 2011 and Sept. 30, 2012. More than 6,800 survey responses were received, representing 17 per cent of consumers who bought a new home in Ontario during that time. The results were tabulated by Crunch Research in partnership with Harris Decima. Survey questions focused on homeowners’ satisfaction with their builder, covering every stage in the homeowner-builder relationship from the signing of the Agreement of Purchase and Sale, through construction and the pre-delivery period, to aftersales service. To qualify for the Awards, builders must have at least five new home possessions during the survey time frame and a specified number of completed questionnaires must have been received. Award recipients will be announced at a luncheon in Toronto on Tuesday, April 23, 2013. The following new-home builders compete in four award categories: small, medium, large volume and highrise.

BURLINGTON IS FAVOURED MARKET

as condo growth heads higher BURLINGTON IS A FAVOURED MARKET FOR

condo development in the coming months and years. With provincial government regulations tightening development restrictions in cosmopolitan areas of the province’s largest centres, condo development is the only way to go, according to a panel of experts. Burlington offers a perfect storm of factors that embrace condo development, explains Jawad Rathore, president/CEO Fortress Real Developments. “No inflated land prices, fantastic waterfront, great interest rates… it’s the prettier sister to the GTA. We’re thrilled to be here with commercial, residential, lowrise, highrise… “You can’t help drive past an empty hole with cranes throughout the GTA,” says Rathore, with 18 projects underway in the GTA. Still an unfamiliar concept to many, Rathore shed light on the condo-buying process for a capacity crowd attending a recent daytime seminar in Burlington that heard from experts in real estate, financing, law and the development process. “There are $2 billion in projects in Canada right now, and Burlington has become the favourite market. Do you know the incredible gold mine you’re sitting on right here?” He quoted Money Sense Magazine saying, “Burlington is the best mid-sized city to be in.”

Driving the condo market is the Ontario government itself. The provincial Places to Grow Act of 2005 was established with a mandate to reduce urban sprawl by establishing 1.8 million acres of greenbelt and a restriction on building in that area. It also targets 25 downtowns for intensification – Toronto, Ottawa and Burlington – with a target of 40 per cent of new housing in urban cores. “Government has essentially legislated us to build more condos – we’re being told to do it. We can’t drop in a subdivision, but we can build vertically, which results in the growth in condos. We’re still building homes, but now we’re providing a different housing type,” says Rathore. By restricting land supply, land prices increased, thereby sending average lowrise home prices in the GTA upwards of $613,000, making condos the affordable alternative at $300,000 or less. Rathore also encouraged condo ownership as an investment. “Buy now and rent it out as an investment or invest in a project for fi xed, secure returns.” He noted that Canada is the fastest growing G8 nation, with a 250,000 people arriving in Canada each year. “It’s the number one destination for people to come to from around the world. One hundred thousand people typically arrive in the GTA and Burlington, and that demand

means prices go up. It also means we need 40,000 new homes each year.” Explaining the trend, he notes the immigrant wave of the 1960s and ‘70s has drastically changed. “Now they come in yachts – wealthy foreigners – salivating for real estate right here.” Rathore points to statistics that show that in the first 12 months of arriving, 33 per cent of new Canadians buy or own real estate, while 12 per cent own before they get here. Price and value wise, he called the GTA and Burlington “geographically safe and cheap” compared to Bombay or Mumbai, where $1,550 per sq. ft. compares in price to properties in Yorkville. A decade ago, condos represented only 20 per cent of new construction. “That has changed.” Tariq Adi, CEO of ADI Development Group, highlighted the features of Burlington that have contributed to the success of his company’s condo, Mod’rn: No. 1 best medium-sized city by Money Sense Magazine Healthiest condo market in the GTA 10 universities within 100 kms GO Train, schools, retail, mildest weather in the province Lowest unemployment and highest income: $110,000 average Average home price of $417,000 Average price of a condo is $280,00 versus $469,000 in Toronto No double land transfer tax Burlington condo market has appreciated by five per cent, with the luxury condo market appreciating by 17 per cent » Vacancy rate is only half to one per cent » New condos are potential as rental units for investors » » » » » » » » »

Using the Mod’rn as an example of good design, price and location, Adi says first day purchases have made $40,000 on their investment, and construction has not even begun.

From a real estate perspective, Linda Mitchell Young, vice-president of Baker Real Estate, says there is no cause for alarm about an oversupply of condos, as new construction is not keeping pace with population growth. Lower prices in Burlington are luring buyers to the 905 area. Interest rates are expected to remain low through 2013, offering more reason for a move to Burlington. Michael Klassen, broker of record, Eleven Eleven Realty, notes that the process involved when condos are released for sale is such that the lowest price and best selection are available to VIP agents and general agents before a project goes public. Garry Shapiro, Shapiro & Cho, who has been practicing law for 30 years, the last five years extensively in pre-construction matters, stresses prospective buyers “come in as soon as possible to address their agreement.” Real estate lawyers typical review sales agreements for closing costs, title, assignments, financial terms and reserve funds. Michael-Ashley Smith, RBC mortgage specialist, advises purchasers to get pre-approval upfront. Documentation required to make that possible includes proof of income, confirmation of down payment or investment statements and property appraisal. Approval can take 24 to 48 hours. “Then it’s done; it’s in the bank.” APRIL 13 - 27, 2013 | NEW HOME & CONDO GUIDE SWO 49

ParkCity Condos INTRODUCES SHORT FILM SERIES

TOBYN PARK HOMES HAS JUST RELEASED A SERIES OF

short online films to introduce its latest new home community, ParkCity Condos in Burlington. The films can be found at parkcityliving.ca/ media and convey the many advantages of choosing ParkCity when considering a move to, or investment in, a condo. “Here’s your opportunity to meet the key players behind the scenes and discover why ParkCity is unlike any other condo offering in the GTA West,” says Debbie Cosic of In2ition Realty. “The team has put together three very insightful mini-movies that convey the many unique features and benefits that ParkCity has to offer today’s savvy condo buyer.” The first of the three short films, a beautifully produced film called “Living” evocatively conveys the extraordinary quality of life you can expect when living at ParkCity in Burlington. “We have a rare twoacre park setting and unrivalled resort-style amenities within an established neighbourhood. We want to share this story with an audience that may not be a familiar with Burlington and all it has to offer,” adds Bob Kosnik, of Tobyn Park Homes. “The film really captures this amenity rich community and the excitement of ParkCity living.” “Welcome,” the second film, take viewers behind the scenes to meet the team and tour the presentation centre. It also introduces the audience to the quality of the model suite and the overall “wow factor” of the presentation centre.

Kelly Cray, principal of Union31, the award-winning interior design firm, is the host for the third film entitled “Be inspired.” Cray describes his overall creative direction for the model suite and standard features his team selected as well as the design direction behind the condos lobby, party room, media room and more. ParkCity Condos is a four-storey condo community located on a private two-acre park. Condo suites range from 442 to 992 sq. ft. and start from the $180’s. A VIP preview bonus offer of stainless steel appliances, stackable washer dryer, free window blinds and locker are available for registrants only. Register now at parkcityliving.ca before opening to the general public. To find out more, visit parkcityliving.ca and watch all three short films. s we celebrate the arrival of warmer, longer days, we find ourselves looking for every possible reason to be outdoors. And Mattamy has a great reason if you happen to live in the Kitchener area. The company has recently opened its first Kitchener community, and it offers lots of reasons to enjoy being outdoors right in the community. Wildflowers offers a completely new approach to home building in Kitchener. Mattamy is well regarded for its stylish and varied collection of homes and for its ability to provide master-planned communities that really know how to serve the residents. Mattamy neighbourhoods are places where you’ll always find a smile and kids playing right outside your door. Features in Wildflowers include park spaces, playgrounds, walking/ biking trails and tranquil ponds scattered throughout the neighbourhood, all of which give families perfect places to gather and share in the enjoyment of the place they call “home.” There’s a mature forest bordering the community so an after-dinner stroll can be truly inspiring. Future benefits will include a school right in the neighbourhood and local shops so you can walk to the store instead of getting in a car. Mattamy has a vast amount of experience in master-planning neighbourhoods and designing unique homes. Since 1978, the company has built more than 50,000 homes in more than 150 communities across North America. The approach has always been to provide interesting and varied architecture so the streets have individuality and features that

make everyone completely satisfied in the home and in the community. If you’d like to see the many attributes of life in a Mattamy community for yourself, you can visit Upper Country Club and Mill Pond in Cambridge. Just a walk or slow drive through will reveal why Mattamy communities are so highly regarded by the families who live in them. In Wildflowers, you’ll find a complete variety of townhomes and well-designed detached homes in variety of homes sizes and floorplan options to accommodate any size family. When it comes to choice, Mattamy believes more is better. Many Mattamy homes offer front porches so neighbours can enjoy each other’s company with a friendly “hello” while out for a stroll. You’ll find homes in Wildflowers are built with very large windows so you have the benefit of more cheerful, natural light streaming into the home. These special home and community features in Wildflowers are the types of features you find in a small Ontario town. Kitchener-Waterloo is a place that has built an outstanding reputation as a hub for the high-tech industry. Two superb universities are highly regarded around the world. Kitchener is a vibrant, growing city that offers many community activities and special events. Oktoberfest is the largest of its kind outside of

03

Germany. Recreational facilities are available for all seasons and you don’t have to wait long for a good parade because Kitchener has a Santa Claus parade, a Thanksgiving/Oktoberfest Parade and a Canada Day Parade that fill the streets from Waterloo to the southern reaches of Kitchener. There’s a great Farmer’s market downtown as well as fine shopping, dining, nightlife and cultural venues. Mattamy invites you to come and see the Wildflowers and find the home that’s just right for your family. Townhomes in Wildflowers are offered from a very affordable $249,990 and detached homes begin at $294,990. The Wildflowers Presentation Centre is located at 1571 Fischer Hallman Rd., Kitchener. ccess is everything, and with the extension of Fairway Street through Kitchener’s Edgewater Estates, this hidden gem of a community is now fully exposed and accessible to even more opportunities for residents. Commuters will now trim 20 to 30 minutes off their travel time to Cambridge and Guelph. Chicopee and its recreation area is now moments away. An unexpected benefit of the new road is that even more people are discovering this TerraView community and how easy it is to be close to the Grand and yet within easy reach of the city. Edgewater Estates is a south Kitchener community nestled in a quiet pocket close to all amenities and a breeze away from the Grand River and all the recreational opportunities you could ever ask for. The final release of lots means there is a greater variety of options – conservation lots, some with walkouts, pie-shaped lots – all on 40- and 45-ft. lots As if that isn’t enough, TerraView is offering two bonus packages on its popular homes. Those choosing a conservation lot will enjoy $20,000 in upgrades. A second package is offered to those choosing from the final release. They will receive a gourmet kitchen outfitted with upgraded

cabinetry, lighting and fixtures, a backsplash and granite, plus $10,000 in additional upgrades. You’ll find these majestic family homes of Edgewater Estates set within natural surroundings between the Grand River and Idlewood Creek. Shopping at Fairview Park Mall, schools, dining and recreation are right there – as well as skiing, hiking, biking, canoeing… you name it. There is instant access to Hwys. 7 and 8 for easy travel through the city, while Hwy. 401 offers a direct route for commuters to Toronto, Hamilton, London or Mississauga. Edgewater Estates features everything you would come to expect from one of the areas finest home builders. Tour the three model homes on-site and see for yourself. While all are superb, the Cambridgeshire is noteworthy for showcasing TerraView’s commitment to Green building that has led to several industry and community awards. Terra View Homes has helped pioneer Green home building practices in Canada since 2006 when the company became one of the first Guelph area home builders to build exclusively Energy Star homes. The LEED model home is an essay in environmentally conscious building, incorporating the key elements of Energy Star, GreenHouse, Built Green and LEED, from the foundation to roof-mounted solar panels. The model showcases features such as energyconscious systems that include a 100-gallon tank and an in-floor hydronically heated concrete slab to store solar hot water, an ERV to provide filtered air to all rooms, ultra high efficiency solar-assisted gas boiler and water treatment of city water. Inside, there are ultra low flush toilets and watersaving fixtures, LED lighting plus CFL lighting used throughout, a buried cistern to supply toilet flushing and irrigation, bedroom ceiling fan to reduce use of central air, recycled paint, readily renewable resources like cork flooring, quartz countertop made from recycled granite waste and dozens of other details. It also illustrates “Age in Place” features that accommodate future mobility needs in the future including a residential elevator. This model home at Edgewater Estates is just an example of the investment in research and design TerraView has made as it addresses the needs of homebuyers of all ages with homes of comfort, quality and enduring style. Also a leader in customer service, Terra-View is pleased to be a finalist in Tarion’s Awards of Excellence for customer service excellence. april 13 - 27, 2013 | New home & condo guide SWO 69

Calculate the combined monthly before-tax income of you and your spouse.

Multiply this figure by the amount you need to borrow. Divide by 1,000.

02

06

Divide by three. This figure is the monthly payment you can afford to make on your home.

Add to this your estimated monthly heating costs and monthly property taxes.

03

07

Take the total price of the home and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.

04

Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.)

If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream home. Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice and get pre-qualified.
