As the saying goes, one man’s trash is another man’s treasure. But does it apply in real estate?

A

few weeks ago, an item hit the news: “Forsaken Detroit homes for sale for as little as $1.” And digital media being what it is in 2013, within hours the story had been picked up by outlets across the continent, and republished, repurposed, regurgitated and retweeted ad nauseam.

“What? Homes for sale for $1? Let’s buy 10,” seemed to be a common refrain from many people, speculating – some, perhaps, not in jest – that this was their opportunity to become real estate moguls.

While interesting reading and entertaining thinking, such scenarios usually offer little real potential. People seem to forget why these properties are available for next to nothing in the first place: foreclosure, located in a bankrupt city with high unemployment, abandoned by owners and now occupied by squatters, and so on. Even if you really were able to buy a house for $1, what would you do with it? Would you move there? If not, how would you “manage” the property, fix it up, rent it out, pay the taxes – all in a way that made financial sense? And how many years (or decades) would you have to wait to sell it to recoup those investments of time, energy and money?

In the real world, such easy riches are but a dream. In Southwestern Ontario and elsewhere in Ontario and Canada, there are no homes for sale for $1 – for good reason.

rendy Niagara-on-The-Green is a hive of activity – construction activity – as all available homes have been sold, leaving only new construction such as framing, roofing and bricklaying for visitors to view. For the first time, this premiere new home community in Niagara is offering townhomes that are taking shape alongside the golf course.

Unfortunately, says Michelle Corney, sales manager at the site throughout its 13-year history, there is nothing to see. “The models have all been sold. it isn’t unusual for homebuyers to negotiate a “side agreement” with their builder. By this, I mean, the builder offers something beyond what is in the Agreement of Purchase and Sale (APS), such as an upgrade or something in lieu of another item.

A builder can also offer a supplementary warranty that is over and above the statutory warranties. These agreements can be attractive to homebuyers as they may be offered at a discount, or simply as an “extra.”

While most homebuyers would see this as a bonus, it can also be extremely frustrating if the builder does not honour the side agreement. And

To protect yourself, remember that if it’s not included in the APS, it’s not covered

by Tarion.

New home warranty versus a supplementary warranty or agreement Tarion warranty protection ensures your new home meets the structural requirements and health and safety standards of the Ontario Building Code. The warranty includes deposit protection or financial loss, delayed closing compensation, and a one-year, two-year and seven-year warranty that provide coverage for specific items and conditions.

While your builder provides the warranty, Tarion backstops it by getting involved at the homeowner’s request if your builder does not honour his/her statutory warranty obligations.

Your builder may offer services that are above and beyond the new home warranty, which Tarion does not have authority to get involved with.

Over the years, Tarion has seen examples of frustrated homeowners who have approached us for help when either their builder has failed to come through on a side agreement or there is a misunderstanding between parties.

It is always disappointing to tell them that Tarion cannot force a builder to honour an arrangement that falls outside of their APS.

Examples of side agreements not covered by Tarion: One of the most common scenarios we see is upgraded electrical components such as wiring for pot lights or pre-wiring for home theatres. Many homeowners negotiate with the builder to wire the home before the drywall has been completed. However, in cases where the upgrades weren’t included in the APS, Tarion wasn’t able to intervene when an issue arose.

Over the years, we’ve also received complaints from homeowners who haven’t received items their builders promised, such as f i n i she d b a s ement s, back ya rd deck s a nd extended warranties on heating and ventilation systems or foundation waterproofing.

My best adv ice to homeowners is to never accept an upgrade or modification to your new home without having it included in your APS. If you want to add something to your home after your APS is signed, you may be able to have it included in the APS in the form of an amendment. I recommend making these changes with the help of a lawyer to ensure it is done properly. This way, the builder’s agreement will be backed

by Tarion and you have somewhere to turn should you need assistance.

4 ways to make sure you are buying the right home Finding a home and getting

a deal signed, sealed and delivered is one of the biggest and most emotionally-charged decisions that people ever make.

In fact, a recent Bank of Montreal report found that 80 per cent of prospective homebuyers know if a house is “the one” the moment they step inside.

According to Phil Dorner, president of the Ontario Real Estate Association, while that initial feeling is important, buyers should keep in mind that there are several other factors to consider before making a final decision

“Although your initial feeling about a property is a powerful force, make sure to follow these five steps to help ensure that you aren’t going to be faced with unwelcome surprises,” says Dorner.

Here are four important steps for prospective buyers to take before making any decisions: Talk to the neighbours: The best way to get an idea of what it would be like to live in a particular neighbourhood is to talk to someone who already lives there. Chat with neighbours about the community, schools, commute and any potential surprises that you should know about.

Work with a local Realtor: Look for a realtor who works in the area and knows the ins and outs of the community. Asking friends, family and colleagues for references is a great place to start. Another good way to find a realtor active in the area is to go to open houses in the neighbourhood.

Get a home inspection: In Ontario, a home inspection reports on the condition of the roof, structure, foundation, drainage, heating, cooling, plumbing, insulation, walls, doors and electrical system. The cost of a home inspection can vary so do your research and make sure to choose a qualified home inspector who will also inform you of the scope and limitations of the inspection.

Check with the city: Visit your local building department and find out if any new developments are planned. Check to see how many owners have applied to build homes or additions that are larger than the bylaw permits – this gives an indication of the neighbourhood’s future.

In 2011, Ford announced a $2.5-million research project for new powertrain systems for hybrid vehicles.

Also in 2011, Goodrich Landing Gear received a $3.3-million investment from the provincial government to assist the company’s R&D. Sheridan College also officially opened its new Applied Research and Collaboration Centre, for use by the faculty, students and external partners specifically involved in research projects administered through Sheridan’s office of Applied Research and Innovation.

A number of new businesses have also made their way to Oakville, bringing more than 650 new jobs and absorbing more than 411,000 sq. ft. of commercial and industrial facilities.

An historic town with a thriving waterfront, Oakville has preserved its rich heritage, with many 19th Century buildings in the downtown core. Supporting all this development is a strong and further improving transportation infrastructure. Prime location at the centre of major transportation routes – the QEW and Hwys. 403 and 407 – facilitates access to major markets in Canada and the US. The network includes toll and toll-free expressways, commuter and urban public transit, by rail and bus, national and international rail service for people and goods, global passenger and cargo aviation services, and extensive inland and international marine shipping facilities.

Illustrating how important transportation is to the city, the Town of Oakville is currently surveying residents to help identify community priorities from now until 2031. The “Switching Gears” Transportation Master Plan is intended to deliver an exceptionally detailed level of integration between land use and transportation planning, to help identify Oakville’s transportation needs and consider a diverse range of options to satisfy future travel demands.

Says Mayor Burton: “Our goal is to offer more balanced, efficient and sustainable transportation choices for people, goods and services to move around Oakville. Public input is key to helping us focus on transportation priorities that matter most to our community.”

Switching Gears is one of several master plans that together with other key planning initiatives will create a path to a more livable and sustainable Oakville into the future, the Town says.

Developers see the growth potential in Oakville, and a number of projects are underway from companies such as Fernbrook Homes and Menkes Developments. And in nearby Hamilton, DiCenzo Homes, Multi Area Developments and New Horizon Homes have new openings, while in Burlington, Davies Smith Developments is also building. This means plenty of new-home shopping options for prospective buyers.

Oakville also boasts abundant natural attractions and culture, with more than 2,400 acres of parkland, theatres and galleries, Glen Abbey Golf Club, and the annual Waterfront Festival and Jazz Festival.

Culture in the city, in fact, received a big boost on March 24, 2012 with the grand opening of the new Queen Elizabeth Park Community and Cultural Centre (QEPCCC). Located at 2302 Bridge Road, QEPCCC offers more than 144,000 sq. ft. of active living space, making it one of the largest venues in Canada to house such a diverse collection of recreation, arts and cultural opportunities. It offers classes, workshops, camps, drop-in activities and events for all ages and abilities. The facility boasts an aquatics centre, two gymnasia, a youth centre, an older adult centre, dance studios, a recording studio, fine arts studios, a rehearsal hall, black box theatre, gallery and museum space.

“This new facility symbolizes our goal to be the most livable town in Canada, and its opening clearly demonstrates our continued progress towards that goal,” says Burton.

BurLiNgToN Building on history with economic growth Ten years or so ago, if you were asked to describe Burlington, you might have thought of it as just west of Oakville, lots of land space, a bit of a bedroom community between Toronto and Hamilton, with some big box retail outlets.

Burlington still shows those characteristics, but is increasingly earning a reputation as a city on the rise, with a progressive local government and economic development office helping to build a self-sufficient economy. Burlington shines in business as well as culture, recreation and leisure.

And like Oakville, Burlington’s proximity to Hamilton, the GTA and the U.S. is central to its prosperity.

The city has a clear vision of its future. Core economic strengths focus on advanced manufacturing, software development, financial services, biotechnology, environmental and logistics enterprises. Increasing diversity is one of the keys to future growth, as this would build resilience and sustainability to expand further beyond its traditional industrial markets.

For example, the city is expanding its partnerships with nearby post-secondary institutions, including McMaster University and Mohawk College, in emerging fields of technology, research and skills training.

In addition, Mayor Rick Goldring says the Burlington Economic Development Corp. is one of the city’s top priorities in 2013. City Council has endorsed aggressive growth targets and has formally asked BEDC to take a more direct and active role in the short- and long-term development and marketing of Burlington.

Already well positioned with extensive access to regional, national and international transportation networks, the city is also the beneficiary of recent investments in infrastructure to improve highways and mass transit, to facilitate business growth and community development.

The city has enjoyed substantial growth recently. By 2006, the population topped 160,000 and continues to grow; development is spreading north, with farmland north of Dundas St. (formerly Hwy. 5) increasingly giving way to suburban housing.

BEDC has a very clear and ambitious plan for the city. With a mission statement “To promote a healthy environment and prosperous community by facilitating opportunities for economic growth,” BEDC is positioning Burlington as a globally competitive community.

Currently in Burlington, a disparity exists between local jobs and the skill-set of residents, says BEDC. Residents have to commute outside the city to find work, particularly in professional services. As a result, approximately 55 per cent of Burlington residents commute to jobs in Oakville, Mississauga and Toronto. In the manufacturing industry, the opposite occurs, as Burlington imports labour from outside the city.

BEDC’s strategy is to create the right job opportunities for residents to live and work in the same community, improving their quality of life.

In 2012, Burlington City Council approved a BEDC employment land strategy, with five districts that have the potential to increase the city’s non-residential tax levy revenues by two per cent per year. This should generate more than $600,000 or about 87,000 square metres of non-residential construction, annually.

All of this is important news for prospective new-home buyers looking to buy in and around Burlington. These plans mean more local job opportunities, which leads to employment and average wage growth – key determining factors to support new housing and increasing real estate values.

Developers catering to this demand include: Branthaven Homes, with two- and three-storey luxury townhomes in downtown Burlington; Tobyn Park Homes, which is building ParkCity, a condominium also in the downtown area; and Adi Development Group is building Mod’rn Condominium, in the heart of the city.

Residents can enjoy a variety of cultural and local attractions in Burlington, from the famous Royal Botanical Gardens to the Burlington Art Centre, home to the world’s largest collection of contemporary Canadian ceramics.

The importance of keeping a

dynamic public face The value of an ongoing commitment to a public

relations (PR) strategy is difficult to quantify and explain for anyone in the position of marketing director, as I am for Geranium Homes.

To communicate a company’s goals, achievements and offerings, word has to get out via the media, correspondence and a variety of events and marketing materials. People need to be aware of Geranium Homes in order for them to research our homes and communities, and they have to trust us enough to consider purchasing. We think of public relations as the “gatekeeper” of our corporate image – a function that challenges us to adhere to our corporate values while also helping to establish protocols for communication, supports customer service and even impacts how we treat our employees.

For the past five years, Geranium has worked with Toni Pettit of The Morrison Group to spearhead our PR function. Pettit has over 25 years of experience in the new home building and related industries. Her management of our public relations builds and sustains awareness of our company and assists us in maintaining a good reputation among our customers. She is a critical member of the Geranium team. “Public relations is the channel through which we share a company’s story,” Pettit says. “With Geranium, we are always finding new avenues to promote this award-winning company’s dedication to quality in every aspect of building homes and nurturing communities.”

Contributing to our overall marketing efforts, The Morrison Group has devised many successful new initiatives. These are in addition to planning and executing numerous events each year.

In our industry, this is often a vital aspect of PR, and for Geranium has included a wide variety of activities. For example, we hold annual gardening events for new homeowners once they’ve moved in, large community barbecues for several hundred, intimate seasonal soirees and Hard Hat Tours for prospects and buyers.

Pettit has also recommended and implemented many of our programs in support of charitable organizations. “PR is dynamic, a continual message delivery system that engages the public’s attention, and often, participation. The goal is to have every one of these touchpoints be a positive experience for the audience,” Pettit explains.

Another critical component of PR is cultivating a positive and trusting relationship with media representatives. “Facilitating news reports via media releases and interviews promotes the company’s brand in a different way than straight advertising and sales presentations,” Pettit says. “As an independent representative, I

interact with the media on a regular basis and keep those lines of communication open.”

Geranium’s twice-yearly newsletter is another important vehicle we’ve established working with Pettit. The newsletter tells our story in more detail than we can include in media releases or blogs, for example.

In 2010, this combination of fresh ideas, sound advice and attention to detail is what earned our companies’ the award of Best PR Campaign from the Building Industry and Land Development Association (BILD). An award we were also a finalist for this year. As an active member of BILD, Pettit is able to keep up to date with the new home industry.

Geranium’s management shares a passion for home building and our PR efforts reflect that dedication. “I feel fortunate to have clients who respect and appreciate my contribution to their overall marketing efforts,” adds Pettit. “We get a lot accomplished yet still find time to have fun!”

For Geranium, PR is an integral part of our annual marketing strategy and makes a significant contribution to our ongoing success.
