Buying made easy

Three simple steps to success

S

hopping for a home online is a great way to narrow your search, but there’s nothing like visiting the sites, models and sales offices to get down to the nitty-gritty. Before you venture out, here are some pointers: First, be clear about what you want and expect in a new home and in your builder.

Remember, the range of prices in the new-home market generally reflects differences in location, features and home styles. There’s no magic involved. If a builder’s pricing seems out of whack with others in the area, ask for an explanation. Higher prices could mean better quality materials, finishings, features and service. Make sure that the price you are paying will deliver the quality you want.

Second, understand exactly what is included with the home you are buying and what is optional. Ask the sales representative to show you samples, and request a “spec” sheet that clearly lists what is included, as well as any upgrade options.

Third, evaluate any promises that have been made during your visit. Is the builder prepared to put them in writing? Hearsay comments should not be included as part of your evaluation process. Sit down with your sales representative, ask questions and discuss your Agreement of Purchase and Sale in detail – then take it to a lawyer before it’s finalized.

Upgrades that make sense As you select builder upgrades when buying your new home, keep an eye toward the future

hinking of the long-term, or to any point in the future, may be difficult to do when you’re buying a new home. All the excitement of choosing a location, builder, type of home and, of course, the finishings, takes over and all you can think about is the here and now, and you can’t wait to move in.

When it comes to selecting upgrades, however, experts suggest that it’s wise to keep an eye toward the future.

Indeed, it’s hard to imagine selling a home you haven’t even moved into yet. But one day, quite likely, you will be in that position, and you will be glad you struck a balance between those little touches that made your home “home,” and those that might appeal to others.

You may also be happy you exercised at least some caution when you’re at your builder’s decor centre. Without it, you could easily find yourself exceeding your budget – for the sake of a few luxuries that you could likely do without.

for your new home

So, you have just purchased a new

home or condo and the price is only $399,900?

Now, what does that purchase price really include? Generally, for most new home and condo purchases, that would include the builder’s “standard finishes.” If you made your buying decision after you toured the builder’s model home, you were most likely attracted to the high level of features and finishes – many times these are all upgrades. What you need to do is review the list of standard features included, walk through the model home and determine what you would like to upgrade. Remember, everything comes with a price, and this is where it starts to get tricky. Do you need every gadget, gizmo and upgrade available and are you willing to pay the price?

Like most new-home buyers, you are on a budget. You may have been approved by your bank for financing of the base price of your new home and if you are upgrading finishes, you will now need to include this with your total borrowed amount. This is where homebuyers have to ask themselves: What upgrades are good

investments? Will I get a return on that investment for this upgrade when it comes time to sell? And, if I don’t do this upgrade now, but I want to have it in the future, what will the cost and hassle be then?

Selecting the finishes for your new home can be one of the most pleasurable moments of buying, but can also be overwhelming and expensive. So, what do the experts say about where to invest in up-graded finishes. The gourmet kitchen – considered one of the most important rooms in a home – this is where you get the biggest bang for your buck! Consider upgraded cabinetry, with pot and pan drawers, granite countertops, backsplashes, valance lighting and appliances. Luxurious bathrooms, with deep soaker tubs, seamless glass showers, imported designer tiles, decorative sink bowls with up-graded taps. Flooring – there are so many choices of flooring, from engineered hardwood, bamboo, to imported limestone and marbles. Of course, this is only a sampling of what is available.

This all sounds amazing, but now it’s decision time. My recommendation is that you don’t go overboard with upgrades just because you have the extra money or can be approved to finance it. One reason some homes sit for a long period on the resale market is because the original buyers over-upgraded and increased the cost of their home to a point where it is priced out of the market. Priced higher than similar homes of square footage in the area, these homeowners wonder why buyers are not interested in their well appointed home, and rather opt to purchase another home at $30,000 to $50,000 less. Make sense?

Another way to build extra value into your new home is to upgrade with your builder on structural items like the front elevation of your home or by modifying the layout of your kitchen or bathroom. These items are not easily done after the home has been completed and will add a unique quality. You can certainly replace the countertops to granite after you move in and maybe for less than the builder wants to charge. Then, every year for the next three to four years, invest small upgrades that make your home stay trendy and current such as lighting fixtures, plumbing fixtures, paint, and the exterior with a larger deck or patio areas, landscaping and more.

Buying a new home or condominium can be incredibly rewarding and satisfying when you can select the features and finishes to suite your personal taste and lifestyle – keeping in mind the future resale of your home. So, do your homework and enjoy!

Kitchener-Waterloo

itchener-Waterloo may have once been best known as the home of Kitchener-Waterloo Oktoberfest, meat processor Schneider Foods and the Ontario Hockey League’s Kitchener Rangers. But while rich in German heritage and other culture, the town of about 220,000 has more recently gained a reputation more for high technology than pork sausage and beerinspired oompahs.

In fact, this vibrant community located in the Region of Waterloo in the heart of Southwestern Ontario, help form the three point-towns that make up “Canada’s Technology Triangle.” Kitchener-Waterloo and Cambridge today comprise one of Canada’s most diverse economies, evolving from a reliance on manufacturing into a balanced economy that crosses many sectors. Today, the area boasts a thriving advanced technology sector and a highly skilled workforce in the IT, automotive, business and financial services sectors.

Complementing these strengths is a naturally advantageous location off Hwy. 401, close to major Canadian cities Toronto and Hamilton, as well as to entry points to the US at Michigan and New York.

All of this has the region poised for longterm economic health. Employment and population growth, two key factors in housing demand, are both doing well in the area, though they are not without their challenges in the short term. But, according to Canada Mortgage and Housing Corp. (CMHC), the picture begins to brighten in the second half of 2013.

“Improving economic conditions and stable home prices will support housing demand by the second half of 2013,” says Erica McLerie, CMHC senior market analyst.

Overall, housing starts in KW were to increase marginally for 2012 from 2011 levels.

Though total starts are expected to slow slightly this year, single-detached starts will actually gain – 4.6 per cent – over 2012.

KW’s diverse economy is expected to respond favourably the more the U.S. recovery continues. Manufacturing jobs have been on the rise over the past number of months, CMHC says.

As for entertainment, Kitchener has a lot more going for it than just Oktoberfest.

From Bingemans camping resort and family playground, to chicopee Ski club, to the children’s museum, the Kitchener-waterloo Art gallery and the Farmers’ market, there is always plenty to see and do in town.

Unemployment is forecast to be 6.6 per cent for 2013, which is unchanged from 2012 but down from 6.8 per cent in 2011 and eight per cent in 2010.

In terms of population, net migration accounts for more than 50 per cent of the growth, CMHC says, and is expected to average more than 3,000 annually. The city, in fact, is second only to Toronto in attracting immigrants, with almost all of them under the age of 45. In addition, the 2011 Census showed population in the Triangle grew 5.7 per cent to 477,160 in 2011 from 451,235 in 2006.

Companies such as Toyota Canada, Com Dev International, Innovative Steam Technologies and Heroux-Devtek are expanding production, helping power the manufacturing sector to forecasted growth averaging 6.2 per cent between 2011 and 2014, according to the Conference Board of Canada.

In addition to growth in high tech, the region has also seen expansion in the educational sectors in recent years. A new health sciences campus of the University of Waterloo, located in downtown Kitchener, opened in 2009 and is expected to inspire further social and economic spin-off benefits. Redevelopment of the downtown block includes new condo, retail and hotel projects and other improvements.

Ontario has committed to building a new provincial courthouse in the downtown area, which could lead to further job growth in the legal sector.

Transit expansion, an important element for any growing city to accommodate new residents and housing development, has also been a focal point for Kitchener. This facilitates transportation not just within the city but also eases commuter traffic to Hamilton, Oakville, Mississauga and Toronto.

Regional Council has been discussing a light rail transit system to service the Tri-Cities for years. Officials are negotiating funding agreements with the provincial and federal governments to cover the estimated $790-million cost of the system. Rail transit could be launched by 2014.

Meanwhile, GO Transit is also expanding service to the area. In 2009, it extended bus services connecting Kitchener with the Milton GO Train station and the Square One Bus Terminal in Mississauga, and in 2011 GO extended train service on its Georgetown line through Guelph to Kitchener.

You can get out of survival mode and actually start living.”

It’s an experience Pepper knows personally. Two years ago, she moved to Tillsonburg from Metro Vancouver precisely because of the family-friendly lifestyle – and she’s not alone. A number of her friends have made similar moves in recent years.

“Tillsonburg is a town where you can still send your kids outside to play,” she says. “You can actually let them ride their bikes and not constantly worry about their safety.”

When it comes to recreation, the community offers a surprising number of amenities, including an indoor pool, two ice pads, dedicated soccer and baseball facilities, skate park and even an outdoor waterpark.

“With advances in Internet technology, it’s no longer necessary for people to live where they work,” says Pepper. “People are able to work from almost anywhere, and Tillsonburg stands to gain from that flexibility.”

In Reynolds Way, a two-bedroom, twobathroom, 1,380-sq.-ft., one-story home featuring main floor laundry, two-car garage, vaulted ceiling, HRV and AC and backing onto mature forest, can be yours from

$275,200. One-storey, two-storey and split level plans are offered, and several lots back onto beautiful mature woodland are still available.

Just up Quarter Town Line, you’ll find Fusion Homes’ new community, The Oaks, which offers both split-level townhouses (from $184,900) and detached homes (from $211,900). With a new elementary school to be built across the street, you’ll want to act fast to avoid disappointment.

Further to the north, is Hayhoe Homes’ original Tillsonburg development, Park Place. Beautiful craftsman details and outstanding curb appeal have made these homes hot sellers over the past year.

“Tillsonburg isn’t a great place to live for any one reason,” says Pepper.

opens second community park in Summerlea More than 100 families gathered at Empire

Communities’ Summerlea community to celebrate the opening of a new park in its Summerlea community located in Binbrook.

Summerlea was launched in 2009 and has grown to a community of more than 500 families. This is the second new park that Empire has opened in the community, giving families a welcome playground for play, sports, barbecuing and simply strolling outdoors.

This year also marks Empire’s 20th anniversary of building and developing in Southwestern Ontario, where the company established its roots in the industry.

mortgage rates, market conditions, high levels of household debt and economic uncertainty, good news can be found in RBC Economics Research ’s latest Housing Trends and A ffordability report. While affordability in the Canadian housing market deteriorated marginally in the second quarter of 2013, thanks primarily to mortgage rates, home prices and household incomes remaining at status quo, affordability in Toronto is holding its own.

“Homebuyers seemed unfazed by the slight deterioration in affordability,” says Craig Wright, senior vice-president and chief economist, RBC. “We saw the market regain some momentum in the second quarter with home resales increasing 6.4 per cent. Resales should stabilize close to the recent not-too-hot, not-too-cold levels in the near-term, barring any further changes in housing policy by the federal government.”

Exceptionally low mortgage rates have been the chief factor in keeping homeownership costs relatively affordable, RBC says. The Bank of Canada again held its trend-setting overnight rate at one per cent on Sept. 4. RBC anticipates the BoC will keep the rate unchanged at one per cent through the remainder of 2013 and will gradually begin raising it starting in mid-2014.

This should largely mitigate risks of any serious deterioration in affordability levels, RBC says.

The way RBC’s affordability measures work is, the higher the measure, the more difficult it is to afford a home. For example, an affordability measure of 50 per cent means that homeownership costs, including mortgage payments, utilities and property taxes, take up 50 per cent of a typical household’s pre-tax income. A decline in the measure represents an improvement in affordability.

Exceptionally low mortgage rates have been the chief factor in keeping homeownership costs relatively affordable, RBC says.

For the Ontario market, homeownership affordability deteriorated very slightly during the second quarter of 2013, in detached bungalows (to 44.1 per cent) and standard two-storey homes (to 50.1 per cent). In condos, on the other hand, affordability remained stable at 29.5 per cent.
