WE CATCH UP WITH MULTITALENTED, HGTV star renovator Bryan

Baeumler who recently moved his family to the country to renovate their forever home. He chats about taking on his biggest project yet!

The third season of House of Bryan takes your family from the city to the country, why did you decide to make the big move?

I grew up in the country (Norval) just north of Oakville, and spent many summers at our family cottage. My

childhood memories are filled with dirt bikes in the farmer's fields, horseback riding, and exploring the forests – I guess I'm a country boy at heart. Sarah and I had talked about it, but never seriously until we happened to take the scenic route home from the cottage one day and came across a property that piqued our interest, despite her love for the big city. Before we knew it, we owned it. There was definitely a 'what have we done' moment, but we've grown to love it. I think we spend more quality time together as a family now – walks in the forest, feeding the neighbours horses, campfires and more. I also love not having to worry about the kids going outside to play by themselves – we've got privacy, a great playground, and we're about 500' from the road.


NOW FILMING THEIR THIRD SEASON OF THE SHOW — AND EXPERIENCING THEIR THIRD RENOVATION AS A FAMILY, THIS TIME IN THE COUNTRY — THEY HAD SOME GREAT ADVICE FOR OUR READERS ON HOW TO WEATHER THE STORMS OF A MAJOR RENOVATION.

What are your top tips for city dwellers looking to make a similar move?

Don't! We don't want it getting crowded out here! To be honest, I don't think you can beat country life. We traded in a 30' by 75' backyard for a 20 acre forest. Your money tends to go a lot farther outside of city limits, and we're really not any farther from downtown Toronto or the airport than we were in Oakville. There are a few things you have to be ready for – such as living on a septic system, having a well, spending a little more than usual time without power after a major storm, and sharing your property with deer, wild turkey and coyotes but in general, it's a much more peaceful existence in the country! You went against your own advice of moving out of home for a major reno. How were you able to keep your cool amongst the chaos of renovation?

There were definitely a few times we had to talk each other off a ledge. I've always said it, but never lived through it. I can now say with experience and without hesitation – if you're not organized and don't have a strong relationship, don't try this at home! Once we bought the property and began construction, I had to sell our home in Oakville to help fund the build. Luckily, I was able to modify the existing house enough to accommodate a family of six. What were your biggest challenges with this project besides living in the home?

Mother Nature didn't want us to build this house. We had so many rain delays, freezing cold temperatures, ice storms and other weather related challenges during the build. The end result was that it took us longer and cost us more to build the house, which also meant we were living in chaos longer, so the mental / emotional costs were higher too.

Your wife Sarah was chief designer for this project, how important was it to get her involved in creating a forever home?

We're a team, and I definitely couldn't do it alone. Sarah always does a great job making our homes look great, and more importantly making them comfortable and user friendly for our kids. Sarah not only makes sure all of our kids are fed and organized, but the she also oversees our corporate operations in our Burlington office, and heads up the team at the Baeumler Family Foundation baeumlerfamilyfoundation.com, which we created to provide renovations to lower income families with children in need of accessibility, safety or security. Needless to say, she's got a lot on her plate, and she also couldn't do it alone! Along with our designer Trish Johnston, she did an incredible job on this house – it's cosy, beautiful, comfortable. What is your favourite room in the home?

This is a tough question. We've put so much thought and effort into every square inch of this house that it's tough to pick a favourite. Every room is stunning on its own, but it's also an integral part of the rooms attached and surrounding it, so it has a great flow from room to room. What elements did you add to this home to make it special for your family?

There are so many, starting with the property itself – lots of forest, walking trails and small clearings with a fire pit and playground, even a garden! Inside, we really went for big, open common spaces, lots of gathering / entertaining room, and a spectacular atrium, custom steel / wood / glass staircase and clearstory windows that bathe the entire home in natural light. Each of the kids’ rooms is a reflection of their personalities, and the kitchen / great room has everything you could ever want, wrapped in marble. What’s next for the Baeumler’s?

I think we're going to take a bit of a breather! Although there is a place down south that we've had our eyes on. Needs a bit of work though (wink, wink)

Restore, Rebuilt or

SERIOUSLY RENOVATE! by MARIE SOPROVICH, OWNER AQUARIAN RENOVATIONS

IN THE WEE SMALL HOURS OF THE MORNING, smoke was drifting through the vents of this small family home. Serious danger filled every room and timing in a situation like this could be unforgiving. Every renovation has a back story and this one holds danger, courage, vision and a deep sense of gratitude in both escaping unharmed and for the hidden opportunity to recreate a home in the face of impending disaster. A renovation like this is a watershed moment in any homeowner’s life. Not so long ago home owners Tim and Brenda were sleeping peacefully in their dated but treasured 1960, 1100 square ft. family home. For over 30 years this was home base for Tim and Brenda as they were raising a family, building a business, developing careers and embracing the challenges of life. They always enjoyed living in one of the premier Edmonton neighbourhoods with a large park across the street and the river valley just a few blocks away. “In years past,” Brenda and Tim explained, “we looked at upgrading to a different house in a different neighbourhood but we never found anything that would be an improvement. Oh we looked at some beautiful homes but the properties they sat on just couldn’t match what we already had. Our area has numerous beautiful parks and we are just blocks away from the river valley park systems. We just could not find an area that suited us like ours.” This 12 HOME DECOR AND RENOVATIONS JAN - FEB 2015

is a shared sentiment that keeps many homeowners in their familiar, established and treasured older neighbourhoods. Brenda tells about past work done on the house and how this time, they looked at it differently. “In the past, we had done a few renovations and upgrades. The largest one was taking out the original three bedrooms upstairs and making a large master bedroom and bathroom, the basement had been refinished twice. The kitchen had been updated in the eighties from metal cabinetry to white melamine with oak trim. Yes, it was the ugliest room in the house. The dining area barely fit our family of four. The renovation dream

was always to open the floor plan with a large kitchen and living area. We also entertained many thoughts about adding a second level to add more bedrooms and a studio/art room but when we truly considered it, the only reason we would do that was to improve the marketability of the house and when we got right down to it we weren’t planning on selling.” With that clearly in their minds, they were waiting for that “someday” when they would do the big renovation and make this a home they could enjoy for the rest of their lives. Tim quietly left for work as he often did, without waking Brenda. Brenda often slept with ear plugs as well so that snoring or early morning departures wouldn’t disturb her rest. Little did they know that within the next hour fate would step in and their bungalow would never be the same. This was a morning Brenda will never forget, “It was a chilly Tuesday morning, December 3, 2013, 6:00 a.m. to be exact, not a day I’ll ever forget. I awoke coughing and choking, seemingly blind and deaf, very baffled until I realized the house was full of smoke and I hadn’t heard the smoke alarms because I had recently started to wear ear plugs to bed. I wasn’t able to tell if Tim was in bed but I made it to the front door to see his vehicle was gone so I grabbed the phone and ran out the back door. What followed went by in a blur sometimes fast and sometimes agonizingly slow. But by 10 a.m. our insurance adjuster was sitting in our

garage and we were saying “no rebuild, we are renovating”. There was no way I was going to put that house back together the way it was.” The fire department was quick to the scene and the fire was put out. The mess left behind was not so quick to dissolve. A house filled with choking smoke damages everything. Where do you start to clean up? The answer Brenda and Tim had was from a hotel room! “We both agreed that we needed to make changes with the house but our points of view were vastly different. Tim wanted to knock down the whole house and start new, me not so much. I wanted to improve on what we already had, I also did not want to be displaced for the duration of the rebuild.” Thank goodness for insurance and a vision of creating something even better than before. Exploring ideas and making the house fit their current stage in life was very important. “We liked the idea of our master bedroom being the only bedroom on the main floor, it is after all our house and our kids are grown and living on their own so why would we want to waste space by adding bedrooms either on the main floor or by adding a second story just to accommodate main stream thinking and resale value. We also decided against a separate dining area, actually we didn’t even want a dining table. Most everyone we know never uses their dining rooms. Our parties have always centered in our kitchen, it seems to be where everyone congregates. So we planned out the kitchen with our dream appliances, beautiful cabinets and a very large island that would take the place of the old dining table.” When describing the most challenging part of the design work Brenda said, “The bathroom plan was one of the hardest. We knew what we wanted as this would be the fourth time we had changed it in the past thirty years. We learned from earlier mistakes and frugal choices. This time we wanted it all, the large steam shower, the stand alone tub, two sinks and of course heated floors. All we had to do was fit it all in and not leave anything out. We kept the footprint of the house almost the same with the exception of adding on a large front entrance. With the old house you entered the front door and found yourself right in the living room. Now I have room for ten people to take off their shoes and hang up their coats.” Because of the fire and smoke damages there were some of the essential things that needed to be addressed right from the start. Brenda recalls, “We stripped the

house back to the studs, I didn’t want any residue of the smoke damage to be left behind. It gave us the opportunity to replace all of the old plumbing and electrical and move towards a smart home. The major structural changes were the addition of the front entry and the removal of the center wall which would allow us to open up most of the main floor.” Budget decisions were tossed around but both Brenda and Tim agreed, “We decided that regardless of the end value of our home the features and quality of workmanship was the most important thing to us. We still fit into the price point, just at the higher end now.” When looking for just the right contractor they were quite familiar with the work and reputation of Aquarian and made the call. “We had in the past done our renovations ourselves and with contractors but this was big and we wanted it done right. Having already heard of Aquarian we knew that we wanted a company that could manage the whole process from the design through till the end. We were impressed with Aquarian’s Awards of Excellence and knew they would give us back a quality home. Of course I had a contact on the inside as my brother has been with Aquarian for quite some time.” The basement would also be redone with additional space for a state of the art bathroom with additional space carved out of the storage room near the stairs. Having been stripped down to the studs made it a little easier and certainly practical to upgrade the utility room, rewire all the electrical and install high-end AV wiring which include a server room in the basement. Their home was moving in the direction of a very Smart home. The excitement grew as Tim and Brenda worked closely with Aquarian to create the plans, pick the product, get the project underway and see it to completion. These homeowners are thrilled with their home and Brenda says, “My favorite things are the doors. I dreamt about those doors for a few years before this reno and I just love them. I also love the main bathroom with its pebbled creek running down the shower wall and across the floor, oh and the heated floors! Overall I think the kitchen is my favorite change of all. It’s quite remarkable, Tim’s even talking about taking cooking lessons!” This is all pretty exciting as Tim will be cooking on his new quartz island and watching the football game at the same time. Brenda and Tim continue to fluff their empty nest creating a renewed space of comfort, beauty all in the familiarity of their home. Anyone who has lived through a major renovation is often asked how they managed to cope, let alone enjoy the process of a renovation. For Brenda and Tim, they scratch their head too especially given the abrupt circumstance that forced this change upon them. “I’m not sure how we made it through the whole process - it wasn’t just a big renovation, but everything we owned had been taken away by the restoration company. We basically left the house with the clothes on our backs and moved into a hotel and later into a small apartment. Our garage became our little retreat, many of our friends joked that it was our new living room, 14 HOME DECOR AND RENOVATIONS JAN - FEB 2015

but from there we watched as Aquarian transformed our house into our dream home. Brenda says there isn’t much she would change except maybe heated floors throughout the whole house including the walk-in closet! About her friends and neighbours, she says that, “everyone loves it and we love showing it off!” She also added that they “whole heartedly recommend Aquarian!” Added energy efficiency was also a big playing card in the renovation as extra insulation was added on both the outside and inside. Updated fiber glass entry doors, flashing smoke alarms and a host of other high end bells and whistles grace this dream home. With new shingles and siding increasing the longevity and beauty of the gorgeous and very practical “feels like new” 1200 square foot home, it is undoubtedly a place both homeowners see themselves enjoying for many, many years to come.

IMAGINE YOU HAVE FINALLY FOUND A POTENTIAL HOME IN THE PERFECT LOCATION. A location that has an allure that will not release your heart; a location with a panoramic view that is picture postcard perfect; a location that, unfortunately, has one very outdated house in desperate need of an uplift. Custom home builder and renovation company ‘A Cut Above Living’ had such a client. This couple had found their dream location overlooking vast green spaces, a golf course and the glorious river valley but the 3000 sq. ft. bungalow (6000 sq. ft. both levels) house was built in the late 80’s and was in need of some serious renovation. In a recent interview, the homeowners shared some of their experiences working with Stan Neufeld of ‘A Cut Above Living’ and Tracy Fortin of ‘Flawless Interiors Inc.’ who took on this large project. “I started thinking, ‘Let’s renovate a little bit’ and one thing lead to another”, said the homeowner. ‘One thing’ lead to 6000sq. ft. of ‘another’, as almost the entire house was renovated – interior and exterior! One of the main reasons they went with ‘A Cut Above Living’ is that Stan was receptive to their ideas and suggestions. ‘ONE THING’ LEAD TO 6000SQ. FT. OF ‘ANOTHER’, AS ALMOST THE ENTIRE HOUSE WAS RENOVATED – INTERIOR AND EXTERIOR! just writing a cheque; they wanted to be part of the creation process. Although the plans were drawn, “Stan didn’t insist on everything being designed and decided on at the beginning.” The homeowners felt Stan listened to them and they trusted him. Stan confirmed, “The initial plans evolved as the building progressed and the owners felt comfortable enough to request changes or additions. Its teamwork… it’s us, the design and the owner working towards a completion point.” This flexibility allowed the home owners to truly have the home they wanted. “Our goal is to get the ideas out of the client…and those don’t always come on day one”, shared Stan Neufeld. “The goal is to meet their lifestyle. It’s their

home; it’s their money.” Further, Stan acknowledges, “We opened the house up in a very dramatic way.” As the walls come down, literally, ideas change as the clients can see how rooms look when completely opened up. “You can’t expect homeowners to know precisely what they want, every little detail, at the beginning. Sometimes it (the plan) simply evolves as they see the dramatic before and after changes.” That point was apparent with the radical direction change of the staircase which improved the area immensely. The removal of a large fireplace gave rise to thousands of pounds of stone being removed. Four fireplaces were added throughout the house adding distinct designs with interest and comfort. ‘A Cut Above Living’ teamed up with Tracy Fortin of Flawless Interior for her keen eye and ability to work with the homeowners. Stan was adamant in his praise for her talent, “Tracy played a huge part and was a great asset.” Tracy emphasized, “Most people don’t realize just how stressful this job can be.” Selection of all the details from tile colour, size, light fixtures, appliances, paint, flooring, and oh, so much more, can be absolutely overwhelming but the homeowner was adamant, “Tracy was monumental in helping us work through all that in terms of what to pick, when to pick, how to pick.” “This house was a massive undertaking as the entire house was gutted”, said Tracy. “Its important people understand that the value of the designer is that they narrow down the choices.” “Design shouldn't be complicated. It should be about creating comfort and pride in your surroundings. It should be personal and fun! It should be about taking risks. It should be about finding smarter ways to live.” Of course there were a few surprises but none were JAN - FEB 2015 HOME DECOR AND RENOVATIONS 17

insurmountable. There were some water leaks. The grading was in a poor state and revealed a rot problem that required replacing. When it was discovered the house wiring was deficient and had to be redone it was a great opportunity to automate the house. This automation allows the homeowner to check on his home anywhere in the world on his phone, IPAD or computer. No more worrying if the lights were left on! Each problem was taken in stride, repaired or replaced then everyone moved on to the next stage. The final product resulted in an elegant and upscale look which possesses a sense of formality and tradition while incorporating modern lines that offer a stylish look with timeless appeal. Today’s bathrooms has thrown off its previous function as a required room in our homes and evolved into a mini-retreat behind closed doors. EVERYONE HAS A LIST OF THINGS THEY’D LIKE TO

accomplish, and a new year is the perfect time for a fresh start. Getting organized is a major resolution, and not an easy one to keep. It’s even difficult to figure out where to start on the road to becoming organized. Start by trying out these organizational tactics: If you’ve resolved to get organized in 2015 but are already feeling discouraged, detach from the results and focus on the process. We often fail to reach our goals simply because they were unrealistic in the first place. If it took 10 years for your clutter to accumulate, you can’t expect yourself to clear it all in a few days. The key is to do only what you can, but do it consistently. Just 15 minutes a day spent organizing adds up to seven hours a month and 84 hours a year!

KEEP YOUR NEW YEAR’S RESOLUTIONS.

TACKLE QUICK TASKS NOW. Adopt a “do it now” policy for anything that can be done in less than five minutes. For example, when a form needs to be filled out or a cheque has to be mailed, resist putting it off until the due date – do it now. This ensures that it won’t be forgotten or misplaced and frees up the mental energy that unfinished business consumes.

Items that don’t belong in a room are the main contributors to visual clutter. Get into the habit of removing “move elsewhere items” when you leave the room, and placing them on their way to where they do belong. KEEP ROOMS TIDY IN LESS THAN TWO MINUTES.

Organizing is not necessarily about how it looks, it’s about how it works. If you are not naturally neat, avoid storing everything behind closed doors. Not only can it make you feel ill at ease, it may also be virtually impossible for you to maintain that kind of system. Choose furniture pieces that provide visible storage instead, like a coffee table with shelves underneath. Keep the system low maintenance. If you never seem to get around to hanging your clothes on hangers, place some open bins in your closet.

IF YOU’VE RESOLVED TO GET ORGANIZED IN 2015 BUT ARE ALREADY FEELING DISCOURAGED, DETACH FROM THE RESULTS AND FOCUS ON THE PROCESS

Designate a temporary holding tank, a box or bin for papers you don’t need, which you’ll dump once a month. Knowing that these papers won’t be tossed immediately and will be there “just in case” lessens the anxiety of letting them go. ACCOMPLISH MORE IN YOUR DAY BY KNOWING YOUR STYLE. Understand your high/low energy periods and

schedule your tasks accordingly – tough tasks during your high-energy periods and less-demanding tasks during the low ones. Also consider your work style when planning your day. You’ll be amazed at how much more you can accomplish by keeping your style in mind when planning your activities from day to day.

A question was recently posed to me regarding the differences between Safety Codes Officers and Home Inspectors, and when to use each?

A

There is a big difference between Safety Codes Officers (SCO) and Home Inspectors. Generally speaking SCO’s are used by municipalities and accredited agencies to provide detailed inspections of new projects under construction in a number of different disciplines. Inspections by SCO’s are mandatory by law in order to receive an occupancy permit to inhabit a structure (residential, commercial, industrial, etc), and is a regulated occupation under the Safety Codes Act. Home Inspectors on the other hand are used by private companies and consumers to provide more general inspections and opinions on the condition of pre-existing projects that have already been constructed, mainly in the single-family and multi-family residential discipline. Inspections by Home Inspectors are not mandatory for occupancy, but a good practice for anyone interested in knowing more about a pre-owned home that they are wanting to move into. More specifically, SCO’s inspect the construction, installation and maintenance of structures and systems to ensure compliance with relevant provincial and federal codes, standards and regulations. They are concerned with the elements of public safety covered under the Safety Codes Act, and an SCO must be certified by the Safety Codes Council (safetycodes. ab.ca or 1.888.413.0099).

SCO’s carry out inspections on plumbing, gas, electrical or fire prevention systems, buildings, passenger ropeways (for example, chair lifts), boilers and pressure vessels, or amusement rides. Each discipline (plumbing, gas, electrical, etc.) has different education, work experience, competency and technical requirements. Further, there are levels of certification within each discipline. Home Inspectors visually examine buildings and write reports about the condition of major components such as the roof, structure, exterior and insulation, and plumbing, electrical, heating and other systems. This is a regulated occupation under Alberta’s Fair Trading Act and Home Inspection Business Regulation, which means home inspection businesses and individual home inspectors must be licensed by Service Canada (servicealberta.ca or 1.877.427.4088). To qualify for a license, Home Inspectors must have a degree, diploma or certificate in home inspection from an approved educational institution and successfully complete a test inspection; or hold a Registered Home Inspector designation from the Canadian Association of Home and Property Inspectors or a Certified Master Inspector designation from the Master Inspector Certification Board Inc. CLIENTS OFTEN ASK, “HOW DO YOU KNOW WHAT TO DO TO MAKE A ROOM WORK?” I wish I could say it’s all natural talent,

intuition and great taste, but it’s a little more than that. I’ve practiced design for more than 20 years, and in that time I’ve learned a thing or two – and I’m always happy to share what I know. Here are my top five secrets for creating a well-designed room. 1. Scale: The size of your furnishings matter Purchase sofas and chairs that not only properly fit you and your family’s needs, but also fit the room. If your space has two-storey high ceilings, it doesn’t mean that furniture should be taller than usual, large or over-powering. The actual floor space remains the same regardless of the ceiling height. Choose pieces that are comfortable and work proportionally with the floor area you have. Over-sized or over-stuffed furniture won’t look right in a small room, even if it is the main living space. 2. Details: Play up the positives Although you may have a small room, highlight the strongest feature in it. For instance, if you have a dining room that isn’t very big, but has great ceiling detail, create a focal point by adding a colour contrast on the ceiling along with a dramatic chandelier. The eye will be pulled to these features rather than the size of the room. 3. Contrast: Add energy to a room Even if you love neutral colours, it doesn’t mean that a room has to be bland. Often when clients use too many neutrals that are the same contrast or brightness, a room can feel flat. By including a range of neutral tones and using a few pops of colour within the space, a room will feel more energized. The more contrast you add, the more dramatic a space will feel. 4. Focal point: Create harmony and balance Clients often struggle with what a focal point should be and why they need one at all. Basically, a focal point directs a viewer to where they should look first, which helps create harmony and balance within a space. Traditionally, focal points were thought to be fireplaces or significant pieces of architecture, but really anything can be a focal point if it is worthy of looking at. Today, a media centre, a beautiful window or even a great piece of furniture can be the focus of a room. For example, in a living room with beautiful large-scale art above the fireplace, the dramatic art is the focal point even though the room has a fireplace. The fireplace becomes a secondary focal point because it complements the art, leaving the art as the main draw in the space. 5. Variety: Textures, patterns and shine create interest Clients are often the most comfortable when everything matches, but that can leave a space looking a bit under-whelming. To make a room feel personal and interesting you need a range of pattern, texture and shine spread throughout.

BY INCLUDING A RANGE OF NEUTRAL TONES AND USING A FEW POPS OF COLOUR WITHIN THE SPACE, A ROOM WILL FEEL MORE ENERGIZED. THE MORE CONTRAST YOU ADD, THE MORE DRAMATIC A SPACE WILL FEEL. For instance, shiny surfaces attract attention and can make a room feel more dramatic or formal, while matte surfaces feel more modern or understated. Texture makes a room feel warmer, while pattern adds personality. If you have trouble mixing these all together skillfully, then just add texture to the carpet and keep pattern for the pillows. Accessories such as vases, candles and books can be a combination of shiny and matte, so that you have a little of everything in your room. Is the footing of your home healthy? by SHELL BUSEY HOW WOULD YOU LIKE TO BE A

new homebuyer tapped out with your new mortgage payments, only to find that you have a musty, damp crawlspace or basement? Then you find that your perimeter drainage requires more than just cleaning, but instead requires digging around your home to replace or repair un-serviced drainage tiles costing in the thousands of dollars. When completed you gain a fresh smelling crawlspace or basement but nothing that is aesthetically pleasing. Folks, I don’t mean to scare you, but I have to write with your best interests in mind. Ask yourself, did

you have a home inspection done when you bought your last house? Did they address anything to do with drainage, odours, white powder on concrete walls or floors in the crawlspace or basement? This is about as far as home inspectors can go, they do not have x-ray eyes to see into the ground. In fact, in some homes they can’t even see the concrete catch basin sump the drainage tiles run into before the water is taken to the city storm sewer system. Does this topic interest you now? This is just the beginning. This is what I would like you to get from this article regarding drainage: It is the feet of your home, and you know how you would function if your feet were wet all the time. If your home is 10 years of age or older, you know the history of your home, and nothing has been done regarding drainage maintenance; your drainage requires, if nothing else, an inspection by a qualified drainage contractor.


Here are some points that should be addressed.

1. How long have you lived in your home? 2. Where is the collector catchment sump? (If

So do not forget in your subject options on an offer of purchase to include “subject to perimeter drainage inspection”. It’s just that easy!
