ike the story of Goldilocks and the Three Bears, it seems impossible to find a home that’s juuuust right: some are too big, many are too small, and finding that perfect balance between comfortable and cosy can leave you wanting to just lie down. However, if you combine some cleverness with some realistic solutions, and maybe trading in or selling a few items, any sized space can feel like home. Whether you need to expand or slim down, follow my tips to fit in everything you need – and plenty of style too.

Pick a focal point

›› Rooms of any size need a focal point. The human brain

wants to be given a place to look, and so the most beautiful schemes always give the eye something to zero in on as a starting point. With wallpaper back in full force, it’s a perfect way to create an accent wall. Try using it just around the fireplace, on one end of a dining room, around a vanity or behind your bed’s headboard (or even framed as the headboard itself). If you don’t want to commit to wallpaper, you can achieve a similar effect with paint. Go all-in on a bold colour for just one wall and let the rest be a neutral or a much lighter shade. In a very tall space, let the ceiling be the focal point for a surprising effect. In a tighter space, dress a wall that’s broken up with an architectural feature (like a window, fireplace or shelving) to make this bold focal statement without feeling overwhelmed.

Anchor’s the way

›› One key way to anchor a living or dining space is with an

area rug. It’s a perfect opportunity to inject some colour into a neutral palette, or add a peaceful oasis where the look is busier. Even kitchens have been getting textural touches lately, with long runners (rectangular strips) giving the chef a little underfoot padding and a less utilitarian look. Your rug should be big enough to tuck under the legs of your seating, not float between them like an island or bump into the walls. As a budgeting guideline, consider the cost of your best sofa - an investment rug deserves about the same. In a very small space, use one large rug that lets everything connect seamlessly. For a large room use multiple rugs, or use one in just a central area, defining smaller zones. An organically shaped cowhide is great for awkwardly shaped rooms with virtually any scheme. For pattern and colour, try a timeless Persian carpet. The look is classic and trendy, and pairs well with both modern and traditional furnishings. Look to Ikea for accessible options if you aren’t prepared to spring for an antique. To add demure luxury in a more neutral tone, try a low-pile shag in champagne, ice blue, pale pink or “greige” (grey-beige).

Mix it to max it

›› Even if you have strictly modern or traditional taste, a room of any size needs a little bit of mixing to achieve the best recipe. Combining multiple textures is very important to give a small space visual variety (especially since you can then keep the colour consistent and airy), and just as important to

Mixing high end and low end gets better results than spreading out your budget evenly across the board. Invest in a few pieces you really love, and then support them with budget-friendly finds. keep a large space from feeling monotonous. Try to include at least five of these in every space: wood, glass, metal, leather, fabric, plastic and paint (not just your walls, but also art). I do this often even in the most high-end designs. For small accents like pillows, you really can find amazing pieces at discount outlets. Just keep some money aside for that last must-have piece you absolutely need to finish off your scheme and give yourself permission to splurge. I believe any space should have at least one midcentury modern piece. The classic BRNO cantilevered chair mixes sleek metal curves with natural leather to create timeless style statements that always read as sophisticated. I recently used a set in an uncommon warm mauve-toned grey for a client’s dining room with traditional trimmings, and the combination blends exquisitely.

Plumb perfect

››Although it may seem counter-intuitive, large tiles

can help make any bathroom appear bigger, and who ever has a bathroom that’s too big? Cladding the floor or walls with a stone showing little colour variation such as clean porcelain, pale slate, or softly veined marble (grouted minimally) will create the illusion of an unbroken plane, maximizing visual length. Powder rooms are the perfect place to experiment and embrace styles you might otherwise find too wild. Nobody has to “live” in the space so you can opt for high drama. The relatively small vanity space is a great opportunity to splurge on marble, and you can likewise tile the entire wall surface in an evocative pattern. Hang a high-impact pendant or chandelier in the centre to make guests say “wow” every time.

The rest but not least

›› In any sized space, you don’t want the bedroom

décor too loud when you’re trying to get some quiet rest. Use tone-on-tone patterns, mirrored surfaces and cool hues to add visual interest in the day time that will fade away under moonlight.

››Whenever possible I like to incorporate a seating area into the

bedroom. Adding a chair next to the bed gives you a place to read the paper or tie your shoe, but also a place to drop a book or glass as you drift off. In a tight space, go for a lightweight metal or plastic chair. Transparent “ghost” chairs are perfect for maintaining visual openness. In a larger space you can opt for a more plush upholstered piece, and add a serving tray when you want a flat surface. Then, add a floor lamp (or sconce) for a reading light. It’s a quirky look full of personality, and function too.

Thanks to having suppliers all around the world, Edmontonians have access to a very large inventory of some of the world’s finest natural stone products—granite, marble and quartz. “We shop all around the world for our product—we have suppliers everywhere. In fact, we take on average four to five trips overseas every year, visiting trade fairs, quarries and seeing what’s new out there,” says Ricky Nayar, CEO of Atlas Granite. They house their slabs including a private collection of exclusive colours in a large warehouse in the city, and manufacture their products in Edmonton. Those products include countertops, bathroom vanity countertops, fireplaces, and tubs and shower surrounds. “Because we fabricate our own slabs, we don’t have to show our customers small samples. So when customers are looking for stone, we can take them down to our warehouse and show them the actual slabs. And that means customers know exactly what their stone will look like. Our pricing is also more competitive because we buy directly from source and we cut out the middleman.” Manufacturing in-house also means customers don’t have to wait long for the custom product to be fabricated. Nayar says that from the date you place your order to when you get your countertops is about three to four weeks. Also they are big on automation and have a digital manufacturing plant to fabricate their products. Nayar: “We use state of the art equipment in our plant including laser, computer numeric controlled machines, edge polishers and robotics to fabricate stone which ensures precision and quality each time, every time.” Atlas offers an optional 15-year sealer warranty on natural stone products, making them one of the few in Edmonton to offer such a long-term warranty.

Clinker Brick Home

Preserved for generations to come by MARIE SOPROVICH THERE IS SOMETHING INCREDIBLY ROMANTIC ABOUT A STATELY OLDER HOME. The artistic vision of creative

designers, builders and architects is captured in the structure of these older buildings and they preserve a snapshot of Edmonton’s past in the style and magnificence of earlier days. Builders and professional renovators over the years translate and improve upon these structures ensuring the longevity of the master pieces, such as this home and focus attention on careful repairs, maintenance, upgrades and modern living comforts. Professional renovators also pay close attention to details such as using particular building materials and appropriate finishing needed to fit the structure. Character and history are captured in our cities’ older homes and a great deal of gratitude should also be extended to the home owners who invest in improvements ensuring the longevity and contribution their dwelling provides to the history of our neighbourhoods and city. A professional renovator is essential to preserving the past while attending to necessary structural repairs and improving the living comforts and needs of the day for the modern family. This house is what can be called a Clinker Brick home. It was built in the early part of the last century and has grandness in both structure and location. Basic building materials used for this home consisted of a type of brick, somewhat unique and capturing of an era in Edmonton’s past. This regional 16 HOME DÉCOR AND RENOVATIONS NOV - DEC 2013

construction material was at one time a discarded, and thought to be waste material unsuitable for construction. Edmonton Historical Building Society has documented history on the Clinker Brick and reported that these bricks were at one time set aside because they were over-fired, burnt and misshapen. Sometime however, back as early as 1913 some builders and architects started looking at the uneven colour and textures for their unique qualities and found that the building durability was solid. The distinctive texture and appearance of the Clinker Brick had a visual appeal and became quite popular. Edmonton has some very famous homes which were built using Clinker Brick as a construction material. The James Rutherford House is a well-known and good example of the preservation of this style of housing. There are other gems around the city and the bricks capture the imagination of a romantic era and ingenuity on the part of the builder.


THIS HOUSE IS WHAT CAN BE CALLED, A CLINKER BRICK HOME. IT WAS BUILT IN THE EARLY PART OF THE LAST CENTURY AND HAS GRANDNESS IN BOTH STRUCTURE AND LOCATION. BASIC BUILDING MATERIALS USED FOR THIS HOME CONSISTED OF A TYPE OF BRICK, SOMEWHAT UNIQUE AND CAPTURING OF AN ERA IN EDMONTON’S PAST. Homeowners of this Clinker Brick west end home shared a deep love for the character and location of their home. It was a keeper. In order for their home to meet the needs of their growing family and their living style they realized that the house, which had undergone a dated and poorly constructed renovation in the 70’s, was in need of significant foundation repairs and overall modernizations. Along with the essential repairs, the family wanted more space for their growing family and a serious upgrade of creature comforts. Their wish list included increasing the number of bedrooms, a new kitchen, bathrooms, general over all

renovation of the interior and a finished basement. All of these desires were requested within the existing footprint of the house. History was written all over the structure from the foundation, through the walls, into the small and dated closet spaces and the little rooms that were designed for a time when families didn’t have as many personal belongings and gadgets to fill their lives. The first place requiring attention was the foundation. Basement repairs on a Clinker Brick house are a little tricky as lifting any house off a foundation creates stress on the structure. When a layer of bricks is added into the equation other

options must be considered. In addition to the necessary foundation repairs, the basement was also shallow and in serious contrast with the tall homeowner and the living space they wanted to create. Foundation specialist Kevin Bradell from Abarent Construction provided the expertise to assess the strength of the existing foundation walls and make plans as to how to deepen the basement and strengthen the foundation without lifting the structure. Foundation walls were reinforced, beams were added, a complete redo of the sewer and 18 HOME DÉCOR AND RENOVATIONS NOV - DEC 2013

water were necessary as were drainage mats and weeping tile. The reinforcement of the existing foundation was challenged one wall at a time and as the strength of the structure increased they were able to take the basement floor down another three feet. Abarent worked their magic to create a “new and improved” 1800 square foot basement that was deep and wide and up to code with all sewer, water and elevation needs. Now that the foundation work was handled Aquarian could tackle the rest of the renovations in the remainder of the house.

As the Aquarian team started opening the walls in the living area, a mishmash of 1920 Knob and Tube wiring and the extent of a 35 year old bad renovation became evident. There was also a steel circular stair case that needed to be removed piece by piece, new windows to be added and a loft space that needed to be reclaimed for a bedroom. In the kitchen utility was not sacrificed for beauty. Roll out shelves for pots, built in ovens, warming drawers and a beverage centre brought the 21st Century alive. Added kitchen windows brought sunshine into the home. Now exterior window frames needed particular attention as the bricks were tediously removed, cleaned and re-laid in the original style of the house. The basement was rebuilt with all the modern conveniences of a new laundry room, family area, a workout room, extra bedrooms and plenty of storage. The loft, now converted to a bedroom reclaimed space in the house and had a delightfully airy and practical feel. The homeowners,

with the help of their renovator Aquarian, breathed new life into this romantic and stately home. From the home’s strong foundation, through the refreshed interior, to the reclaimed Clinker Brick, this house will be a welcoming reminder of what is possible when old meets new and creativity, investment, teamwork and professionalism come together for a long time to come. Long live the Clinker Brick and the heritage value it brings to the city.

What role does design play in your life? Design plays a huge role in my life. I’m always looking for inspiration for our next collection, which can come from anywhere — through my travels, movies, the latest fashion trends and magazines.

Q

You’ve married into the Korhani family company. What is it like working with your husband? Some people may find it challenging to be around each other that much, but for us it just works. We are always brainstorming together, and constantly pushing each other creatively. Some of our best ideas have come from a drive to the cottage for the weekend, or over a glass of wine and a movie.

Q

Can you take us through the design process of creating a collection of rugs? The design process starts with an inspiration meeting with myself and the Korhani Home design team. We come up with conceptual items, mood boards and

colour guides for each theme in the collection that we feel will be on trend for the following season. The rug qualities and designs are based primarily on the time of year. For example, our fall/winter 2013 collection, we focused on qualities such as wool and heavier shags, and worked with a deep colour palette. As for spring/summer 2014, I can’t give too much away, but expect to see bright, bold colours and patterns made with qualities like flat weave and plastics. Once we have finalized our collections and style guide, we go to work on the individual designs. And then from there, final drawings are sent to our manufacturing facility in Sorel, Que. to begin production.

You masterfully marry fashion and décor together for your runway presentation during World MasterCard Toronto Fashion Week, and it’s a huge hit each season, why do you think fashion and décor go hand-in-hand, and how hard is it to make rugs into fashion garments? I’ve always felt that home and fashion were a natural fit. If you choose to dress fashionably in your everyday life, why wouldn’t you look at your home in the same way? Why not change your area rugs the same way you do your clothes and accessories each season? Our runway shows are an opportunity for us to showcase collections based on what will


be on trend in home décor the following season. I’d be lying to you if I said it wasn’t challenging to create garments out of rugs. It takes a full team and around six to eight months to create a runway collection from beginning to end. The process starts with collecting inspiration, choosing themes, designing the rugs and, of course, sewing and accessorizing the outfits. Sometimes, you have this great idea and you really want it to work, but you don’t have the same flexibility with rugs as you do with fabric.

How important is a rug’s role to the design of the room? An area rug anchors and finishes a room. I tend to think of area rugs as the fashionista of floors. They really pull together your living space and complete the look and feel. It’s a statement piece that gives you an opportunity to have more fun with patterns and colour. Couches and larger pieces in a room tend to be more neutral so don’t be afraid to put something more colourful under your feet

What is inspiring you at the moment? I’m really inspired right now by Mediterranean style. I love its use of exotic and vibrant colours, light, natural texture and, of course, its European charm.

Where do you see rug design trends heading next year? For 2014, expect to see a lot of colour, colour, and more colour. The trend is to move away from the beiges and browns, and go for cooler and deeper tones like greys. You are going to find that area rugs are going to be the new art. So, expect to start mixing and matching with bold colours and prints.

If you could describe your home’s style, what would they be? Eclectic, ultra-modern, mixed with antiques.

What does it mean to you to be able to produce affordable rugs? It’s extremely important for us to provide our customers with accessible price points. We strive to give our customers the freedom to be able to update their living space without feeling like they are breaking the bank. We actually just recently expanded into home accessories such as cushions, throw blankets, picture frames, candles and accent pieces. We want to make it possible for you to change out your rugs and home accessories seasonally, the same way you would with your wardrobe. What are your goals for this “game changing” light bulb? It’s my goal that every single school in North America will have these LED bulbs. LOVE IT OR LIST IT, W NETWORK’S HIT SHOW, RECENTLY

celebrated its 100th episode and they invited HD&R inside the home of couple Ron and Mishelle – one of their toughest assignments to date. THE CLIENTS Ron and Mishelle purchased his family’s classic century farmhouse one year ago and became the fifth generation of his family to live in it. THE DILEMMA Although the home setting may seem picturesque, Mishelle is a city slicker and feels they have too much unusable, space as well as too much mortgage, and would like to move back to the city. Of course, Ron would like to stay in his family home and tweak it with some modern updates to appease Mishelle. THE HOUSE HUNT Real Estate agent David Visentin knew this couple wasn’t going to be an easy sell – due to the family history connecting Ron with their current home. “The house and location was going to have to suit Ron as much or more than Mishelle, if he was even going to consider moving,” says Visentin. He went to work looking for homes with character and a location that was a little bit country, but also in an area with community, so Mishelle didn’t feel like she was back on the farm isolated from everyone. “I knew someone was going to have make more of a sacrifice for the other,” continues Visentin, “and I felt like it would have to be Mishelle if I was going to have any shot at this. Not an easy challenge.” 26 HOME DÉCOR AND RENOVATIONS NOV - DEC 2013


THE DESIGN INSPIRATION Interior designer Hilary Farr took inspiration from the original homeowners dating back to 1865. “The rooms in the house and the basic layout and structure were so beautifully proportioned it made it easy and inspiring for design direction,” says Farr. It was important to the family and for Farr to give the home a much-needed renovation, while keeping the design true to its roots.” For example, Farr explains that the master bathroom needed to be 100 per cent functional for today’s needs and expectations, but draw upon traditional design. “The stunning Kohler, claw-foot bathtub gave the room a jumping-off point, and from there everything flowed nicely,” continues Farr. THE FINAL DECISION After much deliberation, Ron and Mishelle decided to “love” the house. “I was relieved,” says Farr. “I genuinely felt they belonged in this lovely old home that had been sheltering generations of Ron’s family, and should continue to do so for several more generations.” Even Visentin wasn’t shocked with the couple’s decision. Even though he felt like he had found them the perfect home, he knew getting Ron to move from a home with that much family history was going to be no easy feat. “It’s like trying to hit a bull’s-eye on a moving dart board – almost impossible,” says Visentin. “In the end though, it’s all good as long as the homeowners are happy, and they are.”

THE FESTIVE SEASON IS HERE AGAIN, and as the excitements begins to build up,

interior decor is of utmost importance. It is time to bring out those precious pieces from yesteryear and start incorporating them into this year's theme. This year brings forth many new trends, but for me, Natural materials resonate on a personal level. Diamonds are a girl’s best friend, of course but I love the juxtaposition of Nature, gemstones and antique colors. Blaring bling is always an option, but I prefer something less dazzling and blinding to the naked eye. Since the holidays are a time of reflection and family tradition, balance the excitement that the Holidays offer, with an anchored palette. The excitement to go shopping and take in all the displays, Candy Cane Lane and West Edmonton Mall, Churchill Square all lit up and the High Level Bridge – Edmonton is a beautiful place to celebrate the winter break. To balance the commercialism and high technology, long walks in the forest, skating on a frozen pond and family tradition makes it all splendid. Whether you are planning a hectic and wild time or a cool, calm and collected holiday… Interior decor must be factored in.

Darker colours, modern twist! Black is indeed beautiful, and may be the “new black” once again! Browns and grays are still hot as well. White is everywhere now, especially with cabinetry, flooring and walls. This starkness is refreshing, especially in the warmer months, but I prefer to throw a darker palette into the winter holiday scheme. Re-create a warm haven from the winter storms. Black velvet cushions, Royal purple and Moss green throws, fake furs and gilded chalices! My personal favorite is still Salmon pink, which adds a softer dimension to everything. 28 HOME DÉCOR AND RENOVATIONS NOV - DEC 2013

If you are like me, then neutral basics are just not enough. Given the choice, I always incorporate different facets to a theme. A good way to embellish the basic theme is to add accessories of natural gems and materials like Turquoise, Silver and leather and whatever your tastes dictate. Use whatever you have acquired to date, and incorporate it into your scheme. Keep adding and embellishing year after year, and in a few years you will have a large ‘inventory’ to choose from. High-end quality items do not go out of style, and like a vintage car the intrinsic and market value of your collections are enhanced! Top quality items do not depreciate over time and become harder to acquire on the market.

Pattern and texture.

Once again, bold patterns are in. Choose something with depth, specifically with three or more colours. Tribal and antique influences are also hot this year. Reflecting a sophisticated, eclectic mood in fabrics and design embellished items are far away from cookie cutter! Santa will be very impressed with all the choices we have. If designer labels are out of reach, then many inexpensive imitations are everywhere. Choose very carefully, and remember that quality is better than quantity. Try to keep a ‘theme’ of pattern and textures throughout your entertaining area. Interior Designers pay close attention to geometry and pattern. For instance, if you have rectangular glass on your coffee and end tables, then try to use rectangular pattern in some of your accessories or fabrics. This ties in your design nicely and


creates a comfortable ‘flow’, which is easy on the eye. Another example would be if you have a large circular mirror in your living room, then perhaps a circular coffee table and rug would enhance the look.

Richness and versatility.

Wall paper is also a great way to incorporate texture, pattern, and richness to a room. We started out with a Natural look and Modern twist, and with continual addition of colour, texture and embellishments have created a surprisingly rich palette. You owe it to yourself and your guests to create a comfortable and opulent space. This year, go all out for luxury and comfort. Draw in darker colours of a winter sunset, or a midnight walk in the forest. Harness the navy blue beauty of the evening sky as the silvery gold moon looks upon us all. Remember the twinkling stars of your childhood dreams and see the representations upon your Christmas tree. Make a wish (or two) upon a star and most of all enjoy your holidays!

Q How have things changed in the renovating business in the last 35 years? A I’ve heard it all and seen it all! Advice from a neighbour or relation may confuse them more, and then the “TV weekend makeover” with 150 carpenters can create unrealistic expectations. Renovating is not rocket science! It’s all about common sense. Choose a renovator that has survived the test of time, a little grey is good; one that can help guide you through all the pitfalls of this stressful process, one that can tell you how the whole process works from design start up to final paint touch ups. Q After 35 years of renovations, what is one key element that has remained constant in all your projects? A Renovating each and every project as if it were my own home and remembering where I came from as a journeymen carpenter - here in Edmonton! I wouldn’t have made it this far if it weren’t for the combined effort of my loyal staff, hardworking trades and state of the art suppliers! Q What is the best tip you can provide

Q Are you happy homeowners are more educated? A Yes, I am. It’s good that people know what’s available out there. And because homeowners are more educated in terms of what they should look for when hiring a renovator, they screen out a lot of the bad contractors who get homeowners into a lot of trouble financially. Today, people want more than one quote, they want contractors to show a full list of their past customers, and they make sure their contractors are licensed, insured and bonded. And they watch out for warranties. It’s great for our business. Q How do you help homeowners who, despite all the information out there, don’t know what’s possible?

A Really, a lot of the time people know what they want, but they don’t know how it can work or how to explain it. So I can help with design. A Well for starters, if I’m still renovating , I’ll be doing it from Hawaii! Seriously though, homes in Edmonton are just going to get older and older, so I see more people engaging in preventative maintenance to avoid larger projects— and costs—in the future. Q Speaking of the future, having a home that is energy efficient has become more important than ever before. What are a few energy-saving additions someone can add to their home during a renovation?

A Listen to what your house is telling you through tell-tale signs: gas/power bills, cold spots by windows and doors, furnace working all the time, not enough hot water, roof has no snow on it in winter time, wool socks in the basement… Your renovator can diagnose what is needed to repair the problem. Q We all know Edmonton can have a harsh climate. What advice can you give to the people who will be renovating during the colder months?

A Remember that Mother Nature is the boss; you can’t fight her, you have to work with her! Most Reno’s can occur year round, but please plan ahead for the exterior additions and second stories. Are you ready for fall & winter? by SHELL BUSEY

SHORTER DAYS, COOLER NIGHTS, it’s time to do some preventative

maintenance in and around your house. It won’t take weeks or months and it doesn’t have to cost a fortune but if you take care of the basics you may well save yourself hundreds of dollars in costly repairs for such things as winter damage and heat loss. Most people can do their own work, and it need not be a back breaking regimen of chores. HERE ARE SOME TIPS AND IDEAS TO HELP YOU WITH THIS PROCESS.

1. Check and install new weather-strip as needed. You do not want

to “heat the neighborhood” because of poor or insufficient weather stripping. Why waste hundreds of dollars on heating bills when around $50 will cover the cost of weather stripping most homes. 2. Check attic insulation. Many homes have insufficient insulation and

draft proofing, both sources of heat loss. An average home should have between R-28 (8 inches) to R-50 (16.75 inches) of insulation in the attic, more in colder climates. New breakthroughs in insulation feature recycled rock as an environmental alternative. 3. Caulk any gaps on the exterior of your home around windows and

from heavy rain damage and overflowing gutters due to plugging from falling leaves and needles. 6. You should change your furnace filter at least 4

times each year. I prefer the pleated type furnace filters as opposed to the washable furnace filters. Look for the Minimum Efficiency Reporting Value (MERV) rating on the filter; the higher the MERV rating, the better the filtration. During the winter, when your furnace is working overtime, a clean filter will help keep your furnace operating as efficiently as possible. Furnace ducts should be cleaned every 3-5 years, every two years if you have any animals in the home. Your furnace should be inspected by a licensed gas-fitter once a year. I suggest having this done in the early fall to avoid the rush as soon as the weather turns cold. 7. Shut off outside faucets and drain back water to

prevent frozen pipes or install frost free hose bibs. 8. Dolomite lime your lawn and add some

fall-winter fertilizer. This will keep it healthy during the winter. 9. Drain and store your garden hose. Leaving hoses

out all winter will cause freezing and may crack the hose.

After the recent flood activity I had many Albertans ask for some tips regarding private sewage system recovery.

A

If history proves true, a number of Alberta communities may again be looking at flood situations this upcoming spring with the winter-melt and spring runoff. As most people know, a flood can affect the safety of not only your drinking water but also the operation and service of your septic system. Specific steps need to be taken to ensure your water supply is safe and to prevent damage to your private sewage system. HERE ARE A FEW RECOMMENDATIONS: ›› Do not use the septic system before it is properly checked. If the system includes a

pump, shut the power to the pump off until the system is assessed. If possible, maintain power to the high level alarm in your tank as more ground water may back up into your tank.

›› Caution before pumping out a septic tank – it may float out of the ground! Pumping out the septic tank when the

soil is saturated could cause the tank to float out of the ground, even if it is buried. A slight movement of the tank can cause damage to the tank, the inlet and outlet pipes and connections. Even though the soil away from the tank may not appear saturated, the fill soil around the tank may be very saturated and cause even concrete tanks to float. Most importantly, do not use the septic system until the soil has adequately drained to allow sewage to be absorbed. This may take several weeks after flood waters recede. The amount of soil saturation and the time needed to adequately drain the soil will depend on the length of time under water and the soil conditions. ›› Avoid compaction of the soil over the septic system during clean up of the site.

Do not drive vehicles and equipment over the system during clean-up or restoration activities. Do not set dumpsters or building materials over the system. Fence or mark out the system to protect it while restoration activities take place. Soil is easily compacted when wet.
