ome ownership in Winnipeg has proven itself to be a very wise investment. House prices have steadily been on the rise for over a decade. Those who purchased their homes years ago are now looking at an investment that has perhaps doubled or tripled in value. This increase in your home’s market value means that you now have a significant amount of equity in your home. The time is right to reinvest in this precious asset. Drew I was originally thinking this would be a great time to talk about ‘Terrible Contractor Fashion’… but Jonathan didn’t like my topic of choice, so instead we are talking about Champagne dreams on a beer budget. We are giving an in-depth look at how we get the most out of every budget in order to give homeowners the house of their dreams.

Q You have an office in Calgary, are you planning on filming any shows here?

Jonathan Our brokerage, Scott Real Estate, was in Calgary. We recently filmed 19 episodes in Vancouver and are currently filming in Atlanta. I think it would be a blast to come back to Calgary for some spring 2014 filming. The more Albertans that tell W Network they want to see us in Calgary… the better our chances of coming!! 12


Q As you probably know Calgary and area was hit by a devastating flood in late June that damaged thousands of homes. Do you have any advice for people renovating? Drew It is tragic what has happened due to the floods in Alberta. However one of the largest concerns, that many homeowners are not aware of, is the health issue post-flood. Mould can run rampant in a home and can start to form in just a couple of days. Jonathan Simply blowing a fan in your house to dry things will not solve any mould issues. Be sure to have a professional inspect your home and advise you on the proper steps to remediate any health concerns.

Q Why renovate when you can tear down and rebuild or buy another home?

Drew In today’s economy, many people cannot afford their ‘Dream Home’ if it is move-in ready. On Property Brothers we try to educate buyers that you CAN get the home of your dream if you are willing to put in a little effort through a renovation. Typically you can buy a fixer upper for a lot less and customize the home so that you have that property you always wanted … and more importantly keep it within your budget.

Q What are some ways you suggest to freshen up the look of a home?

Jonathan To get a fresh look in your home it doesn’t always take a renovation. Consider a new layout for your furniture. Reupholstering or refinishing some pieces can breathe new life into a space. Even painting your walls a lighter colour or adding more light to a room can make all the difference. The best part… these fixes don’t have to cost you an arm and a leg.

Q Can you share some tips to renovating?

Drew One of the biggest mistakes we see when people are renovating a home to sell is that they blow their entire budget on the areas they hear make the biggest impact; kitchen and bathroom. While it is important to make these rooms look good we strongly encourage homeowners not to neglect the other areas of their home. Just because you have a beautiful kitchen doesn’t mean buyers will forget that the rest of the house is straight out of the ’60s.

Q Where is your base now and what’s next for you besides the Calgary show?

Jonathan We live in Las Vegas and are currently filming Property Brothers and Buying & Selling in Atlanta. With our third series, Brother vs Brother going strong and our new radio show Off Topic airing in Canada… we have a lot keeping us busy. But don’t be surprised if you see our production company, Scott Brothers Entertainment, bringing a few projects to Calgary in the near future.

virtues of hiring a renovator who adheres to the principles of RenoMark. Basic, seemingly automatic measures such as $2 million in liability insurance, GST registration number, WCB registration, taking out all appropriate licenses and permits and offering a two year warranty are all part of the RenoMark renovator code of ethics. However, today we are going to make it even simpler and more straight forward for anyone hiring a contractor to do work in their home. Get It in Writing. That’s it. Before hiring anyone or allowing anyone to do any work, get it in writing. It’s your best measure to ensure a good relationship with your contractor and a good job for all. I know it’s tempting to hire a friend of a friend of a friend who says he can save you lots of money by doing the work for cash. We’re Manitobans; we love deals. It’s tempting to avoid paying taxes; it’s tempting to avoid paying permit fees; it’s tempting to avoid paying someone else’s overhead for running their business. However, what are the consequences of doing this?

BY PAYING CASH UP FRONT WITH NO CONTRACT IN WRITING, YOU RISK BEING LEFT HOLDING THE BAG WITH NO RECOURSE. By paying cash up front with no contract in writing, you risk being left holding the bag with no recourse. You paid for the job; the job was incomplete; and now you’re calling for the person to finish the job. However, he claims he never met you in his life and defies you to find the paperwork to prove otherwise. Similarly, something goes wrong with the job and repairs are needed. What job, he says. 14 HOME DÉCOR AND RENOVATIONS AUG - SEPT 2013

I’ve never been there. No contract also means no accountability or warranty. We refer to this as ‘tailgate warranty’. As soon as the tailgate of his truck is out of view, your warranty is gone. By avoiding paying permit or licensed professional fees, you may be saving money, but you’re also putting yourself at risk. Serious financial and legal risk. If you don’t take out the proper permits, your job was done illegally and you may find that your house insurance is no longer valid. After all, your coverage is based on what you declare; not what you’ve done surreptitiously. Similarly, if you decide to have gas, electrical or other work that requires a licensed professional done by a friend who feels he is qualified because he owns a pipe wrench and a screwdriver, this may also invalidate your insurance. After all, you willingly put your house and the people within at risk. A legitimate renovator pays Workers Compensation fees, files tax returns and takes out permits in his name. They know the cost of running a legitimate business and factor that into their estimates – in writing. If you don’t have a written contract with your renovator, you run the risk of assuming these costs and consequences yourself. In conclusion, although I strongly recommend that you insist on your renovator following all of the principles and ethics associated with RenoMark, if there’s one thing above all others that must be done every time for every job, it’s Get It in Writing.

steps 01 Measure the height and circumference of your shade. Cut out a piece of wallpaper to your shade dimensions, adding 2 cm to the diameter measurement. 02 Mix a small amount of wallpaper paste. Take a pasting brush and, starting from the seam on the lampshade, paste a section of around 20 cm. Don’t overload the brush or the shade – the paste can be very wet.

03 Line the edge of the wallpaper offcut up against the seam and smooth into place over the glued section of the shade – don’t press too hard or you may dent the shade. Adjust the wallpaper until it’s sitting flush with the top and lower edges of the shade as well as being aligned along the shade seam. 04 To avoid bubbles or crinkles, carefully brush from the centre of the shade to the outside edges using a clean, dry soft bristled wallpaper brush.

ong before the rest of the world had become aware of the benefits of de-cluttering and organizing personal space, there was For Space Sake. It was November of 1989 when Pauline Boisselle, Owner/ President opened her retail store to begin her personal mission of providing ingenious ways to maximize space, save time and in the process, relieve stress. “When I started 24 years ago, I was just doing wire shelving and all kinds of little organizers. Now, less than one per cent of what I do involves wire closets,” says Pauline. In fact, the 3500 square foot store’s inventory reflects the newest and often most cutting edge products to be found in Winnipeg at its store location at 1824 Grant Avenue. Over the years, Pauline has broadened her product offering to become a dealer for US-based ORG closet systems, Eco-Smart fireplaces and CLEI furniture manufactured in Italy. ORG closet systems provide custom options in closet design incorporating a dazzling array of products, styles and colors including 22 laminate and 8 wood veneer colours along with the expertise of For Space Sake in-house designers and installers to turn these choices into space-saving solutions. Another popular line, Eco-smart fireplaces are ventless units that use ethanol fuel, a clean burning substance. “Eco-Smart fireplaces don’t need a chimney or a flue which opens up all kinds of exciting design possibilities,” says Pauline. Three years ago, Pauline introduced CLEI multi-purpose furniture, the product of Italian design, to her Winnipeg customers. CLEI products are transformational and do double duty for people living in smaller spaces. “You can have a room where there’s a sofa, your bed and a place for the table to come out, as well as a place for a TV. It’s really neat and very innovative. The furniture line is really starting to take off now, especially since smaller apartments are now being built here in Winnipeg.”


And for traditionalists, Murphy beds, a long-time space saving solution, continue to be available at the store. Then there is the unusual and the unexpected. “We’re doing lit closet rods that are very beautiful,” says Pauline. “Also we do laser cutting to design patterns on doors, walk-in closet features like in-drawer ironing boards and pull-down rods.” Even cabinetry handles usually found only in kitchen cabinetry showrooms are part of the diverse assortment. While the showroom is always evolving, some tried, true and effective aspects of the business remain the same. Pauline credits her staff of fifteen from her operations manager, store manager, in-house designers, design assistant, five installers and three part-time staff and bookkeeper to keeping the level of service high and uncompromising. “My staff is very creative. These are people who absolutely love the store and dreamed about working here.” Pauline’s expertise has been utilized in commercial ventures including the Inn at the Forks ribbon fireplace and show homes for Maric Homes, Gino’s Homes and Southwynn. Pauline adds that besides doing walk-in closets, her staff has also created outstanding laundry rooms, libraries and wrapping rooms. Standing still is never an option for Pauline. “I’m always evolving. I am always searching for the new and different. People come to know that if there is something really cool out there and if they come to For Space Sake, they will usually find it. I’m always looking for the next best thing.” . For Space Sake is open Monday to Saturday from 10 am to 6 pm and Sunday from 1 to 5 pm.

EVERYTHING AROUND YOU HAS AN IMPACT ON YOU

whether you realize it or not. When you create and develop your décor, you are trying to set the tone of the room – give it a certain look and feel. You take time to include pieces you like and enjoy, whether they are part of the design or part of the function of the room. But other pieces make their way into your space, even though they may not belong there or may be there for the wrong reasons. By organizing, de-cluttering and streamlining, you can make sure your environment has the right effect! Is clutter getting you down? Surrounding ourselves with items that mean something to us brings pleasure. And then there’s all the other stuff. Often when we feel down but can’t figure out why, it could be the clutter. Even if it’s stuffed in the back of the closet, the basement or the garage, you know it’s there. Every item holds a vibrational energy; if you’ve buried sad reminders of disappointments from your past, know that as long as you keep these emotionally toxic things in your space, they are still haunting you. Break free from the past and make space for new opportunities to come into your life. If it’s in storage and bringing you sorrow, now is a great time to let it go. Out with the old, in with the new! Eliminate your clutter hot spots We all have certain spots in our homes that have become magnets for clutter, usually because they provide a convenient, empty, flat surface to pile things on. Walk around your home to determine where the clutter hot spots are, then remove the clutter (toss it in a box or laundry basket for now) and put something beautiful in its place, like a vase or a sculpture. If it’s the dining room table, set it as if you were having a dinner party. This will deter you from using it as a drop zone. Walk around your home with the box you tossed everything into and deposit these items where they belong, either in the garbage or recycle box or stored elsewhere in your house. If they don’t have a proper home, create one. Detaching from sentimental attachment Things that have a story attached to them are often difficult to let go of because of the sentimental attachment. Keep in mind that

the item is not the memory; it simply triggers the memory. It may be beneficial to take a picture of the item and put it in a scrapbook or photo album with a short note telling its story. That way, the memory is preserved without taking up as much space. Another option is to pass along the items to a family member who could put them to good use. Daily de-clutter habit. You brush your teeth every day. You shower every day. Why not de-clutter every day too? Make it a habit, just like the examples I gave, and it will become second-nature. Throughout the day, when you pull something out, take a moment to put it back when you are finished with it. At the end of the day, take a couple of minutes to do a “clean sweep” of your home and put away anything that is out of place. Keep a sticky note somewhere on your way to your bedroom to remind you for the first little while. After doing it for a month, you can take the note down because it will have become a habit – one that will serve you beautifully for the rest of your life. This simple practice can help you cut down on clutter without taking a lot of time and effort.

What to look for in a renovator AS YOU COLLECT NAMES OF SUITABLE RENOVATORS, you need

to think about how you will judge the renovators you choose to interview. › Presentation. Professional renovators operate in a business-like manner. They respect your schedule and show up for appointments on time. They present themselves well, are organized and deal with your questions and concerns directly. They earn your confidence because they follow through on promises - if they say they will call you back tomorrow, they do. How a renovator deals with you before a contract is signed tells you a lot about how you can expect to be treated once the job begins. › Communication. Renovation is a “people business” and good renovators are good listeners and communicators. Professional renovators must “translate” your ideas and goals into a workable plan and a pleasant experience. This requires a solid working relationship and good rapport. If you’re not comfortable with renovators you interview or don’t feel you can communicate with them effectively, you should keep looking to find the right person for your job.

Product selection and installation

for professional results THE PRODUCTS USED IN YOUR HOME RENOVATION can have a big impact on the overall quality of the job and on how satisfied you will be with the end result. There are two key considerations the quality of the products, and how they are installed.

SELECTION The structural components of your renovation (lumber, subflooring, insulation, foundation, plumbing, and so on) are most often suggested by your renovator, who will discuss with you why particular choices are the most suitable for your job. However, it is up to you, the homeowner, to choose the siding, flooring, fixtures and a myriad of other finishing products that go into a home. This only makes sense - after all, you know what you like and how much you are willing to spend. Proper product selection is vital, and professional renovators will help you make the right choices for your project and budget. They know what's available, and which materials and products offer the best quality and value. They will make recommendations and introduce you to their suppliers. It is important to make sure that products and materials meet Canadian standards by such agencies as Canadian

Standards Association and Underwriters Laboratories. These standards set criteria for safety, health and performance and are an important indication of quality. Many renovators are using and promoting products made by wellknown manufacturers, from building materials to windows and faucets. Using brand-name products means that you can be confident that you know what you are getting, including the manufacturer's warranty. INSTALLATION However, even the best product cannot perform well, or may fail, if it is not installed properly. An air barrier installed on the wrong side of the wall assembly can lead to moisture problems. Poorly done sub-flooring may "telegraph" through vinyl or linoleum floor covering. And so on… Invariably, the result of improper installation is disappointment. The renovation doesn't look as good as it should, or things don't work right and the work may have to be redone, which is both inconvenient and costly. Just as importantly, incorrect installation might invalidate a manufacturer's warranty. When you hire a renovator, make sure you choose a professional. Then you can have confidence in the work and in the products that go into your renovation, and you will be protected by the manufacturers' warranty. asparagus spears on baking sheet and drizzle with olive oil. Cook for 7-10 minutes until tender crisp. Divide asparagus, peppers and eggs among four plates. Just before serving, drizzle with balsamic vinegar and olive oil. Sprinkle with Parmesan cheese, basil, salt and pepper.

PEACH UPSIDE-DOWN CAKE INGREDIENTS TOPPINGS

3 tbsp (45 mL) butter ½ cup (125 mL) brown sugar 1 can (398 mL) peaches in light syrup or water (drained), or 4 ripe peaches, peeled and cut into 8 wedges CAKE

1 ½ cups (375 mL) all-purpose flour

DIRECTIONS

›› Preheat oven to 350° (180°C) TOPPING

›› Melt the butter in a small saucepan over medium heat. Add the brown sugar and cook for 2 minutes stirring constantly until sugar is melted. Pour the mixture into a 9 inch (23 cm) round cake pan with 2 inch (5 cm) sides. Spread carefully with a spatula to distribute evenly along the bottom of the pan. Place drained peach slices in a circular pattern to cover the bottom of the pan. Set aside.

›› Stir together the flour and the baking powder in a small bowl. In a large bowl, beat

the butter and sugar with an electric mixer for 2 to 3 minutes, until mixture is light and fluffy. Add the eggs one at a time, beating well after each addition. Add the vanilla extract and buttermilk, and beat well until combined. Gently stir in the dry ingredients until just incorporated. Spoon the batter evenly over the peaches in the cake pan. Place the pan on a baking sheet and bake on the centre rack of the preheated oven for 40 - 45 minutes, until the top is set and springy. Let the cake cool for 10 minutes before turning upside down onto a plate.

H

iddenbed, a made-in-Manitoba product, is garnering something of a reputation across Canada as a quick change artist. The company, Hiddenbed Canada Direct, is in the business of manufacturing single, double and bunk beds that convert from bedroom space by night into fully functioning office or leisure space by day. “If you have a second bedroom in a condo after downsizing, for example, and still want the ability for your grown kids, grand kids, and friends to stay over, you can have a double bed always available. When guests are gone, the room becomes an instant office, sewing centre, craft room or whatever else you want and need. The bonus is that you don’t need to take whatever you’re working on, off the desk to convert it to a bed,” says Mike Solmundson, co-owner.

Prices range from $1695 to $2095 depending on size, style and materials. “We’re at least a thousand dollars cheaper than any other manufacturer.” says Mike. “The reason we can keep the price so competitive is due to our low overhead. We don’t have a retail storefront and that way we pass the savings on to our customers. We do have display space at the Birchwood Gallery at #6-1170 Taylor Avenue for anyone who wants to have a close-up look or they can make an appointment to visit our showroom at our manufacturing facility in East Kildonan. Our plant is very impressive.” Accessory cabinetry pieces including nightstands, light bridges, hutches and storage towers are also available. Single and double mattresses can be purchased at the same time, Mike adds, but customers can use their existing mattress as long as it’s no thicker than 12 inches. Inventory is always on hand for the promotional unit and once an order is placed, the product can be shipped in a matter of days as opposed to the standard four to six weeks delivery time for custom orders. “As well, our prices include shipping to most major Canadian cities.” Customers can choose to have the set up done for them or they can do it themselves. “We do a lot of the sub-assembly before shipping and put as much

TODAY A BATHROOM RENOVATION IS NOT SIMPLY about

upgrading the fixtures and refreshing the paint and tiles; it is an opportunity to introduce a bit of luxury into your life and create your own private haven away from the stresses of the world. In this rather large ensuite (16- by-16-ft.), we explore the higher end of the budget in a chic Toronto neighbourhood. The art of Zen best describes this project by Bayden. Owners Darryl Frankfort and his designer wife Kayla collaborated with the distinct vision of their clients’ master bathroom renovation in their Lawrence and Leslie home. “The inspiration was definitely an Asian spa,” says Darryl as he describes the entire custom home as having a very boutique hotel feel, where each room has its own theme. To kick off this Asian-themed luxury bathroom, the homeowners wanted to introduce a Japanese soaker tub instead of a clawfoot freestanding tub typically seen in upscale bathrooms. The Japanese soaker tub traditionally is used after a shower, designed for complete body submersion and a place to 68 HOME DÉCOR AND RENOVATIONS AUG - SEPT 2013

rejuvenate and restore wellness. The tub is 3-ft. deep, as well as 3-ft. in length by 3-ft. wide. The unique part of this modern luxury bathroom is that both the large shower and tub are enclosed behind glass, keeping in the heat and creating a destination spa experience. “Thanks to the large size allotted for the shower area (6-by-12-ft.), we were able to introduce a Japanese soaker tub right in the shower, versus having it on the side and separating it from the shower,” says Kayla. “She can be soaking in the tub while he is taking a shower.” The key stone in this spa bathroom is Carrara marble. It’s on the walls, it’s on the floors, it’s even in a smaller

format on the shower floor. To break up the Carrara love-fest and offer a visual break, Darryl and Kayla decided to add a feature wall in a glass mosaic. When it comes to de-stressing, nothing is more calming than the beauty of nature, so in order to take advantage of the picturesque surroundings, Darryl and Kayla added a one-way glass window. “The window was an after-thought because once we got the bathtub in place we thought it would be a really nice feature to have a view from that vantage point,” says Darryl. The luxury continues, combining both form and function with the custom vanity designed and built by Bayden. “They wanted us to emulate a bathroom from a boutique hotel the homeowners visited,” says Darryl. The result is an 11-ft. wallto-wall double sink with a makeup table right in the middle of the vanity. Darryl points out that, “the vanity itself didn’t allow for much storage so that’s why we built the tower that flanks one side of the sink for extra storage.” Kayla chimes in and

reminds Darryl about the big custom mirror for the vanity that had a special effect. “It was a double mirror actually, a mitred mirror on top of the first one so that it looks like a bevelled mirror,” explains Kayla. Another important feature in any bathroom is lighting and this one utilizes the full gamut of options. From your usual pot lights, sconces and recessed lighting in the unit of the vanity to the unexpected Art Deco light pendants. Kayla crowns the spa retreat with two orbs that provide the space with some added glam. Staples such as self-closers on the drawers, heated floors and a shower bench are all standard with Bayden. This bathroom renovation takes on the luxury features, such as a $9,000 shower with four body sprays, polished nickel faucets and all crystal hardware from Restoration Hardware. “Everyone wants to do something a little bit different from someone else’s bathroom,” says Kayla. As far as trends and the next thing to look out for in bathrooms, the couple sees lounge areas and fireplaces as the next frontier in luxury bathrooms, or as Kayla points out: anything money can buy. Change orders

ONCE WORK BEGINS ON YOUR HOME,

both you and your renovator will have one aim - to get the project done well, on time and on schedule. However, as the work gets going, you may find that you want to make changes to the plans. A visit to suppliers may trigger a desire for a different type of flooring. You may want to enlarge the glass doors to the outside, or change the location of the kitchen sink. Or you may simply want more electrical outlets. Professional renovators will gladly attempt to accommodate any changes or additions you want to make, even as the work is in progress. But before you make any decisions, talk with your renovator. › Sometimes even small changes can have a significant impact on cost. It may mean changing some aspect of the construction-for instance, a change in floor coverings may call for a different sub-flooring. › Changes can also result in delays. Your renovator works with a tight construction schedule and subtrades who move from one task to another and from one home to another according to a timetable. If the schedule or sequencing of tasks changes, it may mean waiting for the trades to be available at different times, which in turn may affect other aspects of the work as well as cost. › Changes or additions should be documented as written change orders and signed by both parties. This

eliminates misunderstandings and ensures that everyone knows what has been agreed to. › Change orders are considered extras to the contract. Ask your renovator to explain how you are expected to pay for them-as a separate item, as part of the next scheduled draw or upon completion of the work. WHEN CREATING A GUEST ROOM, IT IS OFTEN

important to create a self-contained suite where your guest can be comfortable and find most of the personal comforts of home. Just think of a hotel suite and the various elements that can be found within it. The bed is the key piece of furniture in a bedroom so it’s important to make it a luscious and welcoming space. You can’t go wrong with classic crisp white bedding — get the best quality bedding you can find and afford and your guest will have a memorable and restful sleep. Storage for clothing is a must so that your guests can put away their clothes which gives them a sense of permanence in the 72 HOME DÉCOR AND RENOVATIONS AUG - SEPT 2013

room. A chair and a table surface are needed for multi-tasking as it gives them an opportunity to sit and write or simply chat on the phone. Don’t forget to add an alarm clock with a radio, and a mirror for personal grooming — these items are often an oversight. This bedroom was created with the aim of making it welcoming and warm with lots of storage to maintain a neat and clean look. We incorporated built-in storage on either side of the bed to include full-depth 24-inch hanging closet space with nightstands at the standard 26-inch height. This complete unit was painted a muted deep blue-grey colour (Duxbury Grey,

This creates a focal wall and is ultimately a very functional addition to the overall space as well. The monochromatic colour scheme is continued in the bedding with silk accent pillows. Lighting is always a key component to any successful interior, and in this bedroom we added task lighting with the wall-mounted elbow lights that flank the bed. The ceiling-mounted light fixture is a sophisticated light feature with its crystal and translucent shade that soften the light in the space. If the guest room does not have an ensuite bath, provide the room with a guest package which includes items like: towels, guest soap, a manicure set, water and a glass. A small pouch filled with lavender not only will ensure a wonderful, restful sleep but it is a much welcomed luxury.

GUEST ROOM CHECKLIST: › Use a calm and cosy colour scheme, stick to two colours maximum with muted shades › Ensure that there is adequate lighting with task lighting at the bed for late night reading › Provide seating and a table surface for writing › Provide a collection of towels, extra blankets and other personal need items so that your guest does not have to knock on your bedroom door to ask for them › Seasonal fresh flowers and water on the night table to welcome your guest is a thoughtful touch › Night stands or simple side tables beside the bed for a place to rest personal items › Adequate storage for clothing › Bedside alarm clock with a radio › Provide a mirror, especially if there is no ensuite bath
