It included increased counter space, more room in the kitchen prep area, loads more pantry storage, a warm floor underfoot, large deep sinks, a recycling bin, a drop off station for backpacks and purses and better lighting with dimmer options. The ultimate goal was to open up the kitchen/ family room and to increase its entertaining potential. The existing fireplace wall in the family room stayed put but received an extreme makeover in terms of glamour and functionality thanks to the installation of bronze metallic finish 24” by 24” porcelain tiles from Ames. he home improvement industry has seen monumental change over the past two decades. The number of new innovations and décor products is almost limitless. Compare for a moment what the average kitchen looked like in the 1950s, 60s or 70s, with how kitchens look and operate today. The difference in layout, technology and design is incredible. Compare the energy efficiency of homes during those same time periods with our time. The number of technological innovations is simply remarkable.

More and more of us are seeking to introduce our aging homes to these new advances in design and technology. Several questions inevitably arise. Our first question may be, ‘what is the first step?’ Preplanning is an essential early step in this process. Take some time to determine what it is you wish to achieve – what is the purpose of your proposed renovation? For example, it may be to renovate your kitchen in order to improve functionality, appearance, and layout. It may be an energy upgrade (insulation, toilets, windows, furnace, etc.) so that you can lessen your footprint on the environment and lower your monthly energy costs.

didn’t reflect what homeowners, Tiffany and Patrick were all about. The couple had lived in their 1650 square foot, 70’s built home on the river for nearly 7 years but had never felt quite at home. “We just wanted to make it more us in terms of colour and function, because it didn’t really work the way we wanted it to,” says Tiffany. But once the decision was made to renovate, the couple agreed that this was no time for half-measures and decided on a full-scale main floor transformation. A couple of positive first impressions helped get this ambitious renovation moving. Patrick and Tiffany found IDEATE Design Consulting and after just one meeting, the company presented a unique plan featuring the replacement of traditional right angles with a series of circular design elements that have stamped this home as one of a kind. “IDEATE was totally able to read us and pretty well understood what we wanted,” says Tiffany. “The curves are so unique and we totally fell in love with the concept.” Fortunately, finding a quality contractor proved just as easy. “We had a few bids but when Wayne Sage from Harwood Builders came to our house we just knew right away that he was the one that we wanted to work with” Wayne and crew encountered some unwelcome surprises when it came to the stick frame roof assembly and a chimney leak. “We made some adjustments, brought in our engineer, figured out how to do it, and re-structured it.” Dec 2011 - Jan 2012 home décor and renovations 11

After the remedial work was done, the project began in earnest. The plans called for the circle motif to be elegantly integrated from the circular ceiling medallion mounted above the round granite peninsula in the kitchen along with the stainless steel cylindrical hood fan above the cooktop, to the circular formal dining room with cut-out for bar seating that overlooks the living room and glass patio doors with sightlines to the river. Introducing a warm colour scheme is evident in the kitchen cabinetry. The combination of maple cabinetry, glass tile back splash in Dune and the slightly contrasting quartz countertop in Lagos Blue offers a unique colour and textural palette. The open concept kitchen overlooks the lounge area with flat screen TV recess on one wall and directly opposite, a floating buffet and art alcove on the other. “It’s a casual area for people to sit and relax while we’re working in the kitchen,” says Tiffany.

The former wood-burning fireplace in the living room received a modern day upgrade to gas. The fireplace hearth was removed and the scale of the fireplace front was reduced to be less intrusive. New slate facing in a multicolour combination of grey and ‘rusty nail’ orange front the fireplace and refer back to the maple stained cabinets in the kitchen, As a stylistic foil to the circle element, a high-contrast horizontally striped wall using eco-wood slats defines the foyer wall and travels the length to the living room. An open ‘window’ in the wall frames the pendant lighting overhead the basement stairwell and the wood slats extend slightly on the closet doors as handles while the remainder of the slats are flush with wall. “The design details are really fantastic!” enthuses Tiffany. Both bathrooms received major makeovers. The main bath was fitted with a space-saving 15 shelf pantry-style cabinet in the wall beside the bathtub

We highly recommend Harwood, and we look forward to working with you again in the future.” The good feelings obviously went both ways with Wayne commenting, “This was a really fun, nice project. BerMax Furniture and Design And now for something completely different by marGaret anne Fehr axim Berent counts himself as part of a legacy in his present role as designer and Director of Operations for BerMax Furniture and Design The 25 year old family business traces its roots back to Europe and the Middle East with the last 4.5 years operating in the company’s St. Andrews gallery and workshop. The company brings its unique aesthetics to the design and manufacturing of custommade millwork in kitchens, architectural millwork and the creation of custom-made interior and exterior wood doors. “Our work is our passion,” says Maxim. “We don’t see ourselves as a corporation; we prefer to stress the unique craftsmanship and care

that goes into our furniture design and everything else we do. We want to stress our design and innovation.” BerMax Furniture and Design recently displayed one of the doors they constructed at a local trade show though the mere word ‘door’ may hardly describe what the company created. “We displayed a door that had 25 different kinds of wood segments. It’s constructed of differently sized pieces and textures with wood varieties sourced from all over the world,” says Maxim. “It’s something that you won’t see in any other house in the city. And because of our influence, which is at this point international, we want to show what is not only being done in Winnipeg but also what is being done internationally.” The company’s designs are targeted to both the professional market and residential clients. They also work with religious institutions. “We work with creative professionals like architects and designers who are always looking for something unique and we want to provide them with the best we have to offer.” “We also deal directly with the residential market,” adds Maxim. “We are independent and our service is very unique. We work closely with our clients’ wish-lists, and we also work within any budget, not just very expensive projects but lower budgets as well.” “We really listen and collaborate with our client to see what they really want. But it’s still our work and our highest quality that we bring to each project, no matter what the budget.” Traveling the world, attending international trade shows and sourcing world-wide talent is what keeps the company on top of leading edge design and trends. “We are always making connections and tracking updates in the industry to see what’s out there and how we can bring it here to Winnipeg,” says Maxim. Strong affiliations with industry organizations both in Canada and internationally ensure the company keeps well versed on a dynamic sector that includes both the Manitoba and Canadian Home builders Associations,

Council Renovation of the Year Awards dinner took place on November 4 at the Victoria Inn. It was a tremendous evening that celebrated the most outstanding renovation projects from the past year. The entire evening was spectacular, whether it was the display of the various renovation projects, the amazing illusions of Chris Funk or the sheer joy of each award recipient when they realized that their expertise was being recognized. This year featured a record 43 entries by 10 different renovators. There are 6 separate categories for entries, those being Additions, Kitchens, Bathrooms, Basements, Exteriors and Whole Houses. Within each major category, there were a variety of sub-categories grouped according to dollar value in order to keep the competition equitable. Each entry consisted of before and after photos, blueprints and drawings, a detailed description of the work done, design details and any additional information that might contribute to this comprehensive package. Judging was done by a panel of professionally qualified judges who reviewed every entry in every category. This was a detailed and exhaustive process that took a number of days to complete. Scoring was extremely close with many recipients being separated by only a few points. In total, 21 entries were recognized during the evening. In essence, the evening was really an occasion to celebrate the best of the best. To even qualify for entry, one had to be a Manitoba Home Builders Association RenoMark Renovator. Only the most professional renovators adhere to the RenoMark standards and Code of Ethics, the highest in the industry. They must provide a detailed written contract including the scope of work for all jobs, offer a minimum two year warranty, carry at least $2 million liability insurance, have coverage for workplace safety and employer’s liability plus only work with subcontractors who carry similar coverage, take out all applicable licenses and permits, maintain a professional level of knowledge of current building codes, permit procedures and technical skills through continuing education and maintain a safe and organized worksite. This project included the demolition of an existing 3-season sunroom and the building of a new 15’ x 20’ 4-season sunroom with 12 windows for lots of natural light. a new foundation was dug and poured to match the fl oor level of the home, which was very low to the ground. Because of this, additional precautions were taken to insure it was waterproofed properly, including a “Blueskin” membrane protected by PWF plywood. Ductwork was extended from the main home to the new sunroom, providing heating and cooling so the space could be enjoyed year round.

The existing home was an 816 sq ft, 2 bedroom bi level with a narrow, short attached garage to one side tied together with an enclosed entry which was a landing for the stairs to the upper level and basement. The clients wanted three large bedrooms, 2 baths and a better front entry. They wanted space for two cars and a workshop area in the garage. The resulting design incorporated all of their requirements. a lounge/homework area was added to the bedroom level and a sitting nook in the master bedroom. The garage was extended to include a workshop and room for three cars. The new door from the entry level to the garage allows for better traffi c fl ow. an expanded living room includes a patio door opening onto a deck.

This 1970s home lacked functionality and space for a large busy family. On the wish list were an expanded kitchen/family area, main fl oor laundry, additional bedroom and enlarged master bedroom suite. careful design and construction of a 1155 sq. ft. 2-storey addition to fit the home’s pie-shaped lot made these all a reality. north and west exterior walls of the existing kitchen were removed and replaced by two structural beams resting on a single column, all worked into the contemporary kitchen design. new oversized island, dining area, sunroom and deck provide space for family times and enjoyment of the backyard.

The homeowners on this project came home after a weekend away to fi nd their furniture fl oating in 6ft of water. The main water line had sprung a leak and completely filled the basement! This project included a rec room with bar, bathroom, laundry room, offi ce & storage room. a built-in fish tank is a dramatic focal point of the rec room, that was essentially built around it, and consideration was given to dealing with the additional moisture, the tank would introduce to the area. The rec room ceiling boasts alcoves for up lighting the room and a custom sound system was integrated into the rec room, bar and bathroom. The bathroom features a unique shower with tower shelving incorporated into the custom tile.

Our customer just bought this condo and was looking for a comfortable retreat. From new plumbing and a bar area, to a display area to show their Boston colors, we were able to give the homeowner the look they wanted to achieve.

The love for entertaining and propensity to luxury design were the driving forces behind this basement reno. The basement had only enough space for a three piece bath, one room and the main entertaining space, however the wish list included an offi ce and a bedroom. Harwood designed an offi ce space with a Murphy bed tucked behind barn style doors with matching removable room divider doors. a Linear gas fi replace is accented with grey Ledgestone. The black granite countertops in the wet-bar add a touch of beauty on the island where an accent piece has been inserted directly into the black granite. The wet-bar also features a unique drawer dishwasher, and a 149 bottle wine fridge.

The original configuration of this bathroom did not make a good use of the space available, so the placement of the tub and sink were moved to make better use of the space and give the appearance of a larger room. The wall above the tub also included a window that was originally to be removed and closed up, but we felt this would impact the outside aesthetic of the house and so as a compromise it was made smaller and sealed to the tub surround. The tub surround features “Drill” series 5” x 13” white tile installed vertically with “Drill” series 5” x 13” Toffee running on the bottom row and fi nished with Mapei white grout.

Our customer was determined to have the wow factor. From the heated tile fl ooring, custom shower and doors, body sprays and high end toilet.

This family bungalow with double attached garage was built in 1962 and had the typical exterior of the day. The original exterior was constructed of wood, had beveled siding, standard brick and single pane windows. The transformation of the house was the conversion of the double attached garage into an executive home offi ce. This necessitated closing up the garage door space with exterior walls and resurfacing the entire front with Ledgestone, a stone veneer that adds charm and drama with its weathered rugged face. new dual pane windows were installed across the front of the house and to open up the space - trees were removed and custom landscaping was undertaken.

This project was a complete makeover of the front façade of this home. a classic ‘70’s front was in dire need of upgrading to bring it inline with the client’s desires for an appealing and warm look. PVc windows and a fi berglass door/sidelite unit were installed. a new steel insulated overhead door was also installed. a stone front was added to accent the lower level walls and the new posts as was fi ber cement siding and shake panels. Painted 1 x 4 T&G pine was used as the porch ceiling; stained cedar was used for the porch railing and the faux timber frame treatment in the new gable end.

For these clients, this 963 sq. ft. garage/workshop was a dream come true! Many special features were used on the new building to match the house. The 2nd fl oor dormer, stucco fi nish, tudor board detail with curves, cedar shake roof, carriage style overhead garage doors, vertical sliding windows with grille work, large dimensional timbers, wide window & door trims, painted woodwork and small timber overhang braces were the main details copied on the new building. Metal clad/wood windows with high performance glazing and high building insulation levels, allows this garage/shop to be heated in the winter.

They wanted a non-basement feel so incorporated light colored paint with high gloss handle free burgundy cabinets and tangerine colored walls. Pot lights, stainless steel countertops and appliances were used to create an illuminated open feeling. The fl ooring is centiva tile refl ecting the colors of the warm walls and the coolness of the furniture and appliances. The island is quartz with fl ecks of glass and mirror. The refl ection from the pendant lights contribute to the ambiance and conjures a touch of whimsical sophistication.

Our customer requested a more open concept kitchen with easier access to storage, a more durable countertop, and modern accent features. We added a breakfast bar with storage cabinets below and a corner pantry with lots of shelves. Some modern design aspects include; Quartz countertop, which is a maintenance free, commercial stainless steel undermount sink and accent pendant lighting over the breakfast bar. a ceramic tile backsplash with glass mosaic tiles was installed with undercabinet lighting that gives an illuminating effect to the tiles. Walnut maple cabinets with a maple pantry door with frosted glass and solid maple hardwoods give a lasting impression that will modernize this kitchen for years to come.

The customer’s main needs were to open up the kitchen to be able to watch their children in the living room and to increase the kitchen storage space. We removed two walls and re-structured the ceiling and main fl oor to create an open design, which helped accommodate a two tier bar pass through. This allows the customer to watch their children in the living room and gives the customer a place to entertain guests. Some accent features include a wine storage rack, pot lights, commercial stainless steel gas stove with mosaic glass / ceramic tile accents, Silestone sink, high defi nition laminate countertops, cork fl ooring, and a sliding, obscure, glass French door.

To rejuvenate their 35 year old bungalow the couple wanted to open up the 800 sq. ft. public area of their main fl oor. The concept was to create a relationship between the kitchen and dining areas by removing the wall that now separated them. an expanded kitchen replaced the out-of-date model, while a functional central island incorporates comfortable seating for five, a built-in cook top, with overhead extractor hood. against the retained interior wall the fridge, wall ovens, and generous pull-out pantry are located. across the island on the exterior wall a re-located window over the stainless steel sink is surrounded by upper and lower cabinets. The quartz countertop in this area is topped with a glass tile backsplash which pulls the elements together.

Whyte Ridge This family wanted an open concept which would combine the kitchen, dining and living room areas. The wall between the kitchen and dining room was removed and the kitchen became a galley style kitchen. The dining room buffet bump out was enlarged to accommodate a wall of cabinets and appliances. This allowed space for a wall of pantry style cabinets. To cover the beam which was required to replace the former wall, the ceiling was dropped and with its stepped details and contrasting color, added architectural interest to the space. Unique tile details were added to the millwork to add sparkle and to break up all the wood. This renovation took this cookie cutter home from bland and run of the mill to functionally jaw-droppingly beautiful.

The homeowners wanted a new, modern look to cook and entertain in. To allow for more space, a closet style pantry and shower from an adjoining bathroom were removed. The inspiration for the space was recycled glass and stone tile in grey, bronze and caramel tones. The Murano glass exhaust hood fan became the focal point with cabinets fi nished in a bronze metallic paint. Pantry doors were fi nished with back painted glass and stainless steel frames. Many custom details were added, such as the stainless steel base under the eating bar, stepped bookshelves, quartz countertops, luxury vinyl tiles and pendant lighting. The result produced a modern, high end kitchen.

Our customer’s top priority was to have an architectural inspired house carefully blend into a more modern design. We installed new subfl oor, throughout the renovation areas, over the existing fatigued shiplap planking to accommodate the new solid maple hardwoods. a main focal point is the contemporary, custom, solid maple staircase with modern stainless steel railings and fl oating tempered glass panels. The kitchen provides many elegant pieces; maintenance free quartz countertops, maple pantry door with frosted glass, and walnut maple kitchen cabinets, complete with accent glass. Quartz countertops were also used in the bathroom with separate built-in custom maple medicine cabinets and many vanity drawers. The adura fl ooring in the bathroom and foyer, angled at forty five degrees, completes the fi nishing touches on this renovation.

The owners, busy professionals who love entertaining, wanted their 80’s home modernized. a complete interior makeover was needed. Flooring, doors, fi nishing details and lighting were redone throughout. Kitchen and powder room plumbing fixtures and fi replace were updated. The old kitchen was replaced by contemporary charcoal maple cabinetry, granite countertops and metallic tile echoed in the newly designed front foyer and powder room. a large island provided functional workspace and an elegant place to eat. Glass with stainless handrail and sleek wood and stainless support column transformed the stairs. The entire home interior is now a statement of style and quality.

The primary focus of this renovation was to relocate and dramatically enlarge the master bedroom, including an ensuite and huge walk in closet, into an 850 sq ft addition to the home. The goal was to give the impression that the fi nished project was the home had been originally built, and not that an obvious addition had been added. The master bathroom was signifi cantly upgraded with a custom tile and glass shower, waterfall tub and twin sinks on a granite countertop. We doubled the size of the two remaining bedrooms and widened the living area and stairway to the basement for a more open feel.

they were built. So it follows that the contemporary kitchen of the 1990’s, for example, will still seem dated when compared to the contemporary kitchens of present day. That’s what brought Rachel and Benj through the doors of Kitchen Designs by Decor in the Designers Walk Building at Suite 202-329 Cumberland Avenue. They were looking for a way to re-define a modern version of contemporary within their own 16 year old kitchen. “We wanted something more up to date. We had a few ideas but were definitely open to suggestions,” says Rachel.

The couple was not looking to bring down walls or appreciably change the kitchen’s U-shaped configuration other than adding a counter cook top and hood fan to match. But additional cabinet space was part of their vision as well. Rachel and Benj took their work in progress wish-list to Wayne Barnett, design consultant at Kitchen Designs by Decor, to get some expert advice as to how they might inject some modernity into their cabinetry choices. Wayne acknowledges that by 90’s standards, the couple’s present kitchen met the contemporary criteria with flat front maple doors sans profile in a dark stain.

“Since Rachel wanted some ideas I suggested that we replace the flat doors with shaker style maple upper cabinets fronted with white glass insets as a feature within the espresso stain. Glass gives the cabinets an entirely softer look,” says Wayne. As a point of contrast, the bottom cabinet doors remained flat. To fulfill Rachel’s additional storage requirements, Wayne suggested that the new uppers go right up to the ceiling to provide them with significantly more space, especially since their ceiling exceeds the standard 8 foot height. The under cabinet lighting was fitted into a false bottom under the cabinets. “It’s not that

I

t’s part of the M-Concept style evolution; their newly constructed showroom at 1783 Portage Avenue. The 3500 square feet main floor and loft articulates the stylistic vision of Artur and Edyta, partners in life and design. “When clients first walk in, they tell us they feel like they’ve been transported to New York City,” says Artur. “We are very proud of the showroom. It came across exactly like we wanted it and it seems to speak to each client that walks in.” M-Concept boldly introduced the sleek lines and minimalist elegance of the Aster Cucine line of Italian kitchens and bathrooms to the Winnipeg market over 5 years ago. The opening of the M-Concept showroom last March allows more space along with a prime location for the couple to expand on a living style that now incorporates the entire house. “We consider our showroom as a type of model and have set it up so that our client’s can relate to the displays,” says Artur. “It’s a boutique store with all of the convenience of a one-stop shop.” The Aster Cucine brand remains the product of choice with 5 full kitchens on display. A large screen over the front entrance presents a continuous slide show of other Aster Cucine kitchens as well. Artur points out that customers can now select from a unique line of Italian furniture called Pianca that offers such products as couches, tables, chairs, sofas, beds and walk-in closet systems. “This a very cool modular line of furniture where you can actually change the shape of things,” says Artur. “When the time comes to move, a left chaise that’s part of a couch in one house can easily be changed around to a right chaise in another house so that the couch will always fit wherever you put it.” The showroom carries a series of lighting fixtures from Vancouver by Bocci that borders on the sculptural with individually crafted glass globes that deliver both light and style with equal effect. As of the middle of December, a cutting edge bathroom from Montreal’s WetStyle will form another display that will offer an enlarged bathroom display including bathtubs, adds Artur. Since moving to their new showroom, Artur comments that the quality of projects M-Concept now handles has changed significantly. “We’re actually doing more than kitchens and bathrooms; we’re addressing the whole house in terms of renovating the space. Recently, we’ve been approached to build an entire house in the M-Concept style. “We’re definitely moving in the direction of becoming a design/build company that involves creating entire living spaces as well as kitchens and bathrooms.” While many exciting changes are in the works, Artur is adamant that his unique design vision and quality control standards for installations will remain as rigorous as ever. “I will continue to handle all installations personally. Putting a space together, taking it from the initial idea to reality; that’s my thing. That’s what I love and when you love something, you’re good at it. It truly is my passion.” M-Concept will be holding an official grand opening shortly after participating at the upcoming Kitchen, Bath and Renovation Show in January 2012. Landing has an added feature that will ensure a comfortably warm, allergen-free basement for its future owners. That’s because the finished basement has been equipped with the SecoAir systems in the walls, floor and under its concrete foundation. The SecoAir system was designed to eradicate the mold that is made up of various microscopic organisms that incubate in humid areas of the home. They can spread undetected, and cause damage to wood, drywall and carpeting. If mold becomes airborne, it can create health problems including allergic reactions and respiratory illnesses. Currently more than 40 systems have been installed in Winnipeg basements and John Fernandes, President of NorthAirTech who developed the system, continues to educate Manitoba home builders on the merits of including the systems in their new-home builds as an added feature that definitively prevents mold and mildew formation on lower level walls The Dynasty show home has been built using the 2 main components of the SecoAir Systems that include the Basement Wall System and Concrete Sub Floor System. A rough-in of the Sub Slab Evacuator was done to accommodate a fan if required in the future. The Basement Wall System includes strapping 3 inches of thick-ridged insulation on the concrete wall, along with an air handling unit that circulates the air between the insulation and the concrete wall. The Sub Floor System employs plastic sleepers strategically applied on the basement concrete topped with ¾ inch plywood or other material. Two manifolds are installed to facilitate air flow throughout the floor system. The air unit ventilates the floor and is triggered by the furnace fan. The Sub Slab Evacuator System is installed prior to the pouring of the basement floor and consists of a perforated hose and fan assembly. The hose is strategically placed flush with the top of the gravel and underneath the poly and concrete slab. John adds that the Dynasty show home was equipped with 150 feet of hose under the concrete.

Paul Friesen, Realtor with Maximum Realty, says that the SecoAir System is a definite advantage and a good preventative measure to help in the future for eliminating the effects of mold build-up in the home. “Everybody we tell about the system is very impressed with it. Anything you can do to preserve the house for the future is a good thing.” Archie Dyck, resident of Oaks Development beyond the west Perimeter, heard about SecoAir Systems prior to the construction of his new house. “I talked to a neighbour who had part of the SecoAir system installed and that interested

me because I know basements generally are damp and have moisture and mildew problems if it’s not vented properly. We’re very happy with it and would recommend it.” Greg has been in his McBeth Landing home just under a year. “We’re pretty excited to have something new like this in the house. Like any homeowner, you want your foundation to be as safe, strong and as advanced as it can be. We had no idea that this system was even out there. When it was described to us, it looked like a real benefit to have in the house, and we’re excited to have it.” “Anyone’s house is a big investment. T

he longer you cope with a kitchen that has out-lived your needs, the more you know what you want when the time comes to change things up. That’s why Lise and Garry presented Accord Cabinets with list of must-haves for their kitchen that also involved a few constraints based on previous renovations they had done. The original kitchen in the 23 year old house was a product of the ‘80’s trend towards European style kitchens featuring flat-front melamine doors in white or almond with light oak horizontal trim at the bottom. The height of these cabinets fell well

short of the ceiling, so the couple wanted the new cabinets to extend right up to the top to create more storage space. A second issue was to keep the cabinet colour light and bright since an attached sunroom filtered a lot of the natural light from reaching the kitchen. The next issue was the fact that the kitchen was open to the existing living room and dining room, that had both been finished five years ago with crown moulding; a feature that the couple wanted to preserve. They also wanted to extend the same style moulding into the kitchen in the

corner cabinets, one beside the kitchen sink and its twin at the other end beside the fridge, were equipped with a modern version of the venerable `lazy Susan’ now dubbed `floating Susan.’ More refined than the original, these wooden carousels operate individually on ball bearings as opposed to a centre rod and, of course, virtually eliminate any dead space within the corners. Accord Cabinets’ Sergey and Dmitry were up for the challenge. “It’s not a huge kitchen but there were lots of details to be done,” says Dmitry. The solid maple cabinets were sprayed with Cloud White, an oil-based paint and then a lacquer top coat was applied for a furniture effect. A similar treatment was applied to the crown moulding above the cabinets. An easy-roll garbage/recycling drawer was added at the end of the counter. “We had something similar in our old kitchen under the sink but you always have to move away when you’re working if someone wants to put something in the garbage. The kitchen was open to the existing living room and dining room, that had both been finished five years ago with crown moulding; a feature that the couple wanted to preserve. They also wanted to extend the same style moulding into the kitchen in the same colour, cloud White, as the living area to tie the areas together in a seamless fashion.

A secretive cabinet space was created on the chair-side of the peninsula to maximize every cubic inch of space and the easy access deep pots and pans drawers in the working side of the kitchen is a hit with both husband and wife. A major luxury feature is the granite countertop in Wine River that gives a hint of reddish-brown vein-y contrast to the pristine cabinetry. To add an element of gravitas to the monochromatic colour scheme, darker subway glass tiles in an ash/grey hue entitled Cedar Creek gives the necessary punch to the room. “The tiles have a rippling water effect that doesn’t require polishing,” says Lise. “Under counter lighting further defines this design detail. “Accord was very good to work with and we got great ideas from their showroom,” says Lise. Sergey and Dmitry agreed that the project was very interesting and challenging for them. “Lise was very particular in what she wanted,” says Dmitry, “and we welcomed the opportunity to satisfy her requests. It shows that we can handle any custom job like that, because quality is our first priority.” The Accord Cabinets showroom is located at 1680 St. James Street. But it’s up to the customer to set their own pace for their decision making and multiple visits are encouraged to make sure that the selection and purchase fits with design & style of what they are trying to achieve.” Kitchen and Bath Classics is also known for its consultation process. “Customers can set up a consultation anytime; it can be as simple as a replacement or upgrade of a kitchen sink or as extensive as selecting and buying fixtures for the entire home. Unfortunately, Betty and Darrin know the feeling when they returned home after a weekend away to discover their basement furniture floating in 6 feet of water! Once the insurance adjusters and Emergency Measures Organization had done their inspections and given the couple the go-ahead, Betty and Darrin entered into a new territory as somewhat reluctant renovators. “We really experienced some growing pains through this whole

It was all new to us.” Betty and Darrin hooked up with Brian Arnold of Trikor Builders, asked to see some references, were pleased with what they heard and started the planning process. “The decision was made to keep the same layout since the framing was still in good condition,” says Brian, “and the insurer had already had the existing framing in the basement dried and treated for mold and the wiring replaced.” The plans included replacing the rec room and dry bar, a bathroom, laundry, office and storage room with new, improved versions of their former selves as well as installing a custom sound system throughout the entire basement. But this time around, the decision was made to install a built-in salt water fish tank as the main focal point on the back wall of the bar overlooking the rec room. “Trikor constructed a separate room behind the tank so we have access for feeding the fish and cleaning the tank.” The bar features a built in fridge and wine chiller. was created to display bottles. The bar height was raised so that you can watch the fish when you are sitting at it. The bulkhead from the living area continues above the bar and incorporates recessed light fixtures to illuminate the bar area and tie in with the living area. Another upgrade to the former suspended ceiling was the installation of a bulkhead complete with LED uplighting for theatre-style ambiance. “It’s great for watching movies. We don’t have to turn the main lights on,” says Betty. The basement bathroom was redone with spa-like aspirations from the heated flooring to the rich maple cabinetry. The custom shower features a Kohler cast iron shower pan in a deep earth tone to complement the porcelain tile and glass tile accents. The bathroom contains a Kohler shower caddy and custom 10 mm frameless glass doors. The glass backsplash tile above the countertop ties in the shower. The vanity width mirror and glass shower doors make the bathroom look much larger than it is. There is a raindrop shower head as well as wall mounted shower wand. Lighting was important with the dark tiles so 2 pot lights were added in the shower in addition to the wall mount lights above the vanity.

With the basement renovation completed, the family has resumed their enjoyment of the new improved space. “The basement is where we spend most of our living time even before the water damage,” says Betty. “We entertain and just spend most of our time together down there.” Betty and Darrin applaud Trikor for the work they did but also for how they handled the family’s stress levels through an event that Betty says she wouldn’t wish on anybody. “It was an overwhelming experience for us and Brian responded very well to our situation. His customer relations were very good. When he said, he’d be here, he was. Tim, our on-site project manager, was just excellent. He was always available by cell phone, always thinking of us and how we might want to consider things. They were simply top-notch.” Seems like good karma has a way of coming back to the sender. “Just last month Trikor won Gold in the basement category at the Manitoba Home Builders’ Association Renovation of the Year Awards for this renovation,” says Brian. “It was a happy turn of events of us and we are happier still to have helped Betty and Darrin get through a pretty tough time.” Trikor Builders can be reached at info@trikor.ca or at 663.3818. reative design solutions emerge best in a visually stimulating atmosphere. That’s the premise and purpose behind the new McDiarmid Design Centre that has recently opened at 580 Pembina Highway. It’s a spectacular innovation from Manitoba’s oldest and original home building centre since 1927 and one that represents a new direction for McDiarmid Lumber. Kelsey Kosman, General Manager and lead designer

for the Design Centre says, “It has been an idea that senior management has been forming for a number of years. We are so proud to announce the showroom opening and anticipate that this brand new concept will be wonderful in helping customers make great design selections for both new home builds and major renovations.” The showroom encompasses 4200 square feet of displays that include the latest trends in kitchen, bath, flooring, lighting,

exterior windows and doors, siding and shingles all in one visit. Ms Kosman adds that the mid to high range products are generally not available in the retail stores, offering an element of exclusivity to the Design Centre assortments. “With our client’s busy life in mind, we offer many great special order products to view in our showroom, with the added advantage that once customers have identified something they like, we have designers on-site who can provide information and design expertise right on the spot. I know that a lot of people struggle with making selections and pulling things together. The real benefit to this new concept is the fact that you are able to view and purchase all facets of your home build or renovation under one roof, saving you time and money.” Another service that will be available is in-home design consultation. The Design Centre has an on-site draftsperson to provide customers with detailed plans of their proposed projects. “Simply bring us the dimensions of the rooms you have in mind and we prepare the drawing,” says Ms. Kosman. “Our process would include a discussion with the client regarding their budget, their style preferences and what functionality they want to achieve within their new space.” The second meeting would be scheduled to do an overview of the preliminary plans and get the final approval from the client. “Although, we don’t provide the labour,” says Ms Kosman, “we do have great working relationships with some fantastic contractors who we can refer our clients to for further discussions.” Another feature of the Design Centre is the presence of a dedicated Pella and Thermo-tech windows and Perfect Fit doors representatives, who are available to answer any questions and provide their expertise to enhance this unique shopping experience. “If you’re building a new home or renovating your existing home, we can do everything from interior to exterior. You can order all your building products through the McDiarmid Design Centre. We offer all you need from studs and drywall to ceramic tiles and other types of flooring, to all types of lighting to achieve that specific look. We’re really trying to offer as much as we can in one place, to better serve our busy clients.” The new McDiarmid Design Centre is focusing on getting out the good word about their new concept in home building and renovation and will be an active participant in the upcoming KBR and Home Expressions Show in 2012, as well as, working with the retail stores and contractor sales department of McDiarmid Lumber. Previous to working with our most recent salon and spa client, Fenwick & Company had used terms like: Inventor, Visionary, Marriage Counsellor, Artist, Mediator and my

We were approached by Jerry’s Hair Salon & Day Spa to discuss their upcoming relocation project (we were 1 of 4 firms bidding). In our interview we touched on items such as spatial requirements and user needs, their brand identity, their expectations for the overall look and feel of the space, the construction schedule and budget. We were excited and apparently our enthusiasm showed! It was then narrowed down to our design firm and an out of province company. We were asked the following questions; Does the project interest us? Can we meet the

ambitious design and construction deadline? Would our fees compete with the other design team? The answers were: Yes, Yes & “No”. Long, story short, our competition had a portfolio that specialized in spa design and provided a fee structure that was supported by the supply of in-house product. Our office on the other hand had a broader design background and our fees were based on design service only. Sadly, we weren’t awarded the project - or, at least so we thought. oUr neW hat – “the taP dancer” hoW We Got the name...

Fortunately, because of our enthusiastic meeting (so we were told), and our reputation with the client for being creative, attentive, and most importantly “on it” we were asked to stay on board and behave as the local design consultant throughout the project. Working alongside the other design team, and aware that the space was site unseen to them, it was guaranteed we would be busy during the construction phase. This was a new role for us, but we were ecstatic to be involved and were up to the challenge! Within a few weeks of project start up we were participating in the planning of the new space. The client requested we rework the preliminary plan presented to them and introduce the concept strategies and design elements we discussed during our first meeting. For us, it was imperative that the spa and salon side, while consistent in brand image, be able to communicate two very different spatial experiences. The salon was to feel bright, fresh and energized (club-like one might say), while maintaining a strong site line from the retail area. By contrast, the spa side was to be somewhat hidden, to feel like a destination, an escape from the hustle and bustle of mall activity. It was our intention to make the journey into the spa effortless, for the views within to be subtle and almost voyeuristic, and most importantly to have the overall zone be calming as one travelled through it. Softly curved corridors and rounded spaces kept walk thru traffic slow and encouraged Jerry’s clientele to take in

the many treatments offered as they passed through. Finally, in the retail zone, fixtures were kept away from storefront windows to create a dramatic entry backdrop. Now customers were encouraged to enter the space, invited to view and touch product - and the quick walk-by glance would no longer suffice. Once inside, why rush off? Treat yourself to a manicure or Vichy shower! it’s trUe – We Got oUr FinGers into aLmost everYthinG!

As the design progressed we consulted on building code and fire safety, critiqued drawings and offered material and finish substitutions, specified plumbing fixtures and designed millwork, identified and resolved outstanding details and developed marketing material from store signage to treatment service menus. then constrUction BeGan...

Site inspection visits were essential. We planned them based on critical dates in the construction schedule to ensure that the design was translated as it was intended and to fill in the gaps as required. There are always issues during construction, but having designer support in place for trouble shooting and to intelligently respond to changes, keeps the vision in place and the project on schedule. With Christmas right around the corner, festive soirees being booked, and people running around buying gifts, Jerry’s Hair Salon & Day Spa pushed to have their Grand Opening Party for November 17th to show off their new digs and services to all. Our on-site manufacturing shop is where we do everything from fabrication, to finishing, to final assembly. We have cross trained our staff in many aspects of

our process including installation. Wes Baker, Production and Installation manager says “We feel having staff installers giving our clients a much more personalized experience”. Planning the kitchen designs is more detailed and accurate than ever since the company has upgraded to a more robust CAD system to produce full-colour, 3D drawings that allow them to head off any structural issues on paper well before a crew even starts a job. We have utilized the technology that is currently on the market to give a greater presentation before we start the project. “Most people have a hard time reading blue prints and being able to visualize the end product, comments Wes Baker. Our ultimate goal is to give the client a simple and fresh process to their kitchen renovation project. Seine River Cabinets has long-established relationships with local interior designers, contractors and home builders that are of direct benefit to many clients. The company has also contributed to cabinet projects that have won nationally recognized SAM awards for local contractors’, a credit to Seine River’s cabinetry design and quality workmanship. Glenn adds that Seine River is now branching out its finishing capabilities. “We’ve put in a fully-functional walk-in spray booth. Up to now, we’ve only done the finishing for our own needs. With our expansion, we have put together an offering with various service packages for flooring companies, other cabinet companies, as well as the direct public to aid in their finishing needs. Wes Adds, “Majority of companies don’t realize the capabilities we have when it comes to finishing. This is a service we have always offered to our own clients, and now we are offering it to other’s as well. As a custom cabinetry company, the public often equates ‘custom’ with ‘expensive.’ “We want people to know that we can tailor our work to our customers’ budgets by giving them a range of options to choose from. A lot of people are surprised with all the options we can provide such as colour matching, many hardware choices, and cabinets that are built just for their project and their space. “Our estimates are very detailed and show different options along with the hardware. If you want just a simple cabinet style to be competitive with a big box store, we can do that. If you want your cabinets to match your cherry wood dining room table and you want more expensive hardware, obviously the

price reflects those options. In a matter of a few days, a tired, seen-better-days kitchen is updated with a minimum of inconvenience to the homeowner and for approximately half the cost of a full renovation. Besides these very desirable benefits, Mark Bjornson, owner/operator, wants potential clients to know that a Nu-Life kitchen involves far more than simply replacing cabinet doors and drawer fronts and that there are a full range of finishing details that go into delivering that allimportant ‘wow’ factor to this most important space. “The first major alteration involved framing the cabinets right up to the ceiling,” says Mark, “instantly making for a grander, elongated effect and also at the same time increasing the storage capacity.” Antique Whitewash, a new colour added to the thermofoil series cabinet doors was the choice for the kitchen. “This selection has a slight grain pattern within the whitewash that really adds life to the shaker-style doors and makes them look a lot more elegant.” 74 home décor and renovations Dec 2011 - Jan 2012

THe cOMPanY RecenTLY FInISHeD a DRaMaTIc Re-DO TO a STanDaRD 1980’S STYLe KITcHen THaT ILLUSTRaTeS THe DeGRee OF FIneSSe THaT nU-LIFe KITcHenS BRInGS TO aLL ITS RenOVaTIOn PROJecTS. Brushed nickel hardware on doors and drawer fronts amps up the elegance factor and further complements the kitchen faucet and stainless steel appliances. The client had purchased a larger model stainless steel fridge that needed some modifications to make it fit appropriately within the space. “We built a new pantry on the right side of the fridge along with a new fridge upper above it. A gable was added on one side of the fridge for a pleasing built-in look. We also installed a new fridge upper and pantry cabinet with 3 drawers to accommodate the over-size dimensions.” Meanwhile, the stainless steel stove was fitted with additional fillers on both sides to minimize the gaps between appliance and existing cabinetry. Also, the upper cabinets were modified to accommodate the over-the-range microwave oven. The homeowners had chosen hardwood flooring in the kitchen which affected the height for the opening of the dishwasher. “We needed to make accommodations to the cabinets to allow for the dishwasher to fit properly with the thicker floor and to make sure that all the appliances were fully-functioning,” says Mark.

A brand new element within the space is the island that Nu-Life Kitchens built from scratch. The island serves as the social hub of the space, capped with quartz and built to facilitate conversation. Underneath large pots and pans drawers provide abundant storage and a soft-close, full glide extension feature ensures that drawers are whisper quiet when in use. “It’s a work area, a gathering place and also provides that extra storage that is often missing in kitchens,” says Mark “This installation was completed within 5 days and at a fraction of the cost of a full kitchen renovation.” “We can make a wide variety of new cabinets and make a real change to the kitchen, which is long-lasting. best client, perfecting their own vision and seeing a design project through from beginning to end without a client’s budget or design sensibilities tempering any aspect of the project. Ramsin Khachi, a talented Toronto celebrity designer, has done it. After searching the market, a house caught his eye, a lovely 4,000- plus-sq.-ft. home on a quiet court in Old Oakville. In the current hot market it was priced well. To encourage multiple offers, Khachi says. He knew it was the right one for him – from a great location to good bones, it would become magnificent. A lot of work, a lot of heart – and a lot of money – went

into turning 79 Raymar Place from the aging formal home it was, into the luxurious and well-heeled three-bedroom residence it has become. Khachi not only came up with an incredible vision for the transformation, he invested himself in the home. He addressed more than just classic design and modern function. Ramsin Khachi got into the details. While it would be wrong to say “anyone can do a gorgeous home with enough crown moulding, hardwood and Carerra,” the truth is, it seems there is almost a standard list of finishes we have come to expect in a designer house. Gorgeous – sumptuous is more the word – but it’s what he’s done with technology, behind the walls, under the floors and in the function of the home that makes 79 Raymar Place not just another pretty face. The house flows with organic design, the continuity of patterns, repetitions of specific lines and curves, and the cohesive combination of materials and colours work, giving the home a polished finish. A piece of glass that he found in New York, Khachi explains, gave way to inspiration for a pattern that appears through the home, in the front door panels, in the plaster work on the living and dining room ceilings – and beyond. The exquisite glass is inlaid in the upstairs bathroom, and the effect is subtle and stunning. But beyond the beauty, there’s the function, and if the beauty impresses, then the function will astonish. Many features have solved the little problems, those annoyances that seem beyond your control yet you wish you could change. Have you ever stood outside the shower, waiting, thinking “I hate waiting for the water to heat up.” Yet you wait, every morning. In fact, who doesn’t hate sticking hands under a cold tap to wash them, while the hot water kicks in by the time you’re ready to dry off. Khachi put an end to it by installing floor sensors and a loop on the hot water valve. When you enter the bathroom or ensuite, the hot water is triggered to start flowing. It isn’t wasted, it starts running in a loop until you turn on the tap. Hot water waiting for you. It’s a nice reversal.

Khachi’s actually put a lot of thought behind the plumbing, noting that there’s always a concern of the laundry room plumbing flooding. It’s great having a second-floor laundry room, but if the machine ever overflows it has the potential to do massive damage. Khachi has created an impressive second-floor laundry. With two large front loaders and a large laundry sink, a plumbing break would be serious cause for concern, except Khachi has added several fail-safes. He’s installed an adaptor on the washing machine so that it will recognize when the machine is running improperly and shut it off. The floor sensors ensure that excessive water flow is shut off if the room is unoccupied. The floor is also sloped – ever-so-subtly. Even if a substantial amount of water were able to make it to the flood stage, the slope would keep it from leaving the laundry room and instead direct it right down the drain. The garage – as attractive and well-planned as the rest of the house – has great storage and running water. It’s beautifully finished with a tiled floor and cabinetry. It also has laser points mounted on the garage ceiling, whose light beams will hit the dash when your car is pulled into the garage and has hit its mark – instead of hitting its bumper against the wall. And when you grab your handbag, your laptop, dry-cleaning, kids, phone and the arm-load of other things you bring in from the car, there’s no more fumbling with keys. There is also a biometric reader on the wine cellar so, not only is your collection well-controlled and impressively displayed, it’s also secure. The backyard is brilliant recreational space, with a walk-out directly from the kitchen. A built-in outdoor kitchen features an incredible, large grill. While backyard fun-in-the-sun is complete with fountain, seating areas and great décor, winter doesn’t put an end to good times. There’s grilling to be done year round. Instead of having to shovel a path to the barbecue, Khachi has installed a heated ground. It senses the weight of the snow and the temperature rises enough to melt a clear path at all times, without wasting energy while the patio path is snow-free. In fact, the whole house is intelligent and intuitive. Khachi has designed the heating system so that different zones are controlled by the same furnace. The bedrooms, the main rooms and the entertaining rooms are three different zones. Of course you can see where the energy savings come in, all year long. Instead of heating and cooling more than 4,000sq.-ft. entirely to the same temperature, you can program each zone to reflect the period of time you will use it. The den can be warm on a cold winter’s day, while the dining room is a few degrees lower since company’s not on the way. The thermostat, just like the biometrics, are online. You can adjust the program from anywhere. In fact, wall panels in various rooms and areas of the home also have access to the server and music files so you can enjoy music throughout the house.

Built-in speakers in the dining room, for instance, set the perfect ambiance for entertaining, but all components, wiring and speakers are invisible. One of the most simple yet functional details is such an inexpensive and easy fix that it’s silly it’s not a common feature in more homes. Khachi has plenty of electrical outlets in the home. But what does anyone ever plug into the hallway outlets? There’s central vac, ample lighting, online music. Hallway outlets that are actually used in any home are most commonly used for plug-in night lights. Instead of ugly plugins, Khachi has used a different type of electrical outlet. One plug has been replaced by a night light. Flat to the wall, the glow is enough to illuminate your way through the house comfortably, and ensures the kids feel bogeyman free. Stylish built-ins cover up the awkward sloping roof in the office and bedroom, which would have made those walls much more difficult to decorate. The heated doggy wash is a great addition to the mud room, while the finishes inside the home and out make it an easy and low-maintenance home. From home theatre to panic room, to access panels for the home gym’s in-wall television, Khachi has left nothing to bother you. 6 large eggs ½ cup (75 mL) liquid honey

heat-proof bowl; stir in remaining milk and vanilla. Place bowl over ice-water bath, stirring frequently until mixture is cool, about 15 minutes. Cover and refrigerate for at least 3 hours. When ready to serve, whisk in your favourite flavouring.

1-12oz (355 mL) jar marinated artichoke hearts 1 small onion, finely chopped 1 clove garlic, minced 4 eggs, beaten ¼ cup (50 mL) fine dry bread crumbs ¼8 tsp (0.5 mL) each pepper, oregano and Tabasco sauce 1 cup (250 mL) light Cheddar cheese, grated 1 small jar pimento, chopped (optional) 2 tbsp (30 mL) chopped fresh parsley directions

›› Preheat oven to 325°F (160°C). Pour ¼ cup (50 mL) of liquid from the artichoke hearts into a fry pan. Add onion and garlic and sauté on medium to high heat. Drain out the rest of liquid from the artichoke hearts, coarsely chop, and set aside. In a medium sized bowl, combine eggs, bread crumbs, pepper, oregano and Tabasco. Stir in cheese, artichokes and pimento (if using). Add onion mixture. Pour into 8 x 8-inch (20 cm x 20 cm) greased square baking pan. Sprinkle with parsley.
