o I move or should I stay and renovate? This question has been asked countless times and can be a very difficult issue to resolve. This dilemma often arises due to a lack of square footage, outdated space or poor layout. Research must be done in order to form the correct conclusion. After all, this is a decision where a lot of time and money is at stake. For many in this predicament, there is a clear realization that renovation is the answer. Renovations Magazine recently caught up with a number of Winnipeg homeowners who made the decision to stay and renovate. These folks loved their neighborhoods and their homes but knew that if they were to stay, changes would have to be made. For one River Heights couple the renovation of their cold, unusable basement was a necessity. The development of this space not only gave them more square footage but provided them with a full bathroom, family room, exercise area and storage room. This renovation made staying in this home a whole lot more appealing! Imagine living in a house that overlooks a picturesque wooded area. The backyard contains a pool and hot tub. Sound good? Well, not quite. Poor layout and lack of space inhibits entertaining. This scenario was precisely what a couple in Southdale was faced with. The solution? They created an open concept kitchen and dining room and built a sunroom off the kitchen. With a better layout and more space to enjoy their beautiful natural setting, the decision to stay was an easy one to make. Tim and Sherry loved their East Fort Garry home and who could blame them? After all, this is a desirable neighbourhood that boasts having some of the best green spaces in the city. They did however need to make some serious changes to their 1920s home. At the front of their wish list was a dream kitchen and dining room. However, before that work could begin their home was in need of some foundation and other structural work. After the project was completed, Tim and Sherry now have their dream kitchen and dining room and know that their home is not only gorgeous, but also structurally sound. These scenarios are all very different but similar in that these home improvements created ample reason not to move. The important thing to note is that all of these homeowners did one thing in common. They all called upon professional renovators. If you do decide to stay and renovate remember to do your homework and patiently hire a reputable contractor. Check references and get everything down in writing. Taking these necessary steps will help to ensure that your renovation project is a success.

A WELL-CONCEIVED RENOVATION CAN SOLVE

That was the story behind the kitchen reno and sunroom addition Darryl and Sherrie, a Southdale couple who had been weighing the pros and cons of relocating to a larger house. “Our house was built in 1973,” says Sherrie. “We’ve always wanted more space to entertain so we’ve gone back and forth for a few years discussing moving or renovating. Our house is

located on a lot that backs out onto a forest by The Mint. Our yard is a good size with a pool and hot tub and we love the location. It’s quiet and we enjoy seeing the deer out back of our house. We finally decided that we just couldn’t bring ourselves to leave the location.” A referral from a friend brought Ron Richter of Richter Construction on board to bring this couple’s plans to life, and the project got underway at the beginning of summer 2013.

THE COUPLE IS FOREVER INDEBTED TO THEIR FRIEND FOR REFERRING THEM TO RICHTER CONSTRUCTION. “RON SAW OUR VISION AND HELPED US ACHIEVE IT. HE SUGGESTED PRODUCTS WE WOULD HAVE NEVER THOUGHT ABOUT USING AND WE ALSO HAD THE SERVICE S3DESIGN TO HELP SELECT THE FINISHES.” The couple’s wish list included an open concept kitchen and dining room layout that required the removal of a supporting wall and the installation of a beam in the ceiling. “We also wanted more light so they installed a 2 foot by 7 foot piano window in the dining room. Our sunroom vision was to have a higher ceiling to see the skyline and to enjoy the view out back and let in more light.” “This supporting wall had to be replaced with an 18 foot engineered beam to achieve the open area they had in mind,” says Ron. “Although challenging, our carpenters completed this in only a few days. Sherrie’s wish of a large island with seating at one end fit nicely where the wall once stood and S3 Interior Design did a great job of blending the new finishes with the existing hardwood floors.”

The previous galley kitchen was transformed once the wall came down. Maple cabinets with a walnut stain that complemented the existing hardwood and soft-close features on all cabinets and drawers brought this kitchen up to speed. A random pattern porcelain tile backsplash and Cambria Quartz countertops in Cardiff Cream provided the finishing touches. “The island is awesome,” says Sherrie. “Ron helped us with the size and shape and it works great in the space. Easily accessible from both kitchen and dining room, the built-in bar is a new addition to the space. “The built-in beverage centre is super handy for wine, beer and pop and the extra cupboard space is great. The newly-built three-season sunroom faces due east and is generously proportioned at 12 by 16 feet. The vaulted ceiling finished in whitewashed pine soars to 12 feet at its highest point, facilitating the backyard view of the pool, hot tub and greenery. Ron says, “Darryl’s request was to have a light and airy effect with the ability to open as much screened windows as possible. Enter Weatherwall window systems, a four-track window and door system in which four panels nest one behind the other, each in its own track. Their ability to open in many configurations fit this requirement perfectly.” The entire renovation was completed in September and gave Darryl and Sherrie the chance to enjoy their sunroom through the fall months. “It’s a great spot to relax with a cup of coffee in the morning or a glass of wine and a book after work. We love to entertain, so we know we will get lots of use out of this space,” says Sherrie. The couple is forever indebted to their friend for referring them to Richter Construction. “Ron saw our vision and helped us achieve it. He suggested products we would have never thought about using and we also had the service S3 Interior Design to help select the finishes.” “The Richter crew was very respectful and friendly. If we had questions, they always took the time to talk to us. They were usually arriving just as we left for work and gone by the time we got home. Scott McGillivray shares thoughts on investing and renovations by HEATHER RYAN

f you’ve ever considered buying an investment property, you’ll not want to miss the opportunity to hear from one of Canada’s celebrity experts on the topic when he comes to Calgary this January. Scott McGillivray, host of the hit HGTV show Income Property, will be in Calgary for HomExpo, which runs Jan. 17-19 at the BMO Centre. During a recent phone interview we asked McGillivray for his thoughts and advice on investment properties and renovating. You’ve bought a number of investment properties over the years that you’ve renovated. What renovation project do you think gives you the biggest bang for your buck?

“In terms of renos two types that are important: First the kitchen. It’s the most important room in the home and if you do it properly you can add to the value of your property,

but you need to be smart about it,” McGillivray says. Don’t make it too individual, he says. “You can add one or two elements that are show stoppers, but it’s best to stay neutral versus something that is too trendy.” Stay away from creating a bright blue kitchen and instead use natural stone such as granite for the countertops, and stone, porcelain or ceramic tiles for the floor. “But the kitchen is not necessarily the biggest bang for your buck. property, but if you can it not only increases the property value, it gives you cash flow.” What advice would you give to people who are looking for investment properties?

“Get informed. I love to hear stories about people buying investment properties who were inspired by the show, but you can’t get all the information you need from the show,” McGillivray says. “There are a lot of rules and regulations, bylaws, calculations… you need to know all the angles to investing to make it profitable. You can make money investing in properties, but you need to know what you’re doing.” You can learn more about investment properties by visiting McGillivray’s website at scottmcgillivray.com, attending seminars or surfing the Internet. On your show, Income Property, you turn a number of basements into investment suites. What do you like about basement suites?

“Basement suites are the most practical conversions because most homes have a basement and they’re often the least utilized space,” McGillivray says. “There are a

Some space-saving ideas include installing a shower in the bathroom instead of a tub, using pocket doors and adding storage in the bedroom. few things I look for when developing basement suites: zoning so you can do it legally; separate entrances; good ceiling height; big windows; and square footage. If you have any or all of these working in your favour you’re on your way to profitability. You’re really in a tough spot if you don’t have the ceiling height or the separate entrance.” McGillivray notes he’s been in contact with the City of Calgary and the mayor’s office with the hopes of making it easier for people to create legal income suites in this city.

Have you considered filming an Income Property show in Calgary?

A lot of basement suites are small. How do you make the most out of a small space?

“I work with a ton of tight spaces and creating income suites in just 400 square feet,” McGillivray says. “To make it work you have to compartmentalize and create multi-functional spaces, so we’ll have a kitchen, eating area and living room in one space. I really waste no space in the design. We’ll also have one continuous floor throughout versus abrupt changes in flooring where the space will feel confined.” Some space-saving ideas include installing a shower in the bathroom instead of a tub, using pocket doors and adding storage in the bedroom. You’re a guest speaker at the HomExpo in Calgary. What are you speaking on?

“It’s going to be exciting; I look forward to speaking in Calgary,” McGillivray says. “At the home show, I’m going to talk about value added investment, how to get started and I’ll share some of the secrets you don’t get told on the show.”

“We filmed Canada’s Handyman Challenge this year in Calgary; in fact we were there a week before the flood (in late June). We had wanted to film during Stampede, but if we had waited until then we would have been flooded out,” McGillivray says. “I’ll be doing some work in Edmonton this spring that will involve going back and forth between Edmonton and Calgary, but we’re not slated to shoot an Income Property in Calgary yet.” Speaking of the flood that damaged thousands of homes in Calgary, High River and other parts of southern Alberta, do you have any advice for homeowners?

“In terms of the damaged property, if you haven’t removed all the damaged material make sure you do so because you’re going to want to

close up the home for winter and once you do that mould could grow and things could get worse,” McGillivray says. “I totally understand people wanting to move back into their home quickly, but take your time to find a reputable renovator.” He also suggests that homeowners who need to rebuild consider this a renovation opportunity. “Think about how you’re going to use the space and what you really want. It’s an opportunity to rebuild better. It’s also a good time to re-evaluate your water proofing.”

In Season 7, Income Property moved from a half-hour to a full hour show. What did that allow you to do and will it continue?

“I love the one-hour format because it allows us to show more about how to shop for a property, things to look for and the renovation,” McGillivray says. “We’re filming another 26 episodes and all of them in future seasons will be the one-hour format.” What can people expect next on Income Property?

“We’re beginning Season 8, and four or five episodes have aired now,” McGillivray says. “We’re taking on the biggest projects ever and working with more people who want to be investors, so it’s exciting.” Scott McGillivray is a full-time real estate investor, contractor, television host, writer and educator. You can watch his show, Income Property, Thursdays at 10 p.m. ET on HGTV Canada, and you can also see him on the third season of Canada’s Handyman Challenge, which airs in January on HGTV Canada.

an entire house that needed to be rebuilt from the inside out. It was a structural and mechanical mess. It was fall, they had no heat, no hot water and no money to fix it. That was a big job, but the most rewarding to date. We’ve had to restructure entire houses just because I decided to pull up the floor in the bathroom, and it opens up a real can of worms. At the end of the day, fixing the problems while making the house look good and sticking to the budget is the goal.

Q You’ve worked with a lot of clients over the years. What are some common misconceptions people have when it comes to home renovations? Renovating always costs more, takes longer, is messier and involves a lot more decisions than people expect. Managing a client’s expectations and guiding them through the process is one of the more important parts of the job. Renovating is a stressful event for a lot of people, but it doesn’t need to be!

Q When it comes to renovations, what will give you the biggest return on investment when it comes time to sell? That’s a tough one, and I think it depends on the buyer. The ‘market’ generally indicates that kitchens, bathrooms and finished basements add the most value. However, I’ve seen a lot of wasted resources go into renovating homes for sale with no net benefit. I think we all need to start prioritizing and putting more value on structural, mechanical and efficiency upgrades over countertops, flooring and tile. The makeup might make a house look good, but it’s what’s hiding inside the walls that holds the real value of a house.

Q This marks your third season of Leave it to Bryan. What do you love about working on the show? I have a very atypical relationship with the homeowners when we’re filming. THE 2013 MANITOBA HOME BUILDERS ASSOCIATION RenoMark Renovators Council Renovation of the Year Awards dinner took place on November 20 at the Norwood Hotel. It was a tremendous evening that celebrated the most outstanding renovation projects from the past year. The entire evening was spectacular as the best of the best in the renovation industry were being presented to everyone in the crowd. This year featured 17 entries. There were 4 categories for entries, those

being Kitchens, Bathrooms, Exteriors and Whole Houses. Within each major category, there were a variety of sub-categories grouped according to dollar value in order to keep the competition equitable. Each entry consisted of before and after photos, blueprints and drawings, a detailed description of the work done, design details and any additional information that might contribute to this comprehensive package. Judging was done by a panel of professionally qualified judges who reviewed every entry in every category. This was a detailed and exhaustive process that took a number of days to complete. Scoring was extremely close with many recipients being separated by only a few points. In essence, the evening was really an occasion to celebrate the best of the best in the renovation industry. To even qualify for entry, one had to be a Manitoba Home Builders Association RenoMark renovator. Only the most professional renovators adhere to the RenoMark standards and Code of Ethics, the highest in the industry. They must provide a detailed written contract including the scope of work for all jobs, offer a minimum two year warranty, carry at least $2 million liability insurance, have coverage for workplace safety and employer’s liability plus only work with subcontractors who carry similar coverage, take out all applicable licenses and permits, maintain a professional level of knowledge of current building codes, permit procedures and technical skills through continuing education and maintain a safe and organized worksite. When you hire a RenoMark renovator, you ensure that you have hired someone who adheres to the highest level of standards. The Manitoba Home Builders Association prides itself on being the first provincial association in Canada to adopt the RenoMark standards for all of its members. The goal of this bathroom renovation was to update a tired ensuite into a contemporary bathroom with unique details. All eyes are immediately drawn to the spectacular double angle shower which makes a bold statement. Convenient built-in shelves, large rain shower head and a built-in bench are beautifully surrounded in custom sourced tile. The frameless wall mirror is bordered by dark custom cabinets that reaches floor to ceiling for maximum storage space. The hidden gem in this room is the full length dressing mirror which disguises a full sized medicine cabinet built into a hidden wall recess. The refined, contemporary bathroom fixtures and dual flush energy efficient toilet are the final touches.

It was wonderful to be part of this renovation. The clients wanted to keep with the look and feel of their 100-year-old house, but have all of the modern amenities. We were able to give them both, from their new all-marble shower and heated tile flooring, to a custom made vanity that looks like it’s almost 100 years old. From start to finish, the clients were happy to see the old bathroom go and to have us give them the bathroom they always wanted.

The existing kitchen in this home was completely outdated and had no function at all. We removed the old kitchen and repositioned everything. We moved the fridge, stove, sink, and installed a large island, pantries and display areas. We reduced the size of the large opening into the dining room which gave us enough new wall space for the adjacent storage and fridge. We added pot lights, pendants, under cabinet lighting, a beautiful glass and marble mosaic backsplash, and upgraded the flooring. We matched the styling to our homeowners’ preferences which also matched the rest of the house.

“What’s old is new again,” was the theme of this kitchen, where reclaiming and recycling were key. The backsplash used to be the hearth of the family fireplace. The floor joist and ceiling rafters were repurposed into the now-trendy open shelving units. And the whimsical pot hanger used to hold together a wood barrel. Other salvaged materials include the base of the island, which used to be an old office desk and cabinets that were refinished for an old shaker look. The continuity of the design was carried through with distressed wood flooring and an old farmhouse sink. The gleaming custom island countertop was given a clear coat to bring out the character of this warm country style kitchen.

The original home was a traditional compartmentalized space with boxed kitchen, living and dining rooms. To achieve the openness the client wanted, all of the dividing walls were removed and a new floating wall with built-in cabinetry and three-way fireplace provides separation and a new focal point. The modern minimalist design is warmed by the caramel cabinetry. The palette is given more depth with the high contrast, bright white waterfall countertop on the island and parallel cabinets. This dimension is enhanced with two matching white cabinet fronts. Add to that, touch latch technology and upper and lower built-in cabinet lighting and its Mission Accomplished for this kitchen renovation.

In this beautiful Lake of the Woods cottage an archway was widened and a part non-load-bearing wall was removed. A pantry and fridge alcove were also removed to increase space and create openness. Radiant heated tile was installed and espresso maple cabinets were chosen to compliment the natural cedar trim work throughout the cottage. The main sink moved to a different wall, allowing for a clear view to the lake, and a second sink was installed in the island. But the most striking element of this new kitchen is the real quartz slab countertops. They are not the manmade quartz countertops that most consumers are familiar with but real quartz rock, quarried and machined into a countertop. The diagonal grain pattern on the island carries through to the countertop against the wall because all of the stone was made from the same large slab. Impressive to say the least!

To increase the overall space, a 4 ft. bump-out was added across the back wall and a dining room wall was removed. Next, a wall was added to separate the old living from from the new kitchen pantry. The additional area allowed for one patio door and five large windows to be added, bringing significant light into the kitchen. Beautiful two-tone cabinets with quartz countertops were installed, and the cabinet volume is nearly triple that of the previous layout. An expanded lighting scheme was implemented by creating multiple lighting groupings to increase function and enhance the beauty of the kitchen.

The client and designer had a very well laid-out plan. As soon as you walk in, they wanted to wow you from all angles. When you step in the front door to your right you see an amazing flush linear gas fireplace. To the front, an amazing old world staircase and picture nook. To the left, you see the open-concept living room and kitchen with custom cabinets throughout the house. In the master bedroom, a brand new ensuite was built. Floor to ceiling marble from Europe invites you into the space while the heated tile floors make it hard to leave.

The transformation of this 1977 bungalow started with the homeowners’ request for light, airy spaces, and rooms reworked to suit their lifestyle. The work included turning three bedrooms into two bedrooms with a large master bedroom walk-in closet/laundry area. In addition, we joined two bathrooms into one and removed the wall between the kitchen and dining space, to connect it to the adjacent living areas. The work required two new beams in the attic space, as well as one below the ceiling line. This extensive renovation included new flooring, lighting, doors and trim, cabinetry, countertops, tilework and all fixtures.

Built in 1895, this home had undergone little renovation. The new homeowners loved this dwelling and insisted that aspects of the original be maintained. In-floor heating radiates throughout the reclaimed elm flooring. Elm is also used on both staircases and all interior handrails. 17 skylights introduce natural light. Glass railings frame a 2-story music area. An interior bridge crosses the vaulted area into the master suite. Other details include a walk-in steam shower in the ensuite, a copper tile backsplash and hammered copper sink in the kitchen, and two fireplaces. Custom millwork by Legacy Cabinets, and granite countertops, marble and ceramic by Carrera Tile.

This cute storey and a half house was in need of an exterior facelift for four reasons. Firstly for simple aesthetics, secondly for maintenance issues, thirdly for energy efficiency and fourthly for pure function. The single-car attached garage was actually a converted porch that was falling off the house. The shingles also needed replacing. Low maintenance fibre cement siding was installed into all the new and old gable ends. This reno was one of those, "If you didn't see the house numbers, you wouldn't recognize the house" type of exterior upgrades!

GOOD THINGS HAPPEN WHEN LIKE-MINDED PEOPLE MEET and collaborate. That’s how Brian and

Karen described their recent experience with Sergey, owner of Accord Cabinets, the company that took on the whole-house custom cabinetry project for the couple’s custom built home in Bridgwater Forest. This couple knew what they wanted when it came to handing over this project to Accord, having 44 HOME DÉCOR AND RENOVATIONS DEC 2013 - JAN 2014

designed their house in minute detail. Brian and Karen placed a premium on including custom cabinetry not only for its eventual re-sale value, but more importantly “we wanted this whole home to be spectacular and for the cabinetry to really stand out,” says Brian. “I gave Sergey our 3D drawings of what the kitchen would be like and he admitted that he didn’t

They had decided on Shaker style but after visiting the Accord showroom made some modifications from what they saw there and recommendations from Sergey. The couple shied away from the everpopular espresso stain and went with the less common charcoal colour. Karen said, “We didn’t want anything that was

too dark and that would also let us enjoy the wood grain itself.” The same principle guided their choice of cabinetry hardware. “Sergey had samples in the showroom and we immediately liked its angularity and faceted edges in brushed nickel so we went with them. We also decided to go with double cupboards with glass fronts and lit interiors on the cabinet uppers to add an interesting feature on the long wall.” The kitchen and island countertops were outfitted with granite in Blue Pearl and the backsplash provides a satisfying contrast of staggered multi-hued strips of Bianco Venatino marble. It’s challenging in itself but the final objective is to make sure the client is happy.” Fair to say that Brian and Karen are more than pleased with the outcome. Brian says, “Right from our first contact with Accord, it was clear that Sergey knew his product so well as well as the build technology. I was impressed with that. His number one concern is that we were happy.” Karen adds, “Sergey always came up with options for us. He’s a problem-solver. His materials are gorgeous; so is his craftsmanship and service. Egg & Sausage Twist

EGG & SAUSAGE TWIST INGREDIENTS MAKES 10 SERVINGS

8 oz (225 g) puff pastry 8 oz (225 g) Italian sausage meat 4 eggs, hard-cooked, chopped 1 small onion, finely chopped 1 tsp (5 mL) Italian Seasoning Salt and pepper to taste 1 egg, beaten

DIRECTIONS

Preheat oven to 400o F (200o C). Roll out pastry into oblong, 12 x 10 inches (30 x 25 cm). Place on an oiled baking sheet. Put sausage meat into a medium-sized bowl, add eggs, and mix well together. Then add onions, herbs and seasonings. When thoroughly combined, spread mixture along centre of pastry. On the pastry, place tip of knife close to filling and slash pastry on either side of filling into strips about ½ inch (1cm) wide. Brush with ½ beaten egg to seal pastry and prevent mixture seeping out. Wrap strips over filling, alternating the right hand side with the left, until filling is completely covered. Tuck in edges. Brush with remaining egg and bake for 30 – 40 minutes. Serve hot or cold. Makes 10 servings.

LEMON COCONUT SQUARES INGREDIENTS MAKES ABOUT 30 TWO-INCH SQUARES CRUST

2 cups (500 mL) all-purpose flour ½ cup (125 mL) icing sugar 1 cup (250 mL) butter, softened FILLING

4 eggs 2 cups (500 mL) sugar ½ cup (125 mL) lemon juice 1 tbsp (15 mL) grated lemon peel (optional) ¼ cup (50 mL) flour ½ tsp (2 mL) baking powder ½ cup (125 mL) desiccated coconut DIRECTIONS CRUST

In medium mixing bowl blend together flour and icing sugar. Add butter and mix thoroughly. Grease bottom and sides of a 9 x 13 inch (23 x 33 cm) baking dish. Pat dough evenly into bottom of dish. Bake at 350°F (180°C) until set, about 20 to 25 minutes. Allow to cool. FILLING

In medium bowl beat together eggs, sugar, juice and peel. Gradually add flour and baking powder, blending thoroughly. Stir in coconut. Pour over crust, spreading evenly to edges. Continue baking at 350°F (180°C) until set, about 20 to 25 minutes. Allow to cool before cutting. Makes about 30 two-inch squares.

1 To open up the space as you walk into this room, a linen closet was removed and replaced with the custom built-ins that wrap around into the bedroom. Multi-levels were created to add interest and areas for display. 2 Potlights were carefully placed to accent the art pieces.

The nite tables, wall panels and bulkhead were custom built by Seine River Cabinets, in a grey stained maple to fit the space. 3

The TV pedestal elevates the TV but was designed to provide a space for the AV equipment. 5

Potlights in the bulkheads, not only accent the feature wall but also provide ideal lighting for reading in bed. 6

The hanging lights were chosen instead of using table lamps and their unsightly cords. 7

dating back to the 1920’s, it came as no surprise to Tim and Sherry that their Fort Garry home needed some long due remedial help before they could proceed with their dream kitchen and dining room renovation. Like many homes of a certain vintage, the original A-frame construction had undergone renovations over the years by previous owners ranging from a ground floor addition to having the roof removed in the 70’s to transform the home into a full two storey

Tim and Sherry found All Canadian Renovations (ACR) via a friend who had hired the company and was very satisfied with the results. Tony Teunis, ACR co-owner said, “When we first visited the house, we noticed that the floor was very bouncy so I told them I wanted to get an engineer in there to check things out. So in order to correct the floor, we had to do some structural work in the basement that resulted in new cement pads cut into the concrete and new teleposts to get rid of that bounce. Structurally, we corrected

basically all the stuff that doesn’t show, from the basement to the second floor.” Another problem area was the front stairway that was pulling away from the house structure. “We discovered that there were no piles or footings underneath it so we added some. It’s a brick house and we ended up having to bolt into the actual surface of the house and it worked out very well,” says Tony. Both Tim and Sherry wanted to convert their old kitchen and dining room into an open concept space by removing two existing walls. Tony brought in an engineer to assess and make recommendations since both walls were load-bearing. “We put in concealed Glulam beams into the upper floor rafters, so it’s all hidden without having to construct bulkheads.” At that point, the idea was collectively hatched by Tony and crew of adding dimension to the space by constructing a coffered ceiling in the dining room. “It was really a whole group effort,” says Sherry. “I remember standing in the middle of the dining room and saying ‘ok, what we are going to do with the ceiling?’ Since our ceilings were actually quite high, we had a lot of options.” With structural issues resolved, now it was time for the fun stuff of reinventing their kitchen. The cabinets, topped with crown moulding. extend up to the ceiling and accessing drawers and doors is whisper quiet thanks to Blumotion soft closure. Brushed nickel pulls provided the aesthetic touch this couple was seeking. “We wanted to keep it simple,” says Tim. The couple chose granite countertops, personally picking out their own slab in a shopping expedition to a warehouse with Tony. “We choose a beautiful multi-coloured piece that has reds, greys, blacks and burgundies throughout. It’s like having a living thing within the space,” says Sherry. The couple chose a contemporary glass tile with a hint of colour for the counter backsplash and under cabinet lighting enhances the total effect. The breakfast bar includes a small prep sink while deep drawers house baking accessories as well as a designated space for recycling and garbage containers. Care was taken to respect the character touches within the home from wide baseboard trims to the retention of an open window that harks back to the 1920’s when it was part of the exterior wall of the A-frame construction. Cork flooring in the kitchen carries into the family room. The upstairs ensuite received its own makeover as well, morphing from a room with a small corner shower and nondescript vanity to a full-fledged Italian porcelain shower stall with bench, rain shower head, hand-held shower and Sherry’s favorite, a heated floor.

THE COUPLE CHOSE GRANITE COUNTERTOPS, PERSONALLY PICKING OUT THEIR OWN SLAB IN A SHOPPING EXPEDITION TO A WAREHOUSE WITH TONY. “WE CHOOSE A BEAUTIFUL MULTICOLOURED PIECE THAT HAS REDS, GREYS, BLACKS AND BURGUNDIES THROUGHOUT. IT’S LIKE HAVING A LIVING THING WITHIN THE SPACE,” SAYS SHERRY.

The upstairs ensuite received its own makeover as well, morphing from a room with a small corner shower and nondescript vanity to a full-ﬂedged Italian porcelain shower stall with bench, rain shower head, hand-held shower and Sherry’s favorite, a heated ﬂoor.

Always wearing his contractor’s hat, Tony was not surprised that the entire bathroom wall required replacing, having rotted through. “We had to replace the entire exterior wall during the process and insulated it properly before getting on with the job.” Tim and Sherry are happy they listened to their friend’s advice about hiring ACR. “This is certainly the most significant renovation that we’ve ever been a part of,” says Tim, “and they really proved themselves to be true professionals.” To learn more about All Canadian Renovations visit their website at www.acrltd.ca or phone 204.779.6900.

WHEN SPRAWLING BUNGALOW-SIZE BASEMENTS ARE RENOVATED, there’s invariably lots of floor space to play with

and loads of finishing options that make for a jaw-dropping result, not to mention the hefty price tag that accompanies. It’s a different scenario when the basement footprint is more modest, say 700 square feet, so typical of numerous River Heights two-storey homes that border on 80 or more years. Dave Moore, owner and president of Renovations Classic says, “It calls for a different kind of thinking and planning” and a recent basement reno in north River Heights is a striking example of what can be accomplished. Konrad and Margaret had put off doing a major renovation to their basement that included a rec room, extra bedroom,

storage and mechanical room that had been a DIY project some time ago. “Margaret never quite liked the layout of the basement,” says Konrad. “A couple of years earlier, we noticed some water leaking in the basement and noticed that some of the floor plates had rotted away. So we finally decided; okay, let’s go the full mile and get it done properly.” Dave set to drafting a design on a CAD program that factored in existing features like the three basement windows and the mechanical elements

Choosing the right construction materials and techniques was instrumental to making the space energy efficient. “We used a dimple membrane and a plywood system on the floor,” says Dave. “It is a High Density Polyethylene product that has dimples and a closed cell foam layer applied to the underside of it that actually lifts the flooring off the concrete and acts as a thermal break between the carpet or the linoleum, making for a floor that’s more comfortable to walk on.” All windows were upgraded with the one in the exercise room receiving some custom attention. “That particular window was actually the original coal chute so we had a vertical slider made that was custom framed to fit,” says Dave. All exterior walls were framed with two by fours that stand two inches off the concrete. Two inches of spray foam wrap behind each stud with another 2” in the stud cavity, this provides the thermal break between interior walls and the concrete. “It’s done to the nines,” says Dave. “There’s really not much more you could do to make it more comfortable or energy efficient.” Creating a new bathroom called for an assessment of the original plumbing. Dave explains that a lot of River Heights homes have a different type of plumbing common in the era of the homes construction, called a J-trap that’s made of cast iron but in some homes, the cast deteriorates or collapses so “it came down to us digging up a considerable amount of the

existing floor, re-plumbing with all new ABS plumbing bringing it up to code. That allowed us to re-position the fixtures within the space before we re-poured the basement floor.” The new bathroom now includes a spacious 48 inch shower with custom glass doors, stylish vanity and toilet, a welcome feature in this previous one-bathroom home. “We also added a sump pit and a backwater valve,” says Dave. With a ceiling height of less than seven feet, steps were taken to maximize the volume wherever possible. “When the electricians and plumbers came in, anything that was hanging down was repositioned into the floor joists or bulkhead area. We dry-walled the ceiling as opposed to doing a drop ceiling giving another two inches of ceiling height and then finished with the pot lights.” Custom Height Frosted French doors were chosen to maximize as much natural light as possible and wall-mounted radiators were painted out for a seamless look. Dave says, “This basement is an excellent example of what you can do with a smaller footprint and in the $100 per square foot range, it’s a cost effective solution.” Konrad and Margaret are pleased with the final result that they rate as “very well done, very modern.” Konrad adds, “We got the sense that they were willing to go a step further and think outside the box. PRICE IS A CRITICAL ASPECT OF YOUR RENOVATION PROJECT. WHAT WILL IT COST TO DO THE JOB YOU WANT?

Alternatively, how far can you go on a set budget? Determining the cost of a small project is usually fairly simple. On larger projects, it often happens as a series of discussions between you and a renovator as you develop the vision and finetune the plans for your home. On some projects, it may be a good idea to hire someone to develop the design and the plans first as a separate job. Many renovators offer a full range of services, including design and plans development. Alternatively, you may choose to work with a designer or architect and then tender the actual work to renovators. 74 HOME DĂ&#x2030;COR AND RENOVATIONS DEC 2013 - JAN 2014

MAKE SURE THAT YOU PROVIDE EACH RENOVATOR WITH EXACTLY THE SAME INFORMATION; OTHERWISE YOU WILL NOT BE ABLE TO COMPARE BIDS. "Guesstimates" Experienced renovators can sometimes offer an educated opinion or price range on the spot, based on similar jobs they have done in the past - for instance, a per-squarefoot estimate for additions or basement recreation rooms, or a rough cost estimate for upgrading your bathroom. This can be helpful upfront to make sure that there is a realistic fit between what you would like to do and the budget your have in mind. However, be aware that the cost of a project can vary greatly, depending on many factors, including the current condition of your home and the types of products you want to use. Bids, or estimates For all intents and purposes, bids and estimates are the same, if written down - a renovator's offer to perform your renovation for a specified price, based on a detailed description of the work to be done. It will specify materials, products, labour, subtrades and so on, with accompanying costs. A written offer is legally binding and becomes part of the contract between you and the renovator, should you accept it. Make sure that you provide each renovator with exactly the same information; otherwise you will not be able to compare bids. This information may include plans, ranging from simple sketches or diagrams to full construction drawings needed for projects that involve altering the structure of your home. Specifications are detailed descriptions of the materials and products you want to be used in your project.

How many bids should you get? There are no hard and fast rules. On large projects, it is not uncommon for homeowners to interview several renovators, check their references and previous projects, and then choose one company to work with throughout the whole process, including developing plans and budgets as well as doing the actual work. In the end it comes down to trust and confidence - trust that you have chosen the right renovator for the job, and confidence that you will get what you want. Don't get caught by the unexpected Even the most experienced renovator cannot always predict the hidden challenges in your project. Dangerous electrical wiring from a previous renovation, rotted wood due to old leaks, lead ﬂashing under the old roof shingles…these are just some of the problems that your renovator may uncover once the work gets underway. Unpredictable problems can mean additional cost beyond the contract price. It may be a good idea to set aside a small portion of your budget as a contingency fund. the decades within their 90’s ensuite bathroom involved some major demolition work. The object was to create an open concept space by replacing the oval Jacuzzi bathtub, expanding the former shower to spalike proportions and removing the door that partitioned the toilet and former bidet. The couple called in Randy Mandelik, owner of WC Potts, having worked with the company on a previous upgrade to a twopiece bathroom. What followed was a four week project that involved a lot of heavy lifting with the removal of the 90’s bathroom fixtures, breaking up of the marble flooring and the reconfiguration of plumbing to accommodate the new floor plan. The couple decided on Toto fixtures to outfit the space starting with a Clayton air-jet bathtub set below the trio of panoramic windows that overlook the second floor balcony offering an unimpeded sightline of their East St. Paul acreage. The bathtub is clad within a clean-line apron of Travertini glazed porcelain that mimics marble but without the maintenance issues of the real thing. Lucille heeded Randy’s advice to include a pull-out hand-held shower as one of the fixtures for an easy-clean option on the tub enclosure shelf.

Frameless shower doors outfitted with chrome handles add to the open concept ambiance and the toilet is out in the open with the bidet now history. The neutral-hued shower walls were given some visual interest with two earthy-accent glass and stone strips running vertically as contrast against the striated porcelain, the same material that appears on the vanity backsplash in the opposite end of the open space. The couple elected to keep the original oak cabinetry but the look was refreshed with new Casearstone countertops and a pair of drop-in sinks with traditional styling; elements that harmonize with the existing U-shaped vanity. New faucets and lighting fixtures update the overall look and work with the existing mirrors that remained intact throughout the course of the renovation. Having done her share of renovations over the years, Lucille appreciated the extra measures that the WC Potts team made to ensure a job well done. “People usually have to re-do their bathrooms every 20 years because of the rot. Shower drains aren’t totally water resistant so they do rot away over time. We only had the one shower nozzle in our old shower and it was pretty much disintegrating because

we are on well water which is very hard on fixtures. When we did open up the shower, there was rot present, so it was timely that we did the renovations.” Lucille appreciates that WC Potts quotation was upfront, extremely competitive and did not involve any extra charges. “They were not fazed at all about finding the rot. It’s always an unknown as to what you’ll find when you open things up, but they’ve done bathrooms long enough to know that it was likely a possibility.” “They replaced the plywood, applied a heavy duty waterproof membrane underneath and even used mouldresistant caulking, a new product. They explained everything that they did. To see it first hand was really amazing!” Lucille and Ron were also impressed with the company’s three man team who “could do just about everything. They were carpenters, drywallers, ceramic installers, painters and finishing installers,” says Lucille. “It wasn’t like the project was held up because the electrician was working on a different project. insulated, and contributed to the character of the design as a whole. Fast forward 20 to 30 years and the windows are showing their age: rotting frames, seal failures, drafty, inoperable... How do you achieve the quality that you expect for your home? What is a good choice as opposed to a quick choice? There are many different frame types and related price points available on the market. Most window systems now have pre-finished, low maintenance frames. The material of the frame, however, can impact both longevity of the product and flexibility in design. Materials with greater stability in very hot and very cold temperatures help protect the sealed unit, and pose less risk for seal failures. In terms of design, entry level windows typically limit the colour options to white on the interior and exterior. These colours create a sleek frame, particularly for architectural window walls in additions or major renovations. Alternatively, for more classic appeal, consider pairing a rich brown or taupe frame with a wood jamb extension. Species vary widely, from oak to hemlock to walnut, the latter becoming increasingly in demand. The entrance door can also have huge impact on both the value and the appearance of the home. As the first point of contact for all guests, replace an old door with a fresh design, and add a statement colour, added height, or a beautiful piece of hardware. Door manufacturers have been increasingly offering 8’ tall panels, with oversized sidelites and transoms to bring in natural light. Smooth panels, solid or full glass, have been very popular due to their simplicity, paired with multi-point locks and sleek, streamlined hardware.
