How to create the perfect 1

When choosing furniture for the living room, it’s important to begin with a few questions: What activities will be taking place in this space? Watching TV, reading, homework with kids? Will it be a multi-zone space? What are lighting requirements? Upon confirming the needs and requirements, the next step is to start with furniture that promotes ultimate comfort. Then choose statements pieces (art and sculptural lighting) – these can be fun and exciting to bring visual depth and personality to the space and make it truly unique.

There’s no need to spend a fortune on decorative objects to achieve a highend look in your living room. I’m always amazed at the quality of coffee table books, trays and trinkets you can find at thrift stores. And why not “shop your house” for family heirlooms, art and other special items that can be repurposed in a new way?

Warm up the wood floors in your living room by adding a beautiful accent rug. When selecting carpeting for a living room, fabric selection is important. Wool fabric is great for its durability and soft feel. Consider your colour scheme and use the rug as an accent to complement your space.

WINDOW TREATMENTS

When deciding on the right type of window treatments for your livingroom, consider your needs first. For instance, if your room lets in a lot of natural light or is visible to your surrounding neighbours, I suggest having a privacy blind installed. This can be in the form of a roller shade or silhouettes. This type of window treatment helps to diffuse light and provide privacy; however, I often don’t stop there, as this style is most often functional and not decorative. On top of privacy shades, especially in a living room space, I like to add drapery panels to impart a decorative element to the windows. These panels can be stationary to frame the sides of the windows, or operational to allow you to move them back and forth whenever needed.

PILLOWS

To me, no living room is complete without including some pillows that bring extra comfort, as well as style and personality. If your room already has a lot of patterns from the sofa, window treatments or floor coverings, then you can select pillow fabrics that are quieter. Use your pillow selection to pull together other elements in the room, creating a cohesive colour palette. The pillows should complement the sofa or chair they are placed on. An easy formula is to pick one small print/pattern, one large pattern, and one solid. Your busy and large print should be on your largest pillows, or the pillow that is front and centre, as this print will usually set the tone of the arrangement.

When selecting a neutral paint for your living room, you really want to keep in mind the overall undertone of your space. If you’re decorating with richer reds and yellows, you’ll want to choose a neutral with a warmer undertone and subtle hints of yellow. If you are incorporating blues, purples and other darker colours in your space, then you’ll want a neutral with a cooler undertone with hints of blue and grey.

Manage the clutter

Working or studying from home means that your workspace may be open to other rooms or spaces, so it’s critical to ensure there is room for all the items you bring to the table. Add a filing cabinet to organize yourself properly, include shelves with baskets and bins that allow you to sort and manage all your office supplies. If you’re designing a custom built-in unit, my favourite recommendation is incorporating a hidden compartment for your printer and any other oversized electronics.

Lighting

Nobody wants to be left in the dark. Ensuring that your workspace is illuminated will guarantee that you feel alert and focused. If you’re designing a room from scratch, be sure to include ample ceiling lights, such as recessed pot lights or track lights. Add LED strip lights to the underside of shelves or upper cabinets, so your tabletop is perfectly illuminated. Lastly, a good old-fashioned table lamp not only looks stylish, but helps shine a ton of extra light.

Comfort

A workspace, first and foremost, must be a comfortable setting. If you’re spending hours at your

desk with the wrong chair, make sure you toss it out and invest in a chair that has ergonomic qualities. Your health and well-being should come above all. Comfort at the table also means having all of your tools and supplies at arm’s reach, making sure you’ve got your pencils in a pretty cup or a handy drawer. Ensure there is ample space for your monitor and keyboard. And last but not least, comfort also means a setting that feels lush and warm; add lavender blooms to help relieve some of your work tensions, and invest in a plush rug to help make your office setting that much more comfortable.

Make use of horizontal and vertical surfaces

A home office is often more than just a desk and chair. It means housing a lot of books, office equipment and stationery. Making

use of your walls is key. Use the height to add shelves, storage cabinets, an inspiration board and even a variety of wall-mounted racks and organizers. When it comes to choosing or designing a custom desk, make full use of all your horizontal surfaces. Go end to end for that custom look, or find a ready to buy a table that works with the scale of your room to maximize your office functions.

Add a splash of something

Organizing an office doesn’t mean it has to feel sterile and minimal. Have fun with it, find baskets and bins that are colourful, add a splash of drama with artwork, books or decorative object. If you’re opting for a custom built-in unit, find a colour that inspires you, and go for it. It will be a room that you’ll look forward retreating to, and work won’t really feel like work anymore!

Five tips to create a perfect at home office or study environment

Hack #1 - ceiling fans

Use a damp cloth or wet pillowcase (reuse old pillowcases!) to wipe ceiling fans that have accumulated cobwebs and dust during the winter. If you’re unable to reach the blades this way, try using a microfibre duster with a large extension pole for hard-to- reach places.

Hack #2 - chandelier and ceiling fan lights

Take the glass light bulb covers off ceiling fans and chandeliers and stick them in the dishwasher. They come out sparkling clean, and it’s less work for your tired hands.

Hack #3 - area rugs

Bring area rugs outside on a dry day and beat them with a broom to remove dirt, lint and debris. Spray the rugs outside with a natural carpet deodorizer to refresh them and let them air dry. After bringing them back inside, vacuum rugs thoroughly.

Hack #4 - Linens and curtains

Located right next to downtown Winnipeg, running south to Fort Rouge, Osborne Village is a densely populated, well-traversed, artsy area of the city. With Wellington Crescent on one side and the Donald Street Bridge on the other, the urban residents are highly mobile, street savvy and aware of their surroundings.

The Village hosts fantastic funky shops, trendy nightclubs and unique restaurants known only on Osborne Street. If you’re looking for karaoke, you’re looking for Osborne. Osborne Village has an annual Canada Day Street Festival that features First Nations drumming, bands, an open market and street hockey.

Young, well-dressed business professionals enjoy their Starbucks in the sun next to street musicians and history students. On Osborne, trendy locals shift comfortably between quaint classic culture and dark court jesters. It’s an energizing mix to be in the midst of it. There is a marked difference between day traffic and

night walkers though. During the day, dads with strollers and cyclists swarm the streets. After business hours, groups of friends get together for food and wine or try performance art alone. Curiosity seekers are abundant and so are the amenities. The Village dances with lights riding the river. Many new families call the Village home as well as some older tenants who enjoy their view from the highrise apartments, but most residents are typically young, single and working in the area. The most common age group is mid- to late20s, but there are urban professionals well above that who form a key demographic for services in the area. Families with children are typically affluent and educated with one or two children, sometimes living with other family units or singles in a grand three-storey house.

The face of the Village is young, metro and stunningly stylish. In this neighbourhood, public transit is the most frequent form of transportation down Osborne Street, after vehicle traffic. There are at least eight bus routes and the Rapid Transit station is located nearby. Parking is tight so people often walk, bike or bus in order to save a little bit of cash.

Osborne Village has more than 500 buildings – one-third is residential use. There are elementary schools and one middle school. The Village is close to the Misericordia Hospital and famous Firehall Station No. 4 sits on Stradbrook. The River Osborne Community Centre is further south at Confusion Corner.

Osborne Village is desirable and considered one of the best communities in the city. It is very vibrant and diverse with a thriving business and entertainment culture. People on the street both make and take away from the value of the Village.

Moving is a very personal thing and people who hire moving companies ask for varying levels of service. Take packing, for example. Some people want to pack their own items, while others prefer a turn-key solution where the mover does it all. There are, of course, advantages to each approach, so it is important to choose what’s best for you.

THE PROFESSIONAL PACKER

Most who choose to pack themselves do so because it saves money on the move. That is true only if the items make it from Point A to Point B in one piece. Moving companies will not be responsible for items damaged because of poor packing. The most critical element in packing is taking into consideration how far and long the items will remain in the boxes and containers during transit. Consumers often underestimate just how much jostling their items will endure on the various highways and other roadways on their trip to their new home or business. Accessories such as lamps may seem to be packed well, but may shift inside the carton and break or chip as a result. Professional packers have the experience to know exactly what is best for various categories of items, depending on the size and distance of the move, and

they pack accordingly. They can also provide excellent advice on how to mark your boxes for ease of unpacking, and on the items to pack last and unpack first. Having your mover do the packing offers you the peace of mind in knowing that if the unexpected happens, your possessions will be repaired or replaced.

Trained packing professionals help clients with as much or as little of the packing and unpacking as required. Those who are willing and capable of packing themselves need to consider the proper materials and containers that will help to ensure a successful move. There are also significant considerations to keep in mind, such as not packing explosive or flammable items in the general boxes. Although you can obtain boxes from places like grocery stores, check with your mover, who may sell proper packing materials that will save you work and worry. Some of the items you will need are tape dispensers,

newsprint, markers, pads and bubble wrap – and there are many sizes and strengths of boxes available. There is a 1.5 cubic-foot box that is often referred to as a book or record box. It’s fairly small and is designed to hold small, heavy items like food jars or cans, flatware, CDs, etc. The next size up is a lamp or lampshade box, which is three cubic feet in size. The sizes go up from there, to 4.5 and six cubic feet for lighter objects such as pillows and stuffed animals. These are just some of the moving materials that are available today. Whether you choose to pack your own items or have your mover do it, be sure you choose a company with a solid track record for providing top-notch service.

able. This isn’t a hard and fast rule, but it helps keep the flow on a busy elevator.

3. hold thE door! Your neighbours will remember you watching the doors close on them – and not in a good way. Hold the door for others who are running to catch the elevator.

4. kids. If they’re old enough, let them push the button, but don’t let your children play with the panel or light up all the floors like a Christmas tree. That’s no way to impress the neighbours or make friends.

5. BE nEighBourly. Generally, the people on the elevator are your neighbours. There’s no need for awkward silence – but there’s also no need for awkward questions. Don’t confuse friendliness with nosiness.

At first, you were afraid to put away winter gear because it was impossible to believe that unrelenting, snow-filled season was really over. But spring has slowly slid into place, and now you’re finding spring jackets and raincoats being layered on hangers atop winter jackets. The hall closet is bursting at the seams trying to contain the collection of everything from mitts and snow boots to umbrellas and Wellies. It’s time for the seasonal switch. Make some space for your spring and summer things, and don’t give Jack Frost another thought.

Quick tips on organizing your home

Make room for spring. It’s that wonderful time of year again when we can put away the winter gear and lighten the load. Although there’s never enough storage, there are creative ways to better utilize existing spaces when storing out-of-season items.

Here are some ideas to consider: Add another shelf above the existing one in all the closets, and purchase under-the-bed organizers. If your bed is not high enough, you can get a bed riser to lift it. Consider creating a document on your computer that serves as an index to outline where you’ve stored what. When winter arrives, you won’t have to rely on your memory to find what you need.

How long have you been putting off that rummage sale? Have you been saving items for years with the intention of selling them, but never seem to get around to it? Pull out your calendar today and book a definite date to have your sale this spring. Blocking the time now increases the likelihood of following through with it later.

Another option is to forgo the big sell-off entirely and donate these items instead. It takes several days to orchestrate a successful sale, so determine whether the money you’ll make is worth the time and energy it will take. After all, you can always get more money but you can never replace lost time.

Jump-start your spring cleaning with baby steps. If you don’t know where to begin when it comes to spring-cleaning your home, start small. Pick just one room. Moving clockwise, remove anything that doesn’t belong in that room and place it in a “move elsewhere” box to deliver to the room it should live in. Pull out anything that doesn’t give you joy or value and place it in a giveaway box. Toss or recycle any papers and garbage that are left over. Designate this room as a “noclutter zone” so you will always have a sanctuary to escape to, regardless of what the rest of the house looks like.

Have you stored your winter coats yet? If you’ve been putting off the task of storing your winter coats because you don’t have an extra closet, there’s a solution. A

sturdy, rolling garment rack makes an ideal spot to store winter coats during the summer.

Be sure to dry-clean all items before storing, even if they look clean. Body oils and not-yetvisible food stains attract moths – especially on wool coats. Cover the clothes with a clean, cotton bed sheet or use a zippered canvas wardrobe cover specifically designed for this purpose to keep your clothes dust-free. Why size matters: The Impor Tance of scale

In my professional opinion, a well-designed home must meet two key criteria: the home (and everything in it) must be practical and aesthetically pleasing. These are two areas that I focus on when kicking off a new design project for my clients. Now, you might be thinking, “Just two criteria?” Don’t be fooled by your perceived simplicity of a number. A lot of planning goes into achieving fashion and function. One of them is scale.

The rules of scale apply to everything in the space, in relation to the space itself. Furniture, light fixtures, art and accessories all have to work within the proportions of a room to achieve

the perfect fit. When everything is scaled to the space, your home will feel like a well-tailored suit.

Pieces that are too large or too small can create visual awkwardness and physical inefficiencies. Here are three common victims of measuring missteps.

Area Rugs

Area rugs don’t get the attention they deserve, and they’re certainly not a first focus for measureminded folks. Big mistake! Area rugs are important because they define “zones” and anchor everything in them.

Oftentimes people will look at their space, complete with

furniture in place, and “estimate” the size of their rug requirements based on the empty area between the furnishings. The result is an ill-fitting rug that floats aimlessly between the sofa and chairs.

When choosing the rightsized rug, the furnishings of your zone–be it a conversation area in the living room or a small reading nook in the bedroom–should be large enough to accommodate at least the front legs of the furniture of that “zone.” For example, in the sitting area this might include a sofa and some chairs, a coffee table, a side table and maybe an ottoman. Ensure the rug isn’t butting up against the walls, leaving a gap or a few inches to create a border.

tipHave you heard of “tablescaping?” Try arranging accessories and collections in odd numbers–threes, fives or sevens. Place the tallest piece at the centre and work your way out.

Light Fixtures

Light fixtures are often measured incorrectly, in more ways than one. When choosing a light fixture, ensure it is not too small. Remember, lighting should be a focal point, so choose something that stands out, both in terms of style and scale. Like area rugs, light fixtures help to define a living area, enhance a room’s function, and highlight its focal points. Choosing an appropriately sized fixture brings balance to the room–and yes, there’s simple a formula for that! Measure the length and width of the room in feet, add the two numbers and the result, expressed in inches, is the ideal size of your light fixture. For example, a room that is 10 ft. wide by 20 ft. long would be best

suited to a fixture that measures 30 inches in diameter. If you’re choosing a fixture to hang over a table, measure the table in inches and subtract 12, which gives you the ideal diameter for your chandelier or pendant.

The second scale slip-up occurs when determining the height of suspension. As a general rule, the fixture should hang three ft. above a tabletop or six ft. from the floor.

Decor

Last but not least, art and accessories are often over- or underestimated, leaving them looking inadequate and ineffectual.

In an effort to achieve a clean and uncluttered space, people often “go small” when it comes to their decor. The result is decor that falls short on size and visual effect. The secret to success is to be selective in your decor. Limit the number of pieces and ensure they’re big enough to make an impression.

When visiting a furniture showroom, be mindful that these spaces typically have high ceilings and vast floor area can be deceiving, so don’t trust yourself to “just eyeball it.” Advanced planning is essential, and a tape measure your best friend.

Sketch out the room, making note of room dimensions, ceiling height, doorways, windows, focal points, and paths of traffic. While you’re at it, be sure to measure hallways, doorways, and elevators to ensure your furniture will fit through when it is delivered. Then, get some tape and delineate where your furniture will be placed and how big each piece should realistically be. Then, shop with measurements in hand.

what to look for in a rental

Whether it’s your first apartment or your 10th, you’re going to want to find the home that best suits your needs. While looking for a new apartment, use this handy checklist to make sure you’ve covered all your bases.

THE RENTAL UNIT

• Is there a storage place for extra belongings such as bikes, luggage, etc.? Who has access to this place?

• Where is the closest bus stop?

• Is the apartment near services that are used regularly? (groceries, bank, fitness)

• Is the rental unit clean? Who shovels the snow and cuts the grass? Who supplies the equipment (shovels, lawn mower)?

• Where can vehicles be parked? Is there good lighting outside and in the parking lot?

• How quiet or noisy is the rental unit during the evening for studying or sleeping?

• Are there laundry facilities? Is there a schedule for use? Is there a cost? Where is the closest laundromat?

• Does the building have Internet service, or can it be installed?

FINANCES

• How much is the rent?

• Is a security deposit required? What is the amount?

• Does the rent include utilities: Heat, water, electricity, cable or Internet?

• Will a utility hook-up charge be extra?

• Will parking cost extra? What is the amount?

• Who has to pay for repairs — big ones and small ones?

AVOID ROOMMATE MISUNDERSTANDINGS

• Who will sign the residential tenancy agreement (lease)? It’s best that all parties be named on it.

• What will happen if one person needs to move out before the end of the lease?

• How will costs be shared and bills paid?

• How will problems be resolved?

QUESTIONS AND CONSIDERATIONS

• Is the lease for a fixed amount of time or month-to-month?

• When and where will the rent be paid? What happens if it is late? Ask for receipts for any payments.

• Who do you contact if there is a problem?

• Have you arranged for tenants’ insurance?

• Are sublets okay? What about a roommate?

• Are pets allowed? Is a deposit required?

• Is smoking allowed?

• How long can guests stay?

• Are you able to decorate your unit? What is the policy about push pins and hammering nails in the walls?

• When and where are notices delivered when it’s time to move out?

• When will the inspection report be done.

It’s always a good idea to keep copies of documents related to your rental unit, including the tenancy agreement, inspection report and receipts. Asking the right questions and considering the answers before you sign on the dotted line will help you find a rental unit that best suits your needs and lifestyle.
