SIX STEPS TO FINDING A GREAT RENTAL
Know your rental wants and needs before you start looking to simplify your search. CMHC offers some tips to help you find the right place to call “home.”
1. IDENTIFY YOUR RENTAL NEEDS: What’s your budget? Which neighbourhood do you prefer? How many bedrooms? Make a list of your needs and preferences to help narrow down that great rental opportunity.
2. ASK QUESTIONS: Have a list of questions ready to ask the landlord. Is parking included in the rent? Utilities? Ask about the lease and terms. Be clear on any policies that may affect your lifestyle.
3. FIRST IMPRESSIONS COUNT: Make a good impression when you meet the landlord. Dress neatly and arrive on time. Bring your rental history and references, a current employment letter, and a cheque so you can leave a deposit in case you’re interested in taking the place.
4. TAKE NOTES: If viewing several apartments, write down key features of each so you can compare later.
5. REVIEW YOUR LEASE: Rental agreements vary but generally include the names of the landlord and tenant, the address of the property, the amount of the rent, what is included in that cost, the rent payment due date, the deposit amount paid, the term of the
rental period, and details like who is responsible for upkeep. Ensure all this information is outlined.
6. TAKE NOTES – AGAIN: It’s time to move in! Before you do, you and your landlord should inspect your new home together. Document all issues so you won’t be held liable for any pre-existing damage when you leave.

Many of us have been thinking of doing some redecorating but are not sure exactly where to start, or if we actually want to do an entire room or just enhance it. In the context of the living room or den, a good place to start is always the centrepiece – the coffee table.
HOW TO PICK THE RIGHT COFFEE TABLE
The design decision isn’t as intuitive as you may think. Here’s what to consider before you make your purchase.
Choosing the right coffee table for your space seems simple enough: You walk into your favourite shop, pick a piece you love, go home and voila! But wait a few hours, reflect a little more and you may realize that you made the wrong choice. Like choosing the right couch, finding the right coffee table takes some larger considerations. Size, height and width all matter, as does scale and proportion. Does it have to be kid-friendly or storage-friendly? Does it fit your lifestyle or your room?
CONSIDER SIZE FIRST
Is there anything more awkward than an ill-fitting coffee table? One that’s too high or far too low? The general rule is that you should find a coffee table that is ideally standing at the same height as the cushions, or one to two inches. lower. If you go too far on
either side of that equation, it will just look off and throw the whole space into question.
DON’T FORGET PROPORTION
Similar to the above sentiment, look for a coffee table that has the right length in comparison to the width of your couch. In specific terms, this means your coffee table should be two-thirds the length of your couch. So, for a 96-in couch, look for a coffee table that is 64 in. long. Also, think about distance, too: From the edge of your couch to the edge of the table should be 18 in. Why? You want it to be close enough to reach for your drink or put your book down, but far

enough that you can stretch out your legs.
BALANCE YOUR STYLE
Find harmony between your couch style and your coffee table style. If you have a substantial couch in a solid block of colour, try pairing it with a “lighter” version of a coffee table that’s glass with a chrome frame. If your couch is more streamlined and smaller in frame, opt for a coffee table that has more weight to it, whether that’s a wooden piece or an entirely solid base.
FUNCTIONALITY
Do you have pets or children? Might be best to opt for a coffee table that has an oval shape; no
hard edges mean no possible injuries. Consider what the primary use of the table will be: Is it purely decorative, for storage or for entertaining purposes? All of that comes into play. Some tables come with shelves or drawers, others with materials that may stain if a wet drink or food is placed on it. Pick a piece that works with your lifestyle.
MATERIALS
Speaking of materials, there is a plethora of different varieties you can choose from, from woods to metal, marble and Lucite. Again, this depends on your overall room (and house) style. You want the coffee table to meld harmoniously with all your other furnishings and
not stand out like a sore thumb. Whether you favour contemporary or vintage, take a quick snap of your space to bring with you on your buying excursion. It will really help store clerks find the appropriate style for you, and you can also remind yourself of exactly how your space looks while out shopping.
CONSIDER MULTIPLE MINI-TABLES
Maybe a bit controversial for some, but sometimes a set of mini tables works better in a space than one larger coffee table. This is especially true of smaller spaces, because it offers a level of flexibility in terms of how you use the tables, and where you put them.

PACKING MISTAKES AVOID COMMON

Here are a few tips to help you avoid finding damaged items at your destination:
1. CONSIDER PURCHASING BOXES FROM YOUR MOVER. The most common packing mistake people make is getting free boxes at the grocery or liquor store and then putting too many things in them. Using a large box to pack books and magazines may make it too heavy and the box might break during the move.
Use this rule of thumb: The heavier the item, the smaller the box. Be choosy about your boxes; free boxes from a grocery store used to ship produce could contain insect larvae that may transfer to your belongings.
2. BE REALISTIC ABOUT THE NUMBER OF BOXES YOU NEED. You will most likely underestimate your box requirement. Often, people think 50 or 60 boxes will be enough, and then two days before moving day, they realize they need 250.
3. START PACKING EARLY AND BE COMPLETELY PACKED WHEN THE MOVERS ARRIVE. There’s nothing more frustrating than trying to move a customer’s belongings while they are attempting to shove items into boxes.
This also interferes with the optimal loading of the moving truck. There is a loading system where the first things placed in the truck are light items such as chairs, lampshades, cushions, etc; these items are placed in the ‘attic’ (the area over the cab) of the truck. Next, a ‘box wall’ is stacked to the ceiling to hold the items in the attic in place. Plastic wrapped mattresses are then put against the box wall and everything is secured with tie-off straps to keep belongings from getting jostled during the move. If you’re not completely packed and ready on moving day, movers can’t create that box wall early on. This decreases the capacity of the items that can be moved at one time. It also eats up precious time, and therefore, money!
4. THINK AHEAD. Begin packing items you don’t use daily. As you pack your boxes, move them to the front of your apartment and
stack them along a wall near the front door. Say it takes 2.5 minutes, on average, to move a box from an upper bedroom to the truck. Having it on the main floor can shave 45 seconds off the time for each box. Saving 45 seconds multiplied by 200 boxes can save lots of time and money.
5. HAVE YOUR MOVING COMPANY PACK FOR YOU. Moving companies are skilled, have more experience packing and have the correct sized boxes.
So, when it comes to moving, forethought goes a long way.
