ADVICE | RENTAL PRO

10 REASONS RENTING IS BETTER

RENTING VS OWNING ANNE MARSHALL

While many people idealize home ownership and cling to it as a goal, not everyone wants to own their own home. Especially after retirement, the “perks” of homeownership pale in comparison to the benefits of renting. If you’re thinking about making a change to your living situation, here are 10 good reasons why renting may be preferable to owning your home. 1. MOBILITY. If employment or other life circumstances require you to move to a different city (or province), it’s a lot easier to give your landlord notice and hunt for an apartment than it would be to put your home on the market, sell it and buy a new one. 2. PROPERTY MAINTENANCE.

Whether it’s shovelling snow for 90 days straight in winter, raking autumn leaves or mowing the lawn in summer, outdoor tasks are the responsibility of your landlord, superintendent or management company, unless your lease dictates otherwise. 3. FIXTURE REPAIR. When your shower stops running properly, your landlord is the one who has to call and pay for the plumber. If the fridge or stove needs replacing, that’s their financial responsibility. 4. INTEREST RATE INVULNERABILITY. Unlike

homeowners, your rent is fixed and can only increase by small increments dictated by law. Not so the financial market, which could see you renegotiating

your mortgage every couple of years as interest rates and property values change. 5. ACCESS TO AMENITIES. Pools, gyms, party rooms and libraries are all fairly common features of upscale modern apartment buildings. In addition, highdensity housing is often situated in the heart of the city, close to entertainment and shopping, which opens up a world of possibilities for your social life. 6. NO DOWN PAYMENT. All you have to come up with to secure your apartment is enough to cover your rent and/or security deposit. Some landlords may ask for a security deposit rather than the last month, but it will usually end up being applied that way – at any rate, deposits aren’t excessive. With the average home price in Canada now well over $400k, even a very small down payment plus legal fees, plus home inspection, plus, plus, plus – it all adds up to a big investment and a lot of money to pay out on key day. 7. SAFETY. Living in a rental unit typically means living near a lot of other people, and while that can occasionally be irksome, those country music fans who hold a stomping hootenanny every Saturday night are also going to hear you scream if you’re in trouble, or notice if your car hasn’t moved or your mail starts piling up. 8. CHEAPER INSURANCE.

Unlike homeowners, renters do not have to insure the property – only the contents. When you get your renters’ insurance, expect to be paying

When your shower stops running properly, your landlord is the one who has to call and pay for the plumber.

approximately half of what you would if you owned your home. Canadian renters’ insurance averages $20 to $30 a month in most parts of the country. 9. NO PROPERTY TAXES. While you can assume that at least some of the rent you pay goes towards covering that cost for your landlord, it isn’t your financial responsibility. Your rent remains stable and increases in a predictable fashion. 10. LOWER UTILITY COSTS.

Heating (or cooling) a larger space than that which you actually occupy is one of the downsides of homeownership. Rental units have more compact floorplans, and in the winter, you may even benefit from ambient heat from the building or apartments around you, depending on its layout. Anne Marshall has lived in New York City, Glasgow (Scotland), Greensboro (NC), Toronto, and somehow ended up back in the fabulous small city of Guelph, where she grew up.

ADVICE | MAKE YOUR MOVE

TO PACK OR NOT: DIY OR LEAVE IT TO THE PROS?

CHUCK RESNICK

Moving is a very personal thing and people who hire moving companies ask for varying levels of service. Take packing, for example. Some people want to pack their own items, while others prefer a turn-key solution where the mover does it all. There are, of course, advantages to each approach, so it is important to choose what’s best for you. THE PROFESSIONAL PACKER

Most who choose to pack themselves do so because it saves money on the move. That is true only if the items make it from Point A to Point B in one piece. Moving companies will not be responsible for items damaged because of poor packing. The most critical element in packing is taking into consideration how far and long the items will remain in the boxes and containers during transit. Consumers often underestimate just how much jostling their items will endure on the various highways and other roadways on their trip to their new home or business. Accessories such as lamps may seem to be packed well, but may shift inside the carton and break or chip as a result. Professional packers have the experience to know exactly what is best for various categories of items, depending on the size and distance of the move, and 20 Renters Guide | Jan. 26–Feb. 9, 2024

they pack accordingly. They can also provide excellent advice on how to mark your boxes for ease of unpacking, and on the items to pack last and unpack first. Having your mover do the packing offers you the peace of mind in knowing that if the unexpected happens, your possessions will be repaired or replaced. THE DIY PACKER

Trained packing professionals help clients with as much or as little of the packing and unpacking as required. Those who are willing and capable of packing themselves need to consider the proper materials and containers that will help to ensure a successful move. There are also significant considerations to keep in mind, such as not packing explosive or flammable items in the general boxes. Although you can obtain boxes from places like grocery stores, check with your mover, who may sell proper packing materials that will save you work and worry. Some of the items you will need are tape dispensers,

newsprint, markers, pads and bubble wrap – and there are many sizes and strengths of boxes available. There is a 1.5 cubic-foot box that is often referred to as a book or record box. It’s fairly small and is designed to hold small, heavy items like food jars or cans, flatware, CDs, etc. The next size up is a lamp or lampshade box, which is three cubic feet in size. The sizes go up from there, to 4.5 and six cubic feet for lighter objects such as pillows and stuffed animals. These are just some of the moving materials that are available today. Whether you choose to pack your own items or have your mover do it, be sure you choose a company with a solid track record for providing top-notch service. ADVICE | RENTERS’ ETIquETTE

Top 8 renter issues JAne HermAn Harmonious living is all about treating others with respect and consideration. Start by making a concerted effort by avoiding these ‘top eight renter issues.’ 1. Keep the noise down. Take off your high heels at the door, refrain from vacuuming, using power tools or hanging pictures at 10 p.m. 2. When in the elevator, hold it for a neighbour. Likewise, don’t hold it unnecessarily, like while you’re waiting for your spouse/ roommate to put their coat on,

lock the door, and walk all the way down the hall. 3. No Smoking. If smoking is not allowed in your building or on the floor, don’t do it. 4. Respect and maintain common areas as if they were an extension of your own home. 5. Ensure your pet is a good neighbour, too. Walk your pet regularly, and stoop’n’scoop. Also, make sure your pet doesn’t howl all day or bark all night. 6. Keep an eye on the time and on your laundry regularly. Don’t leave your stuff sitting in the washer or dryer after it has finished. 7. Remember to dress appropriately when taking out

trash, recycling, picking up mail, doing laundry or getting something from your car. 8. Respect your neighbours’ right to privacy. Be cognizant of and promptly report any crimes or suspicious persons in the building. Jane Herman is a communications consultant who has worked in the rental property industry. NEIGHBOURHOOD PROFILE

TRANSCONA

SUBURBAN CHARM WITH PLENTY OF AMENITIES

DAWN PETER

The name of Winnipeg’s Transcona neighbourhood is derived from the words Transcontinental and Strathcona, a reflection of the impact the railway and prominent Manitoban, Lord Strathcona, had on the area. The railway’s influence can still be felt on this workingclass suburb, whose borders include Springfield Road to the north, Perimeter Highway to the east, Dugald Road to the south, and Lagimodiere Boulevard to the west. Initially constructed around the turn of the 20th century between two transcontinental railway lines for the Canadian Pacific Railway and the Canadian National Railway, Transcona has long been a workingclass suburb with strong ties to the railways. Large rail yards and industrial areas once dominated the community, but over the years it has developed new residential areas with charming character homes, apartment buildings and ample green spaces for residents to enjoy.

The psyChology of mEss liTTle adjusTmenTs To rEduCE thE CluttEr

hellen buTTigieg

We all have spots that are magnets for clutter, usually because they provide a convenient, empty flat surface to pile things on. Walk around your home to determine where the clutter hot spots are, then remove the clutter (toss it in a box or laundry basket for now) and put something beautiful in its place, like a vase or a sculpture. If it’s the dining room table, set it as if you were having a dinner party. This will deter you from using it as a drop zone. Keep your pantry DecluttereD

Most people can’t resist buying items that are on sale. But when it comes to food, buying too much and neglecting to use it before the expiry date will cost you more in the long run. It’s easy to forget what you have on hand when things build up. Whether you keep your food in the kitchen cupboards or a large pantry, keeping these areas streamlined and organized will save you time, money and frustration. Before going grocery shopping, take an inventory of everything you have and plan the meals for the upcoming week with an eye toward incorporating these items. Once you’ve used up the excess, 28

get in the habit of planning your weekly meals in advance. You will avoid over-buying and will always know what’s for dinner. purchase furniture that Does Double-Duty

Consider purchasing a few multifunctional furnishings such as an upholstered ottoman that not only provides a place to put your feet up, but also offers additional seating, doubles as a coffee table and opens up to reveal hidden storage. create an in/out zone

Set up a small container for each family member on a table or a small bookcase by the door as a place to hold keys and wallets. It can also act as a landing spot for briefcases and backpacks. In addition to providing a home for those items when you walk in the door, it also gives you a consistent spot to place things you’ll need to take with you when you go out again. are you being helD hostage by your stuff?

If you are reluctant to get rid of certain items because they were expensive, think about how much it’s costing you to keep them. The more possessions you have, the more time it takes to care for them and the more space it takes to store them. Although it may be difficult to let go of things that no longer serve you, the payoff is well worth it: You’ll have more free time

in your day and be more relaxed in your home. feeling stucK

If you find yourself backsliding when it comes to maintaining your organizing systems, don’t berate yourself, as this will sap your energy and prevent you from doing anything about it. Rather than dwelling on what went wrong, focus instead on what needs to be done. Just say “oops” and move on to take action. There is an art to designing a great

space, so we asked our experts to dish on the

fundamentals of creating the

perfect living room

30 Renters Guide | Jan. 26–Feb. 9, 2024

When choosing furniture for the living room, it’s important to begin with a few questions: What activities will be taking place in this space? Watching TV, reading, homework with kids? Will it be a multi-zone space? What are lighting requirements? Upon confirming the needs and requirements, the next step is to start with furniture that promotes ultimate comfort. Then choose statements pieces (art and sculptural lighting) – these can be fun and exciting to bring visual depth and personality to the space and make it truly unique. – Designer Diana Rose, Diana Rose Design

There’s no need to spend a fortune on decorative objects to achieve a high-end look in your living room. I’m always amazed at the quality of coffee table books, trays and trinkets you can find at thrift stores. And why not “shop your house” for family heirlooms, art and other special items that can be repurposed in a new way? – Blogger and designer Candace Alongi, The Minted Mama

3 To me, no living room is complete without including some pillows that bring extra comfort, as well as style and personality. If your room already has a lot of patterns from the sofa, window treatments or floor coverings, then you can select pillow fabrics that are quieter. Use your pillow selection to pull together other elements in the room, creating a cohesive colour palette. The pillows should complement the sofa or chair they are placed on. An easy formula is to pick one small print/ pattern, one large pattern, and one solid. Your busy and large print should be on your largest pillows, or the pillow that is front and centre, as this print will usually set the tone of the arrangement. – Designer Laura Hay, Laura Hay Decor & Design

Warm up the wood floors in your living room by adding a beautiful accent rug. When selecting carpeting for a living room, fabric selection is important. Wool fabric is great for its durability and soft feel. Consider your colour scheme and use the rug as an accent to complement your space. – Designer Brenda Danso, Brenda Danso Interior Design

5

winDow TreaTMenTs When deciding on the right type of window treatments for your livingroom, consider your needs first. For instance, if your room lets in a lot of natural light or is visible to your surrounding neighbours, I suggest having a privacy blind installed. This can be in the form of a roller shade or silhouettes. This type of window treatment helps to diffuse light and provide privacy; however, I often don’t stop there, as this style is most often functional and not decorative. On top of privacy shades, especially in a living room space, I like to add drapery panels to impart a decorative element to the windows. These panels can be stationary to frame the sides of the windows, or operational to allow you to move them back and forth whenever needed. – Designer Jennifer Backstein, Jennifer Backstein Interiors

tip: If you’re looking to achieve a warm and cosy vibe, select heavier weighted fabrics such as wools, cottons and cotton blends. For a glamourous, elegant vibe, choose lighter weighted fabrics such as silks, linens and sheers.

6

neuTral PainT When selecting a neutral paint for your living room, you really want to keep in mind the overall undertone of your space. If you’re decorating with richer reds and yellows, you’ll want to choose a neutral with a warmer undertone and subtle hints of yellow. If you are incorporating blues, purples and other darker colours in your space, then you’ll want a neutral with a cooler undertone with hints of blue and grey. – Designers Louis Duncan-He and Madelaine Moss, Louis Duncan-He Designs

W

hile you might consider key furnishings such as a bed or dressing table to be the focal point in the bedroom, it’s really the fabrics that take centre stage. Materials are a unifying feature in any room, but they garner a special significance in the bedroom, as they are both a design element and a functional necessity. Heading into the cooler months is when we feel the impact of bedroom fabrics the most. As temperatures begin to plummet and hibernation mode sets in, we are tempted to spend more time nestled in our bed. Here are three tips if you’re shopping for sheets, plush pillowcases and cold-weather covers.

Seasonal switch-up The transition between seasons is an excellent signal to swap out your bedding. A refreshed bed scape will create a comfortable, cosy nest for sleeping, no matter what Mother Nature has in store for us. This is a great time to pack away your lightweight cottons and linens, and dress your bed in heavier, heatretaining fabrics.

COTTON FLANNEL If you tend to reach for flannel shirts and pajamas when the temperatures drop, flannel sheets might be right up your alley. This soft, mid-weight cotton has a fuzzy finish that comes from brushing or a loose weave. Flannel packs an extra punch of fluff to keep you toasty through the cooler nights ahead.

EGYPTIAN COTTON If you want to surround yourself in warmth and luxury, Egyptian cotton is for you. Widely hailed as the most luxurious bedding fabric around, Egyptian cotton is the common name for the extra long staple (ELS) cotton produced in Egypt’s unique climate, where cotton fibres grow longer than other cotton varieties. With an unsurpassed

reputation for exceptional quality, Egyptian cotton yields sheets with superior softness, durability and breathability. One touch of this exquisite fabric and you won’t give the higher price tag a second thought.

Size matters Selecting bedsheets that are the correct size for your mattress is critical to comfort. Loose sheets can become a tangled nightmare while you sleep, while sheets that are too tight put you in the middle of a wrestling match every time you wash your linens and make your bed. Also, mattresses come in a range of depths and dimensions and selecting the right size sheets can feel like a guessing game. Jan. 26–Feb. 9, 2024 | Renters Guide 37

pro-tip:

Before you go shopping, measure your mattress depth. Standard sheet sets might not fit mattresses that are higher than 14 inches, and include your mattress pad or topper in your measurement, as the additional thickness needs to be considered. There are three common height ranges for fitted sheets: Standard, deep pocket, and extra-deep pocket.

Layer up Dressing your bed for cooler seasons doesn’t stop at sheets, pillowcases and a comforter. Layering is an effective way to give visual and physical warmth to a room. Add a mattress topper, extra pillows and throws in a variety of textures and textiles such as velvet, wool and chunky knits for more heat. Don’t forget about plush area rugs underfoot and treatments for the windows. Heavier, coordinated drapery on your windows helps trap in heat and block out light, so you can

hibernate in total comfort, while creating a cohesive esthetic.

It’s all in the details When designing a bedroom interior, it’s easy to fixate on the bed as the focal point of the room. While this gets you off on the right

track, you’re just scratching the surface of what’s possible with bedroom design. The sum total of all the little details can make or break a room. And, in the case of a bedroom, luxurious, layered fabrics that are perfectly fitted to the space and the season can all but guarantee a good night’s sleep.
