If you’re a young single, a fresh-at-work professional, or a recently married couple and you’re wondering what to do about housing, there are many good reasons why you should choose to rent instead of buying your first residence. At this stage of your life, you may be finishing up your education, paying off student loans, or just beginning your first job(s). It’s not likely that you will have even accumulated enough cash to use as a down payment. One of the many advantages renting has over home ownership is that there is no large down payment to be paid up front. You only have to come up with your first and last month’s rent. And despite people who try to convince you that you can own a condominium or home for the same price as renting, here’s the truth: Renting is always substantially less than owning. While it is possible that monthly mortgage payments might be comparable to what you’d pay to rent, as an owner, you will also have to pay property taxes, all maintenance expenses (either monthly maintenance payments in a condo, or all costs of repairs and maintenance in a house). services. What about insurance? Tenants’ insurance is always less expensive than the cost of insuring your own home. At this stage of your life, flexibility is important because you are very likely to move again within the next three to five years, either to take another job, go back to school, or because your family is growing and your needs are changing. It’s much easier to make a move when your only obligation is a one-year lease. Some people will also try to convince you that with renting, you’re not building equity. But when you factor in all the hidden costs of buying and selling real estate, from commissions, to legal fees to land transfer taxes, etc., the reality is that no condo or house is going to appreciate that much in the short term to offset those hidden costs. If you are lucky enough to actually have enough cash accumulated to use as a down payment on a house, keep it in a secure two- or three-year term investment with a good return. When you run the numbers, you will be much further ahead three
years down the road than if you had invested it in a condo. The other good reason for renting at this stage of your life is that renting can offer all of the benefits of living in a prime neighbourhood – one that you likely couldn’t afford to buy in – such as convenience to transportation, shopping, recreation facilities, etc., along with condo-quality amenities at a price that won’t leave you cashstrapped. With renting, you’ll be able to save a little every month for emergencies, travel, retirement, or have a little more disposable income for furniture, a car, clothing and entertainment, which is also important to you. When you consider all the advantages that renting affords, you’ll see that your dream home is really an apartment! Helping friends move Jennifer Braun The year’s most popular moving dates are coming up. I want to suggest you actually consider helping a friend move. Why? Because it won’t be as bad as you think, and your fellow renter would really appreciate it. If a friend asks you to help them move, it does not mean you will be facilitating the entire move. In fact, I really do not suggest relying on friends for a complete move, but rather for a pair of helping hands. There are many ways you can help with a move, including before the move, during the move and
even after the move. Getting personal belongings organized and neatly packed into boxes is actually half the work. Moving also involves a lot of cleaning – be it the old place or the new place that still needs to be vacuumed and dusted before bringing in furniture. Then, after all that work, there’s unpacking and getting organized. So, before you say no to helping with a move, consider asking your friend what they need help with. Your strength at some point may be needed, but just being there to help pack, clean and organize can also be a big help. All that being said, helping friends move still isn’t the most enjoyable way to spend a Sunday afternoon. That’s why I say

St. Vital is a sprawling suburban area in Winnipeg wading far and wide between two rivers. The Red River marks the west boundary and the Seine River marks the east. Carriere Avenue is the northern boundary and the rural municipality of Ritchot is the southern boundary. Newer, amenity-oriented neighbourhoods dominate the landscape in clusters in smiling St. Vital. The suburban style of family living close to the country gets richer in the south, but all homes and residents seem fairly prosperous and settled. Old St. Vital has some francophone history, yet it’s largely overshadowed by modern cosmopolitan consumers who want to shop and live in luxury by the river. As the middle child in a French family of three sisters, St. Vital starts out as gregariously urban with long rows of strip malls braided alongside a huge shopping mall and cosy middle-class lots near the river. Furthest south, the landscape suddenly becomes rural, running past shops into pastures of prairie grass and corn mazes. Professional residents know how to maneouvre around roadblocks from busy Bishop Grandin Boulevard to the farmers’ markets. Starting out traditionally Francophone, St. Vital has grown and significantly changed over the years. Decades ago, she became 24

overwhelmingly Anglophone, but now there is a lot of variation between neighbourhoods and more ethnic diversity among new residents. More seniors typically reside along the northwest and residents with higher incomes and education are located further south. St. Vital offers a lot for middleincome families. A smaller budget might find North St. Vital more central and affordable. Big budgets build in the south. The growing trend toward diversity and demand for new housing has made St. Vital homeownership-competitive. With Baby Boomers retiring, there is also a growing need for multi-family homes and services. Apartments, condos and townhouses situated close to the malls and main bus
routes have much to offer with balconies, granite counters, large suites with lofts and some with a highrise view. Traffic is constant east to west and on main cross streets, covering large expanses of land by high-speed roads. Buses are frequent, especially at the northern intersections. Pedestrians and cyclists congregate closer to the south by the mall or on residential streets. A trip to the airport could be half an hour. Major parks and centres include St. Vital Park near the Red River, Maple Grove at the southern tip, plus Jonathan Toews Community Centre and St. Vital Centennial Arena. St. Vital is loved by residents and visitors. The shopping is stupendous, but a car is a must.

One of the biggest challenges in smaller homes is that they often need more closet space, particularly regarding entryway storage. Where to drop off your coats, jackets, shoes and more? Instead of renovating the space to build a fully-formed, walk-in closet, retrofit a portion of your wall space with hooks and open shelves to create a customized closet space that can work for you
and your family. Avoid the look of clutter by using baskets or bins on the shelves to organize (and hide) your belongings. HIDE YOUR STORAGE
When you live in a smaller home, you want to avoid disorder and mess. (It can make your space feel even smaller.) To ensure a cleaner, clutter-free look, use furniture that can work doubleduty and utilize hidden storage.
A bedroom storage bench, a stylish multipurpose credenza or a lift-top coffee table can keep all your items out of sight but still accessible. DON’T FORGET YOUR NOOKS

You need to take the elevator in your apartment building every day, and there are some huge pet peeves that come along for the ride. Here’s an elevator etiquette refresher. 1. Exit thEn EntEr. Let passengers off before boarding the elevator. 2. whEn to takE thE stairs.
One flight up or two flights down – use the stairs when
able. This isn’t a hard and fast rule, but it helps keep the flow on a busy elevator. 3. hold thE door! Your neighbours will remember you watching the doors close on them – and not in a good way. Hold the door for others who are running to catch the elevator. 4. kids. If they’re old enough, let them push the button, but don’t let your children play with the panel or light up all the floors like a Christmas tree. That’s no way to impress the neighbours or make friends.
5. BE nEighBourly. Generally,
the people on the elevator are your neighbours. There’s no need for awkward silence – but there’s also no need for awkward questions. Don’t confuse friendliness with nosiness. Now, enjoy the ride! Jane Herman is a communications consultant who has worked in the rental property industry.
