Having a fabulous deck where you can enjoy the sunshine, fire up the barbecue and kick back and relax with family and friends will likely be at the centre of your backyard plans. Who better to ask about deck building than one of Canadaâ&#x20AC;&#x2122;s

experts in the field, Paul Lafrance, creator, owner and CEO of Cutting Edge Construction and Design in Pickering, Ontario, who has more than 15 years of experience in generating state-of-the-art custom deck designs? Heâ&#x20AC;&#x2122;s also the host of HGTVâ&#x20AC;&#x2122;s Decked Out, Deck Wars and new show Disaster Decks. When it comes to deck design, Lafrance says he doesnâ&#x20AC;&#x2122;t follow trends. â&#x20AC;&#x153;There are no elements of design that are hot or cold for me. I would never design based on trends such as multiple levels, covered barbecue nooks or planters, to name a few. While I love those features, my designs are all very personal to the homeowner. Each individual deck design is something that is designed specifically for that homeowner, for that house,â&#x20AC;? he says. For instance, looking at one design element, exposure to the sun, â&#x20AC;&#x153;you can have the same house, with the same type of people, one yard

Lafrance says. From water features and gas fire pits, to retractable awnings â&#x20AC;&#x201D; there are seemingly endless choices to personalize a backyard space. He says the one item that stands out above the rest, however, is lighting: â&#x20AC;&#x153;Lighting systems are making the outdoor living space something that you can enjoy all week long as opposed to the traditional daytime use on the weekend. Itâ&#x20AC;&#x2122;s about breaking those boundaries and allowing the space to take on an entirely different emotional feel.â&#x20AC;? Based on his years of deck design experience, Lafrance has discovered â&#x20AC;&#x153;the number one most overlooked item is the one thatâ&#x20AC;&#x2122;s hard to miss: the sun!â&#x20AC;? When youâ&#x20AC;&#x2122;re designing your deck, and ultimately your outdoor space, consider whether youâ&#x20AC;&#x2122;re a sun person or a shade person.â&#x20AC;&#x153; Most people want the option of both,â&#x20AC;? he says. â&#x20AC;&#x153;If shade elements arenâ&#x20AC;&#x2122;t incorporated, you can end up with a deck that you donâ&#x20AC;&#x2122;t want to go anywhere near when the temperature soars, during the season that you most want to be outside.â&#x20AC;? Another piece of advice to homeowners is to consider having the deck designed by a professional. His company does this for clients across North America: â&#x20AC;&#x153;Traditionally, the deck is seen as a box with a space for a barbecue and a table. Iâ&#x20AC;&#x2122;m constantly amazed by what people accept as a deck, when the demands for design inside the house are so high. This is an important part of the house, people! My philosophy is dream big, think outside the box, and dare to imagine the possibilities for your own patch of grass.â&#x20AC;? This is something a professional can do, and he also suggests getting a 3-D design, which â&#x20AC;&#x153;ensures the deck gives you the oasis you really want, as opposed to just a square box with the corners cut off.â&#x20AC;? Lafrance says doing it yourself or having it professionally done depends entirely on the homeowner: â&#x20AC;&#x153;If you are lucky enough to have the skills and the time to build your own deck, thatâ&#x20AC;&#x2122;s a hugely rewarding thing. In reality, not everyone has the skill set it requires to build a deck on their own, and noble attempts can lead to disaster decks. Equally as often, homeowners who are deck savvy bite off more than they can chew when it comes to the amount of time a DIY deck takes to complete.â&#x20AC;?
Building a deck can take a lot of work so a skilled contractor can be a huge asset. If you do decide to use a professional, Lafrance urges you to do the research and get referrals when hiring a contractor because if they sound too good to be true, they often are. â&#x20AC;&#x153;For me, whether you decide to build it yourself or you hire a professional, what it really boils down to is the design,â&#x20AC;? he says. â&#x20AC;&#x153;If you create the same old square box design thatâ&#x20AC;&#x2122;s been a standard on homes for years, that clearly has limited appeal. You want people to see your deck and say, â&#x20AC;&#x2DC;Wow you have completely transformed this space!â&#x20AC;&#x2122; It should end up being a retreat, not a boring space you need to be rescued from.â&#x20AC;? Along with the design, youâ&#x20AC;&#x2122;ll also want to consider the materials youâ&#x20AC;&#x2122;ll use for the deck. â&#x20AC;&#x153;Composite deck boards are the most popular material being used for deck building, simply because of the ultra-low maintenance factor. Products such as pressure-treated wood require a lot of maintenance, including frequent sanding and staining, and what may have started out as your retreat can very quickly turn into an ongoing stress that you never intended to take on. Composite is a worry-free product that can withstand the wear-and-tear of Mother Nature and a surplus of foot traffic.â&#x20AC;? Incorporating an outdoor four- season room could prove to be an invaluable addition for climates like ours that experience varying temperatures. A four-season room can be as simple as a small pathway to a 10 ft. by 10 ft. heated outdoor structure that would allow you to have a space where you could escape the house all year-round, even in the middle of January, Lafrance says. â&#x20AC;&#x153;By building these quiet spaces 20 ft. from the backdoor, you can feel connected to your yard and destress no matter what the weatherâ&#x20AC;&#x2122;s like.â&#x20AC;? By paying close attention to the details, I was able to design the bedroom showcase pictured for Once A tree Furniture (see opposite page for more information). This design exudes comfortable luxury. There are little touches in this room that add a sense of luxury, like grasscloth wallpaper, sateen bedding and accents of gold. But itâ&#x20AC;&#x2122;s the layered rugs, the cosy chairs and the fireplace that really make this space comfortable and approachable. Mixing textures is always key to creating a beautiful space, and this can be seen here in the layers of bedding, leather chairs and area rugs. Keeping design timeless yet current is really important, and I designed all of these pieces of furniture with this in mind. The

Itâ&#x20AC;&#x2122;s comprised of manufactures, distributors, retail outlets and installers of flooring products that include carpet, vinyl, wood, laminate, cork, bamboo among other specialty products. Chris Bland, BCFCA president, underlines the fact that â&#x20AC;&#x153;the BCFCA has a Code of Ethics that it has to abide by. Its members have to guarantee what they sell and how they install it. Their work has to be done properly.â&#x20AC;? A portion of this code of ethics requires members to strive to maintain the highest professional standards and to avoid misrepresenting products and services or otherwise misleading consumers. Look for the BCFCA logo when purchasing a product or service, and you can rely on the expertise and honesty of its members. 7<AB/::/B7=< /<2 1=<AC;3@ 1=<4723<13 Architects, builders, general contractors and property managers all have access to the technical resources of the BCFCA, which includes the National Floor Covering Association (NFCA) manual on how to install and maintain flooring products. The NFCA manual contains the Quality Assurance Program devised to ensure all installation participants meet their required responsibilities and to guarantee a successful installation for consumers. Chris points out that members also have access to â&#x20AC;&#x153;special educational programs.â&#x20AC;? As well as this, â&#x20AC;&#x153;the BCFCA has an inspection committee which does a complete report on behalf of customers in the case of complaints, which aids tremendously in the customer complaint process.â&#x20AC;?

Created by celebrity designer Jillian Harris, this luxurious and eclectic Prize Home that incorporates old and new is at the height of style. Jillian is eager to put the spotlight on her design skills rather than her dating escapades, and her enthusiasm is infectious. “I just get so excited when people start touring the home and buy tickets, because one of them is actually going to win this incredible home!” says Jillian, who has garnered a loyal fan base from her past stardom as a Bachelorette and now hosts Love It or List It Vancouver. Jillian’s vivacious, fun-loving spirit came into play in the design, adding a modern twist to otherwise traditional surroundings. Details include handscraped hardwood flooring, a kitschy antler chandelier outside, a stunning portrait of a white horse at the landing, an inviting farmhouse table in the dining room and even a contemporary sliding barn door at the entrance to the delightful dressing room in the main-floor master bedroom. Jillian meticulously edited the décor in the Prize Home. All new furniture was chosen with care from Lane Home Furnishings in Coquitlam. Jillian’s preference was for pieces with a weathered finish, antique patina or Old World elegance. Granted full creative freedom, she worked alongside builder Britco, known for specializing in the design and manufacture of custom factorybuilt modular buildings. Together with numerous other local suppliers, Jillian’s vision took flight. She endeavoured to create ideal spaces throughout the home that would enable family and friends to celebrate all four seasons of resort living. Large windows on the main level bring the breathtaking outdoors in, while abundant outdoor space on both levels entices entertaining and hot-tubbing outdoors. Inside Jillian kept colours and patterns muted and neutral, avoiding clutter and indulging in an old-fashioned simplicity. “This is essentially a home away from home,” says Jillian. “While it’s located at a resort I didn’t go over the top with cabin accessories, but instead wanted it to feel timeless, bright, airy, fresh and comfortable. Select furniture with rich dark earth tones that you would normally have in your living room. Brown, grey, or wood furniture will ground the space, making the furniture feel substantial and permanent. If you have a wooden kitchen table and chairs hiding away in your home, consider using them as your outdoor dining set. You can protect your furniture from the elements by using a heavy duty cover or tarp. 3. COTTON FABRICS Look for fabrics and cushions that are pleasant to sit on, like cottons or linens. They need to be as comfortable as your indoor fabrics, if not more so. There is nothing worse than sitting on prickly or sticky fabric when wearing shorts or skirts. In warm weather situations, the heat pump works as a normal air conditioner, extracting heat from inside the home and transfering it to the outdoor air through a condensing process. In colder weather, the process reverses, collecting heat from the outdoor air and transferring it inside your home. The heat pump pulls the heat from this cold outdoor air and sends it inside to warm your home, using a similar process to a refrigerator. â&#x20AC;ş Air conditioners can be costly to operate if not used properly. Itâ&#x20AC;&#x2122;s important to ensure that your homeâ&#x20AC;&#x2122;s windows are closed before you turn on your air conditioner, so that the warm air from outside is not working against your attempts to cool your homeâ&#x20AC;&#x2122;s interior. Also, check your homes humidity levels. Moist air is substantially more difficult to heat or cool, and the drier the air is, the easier it will be on both your heating and cooling equipment.
