hawn Stewart, president of RJR Construction indicates that “about 60 per cent of the work we do is repeat business or referrals from other clients.” The volume of RJR’s return clientelle is an indication of the fact that the company is able to understand and effectively execute a customer’s wishes. “RJR prides itself on repeat business for just this reason,“ says Shawn, “and we stand behind the quality of our work. We always strive for perfection, but if ever an issue occurs, we deal with it fairly and professionally.” Alex, a recent repeat client, agrees: “As with any renovation, there are always unexpected issues that arise. We were always provided clear and concise options for resolving situations, along with a detailed breakdown of the costs. These were provided in a timely manner, so the project could continue with little disruption."

“Alex wanted clear communication and understanding from knowledgeable and professional staff. She expected us to deliver nothing but the best workmanship and product quality, all under a tight time line,” shares Shawn, and it seems RJR didn’t disappoint, as Alex confirms that her expectations of “a high level of professionalism and detailed workmanship” were met, and she affirms that she will continue to use RJR due to the “level of service and integrity” they provide. Home Décor and Renovations is happy to have a look around this recent renovation as further proof. After all, why would we deprive ourselves of a little renovation eye candy? BRIGHT AND OPEN Alex wanted this renovation to respect the original charm of her West Vancouver home, while making it more modern by brightening it and opening it up. Although there were some challenges to be faced — a previous renovation left poor dry-walling and a shoddy paint job behind, as well as several structural and code issues — RJR closely respected the integrity of the home’s character, refurbishing an elegant front entry door and carefully matching new materials, such new interior doors and new wood floor, to those that were already present. Key to RJR’s plans in creating a more open space was tearing down and relocating walls on the main level to create sight lines from one room to the next and beyond. Taking down part of two walls between the kitchen, foyer and hallway has improved the view from the home’s entrance: now, stepping a few feet into the house grants access to stunning views.

KEY TO RJR’S PLANS IN CREATING A MORE OPEN SPACE WAS TEARING DOWN AND RELOCATING WALLS ON THE MAIN LEVEL TO CREATE SIGHT LINES FROM ONE ROOM TO THE NEXT AND BEYOND. TAKING DOWN PART OF TWO WALLS BETWEEN THE KITCHEN, FOYER AND HALLWAY HAS IMPROVED THE VIEW FROM THE HOME’S ENTRANCE: NOW, STEPPING A FEW FEET INTO THE HOUSE GRANTS ACCESS TO STUNNING VIEWS. INCREASED STORAGE The removal of a small wall between the kitchen and the sunken family room further opens up this level by increasing the connection between those rooms and making each feel more open. Two three-foot sections of the stairs from the kitchen to the family room have been turned into kitchen cabinetry on one side and extra storage on the other. The creation of this new storage space has allowed a once poorly located pantry to be converted into a convenient main-floor powder room. The muted whites and greys of the kitchen allow the focus to remain on all the cooking that is sure to be done in this welcoming space, as well as on shifts in texture, which ranges from tile backsplash, to quartz countertops, to stainless-steel appliances, to chrome hardware, to the shine from two antique-inspired pendant lamps. A wide window above the kitchen sink on the exterior countertop allows the chef at work to gaze out on a stunning water view, and a long kitchen island presents ample storage. A room off the kitchen, which once served as a bedroom, has now been turned into an office, allowing for the closet to be reversed, so that it now functions as handy hallway linen storage. This space, which once felt dark and disconnected 12 HOME DÉCOR AND RENOVATIONS SEP - OCT 2013
from the rest of the main floor, is now bright and open thanks to the addition of row of skylights and wide glass doors that open onto the kitchen. The redesign of the basement allowed for the expansion of the rec room and an increase in storage space there as well. The two-piece bathroom on this lower level was also made larger, allowing for the inclusion of a steam shower. BETTER DISTRIBUTION OF SPACE Upstairs, a better distribution of space in the master bedroom makes it feel larger, despite the fact that essentially the same amount of room was used.

A walk-in closet that led from the master bedroom to the ensuite was removed to expand the ensuite bath into a more luxurious space, which now includes a larger shower and a vanity counter. MILA DJURAS, OWNER AND LEAD DESIGNER AT INTERMIND
Design, sees designing as “a learning process” through which she “paints the inner portrait of a client.” A look at Djuras’s body of work supports this assertion: each of her designs is as individual as her clients. She confesses that she likes “to push client’s boundaries.” Beverly, a recent client of Djuras’s, enjoyed having Djuras expand her design horizons. Having self-designed and used a builder on past projects at different properties, Beverly and her husband Craig had strong ideas about what they wanted from the project. After an interview with another company about the planned renovation on their Commercial Drive home left them feeling unsure about the renovation, they met Djuras, who renewed their confidence: “we knew we could do this renovation because of her, and now we think design/ build is the only way to go.”

Although the couple didn’t always immediately agree with each other or with Djuras about design decisions, Beverly admits, “We learned to trust Mila, and that following her vision would be the right thing to do.” As the renovation progressed, Craig and Beverly came to realize that, as she puts it, “Mila has an innate ability to deal with conflict. She was great at resolving issues with supplies, tradespeople, City Hall, everybody really.” Transitions One of the challenges the project presented was how to incorporate all of the souvenirs that Craig and Beverly had brought back from their many journeys abroad. In order to integrate these into the newly designed space, Djuras used transitional pieces to pick up motifs found in the couple’s ethnic art, furniture, cushion and baskets. The treatment of

This same motif is again picked up on the antique Chinese screen that Djuras had disassembled and mounted on special hinges to create a door, and the marble treatment is repeated in the backsplash and countertops in the kitchen, this time with a Mediterannean feel. Bold splashes of Asian red appear throughout the space—on the main-floor powder room, on the wall connecting the living area to the kitchen, on the master bedroom fireplace. In the rental unit upstairs, this theme is reprised on the fireplace adjacent to the kitchen, creating continuity between that space and the rest of the house. Favourite places Because Craig is a marathon runner, Djuras wanted him to have a special place to soothe his tired muscles. Large-format grey floor-to-ceiling tiles keep the ensuite bathroom a calm, relaxing space to unwind after a run or a long day. This bathroom is open to the house, with the door to the walk-in shower sliding to function as the bathroom door when needed for privacy. The soaker tub that sits in a sunken window that opens to let in the scent of the jasmine growing underneath has become a favourite spot for Beverly as well. Another favourite place in the house, Beverly mentions, is the kitchen: “I really love the back of the house. It’s bright and sunny. I cook a lot and the kitchen is back there, which is perfect.” At night, the wall of display cabinetry — three rows of four doors — lights up keeping the couple’s colourful pottery and china on display and can be seen from outside, through the sliding glass doors. 16 HOME DÉCOR AND RENOVATIONS SEP - OCT 2013
Multi-layered design This renovation is — like most people — a work-in-progress: Djuras intends to have a poem that has special meaning to the couple painted on the garage. The poem will be lit up and to

Djuras sees this as adding yet another layer to this multi-layered project: by bringing the literary outside, she hopes to “lend an intellectual feeling to the garden, so that it is more than just organic space.” Djuras says, “Craig and Beverly were involved in every inch of the space,” and, ultimately, this home is a reflection of the worldly couple that lives here, and echoes of their readings and travels permeate the space. “The results exceeded my expectations,” says Beverly, and this is perhaps because this designer truly invests herself in the projects she takes on and takes the time to peel back the layers of her clients’ personalities, to make their space work for them and speak to them. SHOW Celebrating 30 YEARS
ON THE CUTTING EDGE by DIANE DUFLOT THE VANCOUVER HOME + DESIGN SHOW is mecca for those looking
for what’s cutting edge and on the horizon in the design world. In its 30th anniversary this year, the show is back and better than ever: organizers expect upwards of 35,000 people over the course of the show’s four days. Whether your taste is conservative or adventurous, whether your budget is large or small, there is something here for you. Jill Kivett, show manager, indicates that this year’s HGTV Main Stage will host talks “on everything from feng shui to finding your personal design style to making champagne dreams come true on a beer budget.” The Vancouver Home + Design show offers attendees something that they simply can’t get flipping through the pages of a magazine: the chance to have their questions answered. Kivett agrees: “Without a doubt, the one thing that sets us apart from a static magazine is tangibility. Our visitors have the ability to connect with and get face-to-face advice from over 325 expert retailers and celebrity guests! We like to say we bring the pages of a magazine to life.” Kivett is particularly enthusiastic about this year’s lineup: “There are more than a few can’t-miss celebrities this year!” On the HGTV Main Stage,

Of special interest this year is CasaBubble, a chic, pop-up living space for outdoor use. Kivett explains “there will be four of these spherical, transparent rooms at the show for visitors to check out in person, and they’ll have to see it to believe it!” CasaBubble can be used as a home office, a playroom or a guest bedroom, and Kivett predicts that this will be a crowd favourite. Another must-see, according to Kivett is the Ultimate Upcycle Challenge 2: Unhinged. She explains: “We’ve brought together a group of local artists, bloggers and designers to choose a door from Habitat for Humanity’s ReStore and repurpose it into a fabulous piece for the home. Visitors will get to see the pieces on display and bid on their favourites, with the proceeds helping to open actual doors for families across Greater Vancouver.” Great design and a great cause? THE VANCOUVER HOME + DESIGN SHOW is bringing some of the design
industry’s biggest names to BC Place Stadium from October 17th to 20th. Among this year’s headliners are Drew and Jonathan Scott, the stars of W Network’s Property Brothers, who will take the HGTV Main Stage on Saturday October 19th at 1 p.m. Vancouver Home Décor and Renovations had a chance to catch up with the famous duo to find out what they’ll talk about at the show, to get the latest scoop and to pass on some advice and tips to our readers.
Q: Everyone knows you both from
W Network’s Property Brothers, but I’m not sure they know about how you got started in real estate. Can you tell us how you got hooked on real estate and renovating? Jonathan: As high school students in B.C., we were involved in the artistic community as actors; also Drew is a director and I’m an illusionist. Drew: We decided if we wanted to make our own films we would have to find a way to make more money. We had heard that the real estate market was booming. So, at 18, and as full-time students, we got our first property and started our journey as real estate investors.

You’re special guests at the Vancouver Home + Design Show, what are you going to talk to Vancouverites about? Drew: I was originally thinking this would be a great time to talk about ‘Terrible Contractor Fashion’… but Jonathan didn’t like my topic of choice, so instead we are talking about Champagne dreams on a beer budget. We are giving an in-depth look at how we get the most out of every budget in order to give homeowners the house of their dreams.
Q:
Can you tell our readers about your experience filming in Vancouver? Will you be filming any future shows here? Jonathan: We recently filmed 19 episodes in Vancouver and are currently filming in Atlanta. Vancouver was phenomenal for us. Not only because of the variety of homes that we were working on, but also because it’s where we were born and raised. It had been many years since we called Vancouver home, so when we weren’t swinging hammers and showing houses, we were catching up with great friends and family. Drew: The network chooses where we film. But if it were up to us, we’d film there again in a heartbeat.
Q: Vancouver is known for being a rainy city, and the damp of the
winter months here can create problems with mould. Can you offer our readers any advice on keeping their homes mould free? Drew: When you discover a leak or a moisture problem, no matter how small, make sure you rectify it right away. Remember, mould needs moisture, organic matter and a warm place to breed. So if you remove any of those three from the equation, you shouldn’t have any problems Jonathan: Simply blowing a fan in your house to dry things will not solve any mould issues. Be sure to have a professional inspect your home and advise you on the proper steps to remedy any health concerns.
Q:
Why renovate when you can tear down and rebuild or buy another home? Drew: In today’s economy, many people cannot afford their ‘Dream Home’ if it is move-in ready. On Property Brothers we try to educate buyers that you CAN get the home of your dream if you are willing to put in a little effort through a renovation. Typically you can buy a fixer-upper for a lot less and customize the home so that you have that property you always wanted … and more importantly keep it within your budget.
Q: What are some ways you suggest to freshen up the look of a home?
Jonathan: To get a fresh look in your home it doesn’t always take a renovation. Consider a new layout for your furniture. Reupholstering or refinishing some pieces can breathe new life into a space. Even painting your walls a lighter colour or adding more light to a room can make all the difference. The best part… these fixes don’t have to cost you an arm and a leg.
Q:
Can you share some tips to renovating?
Drew: One of the biggest mistakes we see when people are renovating a home to sell is that they blow their entire budget on the areas they hear make the biggest impact; kitchen and bathroom. While it is important to make these rooms look good we strongly encourage homeowners not to neglect the other areas of their home. Just because you have a beautiful kitchen doesn’t mean buyers will forget that the rest of the house is straight out of the ’60s.
Q:
Where is your base now and what’s next for you besides the Vancouver show? Jonathan: We live in Las Vegas and are currently filming Property Brothers and Buying & Selling in Atlanta. With our third series, Brother vs Brother going strong and our new radio show Off Topic airing in Canada… we have a lot keeping us busy. good kitchen and bath renovation can raise the value of a property, but if a job is done improperly, disaster can ensue. That’s why is important to make sure to choose a renovation professional who really knows kitchen and bathroom renovations. Working with a designer or contractor who is an active member or accredited by the National Kitchen and Bath Association (NKBA) can help avoid any pitfalls and ensure that you achieve your kitchen or bathroom aspirations. The process of becoming certified by the NKBA is rigorous, and first involves a minimum of two years of kitchen and bath industry experience and a minimum of 30 hours of NKBA education or approved coursework. Members can take the exam for the next level of certification, Certified Kitchen and Bath Designer, after seven years experience and 60 hours of education. The Master Home Spa: Steam, nature and technology by COREY KLASSEN

CREATING A LUXURY MASTER SPA EXPERIENCE FOR A CLIENT IS ALWAYS
exciting. I recently had the pleasure of working with clients on their entire Dunbararea home along with general contractor who appreciates the finer details of an authentic, luxurious design. The challenge was to incorporate all the activities of a traditional bathroom but blend the steam shower into the design aesthetic of the custom home we were all creating together. A Master Home Spa differs from a bathroom in that it incorporates a jetted tub, steam shower, or another type of hydrotherapy equipment for the intent of relaxation. In the case of this master bedroom suite, we selected a steam shower in addition to a cast-iron soaker tub and completed the design with natural elements, re-claimed fir floor joists and space planning the multiple activities for two very busy professionals. The benefits of steam are nearly limitless. Steam showers improve circulation through vasodilation where the blood vessels widen allowing for a positive effect on the blood pressure. They also aid in the recovery from exercise by alternating between a cold bath and a hot steam to reduce muscle fatigue and help eliminate the metabolic waste stored. Steam opens up the pores and it takes only twentyminutes per week to reduce blemishes or soften hair for shaving. Finally, steam helps with stress management by allowing the muscles to completely relax and even fatigue muscles before bedtime. 26 HOME DÉCOR AND RENOVATIONS SEP - OCT 2013

When planning a large bathroom, it is crucial to understand the lifestyle of the user first and foremost. Quite often there are religious and ethnic considerations to plan for, or there are cleansing rituals and bathing patterns that the homeowner wishes to maintain. Planning considerations are lengthy and there are always important questions to ask in this dirty business and some of them are quite personal. For example, is there a hand shower? How many? What about make-up application? Are there shaving activities for both male and female users? Where are towels hung to try? Do the clients use a laundry bin? Is there a specific elimination need? What about brushing teeth? The questions are endless but it is important for everyone to have a clear idea of what they need their bathroom to do. Master Home Spas have additional equipment like a steam generator or a whirlpool and pump, and that equipment needs to be planned for, allocated, accessed, repaired, serviced and replaced as needed. The sheer volume of mechanics that are behind the walls with limited tolerances can outmaneuver the best of us so it is critical we select products and explore all the planning options. All the functional components must have direct access for a repair or service, so consider locating the equipment in an adjoining room, closet or other storage space within the insulated areas of the home. The operational controls and the steam head are additional planning considerations. These details must meet the minimum requirements of the manufacturer so ensuring a through understanding of the installation instructions is not only an asset but a need. When planning and designing the steam shower itself it is important to adhere to municipal building codes and more importantly to the Terrazzo, Tile and Marble Association of Canada’s (T.T.M.A.C.) recommendations for materials, ceiling slope, expansion joints and waterproofing systems. The most important feature of a steam shower is its 2” per foot slope that allows for the steam particulate to cascade and run

With such a degree of slope it proves difficult to maintain large-format tiles in some applications and a smaller tile is favoured. It is important to not get hung up on natural stones for this application. Although they are beautiful, natural stones have iron content and they can become pink or impossible to clean due to a chemical reaction called efflorescence. Be sure you follow the tile manufacturer’s recommendation for installation application. The material selections for this bathroom are a combination of marble-look porcelain tiles, Calcutta marble tiles, engineered-stone quartz surfaces, metals and re-claimed fir taken from the original floor joists. The last part of the design and most overlooked aspect of every bathroom, is lighting. Incorporating luxury designer light fixtures, recessed lighting and natural light account for all the important aspects of good lighting. Planning the fixture locations involves careful measurements and a method of disguising the ventilation, sprinkler and audiovisual systems added into today’s Master Home Spa’s. Home integration, or the use of a sound, household management, and environmental systems, continues to need careful consideration and control when layering this added effect into the home. I have always said that designing a bathroom is a dirty job. Ultimately, there is no standard plan for every of bathroom and no one set of rules or guidelines apply to every client. Creating a Master Spa to relax, in luxury, takes fine attention to detail, extensive pre-planning and the right product selections for a seamless, low-maintenance, and luxurious result.

IN THE ROOM WHERE WE TYPICALLY START AND END OUR DAYS, functionality and comfort are equally critical. A well-designed bathroom can be just the in-home sanctuary we need at the end of a long workweek or the beginning of a new one, yet style and design are often neglected here. By incorporating the elements below, you can create the perfect backdrop for that much needed threehour bubble bath. FITTING THE RIGHT FIXTURES: When renovating a bathroom, my goal as a design professional is to create an ergonomically pleasing space while incorporating ecofriendly durability and beauty into its design. Bathrooms are not typically generously sized. Because space is limited, it is important to have a thorough understanding of what the client requires from this space. Do we have room for an oversized bathtub? How about a custom, walk-in 28 HOME DÉCOR AND RENOVATIONS SEP - OCT 2013
steam shower with heated floors and bench seat? Luxury, to some, can be as simple as having their own sink, faucet and mirror with just enough elbow-room to brush their teeth. When space-planning a bathroom, the client must consider those crazy I-got-up-late-and-am-on-atime-crunch mornings and decide how to furnish accordingly. Depending on their morning routine, some might find a two-sink vanity more luxurious than an infinity bathtub.

Many bathtubs feature heating zones that are built directly into your tub’s headrest, backrest or seat — talk about relaxing! For some, having a bench seat in the shower isn’t just a luxury, it’s a necessity. If you are looking for an alternative to tile and grout, your countertop supplier can install a seamless, one-piece quartz or stone bench seat top. Natural stone and quartz are great for retaining heat. LAYER THE TEXTURE: A well thought-out design should stimulate your sense of smell, sight, sound and touch. Texture is an amazing way to stimulate touch — from a plush towel to pebble-stoned flooring; each medium has a unique effect on your senses and comes in all shapes and forms.
Think of adding a decorative feature wall by choosing wallpaper that visually softens the space. Feature walls aren’t exclusive to dry walls either. You can customize your own feature shower wall by layering natural stone tiles with unique eco-friendly wood-grains side by side. You can add a touch of luxury quite simply by installing oversized baseboards, trim and decorative mouldings — beefing up the scale and size can have a dramatic effect. SET THE MOOD: Lighting is a critical component to any bathroom. Direct light is essential to see true colour and task lighting is needed for the up-close grooming. Pot lights and vanity sconces are a great way to add ambiance that can be further controlled with dimmers to suit the moment. You can personalize any bathroom by adding stylish décor as you would throughout your home. Using photographs and artwork, even flowers, can add a punch of colour. In lieu of drugstore containers, use decorative glass containers and jars. Be sure to make room for your candles when space-planning your bathroom. RELAX IN LUXURY, HIRE A DESIGNER: A master bathroom should be a retreat from the real world. If you’re having difficulty getting inspired, it is worth your while to hire a professional designer to help you create the look and feel you are after. Not only is the experience and knowledge of professional designers invaluable, but they can aslo help you navigate the ever-changing trends and ultimately save you time and money.

great looks with practicality and functionality. But what does it take to add a luxurious feel to the heart of your home? Luxury is in the eye of the beholder, so let’s look at a variety of examples from my own design practise. BRING IN THE VIEW Be it the ocean, mountains or just a particularly picturesque garden — make your view part of your everyday experience! Enlarging windows to maximize a noteworthy view is worth money, effort and even — dare I say it — loss of upper cabinetry. Bringing the windows down to sit on the countertop is a contemporary

solution that allows a great visual connection to the outdoors. Also wonderful are fold-away window systems that can slide completely out of the way, offering a sophisticated transition between kitchen counter and outdoor living space. FUNCTION The decision to trade storage for a view is a luxury quite a few of my clients opt for. Having space available to create a butler’s pantry close to the kitchen makes this decision a lot sweeter. Such a pantry could do double duty as a mudroom, or serve as a bar area, equipped with small sink and under-counter fridge. Another item high on my clients’ wish list is an informal eating area that allows members of the family to actually look into each others’ faces, rather than — as the more typical breakfast bar allows — sitting next to each other in a straight line. The design and millwork in this type of project bespeaks extreme luxury.

A luxe coffee center is equipped with a small sink, fridge drawers to keep milk and coffee beans handy, a dishwasher drawer, a cup-warming drawer, and a small microwave! In this design, the coffee centre can be shut away behind closed doors when not in use.
A favourite piece of kitchen real estate for many of my clients, and something that can be achieved even in a more modest space, is a coffee station. A passionate pastry chef might opt for a baking centre instead. Similar in concept, these two different types of units take on various shapes and sizes. Some clients want to be able to close the doors behind the mess inside, while others prefer to show off fancy coffee machines and smart small appliances. A baking center usually sports a high-quality countertop above roll-out bins for large quantities of sugar and flour, as well as storage for mixing bowls and cookie sheets. A drawer for spatulas, knives and spoons is another essential. Typically the home for the Mix Master, the upper portion can also hold open shelves with storage for jars of condiments. APPLIANCES Beyond the obvious kitchen necessities — range (or cooktop with oven), dishwasher and fridge — is a plethora of appliances that can make preparing meals easier and more fun. Steamovens, built-in coffeemakers, warming drawers, undercounter fridge-freezer combos, dishwashing drawers, even beercoolers with taps are all vying for a space in a passionate chefs kitchen. Or how about a brick pizza oven for a real slice of Italy? You can choose appliances that talk to you, or incorporate them into your smart home set up so that you can control them from afar. Another way to add a sophisticated wow factor are retro design range models in enamel jewel tones. Combining these with visually integrated fridges and dishwashers allows the range to take on the starring role, while other appliances elegantly disappear behind cabinet doors.

Bespoke cabinetry with turned legs, leaded glass accents and a grand English hob-style hoodfan is enhanced by a precious crackled white porcelain tile backsplash.
I ALWAYS ENCOURAGE CLIENTS
CABINETRY I always encourage clients to consider custom-made cabinetry. This way they have ultimate control over the end result, and they don’t (necessarily) have to break the bank to do this. Aside from the commonly available door styles there is an abundance of finishes out there to grace your future cabinetry. For a personalized traditional look you can put together your own door profile, select your wood of choice and customize the colour of stain or lacquer to match any shade on a colour palette. Unusual choices of wood include quarter, rift or rotary cut patterns, or special treatments like smoked veneers that take on a rich chocolate palette. Other options include Italian laminates, high gloss foils, metals and backpainted or printed glass.
ULTIMATE CONTROL OVER THE
MATERIALS Granite and quartz are still the countertop material of choice in a high-end kitchen. To push it up a notch, I frequently check out the wholesalers who import their products from all over the world. Those huge, non-fancy warehouses are a designer’s candystore — full of slabs of exquisite pieces of art, arranged by Mother Nature, skillfully polished, brushed or honed by man, just for your home... 32 HOME DÉCOR AND RENOVATIONS SEP - OCT 2013
TO CONSIDER CUSTOM-MADE CABINETRY. THIS WAY THEY HAVE END RESULT, AND THEY DON’T (NECESSARILY) HAVE TO BREAK THE BANK TO DO THIS. The backsplash material also plays a vital role — whether you choose a vibrant or understated material, make sure to implement it in a bold way! My kitchen layouts are often executed in a way that I restrict the requirement of a backsplash to a limited area — that way a client can afford a more luxurious product to gain a strong visual effect. Stainless steel, finely-textured porcelain, threedimensional terracotta in raku-like glazes, waterjet cut-stone mosaics and iridescent glass are just a few of the many new products on the market. Using your countertop product as a full height backsplash, or a full sheet of textured glass are other ways to give that back wall in your kitchen the royal treatment. Commercial-style stainless-steel sinks can come with additonal glass cutting boards or sport unusual shapes. Apronstyle sinks, in either contemporary or traditional design,

can turn your clean-up area into a feast for the eyes. Enameled cast iron and manmade stone are optional materials, but more and more clients find copper and bronze finishes quite appealing. Bespoke details are the icing on the cake of luxurious design. Such detail could come in the form of a custom-made table that fits an unusually shaped banquette, an elaborate chandelier above your kitchen island or small details like custom-made metal work or very special door handles. Do not let yourself be fooled by a more casual look. Bespoke items are precious, no matter how down-to-earth the materials are they are made out of. The opportunity to create an environment that makes your heart sing is the ultimate luxury — savour and share that experience!

Before you know it, you’ll be rewarded with a beautiful new kitchen. Create a temporary kitchen in your home. Identify items you use daily and those you can live without. Essential items may be a coffee maker, can opener, hot water kettle, vegetable peelers and cooking utensils. Consider having a small refrigeratorfreezer and table top in your makeshift kitchen. Plan simple meals with slow cookers, toaster ovens, microwaves or electric griddles. Stock up with non-perishable food items. Simplify your cleaning routine with disposable, recyclable or biodegradable utensils, plates, and cups. Keep cleaning supplies available and consider which bathroom sink you need to use. Also, remember to protect your pets and keep them in a closed room away from the work site. RALPH Here is “A Tale of Two Kitchens”: the story of two teen girls and their perspective of their family’s kitchen renovations. Teen M: raised in two homes and participated in a recent kitchen renovation. Teen S: lived in 3 homes and never encountered a renovation. However, all that will soon change... [Cue rumbling thunder.] M survived a winter behind insulated 'false walls' as friendly, noisy carpenters created new space by following some lines on big pieces of paper. S quietly observed successive design meetings, material selections, etc., thinking “What’s the big deal? The kitchen works just fine as it is.” M was consulted on details by her parental units, in the approved offspring-raising fashion. She figured this was just to make her feel included but some of her ideas actually made it to the renovated kitchen! S knows that her parents love to cook and they'll love the new kitchen, but she wonders, “Will dinners really change much?” M likes the way that the new kitchen is more 'central' now, and easier to get in and out of... way better for snacking. The governing bodies notice M’s new interest in cooking—an unexpected benefit! without a thought for budget or practicality, what would it look like? Playful. Romantic. Hotel-chic. Bedroom décor is the perfect place to let your dreams take flight and create a luxurious space that’s uniquely yours. Some interior designers suggest tying in the main floor’s motif , while others see the bedroom as an opportunity to create the ultimate escape from the mayhem of everyday life. From a million-dollar ski chalet to a modest family townhome, local designers are proving that beautiful bedrooms have no boundaries. A GOOD BEDROOM IS INVITING, ALLURING AND ENTICING
Her Lego-themed boy’s room is proving to be extremely popular with those who’ve previewed the display home at Kendra, a new collection of townhomes in Surrey’s Sullivan Station neighbourhood, which anticipates its grand opening in September. What five-year-old wouldn’t love four walls of everything Lego? And that’s what this bedroom delivers, right down to the bed sheets, custom side tables, wall decals and headboard fashioned from the iconic green platforms. “It’s absolute luxury for children because it makes them feel good and puts them in their happy place,” says Muller who was inspired by her own son’s wish list. Themes are her secret for cohesiveness in home décor. It could stem from a patterned fabric that makes her heart skip a beat or an incredible set of side tables discovered at
a flea market. The key is making that piece the focal point and building from there. Success, she says, comes with having a plan and making a list of what is needed so you don’t end up straying from the desired end result. Trying to recapture the feeling she gets from being at a day spa or a luxurious boutique hotel, Muller decided to play with colour and pattern to set the mood to calm within the showhome’s chic master bedroom. “When I’m in this space I feel relaxed and I certainly don’t want to leave,” muses Muller as she admires the sumptuous surroundings complete with blue velvet headboard, crisp white bedding and the allure of the unexpected — faux-antlers mounted above the bed. ANTLER-INSPIRED DECOR ADDS A SUBTLE TOUCH OF ANIMAL CHIC
Love them or loathe them, these antlers definitely make a statement in the room and play up the popular new trend of mounting antlers anywhere from the entrance to the ensuite of a home or apartment. Muller’s humane approach to design lent to her choosing this hand-carved wood-style from Roost. “It’s a look that I love right now because it has impact and adds a bit of fun and whimsy to the space,” says Muller. When it comes to home décor trends, Chevron is a must have this season. Found on everything from clothing and dishes to home decor, Sam puts it centre stage as a feature wall in this bedroom. Use Chevron in just a few places — the headboard, toss cushions and ottoman. Resist the urge to overdo pattern and keep things subtle.” SPLURGE WHERE IT COUNTS
Over at the PNE Prize Home in Vancouver, celebrity designer Jillian Harris has created a serene slumber palace that showcases her personal style — classic, timeless and romantic. “I love a space to feel fresh and clean,” says Harris. “I am without a doubt a white-only linen girl. White sheets, white coverlet and white pillows give you that neutral palette that allows freedom to layer with throws or toss cushions.” She tells people to invest in pieces they’re going to have for a long time, like a quality mattress and bed frame or gorgeous headboard. Not a fan of bedroom sets, Harris prefers the eclectic look of mixing complementary furniture pieces. Since the bedroom is the first room we see each morning and the last space we see at night, Harris’ sees it as a personal sanctuary that she keeps minimalistic and organized. She favours bedside tables with lots of drawers to tuck away magazines, phones and jewellery. While there’s no television in her own bedroom, Jillian suggests that those who do have one encase them in beautiful built-in millwork like that in PNE Prize Home, which is integrated into the room’s decor. With the PNE Prize Home’s relocation to Sun Peaks Resort, Jillian ran with a sophisticated cabin theme — wide plank hardwood underfoot, built-in fireplace and thoughtful architectural details like barn doors on modern rollers to frame the entrance of the walk-in closet. To this setting, Harris adds elements of luxury. “Incorporating vintage pieces into your bedroom helps give it that feeling of exclusivity and luxury,” said Harris. “Even if that piece doesn’t trigger a memory of your own, you’re reminded of all the stories it holds.” In North Delta, designer Celia Dawson recreates the sophistication of a high-end Four Season’s Hotel in the master bedroom of Polygon Homes new showhome promoting its Lakeside at Sunstone community. Celia achieves the essence of West Coast luxury through the use of warm woods and fabrics which are, by her description, “rich but not busy and paired with a contemporary palette for the accent pillow.” Strategic lighting further enhances this space with LED puck lights casting a down light glow onto the headboard artwork and brass wall sconces providing a symmetrical wide spread glow of light that frames the bed.

Modern mixing with real housewives WHILE IN VANCOUVER EARLIER this year as part of my
Western Canada media tour, I took a lot of inspiration in what the beautiful and busy city has to offer. Bringing the Cityline cameras with me, I visited the homes of inviting Real Housewives of Vancouver Amanda Hansen and Jody Claman, and found many great examples of my rules for mixing and matching your decor. Here are some ways you can bring real personality in your space, inspired by two ladies with character to spare. SLEEK AND SUBDUED Amanda Hansen’s house, home to an artistic family, creates the perfect harmonious backdrop to creative projects (and the occasional messy experiment). Amanda’s interiors start with a simple palette: her white wall colour lets the 100+ year old architecture speak for itself without fighting the furnishings for attention.

AS SUMMER COMES TO AN END AND THE DAYS AND NIGHTS BECOME A
little chillier, making some subtle changes will help transition your room décor for colder weather. The air becomes a bit crisper and the nights are much colder so it’s only natural to layer up and bring in new colours, textures and accessories to make your home an inviting retreat. COLOUR In terms of colour, jewel-toned, rich hues such as hunter green, eggplant, navy blue, persimmon and oxblood red are a staple in fall and winter. These colours, paired with touches of gold and brass or dark metals such as pewter, are a great way to bring that fall feeling indoors. Look for gold details like buttons or studs on throw pillows or upholstery to really up the wow factor. These rich colours look lovely paired with everyday neutrals like grey, beige and chocolate and black, so don’t worry about making changes to large pieces of furniture.

TEXTURES A great place to start is to focus on your bedding and what you can do to make it warmer, cozier and luxurious. Add new toss cushions in warmer textures like cable knit, wool or velvet. This goes for the sofa as well. Adding in these new textures on the sofa will create a cozy seating area to watch movies or curl up and read a good book. A faux fur throw at the end of the bed or on the arm of a sofa will bring a sense of luxury and warmth. This is also a great way to introduce a new
texture into the room. Another great idea is to switch out lightweight curtains like sheers or linen to heavier fabrics such as velvet or cotton twill. Pottery Barn and Restoration Hardware are personal favourites when shopping for beautiful drapery. Earthy textures like wood and metals also make a room feel more fall/winter-like so adding some decorative pieces with these elements will help achieve this feeling. Try rich wood picture frames or pieces of driftwood.

Taking the confusion
out of warranties by SHELL BUSEY WHEN HOMEOWNERS DECIDE TO UNDERTAKE MAJOR HOME IMPROVEMENT
projects there are many different factors that can affect their decision. People often evaluate a company’s quotation based on price, reputation and product to be used; however, one of the most important items to understand prior to making a decision on which contractor to choose is warranty. Unfortunately, this can also be the item that is least understood by consumers. There are two components to a warranty — material and labour. The material warranty applies to the products used for the project. Material warranties can be confusing particularly for items such as furnaces. Since a furnace consists of many different mechanical and electronic parts, some of the furnace parts have different warranty periods than others (i.e. a furnace heat exchanger will more than likely have a longer warranty period than the furnace control board). Some items will not be covered under the warranty for a product. If a material such as fiberglass roofing shingles fade because of exposure to the elements, it will not typically be covered within the product warranty. Make sure you know what is and what is not covered under the material portion of the warranty. Material warranties are provided and backed by the product manufacturer, so be aware: in many cases you will have to deal directly with the manufacturer to resolve product warranty issues. The labour component of a warranty will cover workmanship issues. Many renovation contractors offer an industry standard two-year labour warranty. The workmanship warranty standard does vary between industries. Some companies will offer a one-year workmanship warranty on items such as appliance repairs, exterior painting and so on. This means the installer or contractor should take care of any costs associated with installation issues within the specific time-frame. Warranties are important because they are a ‘guarantee’ specifying the period of time the contractors’ workmanship or products used in the project are supposed to perform as required. Sometimes a lifetime warranty is simply that: a warranty that guarantees the project for life covering all materials and labour. Many companies advertise a ‘Lifetime Guarantee.’ You must keep in mind that lifetime guarantee doesn’t always mean that a product is guaranteed to perform the same in the first year as it will in the twentieth. Often lifetime warranties are pro-rated, which means that each year into the warranty period, the warranty coverage is reduced. This is similar to the wear warranty in the automotive tire industry. For example in the roofing industry, a lifetime warranty has a term of 50 years. In year ten, the warranty coverage for the product is 20 per cent less than in first year, meaning that you would receive 80 per cent of the value of the product if you had a warranty claim in the tenth year. Warranty coverage is pro-rated over the 50 year term, which means that each year into the warranty period, the coverage amount decreases by two per cent. These details are usually explained in the small print on the contract, so be sure to read your contract thoroughly and if you have any concerns regarding the warranty, address them with your contractor before you sign a contract. If a company you have dealt with happens to go out of business, more often than not you will be out of luck with respect to the labour or workmanship component of the warranty; however the warranties provided by the product manufactures should still be in place.

WARRANTIES ARE IMPORTANT BECAUSE THEY ARE A ‘GUARANTEE’ SPECIFYING THE PERIOD OF TIME THE CONTRACTORS’ WORKMANSHIP OR PRODUCTS USED IN THE PROJECT ARE SUPPOSED TO PERFORM AS REQUIRED. At the end of the day a warranty is only as good as the company who stands behind it, so make sure you choose a reputable contractor and supplier that have a proven track record in the industry. Master BEDROOM RETREAT
RICH WOOD TONES IN THE FURNITURE AND DRAPERY RODS, ALONG WITH THE DARK STRIPE IN THE DRAPERY PANELS, PROVIDE JUST THE RIGHT AMOUNT OF CONTRAST TO KEEP THE SPACE GROUNDED. A depressing bedroom is, well, depressing. How can you start off your day feeling good, when the first thing you see each morning puts you in a bad mood? After years of neglecting their bedroom, that’s what the owners of this Leaside home began to wonder. As avid art collectors and frequent travelers, the rest of their house was a beautifully decorated gallery of treasures. Their master bedroom, however, was anything but. They had lived for years with inadequate furniture and no storage. The rug was hopelessly stained and the ceiling had been left unfinished after a repair from water damage. The walls were painted a shade of dark brown blah. The homeowners were at their wits end. Afraid of making a mistake they turned to Laura Stein Interiors for help. Our goal was to create an inviting retreat of understated luxury. Cosy, not fussy. A comfortable sitting area to relax 52 HOME DÉCOR AND RENOVATIONS SEP - OCT 2013
and watch TV, a light-filled sleeping area with luxurious linens. Storage for clothing, books and travel finds. A hint of glamour, a touch of masculinity, and a place to exhale at the end of the day. The homeowners wanted the room to feel romantic without being overtly feminine. This called for a carefully balanced colour palette of light and dark, and a juxtaposition of soft fabrics and clean-lined furniture. The starting point was a collection of fabrics in airy natural colours – linen, soft grey, and cream, accented with subdued golden yellow. Rich wood tones in the furniture and drapery rods, along with the dark stripe in the drapery panels, provide just the right amount of contrast to keep the space grounded. The surprisingly vibrant artwork beside the bed makes a perfect, unexpected accent with its bold colour but appropriately serene subject matter. To give the room its cosy feel it was enveloped in Benjamin Moore’s Edgecomb Gray. Used on the ceiling, walls, panel moulding, baseboards and built-in bookcase, it provides a warm backdrop for subtle tone on tone texture. Warm metals used throughout the room add sophisticated elegance. Now a comfortable and romantic retreat, this master bedroom has become the most used room in the house. – a pleasure to both start and end the day. The custom detailing, warm palette, luxurious fabrics, and eclectic mix of lighting, art, and accessories make this room what the homeowners call their “perfect little jewel box.”

FIVE TIPS FOR BEAUTIFUL BEDROOM COLOUR: 1. To pull together a cohesive palette, start by choosing your bedding. Once you’ve found bedding you love, it will be the springboard for the rest of the room. 2. For a serene, calming palette, choose soft neutral colours and fabrics in a variety of textures and tones. Varying the texture and contrast is key to making a neutral palette interesting. 3. Cream-coloured drapery filters the morning light and creates a beautiful soft glow. Instead of using black-out lining, layer with black-out blinds that can be raised in the morning to let in the light. 4. Paint baseboards the same colour and finish as the walls to make the walls seem taller and the ceiling higher. 5. For an up-to-date look use hardwood flooring and area rugs rather than wall-to-wall carpet. If you have a light colour palette, a darker wood floor will help ground the space. A lighter wood floor will feel airy and open.

First impressions
I always try to find inspiration in new places, across our nation and the world over. During a media tour of western Canada, I stayed at a unique boutique: Vancouver’s Loden Hotel. The interior design created warm, inviting environments, in several different ways, and this got me thinking how much design for the home-away-from-home can guide the design of your own home-sweet-home. Every stay in a new space is a chance to try out fresh ideas, discover unusual details and live for a few days in the pages of a magazine. Next time you travel, make sure to bring a camera and take the time to notice what makes each space special. Until then, here are my tips to bring a touch of hotel-chic to your everyday.
› The Loden’s lobby makes a statement as soon as you enter: richly veined stone faces out the fireplace wall, inspiring a palette of sumptuous browns and airy creams. Balance dark furniture with light walls (try Benjamin Moore’s OC-23 Classic Gray) to get this luxe, spa-like look. › Because first impressions are important in any space, the onebedroom suites define a foyer with a modern geometric screen, separating this vestibule from the dining area (with a fully mirrored wall opposite to double the visual space). Even in a high-rise home, making space for your own small foyer gives you a much-needed place to decompress when you enter, as well as a beautiful greeting. (TIP) Fill in an existing half-wall or cutout with wooden lattice or (as I recently did in a client’s home renovation) faux wrought-iron grating to turn an afterthought into its own design feature. In a more open plan add a freestanding screen with a bench in front to create a division.

The bedroom › One-bedroom suites at the Loden mirror the entire wall behind the headboard to expand the room, with art hanging overtop to break up the large panel. You can easily tile a wall at home with 12x12 or 24x24 mirrors — just notch a corner or two to leave drywall exposed where you want to hang art, creating this trendy layered look. › Rooms at the Loden generally stick to one signature colour to give the palette depth without appearing busy. You’ll find warm coral tones in sofa upholstery, accent pillows, glass lamps and other accoutrements — choosing one favourite colour and carrying it throughout in small doses is the easiest way to give even a small space a playful pop. Look to Benjamin Moore’s 2011-30 Hot Spice as an example hue for accessories or an accent wall. › As many homes do, some units in the Loden have structural columns running through them. They made this an architectural feature by fitting a kidney desk to the curve, hanging the television from the top of the post (freeing up window space) and letting the curtains stack behind the column when open. (TIP) Simply notching a desk (or choosing a curved shape) can let it fit tightly to a column, awkward corner or deep baseboard, creating a tidy look without wasting space.
