DD: I know you rely on word of mouth and have a lot of repeat customers. Why do you think clients keep coming back? SS: They come back because of quality, a fixed price that they can count on, staff interaction and a two-year guarantee. DD: What is your design philosophy? What are your design inspirations? SS: Our philosophy is simple: we listen to our customers so that we understand their needs and ideas. Then we take our years of expertise and to help provide them with real solutions. DD: How do you work with clients to come up with a design plan? SS: By listening closely and explaining clearly what is doable and what is not. After there is a well-defined expectation of what we can achieve, we merge the design and the budget to provide the client with a fixed-price contract. DD: How do you help clients express themselves through their homes? SS: We assess their lifestyle needs and create a design to suit that. DD: How do you keep you keep your clients aware of unexpected issues that arise as you work on a project? SS: We explain this simple process during contract negotiations. Should we encounter an anomaly that was not included in the clearly defined scope of work at the outset, we prepare an extra work order for the client’s approval that describes the change and associated cost as well as our mark-up.

DD: Tell me about the project you’ve decided to feature here. SS: When we assessed this project, we found a patchwork bunch of renovations done over several years. DD: Did this present any unique challenges? SS: There were several code violations here that we were happy to straighten out. You don’t necessarily get a wow factor from bringing things up to code, but knowing that certain safety codes have been met should sure make you sleep better! DD: How did you achieve what the client was looking for? SS: After looking at the hodgepodge of renovation efforts these clients had been through, it was important to us to give them what they wanted and deserved. Our design team worked attentively with these clients to understand their current lifestyle and future plans, before putting pen to paper. In the end, we were able to give them the beautiful, bright kitchen that they had always wanted.

Doug Kerr of KERR CONSTRUCTION takes on a challenging design by DIANE DUFLOT DD: You are a design/ build firm. What are the benefits of working with a designer/ builder? DK: Real-time budget updates throughout the design process and one point of responsibility, so there is no finger pointing. DD: What is your process for getting to really understand what a client is looking for? DK: We like to live by the old saying: “You have two ears and one mouth for a reason.” We ask a lot of questions and we listen carefully to the client’s responses. We also show clients a lot of photos and gauge their reaction, so that we can see what they really like and develop a plan for them from there. It’s also important to fully understand why a client is renovating. DD: How do you help clients express their personal style in the home? DK: You have to start with the idea that it is all about them. It doesn’t matter what style we, as designers, may like. There is no substitute for getting to know what gets your client excited. We have ways of doing this and then when we have it nailed down we set our clients up with the designer who is best suited to deliver this style. DD: And how do you keep your clients in the loop from inception to completion on any given project? DK: We ensure that everything is documented, so there’s continuity between what we design and what we build. We also assign a production manager to the job in the design phase to add real-world input on budgets and logistics. One of the main things we do differently from other companies is our project supervisors are only assigned to one job at a time, so they will be there every day from start to finish. This really adds continuity and the project supervisor’s familiarity with the details helps get the job done faster and better. DD: Have you had any interesting challenges on any recent projects? DK: Recently, we built a residence on a commercial site, because the client in question wanted to live next to his work. It was important that it look like a home, despite its being built on a commercial site.
THE 52 INCH WIDE PIVOTING FRONT DOOR WE CHOSE SUITS COMMERCIAL SITE BUT HAS THE WARMTH OF A RESIDENTIAL HOME. DD: Very interesting! How did you meet this challenge? DK: We chose exterior finishes to complement the existing commercial building on the site and the parking structure it sits on, and because the home is nestled in amongst trees, it looks like it was always there. DD: Did you include any other design elements to make the flow from commercial to residential space seamless? DK: The 52-inch-wide pivoting front door we chose suits commercial site but has the warmth of a residential home. We were also fortunate that the client always wanted a home with contemporary, sleek designs and understated elegance. We accomplished this with details like flush baseboard casings and reveals, as well as all flush walls, which here seem to play with minimalism of commercial design in the residential space. In the end, the home sits harmoniously within the commercial site and the client is happy with the results! DEC 2013 - JAN 2014 HOME DÉCOR AND RENOVATIONS 9

supply companies is six week long. Plus, because we make our bathtubs to order, customers can personalize the placement of their jets. It’s not one size fits all!” THE BEAUTY OF BACK-PAINTED GLASS This is true of the renovations that Glass World does as a whole as well. “A HOUSE IS MADE OF WALL AND BEAMS, A HOME
is made of hopes and dreams.” The toast has become a tradition, a treasured moment that leads off the festivities at the Annual CARE Awards. It unfailingly brings on smiles all round, and September 14, 2013, was no exception as some 230 renovators, developers and builders gathered at Victoria’s historic Fairmont Empress Hotel to honour winners of the 22nd annual celebration of the best, most creative and greenest projects found throughout Vancouver Island. This year, a total of 51 awards were presented for projects ranging from compact kitchen makeovers to multi-million dollar mansions designed from the ground up. Entries showcased the sheer diversity that defines excellence in today’s home building industry and included every form from traditional to über modern.

AND THE WINNERS ARE… In the renovation categories, Mike Graham Construction Ltd was a double winner taking home gold for Best Heritage Project and Best Renovation Under $300,000. Princess, an 1911 Edwardian heritage home was loving restored with Douglas fir trim and doorways, a new front porch and custom stained glass to replicate existing historic windows. The once dark, cramped kitchen was opened up to create a sunny, contemporary space that now enjoys a fluid connectivity with the adjoining family room and rear sundeck. “It was important to the client to preserve this home’s heritage beauty and charm while adding modern amenities and an open feeling,” Mike explains, adding the project was also a finalist in two other categories. At the opposite end of the spectrum, the company’s Upper Terrace, which was named Best Renovation Under $300,000, is a testament to modernity. Sleek and übermodern, this home’s second storey addition created space for a new master bedroom with open dressing room, travertine ensuite and cozy sitting area. Owners can now luxuriate in their private, adult retreat while savouring the previously hidden, sweeping ocean view-
line. As a bonus, the square footage reclaimed on the lower floor allowed plenty of wow factor additions including a dramatic foyer with raised ceiling and open staircase. Maximilian Huxley Construction Ltd also struck gold twice this year for Marina View, a sophisticated waterfront home that’s inviting, open and invisibly senior-friendly. The project took top honours for Best Renovation $300,000 to $750,000 as well as Best Contemporary Kitchen 225-249 Square Feet, wowing the judges with features like wire brushed oak floors, matching wood cabinetry and paneled accent walls, plus woven grass wall paper. A two-sided gas fireplace in the living room/foyer also adds a touch of pure drama. “What really made this fun was the transformation of a 1980s bungalow into a contemporary home that now takes advantage of the ocean views from all rooms in the house,” says Max Huxley, principal. “The homeowner really appreciated the aesthetic details and had a good vision from the start.” Particularly challenging for this project, he adds, was the requirement to work within the home’s existing footprint. Ultimately, it took 11 flush beams installed in the ceiling to create the open plan that met the clients’ vision. Longtime CARE Awards heavyweight, Zebra Design & Interiors took home the coveted Best Renovation Over $750,000 — one of five gold CARE awards they received this year — for Nilaya, the stunning makeover of a 1930s Tudor home. The tired, but much loved house was gutted, stripped back to the studs, and then held en situ while two feet of underground foundations were removed and replaced — a feat that was, astonishingly, accomplished without the used of house movers. Next began the task of meticulously synchronizing traditional detailing and millwork with contemporary built-ins and a muchneeded addition to create a sophisticated, modern interior with open concept great room. Dramatic finishing details include a waterfallstyle, stringer-free oak staircase that appears to cascade behind 14-foot, tempered glass panels, a double-sided fireplace between the great room and a massive outdoor deck, an atmospherically controlled wine cellar, plus a personal gym, infrared sauna and media room with 5.1 surround sound.

Alternatively, if space is available, a mini Christmas tree or festive arrangement in a hurricane glass can be a decorative piece. Garland, ribbons and removable decals can be arranged along your mirror’s border. Also a wreath on your bathroom door can complement your holiday decor. Enjoy the holidays knowing you decked out every room in your home!

HD&R CHATS WITH KIRSTEN KORHANI, chief designer and creative director at Korhani Home, who has been leading the way in merging style and fashion for home. Her innovative designs, affordable floor coverings and decorative accent pieces have driven the brand to create products that have become statement pieces in homes across the globe.

What role does design play in your life? Design plays a huge role in my life. I’m always looking for inspiration for our next collection, which can come from anywhere — through my travels, movies, the latest fashion trends and magazines.
Q
You’ve married into the Korhani family company. What is it like working with your husband? Some people may find it challenging to be around each other that much, but for us it just works. We are always brainstorming together, and constantly pushing each other creatively. Some of our best ideas have come from a drive to the cottage for the weekend or over a glass of wine and a movie.
Q
Can you take us through the design process of creating a collection of rugs? The design process starts with an inspiration meeting with myself and the Korhani Home design team. We come up with conceptual items, mood boards and colour guides for each theme in the collection that we feel will be on trend for the following season.

The rug qualities and designs are based primarily on the time of year. For example, our fall/winter 2013 collection, we focused on qualities such as wool and heavier shags, and worked with a deep colour palette. As for spring/ summer 2014, I can’t give too much away, but expect to see bright, bold colours and patterns made with qualities like flat weave and plastics. Once we have finalized our collections and style guide, we go to work on the individual designs. And then from there, final drawings are sent to our manufacturing facility in Sorel, Que. to begin production.

You masterfully marry fashion and décor together for your runway presentation during World MasterCard Toronto Fashion Week, and it’s a huge hit each season, why do you think fashion and décor go hand-in-hand, and how hard is it to make rugs into fashion garments? I’ve always felt that home and fashion were a natural fit. If you choose to dress fashionably in your everyday life, why wouldn’t you look at your home in the same way? Why not change your area rugs the same way you do your clothes
and accessories each season? Our runway shows are an opportunity for us to showcase collections based on what will be on trend in home décor the following season. I’d be lying to you if I said it wasn’t challenging to create garments out of rugs. It takes a full team and around six to eight months to create a runway collection from beginning to end. The process starts with collecting inspiration, choosing themes, designing the rugs and, of course, sewing and accessorizing the outfits. Sometimes, you have this great idea and you really want it to work, but you don’t have the same flexibility with rugs as you do with fabric.

How important is a rug’s role to the design of the room? An area rug anchors and finishes a room. I tend to think of area rugs as the fashionista of floors. They really pull together your living space and complete the look and feel. It’s a statement piece that gives you an opportunity to have more fun with patterns and colour. Couches and larger pieces in a room tend to be more neutral so don’t be afraid to put something more colourful under your feet

What is inspiring you at the moment? I’m really inspired right now by Mediterranean style. I love its use of exotic and vibrant colours, light, natural texture and, of course, its European charm.

Where do you see rug design trends heading next year? For 2014, expect to see a lot of colour, colour and more colour. The trend is to move away from the beiges and browns, and go for cooler and deeper tones like greys. You are going to find that area rugs are going to be the new art. So, expect to start mixing and matching with bold colours and prints.

If you could describe your home’s style, what would they be? Eclectic, ultra-modern, mixed with antiques.

What does it mean to you to be able to produce affordable rugs? It’s extremely important for us to provide our customers with accessible price points. We strive to give our customers the freedom to be able to update their living space without feeling like they are breaking the bank. We actually just recently expanded into home accessories such as cushions, throw blankets, picture frames, candles and accent pieces. We want to make it possible for you to change out your rugs and home accessories seasonally, the same way you would with your wardrobe. The one way to do that is to ensure that our products are affordable, fashionable and, of course, high quality.

I HAVE TO ADMIT THAT I DO ENJOY THE OCCASIONAL
D.I.Y. home improvement project such as changing a light bulb or painting my daughter’s bedroom her favourite colour of the moment. However, when it comes to larger projects such as installing new flooring or renovating my kitchen, I leave it to the professionals. The proliferation of home improvement shows, many of which have a do-it-yourself focus, have created a whole new breed of ambitious consumers who are ready and perhaps notso-able to complete complicated large projects on their own. Yes, consumers are rightfully more budget-conscious; however, what may seem like a significant cost up front when hiring a professional actually results in more savings and increased equity in one’s home in the long run. According to a report in the UK, do-it-yourself botched jobs costs Brits over 3 billion pounds over the last year in damages. I have yet to see a similar study conducted in Canada, but I’m sure that the number is probably not far off in the Great White North. We have all heard it before — “buying a home is the biggest purchase most of us will ever make in our life.” But what should be added to that saying is — “as a result, you should protect this significant investment with smart and sound decision making.” Protect your investment — and your pocketbook — by hiring a professional. Renovators are skilled professionals: they receive significant training and have the skills, tools, and in-depth industry knowledge to complete a project safely, up-tostandard, and within budget. There are a significant number of so-called “renovators” who operate under the radar in the black market. Stay away from anyone who only accepts cash and refuses to sign a contract. In this circumstance, if a job is below standard or not completed at all, you will have nothing to protect you and this could potentially cost you tremendously more than the service you paid for. Not to mention the liability risks if an uninsured contractor is injured while in or around your home. The perceived costs savings are simply not worth the added risks.

All-uminum you need by YANIC SIMARD WHEN DEBATING BETWEEN METALS IN INTERIOR DESIGN, PEOPLE
2 Mixed Material Consoles
usually focus on one iconic match-up: Silver vs. Gold. Stainless steel also gets a lot of attention for its popularity in modern appliances (and Modern-period furnishings), but one contemporary favourite has gone a little overlooked: aluminum. Anodized (rust resistant) aluminum’s cool tones and light weight make it an excellent choice for a wide range of furnishings, from seating to lighting and everything in between. Since metals so easily mix with other materials, or each other, in both modern and traditional schemes, look no further than my list of aluminum treasures to give your home in the clouds a mineral infusion:
Designer Hilla Shamia’s cast stools start with the organic nature of raw wood, fusing it to a metal frame and celebrating the contrast between the two. Metal and wood is a timeless combination that balances traditional warmth with cool modern lines perfectly. Use a bench like this where you need flexible seating, and pull it up as a cocktail table when you’re having drinks for one.
1 Turned Dining Table Crate and Barrel’s Mallorca table pairs metallic legs (in a turnery design reminiscent of hand carved wood) with a marble top — both materials are cool and sleek, but the aluminum draws out the silvery marble veining, making the stone the real star. Contrast this piece with traditional bentwood seats in an inky blue finish, or get playful and gather mismatched chairs using the same white and aluminum elements in different ways.

3 Cool Cabinetry To achieve a stunning yet accessible transitional look (and touch of sparkle) in the kitchen or bathroom, consider switching to cabinet doors with windowed fronts and aluminum trim.
It frames your dishes, glassware or wash towels like an art gallery display case, creating a dramatic statement but an airy atmosphere. Try Ikea’s various cabinet doors (such as the Lillangen) in this finish for a quick switch-out.
4 Metal Rocker The 1940’s classic 1006 chair (the Tenoh-6, by Emeco) was originally designed for hard wear: nicknamed the Navy chair, it was commissioned by the US government to withstand abuse from both the elements and sailors, but now is a favourite for modern and transitional dining spaces. Philippe Starck’s Heritage Rocking Armchair updates this already contemporary-feeling staple with a rocking base for a softer look. Add either this or the original to virtually any room for an easy update (available at Klaus Nienkamper and hip boutiques) — having been born and raised French I never live anywhere without a rocking chair.
5 Traveller’s Trunks While browsing Bethelin.com I also noticed luggage-like metal trunks which actually serve as chests of drawers or wardrobes, underscoring how beautifully aluminum pairs with natural materials like leather. Use one or two tall pieces like this (stunning from all sides) like a wall to divide a large room into two zones, or define a dressing area.
6 Sturdy Stool Metal stools are a popular choice for bar seating, even in private homes where the crowd of guests isn’t usually so rough. Always make sure however to measure your counter and stool for height: true bar stool seats (as opposed to counter seats), at around 30” tall, are only meant for higher bar counters starting at 40”. For a trendy and modern, winter-ready effect, drape a small faux sheepskin over each seat for some engaging contrast.
3 7 Working Classic The ageless Herman Miller desk chair (available from dwr.com) is such a designer favourite I even have several in my design studio. The clean lines of the simple upholstery and gently rounded metal edges create a more elegant look than the overly technical-looking selections of many corporate executives (while still providing stylish comfort). 8 Task Lamp Also available from DWR (short for Design Within Reach), the Tolomeo desk light translates the look of rusty old work lamps into a sparkling, architectural form that gives you light just where you need it while celebrating the beauty of a very functional material. The design captures this so perfectly, in fact, that the light ironically won the Compasso d’Oro award in 1989 — also known as the Golden Compass. STUDIO SWINE’S CAN CITY This project takes discarded aluminum cans (pulled from the streets of Sao Paolo), melts them down, and repurposes the raw materials to create artistic, handcrafted modern stools. LET THE SUNSHINE IN 01 Provide an indoor-outdoor feel by enlarging glass openings and letting natural light in, as in this kitchen by Intermind Design. If possible, connect the kitchen to an outdoor food or entertainment court. 02 Use appliances as high-end as your budget allows, because investing in appliances makes food preservation and preparation much easier and more enjoyable. “Appliances are so refined these days,” says Mila Djuras, owner of Intermind Design. “They are energy efficient and equipped with multiple controls, so they can be adapted to anybody’s needs.” 03 Use elegant, man-made countertops that are three centimeters thick. This size is preferable, because it falls between the size of the double thickness
commonly used with natural stone and the thin look more suitable for a clean-line contemporary look. At this thickness, it can be polished repeatedly to last a lifetime. 04 Today’s market offers a wide variety of products that can be used as a backsplash, from glass, to stainless steel, to tiles and more. The three major factors to be considered when selecting a type of backsplash are (1) the size of the kitchen, (2) the scale of the wall being covered in proportion to the cabinetry and (3) the style or theme that’s being underscored. 05 Invest in in-cabinet and task lighting. “Using glass and open shelving for upper cabinets helps lighten the scale of the kitchen, where furnishings tend to be larger and higher up, so that it is in balance with the rest of the house,” according to Djuras. This simple trick makes walls to appear less crowded and more visually pleasing. 06 Frame tall appliances between tall cabinets to create a built-in look. Grey and glass finishes on the cabinets in this kitchen pick up on the colour and shine of the stainless-steel appliances. 07 Bring in as much natural light as possible. In this kitchen, Intermind has ensured that the decorative finishes on the skylight pick up on the dark wood and the

stainless steel used elsewhere in the kitchen. Specifically, the upper kitchen cabinets are framed in the same dark wood as is used on the skylight, creating what Djuras calls, “a sense of visual richness and overall unity in the room.”

08 Choose bar stools to compliment the look of your kitchen, but don’t forget about function and comfort. Although the stools in this kitchen don’t have a full back, the curved lumbar area offers modest support. 09 Incorporate more stainless steel to reflect the look of appliances throughout the kitchen. In this kitchen, the back of the island, several drawers and stainless-steel hardware are echoes of the appliances that resonate through the kitchen. 10 Treat the floor with special care. Here, Intermind has made the floor a large contemporary mosaic that picks up on other elements in the kitchen. The brown and white recalls the dark wood and white of the upper cabinets, for example, and the grey again evokes the look of stainless steel.
LIVE IN COLOUR 01 Use decorative and style-specific pendants and chandeliers to set a dynamic and luxurious theme at night. 02 Make sure that faucets and sinks match the feel of the rest of the kitchen. The classic yet sleek lines chosen here pick up on the mix of contemporary and Craftsman styles used throughout the kitchen. 03 Make sure there is plenty of ambient lighting, but, warns Djuras, “keep pot lights small so that they do not add to the overall feeling of weight of the kitchen.” 04 Pay special attention to the kitchen island, which can often becomes a casual family gathering space, where breakfast is eaten in the morning, homework is done in the evening and casual snacks are shared throughout the weekend. 05 Incorporate another type of activity space such as reading corner, morning

Intermind has added a reading area under the window in this kitchen, and a comfortable chair and occasional table make this a great spot to catch up on the news, whether in the form of a paper… or online. 06 Try placing small appliances, such as a bar fridges, in the kitchen island, where they remain easily accessible. 07 Use floating wall- or island-mounted hoods, as Intermind has here. “These can break up the heavy line of upper cabinets and allow the backsplash to be extended to the ceiling, creating a more dynamic look,” advises Djuras. 08 Play with different types of hardware on island, base and upper cabinetry. In this kitchen, Intermind has chosen an old-world pharmacy look for the hardware on the lower cabinets, but has added intrigue by using glass knobs on the upper cabinets. 09 Use different countertops on the base cabinets and the island as a way to add variety to the kitchen décor. Intermind has done this here to great effect, mixing an orange countertop on the lower cabinets with a black glossy finish on the island countertop. when the stores begin setting up their winter wonderland window displays the day after Halloween. The holiday season seems to come sooner and sooner every year, and let’s face it – by the time the holidays actually roll around, things can get out of hand. Interior designer Heather Segreti offers some tips to welcome the festive season in style. “People run into problems when they continually purchase new decorative items each year, and then end up with a home full of goods – none of which work together,” Heather says. “So, a plan is your best friend.” 38 HOME DÉCOR AND RENOVATIONS DEC 2013 - JAN 2014
THE MANTEL IS THE PLACE TO DISPLAY YOUR FRAGILE OR SENTIMENTAL ORNAMENTS – ESPECIALLY IF YOU HAVE CHILDREN OR PETS. IT’S OUT OF THE WAY, YET THE CENTRE OF ATTENTION.
1. HEATHER’S TIPS FOR A HOLIDAY HOME: » Examine the style of your space, and follow that direction with your decorations. Is it traditional, contemporary or something in between? » Choose your colour scheme. For a cohesive aesthetic, look to your everyday décor to inspire your holiday palette. For example, if you have brass hardware, then gold ornaments may work for you. If you’re a brushed nickel or chrome kind of person, then silver will probably catch your eye. Starting with a colour palette will keep you on track when you are out shopping. You will stick to your colours – if you have opted to go gold, you will pass on the silver garland, even though it is on sale. » Less is more. The festive items you choose should blend in with your existing décor without looking out of place or cluttered. This may mean relocating some of your everyday accessories, or putting them away over the festive season to make way for the wonderfully themed decorative items you’d like to put on display. 2. THE GIFT OF GREAT STYLE: » Glass vases filled with silver and white ornaments can replace your year-round dining room centrepiece. » Silver candlesticks tucked among sprigs of aromatic cedar can replace your usual year-round mantel décor. » “Real” cedar and pine decorative garland to line the mantel or dining table is always a classic choice and looks good in any style space. I am a fan of the real thing when it comes to greenery, however there are many good replicas on the market that will last through many holiday seasons. 3. HOT MANTEL DÉCOR: Fireplaces are so much fun to decorate during the holidays. This is where you can create a real focal point. First, clear out the existing mantel décor so you have a clean slate to work with. Start with some fresh greenery in keeping with the holiday spirit – cedar or pine work well. If you can add lights which plug in discretely, then go ahead. If not, opt for the batteryoperated light strings to eliminate unsightly power cords. Next, take some decorative ribbon that matches your colour scheme and wind it loosely through the garland. Add candles, pinecones and glass ornaments to finish off the look. The mantel is the place to display your fragile or sentimental ornaments – especially if you have children or pets. It’s out of the way, yet the centre of attention. Replace the artwork you have hanging above the mantel with a star-burst mirror or a festive wreath. Remember to stick to your theme, and coordinate the mantel with the other pieces of holiday décor that is on display. The hearth is another place that will require some attention. Consider creating a landscape of tall standing figures, such as snowmen or a wonderful wooden Nutcracker. Just remember not to clutter things up too much. The key is to remove your year-round décor and replace it with your favorite festive pieces. Less really is more. mainland, homeowners are making the big decision to renovate. Significant investment is often required to update aging homes and bring them up to current standards as people live very differently than they did in years past. These significant changes mean renovations are much more complex than picking new materials and finishes to pretty up spaces. Renovations that make more impact to the use of the space and increase the value of homes generally involve layout changes and structural modifications. Many people think that interior designers make spaces beautiful by influencing the colours and materials used within a home. Although this is an important part of the job of any good interior designer, there is a lot more to it. Qualified interior designers provide the greatest value and impact in the early stages of any renovation project in terms of determining the space planning of a home. Should the layout of a bathroom be adjusted to allow for more efficient use for an aging couple? Will removing walls in certain areas of a home allow for a more open-concept living style for homeowners? Is an addition to the home legally possible given the homeowners’ wishes, as well as local bylaws and codes? These types of questions are commonplace in any interior designer’s office. When deciding on an interior designer it is important to ensure that you are dealing with a professional. Checking
references and qualifications of potential designers is critical step. As BC has no regulations in place, anyone can call themselves an interior designer but this does not mean they have the education and experience to handle certain types of projects. Designers are involved from the outset and drive the function and feel of your renovation as well as help with the details that make a space beautiful. If you choose an interior designer that you trust and whose style you connect with, your project has the greatest chance at being all you want it to be.

FALL HAS ARRIVED HERE IN THE LOWER MAINLAND, AND ALONG WITH FALL
comes rain and wind. It’s time for homeowners to check their gutters to be sure that they are free of leaves and debris that can cause overflowing and/or leaking. Gutters and downspouts funnel water down and away from your foundation or basement walls. A gutter system is the main line of defense in protecting a house from the harsh elements of rain, snow and ice. These should be kept free of leaves and other debris to ensure they are doing the job they are meant to do. To ensure proper operation, inspect and clean gutters and downspouts at least twice a year. Safety Note: When using ladders always ensure that you use “ladder stand offs.” Maybe it’s time to replace your old gutter system. When you’re considering the various gutter options available, you also should consider how you’re going to control the leaves and debris entering your gutter or downspout system. There are several leaf and debris control systems that prevent leaves and debris from entering your downspout. However, with all the different products available, choosing the system that is effective for you can be confusing. Fast flow “V” shaped funnels are installed to open the gutter/eaves trough leading to the down pipe two to four times bigger than the normal 2 inch or 2x3 inch size on standard gutters at the top of the down pipe. This allows for a higher flow rate, which is a good thing, as the faster the water drains, the more debris it can carry through the downpipes.
THERE ARE SEVERAL LEAF AND DEBRIS CONTROL SYSTEMS THAT PREVENT LEAVES AND DEBRIS FROM ENTERING YOUR DOWNSPOUT. HOWEVER, WITH ALL THE DIFFERENT PRODUCTS AVAILABLE, CHOOSING THE SYSTEM THAT IS EFFECTIVE FOR YOU CAN BE CONFUSING. 42 HOME DÉCOR AND RENOVATIONS DEC 2013 - JAN 2014
These are installed about three feet above the ground and are designed to catch the last small debris pieces and allow the water to run through into the drain. They are easily cleaned by simply sliding out the basket and removing the small pieces of debris. As it is only three feet above ground level, people of all ages and abilities can easily clean it out without the use a ladder. Gutter Grates attaching to the top of the gutter sit flush with the roof to deflect debris that would normally be blown into the gutters. Two types of grates are used, namely vinyl and aluminum. The aluminum grate will cover an existing or a new gutter, and can be made to fit any type of gutter, including hidden gutters. Screened Gutter Guards will keep out most leaves, but sometimes smaller debris, such as dirt and pine needles may get through. Screens and attachments also make gutter cleaning more difficult, because they have to be removed to get at the debris. One-piece seamless gutter systems such as “Leaf Pro” are available. These systems keep the debris out while letting the rain go into the gutters. They are made of much heavier aluminum, are professionally installed and are a permanent solution that saves homeowners from paying to have their gutters professionally cleaned. There are no seams except at corners and downspouts providing less chance of leaking areas.
