Not a flea market, dollar store or distributor of seconds, Home Idol’s mantra is simple, says May: “We want to make sure everything we sell is the best quality, is on trend and the price is unbeatable.” Laminate wood flooring — any colour or style for a dollar per square foot, shower stalls between $179 and $279 and toilets priced at $176. Customers can choose from the Home Idol brand name or other leading brands including Toto, Kohler and Sakura. It seems no surprise that budget-conscious contractors have made Home Idol their building supply destination since 2000. Back then, the So Family sold just tile. Today May and her brothers Fred and Alan have grown their company into a wholesale and retail distributor offering a plethora of home supplies: bathroom and kitchen products, indoor and outdoor tile, flooring, lighting and furniture – all with a two-year warranty.


PRE-ASSEMBLED CABINETRY: High gloss white is where it’s at

A lot of factors affect the cost of a renovation, but ultimately what a homeowner chooses for materials has the greatest impact. In general, materials account for 80 percent of the budget, while labor costs represent 20 percent. According to the National Kitchen & Bath Association (NKBA), the largest expense in a kitchen remodel is cabinetry, which can account for about 30 percent. Now consider for a moment if you could cut your cabinet cost in half. Suddenly you’ve got cash for a rainy day or the means to upgrade your appliances. “Everyone wants high gloss white kitchen cabinets and we guarantee them at a 50 to 60 percent savings,” says May. “And the best thing about our cabinets is that they are all preassembled in the factory.” To complement white kitchens, May suggests adding a pop of colour with their luminescent collection of glass mosaic tiles. QUALITY IS A PRIORIY: Family owns the factory

What’s the secret to their enticing price point? “We own the factory where the products are manufactured,” says May. “It’s our extended family who work there. There’s no middleman, so we can pass on the savings to our customers and ensure quality is high and consistent.” Staying on trend is vital in this industry and May travels the world, searching out the best products at the Home Show in Vegas, Coverings in Italy and the Canton Fair in China and having them then designed and manufactured at their factory in Foshan, China. Growing up with a dad who was a contractor, May and her brothers saw the reality of homebuilders who would overspend and later become bankrupt. “We love Vancouver and want to see the market stable for decent people,” explains May. “Our finishes allow people to have their dream home and still have money in the bank.” While there’s still going to be customers who want the white glove service or the gleaming Ikea experience, May is straight up that while Home Idol serves up amazing prices, service and selection are not what they’re known for. “It’s 2015 and outlet is the way to be. Think of us like Forever 21. We sell the latest trends. If you like what you see buy it today, because we often update and change what we carry.” To compensate buyers for the effort of doing their own shopping and loading, Home Idol rewards customers with a further “self serve five percent off discount” at the cash register.

HOME BUILDING DIVISION: From $118 per square foot

Truly a family affair, Fred So oversees the building and development division of Home Idol and has worked out a formula where he can build a high quality home on a regular 33-foot lot for between $118 and $155 per square foot. He oversees the building of eight to ten homes each year, and guarantees cost by using specific home designs and staying with preset finishes and products. The plans are uniformly modern and beautiful, with a laneway and basement suite and most impressively, a price per square foot that can’t be beat. We sell it for $33.93,” says May. “The savings increase with the quantity and frequency customers shop with Home Idol. RENOVATION BUDGETS Know Your Numbers: Comparing Fixed Price & Cost Plus is good for your budget, if it becomes more difficult, you pay for the extra work. Fixed Price is great for a smaller or less complicated project, where it will be easy to streamline the planning and construction. However, it is also a matter of personality type. Some projects are perfectly suited to Fixed Price, but if the client is a highly detail-oriented person who likes to be involved in every choice, they may lean toward Cost Plus — and a person who has a complex project, but who wants a hands-off experience and the peace of mind that comes with knowing the set budget will be maintained, will lean to fixed price.

IN THE RENOVATION BUSINESS SINCE 1985, TQ Construction

is known for the two costing models that they offer to clients – Fixed Price and Cost Plus. With the Fixed Price model, you are buying something with a set price attached to it. Cost Allowances are contingency allowances for specific items of the scope of work within a fixed price contract. With Cost Plus you work with your contractor to develop a price throughout the planning phase of your project. With Cost Plus, the Fixed Elements are elements within the cost plus model that have a set price attached to them (can total as much as 50%-70% fixed with proper planning). With this in mind, we came to TQ with a few questions:

What is it about a project that makes it better suited to Fixed Price or Cost Plus? Cost Plus generally works well for those more complicated projects, maybe due to the age, size or condition of the home, or jobs that require ground work or a significant addition. You carry the variability cost – if the project is easy, it 12 HOME DECOR AND RENOVATIONS DEC 2014 - JAN 2015

Will each model produce projects of the same final price? With fixed price, the budget planning can be done in great detail so the amount of the contract is determined before you start the project. With cost plus, you will be presented a fairly accurate budget, but changes that you make as the work is done will cause minor fluctuations on the cost. The key is planning — good planning minimizes changes along the way. Therefore, the cost could end up being the same in the end, or fixed price could even be lower — but at the initial phase of the contract the fixed price contract is often a little higher than cost plus. Clients suited to fixed-price like to know the cost at the beginning of the project, and clients who go with cost plus only want to pay for exactly the work that was done, and no ‘contingency’.

Which model does the contractor prefer? TQ President Ralph Belisle explains it well: “For a predictable, simple, streamlined project – I love the fixed price model. For something that needs higher level of service, more analysis, greater breakdowns and more collaboration between the clients and our team, that’s when I’m going to encourage cost plus”. In the end, we really want to be able to serve more clients in whichever model makes them feel comfortable and confident in the process. Q

You do a lot of work on the North Shore. Are there special skills required to build in this unique area of the Lower Mainland? Yes, while not necessarily specific skills, there is a definite level of knowledge required for building on the North Shore. Local issues such as slope stability, streamside protection, and anchoring on rock are important to understand in the design and construction of the new home or a major renovation. Additionally, because of our experience and long-term commitment to this area, we’re very aware of what the North Shore market wants and needs.

Q

When a client is trying to decide whether to build or renovate, what do you think are the most important considerations to keep in mind? Renovation versus New Construction is a really interesting conversation and a very important one to have. Whenever possible we like to engage in this topic with our clients in the very early stages of the project so that they have the full picture. While cost tends to be a primary consideration, other considerations about location, neighbourhood, and proximity to work weigh heavily in the decision process. Resale value is another consideration as a “new” home tends to have more “market value” than a renovated or rebuilt home.

What are the most exciting types of projects that you work on? What Reno projects do you think make the biggest impact on the livability of a home? New builds have to be the most exciting type of project as we are involved from the early design stages. It’s helpful to be involved in planning for a family’s needs and then, through careful planning and execution, meeting those needs. It’s a fresh start with a clean slate. That said, renovating has an additional element of being quite challenging, and we really enjoy the challenge. Whole house renovations often produce an amazing transformation from the ‘before’ to ‘after’. The biggest impact in a kitchen renovation occurs where we completely open up the main floor which achieves increased liveability for the entire home.

Q

How do you make sure you are up to date on the latest technological and energy-saving advances? There are quite a few ways to stay current. Membership in the Greater Vancouver Home Builders’ Association (GVHBA) provides an excellent opportunity to remain current as they constantly offer programs, courses and information sessions. My Project Managers and I recently attended a two-day course at CHBA-BC on the BC Building Code changes regarding energy efficiency. Prior to that we attended a one-day session on this important topic offered by GVHBA. Additionally Fortis BC and BC Hydro offer industry updates. As the company owner, it’s critical that I keep myself and my team up-to-date on the newest technology and energy-efficiency products and programs. Our knowledge, skills and ability are essential in offering the best value to our clients.

THE NEW GREEN REVOLUTION: PASSIVE HOUSE TECHNOLOGY Passive Houses are actively improving efficiency and sustainability by BOB DE WIT

WHEN MOST OF US THINK OF GERMAN SCIENCE AND ENGINEERING, WE THINK OF fancy cars, massive industrial

innovations and outstanding beer. Now you can add homebuilding to the list. In typical Teutonic fashion, Germany is setting the standard for the emerging “Passive House” trend in home construction. If this is the first you’ve heard of this, you’re not alone. So what are Passive Houses? In a nutshell: buildings that use very little energy for heating and cooling, but without compromising a high level of comfort. According to Anton van Dyk, of GVHBA member Centra Windows, and an expert on energy conservation, Passive Houses are “ultra energy efficient, virtually airtight houses that are so efficient they can save up to 90% in heating costs compared to regular houses.” According to van Dyk, for a house to be certified to the German Passive House standard, it “must not leak more air than 0.6 times the house volume per hour.” To achieve such a high standard, the houses must implement the latest in insulation technology, tripleglazed windows, balanced energy recovery ventilation and limiting thermal bridging, and be heated mostly using ‘passive’ energy from electrical equipment, people and passive solar gains. The trend is by no means new, with already more than 20,000 homes worldwide meeting the standard, including some right here in Metro Vancouver. By now, you might be thinking that all of this sounds fantastic but it probably costs a fortune, right? Not so. To find out what the hit would be to my wallet to make my next house certified Passive, I turned to GVHBA member Brent Repin from Artisan Construction. According to Repin, comparative construction costs are, “roughly 5% more,” but are more than made up for in annual operating costs because, “energy consumption is taken down by 90%.” In fact, in some Passive homes, saving up to 90% on energy means most of the energy required to run the appliances in a house can be operated by off the grid power, from on house solar panels or on site wind turbines. So yes, building to these standards does cost more, but the operating costs are lower and as resale buyers figure that out – as they have in markets where the standard is more 16 HOME DECOR AND RENOVATIONS DEC 2014 - JAN 2015

prevalent, home owners who invest in this type of efficiency will see their investment reflected in an appreciation of their home price compared to lesser houses. Breathing the air inside of an airtight home could be challenging, right? Wrong. I was surprised to find out that’s it’s actually just the opposite. Because they are airtight, Passive homes utilize the most sophisticated of air circulation systems so that the air that is ventilated into the home is filtered and is efficiently warmed, with the old air being exhausted out. The sophisticated ventilation system controls the humidity within the house between 30 and 60%, replacing that stale, sticky atmosphere with one that feels fresh and clean. The air is ventilated, warmed and circulated using a heat recovery ventilator. But probably the most surprising happy bonus of having one of these homes is how quiet they are, because what keeps warmth in keeps sound out. The thick insulation on the walls, and the high performance triple-glazed windows means you can make noise and not disturb the neighbours and the neighbours would have to do something miraculous to disturb you. Live too near to traffic or under an airway? Then a Passive house could be your answer. SUSTAINABLE DESIGN in our

WHAT IS SUSTAINABLE DESIGN? The term “sustainable” gets thrown around a lot these days, but what does it mean? With the ongoing global effort to become greener, sustainability, in a design context, goes hand in hand with the eco-initiative. That is, sustainable design can be defined as any concept based on reducing and eliminating environmental impacts by minimizing consumption, and reusing and recycling materials whenever possible. It is with this effort in mind, that I myself was inspired to contribute to the sustainable design world with each and every project, from locally resourced products, local talent and craftsmen to healthy products and re-usable materials that have a long and durable lifetime. Each design and renovation project can take sustainable design in mind. You can add elements that will impact the local economy, items that are less traveled than others, and products that have a good durability, long-line and re-usable end life to them. Paul Kristjan is a furniture line crafted with sustainability in mind. Collaborating with local craftsmen we have designed each piece with my interpretation of rustic sophistication by fusing classic with rustic. Blending both wood and metal elements creates a unique style statement with a story. over the years hobnobbing at my dear friend’s home, which happened to be a heritage beauty. Little did I know that decades later, after raising their three daughters and hosting countless events, I would be asked to manage the redesign and restoration of this iconic heritage home in the coveted Queens Park neighbourhood of New Westminster. This much-loved house had arrived at a point of having seen much better days and it was my job to bring back the original inviting glamour of the place. If you’re a lover of historical architecture, you will understand sighing over original paned windows, French doors, wrap-around porches, vaulted ceilings, country kitchens and endless woodwork detailing. Conversely, the drawback to all the character found in these homes is that they tend to have very traditional floor plans that were designed to keep in warmth, define very distinct living zones and inadvertently, keep out the light. This home was no different, and one of our main objectives was to let the light in. Not only did the house

Not only did the house have a floor plan where walls were blocking the light transparency throughout the home, but the last updates had left the interior in retro shades of brown.


TYING THE ROOMS TOGETHER WITH A SIMILAR COLOUR PALETTE IS A GOOD IDEA SO THE SPACE FLOWS SEAMLESSLY The front entry had amber-toned glass, which left the entry interior dark . To compound this light infraction, a wall separated the entry from the family room and kitchen, further darkening the interior. We opened up the barrier wall and made a large archway, replaced the front door and installed clear stained glass sidelights, which introduced a flood of light throughout the main floor. The homeowner had a vision of changing out the traditional dining room, which was rarely used, into a family room and installing a fireplace. The existing family room had been adjacent to the kitchen but was small and cramped due to a peninsula that blocked the flow of traffic between the rooms. We eliminated the peninsula, opening up the space, allowing us to trade off the formal dining room for a casual eat-in style kitchen. We were able to realize the dream of a cozy, well-appointed family room in what used to be an unused dining room. Having two common rooms adjacent to each other like a family room and a living room can be tricky. We achieved harmony with the two spaces by clearly defining the rooms with the furniture. The sectional sofa defines our perception of a different room altogether, while still leaving space to walk through from room to room. If you have an open concept, tying the rooms together with a similar colour palette is a good idea so the space flows seamlessly. 23


Another key trick to opening up space and injecting visual appeal is to be diligent in continuity of finishes. We preserved the original parquet hardwood floors, a gorgeous heritage detail, and installed new parquet to match in the areas of the house that had a change in flooring material, like the kitchen. Holes in the hardwood where walls were taken out, were patched and entirely re-sanded, the result was a seamless and stunning feature of intricately detailed hardwood. A lot of the heritage detailing had been lost over the years so all of the new finishes, including cabinetry, tile and millwork was decidedly heritage. Our concept of “fresh traditional” lead the design in our color palette and furnishings, and a slight nautical theme was a recurrent thread throughout, inspired by the family’s father’s early days in the navy. It’s always the goal to preserve the integrity of a heritage home, but with that said, the question can be tough as to what stays and what goes. Embarking on a renovation can be daunting and if you add in years of sentimental attachment it can be a paralyzing task. You’ll need support in the form of an objective eye, someone that can guide you with a plan. Enlisting professional help on your project allows you to go through the process with more ease and guarantees you’ll reach your goals and be delighted beyond your dreams! Betsy Burnham is the principal designer of Burnham Design, a boutique interior design company in Los Angeles. She’s known for her mix of bold decor choices, fashiony interiors and flawlessly balanced palettes. We take a look inside one of her most colourful projects!

What was your inspiration behind the Bronson Canyon project? The clients had gotten married at the Parker Palm Springs, and loved the relaxed, high/low vibe there. So we started with the essence of the Parker, added in their love of all things luxe and the Spanish architecture of the house itself, and this is the result. Describe the design of this home in three words. • Bohemian • Colourful • Fashiony How did you balance achieving your client’s dreams but also your vision for the space? In this case, it was easy because our visions truly intersected. He’s a musician, she’s in the fashion industry and they both have a lot of personal style. They have a young family but they didn’t want to sacrifice luxury for practicality (music to any designers ears). They were willing – eager, actually – to take risks. And they trusted me from the start.


BRINGING IN SOMETHING WITH SOME HISTORY IS THE BEST WAY TO INJECT A ROOM WITH PERSONALITY

What design element is fundamental to every space? I use vintage pieces in every project; bringing in something with some history is the best way to inject a room with personality and to keep it from looking too new and static.

What detail do you love most about this project? The mix of elements in the nursery, from the blushcoloured ikat fabric we used on the daybed, to the Moroccanstyle inlaid dresser, to the patchwork rug and the gallery of children’s art on the crib wall.

What was your greatest challenge on this project? The biggest challenge was probably the living room furniture plan. It was a big room, and I knew the clients wanted to use it for entertaining but also for smaller groups, so it was important to make it feel intimate and inclusive. I noticed that almost every tearsheet the clients responded to featured a double sofa layout, and as soon as we tried that, the rest of the room came together easily.

You’ve mixed different patterns together in this space for a beautiful, eclectic look. How can homeowners mix patterns successfully in their space? Mixing patterns is really effective if you follow a couple of guidelines: pay close attention to scale, and keep a close eye on palette. It’s important to use a mix of sizes, from small, repetitive prints to medium-scale and on to larger, bolder ones. If you work within a rather narrow palette, the mix never looks too crazy. What is one item homeowners should splurge on for their home? I always tell clients to buy the best bedding they can afford. There’s nothing like crawling into wonderfully soft sheets at the end of a long day. So many homeowners are afraid of using colour, but you use bold colour through out this home. What top tips do you have for decorating with colour? My advice is to not be too literal with colour: just because you love a bold colour doesn’t mean you have to paint it on your walls! Instead, try starting with a creamy white wall, and introduce colour on upholstered furniture pieces or accessories. And – this is important – always use at least one neutral; it will ground your palette, no matter how bright.

Get your home on the right foot: Is the footing of your home healthy? by SHELL BUSEY HOW WOULD YOU LIKE TO BE A NEW HOMEBUYER TAPPED out with your new mortgage payments,

only to find that you have a musty, damp crawlspace or basement? Then you find that your perimeter drainage requires more than just cleaning, but instead requires digging around your home to replace or repair un-serviced drainage tiles costing in the thousands of dollars. When completed you gain a fresh smelling crawlspace or basement but nothing that is aesthetically pleasing. Folks, I don’t mean to scare you, but I have to write with your best interests in mind. Ask yourself, did you have a home inspection done when you bought your last house? Did they address anything to do with drainage, odours, white powder on concrete walls or floors in the crawlspace or basement? This is about as far as home inspectors can go, they do not have x-ray eyes to see into the ground. In fact, in some homes they can’t even see the concrete catch basin sump the drainage tiles run into before the water is taken to the city storm sewer system. Does this topic interest you now? This is just the beginning. This is what I would like you to get from this article regarding drainage: It is the feet of your home, and you know how you would function if your feet were wet all the time. If your home is 10 years of age or older, you know the history of your home, and nothing has been done regarding drainage maintenance; your drainage requires, if nothing else, an inspection by a qualified drainage contractor. Here are some points that should be addressed.

1. How long have you lived in your home? 2. Where is the collector catchment sump? (If

6. Any signs of moisture in the crawlspace, basement including damp carpet, white powder, musty odours, or wood flooring stains? Note: These could appear on the floor, wall or where concrete floors and wall meet.
