Introducing Q-Design/Build. “Q-Design/Build streamlines a renovation into five easy steps with a fixed price,” says TQ president Ralph Belisle. “While most consumers enjoy the collaborative teamwork of a conventional renovation, some just want to see it done quickly, with minimal inconvenience, and for a pre-established price. Q is ideal for this type of client because they don’t have to deal with the day-to-day minutia of their reno.” Fast and EFFiciEnt The process, Ralph explains, is an easy to understand one. “First, we meet the client in their home and, using a comprehensive series of checklists, we gather information

Ready, Set, Renovate by SuSan M Boyce very quickly and efficiently about what the client considers the priorities for their reno — things they often don’t even realize are important like how many meals the family cooks at home during a typical week, does the dishwasher need to be closer to the bake station or the storage, and even how many hand towels are kept in the linen drawer. If the client decides to proceed, they pay a $1,000 deposit and the Q Team gets to work creating a proposed plan and fixed-cost budget. Another meeting follows for fine tuning, and then once the final plan is approved and signed off, construction gets underway. “Q is a direct response to market demand for less time commitment and fewer meetings without sacrificing anything in terms of quality,” Ralphs says. “Reaction so far has been extremely positive — especially among often time-strapped professionals juggling two careers and a growing family.”

intEgratEd Family liFEstylE TQ applied some of the developing lessons from Q-Design/Build to create a streamlined, innovative approach to the Toole family renovation in Burnaby. The Toole family had a clear objective in mind when they approached the TQ team: create an open family hub that integrates the kitchen, mudroom, and eating area within the existing compact footprint. The challenge was further complicated because dad needed a computer work station, mom’s kitchen had to stand up to her rigourous entertaining schedule and regular participation in baking as charity fundraiser, and with both sons active in sports, the mudroom needed exceptional durability. And the entire family agreed there had to be a built-in recycling station. “Their home was a typical 1950s bungalow which, surprisingly, can make an extremely complementary fit with the contemporary modern style,” Ralph says. It was the starting point of the makeover. First, a wall segregating the dining-area and kitchen was removed creating space for a dramatically angled island that doubles as workspace and casual dining table. Next the under-utilized breakfast nook was extended eight feet out so new windows and skylights could be added. Not only is the entire space filled with natural light and sunshine, but a dazzling and previously hidden view of the North Shore Mountains is now open for everyone to enjoy. But perhaps one of the most innovative features is the home’s new lineal mudroom — four floor-to-ceiling cabinets each meeting a distinct functionality criteria. Behind the first is the anticipated coat closet and storage. Behind the last is a fully tech-ready work desk complete with corkboard message centre, bookshelves, and storage tubs. And the middle two? With a stroke of creative imagination, these are designed specifically for the two smallest members of the family. Each is equipped with a coat rack plus kid-height hooks that keep sports helmets or backpacks neat and accessible. There’s also upper storage and a pullout, open-grate boot drawer. “By extending heated floor tile all the way under the boot drawers it means wet boots
and shoes get warm’n’dry overnight,” Ralph explains. “It’s a practical way to make it fun for the kids to be tidy. The first step in any plan is always getting to the root of the problem! In many cases we do the best with what we have but what we have isn’t the best. By simply cleaning out unused or rarely needed items, you will free up the space needed to take an honest look at your home and decide whether it’s meeting your needs or could be helping you and your family live more productive stress-free lives. TIffany Mudrooms, big or small, are essential to many active families. Mudrooms have been gaining popularity over the last few years, and for good reason. They serve as refuge for all things used in the great outdoors—preventing that “mud” from being trekked through your home! "How to Hear the News" Like you, I am alternately elated, and then deflated by housing news. There always seems to be an upside to the bad news and a shadow behind the good news. Resale housing prices have lowered and new-home production has dropped—there are fewer homes to buy and less excitement in selling. So…should we all just hunker in the bunker? Maybe not; one-to-one price comparisons between the buyer and seller are closer than they have been. It is easier, financially, to upgrade your housing than before. As a renovation contractor, I know that to most of my clients, rising home prices mean rising equity and more fluid funds. It follows that fewer projects might flow to us when equity has stabilized. What should you expect from a contractor who wants to thrive in a “down market”? How about these approaches: ›build simpler, less costly projects but still apply top-notch planning and design, without raising rates? ›talk to some not-quite-as-busy suppliers and trades about streaming savings onward to new clients? ›use new, sophisticated estimating tools and updated management systems to reveal potential costsavings for any project?
In my experience, it is not just a few of you who wind up with the anxiety blues when selecting colours, and for good reason. If the idea of selecting paint colours causes you to throw your hands in the air and decide you can live one more year with that hunter green wall and country border, you may want to consider hiring a designer. A combination of inputs ranging from your stated preferences, maybe some magazine pictures you’ve collected, possible new furnishings or finishes in your home, and your designer’s taste, will all combine to determine your palette. Trust your design professional. If you’re like most people, you won’t really get a sense of how it will look until it’s all put back together again. While your guests complement you on your lovely, fresh space you have the assurance of knowing that your colours will continue to live quietly and confidently in the background, shaping your spaces, defining, complementing, receding, emphasizing. So don’t worry about a thing. This won’t hurt at all. It’s an art. And you’ll love your masterpiece.

The Facts About
Polybutylene Pipe issue by Shell BuSey
RecenTly we hAve Received SeveRAl inquiRieS to our office from homeowners who are concerned with potential issues arising due to their Polybutylene pipes and fittings.
Polybutylene plastic pipe or Poly-B for short, was installed in homes built between 1978 and 1995. It was used for hot and cold supply piping in homes. Poly-B plumbing and heating systems include polybutylene plastic pipe connected with acetal plastic insert fittings. Polybutylene plastic pipe is usually gray and occasionally black. The acetal plastic insert fittings are usually gray and occasionally white. The fittings are usually held in place with a metal crimp ring on the outside of the pipe. However, Poly-B has attracted considerable attention over the years because of concerns with its potential to leak. The claim is that Polybutylene pipes and fittings may deteriorate when exposed to hot water and high chlorine residuals in water. However, there appears to be a relatively low incidence rate of failures, most of which have been attributed to poor installation. If your Poly-B piping is only distributing your domestic hot and cold water throughout your home you should have little to no concern with any potential issues. In this case, I always suggest turning the water temperature down to 130F on the hot water tank. Consumers concerned about whether or not they have Poly-B pipe in their homes should do the following: • STep 1 — Determine when your home was built. If it was before 1974 and no major plumbing renovations were made, this issue does not apply to you.
The National Building Code of Canada requires Poly-B pipe used in residential construction to meet the requirements of CSA standard CAN/CSA B137.8, Polybutylene Piping for Pressure Applications. Poly-B piping certified to these requirements may bear the CSA mark, or the mark of another accredited certification organization. If you have a hydronic heating system in your home using Poly-B, please contact a hydronic hot water heating specialist and have them assess your system by doing water tests within your system and they will advise you on the next steps to take. Note: It is very important to have a hydronic heating specialist to address any concerns with these systems For more information about requirements for and use of Poly-B products, a CSA consumer fact sheet can be found by going to the CSA website www.csa.ca.
• STep 2 — Determine whether your home has circulating hot water heating. If you have a forced air system or electric baseboard heating this situation likely does not apply to you. • STep 3 — In an unfinished area of your home where there are exposed water pipes, look for flexible, grey-colored plastic pipe or tubing. The areas to search in your home include: • Basement: connected to a water meter or to a hot water heater (Note: Poly-B pipe should not be connected directly to a hot water heater. • Bathrooms: connections beneath the lavatory sink and to the water closet • Kitchen: beneath the sink noTe: There may be copper piping in some areas and Poly-B pipe in others.
• STep 4 — Check to see if the Canadian Standards Association (CSA) mark and CSA standard number “B 137.8” is on the pipe. The following marking should also be on the piping: • Piping manufacturer identification • Material designation “PB2110” • Nominal size and “SDR 11” • Pressure rating “690 kPa @ 82°C or 100 psi @180°F” • Date code • The word “POTABLE” (to indicate suitability for use in potable water supply) 26 home décor and renovations FEB - mar 2013

definitely on my wish list for my next home. Laundry rooms are typically small and can lack sufficient storage. When completing a laundry room renovation, pay special attention to how you use the room and what can make this space more efficient. Incorporating these tips into a laundry room makeover may have you actually wanting to do laundry! When doing a laundry room makeover, consider these following tips: A lArge folding SurfAce Having a spot to sort through fresh laundry and do all of the folding is key. By installing under counter appliances, this will allow the space required to do the folding. hAnging SpAce A rod will maximize air drying space and allow those delicate items a place to dry. Hooks are a great alternative if there isn’t enough space for a rod. lotS of cloSed StorAge SpAce This one is important if you have the square footage. the “catch all” of the home with piles of cleaning products, dirty clothing, tools, etc. By incorporating closed storage into this space, this will ensure that all of those items are stored away out of sight. And because the laundry room commonly doubles as a mud room, this will also provide storage for sporting goods, outdoor toys, shoes and coats. open Shelving In addition to the closed storage space, it’s always nice to have at least one open shelf for easily accessible items like dryer sheets, which can be located above or next to the washer and dryer. A deep Sink A large deep sink and a tall faucet will make it easy to hand wash those delicate items. It will also serve as double duty for washing large household items. Attention to detAil the style of the home should be carried through to the laundry room. Consider using the same countertops and cabinetry as your kitchen. Keep it simple, but don’t be afraid to add special touches like pretty cabinet hardware or a tile backsplash. This will add character to the room. The attention to detail will make the space feel warm and inviting and make you forget that laundry is a chore! energy efficient AppliAnceS If you’re in the market for a new washer and dryer consider energy efficient models. Dual connection front loaders are considered best for the environment as they use less water and detergent than top loaders. lAyout Keep in mind that the doors of the washer and dryer need to open away from each other to make loading and unloading an easy task. Also ensure that there is enough space in front of the washer and dryer for accessibility. Although the laundry room may not be the most fun room of the house, it doesn’t mean it has to lack design details. Have fun with paint colours, art, accessories and even a small wall-mounted TV. It may make you want to do your laundry more often!

and efficiency, the budget is never as big as we desire. Yet, even with champagne taste on a beer budget, there are clever design directions that anyone can follow to accomplish that high-end look for less. The flexibility to work from home has increased tenfold in the past few years but that often means more and more people can be found with their office space either mixed into their living room, bedroom, basement or a spare room. It is important to remember that the space you work in should be one of motivation and inspiration. We spend a lot of time in these areas, so it should be a space we love and want to come into. When I first saw my client’s office, I immediately felt tired, bored and uninspired to even want to enter the room. My client’s office space was a great size, however, you would never know it with the layout she had, the mis-proportioned furniture in it and the dark walls closing in on the space. A great office was hidden from its true potential, as many are when the desk is pushed up against the wall or a window. In this redesign, we had the freedom to truly open up the floor layout by moving the desk to the middle of the room, which created great wall space behind for storage, a sitting area in the corner and an inspirational wall to brighten up the room. By reconfiguring the space, it instantly became more inviting, exciting and overall more efficient. Paint goes a long way and just by updating the dark room with light, trendy and cheerful colours, the room immediately transformed into a space of inspiration. I used Para Paints trend colours on the walls, and I also work with Para and created my own paint colour called JoJo. It is the brightest of whites and goes on thick and luxurious. Bringing a light colour into a dark room always creates the illusion of more space. Due to a tight budget, painting a fun pattern on the wall was less expensive than wallpaper and we achieved the same look. I had Jim Connelly, the painter from the Debbie Travis show, come in to create an amazing zig-zag accent wall that sets off the entire office making the space motivating to enter.

Accent lighting and accessories were added from Bouclair Home (bouclair.com) to create a great ambiance to work in and much needed storage pieces. The perfect desk and chair were sourced from a Canadian gem called Harkel (all pieces are made and manufactured in Canada!) – harkeloffice.com. On the one wall we added inspirational quotes to budget-friendly frames hung on picture racks and the wall, the nice part of this DIY project is the quotes can be changed to keep up with the growing mind of your child or you can use them to showcase your children’s art masterpieces. My client spends many hours in her office and I wanted to create a room that was fresh in colour, had sophisticated storage and an efficient workspace that illustrated her true professional personality. I then tied it all together with fun, budgetfriendly textures and accessories, which are needed to achieve a clever and interesting home office to work in. We saved money in certain design areas and made sure to splurge on the high-traffic pieces (such as the office desk and chair), which is important to keep in mind. Think of your home office as an extension of your home, and use those same design principles you used throughout the décor. For example, the importance of accent lighting, the warmth of textures, the completeness of accessories, the joy of colour and the most important part, the functionality of your furniture pieces. Keep in mind your home office should be an important part of your home since it is the room you make a living in.

The impact of stuff by Hellen BuTTigieg everyTHing around you Has an impacT on you
whether you realize it or not. When you create and develop your décor, you are trying to set the tone of the room – give it a certain look and feel. You take time to include pieces you like and enjoy, whether they are part of the design or part of the function of the room. But other pieces make their way into your space, even though they may not belong there or may be there for the wrong reasons. By organizing, de-cluttering and streamlining, you can make sure your environment has the right effect! Is clutter getting you down? Surrounding ourselves with items that mean something to us brings pleasure. And then there’s all the other stuff. Often when we feel down but can’t figure out why, it could be the clutter. Even if it’s stuffed in the back of the closet, the basement or the garage, you know it’s there. Every item holds a vibrational energy; if you’ve buried sad reminders of disappointments from your past, know that as long as you keep these emotionally toxic things in your space, they are still haunting you. Break free from the past and make space for new opportunities to come into your life. If it’s in storage and bringing you sorrow, now is a great time to let it go. Out with the old, in with the new! Eliminate your clutter hot spots We all have certain spots in our homes that have become magnets for clutter, usually because they provide a convenient, empty, flat surface to pile things on. Walk around your home to determine where the clutter hot spots are, then remove the clutter (toss it in a box or laundry basket for now) and put something beautiful in its place, like a vase or a sculpture. If it’s the dining room table, set it as if you were having a dinner party. This will deter you from using it as a drop zone. Walk around your home with the box you tossed everything into and deposit these items where they belong, either in the garbage or recycle box or stored elsewhere in your house. If they don’t have a proper home, create one. Detaching from sentimental attachment Things that have a story attached to them are often difficult to let go of because of the sentimental attachment. Keep in mind that the item is not the memory; it simply triggers the memory.

It may be beneficial to take a picture of the item and put it in a scrapbook or photo album with a short note telling its story. That way, the memory is preserved without taking up as much space. Another option is to pass along the items to a family member who could put them to good use. Daily de-clutter habit. You brush your teeth every day. You shower every day. Why not de-clutter every day too? Make it a habit, just like the examples I gave, and it will become second-nature. Throughout the day, when you pull something out, take a moment to put it back when you are finished with it. At the end of the day, take a couple of minutes to do a “clean sweep” of your home and put away anything that is out of place. Keep a sticky note somewhere on your way to your bedroom to remind you for the first little while. After doing it for a month, you can take the note down because it will have become a habit – one that will serve you beautifully for the rest of your life. This simple practice can help you cut down on clutter without taking a lot of time and effort.

NOBODY WANTS TO TALK ABOUT IT, but that doesn’t mean it’s not there. Pests. Vermin. Bugs. Infestations. There’s nothing pretty or glamourous about it. But what do you do when the mice are scurrying, the bees have taken over or you can’t sleep tight because the bedbugs are biting? Gary Muldoon, president of Orkin Canada can tell you. You call in the professionals. Being the president of the company, you might not think he’s been under too many decks or in too many homes battling on the front lines of pest control – but you’d be wrong. Gary rose to the occasion when The W Network’s hit series Undercover Boss Canada approached him for the show. Gary

found himself face-to-face with a mighty raccoon under a deck, and toe-to-toe with some nasty bugs. He also found a lot of earnest dedication on the part of his professional exterminators. It’s not just a service and a business, he came away with a greater understanding of how treatment of pests and infestations can dramatically affect people’s quality of life. Now that we’re in the winter months, Gary explains, mice are enemy number one. “Expanding city sprawl is disrupting mice homes,” he says. They’re only looking for somewhere to live. In fact, most creatures are looking for a nice warm place to live and the fall and winter are a busy season for new intruders.

There are three things you want to do if you see mice: Shut off any access points; remove any food source; call in a professional. “They don’t believe in birth control and mice can have several litters per year – every three months – and have a dozen in a litter,” says Gary. You don’t want to do the math, you just want to stop it before it gets out of control. “Mouse urine is a scent that attracts other mice. Droppings can create health issues.” And another concern is safety and physical damage – mice chew everything, even wires and power cords. Exterminators don’t come armed with super-sonic mouse-finding machines. They know the hotspots to look for and they’ve been trained to “think like a mouse,” Gary explains. “How did I get in here? What’s the best place to hide? What’s the best place to live?” are all things the exterminators need to consider in locating nests. Orkin Canada doesn’t use poison in homes, since it could harm pets and children. Instead the company uses what Gary describes as “glorified windmills.” They’re live traps. “In a few days, problem solved.” Orkin Canada gets 64,000 calls every month. While a lot of them are regular service calls and commercial business, that staggering monthly number from just one of the major pest control companies illustrates just how pervasive pests can be. Bedbugs are another type of out-of-control infestation that needs fast and decisive professional intervention. While it’s thought to be a scourge of apartment buildings, the fact is, it is also a problem in private homes, coffee shops, restaurants, libraries, airplanes – pretty much any public spaces. “Bedbugs are hitchhikers, they travel with people, jump off and get on the next person.” In fact, a message on Twitter in 2010 nearly derailed the Toronto International Film Festival, one of the world’s biggest and flashiest screening parties, because there was a concern
that one of the main theatres might have bedbugs. It turned out not to have any foundation, but the bedbugs had made headlines and put people on high alert. “Bedbugs reproduce so quickly,” Gary explains. And it’s hard to get all of them. They can hide in the tiniest crevice. They can travel through electrical conduits. “Carbon dioxide attracts bedbugs, so they’re usually on the headboard of a bed. Rapid breathers, high body temperatures and certain blood types attract them.” They eat blood and some sleepers are more delicious than others. DDT used to be the solution for bedbugs, but that’s off the roster now. Since it’s been banned, there are other methods, though preventative treatments are necessary to keep the problem at bay. Bedbugs emit a pheromone – a scent that dogs can pick up. Orkin Canada will go in with bedbug-hunting dogs and can detect with near certainty whether a problem exists quite quickly. In apartments, to contain the infestation, they like to treat above, below and beside the affected apartment so that there’s nowhere untreated that the bugs can escape. In most homes, a great amount of furnishings end up being thrown out – consider the potential of picking up a bedbug infestation the next time you pick up a curbside treasure! Roaches are yet another issue. They reproduce really quickly and they’re nocturnal. “If you see them during the day, it’s a bad problem.” One of the things they love to eat, says Gary, is the glue in cardboard boxes. Don’t bring them home from the grocery store, he says it’s all-too-common a way to introduce a roach problem into your home. They like moisture and are often found under the kitchen sink. From bees and hornets to raccoons, rodents and vermin, there are a lot of animals that can live where you want them least, but there’s always help – and a way to get rid of them if you do. And that raccoon that Gary wrangled with under the deck? “I got the raccoon. I got him. It wasn’t easy.”

AppliAnces As technology advances, one of the most dramatic changes we can see to the modern kitchen is the incredible number of options available for custom and unique range hoods. I love the clean look of pieces such as the Thermador Masterpiece series — when the hood is this beautiful and simple, there’s no need to hide it. Home kitchens are getting more and more like a real chef’s headquarters every day, with restaurant staples such as warming drawers and wine refrigerators popping up everywhere. Microwaves are moving to under the counter, often using a drawer instead of a door to make lifting hot items in and out more convenient.

By this I mean you can find little details creeping in that let kitchen cabinets—and especially islands —feel more like stand-alone pieces than part of a continuous set. For example, while most kitchens have the lower cabinets raised off the floor enough to create a toe space, now designers are adding traditional feet to the corners of each section, echoing the look of an elegant vanity. At the same time, ending the countertops flush with the face of the cupboard allows those two elements to merge into a furniture unit, rather than looking like the cabinets and counter are unrelated. At my design studio, we’ve been loving the use of mixed materials for the countertops, pairing quartz and marble to let distinct areas have their own identity. I love working with Marble Trend and Caesarstone—mixing calacatta oro with grey quartz produces a beautiful look, and of course, there is also an infinite array of other possible combinations.

In the photo above, you’ll see Brushed Oak Luxe Ravensdale from Kentwood — I loved it for this home and it can fit into virtually any style of kitchen, from traditional to minimal. If you do prefer an even softer look, many people are finding an elegant runner rug (much longer than it is wide), following the line of the cabinetry, can add a pleasant visual break to the floor, and be cleaned or replaced in the event of a catastrophic spaghetti spill. This classic Scandinavian style can warm up your space visually, and you can switch out your rug later to get a punch of new colour.
Flooring: An ongoing trend in both open and closed plan homes, playing against the more furniture-like counters, is a unification of flooring types throughout the space. Running continuous wood flooring from your dining room throughout allows the kitchen to feel less like a separate work space, and more like part of the larger environment. It also avoids unsightly joints between wood and tile, which are often less than ideal. Hardwood or engineered wood may not be quite as durable as tile when facing dropped pots and pans, but the right selection mixed with a little care can yield a more
lighting: Borrowing from art galleries and museums, some recent lighting trends have focused on making the light sources disappear, so the sparkling surfaces can have all the attention. Traditional style pot lights for the ceiling are nothing new for kitchens—they are very practical sources of direct light for cooking and suit the tasks well, however, new shadow box style pot lights seem to be becoming more popular with their modern style. Lately, many such lights can be found recessed into tiny alcoves in the ceiling, which allows a slightly more extended fixture to angle the light to hit more specific targets. This creates a sophisticated look, and

BAcKsplAshes: Kitchen backsplashes tend to fall into one of two categories: timeless, neutral looks, or very personal style statements. Having your backsplash retiled isn’t something you do every day, so you need to absolutely love it. A style I’ve found recently is the beautiful diamond “pillow” tile from Deco-Tile. It creates a quilted effect, mixing the soft curves of an elegant sofa with the durability of tile. At the opposite end, companies like SieMatic are creating backsplash “systems” that transform the space into either multi-functional shelves, cupboards, or racks, so you get the most usability out of your space while maintaining a beautiful, built-in look.

As a wall colour in paint or paper, rich jewel greens add a layer of depth and drama to a space, but also allow other lighter colours to breathe —it can be the focus, or a near-neutral backdrop, depending on the shade. Beautiful glass bowls, vases and sculptures can be easily mixed into an existing kitchen space, and since leafy tones are around us all the time in nature, we are instinctively tuned to like greens with almost any colour scheme. Drop by Avenue Road to see their selection of great home accessories (as well as furniture) —I find exciting new things every time I go. Another trend I’m loving is not just any colour, but actually chrome! Now I know you have probably heard of chrome for appliances, even backsplashes —this is a timeless look. However, lately designers have been applying touches of silvery glamour to the kitchen cabinetry, like the one shown here from adding to the gallery display case aesthetic. Stainless steel complements the cool emerald shades wonderfully, and frames the view through your cabinet windows like an elegant piece of art. (By the way, if you don’t have any windowed cabinets, now is the time. Your beautiful dishes and glassware have been hidden away for too long!)
