Some of the main findings of the survey are as follows: » One-third of respondents have either chosen or refused a mortgage insurance product offered by a lending institution, without first assessing their finances or comparing costs with other products on the market. » Only 44 per cent knew that not all insurance policies come with surrender value.

recent survey conducted by Desjardins Group as part of its Personal Finance Index found that most Canadian consumers know very little about insurance products. To measure their general understanding of these products, eight personal money management questions were added to this year’s survey. The results indicated that: • Only 44 per cent knew that not all insurance policies come with surrender value. • Just 30 per cent did not know whether their credit card came with travel insurance, whereas 32 per cent knew that it did but knew little about the coverage itself. In terms of other types of insurance, a third of respondents have refused a mortgage insurance product offered by a lending institution, without first assessing their financial situation or comparing costs with other mortgage insurance products available on the market. And less than half of the respondents showed a real understanding of how they were protected by their home insurance. These results indicate that there remains a gap in the public’s understanding of personal finance. We asked Reh Bhanji, an insurance expert from Desjardins Financial Security for his assessment. “Clearly, there is still much we can do as financial advisors to help Canadians improve their financial knowledge,” said Bhanji. “Of course, some people are uncomfortable to talk about money, but it actually can be fun. We have tools that help illustrate different scenarios which can help reignite a person’s enthusiasm towards their finances and insurance coverage. And it’s actually very important because it allows you to better manage life changes like a new addition to the family, a new home, a new job, etc.” What’s the best way to start improving personal financial habits and to learn more about insurance? One way is to sit down with a financial advisor or an insurance representative to discuss your current life, health and disability insurance needs. A properly trained representative will then suggest a suitable product that offers the best protection. And here are two brief descriptions of some life insurance products to help get you started: Permanent life insurance can be adapted to long-term goals and premiums can be paid as fixed amounts for the entire coverage period, in instalments or in full in a certain number of years. anada’s occasional severe weather means that basement flooding and water damage, unfortunately, can be common. Damage from sewer backups is costly for homeowners, municipalities and insurance companies. Based on recent estimates, the Canadian insurance industry pays $1.32 billion each year in claims due to water damage. Water damage can result in expensive repair bills. It can also ruin carpeting, furniture and electronic equipment, not to mention destroy priceless family photos and treasures. Fortunately, there are steps you can take to protect your home and your property.

Inside your home » Move valuable items from the basement to upper floors. » Use water-resistant building materials below ground level. » Install a sump pump. » Install backwater valves or plugs for drains, toilets and other sewer connections. » Raise large appliances, furnaces, hot water heaters and electrical panels up on wood or cement blocks above the water level. If an item can’t be raised, consider anchoring it and protecting it with a floodwall or shield. » Anchor fuel tanks to the floor. A fuel tank can tip over or float in a flood, causing fuel to spill or catch fire. » Make sure vents and fill-line openings are above flood levels. If you use propane, contact the propane company before proceeding. » Install flood shields or built-up barriers for basement windows and doors.

Outside your home » Ensure proper lot grading. If possible, build up the ground around your house so water can drain away from your basement walls. » Check sidewalks, patios, decks and driveways to make sure they haven’t settled over time and are causing water to drain toward your house. » Clear snow away from the house foundation. If the ground is sloped one inch per foot near the house, moving snow just three to five feet from the house will reduce problems. » Keep water out of window wells. » Make sure downspouts extend at least six feet from your basement wall. Water should drain away from your house and neighboring homes toward the street, backyard or back lane. More tips » Going away? If for more than three days, have someone check your property. In the winter, drain the plumbing or have someone check daily that the heat is still on in your home. » Store important documents and irreplaceable personal items away from flood-prone areas. » Keep hazardous materials such as paint, oil and cleaning supplies out of the basement. » Create an emergency plan, including an escape route and where you would go if your home was flooded. » Plan for your pets. They aren’t allowed in shelters due to health regulations, and if left behind, stressed pets may damage your house and endanger themselves. » Have an emergency preparedness kit to help you get through the first 72 hours of a disaster. Rawson suggests considering the following questions as a group before moving forward: Does owning a vacation property fit your lifestyle? In addition to the fun and leisure aspects of a vacation home it is important to factor in the time and cost involved in year-round upkeep. How will the property be used? If your dream is to own a ready-to-live-in relaxing hideaway while your co-owner’s dream of a northern DIY project, you may not see eye-to-eye when it comes to how you will be spending your weekends. It’s important to think carefully about how much time you and your co-owners plan to spend at the vacation property. Will you be vacationing as a group, or do you want to trade off on weekends? Will one use the property more than the other? Will it be a 50/50 split? Have you thought about what’s involved before you put it up for rent? While most Canadians buy a second home for recreational use, growing numbers are also buying for investment purposes. Determine in advance how you will split, and claim, the rental income. In the case of a vacation property that you intend to rent out most of the time, the lender may deduct the rental income from your total monthly debt payments when qualifying you for a mortgage. It is important to be aware that not all lenders will take rental income into account – a mortgage broker can advise you on this. Guidelines for renters may also be a part of the discussion. “One of our co-owners and I were interested in renting the chalet while our other owner wanted to use the chalet for personal use only. We worked together to determine the format that would work best for all three parties,” Bhalla says. “For instance, we decided to have locked storage lockers installed so that we could leave items when we have renters.” Can you afford the financing? While it certainly helps to go in with a co-purchaser, you want to be sure that your waterfront property isn’t putting you under water. Seek independent advice on what size of mortgage you can reasonably handle – a mortgage broker can arrange a mortgage pre-approval, which will give you a clear price range. Bhalla notes that there are other issues to consider when arranging financing. “At first we thought that all three owners should apply for a mortgage,” he says, “but after consulting our Invis mortgage expert, we realized that only one individual should apply. We avoided being turned down for a mortgage because of this piece of advice.” “The bottom line is that emotion shouldn’t trump common sense when it comes to buying vacation property,” Rawson suggests. “Buyers need to do their mortgage homework, and the advice of a mortgage broker can help them get the most for their vacation home dollar.”

Sharing these costs via joint ownership, can be a way for families or friends to buy a place that still feels like their own. “The only way we were able to realize our dream of owning a chalet in Whistler was by splitting the purchase price and ongoing costs,” says Rishi Bhalla, a Vancouver resident who bought a ski home with his brother and another friend. “By purchasing the property together we are able to afford the type of place we wanted and can share the maintenance expenses. None of us could have done it on our own.” However, before making the leap into co-ownership of a recreational property, buyers must be sure they really understand the ins and outs of shared ownership. “Before deciding to split the purchase with relatives or friends, having the right mix of personalities is key to a long-lasting arrangement,” cautions Jim Rawson of Invis, one of Canada’s largest mortgage brokerage firms. “You and the

hile residential sales in September fell short of matching the numbers registered in August, activity in the city of Calgary continues to outpace last year, according in figures released by the Calgary Real Estate Board (CREB®). Combined residential sales – single-family homes and condos – were 1,617 in September, a 6.3 per cent decline from 1,725 posted in August, but up 10.7 per cent from last September’s 1,461 in sales. After the first three quarters of the year, combined residential sales within city limits totalled 17,018, a 15.2 per cent increase over the 14,775 in sales recorded in the first nine months of 2011. Single-family sales in September in the city of Calgary were 1,132, a 9.4 per cent hike over September 2011’s 1,035, but down 3.2 per cent from the 1,169 sales in August. Condo sales in the city of Calgary followed the same track as single-family homes in September. Condo apartment sales totalled 276 in September, a 16.95 per cent increase over the 236 sales recorded in September 2011, but a 12.4 per cent drop from August’s 315, and condo townhome sales were 209 in September, a 10 per cent gain over last September’s 190 total, but a 13.3 per cent decline from the 241 sales in August. “September was a bit slower than expected, we typically see more activity as people are looking to buy now to move in before Christmas,” says CREB® president Bob Jablonski. “But overall we saw good activity in the market and Realtors I’ve talked to are happy to see a normal market for a change. “I think the change in the mortgage rules may be having a bit of an impact on sales as some people have to wait a little longer to save before they can buy, but overall we’re seeing steady sales activity and pricing,” he says. “We’re certainly not going through a correction in the market that other big cities are experiencing.” For the first time in months, the number of new listings added increased in month-to-month comparisons

in September in two categories, “but the inventory is still down overall this year, which does have an impact on sales,” Jablonski says. “People who are seeking affordability or can’t find what they are looking for in Calgary are turning to the surrounding towns,” he says. Residential sales in the towns were 418 in September a 35.3 per cent hike from last September’s 309, and year-to-date sales total 4,110, up 41 per cent from the 2,914 in sales recorded by the end of September last year. The number of new single-family homes listings added in September totalled 1,888, up 4.1 per cent from August’s 1,811, but down 18 per cent from the 2,303 new listings added last September. Meanwhile, new condo apartment listings added in September were 495, up 6.3 per cent from the 464 in August, but a 8.5 per cent drop from the 541 recorded in September 2011, and new condo townhouse listings in September were 297, down 4.2 per cent from the 310 added in August, and a 17 per cent drop from the 358 in September 2011. While sales were down from August, the MLS Home Price Index benchmark price rose in all areas in year-to-year comparisons. The benchmark price for single-family homes in the city of Calgary in September was $432,900, an 8.2 per cent increase over the $400,100 price in September 2011 and a slight bump up from $432,600 in August. The benchmark price for condo apartments in September was $249,300, 3.8 per cent higher than last September’s $240,100 and a notch above the $248,700 in August, while condo townhomes’ benchmark price was $277,700 in September, up 2.3 per cent from September 2011’s $271,600, but a slight decline from August’s $278,200. “We’re seeing a nice, steady increase in prices,” Jablonski says. “Nothing dramatic but we’re seeing prices recover from the past few years and a return to a more normal market.”
