etting a down payment together for your home purchase doesn’t have to be a major obstacle when you have the facts straight. Canada Mortgage and Housing Corp. has a comprehensive website, found at cmhc-schl.gc.ca, which can help guide you. Not only will you find an extensive list of how-to’s, including tips and mortgage insurance information in the online step-by-step resource guide, the site also outlines Government of Canada home-ownership incentives.

As an example, first-time buyers can still take advantage of the Home Buyers’ Plan to withdraw up to $25,000 from their Registered Retirement Savings Plan (RRSP), taxfree, to add to their down payment and for other purchase-related costs. A spouse or partner can also do this, giving you up to a total of $50,000 toward your home. To avoid tax liability on the withdrawn funds, you will be required to repay the money to your RRSP account within 15 years.

uy first? Sell first? I really don’t have the answer. I’ve done both. While I don’t think one is better than the other in general, I do think you need to know what facts are influencing the market and you need to understand what the risks, options and alternatives are.

In the extreme, either option is quite frightening: If you sell but can’t buy, you’re homeless. You’ll have to pack it all into storage and rent or move in with family. If you buy but can’t sell you’ll end in financial devestation if you can’t carry both mortgages.

In reality, there are a lot of other options and considerations.

ach year, OutRank by Rogers helps small businesses connect with potential customers by securing placement in the results of relevant consumer Google searches. When it comes to general contracting and home renovations, OutRank’s clients appeared in website results for over 2 million of these searches in 2012.

So what is the word most often used by Canadians when searching for a contractor online?

For over 850,000 searches that word is ‘kitchen’. This single room of the house is the focus of 44% of keywords filtered through the OutRank database.

A conversation with contractors helps shed some light on what drives this key search term. “The kitchen is an essential room and people take pride in making sure it’s stunning.” said Nick Rudnicki, contractor and owner of Rude Works. “When you buy a home it’s the place where paperwork is signed. It’s also the reason why so many realtors are great at baking cookies. When most people call or email our company it’s because they feel their kitchen is no longer in style, but I’m from the East

coast and we invented the kitchen party, so I get it.”

If the kitchen is the crown jewel of entertaining and the first room that many home buyers notice, it begs the question - what aren’t people searching for that might drive even more value to their homes?

For Rudnicki, “There’s a simple rule to keep in mind before setting a budget for your kitchen reno, take a look at the areas of your home that have gone the longest without being renovated. Kitchens are frequently updated and may not be an indicator of the overall health and efficiency of a home.”

In B.C, Jim Frost of Frost Homes recommends investigating what you can’t see. “Electrical is a big one,

especially in heritage homes. Some older homes still have knob and tube wiring. It’s essential to look at areas like these. They can be a major risk to the lasting value of a home. In fact a lot of insurance companies charge a premium if your home is still wired this way.”

Even within the kitchen there is more a homeowner can do. Rudnicki suggests “a quick look for water damage or mold, especially before thinking about a renovation, can help identify big problems before you peel back a floorboard.” For Frost record keeping is essential. “Keep track of jobs that have already been done, especially permitted jobs and who did them”, he advises. “This information can be great to have, especially to share with a contractor before your next renovation.”

OutRank recommends searching for renovators who are equipped to handle more than just kitchen renos; remodeling, refacing, remediation, redesign are unique specialties among general contractors. If you are worried about electrical or piping problems in an old house, a search for a General Contractor who is licensed to deal with these systems can make a big difference. These infrequently used search terms can go a long way to telling you how qualified your contractor is to handle problems that might be invisible when a renovation starts.

“Every search matters,” says Carrie Shaw, Director Of Marketing, Outrank by Rogers. “A search can seem small, but the impact can be huge to a homeowner looking to build their dream home. Standing back and looking at the data as a whole gives context to just how big the home renovations market really is. We want to make sure that not only are we helping our contractors find the best jobs for them, but also that homeowners find the information that matters to them most in a sea of search results.”

ome ownership is a big dream for many young Canadians, and is likely the single biggest investment most of us will make in our lives. While saving for a down payment can be challenging, Farhaneh Haque, director of mortgage advice at TD Canada Trust, says that young Canadians can save for a down payment a little quicker by following a few simple rules.

One of the most effective – yet overlooked – strategies is to put money aside before you can spend it. Haque suggests setting up a regular, preauthorized transfer service that moves a specific amount from each pay cheque into a high interest savings account. Making savings automatic is a simple and effective way to stay disciplined while saving for a down payment.

Finally, Haque reminds first time home buyers that they may be able to take advantage of the federal government’s Home Buyers’ Plan. “Those who have been actively saving for their retirement can access up to $25,000 from their RSPs to bump up their down payment when they purchase their first home. The RSP funds must be paid back within 15 years, so it is important to factor this repayment into your monthly budget.”

Majority of Ontarian Homeowners don’t think about insurance before they renovate TD Insurance survey shows Ontario homeowners don’t have all the facts on home renovations

ou have hired a contractor, approved the plans and ordered new appliances - but are you really ‘reno ready’? Research from TD Insurance has found the majority of Ontario homeowners are not considering the insurance implications of their renovations: only 6 per cent checked their policy to ensure they were covered during their latest renovation and just 14 per cent asked their insurer if their policy needed an update following their upgrades.

“Whether you’re installing water-efficient plumbing or simply new cabinetry, before you pick up a hammer or drill, it’s important to understand and learn more about the insurance implications of upgrading your home,” says Dave Minor, a vice president at TD Insurance. “For example, while being handy around the home is convenient for upgrades such as painting or installing crown molding, more challenging projects like tackling the electrical work yourself could actually invalidate your insurance policy. Speaking with your insurance provider can be a quick way to help clarify the unknown.”

“Upgrades requiring extensive work, such as adding an extension to your home, may require you to change your entire policy to a building under construction,” says Minor. “And, if you’re not living in your home during renovations, it becomes an easier target for thieves and undetected water damage, which is why your insurer may require you to secure a vacancy permit if you move out for more than a month.”

Dave Minor busts three common home insurance myths and offers advice for handy homeowners to consider before upgrading their abode: Myth #1 “My home will be covered under my original insurance policy during renovations”

Forty-eight percent of Ontario homeowners incorrectly believe they will always be covered by their original home insurance policy while their home is being renovated, and 27 per cent are unaware that moving out for more than 30 days during renovations requires a policy update.

Myth #2 “If my contractor is injured

on my property while working, his insurance will cover it”

Contractors are trained professionals, but accidents can and do happen.

However, 38 per cent of homeowners in Ontario incorrectly believe that if a contractor is hurt on their property while working, they will not be liable.

“If a contractor or their employees are injured on your property, you could be liable for their medical bills, lost wages, or damages for pain and suffering - all out of your own pocket,” says Minor. “When choosing a builder, ask to see their public liability insurance certificate. The amount of insurance coverage they have would depend on the type of renovation, the number of employees and cost of the renovation. The higher the limits of coverage, the more protection you would have.”

Myth #3 “Renovations don’t affect my insurance coverage”

Many Ontario homeowners don’t know which renovations can decrease premiums, but are willing to find savings: 84 per cent said they would be likely to make certain upgrades to their home if they could save money on insurance premiums in the longer term. “Simple renovations like installing security devices, such as alarm systems and deadbolts, or fixing your weathered roof may decrease your premiums,” says Minor.

On the other hand, many homeowners in Ontario don’t know the types of renovations that can impact their premiums: 55 per cent don’t know that installing granite countertops or expensive appliances could increase their premiums, and one-in-five are unaware that upgrading your electrical system or replacing a weathered roof could lower your premiums.

It’s always a good idea to talk to your insurance provider to understand more about your coverage.”

2. Divide by three. This figure is the monthly payment you can afford to make on your home.

3. Take the total price of the home and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.

4. Refer to the chart below. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers choose the 25-year amortization).

5. Multiply this figure by the amount you need to borrow.

Divide by 1,000.

6. Add to this your estimated monthly heating costs and monthly property taxes.

7. If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream home.

Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice and get pre-qualified.
