etting a down payment together for your home purchase doesn’t have to be a major obstacle when you have the facts straight. Canada Mortgage and Housing Corp. has a comprehensive website, found at cmhc-schl.gc.ca, which can help guide you. Not only will you find an extensive list of how-to’s, including tips and mortgage insurance information in the online step-by-step resource guide, the site also outlines Government of Canada home-ownership incentives.

As an example, first-time buyers can still take advantage of the Home Buyers’ Plan to withdraw up to $25,000 from their Registered Retirement Savings Plan (RRSP), tax-free, to add to their down payment and for other purchase-related costs. A spouse or partner can also do this, giving you up to a total of $50,000 toward your new home. To avoid tax liability on the withdrawn funds, you will be required to repay the money to your RRSP account within 15 years.

f you’re thinking of putting your home on the market, my advice is to go with a pro rather than attempting the DIY route. Selling your home can be complicated, and it’s something you want to get right on the first try.

Beyond hammering in that “For Sale” sign and waiting for the bidding wars to begin, an agent will help you primp and prep your home for the sale, set the right price based on the home’s actual value and comparables, and market it to the right people (including other agents) to generate interest. And once you have some prospective buyers knocking at your door, how much time can you realistically devote to dealing with inquiries, showing the home and sealing the deal? Selling real estate is a full-time job, not something to squeeze in between your day job and the kids’ evening soccer practice. I’ll say it again – hire a pro to do the job right.

Research potential real estate agents carefully. The Canadian Real Estate Association suggests you start your search by asking the right questions: 01. How long have you been in the business?

02. What is your average list-to-sales-price ratio?

03. How will your marketing plan meet my needs?

04. Will you provide references?

05. What separates you from your competition?

06. May I review documents that I will be asked to sign?

07. How will you help me find other professional vendors?

08. How much do you charge?

09. What if I’m unhappy with the service?

10. What haven’t I asked you that I need to know?

ust how comfortable would you feel opening your home to a complete stranger? Imagine walking away, knowing that someone you’ve never met is wandering from room to room, eyeing up and down the one place you feel most safe.

Well, it does happen. A traditional “open house” is a very popular tool for home sellers. And what buyer wouldn’t want to inspect it closely before making the biggest purchase in their life? But it’s up to you – the owner – to protect your valuables when it comes time to schedule your open house.

That’s why it is important to take advantage of all the resources available, including your registered real estate professional who can offer you tips and advice on how to plan for an open house. Put yourself out there. Life has a way of flowing effortlessly when we put ourselves out there. If there’s something you’ve been wanting in your life, take one small action toward it and notice how other things fall into place. It could be a simple phone call you’ve been putting off, a book you’ve been meaning to read or a website you’ve wanted to visit. Do it now and have faith in the power of taking that first step.

Tie up loose ends. Regularly schedule one hour a week to devote to tying up loose ends. These little “to-dos” take less time to complete than you think and yet, left undone, eat away at you, draining your energy and clouding your mind. If you finish in less than an hour, use the extra time to reward yourself with a special indulgence.

Eliminate catalogue clutter and enjoy mental freedom.

Are catalogues piling up on every flat surface in your office?

If you’ve had them for over three months and still haven’t read them, it’s time to take an honest look at whether they are adding value or complicating your life. Go online and remove your name from catalogues you don’t read, and cancel magazine subscriptions that clutter your life, drain your energy and rob you of peace-of-mind. You can always purchase the odd magazine or two when you have some extra time to devote to reading, such as when you’re on vacation.

here’s still a good chunk of summer left – warm days, sunsets, and cool drinks by the pool-side await you. Even if you can’t find the time to take a proper vacation away, here are some simple ways to bring a little peace to your everyday, just by being more efficient.

Live in the moment. We are a society of multi-taskers, but in an effort to be more efficient, we have robbed ourselves of the pure pleasure that comes from performing simple tasks. Next time you wash dishes, fold laundry or set the table, focus only on the task at hand. Engage your senses. Notice the fresh smell of clean laundry, the rainbow colours in the soap bubbles, the beauty of a table set with care (candles, flowers and cloth napkins). You’ll feel less frazzled and more peaceful.

Let go of the “shoulds.” Next time you catch yourself thinking guilt-inducing thoughts like, “I should go to the gym,” or “I have to wash the windows,” shift your perspective.

Find a way to make the task more enjoyable so you can replace the “should” and “have to” with “like to,” “want to” or “could.” Re-framing your thoughts in this manner puts you in control because you are deciding to do the task out of desire, not criticism. Another option is to re-evaluate the task to see if it really is a necessity or if you can drop it from your “to-do” list altogether.

Make bill paying easier by synchronizing due dates. Paying bills can be time consuming and difficult to keep track of, especially if they are due at various times of the month. Call all your creditors and have the due dates on your monthly bills changed to either the 1st or the 15th of the month. Put a reminder on your calendar to ensure that they’re paid on time.

Consolidating tasks saves time and mental energy.

Create kits to make life easier. Items that are used together should be stored together to make tasks easier and save you time. Store all your car-wash supplies in one bin; your gardening supplies in another. Imagine how much easier it will be to wrap gifts when your gift bags, cards, scissors, bows, tape and pen are all stored together.

I

n case you have been living under a rock, or your remote control refuses to stop at any of the multitude of home design programs on almost every channel, lets talk about staging. The definition of staging is: preparing a property for presentation on the real estate market.

A home is the single largest investment most of us make and yet if you look at the many properties listed on the realtor.ca website you would never believe it. I have seen photos of kitchens that are far from tidy, let alone clean; the recycling bin supplied by the City actually in the kitchen; beds unmade, clothing and stuff everywhere; and bathrooms where it is impossible to see the top of the vanity through the various bottles of hair and body products. It is very surprising to me, especially when you realize that more effort is put into selling a vehicle than a home.

Most people will have a car detailed before they even think of selling it, yet many don’t realize that the same principle applies when selling their house.

The process of staging is the same as cleaning out the car. First, you remove all personal possessions such as family photographs and collectibles that are valuable, especially if they are small. Get the children to help pack excess toys away. It helps if you get them excited about the move to the new house. This is also a great time to edit their possessions as well as your own. If they (or you) have not played with (or used) the specific item within a certain period (say, three months), do you actually need to have it or could someone else benefit from it? There are numerous charities around the city that will come and pick items up for donation. We have all had the call from them while we are having dinner. I almost always say “yes” and manage to find at least one box of stuff around my house to donate.

De-cluttering can be a daunting task, especially if you are the type who becomes personally attached to stuff. Sometimes taking a picture of the item can

help or finding a photo of your child playing with a particular toy, then let it go to a child who will appreciate it.

Often the mothers are the ones attached to the toy and not the children. If the sentimental attachment is to Aunt Mable’s china cabinet and you do not have space for it, or you don’t actually even like it, consider asking other family members if they would like it.

This way the piece stays in the family and you can visit it, but you no longer have to dust it.

This principle applies to every single item in your home.

If you do not love it, why do you have it? Tackle one room at a time and try not to get overwhelmed. It will feel great when you are done, and moving and unpacking at the new house will be much easier. Not to mention the cost savings of moving less stuff to the new house could be significant.

So, everything personal is packed, the truck has come and picked up your donations, and you are feeling a huge sense of accomplishment. Now the remaining furniture, accessories and artwork need to be placed to present each room to its full potential. The architectural features need to be highlighted and the less desirable features downplayed.

If your room has a fireplace, it is the focal point and the furniture should be placed accordingly so it is the first thing potential buyers notice. I have seen properties in which the fireplace was blocked by a sofa, because the owners didn’t use it. Place the furniture to accentuate the fireplace.

The television is often a problem, competing as the focal point (usually because it is larger than the fireplace). However, in most cases the television does not stay with the property so a compromise is necessary and sometimes the television loses. Replacing the large TV with a smaller one from another room or borrowing from family or friends is a great solution until the property is sold. This option can be met with scowls and resistance, but be persuasive and use whatever method necessary to get the smaller television in the room. The size of the television can make a room look smaller than it actually is – not what a potential buyer wants to see.

Next comes downplaying the less desirable spaces such as an oddly shaped room. The rule of thumb with these particular challenges is “less is more.” Choose one purpose for this area and stick to it, keeping it simple and neat – perhaps a reading nook with a comfortable chair, ottoman and a side table with a lovely lamp suggesting a relaxing place to sit at the end of the day. Staging is all about suggesting a lifestyle by creating vignettes that will appeal to buyers.

In the kitchen and bathrooms, cleanliness is of utmost importance. All small appliances not used daily should be stored away. The container holding the wooden spoons and spatulas needs to be put into a drawer because this suggests a lack of storage. And the knife block needs to be put away because it may be a security risk to the agent, aside from the fact that they are not pretty. Use a basket to contain all the lotions and potions in the bathroom. This allows you to store the basket when not needed, yet access it easily, leaving the counters clutter-free and neat. Clean, fluffy towels and a neutral shower curtain are very important. Fresh flowers are also fantastic in all bathrooms.

Hiring a professional stager to help with the sale of your largest investment can cost as little as a one-hour consultation to get you started in the right direction. Take the time to prepare your property for the real estate market because the photographs posted online need to be as amazing as possible.

Second quarter market trends

defy suggestions of housing bubbles Royal LePage forecasts modest house price gains for remainder of 2013, as Canadian housing emerges from current market cycle

T

he average price of a home in Canada increased between 1.2 per cent and 2.7 per cent in the second quarter of 2013, according to the Royal LePage House Price Survey and Market Survey Forecast, released recently.

According to the survey, markets across Canada continue to post gains. In the second quarter, standard two-storey homes and detached bungalows both showed a year-over-year average price increase of 2.7 per cent to $419,614 and $386,547, respectively. Average prices for standard condominiums showed a more modest increase during the same period, rising 1.2 per cent to $248,750. Royal LePage forecasts that house prices will see modest gains throughout the remainder of 2013, projecting a three-per-cent increase for the full year when compared to 2012.

Dialogue concerning the direction of Canada’s housing market has remained front and centre in recent months. Changes to Canada’s mortgage lending rules in mid-2012 coupled with concerns about consumer debt levels, housing affordability in cities like Toronto and Vancouver and continued international economic uncertainty have prompted a number of analysts to forecast large downward price adjustments.

“We expect to see the number of homes trading hands to begin to rise slightly on a year-overyear basis in the second half of 2013, with price softness continuing until mid-2014, at which point we’ll see an emergence from the current cycle” “As we have stated consistently since the current market downturn began late in the second quarter of 2012, this is a normal cyclical correction which brings fewer home sales and softer prices. Those hoping their predictions of a bursting bubble and cataclysmic drops in home values will come true are out of luck again,” says Phil Soper, president and chief executive of Royal LePage. “Price appreciation in most markets across the country has been well below the long-term average for Canada and will remain so through to the end of the year.

Recent signals from major financial institutions in the United States and Canada also point to a turn in the tide. In recent weeks, two

of Canada’s largest home-loan lenders, Royal Bank of Canada and TD Bank Group, raised their mortgage rates. At the same time, the U.S. Federal Reserve recently hinted that it may start winding up monetary stimulus later this year, should economic improvements continue.

“With the economy on both sides of the border performing better in recent months, a move off the record-low interest rates that we’ve experienced over the past few years is likely on the horizon,” Soper explains. “Paradoxically, we expect the first increases in interest rates to be constructive for the housing market.

Rising rates would be driven by a strengthening economy, reduced unemployment and improving consumer confidence. Much of the dampening effect that would come with a transition toward higher rates has already been ‘priced in’ to both consumer attitudes and financial institutions’ current lending policies.”

As of late, the condominium sector has moved to the forefront of discussions concerning the health of Canada’s real estate market with fears of oversupply in major centres. Yet, condominium prices remained flat or posted year-over-year gains in nearly all Canadian cities in the second quarter, with a couple of exceptions in British Columbia.

“We believe condominiums will be a housing class of increasing importance in the Canada of the future,” Soper says. “In the short term we anticipate some market uncertainty and moderate price adjustments, particularly in Toronto which is working through a supply spike, however, the medium- and long-term prognosis remains very positive. Demographic and city-planning trends, in conjunction with shifting consumer preferences, remain supportive of this housing category.”

n a market where sellers are in competition to make the most out of their largest investment, improving your home’s first impression is one of the best ways to set it ahead of the rest of the pack.

When prospective buyers or renters drive through your neighbourhood, what do they see? This is a really important question that you need to answer because it will help you understand what your buyer is going to be looking for in a new home. Once you’ve answered this, ask yourself objectively if the front of your home is in keeping with the rest of the houses on your block. The first impression is critical in setting the mood for prospective agents and buyers. If your home’s exterior looks like it needs work, then people immediately assume that it’s a “fixer-upper.”

The opposite is true if your front yard is manicured, the roof is in good shape and the driveway is in good condition. Having a potential buyer walk through your front door in a positive mode can translate into big dollars for you.

Both Virginia Tech and the University of Guelph conducted studies in 2011 that measured the effect of landscaping on property values, and they both came to the same conclusion: basic landscaping increased the home’s value by five per cent, but more extensive landscaping, including decks and patios, increased the home’s value up to 15 per cent.

Consider a new paint job using a colour scheme that highlights the character of your home. Install a new front door, or at least update your door’s hardware. Even something as simple as full and healthy planters can make a favourable impact.
