ost newcomers to Canada tend to settle in larger cities such as Vancouver, Toronto and Montreal. Since housing costs vary greatly across Canada, finding the right place to live and work may mean doing some homework. As a rule of thumb, Canada Mortgage and Housing Corp. suggests that your monthly housing costs should not exceed 30 per cent of your monthly gross household income. Since not everyone has the same housing needs, list the most important features that you want to have in your community. Perhaps it’s great schools, close proximity to transit, or plentiful job opportunities. Check out the statistics of the potential locations you have in mind by using reliable sources such as the local school board website and Statistics Canada. There are always trade-offs in the real world. Smaller cities usually have lower living costs, but you may require multiple vehicles to get your family from point A to point B. Larger cities offer more transit and job opportunities, but you will have to deal with traffic, congestion and a possible increase in housing costs. Choosing a place to live is one of the biggest financial decisions you’ll ever have to make and your decision will ultimately affect your way of life. Look for good value in the home you’re considering, and look for a place that offers a reasonable cost of living based realistically on your finances, as well as a great quality of life. You can’t go wrong when you know the realities.

A SMALL PRICE TO PAY
recently read an article about a woman who bought a $1 million home, only to discover a mouse infestation so severe it will cost her tens of thousands of dollars to remedy. And that amount doesn’t include the legal fees she will have to pay if she takes the matter to court. The woman did not get her home inspected before purchasing it; apparently she had other professionals in, but no one picked up on the problem. My first reaction to this (after I got over my squeamishness, that is), was to wonder, in general, why anyone would spend a huge amount of money on a house and not pay $500 for a professional home inspection? While home inspectors don’t go into homes specifically to address rodent problems, a thorough assessment would certainly uncover damage caused by an infestation. But forget the mice for a moment (if you can). he latest statistics from The Canadian Real Estate Association (CREA) show that national home sales activity and average prices changed very little in October 2012. The number of home sales processed through MLS was little changed in October compared to the previous month (-0.1 per cent) and remain below levels reported in the first half of the year. Sales activity improved in about half of all local markets compared to September, including Greater Vancouver and Greater Toronto. However, in keeping with the national trend, transactions there remain well below levels posted in the first half of the year. On a year-over-year basis, actual (not seasonally adjusted) activity was also little changed, down 0.8 per cent from levels recorded for October of last year. Led by Calgary, sales were up compared to levels one year ago in almost two-thirds of all local markets. Sales remained below year-ago levels in Greater Toronto, Greater Vancouver, and Greater Montreal. “Sales data in October held steady at the national level, but we are seeing some diverging trends among local housing markets,” said CREA president Wayne Moen. “Markets in Alberta and Saskatchewan are gaining strength, while some of Canada’s traditionally most active markets have lost steam.” National sales in October were on par with the same month last year and in line with the 10-year average for the month). Activity for the year-to-date is also running in line with the 10 year average. “These results suggest that the Canadian housing market overall has returned to a more sustainable pace,” says Gregory Klump, CREA’s chief economist. A total of 402,322 homes traded hands MLS during first 10 months of 2012, up 0.8 per cent from levels reported over the same period last year. The number of newly listed homes retreated by 3.8 per cent in October following a jump in September. The actual national average price for homes sold in October 2012 was $361,516. This represents an increase of
$80, or 0.02 per cent compared to the national average price in October 2011. The national average price continues to be influenced factors including fewer sales in Greater Vancouver this year compared to much stronger levels last year, and more recently by fewer sales in Greater Toronto. Excluding these two markets from the national average price calculation yields a year-over-year increase of 2.5 per cent, reflecting average sale prices that rose in 70 per cent of all local markets in October 2012.

Prices for townhouse and apartment units continue to post more modest gains, rising 1.2 per cent and 1.5 per cent respectively. Most markets continued to see positive but slowing year-over-year price growth in October. The exceptions were Calgary, where price growth accelerated, and Greater Vancouver, where the yearover-year price decline was smaller in October than it was in September.

Enjoy a safe and cozy winter and frame assemblies should only be replaced by a qualified service person. › Check for the mark of an accredited certification organization, such as the flame mark from CSA Group when purchasing a gas fireplace. SPACE HEATERS
A
s temperatures drop and the annual hibernation routine begins, we start using heating appliances such as the furnace, fireplace, and space heaters for the first time in months. To avoid potential hazards, check every autumn that these are in still in good condition and follow precautions for proper use. CSA Group, a leader in public safety and testing and certification, offers the following safety tips for keeping warm on cold days:
FURNACE
› Have a qualified heating contractor perform a yearly maintenance check of your furnace and venting system. › Clean or replace your furnace filter frequently during the heating season. › Keep the immediate area free of obstructions to ensure free air flow. › Look for a certification mark such as the CSA flame mark on your gas-fired furnace to ensure it has been tested and certified to the applicable standard. › Never use gasoline or other flammable liquids near your gas furnace. › Don’t store combustible materials such as paper, chemicals, paint, rags and cleaning products close to your gas furnace. GAS FIREPLACE
› Check that the glass panel is intact. Do not use your gas fireplace if the glass panel is removed, cracked or broken. Glass panels
› Check for wear on the electrical cord. If it’s damaged, replace the entire unit or have the cord replaced by a qualified repairperson. › Keep it clean by dusting or vacuuming it regularly. Always turn the unit off first. › Keep the heater clear of furniture, rugs and drapes to allow free air movement and avoid overheating. › Look for certified third-party verification marks like CSA Group’s certification mark. This shows that the heater complies with recognized safety standards.
KEEP THE HEATER CLEAR OF FURNITURE, RUGS AND DRAPES TO ALLOW FREE AIR MOVEMENT AND AVOID OVERHEATING. › Turn the heater down or off before going to sleep and keep it out of pathways and well away from bedding and clothes. Turn it off when leaving the house. › Install a smoke alarm in the room with the space heater. › Have working smoke and carbon monoxide alarms installed throughout the home. how to properly pack
seasonal decorations B Y DA N H O P K I N S
Holiday preparations such as tree trimming, present wrapping and hanging lights help get us in the holiday spirit and are lots of fun. But thoughtful packing of seasonal decorations and materials at the end of the holidays for the next year, can keep the fun in what is for some, a stressful time.
In other words, it pays to plan, even 12 months ahead. Careful packing and organization prevents damage and breakage, and ensures you can find everything next year. It is worth taking the extra time to organize and preserve your decorations for next year. Here are some tips to keep in mind while packing away holiday decorations: DELICATE ITEMS › Wrap breakables in paper or bubble wrap. Do not use newspaper - the print may wear off on ornaments. Use tissue or packing paper. Instead of throwing away used paper or junk mail, run it through a paper shredder, it makes great packing filler. › Decorations that contain photographs or food should be sealed in an air tight bag to keep them safe. Sealing photos preserves them and the scent from any food item will attract insects or mice wherever they are stored. › Boxes with dividers are best to pack ornaments in. There are cardboard boxes made especially for fragile items. They come

with adjustable inserts that forms individual cells for delicate items. These “Dish Pack” boxes are very popular at all our Two Men and a Truck branches. › Keep extra hangers, hooks and ornament parts in a labelled bag or box. LIGHTS › To prevent tangles, wrap lights around empty gift wrapping paper tubes. › Leave the plug accessible by taping the ends of the light strands to the end of the tube. Next year you can quickly test the lights before unwinding them. › Store coloured lights in a dark place to prevent fading – especially blues, greens and purples. WRAPPING PAPER › Hanging garment bags provides good storage for wrapping paper rolls. Use outside pockets for gift tags, cards and tissue paper. › To protect used rolls of paper, cut an empty wrapping paper tube from end to end and slide it over the roll. › Ribbons and bows can be saved and reused, pack loosely so they keep their shape. SOME OTHER CONSIDERATIONS › Wrap holiday candles individually in cellophane and store in a cool place so they do not melt together. › Pack an “open first” box. Place the decorations you use first in here with essentials such as extension cords. › Use a “Wardrobe Box” to hang and store seasonal clothing that you only wear twice a year like that special snowman sweater from your mother-in-law or that flashing Christmas tie. This way you can find it, wear it, and store it away on a hanger easily. › If you haven’t used a decoration in a few years donate it. If it is damaged, get rid of it. › Take special care if you are storing your items in a damp area like your basement. Don’t store boxes near sources of heat and moisture. › The most important tip is to label every box. The more detailed the description, the easier it will be to find things. Use different colours to distinguish different holidays. For example, use orange for Halloween, brown for Thanksgiving, and red or green for Christmas. › Take a digital photo of special care items like snow globes or wreaths, print them off on regular paper and tape the photo to the outside of the box as an easy description of what’s inside.

Ten bright safety tips to light up your holiday season
T
he holidays are almost here and for many it’s a time to “deck the halls” and “trim the tree.” Decorating the house inside and out with strings of bright lights and other colourful decorations is part of celebrating the season. It’s a special occasion to enjoy with family and friends, but it’s also a time to be careful. To stay safe and avoid electrical hazards around your home, the Ontario Ministry of Consumer Services offers these tips:
›› Use only approved electrical products that meet Canadian standards and carry the mark of a recognized certification agency like the Canadian Standards Association or similar group. ›› Always read manufacturers’ instructions and follow ratings on electrical products for indoor and outdoor use.
›› Holiday lights are not designed for year-round use and can deteriorate over time. Check them thoroughly for wear or damage before use and store them carefully when not in use. ›› If you find broken lights or cracked sockets, replace them. Don’t risk a potential electrical shock or fire. ›› If electrical cords are frayed or split, discard them. Damaged cords can expose electrical wires and may lead to electrical shock or fire. ›› When putting up your lights and decorations, don’t run extension cords through doorways, windows or high-traffic areas without covering them or protecting from potential damage. ›› Indoors or out — never overload electrical outlets, power bars or circuits.
HOLIDAY LIGHTS ARE NOT DESIGNED FOR YEAR-ROUND USE AND CAN DETERIORATE OVER TIME. CHECK THEM THOROUGHLY FOR WEAR OR DAMAGE BEFORE USE AND STORE THEM CAREFULLY WHEN NOT IN USE. ›› Always plug outdoor-rated extension cords into a ground fault circuit interrupter (GFCI) receptacle installed in accordance with the Ontario Electrical Safety Code. If the outlet is not GFCI-protected, buy and use a portable GFCI outlet adapter. ›› Stay clear – at least three metres (10 feet) — of overhead power lines when decorating outdoors and using ladders. ›› Always turn off or unplug holiday lights and other decorations before you go to bed or leave the house. Make the most of the holiday season. Have fun and enjoy putting up lights and decorations around your home, but be careful and follow these tips to stay safe. buyer beware Whether you’re a buyer or a seller, in an increasingly litigious real estate market you need to protect yourself BY KARA KURYLLOWICZ
B
uyers want to know if the state of the home they’re considering could negatively affect their health and safety, or if significant repairs are imminent and in most provinces, the sellers are legally obligated to disclose that information. To make a fully informed decision and avoid buying a home with a cracked foundation, dated or faulty wiring, rampant mould or some other stress- and debt-inducing defect, buyers should arrange a home inspection. In most Canadian provinces, including B.C. and Ontario, buyers can also request a property condition disclosure statement, also known as a seller property information statement, although the seller is not obliged to complete or provide it.

“If the seller won’t complete and provide the statement, I see it as a big red flag! The seller’s property disclosure statement is designed to catch people that are trying to hide problems in a home,” says Vancouver Realtor Mike Stewart. “I make sure that my sellers understand that if they don’t disclose defects such as a leaky roof or sluggish plumbing through the property disclosure statement or alternate means, that omission or lie may come back to haunt them.” The real estate industry created the disclosure and information statements to provide relevant information on defects, renovations and other pertinent property information,

based on the seller’s knowledge and experience. The goal was also to encourage full communication and disclosure between the buyer and the seller. Yet, as stated earlier in this article, neither the completion nor the disclosure of those statements is obligatory. “A Sellers Property Information Statement (SPIS) is one of many tools that a real estate professional can use, and can be helpful for both the seller and buyer when they are properly applied,” says Amy Lewis, communications officer, Real Estate Council of Ontario (RECO). “The key to a SPIS is that it is has to be used properly. If a seller decides they want to use a SPIS form, their sales representative needs to walk them through the completion of it and help them understand the questions they are answering and the implications of providing inaccurate or incomplete information.” Across Canada, despite the fact the statements are supposed to protect everyone involved, buyers and sellers, as well as their Realtors and lawyers, are debating the pros and cons of these documents. Some feel the documents are inherently risky because few homeowners have the relevant expertise or experience required to fill out the forms accurately. Others point out that the forms are overly technical and often, poorly worded or phrased in a way that invites misunderstandings and misinterpretation. Finally, there are certainly instances where the statements have been used against the sellers in post-sale disputes. Yet even if the vendor presents a carefully completed property disclosure form and a home inspection report, astute, ethical real estate professionals want buyers to do their own due diligence, including a second home inspection they personally commission. As Peter Russell, real estate broker at Chestnut Park Real Estate, Toronto, says, “At best, they’ll identify issues that no one else saw or disclosed and at the very least, the buyer will be able to see where maintenance and repair money ought to be spent first. It enables them to prioritize future expenditures.”

decision to buy or sell a property, what price to offer/list at and what conditions might be attached to any agreements of purchase or sale. “In Ontario, by law, the vendor and the vendor’s agent must disclose any known material facts that might make the home uninhabitable or dangerous. “Anything else is buyer beware,” says real estate lawyer Bob Aaron. “Always do your research, get a reputable home inspector, and ask for warranties.” A buyer, for example, might want a warranty from the seller that the basement has never leaked, the mechanical and electrical systems are in good operating condition, and the roof was re-shingled five years ago. RECO’s Lewis points out that the material facts are open to interpretation and less than universal because the buyers’ and sellers’ interests and reactions are sure to vary. As a result, buyers need to define and discuss their particular set of material facts with their representatives. If you can handle replacing the roof shortly after you move in and can live with the deck that was built without the proper permit, but are leery of a house that sits on a known flood plain, your representative needs to know. Be clear on what constitutes a deal-breaker and what might warrant a price reduction. A real estate professional will also have to disclose latent or hidden defects such as a cracked foundation. Not surprisingly, the onus is on buyers to spot the patent defects – the kind you can see – which also provides a degree of latitude. “Litigation is unpleasant for everyone, the costs are high and the results are uncertain so whether you’re a buyer, a seller or a real estate professional, it’s well worth doing whatever you can to avoid that possibility,” says Russell.

hen it comes to fashion, patterns are mixed together all of the time. So, you shouldn’t be
fearful of combining patterns in a room to make it come to life. The trick is to do it tastefully – without creating a décor disaster. Here, I share my tips for combining patterns the right way: Begin Bold Start with one strong
pattern – strong could mean thick lines, a particularly busy pattern, or very saturated colours – and build upon it. Balance of Scale The goal is for your patterns to complement one another, not work against one other; try to have an even mix of busy and subtle.

A fabrics without a pattern acts as a staple to all schemes. It’s sort of like the bread to a sandwich – things won’t look (or taste) good without it. One Colour, Different Shades A more simplified way of mixing patterns is to keep it monochromatic. Select patterns of one colour but choose varied shades (for example, light blue mixed with medium and dark blue). Don’t Over-coordinate You want to avoid having your fabrics too “matchy-matchy.” If you’re using the same or similar pattern in more than one area, limit it to two places and have them spread far enough apart.

If it’s for drapery, a lesser rub count is suitable. Also, fabric with a higher thread count means a tighter weave, which is key to having fabric maintain its shape over time. ›› CLEAN-ABILITY Fabrics made of natural fibres will absorb stains much quicker than man-made fabrics, but they will clean up better. Fabrics made with man-made fibres are typically soil-resistant but don’t clean up as well.
My Favourite Patterns: GINGHAM This printed or dyed
fabric, which dates back to the 17th century, is known for its checked patterns of white and a single bold colour (you’ll often catch me wearing this pattern). The size of the checks can vary in size, and the checks can appear in horizontal rows and vertical columns, or sometimes diagonally. PINSTRIPE A classic pattern consisting of very thin stripes running in parallel. It is most recognized in men’s suits and is very striking in home décor. CHEVRON A repetitive pattern comprised of sharp ledges that look like the letter “V” (sometimes called herringbone or zigzag). This is on trend right now.

This figure is the monthly payment you can afford to make on your home. 3. Take the total price of the home and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow. 4. Refer to the chart below. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers choose the 25-year amortization). 5. Multiply this figure by the amount you need to borrow. Divide by 1,000. 6.
