Whether you’re relocating from one coast to the other or moving to your first place out of parents home, changing homes can be hectic, exciting and certainly stressful. But, relax.

You can eliminate all the anxiety sometimes associated with moving by taking control of the situation with confidence.

If you decide to move yourself, book a moving truck well in advance from a reliable company that can help you give you tips on moving as well as advice regarding the size of vehicle you will need.

If you decide to go with a pro, ask your friends and family for a recommendation of mover. Call at least three companies to ask about their services and then decide.

Professional movers can do everything for you if you wish, from packing and unpacking, to disconnecting appliances and electronics, but of course there’s extra cost involved.

Make sure you understand the terms of your agreement no matter what you decide as well any other additional costs, such as insurance and mileage costs so you can budget accordingly.

here are two kinds of people in this world – those that don’t enjoy riding the elevator to their home and those that don’t mind it. Oddly enough, I’m the former.

It has nothing to do with fear of heights or fear of blackouts or fear of elevators and everything to do with lack of patience. I have a hard time waiting for elevators. Oh, I know what I’m missing out on – I covet the magnificent view, the added quiet, the balcony above the trees. I know I’ve missed out on the opportunity to have casual conversations that lead to getting to know my neighbours. But in my day-to-day I just can’t wait, hence, I’ve never made it above the fourth floor – anything more is just too far to run up and down quickly and easily.

It’s good to know the little nuances of your own personality when you’re renting. It doesn’t have to make sense to anyone else but you. It’s the little things that will make a big difference to your rental experience in the end.

While budget, location and size may dictate a lot of your options, make sure you’re happy with the little things – like which exposure you’re facing and whether the kitchen has a double basin sink. Yes, something as innocuous as an interruption in the way you do the dishes can ultimately impact your comfort level at home.

E

very day brings different challenges – go to work, go to school, get groceries, pay bills, keep a roof over your head, follow societies rules and eventually you will be rewarded.

Life however isn’t always fair, and similar to workplaces or school, sometimes people ‘weasel’ their way out of responsibilities or do things that in the end, cost others around them.

As a property management company, we get to meet and interact with many different people and personality types everyday – the pleasant people (who we’re grateful to have lots of), the indifferent - or phantoms – (you never hear from them about anything), the private/guarded, the miserable, and of course delinquents, who cause problems for all.

Have you ever had a long day at school or at work only to come home to neighbours blaring music or having loud guests over until all hours of the night, acting like they’re the only ones in the building? How about vacuuming at midnight above you, or their friends drunk dialing everyone at 3 am through the main building entrance intercom? Messing up the stairwells, not paying rent, doing damage to the apartment or building – all these things, much like in school, require reactionary and disciplinary actions that could involve office and maintenance staff, police, city by-law officers, legal consequences and eviction.

No one works for free – involving all these various departments and actions come at a cost, which, if not recouped from the offending residents, are then paid for by everyone else.

If this happens enough, forget about your rent staying the same – as costs increase, so too will your rent.

The formula for renting success? Follow the rules, respect the property your live in, be considerate of your neighbours, pay your rent on time, be tidy and especially, be careful not to infest or bring in any unwanted guests (bed bugs, cockroaches) through used mattresses, furniture, imported food (bagged rice is a haven for this) or plant sources. Realize that a happy home or apartment is a reciprocal relationship between the resident and building management. Hopefully you have partnered with a company or property manager who not only respects you as a client, but acts and responds to issues in a timely, professional manner.

Can you control getting automatic rent increases? Life, again, isn’t always fair, however if you make a conscious effort to follow the formula for renting success, your property manager will appreciate and may reward you. While your problem neighbours may get continual rent increases or eviction, rent increases may pass you by – you might even get that new set of kitchen taps you’ve been dreaming about, so you can live happily ever after.

To help make these decisions easier, Canada Mortgage and Housing Corporation (CMHC) offers a number of resources, including worksheets and helpful hints, to help you make responsible and informed rental decisions.

Starting with tips for getting started and identifying rental needs, to evaluating rental options and meeting a landlord, to signing rental agreements and paying rental deposits, CMHC’s resources support renters throughout all stages of the rental process.

CMHC also offers resources designed specifically for recent immigrants to Canada in eight different languages.

Renting in Canada: What Newcomers Need to Know includes a variety of relevant and appropriate tools, products and resources to make finding safe and affordable housing easier.

Taking the time to plan and determine what you need and how much you can afford will make the overall rental experience less stressful and the outcome more satisfying. In the planning stage, it is important to identify things like the number of bedrooms and location requirements, establish a budget and evaluate an apartment’s affordability.

hy does the return of longer days and warmer temperatures trigger an urge to purge our homes of clutter and engage in cleaning them from top to bottom? The warming weather means we can finally start to relegate our boots and heavy outerwear to the back of the closet – or at least pull some of the spring clothing into rotation. In tackling your own apartment organize the task into de-cluttering and cleaning and spread it out over a period of several weeks.

DE-CLUTTERING Thoroughly clean all boots, footwear and outerwear and clean out your coat closet.

Go through your collection of hats, gloves, and scarves, washing and cleaning where necessary, discarding odd gloves and organizing all into storage baskets. Wash your boot tray or hallway mat and put away in a closet until next winter.

Remove everything from your pantry.

Straighten up all your dry ingredients, discarding stale boxes of cereal, cookies, crackers, etc. Take an inventory of what you need and replenish with fresh spices, oils and other staples. Check under the sink and refresh your supply of sponges, cleaning products and other supplies. Go through your dishes, cutlery and cookware, discarding odd, broken items or things you never use. Treat yourself to a trip to a kitchen supply store and purchase something that will make food preparation and serving easier, such as a good set of storage containers, some new glasses, or a special serving piece.

Spring is a good time to go through your books, CDs and DVDs. Is it time for a new media storage unit or bookshelf?

Apartment storage space is limited and you don’t want to become a pack rat. Does your

coffee table look like a war zone? Move everything off of it and re-evaluate what you want it to be, a focal point for the room or a catch-all for your books and papers.

Go through your upper and lower bathroom cupboards, discarding all expired cosmetics and other products. Replace and replenish soaps, body wash, shampoo, sunscreen, paper products, etc. Check the condition of your towels – if you can afford it, spring is a good time to invest in a set of new ones.

Take time to re-arrange your wardrobe, so that warm weather garments are more accessible. Wash or dry clean garments before storing them in zippered bags.

Go through your closets, drawers, shoe collection, cleaning, polishing, repairing and discarding where necessary. Donate apparel you no longer use. Many apartment buildings now have charity drop boxes right on the grounds; if yours doesn’t, take things you no longer need or use to a donation centre.

CLEANING Turn off your refrigerator and begin by cleaning the dust off the coils (these are usually at the bottom, under the grill).

Clean with a vacuum attachment or damp cloth. Remove everything from inside the refrigerator and wash the bins and shelves in hot soapy water, drying thoroughly.

Defrost the freezer and wipe the interior with a solution of 2 tbs. baking soda per 1 litre hot water. Clean all the surfaces of the kitchen, including the walls, backsplashes, tops and doors of cupboards, and the oven.

Clean out your files, reviewing bank statements, paid bills, contracts, household inventories, warranties and other personal documents. Clean your computer keyboard

with a cotton swab; wipe the screen with a special cloth and spray cleaning solution.

Thoroughly clean or replace your mattress pad. Replace winter bedding with lighter, warm weather blankets. Clean your pillows to rid them of mould, bacteria and odours.

If you’ve been using your balcony as a storeroom, now is the time to move those snow tires, bicycles and other large items out of sight. On a warm day, clean your balcony sliding door. Mix up a solution of one part white vinegar and one part hot water. Using a large sponge, rub the glass with the water and vinegar solution to rub away the dirt. Wet a squeegee and wipe the glass thoroughly. Wipe the surfaces with lint-free cloths like cloth diapers or other cloths that have not been laundered with fabric softener which will leave a residue.

Clean the frames down as well.

Wipe down or vacuum all furniture and other surfaces, such as windowsills and baseboards. Clean window coverings and rugs. Check the batteries in your smoke detector and ensure they are free of dust.

Moving all the furniture to clean around and underneath where possible, dust and vacuum every room in the apartment, then wash and mop all floors. Open the windows and let the fresh air and sunshine in. Now, sit down and relax and enjoy the pleasure of your clean apartment!
