hen Southwestern Ontario Home Builders’ Annual sat down to plan this issue, particularly the question we would pose to our Expert Panel (see page 19), the issues to address were clear. The economy is expected to perform well in 2015, but housing affordability is being increasingly tested. Location has always been central to real estate, but for a myriad of reasons, lifestyle and housing type are increasingly entering the equation. How should consumers weigh these considerations to make the best homebuying decision? That’s a lot of information – very serious information – for homebuyers to digest. MEET OUR HERO
Gabriel GABRIEL WAS SIX AND A HALF MONTHS OLD WHEN HE developed a fever and flu-like symptoms. After seeing his pediatrician, Gabriel went to a local hospital to undergo bloodwork which showed that his red blood cells were extremely low, and his white cell count, extremely high – an indication of blood cancer. Fearing leukemia, he was rushed by ambulance to the Hospital for Sick Children (SickKids). That night, April 23, 2012, Gabriel was diagnosed with infantile acute lymphoblastic leukemia. Gabriel spent the next six months almost entirely at SickKids since his condition required extremely close monitoring. Acute lymphoblastic leukemia (ALL) is a cancer of the white blood cells characterized by excess lymphoblasts. Malignant, immature white blood cells continuously multiply and are overproduced in the bone marrow. Normal cells like red blood and platelets are under produced which can ultimately result in organ failure and death if not detected early. ALL is the most common blood cancer in childhood with a peak incidence at two to five years of age and another peak in old age. Infant ALL represents about two per cent of all paediatric cancer and is much harder to treat than childhood leukemia. Doctors told the family that Gabriel’s condition was extremely serious. Upon diagnosis he was already very sick. His healthcare team indicated that survival rates for this type of cancer are documented at less than 50%. Gabriel experienced several long and intensive chemotherapy cycles. The first four cycles included chemotherapy that could only be given in-hospital. Upon completion, Gabriel was sent home to continue his treatment mostly as an outpatient. Nearly one hundred days before Gabriel finished treatment, the cancer returned. He was readmitted to the hospital and spent eight months undergoing an even more intensive chemotherapy regimen including radiation. In June 2014, Gabriel was fortunate enough to receive a bone marrow transplant from his older sibling. Since returning home in August, Gabriel has been in isolation due to his immune compromised state. Gabriel is making a slow and steady recovery. His kidneys, which suffered significant damage as a result of his life-saving treatment, have begun to heal, with the hopes that he will recover to optimal health. “This has been a long journey and SickKids has been there every step of the way. The hospital became our home and the staff our extended family. It is a very lonely existence when you hear the words ‘your child is sick’, and SickKids took care of our entire family. The SickKids team enabled us to keep moving forward during a marathon that required a sprint finish. Gabriel’s team took a holistic approach to his care. While all were focussed on saving his life, it was never forgotten that Gabriel was still a child who needed normal childhood experiences. SickKids is a place where Gabriel felt safe, where he made many friends and participated in fun programs and activities. SickKids hospital provided us with a community that we will always be part of.” – Asaph, Gabriel’s dad.

01 If you decide to purchase a condominium, it is safer and more predictable to purchase a new unit, since you won’t have to be concerned about expensive repairs or special assessments. Your only concern will be to determine what the monthly common element expense will be, as it is like a mortgage that never gets paid off. Still, there is built-in security and convenience when you own a condominium. Your monthly maintenance is managed for you and you never have to worry about a leaky roof, shoveling snow or mowing the grass on a hot summer day. 02 Prior to purchasing a condominium, examine the Status Certificate from the property manager to determine whether there is an adequate reserve fund for future maintenance and repairs, and if there will be an increase in the monthly common expense payment in the near future. 03 You should also examine the by-laws to determine whether there are clauses you can’t live with, such as those that deal with pets. If you are considering renovating, you may need to get approval from the board of directors, as certain renovations cannot be undertaken without approval. 04 When negotiating the offer, try to have the seller pay for the cost of the Status Certificate – which is approximately $100. 05 Some condos are hybrid – for example, a freehold townhouse where the maintenance of the grounds and roads is managed by the condominium corporation. The common expenses are subsequently lower because you are paying only for common area clean-up, such as snow removal and grass cutting. You are completely in charge of maintaining your own freehold unit. 06 Be careful when purchasing an older condominium. Consider having an inspection performed. With older buildings, there may be surprises such as special assessments. These are one-time expenses to tend to – urgencies such as roof, windows or parking lot replacement.

07 The ideal way to determine the health of the condominium unit is to speak to some of the other unit owners. This way, you will get a very honest and truthful opinion on whether the condominium is being properly managed. 08 Remember that although the condominium corporation carries a master policy of fire insurance on the building, each individual unit owner must carry their own insurance to cover damage to the inside of the unit, including kitchen appliances, cupboards, furniture and more importantly, liability. 09 If you are the type of person who has a problem with rules and regulations and you’re looking for flexibility in your residence, then condominium living may not be for you. You are subject to the rules of the board of directors and the regulations that go with the condominium. Also, you are living close to many people, some of whom may not be to your liking. 10 If you are seeking independence and total control, an affordable singlefamily dwelling or freehold townhouse may be more in line with the way you want to live.

ONTARIO AND PARTICULARLY THE
Southwestern region are uniquely positioned to benefit from an economic shift underway in Canada. The province – and its strong manufacturing base in SWO – will be among the national leaders in growth this year. “Ontario, with its minor exposure to the oil and gas extraction sector, is expected to receive a significant economic boost in the short term,” says Marie-Christine Bernard, associate director, provincial forecast, for The Conference Board of Canada’s Provincial Outlook: Winter 2015. Ontario’s economy is projected to grow by 2.9 per cent this year, bolstered by strong exports and consumer spending – the first year since 2002 in which economic growth in Ontario is expected to outpace the national average of 1.9 per cent.
How does this impact real estate? In Ontario, manufacturing sectors such as the auto industry are key contributors to the economy. And when a sector is healthy, it leads to job growth, which leads to demand for housing – be it rental, at first, as people move to an area to pursue employment, or ownership, once they have settled in and gained employment stability. For example: » In February, Ford Motor Co. announced it is adding 400 new jobs in Oakville, Ont. to assemble the redesigned Ford Edge crossover. This is in addition to the 1,000 positions added there in 2014. » Late last year, Honda Canada announced it was investing $857 million to upgrade three plants north of Toronto to make the next generation Civic. With 10 per cent of the cost coming from the Ontario government, the three-year project includes partnerships with Ontario colleges and universities. » Earlier this year, General Motors announced a $560-million investment in its Ingersoll, Ont. plant to make the new Chevrolet Equinox. The economic benefits deepen when you look at the supply sector – companies that supply parts to the automakers. » Linamar Corp. announced in January it is investing $400 million – plus $100 million from the Ontario and federal governments – at its plant in Guelph, Ont. to make new, more environmentally friendly transmissions. The move will create 1,200 new full-time jobs. » Toyota Boshoku Canada recently announced it is partnering with the provincial government to expand its Elmira, Ont. manufacturing facility, creating 73 new jobs. Toyota Boshoku supplies parts to Toyota’s Ontario assembly plants in Woodstock and Cambridge. Canada Mortgage and Housing Corp. and other sources confirm that housing markets in key Southwestern Ontario areas – including Hamilton, Kitchener-Waterloo and Cambridge, and London – will experience healthy demand this year as a result of such growth.

Location, lifestyle and housing type are expected to factor more in homebuyers’ decisions. We went to the experts – some of Southwestern Ontario’s most experienced home builders – to help us answer the question: How should consumers weigh these considerations to make the best homebuying decision?

f you’re considering purchasing a new home, the decision today is more complex than it was as recently as 10 years ago. In February 2005, The Greenbelt Act became law, and this has had a major impact on housing in the GTA. By protecting a broad swath of rural land from development, the Greenbelt has created stronger demand, as well as higher land prices, within the city limits, and increased density. This has made homes within the Greenbelt much more expensive, and homes further out are now the more affordable alternative – with, of course, a longer commute. So, if you’re considering a new home, there are a number of questions you should ask yourself, each of which factor into your decision. First, start with the financial considerations. Can you afford a lowrise home in the city? Or is a lowrise home far outside the Greenbelt more appropriate to your budget. Or is a condo the right price range? And you don’t have to choose a downtown condo tower. Rosehaven is building midrise condos in communities such as Brampton and Burlington, and that style of architecture can be quite affordable in a suburban setting. Then there’s housing type. Are you committed to a traditional lowrise home? To many, living in a condo isn’t something they feel comfortable with. To others, a condo is perfect. Aside from the financial issues, condo living is a very personal decision and it merits consideration before you begin your search for a new home. Then, of course, there are lifestyle issues. Given the dollars you have available for a home, is more space and a larger lot one of your most important considerations? In that case, you may consider moving further out where homes and land are less expensive. Or is location more important? In this case, you may consider somewhere smaller and closer to the city. You should also consider transportation issues. How far from work are you willing to live? Are there areas with better transportation connections that make owning there more appropriate for your life? Will you compromise on space, as in choosing to live in a condo that may be closer to your work? Or will you compromise on distance, and accept a longer commute? Transportation is perhaps the key issue facing the GTA today. Choosing a new home is a complex decision, but fortunately Ontario is one of the strongest, healthiest real estate markets in North America. These amenities really do add substantial benefit to a lifestyle geared toward more personal happiness. Condominium-hotel projects, in particular, have become popular because they offer all the conveniences of the upscale hotels, while giving residents the privacy of their own apartments. For example, homeowners can have their guests stay in one of the on-site hotel suites, without compromising their own comfort. he trends we’re seeing with our customers and the research we’ve done clearly suggest that the traditional North American idea of housing – big house on a big lot in suburbia – is nowhere near that simple anymore. It’s critically important in today’s world to focus on how you actually live, taking into account a whole host of considerations.

First and foremost is the notion of thoughtfully designed homes, instead of just bigger homes. In terms of the interior design of the home, a key question for homebuyers is: how is space utilized within the home? I think of it as the “jewel-box theory” of design – if you think about a jewelry box, it’s very small but it uses the space within it extremely effectively; it’s highly organized. And so as we move away from these very large homes with big rooms, we move toward smaller homes but try and utilize the space much more effectively. A specific example is thinking about the transition from outside to inside. At Mattamy, we put a lot of thought into “stop-and-drop” spaces and landing areas coming into the home from the garage. It’s all about a constant evolving of the design to ensure that the primary functions of a home are preserved at an appropriate scale, while a lot of the secondary functions are reduced. Utility rooms, hallways and places where you don’t spend a lot of time become smaller, to ensure that there are still generous kitchens, Great Rooms and bedrooms – more of what people want and use in their home and less of what they don’t. The lowrise industry can learn a lot from the highrise industry in terms of efficiency of design. The way highrise units have maximized the usability of the square footage through really thoughtful design, is beginning to happen on the lowrise side. Homebuyers also need to think about all of the other places where certain aspects of family living take place. It’s no longer the case that the primary place where you raise your family is within the confines of your house and yard. You use the community and all the amenities around as part of that – whether it’s the local arena, park or library. A smaller home and yard, with all of the right amenities around it, are important considerations to weigh when thinking about housing needs. The best advice for homebuyers trying to weigh all these factors is that what your family really needs from a home and community is the most important thing. If you invest in location, thoughtful design and amenities – and not simply square footage – you’ll always be much better off. continued on pg. 31

omebuyers need to determine which of these factors is most important to them in finding the right home. Is it important to be able to walk to work? On the other hand, would you mind commuting if it means you’ll have a detached home with a backyard? Or, are you looking for low maintenance and on-site amenities? These are all important questions to ask and go back

Location is one of the strongest determining factors when one considers transit challenges and people’s preferences. There is a segment that embraces the work/live/play/shop lifestyle and opts to live in the downtown core. They often abandon the car until the weekend, because they can take transit, the streetcar or walk to work. Location is also important to the person who drives to work and will continue doing so if it means they’ll have a bigger house or a lot. In our industry, there’s a saying that “You drive until you qualify,” which is based on the size of the mortgage you can afford as you move further away from the GTA. Lifestyle has increasingly become a significant factor in the condo market, because we see that people are spending less time at home and more time at work or outside of their home, whether it’s for entertainment or going to the gym. These purchasers are okay with a smaller form of housing where little maintenance is required. The driver for housing type is often density. Some people want to be close to their neighbours, and living in a condo gives them the chance to meet in the gym, at the pool or even in the elevator. In a lowrise community, there is more privacy due to less density, but it doesn’t mean you can’t meet your neighbours at the nearby park or walking trail. If someone is determined to fulfill their dream of the white picket fence, they may be driven further outside the core. Alternatively, they can go the route of a townhome, which is a great way to enter the housing market. Once you determine which of these three factors are the most important to you as well as what you are able to afford, they can then act as a filter to direct your home buying decision.

inding the perfect home can be one of the most exciting experiences of your life. But without the right knowledge of the market and multitude of projects and housing types available, finding the right home at the right price can be challenging. With provincial policy to curb urban sprawl and greenbelt legislations to protect our greenspace, land supply is scarce. The result has been increased pressure on land values

for infill type of developments, causing lowrise developers to rethink their strategies. The GTA is growing and demographics are changing, and so are housing trends and needs. More people are opting for walkable, compact housing in transit friendly centres with access to amenities, shopping, schools, major highways and arterials. Outside Toronto, these types of developments aren’t hard to find. The challenge is finding developments in GTA suburbs that offer a balance between affordability and walkability. Although we are seeing more infill developments in suburban areas such as Burlington, Oakville and Richmond Hill, the core issue remains that these cities were built with a suburban planning in mind, and vehicular dependency was the number one consideration. However, the trend is changing, as scarcity of land and increasing Development Charges have driven the price of a new single-family dwelling in the GTA suburban municipalities to more than $1 million. Developers are now forced to “build up” and intensify downtowns to take advantage of existing infrastructure. This opens up a world of possibility for the new- home buyer. There’s never been a more exciting time to shop for a new home. The first question buyers should ask is “What is most important to me as a buyer?” followed by “And what type of lifestyle do I see for myself?” Identifying your budget will help your focus your search – determining whether a single-family or townhome is within reach, or if a condo is the right choice. If the latter is the right choice, does the building offer the amenities you’re looking for? Some condos offer great packages with pools, gyms and party rooms – but at a cost. If these things aren’t important to you, then maybe a condo with fewer amenities and lower fees is the best option. Condos offer more of a maintenance-free “lifestyle” than suburban single-family freehold homes that require more owner upkeep. The next step would be to decide where you’d like to live – a big city such as Toronto, or perhaps a more affordable suburban alternative? The key points to consider are: length of commute to work and proximity to transit, quality of life the city and community offers, proximity to schools for young families, and to other amenities such as grocery, banking and restaurants. The big city offers access to the subway and GO transit, eliminating the need for a vehicle, while suburban municipalities still remain somewhat car dependent, with transit improvements coming to reduce that dependency. A site such as Adi’s LINK2 condos + Lofts in Burlington offers a balance between both – being on the new regional BRT transit line (bus rapid transit), while being in a walkable, mature community minutes away from the major highways such as the 407 and 403 and two major GO stations. The two main questions are always going to be “What can I afford?” and “What type of lifestyle do I want to live?”
