Review your contract
Know what you’re signing for – beforehand
H
ome-shoppers may not realize that the contract for a new home is different from the traditional resale version. Since a new home is not always built when the contract is drawn up, it’s often based on the lot and a model that you, the buyer, have selected. Builders often offer several versions of one model and different variations on the exterior appearance as well, so be sure to verify that your contract describes the right home and the elevation type and floorplan specifications you want. The lot and orientation of the home are also important to verify, since a builder may assign certain models to specific lots in order to create an attractive streetscape. This may result in a reverse floorplan to fit into the overall community design, which means the entire home will be reversed when compared to the floorplan you reviewed. Check with your builder if this is the case with the home you are considering if you are concerned about this being a possibility. Some people don’t mind, while others do. A good sales representative will review your specific home and contract with you, and a proper new-home contract will include all of these details. Since contract agreements differ from builder to builder, be sure that all is in order by having your contract reviewed by a real estate lawyer to make sure all the details are documented properly and accurately.

Here’s to 2013
Next year looks stable, if somewhat challenged, all things considered
I
t’s certainly been an interesting year, 2012. As I write this, the U.S. economic expansion continues gradually, Europe remains in recession, growth in China is stabilizing and the Bank of Canada has once again held its overnight lending rate at one per cent. And somehow, despite it all, the Canadian economy and housing market continue to hold their own, albeit somewhat tenuously in some areas more than others. RBC Economics Research says homeownership affordability improved in many markets in the third quarter of this year, and Canada Mortgage and Housing Corp. forecasts that 2013 will be a year of moderation in some areas, continuing growth in others. Most importantly, Canada’s economic fundamentals remain strong and supportive of housing demand. Indeed, against the backdrop of what’s going on elsewhere in the world, Canada’s performance in 2012 is worth celebrating. Not that our industries and housing market are immune from international developments – in fact, far from it. But with smart fiscal policy and prudent lending practices – and awareness of key market fundamentals by Canadian homebuyers – here’s to more of the same in 2013.

Members of the Hamilton-Halton Home Builders’
Association (HHHBA) helped raise $60,000 at the 8th annual Tinsel Tuxedos & Tapas fundraising event for the Dr. Bob Kemp Hospice. The event, sponsored by the HHHBA, was a huge success. Hosted at the Michelangelo Banquet Centre, more than 600 people were in attendance, including 20 of our own member companies. Guests started the evening with cocktails and the Little Luxuries Silent Auction, as well as an opening monologue from Mike Fortune. The evening continued with a delicious three-course dinner, followed by a live auction and a fabulous fashion show. Funds for this event were raised through ticket and table sales, silent and live auctions, Balloon Bust sales and many generous donations. The money raised will help ensure that the Dr. Bob Kemp Hospice can continue to provide support for families and dignified end of life care to individuals living with a life-threatening illness. More than 800 individuals and their families are provided with care and support from various programs such as the Day Hospice, Community Volunteer Visiting, and Bereavement Support Programs. Services at the Hospice are provided at no cost to the client, which means fundraising events such as this are crucial to continuing operations at this facility. The Dr. Bob Kemp Hospice is this year’s Presidents Charity of Choice. HHHBA president, Carla Agostino holds this organization close to heart after her cousin stayed there. “I could not believe how comforting they were, how kind they were,” says Agostino. “It has a home atmosphere and the staff were amazing. They did whatever they could to make us feel more comfortable. And, unfortunately, many of the volunteers have been through it themselves, so they understand.” 06 The HHHBA is proud to sponsor an inspiring organization such as the Dr. Bob Kemp Hospice. A big thank you to Diane Murray, the lead organizer and chairperson, and the rest of the hard working individuals on the committee that helped make this event possible. pictured

The Hamilton-Halton Home Builders’ Association
and hundreds of supporters recently came out to celebrate the Associations’ 60th President, Carla Agostino at the President’s Gala. Carla was born and raised in the north end of Hamilton. She attended McMaster University where she earned a BA in Canadian politics and history, and furthered her education by obtaining a business degree from Brock University. Upon graduation, Carla began working at Union Gas with the builder group, where she moved to outside sales and advanced rapidly and with great success. Now, and for the last 23 years, Carla works with Reliance Home Comfort and thoroughly enjoys her job. She is also busy at home raising her two children, Alexander, 18 and Jacqueline, 16. Her work with the Hamilton-Halton Home Builders’ Association has been extensive. For the past 13 years, Carla has dedicated her time and energy to help make the Association what it is today. She has been active in countless committees and elected by members for five consecutive terms as a member of the board of directors. As president, Carla has had a very successful term. One of the greatest challenges she has overcome throughout the past year is working with local municipalities and the province to keep the cost of housing affordable. Carla has been fundamental in the filing of two Ontario Municipal Board (OMB) appeals regarding attempts to raise development charges in Hamilton and the Halton Region. Together with the association, she has made the presence of the HHHBA known in the industry and within local and provincial governments. Carla has helped ensure a bright future for the HHHBA and hopes for the association to continue growing in both strength and numbers. “Teamwork is key,” she says. “I don’t run the association by myself. It takes a lot of people and volunteers to overcome the challenges we face on a daily basis. If we continue to work together, I am confident the association will persevere and carry on making a positive difference in the home building industry.” As only the second woman to head the association in its 70-year history, Carla’s leadership will undoubtedly be an inspiration for years to come. The HHHBA and all its supporters are grateful to Carla for her efforts over the past 12 months and express gratitude for all of her time and energy.

But thoughtful packing of seasonal decorations and materials at the end of the holidays for the next year can keep the fun in what is, for some, a stressful time. In other words, it pays to plan, even 12 months ahead. Careful packing and organization prevents damage and breakage, and ensures you can find everything next year.
HERE ARE SOME TIPS TO KEEP IN MIND WHILE PACKING AWAY HOLIDAY DECORATIONS: Delicate items ›› Wrap breakables in tissue or packing paper, or use bubble wrap. Do not use newspaper – the print may wear off on ornaments. And instead of throwing away used paper or junk mail, run it through a paper shredder – it makes great packing filler. ›› Boxes with dividers are best to pack ornaments in. They come with adjustable inserts that form individual cells for delicate items. ›› Keep extra hangers, hooks and ornament parts in a labeled bag or box. Lights ›› To prevent tangles, wrap lights around empty gift-wrap paper tubes. ›› Leave the plug accessible by taping the ends of the light strands to the end of the tube. Next year, you can quickly test the lights before unwinding them. ›› Store coloured lights in a dark place to prevent fading – especially blue, green and purple.
Wrapping paper ›› Hanging garment bags provide good storage for wrapping-paper rolls. Use outside pockets for gift tags, cards and tissue paper. ›› To protect used rolls of paper, cut an empty wrapping paper tube from end to end and slide it over the roll. ›› Ribbons and bows can be saved and reused. Pack these loosely so they keep their shape. Some other considerations ›› Wrap holiday candles individually in cellophane and store in a cool place so they don’t melt together. ›› Pack an “open first” box. Place the decorations you use first in here with essentials such as extension cords. ›› Use a “wardrobe box” to hang and store seasonal clothing that you only wear twice a year like that special snowman sweater from your motherin-law or that flashing Christmas tie. This way you can find it, wear it, and store it away on a hanger easily. ›› Take special care if you are storing your items in a damp area. Don’t store boxes near sources of heat and moisture. ›› Label every box. The more detailed the description, the easier it will be to find things next year. ›› Take a digital photo of special-care items like snow globes or wreaths, print them off on regular paper and tape the photo to the outside of the box as an easy description of what’s inside.

What’s all the fuss about a
‘ market correction’? by peter kinch
Pick up any newspaper today and no one
could blame you if you got a little worried about the state of the economy or the fear of a pending market correction in Canadian real estate. What if Greece defaults? What about the “fiscal cliff” in the US? Are Canadians taking on too much debt? Have mortgage rules gone too far? Is there a housing bubble about to burst? What if there is a market correction? The real question is, do Canadian homeowners or prospective buyers need to be concerned? Every time there is talk about a market correction in Canadian real estate, the tone is quite negative. But let’s take a closer look at that situation: rather than argue about whether we may have a market correction, let’s analyze what it really means to Canadians if there is one. First-time homebuyers: If you’re a first-time homebuyer, you have likely felt the pinch of the rising cost of housing, and the new mortgage rules certainly haven’t helped any either. So a slight market correction would be welcome news for you; you can still get into homeownership with only five per cent down, but since your maximum amortization is now limited to only 25 years, a drop in pricing is exactly what you’ll need to be able to get into this market. Conclusion: A market correction is a good thing for you.

But let’s take a closer look at that: assume the value of the house you are selling drops by 10 per cent. Let’s also assume that you plan to buy another home (whether upsizing or downsizing). The key to remember in a downturn market is that the person selling their home to you is going through the exact same thing. In other words, if the value of your home dropped 10 per cent, so too did the value of the new home you are buying. Focus on what your bottom line “net” is, rather than what you thought or had hoped to sell your home for. Conclusion: in most cases, the net effect of a market correction is zero.
Current homeowner buying or selling – moving up or downsizing: It is very rare that someone buys something without selling something first, and vice versa. If you are a homeowner and you’re looking for the right time to sell

our home equity and net worth. Over the last decade, a significant amount of the net worth of Canadians has been tied up in their home equity, and this has provided the foundation for a lot of retirement plans – so there is obvious concern. But should there be? Again, let’s look at the facts. For the majority of Canadians, the plan is to stay in their current house for at least the next three to five years. So here’s a simple fact: equity is only gained or lost the day you sell. In other words, if the value of your house were to drop by 10 per cent tomorrow, you may feel anxiety over the drop in your net worth – but it would only be on paper unless you actually sold your house tomorrow. If you have no intention of selling soon and you can still afford your monthly payments, then all you need to do is sit and wait and go about your normal life until the market bounces back – which it has always done for the past 100 years. Conclusion: a market correction may very well have zero impact on you.

Multiply this figure by the amount you need to borrow. Divide by 1,000.

Take the total price of the home and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.

Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.)
If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream home. Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice and get pre-qualified.

IT’S EARLY-DECEMBER, THE HOLIDAY SEASON
approaches and we’re nearing the end of 2012. It’s a natural checkpoint to assess how Canada’s economy, industries, real estate market and other sectors have performed this year, and what may lie ahead in 2013. Various housing agencies, realty fi rms, major banks and other stakeholders continue to release reports, reviews and forecasts of the months passed and those about to unfold. Meanwhile, there’s interest rates and prices of consumer goods to monitor, some sectors face challenging conditions and there’s still some concern about overall Canadian and global economic performance. How to make sense of it all? Welcome to the first steps of becoming a homebuyer. Long before you visit your banker or start attending grand openings, model previews or open houses, experts say you should undertake a thorough self-education process that involves learning the basics of mortgages, reviewing your personal finances and researching your prospective home
market. It’s time well spent, for all of this due diligence will prepare you for one of the most important steps you’ll ever take, and will help you make the necessary decisions from an informed and confident point of view. Managing this process also includes keeping abreast of financial news, as well as any developments in your job security and credit-worthiness, and in the neighbourhood you’re considering buying in. Remember, when you buy a home, you don’t buy a national market. You don’t even buy a provincial, regional or even metropolitan one. You buy one property on one street in a particular area of a city or town. What happens in one neighbourhood may be completely different from what’s going on in another in the same city, or from one street to the next, and certainly from house to house. What’s challenging to one market might be a cause for growth in another. That’s why it’s important to not be overly concerned or excited by national trends and averages – be they positive or negative, disconcerting or glowing, about employment, home prices, housing starts or other important factors. Yes, pay attention to them all and file them as part of your research, but it’s more relevant to watch local developments that truly affect you and your market. Experts suggest you take a long-term view – five to seven years – of your home-buying decision.
