s city builders, BILD members have devoted countless time and resources to building quality, complete communities across the GTA for the past 93 years. Whether you are walking down the street in Toronto, cycling up the road in Vaughan or having brunch in a trendy new café in Mississauga, there is a very good chance that a member of our association has played a role in bringing that community to life. Our industry builds more than just homes. We build communities that include offices, malls, community centres, parks and more. Some of these communities are the product of collaboration by 10 NEW CONDO GUIDE NOV 22 - DEC 6, 2014

industry, government and consumers working together, which is why it’s so important that we all work together as partners in city building. One of the first examples that comes to mind is the revitalization of Regent Park by The Daniels Corporation. In 2006, the first shovel hit the ground and began bringing new life into the aging neighbourhood with a unique, new approach in partnership with Toronto Community Housing Corp. With more than 10 years still left until all the work is done, you can already see just how much the neighbourhood has changed. Another great example can be found in the 35 acres of Toronto’s West Don Lands that will soon be home to 10,000 athletes from 41 countries at the 2015 Pan Am/Parapan Am Games. The Canary District will start off as the Athletes Village before being converted into a sustainable, mixed-use, master-planned community in 2016. By then, approximately 2,000 people will live in the transformed village, which will feature residential and retail components, as well as a student residence for nearby George Brown College and the Cooper Koo Family YMCA. Venture just north of the city and you’ll find yourself at World on Yonge in Markham. Created by Liberty Development, this complete community features office towers, condominiums, a hotel and retail space with a 40,000-sq.-ft. grocery store. There’s even two acres of public parkland on site. Out of its total 1.6 million sq. ft., approximately 500,000 of that is nonresidential, hosting more than 1,000 people and jobs per hectare. None of these projects would be built today if it were not for the industry working together with its government partners. This is why it’s so important to use our voices when we have the chance, as in the recent election on Oct. 27, to choose the candidate we feel has a vision for city building. Let’s work together to build a greater GTA.

Regent Park. As part of the community’s ongoing rejuvenation, Lorraine Segato, Regent Park’s Artist-In-Residence, is launching The Legacy Salon Series: Spirited Conversations with Cultural Guardians, sponsored by The Daniels Corporation. The series, conducted in a traditional salon style, will feature dialogues with some of Canada’s leading artistic and cultural icons, including singers Molly Johnson and Jackie Richardson, before a live audience. All upcoming speakers are noted for their engagement in communities, issues and philanthropic associations, which feed and fuel their work. Interviews will be underscored by thought-provoking questions that allow these prominent Canadians to reflect on their challenges, triumphs and experiences, and how these helped shape their personal and professional journeys. Audience members will be invited to ask questions at the end of these candid conversations. The purpose of the questions is to inspire and invoke the art of conversation. Sun., Nov. 23 at the Paintbox Bistro in Regent Park is the first event that sees Segato in conversation with Garvia Bailey, the new host of the JAZZ.FM91 morning show. Bailey, a veteran CBC journalist and producer, has a depth of experience and wisdom to impart in the reflection of her storied career. Her significant contribution in heralding and upholding Toronto’s ever-changing multi-flavoured cultural and social landscape is notable. “The Legacy Salon series promises to be a dynamic forum for highlighting the exciting and untold stories of prominent members of Canada’s cultural community,” says singer and social justice activist Segato, co-founder and lead singer of iconic polyrhythmic ’80s pop band, The Parachute Club. “I believe that these conversations are a passionate way to dig deep and engage the cultural spirit of Toronto and the Regent Park community. “I thought Garvia Bailey would be a great person to inaugurate into the salon because she’s seen and been a part of so many cultural events in her years as a broadcaster and journalist. I thought it would be fun to turn the tables and have the interviewer being interviewed by the artist.” Segato is currently serving a two-year term as Regent Park’s first honorary Artist-In-Residence. Part of her mandate involves finding new ways to enrich, celebrate and draw attention to the developing area, while

curating cultural activities and events that further the envisioning of an international-caliber artist residency program. The program, one of the most innovative of its kind in Canada, is designed to foster artistic expression across the city and was developed as part of the community’s new cultural program. here’s a big trend in home design, and it’s small – very small. Micro condos have long been popular in densely populated urban hotspots like New York, London and Tokyo, but the tiny abodes are just starting to break ground in Toronto – literally. Condos measuring 500 sq. ft. and less have become a growing trend since the introduction of the Harmonized Sales Tax in 2010, in an effort by condo developers to keep the price tag under the $450,000 threshold, la Fleur says. Also contributing to the rising popularity of compact condos, developers (who are typically required to pre-sell 70 per cent of their units in order to qualify for financing on the project), are keeping suites small and prices low to attract investors and get the shovels in the ground that much faster. But new trends bring new fears. For condo buyers considering a micro condo, “Some lenders have minimum size requirements on condos they will finance,” says la Fleur. “Most likely their reasoning is because there are very few units under 400 sq. ft. that are actually in existence today, so they have no comparables to see what the units are worth on the resale market, and therefore they see them as risky.” You can expect that to change dramatically in the coming year, as la Fleur references the 2,800 new “micro” units measuring less than 500 sq. ft. that are coming on-stream just in the next 12 months alone. “Banks will have to change with the times, or they will lose huge market share to their competitors.” According to la Fleur, who is not only in the business of selling condos to investors, but also owns four small studios as investments, these tiny abodes in good downtown locations are one of the safest investments you can make. Why? » They are the easiest to rent out; » they provide the best cash flow; » they have the best price-to-rent ratio; and » they have the lowest vacancy rate. The long and short of it? “Don’t believe the hype,” la Fleur says. “Studios are amazing investments and anyone who tells you they are not is most likely speaking from a ‘suburban bias.’”

Census Metropolitan Area (CMA) trended lower at 27,895 units in October compared to 29,713 in September according to Canada Mortgage and Housing Corp. (CMHC). The trend is a six month moving average of the monthly seasonally adjusted annual rates (SAAR) of housing starts. “A stable economy continues to support housing demand, as evidenced by the fact that the number of lowrise starts has remained steady. Despite monthly variations, apartment starts increased in October following unusually low activity in September. However, the longer term trend points to a decline in highrise starts,” says Dana Senagama, CMHC’s Toronto senior market analyst. “Fewer preconstruction condominium apartment sales between mid-2012 and mid-2013 continue to translate to lower starts during the second half of 2014.” CMHC uses the trend measure as a complement to the monthly SAAR of housing starts to account for considerable swings in monthly estimates and obtain a more complete picture of the state of the housing market. In some situations, analysing only SAAR data can be misleading in some markets, as they are largely driven by the multiples segment of the markets which can be quite variable from one month to the next. The stand alone monthly SAAR was 25,611 units in October, up from 15,081 units in September. The increase was attributed to both lowrise and highrise starts. TITLE INSURANCE: WHAT AND WHY?

Every lawyer has an obligation to make you aware of your title insurance options, so you can choose which way you want to go

itle insurance is supposed to provide comprehensive insurance coverage for certain title-related risks associated with home buying such as zoning issues, claims of mental incapacity, lack of up-to-date survey and the legal services provided by your lawyer (such as title certification). It insures against such defects in title, which may occur from conflicting ownership claims, liens, undischarged mortgages, consents and the like. It will cover compliance and access issues such as work orders, permit violations, fences, boundaries, tenancies and rights of way. It is supposed to be in force so long as the purchaser or his heirs own the property. Title insurance will outlive the certification of your lawyer, whose insurance stops if he or she dies or ceases to practice law. Okay, what if something is wrong and a prospective purchaser will not accept a new title insurance policy at no cost? The insurer will pay out in accordance with the policy, or will, if possible, repair the defect. Title insurance protects from vendors that won’t re-adjust or misrepresent things such as the real estate taxes paid. In addition, lawyers’ insurance is time of incident related, which means in simple English that if your lawyer is dead, retired or stops practice and you make a claim after that, you are not covered. Title insurance saves you money. Disbursements – money paid to third parties for items such as building compliance letters, subdivision compliance letters and deed registration – are lower. We estimate $200 to $300 on a deal after the cost of the policy. Almost all of Ontario is now on an electronic registry system. Title insurance has become the norm and many of the transactions are done by computer communications. Make sure the lawyer you select has taken the title insurance courses, has gone to the seminars on Terranet, the electronic registry system, and can properly advise you. The Law Society passed a rule that every lawyer on a residential real estate deal must advise the client of title insurance, the different companies offering it, and how it works. Remember, a lawyer survives by repeat business and referrals, and a lawyer’s mandate from the Law Society is that the client’s best interests must come first. We have all read and heard about mortgage and title fraud, where unscrupulous people put fake mortgages on properties or sell houses they do not own. Title insurance indemnifies you against these occurrences. To summarize, title insurance does four things better than lawyers’ insurance through Law Pro (the Law Society’s insurance arm): » gives better coverage as to the quality of your ownership than a lawyer’s insurance; » lasts forever when lawyers don’t; » saves $300 to $400 in disbursements; » protects from mortgage and title fraud. Every lawyer has an obligation to make you aware of your title insurance options, so you can choose which way you want to go. Think through your options carefully and choose wisely.

want to warn you that condominium pricing is almost certainly going to go up next year. I know this is not the warning you are used to reading about in regards to the Canadian housing market, or the Toronto condominium market, but all signs are pointing to a prosperous 2015 for the GTA highrise industry.

I recently attended the Economic and Housing Outlook Conference organized by the Building Industry and Land Development Association, and both of the guest speakers, BMO’s chief economist Douglas Porter and CMHC’s senior analyst Dana Senagama, had a lot of positive things to say about the local, national and international housing markets. Porter mentioned that the average resale house price in Canada and the United States ran in parallel for some time, but have diverged greatly since 2008. Many housing bears use this chart to conclude that Canadian average house prices will come down because these prices have moved away from average American house prices. Porter doesn’t agree, but rather he expects a 10-year bull run for housing south of the border, and he predicts American house prices will grow faster than Canadian house prices (moving the two back into a parallel situation). To summarize, Canadian house prices are not going to fall, but perhaps just rise at a slower pace compared to our southern neighbours.

Senagama pointed out that the average first-time homebuyer in Toronto is now 37 years old! My advice is get in when you can, but only if you can truly afford it and can see yourself living in the condominium for at least five years. Think more about the quality of the neighbourhood you’re buying into than the size of the suite you’re looking at. It will make your search more enjoyable, and based on my research, more profitable in the long run. After a slowdown in new housing activity in 2013, Canada Mortgage and Housing Corp. pointed out that sales for new single-detached houses, semi-detached homes, townhouses and condominium apartments have all increased in 2014 over 2013. With this resurgence in demand, there is no doubt there will be pressure on developers to increase prices in the final days of 2014 and into 2015 – especially in the most desirable neighbourhoods. Prices are almost certainly going up, and this is a warning about the Toronto condominium market that you should actually pay attention to.

idding wars are a hot topic in Toronto right now, with homes being priced extremely low so potential buyers will come in with high offers. The Toronto real estate market gets a bad rap for bidding wars, but we know it’s not the only city in the country to experience them. After conducting dozens of interviews with real estate agents across the country last year, we found out one Canada-wide truth: if supply is low, demand is high – and many buyers are willing to make offers above and beyond what sellers are asking. Before you make an offer on any home, you should be armed with a mortgage pre-approval. This is the maximum amount of money a lender is willing to give you toward the purchase of a home. When lenders

say “maximum,” they mean it. The first reason not to overbid on a home is because you don’t want to go over your budget, or stretch yourself so thin that you’re house poor. But the other reason not to overbid is because your lender’s home appraiser may determine the property isn’t worth what you’ve offered. This leaves you in a tricky financial position. “Let’s say you offered $400,000 for a home, your offer was accepted and you have $40,000 to put down. If the bank’s appraiser believes it’s worth only $375,000, the bank will only give you a mortgage equal to their appraised value minus your down payment. In this case, that’s $335,000 ($375,000 subtract $40,000),” explains James Laird of CanWise Financial. “If you still wanted to purchase the home, you would need to come up with the extra cash to make up the shortfall. In this example, that’s $65,000 ($400,000 subtract $335,000).” If you can’t borrow money from family or another outside party, you may be forced to walk away from the deal (and risk losing your deposit, in the process). Not having the resources in this situation is what is often referred to as “appraisal risk,” and it’s obviously something you want to avoid. How is that possible? First, don’t overpay – which is something an experienced real estate agent who knows your market should be able to stop you from doing. Second, saving a larger down payment can help reduce your risk, because it allows you to put less money down and use the extra to make up any shortfall.

WHAT SIDE OF TORONTO RULES – EAST OR WEST?

Urban Capital, the developer behind River City, hosted a panel discussion on Nov. 12 in an attempt to settle the debate once and for all. The event was marketed as “an intelligent discussion on a not so important topic.” However, despite the seemingly unimportant nature of this topic, the east versus west debate has thrived through the years, causing intense deliberation among Torontonians who are passionate about their neighbourhood. Urban Capital enlisted four notable residents, broken out into ‘the east team’ and ‘the west team,’ to battle it out and defend why their side of Toronto rules over the other. Representing the east side was Jennifer Valentyne from Breakfast Television and Michael Hollett from NOW Magazine and NXNE. Representing the west side was Roz Weston from ET Canada and The Roz+Mocha Show on KISS FM, and Jeffrey Remedios from Arts and Crafts. Using Yonge Street as the dividing line, both sides of Toronto have their fair share of great neighbourhoods. The east side is home to renowned areas like The Beach, St. Lawrence Market, Leslieville and Corktown – where River City will reside. The west side, on the other hand, boasts neighbourhoods such as Parkdale, Roncesvalles and Liberty Village. So, what did the panelists claim to have on their side of town that their opponents lacked? Hollett claimed, “The livability of the east end is paramount. It’s a great place to live. It has all the excitement of the big city, but you feel like you’re in small communities. The schools are great, it’s easier to get around than some other parts of the city and the greenness is spectacular – [we have] parks as well as the Don Valley.” Defending the west end, Remedios explained, “The reason I fell in love with the west is because it’s this utopian, culturally vibrant community in spite of itself. 42 NEW CONDO GUIDE NOV 22 - DEC 6, 2014

The neighbourhoods blend into each other, they gentrify, but then they don’t gentrify because the local population holds on to what is so special and unique to these communities.” Another topic explored was investment opportunities and affordability. Valentyne explained that with all the development in the east end, those buying in the area are “getting more bang for [their] buck. [They’re] getting in now.” To this point, Weston chimed in that “the investment opportunities in the west end were ripe in the ’90s. You could get a place for $200,000 that had three bedrooms. If you held on to it, your investment paid off. And that’s where the east/west divide is a little bit blurred and people [then ask themselves] ‘where can I get my best foot in the door?’… This is where your emotional reaction to east and west starts to fade a little bit because then it becomes about opportunity… It’s about buying something you can afford and hopefully having your investment pay off.” After all the back and forth, the verbal jabs and witty comebacks, it’s apparent why a once-and-for-all answer to this question – east versus west – has never surfaced over the years. And that’s because both sides equally rock.

make a 21-per-cent down payment on the purchase of their new home; since the 1990s, about 40 per cent of this has come from personal savings, suggesting Canadians wait to be financially stable before purchasing. But recently, as home prices have risen, 17 per cent of the down payment has come from family gifts or loans, a higher number than in previous years. These are just some of the facts found in the Annual State of the Residential Mortgage Market in Canada, the latest consumer survey report released recently by the Canadian Association of Accredited Mortgage Professionals (CAAMP). The report probes into how Canadians are managing their mortgage debt. In this low interestrate environment, they continue to aggressively pay down their mortgages even though most renewing their mortgages are going to find interest rates unchanged or lower than their current rates.

Questions related to why people do not own a home produced interesting results: the majority of people age 18 to 34 indicated they were waiting for prices to fall and savings to increase. At the other end of the age spectrum, more than two-thirds of those over age 55 said they were renting because it was a better option for them. Survey says…

› 425,000 live in homes that they purchased during 2014. The average price was just over $400,000, for a total value of $173 billion. › 125,000 Canadian homeowners fully repaid their mortgages during 2014. A further 50,000 to 75,000 expect to fully repay their mortgage before the end of 2014. In combination, about 190,000 mortgages will have been fully repaid this year. › 900,000 current mortgage holders made lump-sum payments in 2014 totaling $16 billion. › Among the 190,000 to 200,000 Canadians who have repaid (or are expected to repay) their mortgages during 2014, lump-sum payments total about $5 billion. › 900,000 mortgage holders voluntarily increased their regular payments in 2014, by amounts that equate to more than $3 billion per year. › The average mortgage interest rate is 3.24 per cent, identical to the rate found in the spring survey and down from the average 3.5 per cent found in the fall 2013 survey. › Canadian home equity amounts to 74 per cent of the value of their homes; more than 85 per cent have 25 per cent or higher. › 11 per cent of homeowners used their home equity for debt consolidation and repayment, renovations, investments, purchases, including education, and “other.” “Overall, the CAAMP fall report paints a picture of homeowners, whether just starting out on their ownership journey or long-time mortgage holders, as remarkably confident,” says Jim Murphy, accredited mortgage professional, and president and CEO of CAAMP. “They wait until they are financially stable before buying, and they take advantage of low interest rates to aggressively reduce their mortgage debt. elax, Canada, not only is the real estate market not going to experience a U.S.-style crash, as some pundits continue to predict, but there isn’t even going to be any significant interest rate hike in 2015. This, according to Douglas Porter, chief economist of BMO Financial Group. He suggests the Bank of Canada may, at best, raise its influential overnight target rate by a quarter-point. BoC has held the rate at one per cent for four years. BMO itself, in its Home Buying Report released in late October, inadvertently stoked the flames of concern. The report indicates the majority of Canadians currently in the market for a home would be forced to change their buying plans in the event of a two percentage point rise in interest rates. Thirty per cent would be forced to reduce their price range and settle for a less expensive home, while another 13 per cent would be priced out of the market. And this, at a time when prices in the three hottest cities – Calgary, Toronto and Vancouver – are rising faster than family income, further straining affordability.

A two-point interest rate hike is highly unlikely, however. “The chances of a two percentage point rise in rates in any year these days is remote, and I would peg it as extremely unlikely in 2015,” Porter told New Condo Guide. “We do believe that at long last rates will begin to creep higher next year, but we are only looking for a quarter-point hike by the Bank of Canada.” Continued rapid price gains in Calgary, Toronto and Vancouver will increase those cities’ vulnerability to a shock – whether economic, interest rate or otherwise, BMO says in the report. Porter suggests there may be some price cooling in these markets next year, particularly in Calgary and other cities with ties to the oil and gas industry, since oil prices have fallen notably in recent months. “We would also look for somewhat slower price gains in Toronto and Vancouver, but both of those markets have proven to be amazingly resilient – largely thanks to relentless population inflows to both,” Porter says. “I’m not sure that any other large city could step into the void at the top, and we expect a notably milder national price increase next year.” But if Canadian real estate has demonstrated anything lately, it is its ability to surprise. “The dominant story in recent years has been the consistent surprises to the high side by the Canadian housing market.”

The past several years have made many Torontonians richer from investing in and “flipping” newly constructed homes and condos. (When you sell your condo before you close, it’s referred to as “assignment.”) If this trend will continue is anyone’s guess. Torontonians continue to thirst for new condos from evidence of all the new condo complexes in the making. Most condo prices start in the lower $300,000 range for first-time buyers, but there is plenty of product for the luxury market as well. Even foreign buyers are getting in on the action. An assignment of Purchase and Sale Agreement that’s greater than the original purchase price will carry income tax consequences. For tax purposes, a sale price greater than your cost will attract capital gains tax. Fifty per cent is taxable at your personal marginal tax rate. Additionally, investors should be cognizant of tax, builder and Tarion issues related to assignment: ›› Many builders do not allow an assignment prior to you taking possession. Some builders may allow for it, provided they give written permission with a fee. Others may waive the fee. Check with your builder before assigning. ›› Builders may not be obligated to close with a new purchaser and therefore you could incur additional costs such as land transfer tax and additional legal fees. Again, it is important to have some correspondence with the builder to be clear on what their policy is on this type of transaction. ›› Purchasers who use a new home as their principal residence may assign the tax rebate to builder, who in turn claims it. Investors cannot assign the new homebuyer’s tax rebate to the builder and therefore may have to fork over additional tax at closing. However, investors can claim a rental tax rebate, provided they satisfy the requirements for such. Consult an accountant and a real estate lawyer who can best advise you on your specific situation.

Describe the design of this home in three words. Bohemian, colourful, fashiony. How did you balance your client’s dreams with your vision for the space? In this case, it was easy because our visions truly intersected. He’s a musician, she’s in the fashion industry and they both have a lot of personal style. They have a young family but they didn’t want to sacrifice luxury for practicality (music to any designer’s ears!). They were willing – eager, actually – to take risks. Bringing in something with some history is the best way to inject a room with personality What design element is key to every space? I use vintage pieces in every project. Bringing in something with some history is the best way to inject a room with personality and to keep it from looking too new and static. What was your greatest challenge on this project? The biggest challenge was probably the living room furniture plan. It was a big room, and I knew the clients wanted to use it for entertaining but also for smaller groups, so it was important to make it feel intimate and inclusive. I noticed that almost every tearsheet the clients responded to featured a double sofa layout, and as soon as we tried that, the rest of the room came together easily. What detail do you love most about this project? The mix of elements in the nursery, from the blushcoloured ikat fabric we used on the daybed, to the Moroccan-style inlaid dresser, to the patchwork rug and the gallery of children’s art on the crib wall. You’ve mixed different patterns together in this space for a beautiful, eclectic look. What’s the secret to your success? Mixing patterns is really effective if you follow a couple of guidelines: pay close attention to scale, and keep a close eye on palette. It’s important to use a mix of sizes, from small, repetitive prints to medium-scale and on to larger, bolder ones. If you work within a rather narrow palette, the mix never looks too crazy. What is one item homeowners should splurge on for their home? I always tell clients to buy the best bedding they can afford. There’s nothing like crawling into wonderfully soft sheets at the end of a long day. So many homeowners are afraid of using colour. What top tips do you have for decorating with colour? My advice is to not be too literal with colour: just because you love a bold colour doesn’t mean you have to paint it on your walls! Instead, try starting with a creamy white wall, and introduce colour on upholstered furniture pieces or accessories. And, this is important: always use at least one neutral. It will ground your palette, no matter how bright. 62

CITYZEN’S SAM CRIGNANO

FOR THE PAST 13 YEARS, SAM CRIGNANO,

the president and founder of Cityzen Development Group, has been transforming the architectural landscape of the GTA by doing what some would think impossible – exercising creativity and architectural freedom. Since founding and overseeing Cityzen and Dominus Construction, Crignano has accomplished a long list of innovative and iconic buildings, each with its own architectural calling card: Absolute World, L Tower, Backstage, Pier 27, Garrison Point and the up-and-coming Selby. These statement-making buildings stem from a desire to bring something different to Toronto’s landscape. Cityzen has worked with international architectural talent like Yansong Ma of 66 NEW CONDO GUIDE NOV 22 - DEC 6, 2014

Beijing-based MAD Architects (designer of Absolute World), Daniel Liebskind (L Tower) and most recently, Thomas Kerwin of bKL Architecture for The Selby, which Crignano describes as strikingly different from anything else in the marketplace. “We’re often influenced by the environment around us,” says Crignano. “In order to break out of a mold we need to bring in someone with a clear mind who’s not influenced by what’s already here.” When Cityzen partnered with Fernbrook Homes and Castlepoint on the L Tower, a deciding factor was the involvement of international architect Daniel Liebskind and the developers’ shared belief in chasing great design. The landmark building represents a sail among all of the skyscrapers at Yonge and Front Streets. The L Tower’s articulating north facade required the creation of a number of different layouts. “In all our buildings, you could build a point tower that’s 8,000 to 9,000 sq. ft. that yields 10 units per floor. So basically, 10 different floor plans in all,” says Crignano. “I don’t think I’ve ever built a building in my life that only had 10 different floor plans. From day one we’ve always played with different unit types and layouts and designs.” So, why do it if it’s so challenging? “Some of it is pride,” admits Crignano. “In the end, when purchasers move in to a building like the L Tower or The Selby – something that’s distinct and recognizable in the cityscape – it creates a sense of pride in the homeowner that they can say they live in that building. It inspires me and also creates pride for me as a developer.” One of Crignano’s most challenging developments was the thought-provoking Absolute World in Mississauga, known as the ‘Marilyn Monroe buildings’ for their curvaceous shape. When Crignano decided to hold an international design competition for the two remaining sites on the Hurontario property, the competition saw 600 registrants and 92 submissions. The winning submission from Yansong Ma was not only tall – 50 storeys and 56 storeys each – but a twisting, undulating shape where no two floors were exactly the same. “I would scratch my head wondering, ‘what have we done,’” says Crignano with a laugh. “But we saw it from the very beginning.” Not only was it a challenge to build, but Ma was a relatively new architect. “I defended that design and Yansong all the way through the


process,” says Crignano. “I wanted to make sure that it was authentic, and that he stayed involved in the process, and that nothing got changed without his blessing.” Investment in young, upcoming creative design talent is something that Crignano puts his time and energy into. This year’s inaugural NXT City Prize saw Crignano as a judge and lead sponsor of the competition that invites young people under 30 to submit creative and innovative ideas to improve public spaces across the city. “It’s not often that you get exposure to ideas and creativity at the grassroots level,” says Crignano. “To be involved in a creative process at its infancy really opens my mind.” Architectural freedom and creativity is by no means an easy philosophy to put into action. “There’s always a struggle in terms of approval processes at the City level,” says Crignano. “But we work with the present system in place. We do our best to deal with it at the local level. We get involved in the process early; we connect and speak with local councillors and people in the neighbourhood.” ‘Neighbourhood’ is not a word that Crignano uses lightly. When searching for a building site, he likens the process to exploring a new frontier that no one has seen – or considered – before. He looks for up-and-coming areas with potential. One of Cityzen’s most recent developments where neighbourhood was a strong factor is The Selby, on Sherbourne just south of Bloor Street East. “This area is going through a renaissance and when I saw that approaching, I knew the time was right. The infrastructure is all there and has all the ingredients for a great development. You’re on the subway line and close to all the amenities you could ever need.” Despite his success there are other frontiers that Crignano would like to explore. One is the creation of multi-use developments combining residential with large retail and commercial components. He also wants to create vertical neighbourhoods where families can thrive just as easily as in the suburbs. “We’re challenged with the idea of raising families in highrise buildings and I want to do more in terms of making that a reality.” Crignano feels that he still hasn’t achieved his greatest accomplishment – yet. “I’m still striving for it. I’ve done some fantastic things, but I think there’s still a lot ahead of me and I look forward to it.”

he holidays are just around the corner and only the most savvy of us have everything under control. That’s one of the problems with our very busy lives… there’s just no time. But if you want to have a happy holiday that doesn’t leave you holding your aching head when the bills roll in come January, you have to start planning early. The longer you wait, the more you’re prone to give in to stress, make impulse purchases, blow your budget or even buy a lame gift. Look at your holiday spending as you would any other big-ticket item. While you’re splitting the cost among a variety of expenses, the bottom line is still the same – you’re spending a lot of money in a short period of time. In the best of all worlds, you would have started saving for your holiday spending in January. Yes, you would have made it a budget item and set aside $10, $50, $150 a month so when the season rolled ‘round, you’d be ready. After all, it’s way easier to set aside $100 a month than to come up with $1,200 all at once. This is how I do it, and come August I start keeping my eyes open for “deals” on things I know my friends and family will love. IF YOU CAN’T DO THAT, START HERE, WITH THIS “HOLIDAY SPENDING PLAN”:

›› Write down the amount you want to spend in each category of holiday expenses. Gifts are only the beginning – don’t forget to account for travel costs, postage and shipping, decorating, greeting cards, entertainment and photos. ›› List the people you plan to shop for under the gift category, then divide up your budget accordingly. Limit your budget to what you can afford right now and avoid a financial hangover in the new year.
If you spend $500 on a credit card at 18 per cent interest, and pay the minimum each month, it will take you seven years – and cost $365 in interest – to pay it off. Consider setting a dollar limit on gifts or drawing names among extended family, roommates or co-workers.
 ›› Jot down any gift ideas that you might have for the people on your list. Comparison-shop online before heading to the store. (Don’t forget to include shipping costs in your calculations if you decide to buy online.)

How to make a hot sale

IN A COOL MARKET placing your home on the market in the winter months, try taking exterior photos of your home with green grass and fall leaves still on the trees. Your home under bright sunny skies and lively fall colours can be a nice alternative perspective for your listing. Take another set of exterior photos as you get closer to listing day, especially on a sunny day after a snow fall. Sculpt the exterior grounds for a tidy appearance and avoid brown grass and stripped trees against a drab sky. Provide the listing agent with both sets of photos and ask them to post them to MLS or their private site. Earlier and longer open houses: The sun sets earlier in the winter, so choose a noon to 3 p.m. open house. Weather is erratic in the winter, so consider an open house on both Saturday and Sunday, in case one of the days sees bad road conditions. Do not be present during showings of the home. You want the buyers to see themselves in your home, and not to picture you there. Winter-friendly locations: Play up the positives. Certain types of properties are best for winter living. You may actually have an easier time selling those homes during winter than in warmer seasons. Emphasize the winter-friendly aspects. Display snowshoes, skis and snowmobiles, in and around your home. Sheds that store additional winter gear should be staged. Mud rooms should be equipped for handling snow-covered boots and coats. Make available maps to local attractions and trails for buyers to review.

Winter selling presents its own set of challenges, but also has its many advantages. There are typically less homes listed, so your buyer may have an easier time zeroing in on the home they really want – yours! Make that search an easy one for them. Many homes sell in the winter. Just make sure you execute as many ideas as you can to make your home stand out online and in person.

hen you hire a moving company, it is important to understand what services the firm can and can’t do. Here are 10 common issues that most movers won’t do and/or are forbidden to do by law:

› Move hazardous materials, containers of fuel and gas-powered items that are not emptied of fuel.

In our experience, most customers move plants themselves. › Move animals. This takes special care, and movers are not willing to take responsibility for pets during a move. It makes sense that small valuables such as jewelry, stocks, bonds and cash are items you want to transport yourself. › Stop the clock because there is a change on your end. We get paid from the time we leave our facility until the time we return. If you change the parameters of your contract or something unexpected happens on your end to cause a delay, the move continues on as planned but will likely extend longer than indicated in the estimate. › Move items larger than we have the ability to do. When we see items that are too big and bulky for us to handle, we will let you know. Upright pianos, for example, are incredibly heavy and usually require heavy-duty dollies and a truck with a lift gate. We can definitely help you with any size of piano. Massive walls can also present challenges. We can help you find the right firm to move any specialty items, if required. › Provide insurance coverage for items of extraordinary value. Ontario’s Conditions of Carriage requires movers to insure items at least $0.60 per pound. If our coverage does not include antiques or works of art, we can arrange it through our insurer as long as these things are itemized up-front. Your homeowner insurance policy may also have a rider for goods in transit. › Rearrange your furniture. Sometimes people ask us to rearrange their furniture at their destination, which adds to the time estimated for your move. We are happy to provide you with this service, at a cost. › Install major appliances. We are neither plumbers nor electricians. If you require installation of your major appliances, arrange to have those professionals help you during your moving week. › Load pre-packed boxes and items into a U-Haul or storage pod. We do not do “load only moves.” If someone else is driving the vehicle and the goods are not under our control, we can’t take responsibility for the condition of the goods at their final destination. All of the above help ensure that your possessions arrive at the other end of the move in one piece, with the safety of you, your family and the movers in mind. That’s our job!

I recently had the pleasure of designing my own relaxing Miami retreat! With the mercury quickly going south in Canada, you can reap the rewards of some South Beach style with a perfect tone-on-tone interior. Here are some ideas for a total overhaul or a quick refreshing update.


1/ PICTURE PERFECT PALETTE

Sometimes the best colour scheme is no colour at all! To capture the South Beach spirit and keep this space feeling open and fresh, I used a white-on-white palette based around Benjamin Moore’s #OC-65 Chantilly Lace, and then added pops of other neutrals for variety.

CANADIAN HOME SALES edge higher in October ACCORDING TO STATISTICS RELEASED RECENTLY BY

the Canadian Real Estate Association (CREA), national home sales activity edged higher on a month-overmonth basis in October 2014. The number of home sales processed through the MLS® Systems of Canadian real estate Boards and Associations edged up 0.7 per cent in October 2014 compared to September. This marks the sixth consecutive month of stronger resale housing activity compared to a quiet start to the year, and the strongest activity for the month of October since 2009. “Low interest rates continued to support sales in some of Canada’s more active and expensive urban housing markets and factored into the monthly increase for national sales,” says CREA president Beth Crosbie. “Even so, sales did not increase in many local markets in Canada, which shows that national and local housing market trends can be very different. All real estate is local and your realtor is your best source for information about how the housing market is shaping up where you currently live or might like to in the future.”

“While the strength of national sales activity is far from being a Canada-wide phenomenon, it extends beyond Vancouver, Calgary and Toronto,” says Gregory Klump, CREA’s chief economist. “Sales in a number of B.C. markets have started to recover from weaker demand over the past couple of years. They have also been improving across much of Alberta, where interprovincial migration and international immigration are reaching new heights.” Actual (not seasonally adjusted) activity in October stood seven per cent above levels reported in the same month last year. October sales were up from year-ago levels in about 70 per cent of all local markets, led by Greater Vancouver and the Fraser Valley, Victoria, Calgary, and Greater Toronto. Combined sales in these five markets account for almost 40 per cent of national sales activity, and nearly 60 per cent of the yearover-year increase in national sales this month. Actual (not seasonally adjusted) sales activity for the year-to-date in October was 5.2 per cent above levels in the first 10 months of 2013 and slightly above (+2.5 per cent) the 10-year average for the same period. The number of newly listed homes rose 0.8 per cent in October compared to September. While new supply was down in just over half of all local markets, outsized gains in Greater Vancouver, Calgary, Edmonton, and Greater Toronto boosted the national figure. October. With sales and new listings having once again moved in tandem, the sales-to-new-listings ratio held steady for the third consecutive month. A sales-to-new-listings ratio between 40 and 60 per cent is usually consistent with a balanced housing market, with readings above and below this range indicating sellers’ and buyers’ markets respectively. The ratio was within this range in just over half of all local markets in October. About 70 per cent of the remaining markets posted ratios above this range, almost all of which are located in British Columbia, Alberta and Southern Ontario. The number of months of inventory is another important measure of the balance between housing supply and demand. It represents the number of months it would take to completely liquidate current inventories at the current rate of sales activity. There were 5.8 months of inventory nationally at the end of October 2014. It has held to a narrow range between 5.8 and six months since May of this year. As with the sales-to-new-listings ratio, the number of months of inventory remains well within balanced market territory while pointing to a national market that has become tighter since the beginning of the year, when sales got off to a slow start. The Aggregate Composite MLS HPI rose by 5.51 per cent on a yearover-year basis in October. Price gains have held steady between five and five-and-a-half per cent since the beginning of the year. Year-over-year price growth accelerated for two-storey single-family homes, townhouse/row units, and apartment units in October. By contrast, price momentum slowed further for one-storey single-family homes. Two-storey single-family homes continue to post the biggest yearover-year price gains (+6.94 per cent), followed closely by townhouse/row units (+5.83 per cent) and one-storey single-family homes (+4.75 per cent). Price growth for apartment units remains comparatively more modest (+3.51 per cent). Price growth varied among housing markets tracked by the index. As in recent months, Calgary (+9.47 per cent), Greater Toronto (+8.30 per cent), and Greater Vancouver (+6.03 per cent) continued to post the biggest gains. 96 NEW CONDO GUIDE NOV 22 - DEC 6, 2014

Prices were up between one and 2.5 per cent on a year-over-year basis in the Fraser Valley, Victoria and Vancouver Island, flat in Saskatoon, Ottawa, Greater Montreal and Greater Moncton, and down 3.4 per cent in Regina. The MLS Home Price Index (MLS HPI) provides a better gauge of price trends than is possible using averages because it is not affected by changes in the mix of sales activity the way that average price is. The actual (not seasonally adjusted) national average price for homes sold in October 2014 was $419,699, up 7.1 per cent from the same month last year. The national average price continues to be pulled upward by sales activity in Greater Vancouver and Greater Toronto, which are among Canada’s most active and expensive housing markets. Excluding these two markets from the calculation, the average price is a relatively more modest $330,596 and the year-over-year increase shrinks to 5.4 per cent. I

had a great question from a new client over this past weekend. I was explaining how some new condo projects are priced below current available resale condos and my client asked me: Why would a Toronto condo developer sell a preconstruction condo for less than current market (resale) value? I’ll answer that question, but first, a little background. You see, when it comes to condo investing I have two cardinal rules that I always tell my clients to follow. If you follow these two rules you will always do well in condo investing: Cardinal Condo Investing Rule #1: ALWAYS BUY A PRE-CONSTRUCTION CONDO BELOW MARKET VALUES.

If you buy a condo that will not be completed for three to five years which is priced below what comparable finished condos are

If you buy an investment condo that is cash-flow positive (potential monthly income is greater than potential monthly expenses with 20 per cent down payment) then you will always earn positive income on the property regardless of what happens to the price (up or down) of that property. Generally speaking, if you follow rule #1, then rule #2 takes care of itself because a condo priced below current market value is cash-flow positive 90 per cent of the time.


There may be a number of reasons why a condo developer in Toronto would take this approach to pricing, but I need to emphasize that this type of pricing is not a given when it comes to preconstruction condos

3 reasons why Toronto condo developers would sell a pre-construction condo for less than current market value: There may be a number of reasons why a condo developer in Toronto would take this approach to pricing, but I need to emphasize that this type of pricing is not a given when it comes to pre-construction condos. In fact, I would say that most new condo projects out there are priced higher than comparable resales. This was certainly true for the better part of 2010 through 2012 during the last condo boom. Now the market has shifted back in favour of buyers as the number of new condo sales are down significantly over the last 18 months. Here are three reasons why some developers are pricing their buildings this way now:

Today there are no guarantees. Buyers are more cautious. Over the last 18 months prices have been more or less flat.

1 | To keep condo investors happy. Developers realize that if they want to sell out a building with 300 or more units – one that will not be completed for several years – they won’t do it by marketing to end-users alone. They need investors to buy suites so they can get construction financing to get the project out of the ground. So how do you attract investors, and more importantly, how do you ensure they will be repeat buyers that keep coming back every time you launch a new building? Simple. Offer them something worth investing in. Something with a huge upside potential. And that is the primary reason why they price their buildings below current market resale values.

3 | To sell out the building quickly. Momentum is so vitally important when selling a condo building with hundreds of units. Developers can save millions of dollars in marketing and ‘soft costs’ if they are able to sell out a building in a few months rather than dragging things out over a few years. They have a strong incentive to reach 70 per cent sold as quickly as possible and the best way to sell out a building quickly is to price it low and generate as much ‘buzz’ as possible – especially during the first 30 days after launch when buyer interest in the project is at its peak.

2 | Because the current state of the pre-construction condo market In Toronto is currently a buyer’s market. For most of the last decade it was a seller’s market. Before it was pretty much a given that prices would rise by around eight per cent every year and therefore if you bought a little above current market values you would not worry because you knew that in a couple years, prices would be much higher.

NOTE: There is growing evidence that

prices are set to rise again with resale condo sales picking up serious momentum. So this buyer’s market that we are in right now might be very short lived.
