How to find the right home?

Knowing what to look for – and where – are crucial parts of your new-home search

O

nce you’ve decided to buy a new home, the excitement begins to build immediately. Where to buy? What type of home? Is now the right time? The answers to such questions will vary from person to person, depending on individual circumstances and needs. Choosing the type of home you can afford, and what finishes and design features you want, might be the easiest part of the process. A little more challenging, but nonetheless equally important, are matters such as finding a community in proximity to amenities such as shopping and schools, commuting times and transit options, and if your new home will still be suitable in three, five or 10 years. As for the timing of your purchase, it’s natural to wonder whether now is the best time, given all the discussion about market conditions. But if your employment and finances are secure, you’re best served looking at the long term – say seven years. Where are new-home prices likely to be then? Higher or lower? And if you missed out on building equity by delaying your purchase, would you be better off? Another factor to consider is your new-home warranty. This issue, on page 40, we introduce a new monthly column – the Tarion Report, by Howard Bogach, president of Tarion Warranty Corp., the company charged with protecting the rights of new-home buyers. With his contribution and other related content, we hope you’ll begin to determine your own answers to these questions.

Not only that, but numerous communities across the GTA have received provincial, national and international recognition for designs that combine function and style. Energy efficient. Combine that with advanced construction techniques, higher levels of insulation and energy-efficient heating and cooling systems, you not only save money on your energy bills, you also enjoy a far more comfortable home. Affordability and choice. Condominiums are still the most affordable path to homeownership in the GTA, by Bryan Tuckey with the average price of a highrise suite nearly $200,000 less than the average lowrise home. Land constraints, Almost every day I’m asked about the new regulatory requirements and the complex approval process home market in the GTA. My answer usually starts with are challenging the vitality of the lowrise sector, and as a the fact that our condominium sector is robust in the result, new homebuyers don’t have a wide variety to choose GTA and that it’s the envy of urban centres across North from. Our industry wants this to change and we’re advocatAmerica. The lowrise sector is constrained right now ing for future homebuyers when we work with our partners because more developable land is needed. As a result, in government to improve this situation. there is pent-up demand and projects that include singleLive anywhere in the GTA. From Halton and detached, semi-detached and townhomes have been Peel Regions in the west to Durham Region in the east, selling fast. throughout the City of Toronto and north in York Region The GTA is one of the fastest growing urban regions and Simcoe County, our members are building vibrant, in North America. I have a list of reasons why buying a well-planned and well-designed complete communities new home in the GTA is a good decision, but for now, across the GTA where you can live, work and play. here are five to start the conversation. Choosing a neighbourhood that fits your lifestyle and You get to choose the builder. When you buy a home that fits your budget is a big decision, but once you a brand new home, you get to choose your builder based find what you’re looking for, you’ll feel right at home.

A.

Q.

Last year, my wife and I welcomed her elderly parents into our home. They lived in north Simcoe and we are in Richmond Hill. They loved their home; unfortunately they can no longer maintain it on their own. We can financially and physically help them in their senior years. Can we deduct the money we give them for living expenses? Where and how on our tax return? Ron and Beth, Richmond Hill

A.

The Baby Boomer generation may have to put condo living on hold for several years. Many boomers have the financial responsibility of not just university kids but aging parents too. Our generation (myself included) is blessed with having the people most close to us at home – children and parents. Unfortunately, neither Mr. Harper nor Mr. McGuinty provide a deduction for your financial assistance. However, they do provide a “caregiver” tax credit. You may qualify to claim a $4,223 federal tax credit and a similar provincial amount. This will reduce your federal and provincial income taxes by $633 and $210 respectively. You should note, parents must be at least 65 years old and mentally or physically dependant on adult children.

Q.

My kids attend pre-school and elementary private institutions. The cost is astronomical but my wife and I believe it is best for our kids. How much of the tuition may I deduct and how? Wong, Markham

18 New home guide GTA | marCH 2 - 16, 2013

Generally, private school tuition is not tax deductible. An attempt was made several years past to deduct private school tuition; however it was politically unpopular and was reversed the following year. Fees to education institutions may be deductible as childcare and claimed by the lower income spouse. A receipt must be provided by the school for the portion of the fees that are considered “childcare.” Additionally, depending if there is some religious affiliation, part of the fees may be allocated as a charitable donation. Again, the institution must provide receipts and qualify for charitable status.

Q.

I recently sold a real estate investment property. How much income tax will I pay? I calculated I made approximately $80,000. Karim, Mississauga

A.

Generally, real estate that is sold for more than its cost may result in a capital gain for the individual. Fifty per cent of the gain must be included in your income tax return in the year of sale. Using your figures and assuming you have other income, such as from employment, we can use a 40-per-cent tax rate. Therefore, the $80,000 capital gain is reported. Forty thousand (50% of the gain) must be included in income. This is taxed at 40 per cent. Your tax obligation on the gain is $16,000 (40,000 x 40%) to Canada Revenue Agency. Consult your accountant/tax advisor before committing to pay any income taxes.

The opinions and views expressed herein are those of the author and not those of New Home Guide. New Home Guide does not necessarily endorse or encourage any specific tax strategies. Please consult a tax professional for advice specific to your particular situation.

At Claireville, highway connections are close at hand as well, including Hwys. 427, 400 and 407. “The needs of the customer are the driving force behind every home we build,” says National Marketing Director, Deena Pantalone. “It’s all part of National’s ‘you are the blueprint’ positioning. We believe that when a builder designs homes from the inside out, rather than the outside in, they look a lot less like bricks and mortar and a lot more like the people who live in them. And at Claireville, the homes we are offering include the important features that our customers have told us that they are looking for.” If a beautiful townhome in a great east Brampton address sounds like the kind of community that’s right for you and your family, then you’ll want to attend Claireville by National’s Insider’s Preview this spring. legallyspeaking

When buying your first home,

do your due diligence

Jayson Schwarz LL.M. is a Toronto real estate lawyer and senior partner in the law firm Schwarz Law LLP. If you have a topic in mind, email info@schwarzlaw.ca and give us your questions, concerns, critiques and quandaries.

by Jayson Schwarz Purchasing your first home will likely be the largest

investment you ever make. Think about that... Why, you ask? The answer is that in my 35 years of practicing law, I have seen young couples spend more time researching a new telephone than a new home! The most important advice I can give, and if you take anything from this article, it is this: research everything ahead of time, such as prospective builders, areas, amenities, property taxes, lawyers, your financial ability, zoning, bylaws and neighbours. And don’t allow yourself to be pressured by anyone. What can you afford?

Review your available cash for deposit and annual income to pay a mortgage and expenses. Once you have done that, speak to the mortgage specialists at the bank you deal with and speak to a reputable mortgage broker. Companies such as the Mortgage Centre in Mississauga and Mortgage Providers in Toronto have the experience and integrity to get you the best deal. Find out how much money you can borrow and how much of a deposit you’ll need to put down. This will allow you to focus on homes you can afford. Get a pre-approval in writing so you have something to rely on, because especially today, it is critical that you do not get caught up in the rush of buying a house that is beyond your budget.

will sign and what is to be included in the offer. It is important that your lawyer explains all the potential costs you will face and what you may encounter. Ensure that you arrange a pre-agreed fee with the solicitor. Get the fees locked in. The fee to close a standard resale home or condominium priced less than $500,000 should be somewhere between $800 and $900, plus HST and disbursements. This may vary in special circumstances. Also, make sure you get a free offer review. Then have your lawyer provide you a list of disbursements – those monies expended on your behalf necessary to properly search and close the transaction. This is where some lawyers may try to charge large fax, mail and photocopy fees. Make your lawyer justify all expenditures that don’t make sense. Miscellaneous

Do you want a condo or a freehold?

Condo living provides a carefree lifestyle – someone else cuts the grass and shovels the snow – but you pay additional monthly common expenses and sometimes others determine how the amenities, if not your unit itself, can be used. Freehold provides the freedom to do what you want, but maintenance and upkeep fall on your shoulders. The choices are boundless. Once you determine what kind of home you want, you need to decide new or resale. If new, the offers are long and filled with clauses that could cost you money or result in long delays. Be sure to see an experienced real estate lawyer familiar with these kinds of agreements before it is final and no longer conditional. Research the builder and go to other sites the company has done and ask people about quality and after-sales service. Find the right lawyer

A lawyer must advise you at the time you make your offer, to guide you in understanding the offer (Agreement of Purchase and Sale). The right lawyer will explain how real estate agents work, what documents you 38 New home guide GTA | marCH 2 - 16, 2013

Do you have a will? If you do, is it up to date and does it represent your current situation and state of affairs? A will prevents sibling disputes, clarifies who will look after children, keeps the government out of your affairs, allows for an orderly disposition of everything from possessions to your realty, stocks and bonds, and will help guide your funeral arrangements. You will also need insurance for the home. This is the right time to look at life and disability insurance, to determine if you should be insuring your mortgage in case something happens to the major wage-earner. As you can see, there is a lot to consider when buying your first home. Being prepared will help you enjoy the experience and find that dream home.

Ontario new homes come with a

Tarion-backed warranty by howard bogach

Welcome to my first column in New Home Guide.

I’m excited to have this opportunity to share information about your home’s warranty. If you have questions about what you read or there’s a topic you’d like me to cover, please drop us at note on our Facebook page at facebook. com/TarionWarrantyCorp. When buying a new home, there are many decisions to make: downtown or suburbs, two bedroom or three, hardwood or laminate. But the one decision you don’t have to make is about your new home’s warranty. That’s because almost every new home sold in Ontario comes with a builder’s warranty, backed by Tarion. The warranty process starts before your builder even breaks ground, and lasts for seven years from when your new home is completed and ready for possession. Although it is often lumped into one warranty for simplicity’s sake, in reality, just about all new homes in Ontario come with deposit and delayed closing protection, in addition to three separate warranties that provide different types of coverage at different points in the life cycle of your home. Your deposit protection and delayed closing protection begins before you move in. Deposits are protected up to a maximum of $40,000 for freehold homes in the event that your builder goes bankrupt, breaches the purchase agreement or in situations where you are legally entitled to back out of the purchase agreement before closing. Deposits made on condominiums are protected for similar circumstances, up to a maximum of $20,000. Deposit amounts exceeding that are protected under the Condominium Act. The delayed closing and occupancy provision means your builder guarantees that your home will be ready for move-in either by a date specified in the purchase agreement or by a date that has been properly extended if circumstances occur that delay the home’s completion. In many cases, your builder will be required to compensate you if a delay occurs. The one-, two- and seven-year warranties begin when your home is 40 New home guide GTA | marCH 2 - 16, 2013

complete and ready for possession. The oneyear warranty covers defects in work and material, protects against unauthorized substitutions and ensures your home is fit for habitation and constructed according to the Ontario Building Code. The first-year warranty includes almost everything inside and outside your home that was provided by the builder, from flooring to drywall to heating and air conditioning systems, and is in place for one year from your home’s date of possession. The two-year warranty protects against water penetration through the basement or foundation walls; defects in materials that affect windows, doors and caulking and defects in work that result in water penetration into the building envelope. It also covers defects in work or materials in the electrical, plumbing and heating delivery and distribution systems, and defects in work or materials that result in t he det ach ment, d isplacement or deterioration of exterior cladding, such as brickwork, aluminum or vinyl siding. It continues to provide protection against violations of the Ontario Building Code that affect health and safety and applies for two years, as of date of possession. The seven-year warranty, referred to as the Major Structural Defect Warranty, provides coverage for any defect in work or materials that results in failure of a structural, load-bearing element of the building or one that would reduce the expected life span of a structural element. It also includes protection against a defect that adversely affects the use of the home. If you’re looking to buy a condo, you’ll also have extra warranty coverage for the common elements of your condominium.

Heathwood Homes’ and The Heron Group’s Bob Finnigan

When he was in his teens sweep-

ing floors on Heathwood Homes community sites with Hugh Heron’s son Alan, little did Bob Finnigan know that he was grooming himself for a brilliant career in the new home industry. “I got my feet wet back then,” he says, “and I gained an appreciation for the feeling of accomplishment that home building brings.” Today, Finnigan is the COO Housing at The Heron Group of Companies. He served as president of BILD in 2007, president of the Ontario Home Builders’ Association in 2010, and has twice served on the Canadian Home Builders’ Association executive, currently sitting as secretary. “Interacting with other industry profession-

als brings out different ways of approaching things like product ideas and costing. This exposure has rounded out my knowledge base.” Finnigan says that the corporate philosophy guiding his professional activities comes from Hugh Heron. “Hugh often points out that we work for our customers, the new-home buyer. And, once they buy our homes, a good experience will often lead to their friends and family members becoming customers too. In total, we have eight partners in The Heron Group. We communicate, listen and respond without egos getting in the way. It works very well.” Before joining Heron in the 1980s, Finnigan worked in the real estate departments of several large corporations. This experience and his educational background in geography enable him to understand the value of location when it comes to building and developing. He is also the consummate researcher, having traveled extensively and visited hundreds of sales offices and developments. “A few years ago, I walked into a new sales office just outside Chicago and felt the look and feel was just for what we had in mind for Traditions in Milton. I took a few pictures, confirmed our thoughts with my partners and sent it to our marketing agency, and they worked their magic.” According to Finnigan, the market in each area impacts design. “A weaker market is the mother of invention. I went to California last spring, and I was surprised at the transformation from when I’d been there five years before. Having dealt with the shock of no sales and high prices, they have reinvented themselves by bringing more costeffective stacked townhomes, condo singles and unique five-plexes onto the market.” Finnigan says that a typical workday for him depends on the stages of the communities Heathwood has on the go. “I work with the production, land and marketing teams, and I am also involved in our Two Men and a Truck Canada franchise business. I do a lot of product and price finetuning, researching statistics and looking at other sales offices and sites in the areas where we’re building.” What’s his favourite part of the job? “It’s when we start building the houses. One of my strengths is being able to picture rooms in my mind in 3-D, and we pour over the designs dozens of times. I love to see how the finished co n ti n u e d o n p ag e 4 4 . . .

It’s exciting to see plans come to life so well.” Speaking of coming to life, Finnigan was one of the founders of The Mikey Network, the non-profit organization established in 2003 in memory of former Heron/Heathwood partner Mike Salem. “After Mike died, we decided to honour his life by providing public-access defibrillators in high-risk places. With a minimal amount of training, people can actually help save someone experiencing sudden cardiac arrest. The Network is a company-wide team effort and

Speaking of coming to life, Finnigan was one of the founders of The Mikey Network, the non-profit organization established in 2003 in memory of former Heron/Heathwood partner Mike Salem. hopefully in some way, Mike knows what we’re doing. Every time we hear about a save, it really tugs at our hearts.” A seasoned industry veteran, Finnigan is frustrated with the mixed media messages about real estate in the GTA. “The condominium market has flourished under government policy that has restricted the amount of lowrise land. I don’t believe we’re in any kind of bursting real estate bubble, but I do hope to see an easing of our land supply in the next couple years. It will help normalize things. I also predict that we’ll see more intimate condominium buildings of six or fewer floors with family-sized suites become popular in the next few years.” As for his personal life, energetic Finnigan says he enjoys skiing and golfing with his family. “I’m still the best golfer of the group, but on the ski hill, my two teenage daughters get to the bottom a lot faster than I do.” From sweeping floors to helping steer the ship at The Heron Group with Hugh Heron – that’s quite the career advancement. Finnigan says the one thing that hasn’t changed is Heron’s continual encouragement. “Whenever I make a report 44 New home guide GTA | marCH 2 - 16, 2013

or presentation, he says, ‘That’s great Bobby... now just get it done!’” DEVELOPER: Heathwood Homes/The Heron Group WHY HEATHWOOD HOMES?: According to Finnigan, “The

slogan “Home At Last” conveys it all. We not only build your home, we also design the road patterns, the parks and the overall layout of the community. We want the Heathwood experience to begin the moment you drive into your neighbourhood, and Traditions in Milton is a perfect example.” VALUES: Quality, approachability, innovation, community,

professionalism, integrity, and most of all, fairness MARKET NICHE: “We are known for building quality

upscale homes, and we like to create our own communities where we are both builder and developer. We build for the full spectrum of buyers, from first-time purchasers to the move-up and empty-nester markets.” CURRENT PROJECTS: Terracotta Village at Mavis and 407,

The Village at Traditions in Milton COMPLETED PROJECTS: The Enclave, Woodlands, The Reserve and Forestbrook in Richmond Hill, Country Lane in Uxbridge, The Neighbourhoods of Churchill in Erin Mills, Williamsburg in Whitby, Bayview Hill, Eldorado in Brampton, Lawrence Village in Scarborough. Century City in Mississauga just to name a few COMING SOON: This year, Heathwood has some interest-

ing new communities opening, including urban townhomes at Hampshire Mews in Richmond Hill; at Forest Hill, in Richmond Hill, we will have 45- and 40-ft. singles; and a neighbourhood of single-family homes, semis and townhomes in Brampton TRACK RECORD: Heathwood Homes has built more than

5,000 homes across the GTA, and has become one of Ontario’s most trusted builders. Today’s homeowners appreciate service and Heathwood has an excellent rating with Tarion. AWARDS: Most recently, Heathwood and The Heron Group

were recognized for The Mikey Network, which was honoured with the inaugural BILD Stephen Dupuis Community Building Award. And in 2011, The Mikey Network was presented with the Sudden Cardiac Arrest Association Public Service Award.

Mortgage brokers & consultants

may get you the best deal by Calum Ross

In the last couple of years, there has been

a lot of coverage in the financial press about mortgage brokers. Despite all of the positive exposure in business and news publications, there still seems to be a lot of confusion from consumers about how this service works. Mortgage brokering or mortgage consulting is not a new industry, but is one that has been experiencing explosive growth over the last five to 10 years. As it stands currently, more than 21 per cent of all mortgage business in Canada is originated through mortgage brokers. While this figure, representing billions of dollars in mortgages, seems impressive, it is next to nothing when you consider that in the U.S., more than 65 per cent of mortgages are negotiated by mortgage brokers. In the past, mortgage brokers were used by individuals who may not have been able to get credit through other channels. They would arrange hard-to-qualify mortgages for a fee. Today this is not the case. The number of mortgage brokers who work on hard-to-place mortgages is now only a small portion of the market. In addition to searching out the lowest rate, mortgage brokers now focus on a consulting role, showing consumers how to become mortgage free quicker, how to decide between terms, conditions and how to crunch the numbers on the many mortgage gimmicks in the marketplace. How did this come to be, you ask? This is not the mortgage market of 10 or even five years ago. What most people don’t know is there are more than 100 lenders in Canada that would all like to have your mortgage business. Visiting the four banks in your neighbourhood is not going to cut it any more. One of the biggest differences between the person 46 New home guide GTA | marCH 2 - 16, 2013

Calum Ross is senior vicepresident and practicing mortgage agent with The Mortgage Centre. He has appeared on Canada AM, Investment Television, BNN and Citytv. He holds an MBA in finance and is an Accredited Mortgage Professional. He can be reached at 416.410.9905.

you may deal with at your financial institution versus a mortgage broker is the broker works for you, not one financial institution. Henry Ford, founder of Ford Motor Company, famously proclaimed people could have any colour of Model T they liked – as long as it was black. This may be a good way to view a mortgage representative that works for one financial institution. The people who work for these institutions simply cannot offer the level of variety a consultant or broker can. While the manager at a financial institution bases bonuses and salaries on the profitability of the products and services of the branch, mortgage brokers or consultants build their businesses on knowing where to get competitive rates and by providing value-added service. Some of the bigger mortgage consultants in Toronto single-handedly arrange more mortgages than many entire branches. How do they get these rates? One of the advantages the mortgage broker has, is access to volume discounts the consumer typically doesn’t get. When a mortgage broker sends a significant amount of business to various lenders every month, those lenders are going to make sure they work to keep the relationship strong. The financial institutions do not have to gather the paperwork, pay a salaried employee, or maintain an expensive branch infrastructure. By using mortgage brokers to generate mortgage business, they have to pay only the individuals who are producing deals. Really, it is a win-win situation for all involved. As the Canadian economy increasingly echoes the strengths of successful products and services from the U.S., I truly believe the growth in this industry is only just beginning. Still, I would like to bring up an important point – as with any industry, the cream rises to the top. Make sure you select the right financial professional to help you make your mortgage decisions. Until next time – happy home and mortgage hunting.

howtofindahome

The ideal community: Factors & features to consider When choosing a new home, your choice

involves more than the home itself. Often, homebuyers are so wrapped up in the home that they forget the importance of the surrounding community. Do you dream of a smaller community that is unique and charming? Or, are you willing to sacrifice peace and quiet to be closer to big-city amenities and other conveniences? Start by making a list of the desired lifestyle factors that are most important to you and your family. Consider location, proximity to work and schools, activities and local attractions in the community. “There are many factors involved in selecting the right community in which to buy your home,” suggests Sandra Webb, a senior executive at Royal LePage Canada. “Deciding what’s important to you and your family is the first step in finding your ideal match.” Knowing your requirements will help narrow your home search and save time. What are the most important amenities for you? Do you want to be close to parks and forests, or restaurants and shops? What types of activities are you and your family likely to be involved with? The answers to these questions will help you determine what type of neighbourhood or community is best for you and help you locate the perfect home. For further insight on buying a home, visit the website at royallepage.ca NC 62 New home guide GTA | marCH 2 - 16, 2013

“There are many factors involved in selecting the right community in which to buy your home. Deciding what’s important to you and your family is the first step in finding your ideal match.” 10 important questions to ask yourself before you buy: 10 Where will the kids go to school, and how will

they get there? 09 Are there parks, recreation centres, places of

worship close by?

08 Where will you do your grocery shopping? 07 Does the area offer easy access to banks, offices

and services?

06 Is the highway easily accessible? 05 How far away is the nearest public transportation

stop?

04 How far are you from work? 03 What are the commuting costs to work, family

and friends?

02 Is there any major development planned for the

area in the future?

01 Can you see yourself living and growing in this

community for the next five, 10, 15 years?

Buying that first home With advice from Mother of the Bride by Elisa Krovblit W hen you’re planning your

wedding, it feels like there are a million things to think about and no time to get them all done. In reality, the average engagement is somewhere between a year and a year-and-a-half, so the time between “Will you marry me?” and “I do” is Many newlyweds find action-packed decisions they have a decent down with and appointments. payment, providing a While some of window of opportunity to them may not be get into the real terribly critical – estate market. Should the linens be white? Which limo company has the best vintage cars? – others are more crucial –

Where are we going to live once we’re married? What’s the bride’s mother going to wear? Okay, so maybe the bride’s mother’s dress isn’t the most important matter to think about for the wedding, but you better believe it will be a hot topic. Having premiered on Slice in January, Mother of the Bride is proving that mom’s dress selection is nearly as critical as the big white gown. Barbara Tibbetts and her daughter Terrie own wedding salon T. Carolyn Fashions. Terrie’s husband Dante also works in the shop, ensuring everyone is perfectly accessorized, down to the last rhinestone. Each episode of Mother of the Bride presents the trials, tribulations and family frustrations surrounding that ever-important dress selection. This mom and daughter duo have sold more than 100,000 dresses over more than 21 years in the business, and they’ve seen it all. Since life is often stranger than fiction, this

emotionally charged purchase makes for great TV. As they say, “Mother knows best.” While finding the perfect dress is important, these mothers of the bride are also the go-to advisers for other pressing decisions – such as where to live after the wedding. Where once upon a time a woman was expected to move from her parents’ place into the marital home, modern reality is much different. People are dating longer, getting married older. Couples aren’t waiting to tie the knot before they begin living together. But whether renting, owning, cohabitating or waiting to move out from mom and dad’s, for a large number of couples, the logistics and living arrangements after the wedding are big decisions. Many newlyweds

Whichever threshold the bride gets carried over, couples need to take the time to find the right home: ensure it’s the perfect place to hang those beautiful wedding photos showing of the happiest day of their life – and of course pictures of the beaming and beautiful mother of the bride! find they have a decent down payment, providing a window of opportunity to get into the real estate market. Marion Bates’ daughter Mandy chose to move into the home her fiancé – now husband – already owned when they met. But it’s an older house with small closets, and the guest bathroom has dated pink tile throughout. As Marion sees it, “It would be nice if Mandy and Jeff had a large home with room to entertain. They have many friends and relatives who love to drop in, and love to have parties. Mandy has a dinner party at least once a week. Since she is a dietician, she enjoys cooking and trying new recipes, so a highly functional kitchen is absolutely necessary.” Kari Grey-Smith is seeing history repeat itself as daughter and new son-

in-law are not even in the same area code, let alone the same home. These newlyweds’ jobs necessitate a longdistance arrangement, which Kari says she went through with her own husband when they were first married. Because of their employment situation, the couple continues to spend some time apart. And since they’re not together, they continue to rent – but Kari hopes they’ll be together very soon, and hopes a purchase, somewhere closer to her, is in the near future. When they are able to balance location and careers, a condo near mom might be the perfect answer if they choose an urban location. If they settle on the suburbs, the choice more likely would be a new home. Cash wedding gifts provided a nice down payment, making homeownership possible. While mother may think she knows best, the market more so dictates what new couples can afford. Lifestyle choices also come into play. While the GTA still offers many affordable options, a downtown condo and a Burlington two-storey detached home may carry a similar price tag. The answer to the cohabitation question has to respond to lifestyle needs and wants. It may take a compromise on commute. It may be the need for space to start a family. It may be the idea of enjoying the honeymoon period with something smaller and then buying larger in the future. Or it may be a combination of both. With many couples waiting until later for their first marriage, or moving onto their second marriage, those who are more established financially and in their careers have different options. Whichever threshold the bride gets carried over, couples need to take the time to find the right home: ensure it’s the perfect place to hang those beautiful wedding photos showing of the happiest day of their life – and of course pictures of the beaming and beautiful mother of the bride! Mother of the Bride airs on Slice Fridays with back-to-back episodes at 9 and 9:30 pm. slice.ca marCH 2 - 16, 2013 | New home guide GTA 79

mistakes. When working on important tasks, multi-tasking is probably not a good idea. Some things require your undivided attention. Multi-tasking distracts us from being in the present moment, which can drain our energy and leave us feeling exhausted and unfulfilled. Next time you are participating in an activity, be with that activity (rather than thinking about all the things you should be doing instead, or have to do later). Resist the habit of trying to do two things at once. 3 | Being messy automatically means you are disorganized. False. Organizing is not about how it looks; it’s

about how it works. Visual, creative types need to have things out where they can see them, because for them out-of-sight is out-of-mind. This may cause their spaces to appear disorganized to others, but they probably know exactly where everything is. The flipside of this is that visual types lose focus when there is too much to look at, so they need to find products that will allow them to contain their stuff to keep down the visual clutter. For example, a literature sorter allows them to contain their papers while still keeping them within view.

Contrary to what the ads want you to believe, containers alone are not the answer to your organizing dilemmas. They can even become part of the problem. Take Nancy, for example. TAX TIME

Be aware of new provincial tax changes The Certified General Accountants

of Ontario advise of a number of provincial tax changes for filers this year: Increased threshold for all income tax brackets

›› Taxable income thresholds in all three Ontario provincial tax brackets were increased by 3.3 per cent in 2012, reflecting changes to Canada’s consumer price index (CPI) in Ontario. All indexed nonrefundable tax credits also increased by 3.3 per cent. New high income tax bracket

›› The Ontario government has introduced a new tax bracket. Beginning in 2012, individuals will be taxed at a rate of 12.16 per cent on that portion of their income in excess of $500,000 annually. That will increase to 13.16 per cent in 2013. ›› T his is supposed to be a temporary tax bracket until Ontario’s deficit has been eliminated in several years. Ontario Trillium Benefit

›› Effective July 2012, the Ontario Trillium Benefit combines payments from the Ontario sales tax credit, Ontario energy and property tax credit, and Northern Ontario energy credit. Further details are available on page 117 in the chapter on Ontario Provincial Tax. Healthy homes renovation tax credit

›› In 2012, Ontario introduced a refundable Healthy Homes Renovation Tax Credit, which is designed to assist senior citizens with the cost of permanent home modifications required to improve accessibility or assist with mobility to and within their home. 84 New home guide GTA | marCH 2 - 16, 2013

The Certified General Accountants of Ontario advise of a number of provincial tax changes for filers this year ›› This credit is calculated as 15 per cent on up to $10,000, or $1,500, to cover eligible annual expenses (wheelchair ramps, widening passage doors, hand rails in corridors), among other qualifying expenditures. ›› Couples who are living together may only claim up to $10,000 in qualifying expenses in total. Family members who live with an elderly relative may claim this expense on behalf of the household. Couples who live separately because of medical or other reasons may each claim up to $10,000. ›› For the 2012 tax year, eligible expenses will qualify for this credit if they were incurred between Oct. 1, 2011 and Dec. 31, 2012. In future years, expenses can only be incurred within the corresponding calendar year. Additional information regarding federal and provincial tax changes is available online at cga.ontario.org NC

Ontario home builders ready to work with

Premier Wynne

The Ontario Home Builders’

Association (OHBA) congratulates Kathleen Wynne on her election as the new leader of the Ontario Liberal Party and Ontario’s 25th Premier of Ontario. “OHBA has a long and productive history with Premier Wynne,” says Joe Vaccaro, COO of OHBA. “Premier Wynne, in her various roles as Minister, has always found time to meet with OHBA and discuss issues of mutual concern. We welcome Premier Wynne’s plan to govern and believe that in order to build a stronger Ontario we must have a healthy economy and a stable government. We look forward to continued communication and dialogue with the Premier.” OHBA’s past president, Doug Tarry, and current president, Leith Moore, were among the first among industry leaders to meet with the premier following her ap86 New home guide GTA | marCH 2 - 16, 2013

pointment as the Minister of Municipal Affairs and Housing. It was slightly more than a year ago that Premier Wynne served as the keynote speaker at OHBA’s 2012 Annual Industry Leaders’ Dinner, addressing more than 300 industry leaders as the Minister of Municipal Affairs and Housing. “Together we worked to update the Ontario Building Code and explore opportunities to improve Ontario’s land-use planning system,” says Vaccaro, adding, “OHBA is ready and eager to work on these and other issues including the College of Trades and fighting the underground economy.” OHBA will continue working with the Premier to build a stronger economy, improve infrastructure across the province and deliver necessary transit across Ontario while focusing on improve housing affordability and choice. The Ontario Home Builders’ Association is the voice of the residential construction industry in Ontario representing 4,000 member companies organized into 30 local associations across the province. The industry contributes more than $42 billion to Ontario’s economy, employing more than 325,000 people across the province.

Brookfield and Orchard Ridge OPEN FOUR NEW MODELS AT TREETOPS

As of Saturday, March 2, the ability to envi-

sion your life at Treetops takes on a new dimension, as Brookfield Homes and Orchard Ridge Homes will hold the grand opening of four beautiful brand new designer decorated model homes. The team at Treetops will be joined by Mayor MacEachern and other members of council for the official ribbon-cutting ceremony at noon to mark a milestone at this successful master-planned community in Alliston. Decorated by acclaimed designers Eve Marshall and Gabrielle Eckhardt, the models feature inspired surroundings, with the latest design trends creating sophisticated interior spaces. “We are delighted to open our model homes at Treetops and provide our prospective and current homeowners with a first-hand look at the quality of workmanship and finishes they can come to expect from our homes,” says Marc Thibault, vice-president of sales and marketing for Brookfield Homes. “Our designers have done a fabulous job bringing these homes to life and showcasing many of the standard and upgraded options available. We know many of them have been waiting for this unveiling and we can’t wait to open the doors.” Showcasing four of the exquisite designs available at this outstanding community, Brookfield offers models of the Chestnut and the Maple, and Orchard Ridge of the River Maple and Spring Birch homes. “We are excited to unveil the model home row, providing a taste of the strong and varied streetscape that will be available at Treetops. The care with which these homes were designed and constructed is the perfect complement to the thoughtful attention that went into this master planned community, offering extensive amenities and the opportunity to live beyond your backyard,” says Moira Morris, director of marketing and sales for Orchard Ridge Homes. You can truly “live beyond your backyard” in this amenity-rich neighbourhood, which features 45 acres of preservation area that offers more than seven kilometres of trails, an off-leash dog park and outdoor fitness stations. The Treetops Park offers seven acres of activities and diversions for every fitness and energy level and will feature a splash pad, play structures, beach volleyball courts, a bas90 New home guide GTA | marCH 2 - 16, 2013

ketball court and soccer pitch. With so many recreational activities to choose from, the opportunity to enjoy the outdoors is right there in your backyard, and beyond. Next door, the adjacent Nottawasaga Resort is home to 45 holes of golf and 70,000 sq. ft. of indoor recreational space including a pool with water slide, two hockey pads and restaurants, offering residents a selection of vacation-style amenities that will make every day seem like a getaway. On a practical note, the community is a few minutes drive to shopping, schools and a wealth of other modern amenities. Alliston is part of the Town of New Tecumseth, which has been ranked as one of the safest places to live in Canada. From Treetops, the towns of Alliston, Cookstown, Beeton, Tottenham and Bradford are all within easy reach, and Toronto is conveniently accessible via Hwy. 400. The elevations in Treetops are inspired by the Craftsman, Canadiana and Prairie architectural styles. Semidetached homes range from 1,280 to 1,790 sq. ft. and start from $279,990. Detached homes on 32-, 36-, 40-, 45- and 49-ft. homesites are available in sizes from 1,471 to 2,960 sq. ft. and begin from $327,990. For more than 50 years, Brookfield Homes has built family-friendly communities with captivating streetscapes, and has earned a reputation for exceptional quality in design, construction and service. A member of Sorbara Development Group, Orchard Ridge Homes is known for offering homes that are designed for better living, with carefully crafted details and personalization options to satisfy individual homeowners’ needs. The presentation centre is located at 5051 10th Sideroad in Alliston. HomeBuyers’ Resource Section You love the home, see what you can afford! Compare mortgage rates for your best deal Calculate your mortgage payments using the mortgage payment calculation chart

Calculate your mortgage payments interest rate

5.82

mortgage amount ÷ 1,000 (mortgage amount $125,000)

125

Follow these steps to see if you’ll qualify for a mortgage on your dream home

01

05

Calculate the combined monthly before-tax income of you and your spouse.

Multiply this figure by the amount you need to borrow. Divide by 1,000.

02

06

Divide by three. This figure is the monthly payment you can afford to make on your home.

Add to this your estimated monthly heating costs and monthly property taxes.

03

07

Take the total price of the home and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.

04

Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.) 104 New home guide GTA | marCH 2 - 16, 2013

If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream home. Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice and get pre-qualified.

How to find a home? Pay attention to location, information and timing

Wayne Karl is an award-winning writer and editor with experience in real estate and business. In Fundamentally Speaking, Wayne explores the basics – such as economic fundamentals – you need to examine when buying property. by Wayne Karl

Despite what you often hear, buying a home isn’t only

about location, location, location. True, this is the time-tested first rule of real estate, but there are other determining factors you must consider as part of your selection process. Indeed, there’s a new rule of thumb for buying real estate. Location First, what does that old adage really mean? Of course, we’d all love a highend home in the best neighbourhood. But that’s not always possible. For your own enjoyment while you live in your home as well as for future resale potential, proximity to transportation, shopping, schools and other amenities is among the key determinants that affect your property’s appeal and ultimately its value. After all, those are the qualities potential buyers look for when searching for a home; the more of them your home has when you go to sell, the more desirable it will be to a greater number of people. This equates to demand – multiple offers and a higher price. Information Whether you’re a first-time homeowner, “buying up” to accommodate a growing family or “right-sizing” as an empty nester, education is critical. And these days, with digital media and mobile technology, all the information you need is at your fingertips. From the content here in this magazine, to the resources available to you at Canada Mortgage and Housing Corp. (CMHC), to the local market expertise of new-home sales staff and realtors, the more knowledge you have, the better equipped you are to make informed decisions about buying, maintaining and eventually selling your home. 112 New home guide GTA | marCH 2 - 16, 2013

Timing Though your home is your primary residence, it is also an investment. Where you buy is usually determined largely by where you want to live, work and play. But when you buy and sell is also important. Like any financial instrument, real estate can fluctuate in value and your timing can determine how good of an investment it is. Given today’s challenging economic climate, there’s no shortage of media reports on the ups, downs, crashes and surges of the housing market. But if you’ve done your research, you won’t be spooked – or excited – by big-picture reports on short-term market performance. You know that real estate is not national or even regional – it’s very specific. You don’t buy the Canadian market and you don’t buy a provincial or even regional market. You buy a specific home, on a specific street in a specific neighbourhood. So, it’s not just about “location, location, location.” The new adage is “location, information and timing.” Do well with all three, and over the long haul your home is going to be one of the best lifestyle and investment decisions you ever made.
