Buying made easy

Three simple steps to success

S

hopping for a home online is a great way to narrow your search, but there’s nothing like visiting the sites, models and sales offices to get down to the nitty-gritty. Before you venture out, here are some pointers: First, be clear about what you want and expect in a new home and in your builder. Remember, the range of prices in the new-home market generally reflects differences in location, features and home styles. There’s no magic involved. If a builder’s pricing seems out of whack with others in the area, ask for an explanation. Higher prices could mean better quality materials, finishings, features and service. Make sure that the price you are paying will deliver the quality you want. Second, understand exactly what is included with the home you are buying and what is optional. Ask the sales representative to show you samples, and request a “spec” sheet that clearly lists what is included, as well as any upgrade options. Third, evaluate any promises that have been made during your visit. Is the builder prepared to put them in writing? Hearsay comments should not be included as part of your evaluation process. Sit down with your sales representative, ask questions and discuss your Agreement of Purchase and Sale in detail – then take it to a lawyer before it’s finalized.

Getting a jump on spring

By calendar if not by temperature, this time of year signals change and opportunity

T

he cover date of this issue is March 16 – a few days into Daylight Savings Time and less than a week before the official start of spring – and Mother Nature has already teased us with a sign of warmer things to come. Indeed, spring is always busy season in the housing market, and this year, despite some recent “cooling” in some areas and housing types, should be no different. Fair weather and still-favourable mortgage rates should point to the sales pace continuing in the coming weeks and months. Need proof? Take advantage of the nicer weather and get out there and visit some new-home sales centres and model homes. A combination of factors – including land availability and affordability – is restricting supply of single-detached homes, in particular, at the moment. You may be surprised at just how quickly new lowrise developments are snapped up by homebuyers. We’re also betting you’ll be impressed by how new-home builders in the GTA and elsewhere are responding to such challenges, by offering more variety of home options. Gone are the days when the main choices were simply lowrise and highrise. Today’s buyers want variety – townhomes, semis, singles, freehold and condominium ownership – and developers are delivering in spades.

Go fixed, go five and become

mortgage-free faster: BMO BMO is lowering the rate on

its five-year, fixed low-rate mortgage to 2.99 per cent from 3.09 per cent, effective immediately. “In 2010, BMO introduced Canadians to a five-year fixed rate mortgage with a maximum amortization of 25 years and a very attractive interest rate,” says Ernie Johannson, senior vice-president, personal banking, Canada, BMO Financial Group. “Since the launch of BMO’s fixed low-rate mortgage, Canadians will have saved more than $200 million collectively by the time their mortgages are paid off.

16 New home guide GTA | marCH 16 - 30, 2013

“Today, we are once again making this mortgage, which is perfect for Canadians who want certainty of payment and protection against the risk of rising rates, available at 2.99 per cent. Our message to Canadians is simple: go fixed, go five, lock-in now at a terrific rate and become mortgage-free faster with a shorter 25-year amortization.” “Given that the most likely trend in interest rates is upward and that longer-term interest rates are likely to move first, we believe that locking in for five years is the superior choice,” adds Doug Porter, chief economist, BMO Capital Markets. “Longer-term rates, such as five-year mortgages, can start moving higher well in advance of any action by the Bank of Canada. Current five-year interest rates remain exceptionally low. A five-year term gives borrowers ample protection against the possibility of rates returning to more typical levels in the next few years.” Johannson adds, “BMO’s efforts to encourage Canadians to pay down debt and build equity in their homes have been aligned with Minister Flaherty’s timely and prudent actions to encourage moderation in the housing market.” “Canadians have 90 days to get pre-approved while they search for the right house that fits within their budget,” she says.

Do you know how

your mortgage provider gets paid? by CALUM ROSS

In all the mortgages that I

arrange, I find it surprising how few people actually ask me how I get paid. A recent study in the U.S. indicated that less than 10 per cent of people could properly identify how different types of mortgage providers get paid during the transaction. Don’t you want to know whether that person who is so eager to sign you up has a financial advantage to selling a particular product? You definitely should care – and here is why. Almost every single provider in the mortgage marketplace has a potential financial gain by selling a particular mortgage product and rate. To make matters worse, that financial gain or pat-on-the-back is often gained at the expense of the consumer. Let’s take a look at your main mortgage providers to see what to watch for: Bank branch manager This friendly and trusted advisor has a sales quota to hit just like everyone else (you did notice that Canadian banks do fairly well financially, right?). Their salary increase,

You definitely should care – and here is why. Almost every single provider in the mortgage marketplace has a potential financial gain by selling a particular mortgage product and rate

28 New home guide GTA | marCH 16 - 30, 2013

Calum Ross is senior vice-president and practicing mortgage agent with The Mortgage Centre. He has appeared on Canada AM, Investment Television, BNN and Citytv. He holds an MBA in finance and is an Accredited Mortgage Professional. He can be reached at 416.410.9905.

bonus and promotion depends on results. Typically, bank managers have sales quotas for particular products as well as growth targets on the loan/ investment portfolios. Their targets are often based on the size of their mortgage portfolio as well as the average term of the portfolio. The longer the term and larger the size of the mortgage, the better the Christmas bonus. Furthermore, these managers are increasingly being graded on the profitability of these portfolios. When you go to your old bank branch and it has moved to a new location, where do you think one of the bank managers went? Which one do you think they kept with the bank? The one with the great discounted loans and mortgage rates, or the one that is making the bank the most money? Bank mortgage representatives These are typically contract employees of the bank who are usually paid on a straight commission basis. Most only sell one bank’s mortgages, while some sell several. The ones that sell other bank’s products are often only permitted to do so once they have met a quota of their own bank’s products. These individuals are usually paid based on three criteria: the size of the mortgage, the term of the mortgage and the discount given. That means that these representatives can make more money by putting you in a longer term at a higher rate. Mortgage consultants/mortgage brokers These people are independent mortgage providers that theoretically work for you and not for one particular bank. They are paid a finder’s fee (or commission) from the institution that the mortgage is funded with. The problem is that not all banks are paying the same amount for each of the mortgage products. The lenders pay brokers based on the size of the loan and the term selected. The longer the term selected, the bigger the commission to the broker. On top of the different payoffs for the terms, some lenders also pay more for the same product. A broker could make more money funding a five-year term through one lender over another. Typically, there is no advantage to the broker if the consumer gets a higher rate, but there are exceptions to that rule. So now that you know how it works, who do you trust? When you go mortgage shopping, don’t believe that everyone is out to get you. While the incentive systems are there, many mortgage providers will look out for your best interest. A satisfied past client that refers family, friends and colleagues is worth a lot more than one big commission payout. Do your research, ask for testimonials, or ask your friends. A mortgage is a huge financial decision. Make sure it is a decision being based on your financial situation, and not your mortgage provider’s bank account.

Canadian economic

growth to improve in 2013: CIBC W hile Ca na da’ s econom y

limped to a close last year, it is not a sign of worse things to come in 2013, although growth will continue to be lacklustre for some time, according to a new report from CIBC World Markets Inc. “Any time growth slows to a crawl, one has to worry that it wouldn’t take much to push the economy over the edge,” says Avery Shenfeld, chief economist at CIBC. “Based on admittedly slim evidence, there are reasons to believe that Q1 growth will be better.” He points out that while employment dropped in January, hours worked are up. He also notes that auto sales look like they’ve rebounded – generally a signal of consumer confidence – and that the resolution of energy sector disruptions has resulted in an increase in oil exports to the United States through mid-February. “So it looks like, in terms of quarterly GDP, Q4 could end up being the storm before the calm, with an improved pace ahead,” says Shenfeld. However, he warns that challenges domestically and globally will result in only tepid improvement. CIBC’s forecast sees the economy tracking only a 1.7 per cent growth rate in 2013, a pace that will see the unemployment rate drift higher. 32 New home guide GTA | marCH 16 - 30, 2013

Shenfeld believes that the weak close to 2012 and the modest rebound ahead will keep the Bank of Canada from raising rates until third quarter of 2014, two quarters later than previously forecast. The delay in raising rates will also result in the Canadian dollar remaining below parity with the U.S. dollar until the second quarter of 2014. “Instead of smoothly passing the growth baton from governments and households to business spending and exports, there’s been a fumble,” he says. “Housing has slowed, as has consumer borrowing, and governments face pressures to tighten belts. But businesses aren’t opening their wallets.” While many had forecast business investment to pick up the slack in the Canadian economy, weak global growth has been holding back capital spending. The report examined the issue of whether Corporate Canada was sitting on an excess pile of cash that it should be spending on new projects. “There is no real evidence from a macroeconomic perspective that corporations are indeed sitting on excess cash,” say CIBC economists Benjamin Tal and Peter Buchanan. In fact, “corporations are holding cash levels that are consistent with a trend we have seen for more than two decades.” They note that, in nominal terms, in real terms or as a share of assets, the near $600 billion of cash holdings by non-financial corporations in Canada is at record or near-record highs. However they point out that all the increase in cash since the beginning of the recession can be fully explained by growth in GDP. In real-terms, and as a share of GDP and corporate assets, cash holdings by corporations are now only back to their pre-recession levels. While businesses have increased the share of assets they hold in cash, their relative cash position has been offset by a decline in other current assets - namely inventories and accounts receivables. Tal and Buchanan found that the higher level of cash holdings has not come at the expense of capital spending, which at 20 per cent of GDP, is not only more than three points above its long-term average share, it is also near a record high.

EnerQuality announces

2012 Awards of Excellence winners The Minto Group recently netted two prestige

awards from the 2012 EnerQuality Awards of Excellence program. The Ottawa and Toronto-based firm was named 2012 Leader of the Year recognizing its outstanding leadership in building high-performance, sustainable new housing. The company was also honoured as the 2012 Ontario Green Builder of the Year, a coveted award sponsored by the Ontario Home Builders’ Association (OHBA) that recognizes one outstanding home builder for its leadership in improving the environmental, energy efficiency, and overall technical image of the industry. With many innovative firsts, Minto seeks ways to lower the environmental impact of its land development, construction and building operations while fostering green cultural changes with their customers and residents through social media and Green committees. Employees are also engaged through Minto’s Green Champion program and its internal Green website. Minto has won this award four times in the past five years (2012, 2011, 2010 and 2008.) Empire Communities was honoured with the Building Innovation and Excellence award, which recognizes a builder that has demonstrated a high level of technical excellence in the implementation of innovative and high performance building practices. Two firms were presented with EnerQuality’s Energy Star for New Homes Builder of the Year awards: Eastforest Homes (large volume builder) and Doug Tarry Homes (small volume builder). Both companies were recognized for their corporate commitment to energy efficiency by integrating labeling of their homes under the Energy Star for New Homes program and successfully leveraging the program to support their corporate image as a leading edge builder. In addition, EnerQuality’s Energy Star for New Homes Champion of the Year was awarded to Gary Botelho, to recognize his initiative, strong support and promotion of the Energy Star for New Homes program. This is the second consecutive year Gary has been awarded this honour. The award for EnerQuality’s R-2000 Builder of the Year, which 42 New home guide GTA | marCH 16 - 30, 2013

recognizes best-in-class energy efficient new home construction under NRCan’s National R-2000 program, was presented to Steve Snider Construction. Commitment, leadership, advocacy and innovation were all recognized in award categories that included Industry Partner of the Year, which went to Owens Corning Canada; and Evaluator of the Year, presented to John Harris. The Hall of Fame Award honoured Stephen Dupuis, former President and CEO of the Building Industry and Land Development Association (BILD) who died unexpectedly in 2011. Stephen was a consummate professional and worked tirelessly on behalf of the residential construction industry and BILD. A prolific and effective communicator, Stephen was dedicated to ensuring Ontarians continue to be among the besthoused people in the world and as such he was a strong supporter of EnerQuality and encouraged BILD members to embrace sustainable and energy efficient building. “All 2012 winners represent some of the remarkable leaders and innovators in our industry who are committed to ensuring Ontario moves forward and leads the way in energy efficient, environmentallyfriendly building,” says EnerQuality President Corey McBurney.

In Stouffville, Geranium’s first mixed use, midrise Main Street development will be launching for sales in late 2013 or early 2014. For Shindruk, the ultimate satisfaction in her career at Geranium comes from seeing the communities that exist for so long on paper be built and occupied. “I’d say we are relatively small in number of employees, second to none in expertise and scope of our developments. Broad in scope and imagination, the firm’s communities currently under development include a magnificent resort village, golf course and marina at Big Bay Point on Lake Simcoe; new live/ work/play areas in Bradford/Bond Head; communities of several hundred homes in the greater Barrie area; and an extremely successful master-planned ravine community in WhitchurchStouffville. Housing affordability not a barrier for the

typical buyer in most regions: BMO Economics According to a report from

BMO Economics, affordability is not a major problem for the median-income family seeking to buy a detached home in three-quarters of Canada’s housing market or a condo in Toronto, and should not become one even when rates normalize. “Nationwide, mortgage payments on the average-priced house consume a moderate 28 per cent of household income – 23 per cent for people living outside Vancouver and Toronto,” says Sal Guatieri, senior economist, BMO Capital Markets. “T his matches the long-run norm of 28 per cent, suggesting that rising income and falling mortgage rates have largely offset the deterioration in affordability caused by higher prices.” However, Guatieri notes that the same cannot be said for Vancouver, Toronto and Victoria. “A typical family striving to purchase a single-family house in Vancouver would have to spend four-fifths of their income on mortgage payments, which explains why they can only dream of 46 New home guide GTA | marCH 16 - 30, 2013

buying a detached house in Vancouver,” says Guatieri. “In Toronto, a hefty 43 per cent of median income is required to service a mortgage on an average singlefamily home, up from 40 per cent eight years ago.” Guatieri adds these cities are vulnerable to a material correction if income or rates move adversely. He also stated that, while affordability may not be a big problem for most of the country, policymakers should remain vigilant. “Elevated valuations, combined with record household debts, could prove troublesome in the event of a recession or interest rate shock.” However, Guatieri still expects that concerns over a national housing bubble should begin to deflate. “If interest rates remain low, income continues to rise, and prices stabilize this year – as we anticipate – fears of a deep housing correction should recede.” Sameh Elrefaei, head of mortgage products, BMO Bank of Montreal, cautioned that, while the report gives reason for potential buyers in most regions to be optimistic, Canadians should continue to make responsible home financing decisions. “Recent data show that the best way to ensure longterm housing affordability is by locking into a longer-term fixed-rate mortgage with the lowest amortization period possible,” says Elrefaei. “For years now, BMO has been proactively promoting the benefits of choosing a shorter amortization and will continue to actively encourage Canadians to do so.”

Adding space and value the

modular way

Sometimes, the best new home

you can buy is not that new at all, but a custom addition – made to measure, built off-site and installed onto your existing home in a matter of days. Instead of being uprooted for months while your home becomes a construction zone, or moving out of a home you love to accommodate a growing family, imagine turning a bungalow into a spacious twostorey abode in barely the time it takes to enjoy a long weekend. Sounds hard to believe, but that’s what Modular Home Additions Ltd. of Toronto is all about. For the past 12 years, the company has helped more than 900 homeowners in the GTA create the homes of their dreams through affordable “no-mess, no-stress” expansions that use modular components designed to increase function and value. “For four years in a row, we have been voted ‘The Best in Town’ – by people, just like you, our customers, their neighbors or just people who have heard good things about us,” says Vladeta Jericevic
 president and CEO
of Modular Home Additions. “This means much more than any prestigious award at some peer competition.” Think of it as the home builder coming to you, rather than the other way around, to help you find a solution to your homeownership needs. Once a project is assessed and a home is deemed suitable for a such an expansion, Modular Home Additions designs and 48 New home guide GTA | marCH 16 - 30, 2013

builds components at its Toronto workshop. So, there’s no exposing your home to the elements, no construction activity that stretches for months on end, and no uncomfortable cohabitating with the in-laws or friends. After the consultation and design phase, Modular Home Additions’ engineers and construction staff go to work building roofs, walls, floor and other major components – all in the comfort of their warehouse, where workers and materials are sheltered from cold, heat, precipitation or any of nature’s other challenges. The end result is components built in a controlled climate, by staff who are comfortable, producing high quality work. Come “construction time” – without oversimplifying it – the process essentially goes like this: Day 1, home’s existing roof removed; Day 2 new floor, walls and roof installed; and Day 3, shingles, eaves, spouts and soffits installed and other work completed. Voila – a modular home addition in a matter of days.

The company provides everything from a free initial consultation, to a feasibility study and design services, permitting, material selection and other services, including interior design – “all while maximizing the size of your home and minimizing the disruption to your life,” says Jericevic. Modular Home Additions is a member of the RenoMark program of the Building Industry and Land Development Association (BILD), which means all structural work comes with a two-year warranty. The company also has partnerships with popular retailers such as RONA and the Brick, affording clients special discounts at these stores. After all of the success Modular Home Additions has celebrated in the past 12 years, the team has decided to give back by contributing to the Habitat for Humanity program. Habitat for Humanity is an organization in place to help low-income families build and buy simple, decent and affordable homes that are functional and high quality. These homes are available on no-interest, no-profit mortgage terms that come with payments set at less than 30 per cent of a family’s gross income. This spring, Modular Home Additions will be participating in an upcoming Habitat for Humanity project devoted to a Toronto family of 12 that currently has no means of affordable funding.

finances

Five important

financial questions for this economy

Near the end of 2012, the economists

at Desjardins Group predicted that it would be harder than expected to get back to normal financially in 2013. Canada’s economy continues to feel the effects of a weakening global demand, the public sector has entered austerity mode and the housing market is slowing. So what does that mean for your financial strategy? Here are some examples of questions and answers to help start the conversation with your financial advisor.

1

Should I continue contributing to my RRSP? Yes. The decision to contribute to an RRSP is independent of the changes occurring on financial markets. This is actually defined by your investor profile to help determine which investments you should choose. In addition to still being an excellent tax shelter, your RRSP can help you to achieve your retirement or education goals, or even to purchase a property.

2

Should I change my investment strategy? That depends. Have you given your portfolio a check-up? This is something you should do every six to 12 months to make sure it still reflects your investment goals. For example, some investors may prefer to protect their capital by investing in fixed income products. Or some see this type of market as an excellent time to invest in some bargains. The important thing is to be comfortable with your own strategy and to invest for the long term.

50 New home guide GTA | marCH 16 - 30, 2013

3

Should I take advantage of this situation to pay down my mortgage? Yes, if you can afford to, paying down your mortgage is a good decision. This leaves you free to contribute more to your registered and non-registered investments.

4

Is this a good time to buy a property? Buying property is always a good idea, as long as you stay within your financial means. Your borrower profile is a very useful tool to help you deal with changing interest rates. Simulations that take several variables into account can also help you better understand the nature and consequences of the choices you’re making.

5

I’m nearing retirement age. Should I put it off? Whether you’re a few years or a few months away from retirement, sit down with your financial advisor to obtain a realistic snapshot of your financial situation. He or she can present you with a few scenarios to help ensure that your savings last. With the proper asset mix, you will be able to manage future market fluctuations and changes in your expenses. Review these questions and more with your financial advisor. Or for more immediate answers to your financial questions, and to access calculators and simulators, visit Desjardins Group at Desjardins.com. NC

FarSight Homes – Greenfields All-new bungalows-plus-lofts deliver outstanding quality and value in Alliston

W

hen FarSight Homes opened the doors to its Greenfields community in Alliston, the company knew it would have no trouble appealing to families who were looking for a quality built home in an established neighbourhood. After all, when you’re offering some of the best-priced new homes in town, it doesn’t take long for word to get around. But what brothers Bob and Rick Schickedanz of FarSight Homes didn’t expect to find was that there was also a keen interest from buyers looking for bungalows. “It seemed like every weekend we’d have someone ask if we would consider adding a bungalow to our portfolio of homes,” explains Rick. “They loved our in-town location, were impressed with our model home, features and finishes, but admitted that they were at a point in their lives where the convenience of a bungalow just seemed to make more sense.” The market was asking, and it didn’t take FarSight Homes long to deliver, recently unveiling a collection of bungalows-plus-Lofts. If initial interest is any indication, these exceptional residences are exactly what buyers are looking for. 52 New home guide GTA | marCH 16 - 30, 2013

“The addition of bungalows-plus-lofts has been extremely well received,” adds Bob. “These plans are ideal for empty nesters who want additional space for when the kids come to visit and simply perfect for families with older kids who need their own defined space away from the parents.” Just like their popular two-storey homes, these wonderful bungalows-pluslofts are designed and built to Energy Star standards and set on 32- and 40-ft. lots. Standard features include maintenancefree exteriors of brick and vinyl siding, oversized 1.5- and two-car garages, vinyl casement windows, “California knockdown ceilings,” soaring nine-ft. main floor

Are you at risk

if interest rates rise?

Here’s a new check-up to consider: the debt check-up.

This look at your financial health will help you determine whether you would be able to handle increased payments if interest rates go up. While those rates are now at all-time lows, they will likely rise some time in the future. “Canadians need to look at how much debt they are carrying, particularly in the amount of their mortgages, home equity lines of credit (HELOCs), personal lines of credit and variable-rate personal loans,” says Ursula Menke, commissioner of the Financial Consumer Agency of Canada (FCAC). For example, a couple with a 3.1 per cent variable interest-rate mortgage of $277,658 could see their mortgage payments increase anywhere from $72 per month (or $864 per year) if interest rates go up 0.5 per cent, to $145 per month (or $1,740 per year) if interest rates go up one per cent. To do a debt check-up, look at your current total monthly payments, and list them on the Debt Check-up worksheet available on FCAC’s website, itpaystoknow.gc.ca. Next, talk to your lenders to find out how much your payments could increase if interest rates go up. Then, see if the total would still be within your comfort zone and, if not, consider your options, such as consolidating loans, to find ways to have more money available to repay 60 New home guide GTA | marCH 16 - 30, 2013

if you are judging yourself against unrealistic expectations, or holding back on pursuing a goal because you are waiting until you ‘get organized, once and for all’, perhaps it’s time to look at things differently. Instead of trying to get organized, strive to become more and more organized every day. Doesn’t that feel more attainable? Instead of feeling stuck, you’ll be able to take a step forward. Use your instincts. Are you surrounded by piles of papers on your

neatly, display perfectly and know exactly where everything is when you need it. That’s what being organized is all about. But is that realistic? Each space, each person and each system is different. What worked for some may not work for you. You may have limitations on space or be too overwhelmed by stuff for a quick fix. The demands on your lifestyle and your family’s needs may outweigh the space in your home. Being organized doesn’t happen overnight and it doesn’t have a finish line. Getting organized is a process, learn what works for you. Keeping it real. You’ll never get organized.

Read that again. Yes, that’s what I said. You’ll never get organized because being perfectly organized is not a realistic expectation. Just to be clear, organization is not a destination. Rather than trying to adapt to traditional ways of filing, like using a lateral filing cabinet, use horizontal methods instead. Use stacking trays or literature sorters, which can be placed on your desk or installed on the wall. Now label them with the categories you use most. It will be easier to adapt to filing papers when you don’t have to change your piling habit. Let go and let it flow. Are you holding on to things that you’ll never use again? Very often people unconsciously jam their homes full of stuff because the sheer volume gives them a feeling of comfort and security. If you are operating from a need for abundance, remember that your success as a person has nothing to do with all the outdated or rarely used stuff overflowing from your closets. In fact, it’s probably blocking your prosperity. Let go of what you don’t need to make room for new things to come into your life. Plan before de-cluttering. Before beginning any de-cluttering

project, determine in advance how you will dispose of the items you no longer want. If you have valuable pieces and would like to sell them, decide whether you will do this yourself or hire someone to do it for you. If you would like them to go to charity, which one and where are they located? Some charities will pick up, so call them to find out when they will be in your area. It’s not until those boxes and bags leave your home that you will reap the full rewards of de-cluttering. Planning in advance will curb procrastination and ensure full completion of the task. Feeling stuck? If you find yourself backsliding when it comes to

maintaining your organizing systems, don’t berate yourself, as this will sap your energy and prevent you from doing anything about it. Rather than dwelling on what went wrong, focus instead on what needs to be done. Just say “oops” and move on to taking action.

finances

Building your best

financial future at every age

Your twenties are a very exciting time of life,

financially. For example, perhaps you’ve graduated without any debts because you decided to remain living in your parent’s home. Now you’ve got a couple of part-time jobs and you’re looking to rent a place with a friend. Or maybe you have a lot of school debt, but you lucked out on a high-paying job and you rent a very expensive palace alone. For the first time, you’re in charge of your financial decisions – and that can be overwhelming. Sometimes it’s easier to relax your discipline, but then this can lead to bad habits that can leave you feeling very financially insecure in your thirties, forties and beyond. The experts at Desjardins Group have some great ideas on how to stay financially disciplined through every age. Twenty-something Do you know where your money goes? By getting a handle on your spending now will benefit you in the long-term. The best way to do this is to create a simple and flexible budget. Make a list of your income and expenditures like rent, groceries, utilities, transportation, savings, fun and clothing. Also include a line for debt and for retirement savings. You might wonder why since retirement is decades away. But if you leave the money alone in a high-interest account, your money will grow thanks to compounding interest. Thirty-something You have more purchasing power now that you’re established in your career. But that means it’s easy to pack on the debt, too. Perhaps you’ve leased a car, you’ve taken a couple vacations, and maybe you’ve just had a really big wedding and a baby or two. If you were a diligent saver in your twenties, chances are you have a pile of cash put aside for that pile of bills on your desk. If the opposite is true, then it’s time to shut down the debt before it snowballs into your forties. Try to pay off your credit cards each

78 New home guide GTA | marCH 16 - 30, 2013

month, too. Or aim to pay more than the minimum. And always apply any new found money to your debt. During this decade also, try to put as much as you can afford into an RSP. You’ll really appreciate it in your forties. Forty-something Now that your debt is under control, how are your savings? Did you put away as much as you could for retirement and for emergencies? If you have kids, did you consider starting an RESP for their post-secondary education? If you were too focused on reducing your debt in the last decade, there’s still some time to catch up. Speak with a financial advisor about setting up an education fund for your child and about the best strategies for building your retirement savings.

Acorn Homes set to

open the doors at Oak Knoll Imagine a new home community nestled

among rolling hills and nearly 100 acres of naturelands, yet located close to the city and all its amenities. Imagine no more, for this is exactly what Acorn Homes is set to unveil with a Grand Opening on Saturday, March 23. Acorn’s newest signature community of luxury homes is set by a 100-acre greenbelt reserve. Phase one, launching this month with preview prices from $599,900, includes exceptionally finished homes on 38 ft. lots, and 28 ft. single homes with detached garages in the rear. As Oak Knoll grows, it will become an urban community surrounded by peace and quiet. Another unique feature about Oak Knoll is that, although comprising detached homes, it is a common element condominium community – meaning, homebuyers own their own homes outright, but pay a small monthly fee for roads and greenspace maintenance, and for other amenities. Oak Knoll is Acorn’s fifth signature community in 80 New home guide GTA | marCH 16 - 30, 2013

Richmond Hill, this time at the highly desirable corner of Yonge Street and Bloomington Road. This central location lends itself to a plethora of local shops and services to the north and south, as well as major shopping destinations Upper Canada Mall and Vaughan Mills. Golf enthusiasts will enjoy a selection of premier clubs including Magna, Beacon Hall, King’s Riding and Summit. Families with children will have the option of several public and Montessori schools, all within a short drive. Acorn is releasing two collections of homes on 28-ft. lots with two-car rear-lane garages and traditional 38-ft. lots with two-car garages. Each home will be designed and constructed to Acorn’s meticulous standards and will adhere to Energy Star’s performance requirements. Features and finishes will include clay brick and enriched stone exteriors with classic steep pitched roofs and decorative dentil board, nine-ft. ceilings, trimmed archways, custom fireplaces and luxurious master suites. Special planning was taken in the design and positioning of each home so it will fit seamlessly with the undulating topography of the site. This will allow numerous homes to feature walkout basements and beautiful views of nature. To view all of the exquisite home designs and select the lot of your choice before the general public, register at acornhomes.ca. Preview appointments will take place at the Oak Knoll sales centre, located on Yonge, just south of Bloomington.

At Mattamy’s Cornell,

you’ll find higher standards come standard

T

here’s something special that you’ll feel the minute you set foot in the community of Cornell. There quite simply is no other new home community like it. It has earned numerous awards for community design and has become a “must see” location for anyone looking to live in Markham. It is home to more than 650 families. It is a place where families connect with one another and take great pride in the day-to-day life and rhythms of the neighbourhood. And now, Mattamy is down to its final release of townhomes and 36-ft. detached homes in this fabled community. These homes are the very last homes of their kind to be built in this inspiring community and they come with standards that raise the bar on standards. For example, the townhomes have nine-ft. ceilings on the main floor. The sense of space reminds you of those grand old homes that were dominant more than 100 years ago. You’ll also find an eye-catching oak staircase adding great presence and warmth to the main floor. Not to be outdone, the 36-ft. detached homes offer dramatic nine-ft. ceilings, oak stairs, beautiful hardwood floors as well as granite countertops in the kitchen.

82 New home guide GTA | marCH 16 - 30, 2013

Cornell is at its best if you go for a stroll or a slow drive. You’ll see interesting streetscapes with homes close to the street, many with front porches, which add to the overall friendly feel of the neighbourhood. You’ll also notice a lack of cars sticking out the front of each home. Cars are kept in their place in rear lanes. And those rear lanes do double duty by offering a great place for a Saturday morning game of ball hockey. This is a community with its own schools, parks, playgrounds and a neighbourhood shopping district that offers convenience and stays faithful to the residential look of the community. Homeowners really appreciate the friendliness of the streets in Cornell. There is a touch of elegance to the streets in Cornell with superb exterior architecture greatly influenced by Georgian, Craftsman, Italianate, French Manor and Tudor styles. Brick, stone, stucco and extremely durable, all-weather Hardi-board add variety and vibrancy to the streets. Cornell has garnered national attention for its urban planning and diversity of style. It is a community planned around the simple idea that people should have more than

just a home; they should have an entire neighbourhood to explore and enjoy. Families who live here enjoy many Mattamy organized community events such as barbecues, flower festivals and holiday tree lightings. This is a very friendly place to live, the kind of place where neighbours become friends. It feels very much like a small Ontario town. There is a major hospital right next door to the community and easy routes into the city are minutes away. Cornell is also close to downtown Markham, which is one of the fastest growing cities in the province, yet still maintains the heart of a small Ontario town. The pleasant town of Unionville is close at hand and you’ll find great boutiques, restaurants, nightlife available for a pleasant evening’s stroll. Mattamy is one of the original builders of this award-winning neighbourhood, so the company was in on the initial planning that helped create a truly unique living experience where higher standards come standard. Higher standard detached homes in Cornell start at $595,990 and higher standard townhomes are available from $397,990. The Cornell sales centre is located at 650 Cornell Centre Blvd., Markham, 905.471.1133. Sales centre hours are Monday to Thursday 1 to 8 p.m., Friday 1 to 6 p.m., weekends and holidays 11 a.m. to 6 p.m.

Impressions in the Village of

Kleinburg makes quite an… impression

Every once in a while a good news

story comes around that is really worth sharing. Such is the case with the recent grand opening of Impressions in the Village of Kleinburg – during which more than 200 homes were sold over four days. You may know Kleinburg as the historic village that is home to the McMichael Canadian Art Collection art gallery, but it will also soon boast a new master-planned community from a trio of top GTA builders. Fieldgate Homes, Arista Homes and Paradise Homes have teamed up to present Impressions, offering freehold towns and semis from the upper $400’s, as well as 30-, 38- and 44-ft. detached singles from the upper $500’s. “You simply won’t find a collection of towns, semis and singles like this one. Not in Kleinburg, Vaughan, Woodbridge or anywhere else,” the builders say. Located in the desirable village of Kleinburg, known for its friendly atmosphere and smalltown feel, you are sure to enjoy the harmonious lifestyle that this one-of-a-kind town offers. Enjoy the surrounding picturesque greenspace that artists dream to create, and live in a home that offers you and your family the ideal lifestyle we all desire. “The community is a wonderful piece of 88 New home guide GTA | marCH 16 - 30, 2013

property, which will have a great number of features built within the community – schools, parks, there’s over 75 acres of greenspace throughout the community,” says Jim Andrews, director of sales and marketing for Fieldgate Homes. “It’s going to be wonderful.” Adds Ron Baruch, executive vice-president and principle of Paradise Homes, “What’s great about Kleinburg is access to every part of the GTA. We’re providing value and accessibility to a future flagship community, full of amenities and access to all the roads that lead to the GTA.” Besides proximity to the GTA, Kleinburg is also rich in heritage, tradition and family values, and is an up and coming community, according to Maor Shpans, sales and marketing manager for Arista Homes. With a variety of new-home options, Impressions is sure to appeal to a number of different types of new-home buyers, from couples just starting out to young families and more. “One of the really wonderful parts of this community is that we have townhomes, we have semi-detached homes, we have singles linked at the garage, we have 30-ft. singles, we have 38-ft. singles and we have 44-ft. singles,” says Andrews. “(It’s) a wonderful cross section that can probably satisfy almost everyone’s needs from a new-home standpoint.” “We have truly a myriad of plans, from laneway townhomes through semis and small singles, in addition to walkout 40-ft. lots that line a greenbelt,” says Baruch. “We have great, great floorplans, open concepts, nine-ft. ceilings on both the first and second floors and 10-ft. ceilings in the master bedroom.” For more information, visit impressionskleinburg.com

by elisa krovblit

All beiged and greyed out? Me too. Strong colours and rich hues are alluring and on-trend. While few people are willing to go full colour on all the furniture in their home, throwing punches of colour into the scheme with accent pieces – not just accessories – brings a strong modern edge to any décor!

ROSEHAVEN HOMES – Lyon’s Creek Models under construction at Lyon’s Creek in Chippawa’s best location!

V

isitors will be in for a real treat as construction of model homes is underway at Lyon’s Creek where Rosehaven is offering a spectacular collection of stunning new homes in Chippawa’s finest location. With the excitement of Marineland and Niagara Falls so close, Lyon’s Creek’s setting in the secluded south side of the Welland River is by far the more sought-after residential area with the neighbourhood’s major amenities being situated there, including shopping, schools, sports facilities, park – even a golf course. Designs being offered at Lyon’s Creek are proving to be real showstoppers. A particular favourite is the exciting new collection of freehold 35-ft.-wide townhome bungalows up to 2,728 sq. ft. with loft option – perfect for those who are ready to move out of their large family home but not ready to give up space or interesting design. With their surprisingly spacious floor layout, double car garage and long list of luxury features, these amazing low maintenance townhome designs offer that detached home feeling from the low $300’s. Purchasers at Lyon’s Creek can also choose from a wide selection of 45- and 50-ft. singles, semis and freehold towns with a new release of 50-ft. lots coming soon for some of the most popular designs. Homes here are truly grand, with covered porches and balconies, coffered and vaulted ceilings, master bedroom suites with walk-in closet, gourmet kitchens with breakfast bar and island, soaring nine-ft. main floor ceilings, dramatic eight-ft.-tall front entry doors and elegant gas 104 New home guide GTA | marCH 16 - 30, 2013

fireplaces. All homes in this high quality community are being built to Energy Star standards of energy efficiency. Lyon’s Creek is surrounded by beautiful valley lands and dense forest, in the picturesque historic town of Chippawa. Spend a languorous afternoon touring the scenic beauty of Ontario’s Wine Country, sampling the fruits of the region at one of

the many wine festivals. Or stroll thorough the historic village of Chippawa, with its unique shops, antique boutiques and restaurants that exude an authentic smalltown atmosphere. Niagara’s world-class attractions and casinos are just a short drive away. Whether you feel like hiking or biking the trails, canoeing on the river, or taking in a round of golf, Lyon’s Creek is the perfect location for a vibrant and healthy lifestyle. Four detached and two townhome model homes will be ready for viewing later in the spring. But as pre-construction pricing will end soon, interested purchasers are urged to visit ahead of the crowds. For the presentation centre at 4210 Lyon’s Creek Rd., take the QEW to Lyon’s Creek Rd., then east on Lyon’s Creek to Sodom Rd. and the sales office. HomeBuyers’ Resource Section You love the home, see what you can afford! Compare mortgage rates for your best deal Calculate your mortgage payments using the mortgage payment calculation chart

marCH 16 - 30, 2013 | New home guide GTA 111

Calculate your mortgage payments interest rate

amortization period

chart figure

example: 5%

25 years

5.82

mortgage amount ÷ 1,000 (mortgage amount $125,000)

125

Follow these steps to see if you’ll qualify for a mortgage on your dream home

01

05

Calculate the combined monthly before-tax income of you and your spouse.

Multiply this figure by the amount you need to borrow. Divide by 1,000.

02

06

Divide by three. This figure is the monthly payment you can afford to make on your home.

Add to this your estimated monthly heating costs and monthly property taxes.

03

07

Take the total price of the home and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.

04

Refer to the chart on the opposite page. Look down the left column and locate the interest rate you expect to pay. Line this up with the amortization period of your choice. (Most first-time buyers take the 25-year amortization.) 112 New home guide GTA | marCH 16 - 30, 2013

If this figure is equal to or less than one-third of your gross monthly income (calculated in Step 2), you’ll qualify for a mortgage on your dream home. Bear in mind that this is a rough estimate. If you have several other large loans already, you may qualify for less. Also, banks and trust companies vary in their policies. The best way to know what you can afford is to go to the lending institution of your choice and get pre-qualified.
