Low mortgage rates keep home shoppers in the driver’s seat through the summer
T
he Bank of Canada’s recent announcement to hold interest rates is good news for home shoppers. There are many excellent mortgage products available from banks and brokers that will suit your individual needs, and some are even lower than posted bank rates. With a pre-approval in hand, you’re protected if rates rise, and if they go down, you’ll likely get an even lower rate. A pre-approval can be a win-win situation for shoppers since it means you don’t have to wait to get financing approval on a home when you put in an offer. This is an especially good tool to have in hot markets. Removing the “conditional on financing” clause could mean your offer is accepted first, since you already have your financing in place. So, when will rates rise? Recently, we’ve been hearing that rates may not see an increase until next year at least. The Bank will make its next scheduled rate announcement on May 29 – but don’t wait until then to get pre-approved for a mortgage. It can take a few days. Many lenders now offer online pre-approvals to make the process easier.

When answering this question, be sure to take all factors into consideration

o each his own, as the saying goes, and when it comes to choosing what type of new home to purchase, today’s buyers have plenty of options. For some, choices are dictated primarily by budget, location or family circumstances; for others, financial freedom and where they are in life may allow them to select purely by home type. Indeed, the answer to this question varies and depends on many factors. One common mistake buyers – particularly first-timers – make is buying more home than they can handle. Experts agree making yourself house-poor is not a wise decision, and the best news is that with the variety of product available from builders today, you are sure to be able to find a new home that suits your taste and budget. It’s also important to remember that homeowners buy and sell many times over in their lifetime, so if your first or second home isn’t quite your dream home, you can always plan to move up, downsize or adjust however you need to in your homeowning future. And as our story on page 40 illustrates, GTA builders offer excellent, award-winning homes to suit just about everyone. Get out there and explore!

professionals gathered for a much-anticipated event, the 33rd annual BILD Awards, which recognizes the GTA’s best new homes and communities in 48 categories ranging from marketing campaigns to architectural design and community building. The prestigious Home Builder of the Year award was given to Tridel for the company’s focus on quality, superior customer service, innovation and commitment to green building. The company also shows industry leadership, builds partnerships and contributes to the community. A key component of the judging process for this award is a customer satisfaction survey completed by recent occupants of the builder’s communities. In the Green Builder of the Year category, the Minto Group and Times Group were the winners. Minto was recognized in the lowrise sector for its belief in the power of collaboration, continuous improvement and making the world a better place. Is paying off your mortgage
bad for your net? by Calum Ross
In a society where financial-planning education
and free financial resources are readily available, it is difficult to believe that most people do not understand how to use their cash flow and capital effectively. When determining many people’s top financial objectives, a large number of people put building their net worth and paying off their mortgage at the top of their list. While at face level these seem to be rational choices, I will show you why these goals may contradict one another, and how being mortgage-free is a detriment to building net worth. With rates of returns in the equity markets once again showing positive returns, RRSP contributions and investments are once again a hot topic. The challenge that this presents for most individuals is clear – with a finite income, how does one allocate capital to acquire that net worth figure that brings you to the point where work is something you choose to do rather than need to? The RRSP-versus-mortgage debate has long been the source of controversy. While there is no definitive answer, here are some rules that will enable you to make an informed decision. The major factors influencing the choice of options are the mortgage interest rate versus the expected return in the RRSP, the investment time horizon versus the mortgage time horizon, the availability of RRSP contribution room, and the ability to capitalize on mortgage prepayment privileges. Given an expected RRSP return equal to or greater than the mortgage interest rate, and an investment time horizon equal or greater than the likely mortgage life, maximizing RRSP contributions generally maximizes net worth because the tax-sheltered growth of an RRSP means you get compounded growth for a long period. Conversely, as the mortgage interest rate is greater, or the investment time horizon decreases, it becomes more attractive to prepay the mortgage. Those who are fortunate enough to have used up all of your RRSP contribution room should look at whether borrowing to invest outside of your RRSP is wise. While all the same principles stated above apply, there are a couple of distinct elements to review. When considering building an investment portfolio outside of your RRSP, compare your after-tax rate of return relative to your after-tax cost of borrowing. It’s no small feat to be considered as a Tarion Awards of Excellence finalist, as there were 252 builders eligible for an award. I was joined by the Honourable Tracy MacCharles, Minister of Consumer Services at a recent luncheon to honour the finalists. The Minister offered her congratulations to the 2013 Tarion Awards of Excellence recipients for so capably representing Ontario’s building industry. Along with members of Tarion’s Board of Directors, Minister MacCharles and I presented the 2013 Tarion Awards of Excellence to: • Tridel, Toronto – highrise category • Fusion Homes, Guelph – large volume category • Klemencic Homes, Trenton – medium volume category • Parry Homes Inc., London – small volume category It’s no surprise to me that many of the award recipients and finalists have been recognized in previous years as leaders in customer service. Providing exceptional service takes commitment and dedication on behalf of everyone involved. For many of these builders, that means investing in a culture of customer service excellence throughout the organization. The awards are based on the results of a comprehensive survey sent to more than 40,000 Ontario homeowners who took possession of a new home between Oct. 1, 2011 and Sept. 30, 2012. More than 6,800 survey responses were received, representing 17 per cent of consumers who bought a new home in Ontario during that time. The results were tabulated by Crunch Research in partnership with Harris Decima. Survey questions covered every stage of the homeowner-builder relationship beginning with the signing of the agreement of purchase and sale, through construction, pre-delivery inspection and after sales service. The Awards of Excellence represent an honour every business person strives for; recognition of a job well done, based on the people whose opinions matter most – their own customers. I consider it a privilege that these are the only awards in Ontario that recognize new home builders exclusively for customer service and congratulate all of the 2013 Tarion Award of Excellence finalists.

celebrated the best in design, construction, sales and marketing at the 33rd annual BILD Awards on Friday, April 26. More than 1,100 industry professionals attended the event, which recognized the GTA’s best in 48 distinct categories ranging from ad campaigns to architectural design and community building. Tridel was awarded the prestigious Home Builder of the Year award for the company’s focus on quality, superior customer service, innovation and commitment to green building, industry leadership and partnerships and contributions to the community. A key component of the judging process is a customer satisfaction survey, completed by recent occupants of the builder’s communities. This year’s Green Builder of the Year awards were awarded to the Minto Group and Times Group. Minto was recognized in the lowrise sector for its belief in the power of collaboration, continuous improvement and making the world a better place. The company’s environmental policy states “Minto believes that it has a corporate responsibility to the environment and that actively pursuing green initiatives is compatible with growth and prosperity.” In the highrise sector, Times Group was rewarded for its commitment to sustainability and for adopting green construction practices and technologies early. The company develops sustainable communities and provides support to local conservation associations. Other pinnacle awards included the development-oriented Place to Grow Community of the Year Awards. Kylemore Communities was awarded top honours in the lowrise category for its Angus Glen Community development, while Liberty Developments was recognized for Centro Square Condos on the highrise side. I recently purchased a rental investment property. Fortunately, the home was rented quickly. However, last summer because of several days of heavy rainfall, the roof leaked terribly and our ceilings were partially water damaged. I had to reshingle and replace almost half of the entire roof and repair the ceiling and floors. It also cost me more than $1,200 for a new fridge and stove. I have an individual who prepares my income taxes who has advised me that these are capital items and I could not deduct them for my income taxes. I find that ridiculous to be out of pocket that amount of money and I cannot deduct it. Sam, Toronto

Real estate rental deductions are always contentious, and Canada Revenue Agency frowns on expenditures that should be capitalized as opposed to being expensed immediately. As an accountant who deals with real estate investors on a regular basis, I can tell you your concern is not isolated. The Income Tax Act does provide guidance with regards to capital items and current expenses.
Capital expenditures – Generally, these are expenditures that will provide benefits and a useful life for several years – such as appliances, air conditioners and dishwashers. The Income Tax Act provides for Capital Cost Allowance (CCA) deduction for capital expenditures that can be expended over the useful life of the asset. Deductible Expenses – Generally, these expenditures may be deducted in the year they are incurred. insurance, utilities, mortgage interest, advertising cost, legal cost, accounting fees, and repairs and maintenance. It would appear your repairs were performed to maintain the property to its original condition and would therefore be considered a current expense. However, the fridge and stove must be capitalized. Investors should always have a good accountant who deals with real estate investments on a regular basis to ensure the right advice is given.

Congrats on joining the ranks of entrepreneurs. Many individuals talk about starting their own business but are reluctant to do so for various reasons. The primary obstacle is finances, followed by lack of knowledge about where to start. Individuals who are strictly T4d – that is, employed full- or part-time – were to file their year’s personal tax return on or before April 30 of the following year. Selfemployed (including non-incorporated businesses) taxpayers and their spouse had to June 15 to file their tax return for the previous year. However, any income taxes owing would have to be remitted on or before April 30 of the filing year. Therefore, you should have your tax returns prepared before the end of April to avoid any interest penalties.

Furniture plans help with smooth moves
Jo-Ann Capelaci
I recently met with Jo-Ann Capelaci (joanncapelaci.com),
who I knew years ago as a partner in Colours & Concepts, a company she started with Susan Harvey. At the time there were very few who specialized in managing the décor process on behalf of new-home builders. Geranium Homes was one of the company’s first clients and is still working with them today. Capelaci’s team of professionals assist new-home buyers with the important process of selecting their entire interior finishes for their home. Today, Capelaci divides her time between her clients in Toronto and her business in the Los Angeles area where for 10 years she has been designing multi-million-dollar homes. In addition, the merchandising services (similar to home staging) offered through her company Designsflo have helped clients with the sale of their residences. Sharing her knowledge and experience with people is a happy by-product of an interesting career and Capelaci has created a series of topical workshops Geranium will be presenting this fall. For her custom home clients, Capelaci designs a furniture plan early in the process, which also then becomes a foundation for the lighting plan. If a client has purchased their home before calling Capelaci, she suggests they start immediately. To get the ball rolling, she begins with a thorough customer interview. She first needs to understand how her clients will actually use each room. This is an important step and takes into consideration all sorts of factors, from the age of the occupants to the amount of sunlight a room receives. “The most common mistake people make is buying or keeping furniture that is too large for their new home. 66 New home guide GTA | may 11 - 25, 2013
We also see a tendency to over crowd rooms. Today’s trend is towards less cluttered spaces; rooms feel more spacious and we feel better in a home with less stuff,” says Capelaci. A plan starts with each room’s focal point; ensures space is allocated for navigating around and through areas; establishes scale and proportion for furnishings and creates rooms that are open and inviting to residents and guests. If a particular room is to serve multiple functions for the family, then Capelaci often suggests using built-in furniture with lots of storage to alleviate clutter. Capelaci sees a further benefit to having a furniture plan when you shop for new items. “Knowing what will fit in your next home, may result in a much easier and more pleasant moving experience,” she adds. As a certified interior designer, Capelaci keeps abreast of new and popular materials. “For instance, flooring is one of the most visible finishes a buyer will choose and two of my current favourites are wood for its beauty and versatility and large format porcelain tile, there are excellent options that look like actual stone,” she explains. Good debt, bad debt and everything in between:
how to borrow smartly Access to credit is an ongoing need for Canadians
as they navigate through expenses that range from the unexpected to buying a house. In fact, a recent TD Canada Trust survey found the top three credit options used by most Canadians within the past five years are bank-issued credit cards (92 per cent), department store cards (48 per cent) and mortgages (42 per cent). TD Canada Trust’s Farhaneh Haque, director of mortgage advice, and Stephen Menon, associate vice-president of credit cards, have teamed up to outline the popular credit products available and provide Canadians with tips on how to borrow responsibly. “Believe it or not, some debts can actually work for you,” says Haque. “Borrowing money to invest in something that will increase in value, like a home, could be considered good debt. In contrast, carrying a balance on your credit card to fund shortterm lifestyle spending is not sustainable and should be paid off immediately.” “Used responsibly, financial products like credit cards and lines of credit can help you finance major expenses cost effectively and manage your cash flow,” adds Menon. “However, these benefits may be outweighed if you’re taking on too much debt. Credit products should not be used for perpetual borrowing, with no plan in place to repay the debt.” ›› Credit cards According to the survey, credit cards are the most widely used personal credit product. More Canadians applied for a credit card in the past year (29 per cent) than any other personal credit product. Two-thirds of Canadians (66 per cent) agree that setting up pre-authorized bill payments on a travel rewards credit card is a good way to maximize the travel rewards earned and manage your finances. “When used correctly, credit cards can help manage and track your spending and build your credit history,” says Menon. “A credit card can also maximize your spending power if you choose a card that comes with travel or cash back rewards. in full and on time each month to avoid interest charges on your purchases.” ›› Home Equity Line of Credit Seven in 10 Canadians (70 per cent) say they have never used a home equity line of credit, even though 82 per cent correctly believe that a home equity line of credit can be a lower-cost option than a personal loan for financing a home renovation. “Many homeowners have the option to use the equity they’ve already built in their homes to finance upgrades which may improve their home’s resale value,” says Haque. “A Home Equity Line of Credit could allow you to use up to 65 per cent of the lesser of the appraised value or purchase price of your home, with a lower interest rate than most alternative forms of unsecured credit.” ›› Mortgages The majority of Canadians think a mortgage is “good” debt (88 per cent) and understand that weekly mortgage payments, versus monthly, will help reduce the mortgage amortization period (84 per cent). “Many borrowers want to pay down their mortgage ahead of schedule and be debt-free sooner, but they worry about not having the cash available if they need it in the future,” says Haque. “If you have paid down your mortgage ahead of schedule, and if you qualify, you may be able to use that prepaid amount to take a temporary ‘vacation’ from your scheduled payments at a later date. A payment vacation can be particularly useful if you’re starting a new family or find yourself temporarily unemployed.”

There are many charities that will take things you
no longer need so don’t hold onto items just because you have them. If they’re of no use to you it’s time they stopped taking up your space and moved on to a home where they’re needed. Hold a garage sale if you have the time. The money you earn can go towards new purchases once you’ve carved out some space. Get a jump-start on de-cluttering Books collecting dust? Although I keep a collection of books that I often re-read or refer back to, I make it a habit to use the one-in/oneout rule. I love books and my house would be overrun with them if I didn’t begin this habit a long time ago. Any time I’m tempted to buy a new book, I remind myself that if I do, I will have to let one go. This encourages me to borrow books from the library when possible. I often get questions about what to do with books that are no longer used and are taking up space. Donate books in good condition to your local library, hospitals or schools. There is even a great program that sends books to troops (Books for Soldiers, booksforsoldiers.com). Toy toss Put aside time with the kids to go through their old toys and decide what they want to donate. Remind them they need to make space if they want new toys. Drive to the charity together and drop off the toys. Remind the kids how kind and giving their gesture was and that other less fortunate children will truly appreciate their donation. It’s never too early to start teaching children this valuable practice. Clean out the garage If your garage is cluttered, it’s a good time to tackle it. Empty out the entire garage, or work in sections (depending on the amount of clutter and the amount of time you have to clear it). Place like items together in categories: car care, tools, sporting, gardening, etc. Create a pile for things you no longer need or want. Heavy duty shelving units and clear bins work great for storing these items within their categories. Brackets and hooks work for large items. Have you been putting off your garage sale? Have you been storing items for years with the intention of having a garage sale, but never get around to it? Pull out your calendar today and book a definite date to have it. Blocking the time now increases the likelihood of following through with it later. Another option is to forgo the garage sale entirely and donate these items instead. Has your clutter expired? If you can’t quite bring yourself to let go of certain items, even though you aren’t using them, consider packing them in a box and writing a “best before” date on it six months away. Put this date on your calendar as a reminder. If you don’t go into that box again before the expiry date, donate it to charity without opening it again. This provides you with a coolingoff period, making it easier to detach. Out with the old, in with the new Is your outdated home office equipment slowing you down? Maybe it’s time to upgrade or replace it. Or, have you replaced your equipment but kept the old laptop or printer “just in case?” Take back your space and give your office a fresh start by letting go of the old. Do this and I predict your productivity will increase in the years ahead! Having trouble deciding? Clutter is the result of postponed decisions. When you are de-cluttering, make the keep/toss/ donate decisions easier by asking yourself whether the item serves a purpose or adds beauty or meaning to your life. Getting organized is not about getting rid of all your stuff, it’s about honouring what truly serves you and letting go of what’s just taking up space. If you don’t love it or use it, it’s time to lose it.

Want to get out of debt? by gail vaz-oxlade There are a lot of people walking around
with the debt monkey on their backs. A lot of people. And some of them can’t understand how they got roped into carrying the little beastie around with them. All of them wish they could shake the bugger off. So, why don’t they? Answer seems easy enough, doesn’t it? Just pay off the debt. But wait. To do that, a body would have to admit to having debt and there are people who haven’t yet ‘fessed up to how much they owe. Some even pull out the wide eyes and Betty-Boop lips as they announce, “I don’t know how much I owe.” Really? You don’t know how much you owe? You’re just lucky that you’re not in the room with me, ‘cos I’d give you a good smack! I assume, because you’re reading this, you’re interested in getting the monkey off your back. 1 Start by gathering every last statement you have for your debt. You’ll need your most recent statements to get a clear picture of what’s going on. If you’ve dumped them all, just wait ‘til your next statements arrive and collect them all in one place. 2 List all the debt you have including: ›› credit cards ›› lines of credit ›› loans (for your wedding, furniture, whatever) ›› auto financing ›› student loans ›› buy-now-pay-later loans (even if they haven’t come due yet) ›› outstanding bills (utilities, phone bills, cell phone,) ›› the tax man ›› spousal / child support in arrears ›› family loans
Start by gathering every last statement you have for your debt. You’ll need your most recent statements to get a clear picture of what’s going on. ›› loans from friends ›› pay advance loans (from stores) ›› pay advances from your employer 3 Identify what you used the money for since you want to be able to remember what you’re paying all that interest on. Hmmm, all those restaurant meals don’t look like such a good investment now, do they? 4 Put in your current balance from your last statement. 5 Put in the interest rate charged. 6 The worksheet will calculate approximately* what your payment will be if you decide to pay off your debt over one, two or three years and give you a monthly total. (*Hey, I built this worksheet and it’ll give you good guidance, but if you want a perfect amount, check the web for debt repayment calculators. The point of this exercise is for you to see your reality and come to terms with what you’re going to do about it.) 7 Do not plan to take longer than three years to pay off your debt. There’s a phenomenon called “debt fatigue” that sets in if you live with your debt for too long. Thirty-six months should be your maximum repayment time frame. 8 If re-payment looks impossible, here are some steps to take: a. Get your interest rate down. $5,000 on a credit card charging 25 per cent will cost you $521 a month to repay in one year. Get your interest down to 12 per cent using a consolidation loan and you’ll pay only $467 a month on that balance. Transfer your balance to your personal line of credit and pay just 6.5 per cent and it’ll only cost you $444 a month to pay off that $5,000 in one year. Better yet, transfer your balance to a credit card with an introductory interest rate of just 2.5 per cent and it’ll cost you $427 a month. There, you just saved $100.

Calculate the combined monthly before-tax income of you and your spouse.
Multiply this figure by the amount you need to borrow. Divide by 1,000.

Divide by three. This figure is the monthly payment you can afford to make on your home.
Add to this your estimated monthly heating costs and monthly property taxes.

Take the total price of the home and subtract the amount of money you expect to make as a down payment. This is the money you will have to borrow.

So, while the answer to the question – What type of home should you buy? – is specific to circumstances, there are also some common guidelines you can follow.
How much can you afford? Experts agree it is never a good idea to make yourself housepoor, and it is a very common mistake, particularly of firsttime buyers, to buy more home than you can really afford. Meeting with a mortgage broker or your banker will help determine your full financial picture, assessing everything from your credit rating to how much you have saved for a down payment. And with tougher mortgage rules recently taking effect, buyers should “stress-test” their plans – seeing how well you could cope with higher mortgage payments brought on by rising interest rates.

It short, it really depends on your situation – everything from the amount of your down payment to where you work to whether you have kids to other personal circumstances. Of course, most of us would love a large house on an expansive property on a quiet cul-de-sac in the best neighbourhood. But that’s not always possible. For your own enjoyment while you live in your home as well as for future resale potential, proximity to transportation, shopping, schools and other amenities is among the key determinants that affect the your property’s appeal, and ultimately its value. After all, those are the qualities potential buyers look for when searching for a home; the more of them your house has when you go to sell, the more it will be attractive to a greater number of people. While experts suggest you take a longterm view when buying a home, it’s also important to not look too far down the road. Another common homebuyer mistake is not being prepared for all the closing costs involved: lawyer fees, land transfer taxes, utilities, insurance, and home inspection and appraisal fees and insurance. All of these costs add up, and ultimately should factor into your overall home-shopping budget. Where do you want to live? This question is becoming more important for a number of reasons, though influenced primarily by where you work, how much of a commute you want and whether your transportation options include mass transit or only driving. Indeed, especially with gas prices on the rise, proximity to mass transit is something more and more people are looking for in their new home location. It may not be as simple as choosing to live in the city, suburbs or small town. What type of home do you want? Once you have determined your options for cost and location, you can then assess what types of homes are available in your price range and desired neighbourhood: Single-family detached, semi-detached, townhome or duplex? Some many questions, so many choices.
