This rule still applies when buying a home
I
n a real estate market such as Toronto’s, the term “get it in writing” has never been more important. In the case of a new home purchase, your Agreement of Purchase and Sale, the contract spells out the terms between you and your developer and/or builder. Without it, if there is a misunderstanding or disagreement, it’s impossible to prove what was agreed upon. Since building a new home is more complicated than a resale transaction where a home and/or property likely already exists, there is no set Agreement of Purchase and Sale or standard contract for buying a new home. In some provinces, builders may have standard contracts prepared by the local home builders’ association or their new-home warranty program. Builders often prepare their own agreements, which can vary from one builder to another and from province to province. Before you sign a contract, review it carefully with the builder and ask questions to make sure you fully understand what’s it in. Your next step is to take it to a real estate lawyer and have it reviewed. Once it is signed it becomes a legal document, so seeking the services of an experienced lawyer is an important step toward ensuring that your dream home becomes a reality.

Know your builder and warranty Understand what’s covered – and what’s not
A
s parts of the GTA (at time of writing) are still reeling from severe rainfall, flooding and power outages, it’s the perfect time to discuss new-home warranties. You wouldn’t dream of buying a new car, TV or other big-ticket item without first inquiring about the manufacturer’s warranty, would you? When it comes to buying a new condo, you should be even more diligent. Some people may be so excited about their purchase that they’re more interested in choosing finishes than reading the fine print of a sales agreement. Or maybe they assume all builders are created equal, and that certain things are covered, when in fact they may not be. Or it might be a lack of awareness of just how new-home warranties work in Ontario. Welcome to Tarion Warranty Corp. – a non-profit company designed to protect the rights of new-home buyers and to regulate builders. With four main responsibilities – homeowner education, warranty enforcement, builder licensing, and identifying and prosecuting illegal building – it is, unfortunately, a necessary but extremely valuable body. Government plays a part in

I’ve been talking a lot about affordability of new homes in the GTA, development charges and municipal accountability lately. So I was interested to read the timely report called, Big City Spenders, recently released by the Canadian Federation of Independent Business (CFIB). It analyzes municipal spending trends with a focus on Toronto, Vancouver and Montreal and challenges the assertion that municipalities don’t have enough revenue to provide essential services. Interestingly, the report provides evidence that operating spending has increased consistently to match inflation, as opposed to population and that “spending is far outpacing inflation and population growth.” In Toronto, where spending adjusted for inflation increased by 40 per cent between 2000 and 2011, the population only grew by eight per cent, according to the report. When reading, the question came to mind: where is the money being spent? According to the research, more than half of the Toronto’s operating spending is on employee wages, salaries and benefits every year and it wasn’t much different in Vancouver and Montreal. I agree with the report’s conclusion that it’s time to change the conversation from being about cash-strapped municipalities facing an infrastructure deficit to focusing on what is driving spending. I know our industry and new homeowners do their fair share to contribute to municipal, provincial and federal coffers. We estimate that in 2012 alone, the industry and new-home buyers contributed more than $1 billion toward the construction of growth-related infrastructure like sewers, roads and transit in the GTA through development charges paid to municipalities. In fact, we recently commissioned and released a report looking at the impact of a variety of government charges and fees on the affordability of a new home in the GTA. We looked at six municipalities and found that on average, more than one-fifth the cost of a new home goes to government through a variety of fees and charges such as development charges, parkland fees and taxes. In dollars, the average adds up to $118,400 on a new single-detached home and for a new highrise home, it’s roughly $64,400. Over the last decade, about 400,000 new homes have been purchased across the GTA – the government revenue generated is in the billions. What if after moving into your new home, you one day discovered that it, along with 20 of your neighbours’ homes, had sunk a half foot into the ground? Imagine placing a deposit on your dream home only to have the builder close up shop without so much as breaking ground. When you buy a new home in Ontario, you can turn to Tarion for help. Tarion staff recently traveled to Southwestern Ontario to meet with a group of residents affected by the recent closure of a builder. In some cases, Tarion will be assuming the warranty for homes already built. In others, buyers of unfinished homes will be making claims to Tarion for financial losses associated with the deposit given to the builder. The other case I referred to was a very complicated situation where Tarion worked with 21 homeowners to raise and repair the sunken homes, while relocating residents for up to two months at a time. In both of these situations, Tarion stepped in to help the homeowners because their builders weren’t able or willing to do so. That is, after all, what we’re here for. Tarion’s role is to backstop the builders’ warranty. Most homeowners have little interaction with Tarion aside from submitting their warranty forms or asking questions about coverage, because they are able to work directly with their builders to resolve their issues. The warranty was designed this way – to set out construction performance and customer service standards that builders must follow. But when something does go wrong along the way, Tarion is there to help. When a homeowner contacts Tarion to make a warranty claim, our process typically involves working with them and their builder to see if we can help them find a resolution. In situations where a builder is unwilling

or unable to address an issue that falls under the statutory warranty, we work directly with the homeowner to resolve the matter. This may mean making repairs to warranted items, hiring experts to find a solution to a very complex problem, or paying out claims for deposits given to a builder who is not able to deliver on his promise to build a home. First and foremost, our goal is always to ensure that homeowners receive the warranty protection they are entitled to, regardless of whether the builder is able or willing to honour the warranty. We are able to protect homeowners because Tarion maintains a strong guarantee fund, which is used to pay out claims. Similar to the way an insurance company operates, we follow recognized accounting and actuarial standards for the insurance industry to ensure we have sufficient resources to meet claims as they arise. Over the years, we’ve worked to provide more protection for homebuyers and better regulation for the industry. We’ve raised the warranty’s liability cap from $100,000 to $300,000, expanded the delayed occupancy warranty, added unauthorized substitution coverage and created many consumer friendly improvements over the years including the MyHome portal. We’ve also introduced an independent Ombudsperson’s Office. What started out, 36 years ago, as a simple warranty for construction is now a very robust warranty that covers homeowners from the time they sign a purchase agreement until seven years from when they take possession. We continue to look for ways to better serve homeowners and provide the most comprehensive new home warranty protection in Canada.

Over the past five years, we’ve strived to continuously expand and refresh our online presence. Working with Digital Front Technologies (digitalfront.ca), our web savvy consultants assist us by recommending and implementing a variety of SEO (search engine optimization) and marketing strategies, now expanded to include social media, blogs and e-marketing. The time and energy we invest in establishing and managing an online presence has definitely paid off – for example, in 2012, we know that 66 per cent of our total number of homebuyers first registered online. And a growing number of those registrants found us through web links and searches. Digital Front owner, David Kastelic, is my daily contact person and he has recently spearheaded a refresh of our website – geraniumhomes.com. This came about in part because of the growth in the number of people using mobile devices to access the Internet. David says “It is essential that website usability does not limit itself to traditional computers. As much as possible, the same information and services must be available to users regardless of the device they are using. “Responsive web design and development is a game changer,” he further explains. “It is important to regularly review and update a website to ensure that it can adapt to different mobile viewport devices to prevent the loss of prospective clients. This practice is beneficial to both the client and developer. It effectively handles fragmentation issues from different types of platforms, devices and frameworks. recorded a 50 per cent increase in site visits by people using various mobile devices.” One of the key tools we employ is SEO. Whereas traditional advertising combines television, radio, print, signage and direct mail to grab the consumer’s attention and direct them to a product or service, on the web businesses rely on search engines. “Ensuring a website gets listed to the leading search engines is done through SEO. Optimizing a website according to search engine standards will warrant a favourable SE ranking, which makes the website ‘easy to find.’ This results in greater brand recognition,” adds Kastelic. Of course, Geranium not only has a website but maintains a very active social media presence which contributes to a healthy and engaged database. These work hand-in-hand. As Kastelic says, “Websites provide the opportunity to know precisely the kind of people interacting with your brand, and create an opportunity for engagement. However, we can’t identify just who each individual is, nor can we reach out and make their experience more valuable, personal and exciting. This is where social media comes in. It helps to build an ongoing relationship between your brand and your potential customers with a deeper level of trust and commitment. While each has a different purpose, they have one common goal – that is to convert more users to customers.” The notable and ongoing rise in traffic to Geranium’s website is a strong indication of our continued success in a thriving, ever changing online universe. They loved their home; unfortunately they can no longer maintain it on their own. We can financially and physically help them in their senior years. The Baby Boomer generation may have to put condo living on hold for several years. Many boomers have the financial responsibility of not just university kids but aging parents too. Our generation (myself included) is blessed with having the people most close to us at home – children and parents. Unfortunately, neither Ottawa nor Ontario provide a deduction for your financial assistance. However, they do provide a “caregiver” tax credit. You may qualify to claim a $4,223 federal tax credit and a similar provincial amount. This will reduce your federal and provincial income taxes by $633 and $210 respectively. You should note, parents must be at least 65 years old and mentally or physically dependant on adult children.

My kids attend pre-school and elementary private institutions. The cost is astronomical but my wife and I believe it is best for our kids. How much of the tuition may I deduct and how? Wong, Markham

Generally, private school tuition is not tax deductible. An attempt was made several years past to deduct private school tuition; however it was politically unpopular and was reversed the following year.

Fees to education institutions may be deductible as childcare and claimed by the lower income spouse. A receipt must be provided by the school for the portion of the fees that are considered “childcare.” Additionally, depending if there is some religious affiliation, part of the fees may be allocated as a charitable donation. Again, the institution must provide receipts and qualify for charitable status.

Generally, real estate that is sold for more than its cost may result in a capital gain for the individual. Fifty per cent of the gain must be included in your income tax return in the year of sale. Using your figures and assuming you have other income, such as from employment, we can use a 40-per-cent tax rate. Therefore, the $80,000 capital gain is reported. Forty thousand (50 per cent of the gain) must be included in income. This is taxed at 40 per cent. Your tax obligation on the gain is $16,000 (40,000 x 40 per cent) to Canada Revenue Agency. Consult your accountant/tax advisor before committing to pay any income taxes.

investment you ever make. Think about that... Why, you ask? The answer is that in my 35 years of practicing law, I have seen young couples spend more time researching a new telephone than a new home! The most important advice I can give, and if you take anything from this article, it is this: research everything ahead of time, such as prospective builders, areas, amenities, property taxes, lawyers, your financial ability, zoning, bylaws and neighbours. And don’t allow yourself to be pressured by anyone. What can you afford?
Review your available cash for deposit and annual income to pay a mortgage and expenses. Once you have done that, speak to the mortgage specialists at the bank you deal with and speak to a reputable mortgage broker. Companies such as the Mortgage Centre in Mississauga and Mortgage Providers in Toronto have the experience and integrity to get you the best deal. Find out how much money you can borrow and how much of a deposit you’ll need to put down. This will allow you to focus on homes you can afford. Get a pre-approval in writing so you have something to rely on, because especially today, it is critical that you do not get caught up in the rush of buying a house that is beyond your budget.

Condo living provides a carefree lifestyle – someone else cuts the grass and shovels the snow – but you pay additional monthly common expenses and sometimes others determine how the amenities, if not your unit itself, can be used. Freehold provides the freedom to do what you want, but maintenance and upkeep fall on your shoulders. The choices are boundless. Once you determine what kind of home you want, you need to decide new or resale. If new, the offers are long and filled with clauses that could cost you money or result in long delays. Be sure to see an experienced real estate lawyer familiar with these kinds of agreements before it is final and no longer conditional. Research the builder and go to other sites the company has done and ask people about quality and after-sales service. Find the right lawyer

Ontario’s economic growth to pick up the pace in 2013: RBC Economics Ontario’s economic growth is expected
to improve this year and next, due to employment gains, improving trade performance and still-strong housing construction at the start of 2013, according to the latest RBC Economics Provincial Outlook. RBC anticipates real GDP growth of 1.7 per cent in 2013 and 2.8 per cent in 2014, both up from 1.5 per cent in 2012. Ontario’s growth was re-energized in the early stages of 2013 after stalling in the second half of 2012. RBC indicates that Ontario’s international trade deficit decreased slightly, bucking the decade-long deteriorating trend and reducing its drag on economic growth, and the jobs market experienced significant progress. “We saw a jaw-dropping 51,000 surge in employment gains in May as well as year-to-date annual job growth jumping to 2.0 per cent, more than double the increase in 2012,” says Craig Wright, senior vice-president and chief economist, RBC. “These encouraging developments should go a long way in convincing skeptics that Ontario’s economic engine has restarted.” On the external trade front, RBC notes that in the first four months of 2013, exports grew 0.5 per cent,

despite momentary fatigue in motor vehicles and parts – Ontario’s top exports – which last year recorded a significant 17-per-cent increase. With U.S. auto sales in the midst of a solid recovery, RBC anticipates there is scope for further gains in auto sector exports. “Generally speaking, the U.S. economy is on an uptick, which bodes well for Ontario’s economy. We expect U.S. demand for the province’s goods and services to improve in the period ahead,” says Wright. In early 2013, the number of homes (or, more specifically, condos) under construction in Ontario were near 30-year highs, and residential investment remained a factor adding to growth. Nonetheless, RBC expects residential construction activity to slow later this year as sales and starts decline and homes under construction are completed. “While we anticipate slowing residential construction activity will leave a hole in the province’s economic accounts, strong investment in non-residential structures and infrastructures will more than fill it up,” says Wright.

Steps for homeowners to recover from floodING
As floodwaters recede in parts of the GTA
after the recent record rainfall, the long process of recovery and repair begins. The cost of the damages will be borne by: » Municipal, provincial and federal governments; » Insurance and reinsurance companies; and » Individual businesses and residents. At this point, the proportion of damages each party will incur is unclear. Understandably, this is particularly unsettling for individual businesses and residents. What’s more, many businesses and residents are struggling to understand what insurance policies cover. That’s because each class of insurance treats flood damage differently. Protection against flood damage can be added to most commercial insurance policies purchased by businesses, condo corporations and farms. Similarly, protection against flood damage is typically included in the comprehensive coverage option available under most auto insurance policies. On the other hand, flood damage is specifically excluded from most home insurance policies in Canada. Government assistance programs exist for homeowners and tenants suffering flood damage. It’s important to note that flood damage is distinct from water and sewer backup damage.

Most home insurance policies provide some form of protection against water and sewer backup damage. In some cases, you may need to specifically add, and pay for, this protection. Adding to the confusion for homeowners and tenants is the fact that seemingly similar home insurance coverages, like sewer backup protection, can differ by company. For example, some policies exclude loss or damage caused both directly and indirectly by flood. If your policy excludes damage caused indirectly by flood, then you may not be protected against sewer backup damage even if no floodwaters entered your home. That’s because the sewer backup damage was indirectly caused by flood.
Protection against flood damage can be added to most commercial insurance policies purchased by businesses, condo corporations and farms.

If your application is approved, the Program will cover the costs of returning essential property to its condition prior to the flood.
So, what should you do if you suffer flood damage? The first step is to file a claim with your home insurance provider. You should do this even if you suspect your claim may not be covered based on what you’ve heard from others. As mentioned earlier, each insurance company offers different coverage. Even if both you and your neighbor are insured by the same company, your policy may be different. For example, you may have added sewer backup protection to your policy whereas your neighbor may not have. Your claim will be assessed based on your policy and situation. If your claim is not covered, ask for a letter indicating so. This letter will assist you if you choose to escalate the matter. What if you have concerns with your home insurance claim or wish to escalate it? The insurance industry hasn’t always had the best reputation, but in recent years things have changed. Today, most companies try to find ways to cover (rather than deny) claims based on policy terms. Nonetheless, disputes, mistakes and misunderstandings do happen. If you have concerns with your home insurance claim or wish to escalate it, take a few minutes to write down your concerns and what you believe should be done to resolve them. Then, contact the individuals or organizations listed below. The adjuster handling your claim. Share your concerns and proposed remedies with the adjuster and ask for an explanation or a response. If you speak with the adjuster, follow-up your conversation with an email and ask the adjuster to do the same.

The agent (or broker) who sold you the policy. Share your concerns and proposed remedies with the agent. Ask the agent to contact the insurance company and to appeal on your behalf. Also ask the agent to review your policy to make sure you’re properly covered. The insurance company’s claims manager. If your concerns are still not addressed, ask the handling adjuster to escalate the matter to the company’s claims manager, director or vice-president. Again, request any explanations or responses be provided to you in writing. The insurance company’s ombudsperson. All insurance companies in Canada are required to have an ombudsperson. This person is responsible for reviewing and responding to complaints, not just those relating to claims. Before approaching the ombudsperson, make sure you first attempt to resolve the matter with the handling adjuster and claims manager. The General Insurance OmbudService (GIO). This organization provides consumers with a free, independent and impartial process to resolve auto, commercial and home insurance complaints. Before you can apply to the GIO for assistance, you must first attempt to resolve the matter with the insurance company’s ombudsperson. The provincial insurance regulator. The insurance industry in Canada is highly regulated. As such, you have the option of filing an official complaint with the provincial insurance regulator. As is the case with the GIO, the insurance regulator will often require that you have exhausted all other options before they will review your complaint. In addition to the individuals and organizations listed above, you can contact your local Better Business Bureau to file a complaint. You can also take legal action against your insurance company. Taking legal action should be your very last resort, as this will be your most costly option.

for the housing division of Geranium Corp. and she wears the additional hats of strategist, spokesperson and social networking maven. A passionate member of the Geranium team, she is an industry whirlwind who is always thinking, creating and multi-tasking, whether she’s puttering in her garden in the summer or schussing down ski slopes when the snow flies. Her enthusiastic performance at Geranium Homes was instrumental in the company capturing the 2011 CHBA Grand Sam, as well as the 2012 BILD Home Builder of the Year and 2010 Best PR Campaign Awards. I went to work doing PR and marketing in the new home-building industry and discovered I really liked it.” Webb Smith joined Geranium in the mid-1980s, and helped launch the company to the forefront of the home building industry, culminating with a Grand Sam Award win. During the recession of the early 1990s Geranium shifted its focus to land development winding down its low-rise construction division. Sue used this as an opportunity to establish a boutique consulting service, Webb Smith Marketing Group. “I went on my own as a consultant,” she explains. “I worked for several builders successfully, and once again came to the attention of Geranium’s Founding Partner Earl Rumm who approached me about coming back to Geranium and working with President Boaz Feiner. I accepted the offered position in 2008. It’s one of the best decisions I’ve ever made.” Webb Smith’s first undertaking was the second release in The Neighbourhoods of Cardinal Point in Stouffville, the first neighbourhood to be master planned by Geranium Corporation and built by Geranium Homes. “In Fall 2008, sales were at approximately 60 homes,” she says. “Just five years later, our sales there have almost reached 600. A lot has happened over the past few years, and I’m enjoying the

challenge. I love to use my imagination in my work and since marketing is such a multifaceted occupation, it fits with my personality perfectly.” To stay ahead of the curve, Webb Smith has spearheaded Geranium’s Internet presence. The website is now in its second iteration to incorporate advances in technology and user preferences.” An extensive researcher, she is often brought into the development process early and asked her opinion, even before land is purchased. “That level of trust means a lot. I help with strategy from start to finish, from budget to completion. To me, it’s like a puzzle. We don’t do anything cookie-cutter at Geranium; we work together to continually innovate.” Though a natural leader, she stresses the importance of teamwork. “Everyone is on the same team, from our management and employees to our ad agency, PR firm, web specialists. Anyone who comes into the sphere feels a sense of inclusion.” Through that teamwork, Webb Smith has implemented a twice-yearly newsletter, buyer referral and communication programs, added customer service feedback mechanisms, generated Hard Hat Tours for purchasers and prospects, and created the “How We Build” book. “These practices help us achieve transparency. Honesty and integrity permeate the company, and the entire team strives for excellence.” Webb Smith’s “can do” attitude plays a role in elements of Geranium’s corporate charity and sponsorships. She enlisted artists to write and illustrate Coby Builds a House, a self-published 18-page illustrated children’s book used as a fundraiser for charities. She spearheads Geranium’s participation in the Annual Thanksgiving Food Drive for the Whitchurch-Stouffville Food Bank. “We get our homeowners and trades involved. This level of engagement contributes to the feeling of being good neighbours and raises awareness of a vital local organization.” The scope of Webb Smith’s responsibilities is awe-inspiring, her enthusiasm contagious. Your home is so much more than the walls that define your living spaces. It’s more than the furniture and hand-picked accessories that reflect your personal style. It goes beyond modern appliances and a fancy 50-in. television. Your home extends beyond your house or condominium and indeed, includes everything located directly outside your front door. Everyone has heard the number one rule in real estate – location, location, location. This has become quite the cliché, but that’s because it’s absolutely true. Where your home is located is just as important as your home itself. “Coming home” is as much about arriving at your favourite neighbourhood after working or an evening out, as it is about physically entering your residence. Now, mind you, we may all have different ideas of what exactly makes a neighbourhood our personal favourite, but it’s fair to say that local amenities are often key. Amenities include nearby shopping, dining and entertainment venues. Proximity to schools, hospitals and public services might also top one’s priority list. Exactly which amenities are required to make a neighbourhood complete will vary from one person, couple and family to the next, but the main purpose of these amenities is common to all – to add to the convenience and enjoyment of your everyday life.

Residential builder/developers are responsible for not only constructing the homes, but also for the evolution of the surrounding community. There are two ways of looking at this process. A builder might pick a prime area in which to build – one that is an appointed hot spot. In this case, the new residential project would be adding to an already established and most likely well-serviced area, making it even more desirable. Residential development can also lead to the creation of new businesses and growth in the economy. That’s a win-win for both builders and homeowners. However, the biggest opportunities for change lie in building residences in up-and-coming areas. These types of developments are certainly more challenging, but are also very rewarding for both the builder and the homebuyer. When this happens, you’ll likely see a builder creating a unique neighbourhood where one did not exist before, that realizes its future potential. Once this type of development begins, the builder becomes a catalyst in the creation of initiatives that are undertaken by the city or municipality to improve existing infrastructure such as building new schools and public transit expansion. A homebuyer will usually benefit from being able to purchase real estate at a lower dollar amount, as the perceived current value isn’t as high as it would be in an established area. This investment will then grow over time. All of this boils down to the same thing – in order to build homes and communities that truly serve homeowners, a builder or developer must understand the potential clientele they are serving. A good builder will know their client well and will be able to build according to what they need in an area that will service their desires. Now that’s the epitome of community!

t can take a long time to build up clutter and just as long to clear it out. You know it’s been put off for far too long, but sometimes the procrastination is caused because you don’t know where to start. Make a plan and find the right place to start. Work on one thing at a time and you’ll find, drawer by drawer, closet by closet and room by room, it will eventually all get done.
Where to start? One of the most common questions is, “Where do I start?” Picking a place to begin can often be the biggest obstacle to decluttering, immobilizing us from taking action. Think about what you are making room for. If your goal is to unload some “financial burdens,” the logical place to start is the home office where the financial papers are piled. If your goal is to have more romance in your life, it would make sense to start the organizing process in the bedroom. Plan before de-cluttering Before beginning any de-cluttering project, determine in advance how you will dispose of the items you no longer want. If you have valuable pieces and would like to sell them, decide whether you will do this yourself or hire someone to do it for you. If you would like them to go to charity, which one and where is it located? It’s not until those boxes and bags leave your home that you will reap the full rewards of de-cluttering. Planning in advance will curb procrastination and ensure full completion of the task. Begin with the “no-brainers” Toss old newspapers, things that are broken or have missing parts and clothing items that are permanently damaged. If you can devote 10 minutes a day to this process, you’ll be amazed at how much progress you can make in just one week. The important thing is to block out time every single day to do it. Jump-start your spring cleaning with baby steps Start the clearing process with a “best before” box. If you can’t quite bring yourself to let go of certain items, even though you aren’t using them, consider packing them in a box and writing a “best before” date on it six months away. Put this date on your calendar as a reminder. If you don’t go into that box again before the expiry date, donate it to charity without opening it again.

Tips for new Canadians to build credit Every year, thousands of
people immigrate to Canada in search of new opportunities and a better life. Today, Statistics Canada estimates that immigrants account for more than one-in-five Canadians and projects that by 2055 immigration will account for 90 per cent of the country’s population growth. But figuring out how things work in a new country can be challenging, from locating new schools and communities to navigating the banking system. According to a poll from TD Canada Trust, most newcomers said they did not know how to open a bank account (47 per cent), apply for a credit card (58 per cent) or mortgage (87 per cent) or send money to family overseas (72 per cent) in their first three months in Canada. The biggest surprise new Canadians encountered setting up their finances was the credit rating system (24 per cent) and not having access to credit right away (23 per cent). “One of the major challenges new Canadians face when they arrive is establishing a credit history so they can buy or rent a home, get a credit card, purchase a car, and even secure a mobile phone plan and insurance,” says Stephen Menon, associate vicepresident of credit cards at TD Canada Trust. “But in order to build a good credit rating, you need to apply for credit, which is challenging when you are new to Canada and don’t have a Canadian credit history.” 76 New home guide GTA | jul 20 - aug 3, 2013
A credit rating reflects the ability of a potential customer to pay back borrowed money, and is recorded by at least one of Canada’s major credit-reporting agencies: Equifax Canada or TransUnion Canada. The following tips can help newcomers build their Canadian credit rating: 1. Apply for a secured credit card According to the poll, a quarter of new Canadians (23 per cent) said they wish they knew more about how to get approved for a credit card. Menon recommends newcomers apply for a secured credit card as soon as they arrive. “A secured credit card has all of the advantages of a credit card, but requires that a certain amount of money be set aside to provide the bank with the security that the money will be paid back,” says Menon. “If used responsibly over time, a solid credit history can be built by paying credit card bills on time until eventually the credit rating is high enough to apply foran unsecured credit card.” 2. Pay all of your bills on time and in full Late bill payments have the potential to negatively affect a credit rating, so Raymond Chun, senior vice-president at TD Canada Trust, recommends setting up pre-authorized debits to avoid missing recurring bill payments. According to the research, 49 per cent of newcomers pay their bills through online banking and 30 per cent use a mobile app for banking services. “If you can’t afford to pay an entire bill, think about setting up an automatic transfer of the minimum monthly payment to avoid negatively affecting your credit rating,” says Chun. 3. Check your credit rating before applying for a mortgage Eighty-seven per cent of newcomers didn’t know how to apply for a mortgage in their first three months in Canada and 38 per cent said they wish they knew more about local mortgage rules. Farhaneh Haque, director of mortgage advice at TD Canada Trust, says qualifying for a mortgage and favourable interest rate depends on a number of factors, including a solid credit rating. She recommends homebuyers check their rating at least six months before applying for a mortgage, so they have time to correct it if there are any flaws. “It can take up to 18 months to build a credit history robust enough to apply for a mortgage, but I encourage newcomers to meet with an expert earlier to learn more about the home buying process in Canada,” Haque says. “An expert can help calculate what’s affordable and provide guidance on how to budget to service mortgage payments, live comfortably and save for the future in Canada.”

Pattern power Straight The most common “pattern,” laying wood planks in straight rows
parallel to the longest edge of the space creates continuous lines that highlight the length, making your home appear bigger. Diagonal Similar to straight, but with the lines following a diagonal to create even longer bands to maximize the visual length. Some installers may not suggest it as it can create more work (and sometimes more waste), but the results are trendy and stunning. Herringbone This classic but energetic pattern is very popular in modern homes; the repeating zig zag recalls elegant suiting, and yields a sophisticated look that suggests luxury. Parquet Not usually still in favour for new installations, parquet floors with their iconic swirling checkerboard patterns can often be visually minimized rather than replaced. I recently had a client’s parquet stained a very dark brown, with several top coats applied to create a gorgeous finish that virtually erases the many joints. Often see as a thin border around the edges of rooms, or medallions in foyers. A significant investment, the technique creates a 100 per cent custom look. Hardwood vs laminate ›› Solid hardwood is truly what the name implies: a solid plank milled from lumber – what you see on the surface is the same as the core. The material can be sanded and refinished repeatedly, but is less moisture resistant. ›› Engineered hardwood uses a layer of solid wood (often around 3/4-in.) with plywood or other material as the core – the surface is still often thick enough to be sanded and refinished occasionally. Can use a tongueand-groove system to create a “floating” floor, rather than one that must be nailed and glued in place (making a DIY much easier). ›› Laminate flooring is similar to engineered, but does not use a real hardwood surface, instead replicating the look through a printed image for maximum cost effectiveness. Cannot be sanded or refinished as it will remove the surface. Prefinished vs raw ›› Prefinished flooring comes already stained and treated, which often means a more thorough final coat that can be more durable and more consistent, and the product is usually less expensive pre-made. ›› Raw wood is delivered and installed untreated, to be finished on site after installation. This allows the stain to be customized on site for a more perfectly flat finish - prefinished wood will show unevenness in the subfloor that raw wood can have sanded out. Maintenance ›› Even the hardest wood can still suffer scratch marks, so use protective felt pads under furniture legs, keep pet nails trimmed, and use area rugs in the busiest traffic zones. ›› Wipe up any spills immediately – as long as you don’t let water stand, hardwood is safe to use in a kitchen to keep the look continuous from other spaces. ›› It can be hard to retroactively match your floor, so I recommend replacing everything at once, including upgrading from metal vent covers. I’ve seen many homeowners decide down the road they wish they had sprung for some finishing details that are very difficult to match when the wood has naturally aged, so invest up front for a truly beautiful floor you will cherish for years! One last idea If you want the look of wood at a lower cost, here’s a recent discovery: Sarana tile carries a new faux-wood ceramic tile line called “Over” which comes in trendy colourways – I’m in love with the “Black & White” variety, which makes for amazing, dramatic zebra-like herringbone. With an affect like this, you won’t miss the real wood one bit!

It’s been slightly more than a year since the latest round of mortgage rule changes took place – July 9, 2012, to be exact. At the time, there was much handwringing from various parties – from builder associations to real estate experts to economists – that the new regulations would have too much of a cooling effect, at a time when the economy was wavering and parts of the housing market were softening. A common concern was that many young, prospective homebuyers would be negatively impacted by the new rules, and the fallout would trickle down and cause a slowdown in the overall housing market. Did such predictions turn out to be true? First, let’s revisit the changes: » The maximum amortization period was reduced to 25 years from 30. It was 35 years in 2008, and was reduced to 30 years in 2011. » The maximum amount of equity homeowners can take out of their homes when refinancing was lowered to 80 per cent from 85. » Insured mortgages would be available only to homes with a purchase price of less than $1 million. » The maximum gross debt service ratio was fixed at 39 per cent and the maximum total debt service ratio at 44 per cent. 120 New home guide GTA | jul 20 - aug 3, 2013

Like most things real estate, the answer as to the accuracy of the forecasts depends on the specifics – of market location and type, and who the buyers are. At least one source, BMO Bank of Montreal, has produced a report that suggests fear of the changes may have been unwarranted: the majority (66 per cent) of first-time buyers indicate that the changes have not affected their timeline for buying their first home; one-in-five (19 per cent) said the changes have prompted them to wait longer to buy, while 14 per cent will buy sooner. BMO, in fact, goes as far as to say the new mortgage rules actually helped the real estate market, not hinder it, in that they contributed to a soft landing. “While Canadian home sales weakened markedly at the time of the mortgage changes a year ago, they have since stabilized and have even partially recovered in recent months,” says Doug Porter, chief economist, BMO Capital Markets. The survey also reveals that first-time buyers in Ontario are the most likely (76 per cent) to say that the mortgage rule changes will not affect their buying timeline. Buyers in BC – particularly Vancouver, Canada’s most expensive market – meanwhile, are the most likely (33 per cent) to wait longer to buy their first home because of the measures. Although shorter amortizations, in this case, were mandated by government, BMO and other lenders have long stressed the advantages of paying off your mortgage as quickly as possible. Saving as large a down payment as possible, getting pre-approved for a mortgage, choosing a shorter amortization and stress-testing your mortgage at higher rates are among the most responsible approaches you can take to home financing. It’s up to you whether you want to thank the federal government for such a reminder.
