Yes, drywall – that ubiquitous but mostly unseen panel of calcium sulfate dihydrate used to make interior walls and ceilings – is about to add a significant chunk to new home costs. How? You can thank a party completely unrelated to the home building industry – Canada Border Services Agency (CBSA). As our story on page 34 discusses, CBSA in September arbitrarily slapped huge levies on drywall coming into Canada from the U.S. Duties ranging from 105 to 276 per cent were imposed immediately, delivering “detrimental effects” on Canadian businesses and economies. Just how detrimental? With
drywall producers announcing price increases as high as 50 per cent, builders can no longer absorb the tariff; buyers could be looking at home price increases of $10,000 or more – all within the last month. “We are urging the government to do what it can to alleviate this extraordinary burden on the industry, especially for those already with contracts in place, and on new homebuyers,” Canadian Home Builders’ Association CEO Kevin Lee told New Home Guide. Drywall may be a small part of what goes into a home, but with numbers this large, it’s the last thing we need.

Toronto looks to new revenue tools to fix the budget

WE ALL KNOW the City of Toronto is
dealing with a deficit, but you should be aware of some of the potential ways that are being considered to fill the budget gap. The City is considering at a wide range of proposed new revenue tools, including taxes on entertainment, tobacco and alcohol, road tolls and a municipal sales tax to deal with a projected gap of $483 million for 2017. A new parking tax and increased development and land transfer fees are also being considered, and they could have big impacts on consumers and businesses. BILD has been working as part of a coalition of business and real estate organizations studying the potential effects of these additional taxes. The parking tax would not only hurt local businesses, the administration of such a tax would be complex and the tax itself likely ineffective. The tax on parking spots would impose a per day, per spot fee to all businesses in Toronto which provide parking to their customers. It would be a substantial business tax increase, and in fact a duplicate tax, because commercial parking spaces are already included as part of property assessments. A tax on parking spots could negatively impact the city’s business competitiveness and economic development. Small businesses would likely be hardest hit, especially those in strip malls. The task of identifying which
businesses are required to pay for which parking spaces would be complicated and difficult to track. Some spots are shared and others are tax exempt. It would also necessitate that the city’s inventory of parking spaces be up-to-date. Overall, a new parking tax is unlikely to be a reliable revenue stream and it would more likely become a nightmare to manage. Vancouver introduced a similar tax in 2006, and of the 29,600 assessment notices issued, 17 per cent were appealed in the first year at a great administrative cost to the municipality. In 2007, the City of Toronto considered a parking tax but rejected it due to low projected revenue, administrative issues and concerns over transparency and the impact it could have on business. Also under consideration by the City are increases to development fees and land transfer taxes. These would result in a big impact on
anyone thinking of buying a home. Today, these fees already account for a significant portion of the cost of a home. People pay provincial and municipal land transfer tax on resale homes and development fees and charges make up about one-fifth of the cost of new homes. Toronto needs to develop a longterm plan to be financially sustainable, but needs to do it in a way that is economically competitive for our business owners, equitable and transparent and does not make the housing affordability challenge worse. More about this will come in the months ahead. City staff will be presenting their recommendations on the tools to council this fall. WHAT TYPE OF HOME should you
buy? This question used to be a lot easier to answer. First-time buyers would often prefer a townhome or semi. Downsizers might also like something smaller, such as a condo. Move-up buyers quite likely would go for their “forever” home. The answer has always depended on buyers’ situations and preferences – everything from the amount of down payment to where you work to whether you have kids. But increasingly, people’s decisions are being influenced by factors beyond personal choice. As a report on page 14 discusses, government policy and the impact on prices is shaping the housing landscape in the GTA like never before. Of course, most of us would love a large house on an expansive property on a quiet cul-de-sac in the best neighbourhood. But that’s looking less and less likely – at least as a first choice – for many buyers. Monthly reports from the Building Industry and Land Development Association almost routinely discuss the new record high of new lowrise home prices, thanks to scarcity of supply. Sure enough, since it was only a matter of time, the same trend seems to be occurring in highrise housing. All of this puts increasing focus on buyers’ decision-making. Where do you want to live? This question is becoming more important, influenced primarily by where you work, how much of

a commute you want and what your transportation options are. Indeed, proximity to mass transit is something more and more people are looking for in their new home location. It may not be as simple as choosing to live in the city, suburbs or small town. What type of home do you want? Single-family detached, semidetached, townhome or duplex? While you may have a strong preference for one or the other, your realistic options might be determined by a combination of where you want to live, and, most importantly, how much you can afford. It may not be as simple as selecting the type of home you were really hoping for. How much can you afford? Experts agree it is never a good idea to make yourself house-poor, and it is a very common mistake, particularly of first-time buyers, to buy more home than you can really afford. Meeting with a mortgage
broker or your banker will help determine your full financial picture, assessing everything from your credit rating to how much you have saved for a down payment. And with tougher mortgage rules recently taking effect, buyers should “stresstest” their plans – seeing how well you could cope with higher mortgage payments brought on by rising interest rates. Some many questions, so many choices. The good news is, home builders today are in sync with customer preferences for location and amenities, and with market realities with regard to pricing and needs for energy efficiency, so your options for new-home product have never been better.

GTA record sales pace expands to highrise MONTHLY REPORTS ON NEW HOME
sales in the GTA usually focus on lowrise – specifically, the shortage of supply and skyrocketing prices. But the latest release from the Building Industry and Land Development Association (BILD) highlights that highrise home sales are also on pace for a record year. As of Aug. 31, 17,949 new highrise homes had been sold in the GTA, a record for this point in the year. While August is typically a slower sales month, sales this year were unprecedented, with 1,880 highrise units sold, according to Altus Group, BILD’s official source for new home market intelligence. August was also a record setting month for lowrise homes, with the lowest available supply and the highest prices ever. “Our industry is building to government intensification policy and we are building at least as many highrise homes as lowrise homes,” says Bryan Tuckey, BILD president and CEO. “The supply of lowrise homes – especially single-family detached homes – has plummeted in the years since the Growth Plan was introduced, but demand for those types of homes has not diminished.
As a result, prices have increased dramatically.” The average price of a new lowrise home, which includes single-family, semi-detached and townhomes, was a record $931,506 in August. That is a 16-per-cent increase from a year ago, and up considerably from the $393,398 average of June 2006, when the Growth Plan was introduced. As of Aug. 31, there were just 1,379 new lowrise homes available to purchase across the GTA in builders’ inventory, a new record low. Last month, the average price of new single-family homes in the GTA was $1.16 million. In June 2006, a new detached home was $442,420. At the end of June 2006, there were 10,823 single-family detached homes available for purchase in the GTA. On Aug. 31, this year across the GTA, there were only 592 available for purchase in builder inventories. “Demand and prices of highrise homes are also starting to climb as more people are priced out of the lowrise market,” says Tuckey. The average price of new highrise homes in the GTA in August was a record $480,914. This is seven-percent increase from August 2015.
“For much of the last decade, condo prices remained stable because units were getting smaller,” Tuckey says. “The price per square foot for condos has been steadily increasing. In the last few months, we have been seeing marked increases in condo-prices because average unit size stopped decreasing.” In August, the average size of new highrise units was 808 sq. ft. and the average price per sq. ft. was $595. In June 2006, the average price per sq. ft. was $344 and unit was 913 sq. ft. Highrise supply was also down in August, with 14,600 units available for purchase. The decline was mainly in homes in the pre-construction stage due to limited new projects introduced in August, typically a slow month for new launches. While the majority of August’s highrise sales were in Toronto, a significant amount came from the 905, particularly Peel and York. There were just 491 new lowrise homes sold in August, down 44 per cent from the previous year and marking a 10-year low. Meanwhile, lowrise homes in the first eight months of the year recorded 12,956 sales, down nine per cent from August 2015.

Canadian economy set to snap back after wildfires: RBC Economics

CANADIAN ECONOMIC growth will
snap back after a second-quarter contraction and will get further lift in 2017 from rising energy prices, low interest rates and federal stimulus, according to the latest RBC Economics Outlook report. The RBC forecast calls for real Gross Domestic Product (GDP) growth of 3.7 per cent (annualized) in the third quarter of 2016, as rebuilding takes place in Alberta, followed by a slower 1.9-per-cent gain in the fourth quarter. “The Alberta wildfires and sharp pullback in oil sands production in May took the Canadian economy on a brief detour into negative growth,” says Craig Wright, senior vice-president and chief economist at RBC. “Yet the recovery should spur a similarly sharp rebound in growth in the latter half of this year and we anticipate that momentum will carry over into next year.”
Canadian GDP growth is expected to accelerate to 1.8 per cent in 2017 from 1.3 per cent in 2016. With core inflation likely to hover around the Bank of Canada’s two per cent target, there is little reason for the central bank to take any action on interest rates. RBC expects the Canadian central bank to hold its overnight rate steady through the remainder of 2016 and 2017 as well. RBC projects that oil prices will gradually rise to $50 a barrel in 2016 and push higher toward $60/barrel in 2017. However, the Canadian dollar is expected to see minimal benefit from higher oil prices: a U.S. Federal Reserve interest rate hike is likely in the first half of 2017, which would bolster the U.S. dollar, while the Bank of Canada is expected to hold steady on rates. RBC expects the economies
of Alberta, Saskatchewan and Newfoundland and Labrador to contract further this year as the oil-producing provinces continue to struggle with low revenues and private sector restraint. Some of the recent weakness in Alberta from the wildfires in Fort McMurray should start to reverse in the second half of 2016. All other provinces except New Brunswick are expected to continue to expand in 2016, albeit at varying paces. “Momentum appeared to slow this spring in several oil-consuming provinces, including Ontario, Quebec and Manitoba, and we lowered our 2016 growth forecasts for eight provinces,” says Wright. “Our 2017 outlook shows more balanced growth across the country, with Alberta and Saskatchewan returning to positive growth and economic activity moderating in British Columbia.”

Snow, ice and water can damage everything from your roof to foundation, so it’s important to compare home insurance quotes and pick a policy best suited to your dwelling’s features. Filing a claim can lead to increased rates, so be proactive in winterproofing your property. Talk to your insurance provider about what your policy covers. Keep your property maintained The Insurance Bureau of Canada (IBC) reminds that “a home insurance policy is not a maintenance contract,” meaning you’re responsible for general upkeep. It’s crucial to fix any minor damage to your home as soon as it occurs. Neglecting it means you’ll be held liable if it leads to greater damage. Going away? Check in early, check in often Some insurers will void your coverage if you leave your house empty and unmonitored for more than four consecutive days. If you’re going away on vacation, ask a friend to regularly check to ensure your home is properly heated so the pipes don’t freeze, and that heavy snow, ice and debris is cleared. Clear snow and ice Accumulation of heavy snow can damage your home’s roof, walls and foundation. Flat roofs are especially vulnerable to collapse, while sloping
roofs create ideal conditions for ice dams. Icicles may be pretty, but they can potentially tear off your gutters and roof shingles and allow snowmelt to seep into your interior walls. Shovel out window wells, outdoor stairwells and clear away snow from the foundation.

Exorbitant duty on drywall hurts business, homebuyers: CHBA PROVISIONAL DUTIES on gypsum board
(drywall) recently announced by the Canada Border Services Agency (CBSA) represent punitively high additional costs for business and homebuyers, according to the Canadian Home Builders’ Association (CHBA). CBSA invoked the Special Import Measures Act on Sept. 6, making a preliminary determination of alleged dumping with respect to certain gypsum board originating from the United States to western and northern Canada. Unfortunately, the ensuing duties, effective immediately, will have far reaching detrimental effects on struggling Canadian businesses and economies, CHBA says. “The scope of the anti-dumping investigation only considers the domestic market for drywall producers, not the impact on the rest of the industry and end-users,” says Kevin Lee, chief executive officer, CHBA. “There was not sufficient attention paid to the unintended downstream effects of this decision or the implications for the public interest. “These extremely high duties ranging from 105.2 to 276.5 per cent, on about half of the drywall sold in western Canada, will severely affect the businesses of drywall contractors, builders and renovators, who will face losses on contracts already in place for the months ahead. At a time when our governments are seeking to avoid further housing price increases, this duty will send both house prices and affordability further in the wrong direction.” “Supply shortages and higher costs for drywall are the last thing we need in the already vulnerable Alberta market,” adds Carol Oxtoby, a developer in Calgary. “We should be concerned that smaller companies may be forced into bankruptcy, as existing contracts may force them to fully absorb cost increases. As the Alberta economy seeks to recover, a duty that harms

businesses and damages affordability for homebuyers is a major step in the wrong direction. Worst of all, the impacts of higher prices and shortages will be felt severely in Fort McMurray, affecting the rebuild there so important after the fires.” “You already have a high-priced housing market in Greater Vancouver and the lower mainland,” says Nathan Stone, a builder in the BC Fraser Valley. “No one can afford further increases to construction costs. This increase will have a negative impact on new-home buyers and homeowners’ renovation projects. Many of our drywall companies are at serious risk with contracts already in place.” Although the duty is on imports to Canada’s western provinces, this issue will also be felt across Canada. “This is quickly becoming a national issue,” says Bob Finnigan, national president of the CHBA and a builder in Toronto. “We are already seeing ripple effects on price and warnings of supply restrictions in Ontario, as uncertainty about the supply of
drywall grows and Ontario plants potentially start to have to supplying the western markets. As we try to keep house prices contained in the GTA, increases in drywall prices and potential shortages will only make matters worse.” The CBSA decision on this came with an immediate imposition of the duties. While the process is ongoing and final determination is still months away, the negative impacts on industry and consumers of the duty are already being felt. “While we respect the process, suffering companies cannot wait (until January) to see the final decision on this,” says Lee. “Even if duties are reduced or eliminated in the end of the review process, or if we have to request a hearing into the public interest because the duties are upheld – the damage to industry will be done. In the meantime, efforts to reduce house prices and protect affordability, as well as those to support the economy as it seeks to recover, are being undermined severely.”

The development industry got ‘smashed’ at 2016’s hottest fundraiser CRISP TENNIS WHITES, quick paddles
and hard backhands were the order of the day at this year’s Smashed Ping Pong Tournament and after party. Presented by Zancor Homes and Lifetime Developments, the fifth annual Smashed fundraising event was held on Friday, Sept. 30 at a new location. Smashed took place at Rebel Complex — Toronto’s hot new entertainment venue at the site of the former Sound Academy, located at 11 Polson St. in the Lower Don Lands, just south of Toronto’s historic Distillery District. “After an extremely fun and successful event in 2015, the industry has been buzzing about Smashed for months now; with all this excitement, this is sure to be our biggest and best year yet,” says Brian Brown, co-chair of the Smashed Charity Ping Pong Tournament and Event, and Lifetime Developments’ vice president. “We are really excited about the new, neverbeen-seen before Rebel Complex location. It will be a refreshing change up and the bigger venue will allow us to have more people joining the fun for a great cause.” General Admission tickets were $200 in advance or $300 for those competing in the Ping Pong Tournament; all ticket prices included an open bar. The Smashed event dress code was Tennis Whites, and on. Doors opened at 6 p.m., and once the action was over, the after party kicked into high gear at 9 p.m. The Smashed Ping Pong Tournament is one of the development industry’s hottest events, and has seen an incredible amount of support from the building community over the last few years, having raised more than $350,000. “We are extremely impressed by,

The developers went bigger than ever this year, raising the fundraising goal to $250,000, hoping to smash their record from last year. The proceeds raised at this year’s Smashed event will benefit the Lifeline Foundation, Make a Wish Foundation, and Free the Children.
Lifeline was founded by Lifetime Developments in 2014 with the goal to provide aid and support for Toronto’s vulnerable and at-risk communities by raising awareness and funds, and by facilitating various hands-on initiatives and on-thestreet activities to improve the lives of those at risk. Lifeline is dedicated to building healthy communities and uses the funds raised to support local organizations and initiatives with an emphasis on homelessness, at-risk youth, food bank services, counselling, and educational services. ‘Fall’ into your organizing groove By Hellen Buttigieg
WITH THE KIDS BACK at school, fall is the perfect time to de-clutter and get your home organized before the snow hits the ground.
What’s in your freezer? An organized freezer allows you to find and use what you have, prevents waste and saves you money. Freeze sauces, meats and berries in zipper freezer bags and use permanent marker to write the contents and date directly on the bags. Use sturdy, flat-bottomed freezer baskets to store the floppy freezer bags. Organize by category (frozen vegetables in one basket, sauces in another). Place new foods at the back of the freezer and use the oldest food first. Store your seasonal clothing Before storing them, ensure that they have been cleaned. Even if items appear clean after wearing, body oils can cause stains that set over a few months and may attract moths.
Never store clothing in plastic bags for extended periods (even those that come from the dry-cleaners); they trap moisture and encourage mildew. Use cotton garment bags instead. Avoid storing clothes in cardboard boxes as acids in the cardboard can cause fabrics to yellow and the glue between the layers can attract insects. Use lidded plastic storage containers instead. Tuck some cedar blocks or shavings inside (it’s less toxic than moth balls). Always store the clothes in a cool, dry, dark and wellventilated area. Maximize bathroom storage space Place items you use daily within easy reach, like on the countertop, in the top drawer or in a hanging organizer in the shower area. Store items used once or twice a week in the next most-accessible place, like the middle drawer or under the sink. Stash items used only once or

twice a month in the back of the cupboard or in labeled boxes. For shared bathrooms, avoid turf wars by giving each person their own shower tote, which can be stored in the person’s bedroom when not in use. How do you file your paperwork? Some experts suggest placing new paper behind previous ones (filing to the back) because it’s faster and easier to drop papers in the file that way. On the other hand, when you are looking for papers inside your files, you are more likely to need the most current ones, so you could access them faster if you filed them at the front. This just goes to show that organizing is not one size fits all; you need to find the systems that work best for you.

THERE’S AN OLD SAYING about
being penny wise and pound foolish, and I see this play out often in the moving industry. When anticipating moving your home or business, you have the option of hiring a moving company or doing it yourself. Although people assume DIY is the economical way to go, hiring a professional mover can, in fact, save you time, stress and even money. Think about it. By doing it yourself, you have to rent a truck, determine supplies/moving equipment and other incidentals. You need to transfer your possessions from point A to B safely and efficiently, and find helpers. Few are qualified or willing to get behind the wheel of a moving truck, so likely what you end up with is a cargo van, which requires more than one trip. You ask a few friends and/ or family members to help with the reward of cold beverages and pizza, but at the last minute, some of them do not show up. Those who do are probably not trained in things like how to lift boxes without hurting their backs. There is much more chance of injury when people move themselves. The most common reason why people opt for DIY is expense, because they assume that longtime, recognized, national brand movers are expensive. Relocation specialists offer skilled, trained, bonded, uniformed and experienced movers who have the same goal in mind as you — to move your items as quickly and as safely as possible.

Many people don’t realize what it takes to move; you may be surprised at the cost and what it covers. 7 tips for improving indoor air quality this fall season By Dina Vieira
IF YOU THINK ALLERGIES affect Canadians in springtime only, think again. Late summer and early fall produces mould blooms and ragweed, which can heighten allergies and worsen respiratory problems for those who suffer from asthma. It is estimated that three million Canadians suffer from asthma. Allergy and asthma sufferers are not the only ones that can benefit from clean indoor air. Almost anyone these days is sensitive to dust, mites, renovation/construction debris, second-hand smoke, pet dander, particle matter and re-circulated air from closed loop HVAC systems. All this stuff we can’t see in the air can potentially lead to a cold and flu brew, particularly in closed or windowless spaces. Not to fret, there are a number of things you can do to improve the quality of the air you breathe in your home (and office) right now. Here are seven easy steps: 1. Open windows and doors regularly for air circulation 2. Invest in a True HEPA air purifier 3. Limit use of non-organic home fragrance products (candles, room sprays) 4. Dust and clean your home regularly 5. Do a major clean twice per year (fall and spring) to wash large items that collect dust regularly, such as curtains, bed covers, pillows, rugs 6. Add living plants to naturally clean air and add oxygen 7. Limit use of products containing VOCs (volatile organic compounds)
If you do invest in a good quality air purifier, make sure it contains a True HEPA filter (high efficiency particulate arrestance). True HEPA means the filter was manufactured, tested,

certified and labeled in accordance with stringent True HEPA filter standards. Filters using True HEPA standards are used in medical facilities, automobiles, aircraft, homes and offices. Many new homes have air purification systems built in, but if you are buying or renting an older home or condo without True HEPA filtration, investing in a True HEPA air purifier will be worth it, especially if you or your loved ones are affected by asthma, allergies, respiratory issues, pet dander, second-hand smoke or VOCs. If you are renovating or building your home, VOCs might be more of an issue since volatile organic compounds are usually found in paint, flooring, carpets and other chemicals used in construction. Just think about pets coming in from a walk or out of a litter box.” The fix: Use a good vacuum, preferably with a HEPA filter or a central vac. Steam clean carpeting once or twice a year, but not more. Too much moisture can encourage mould growth under the carpet.

AN EXPERT ON THE chemistry of
clean, Kim Dunn holds a degree in industrial microbiology and owns a Molly Maid franchise. She spoke with us about the disgusting things we’re doing at home – and it has us changing our ways. The first thing you need to be aware of, explains Dunn, is fomites. “Fomites are any contaminated inanimate object. We are surrounded by fomites – germ-holding things,” she says. So what are the worst culprits? You’ll be surprised – and more than a little grossed out by the things you’ve been doing! Disgusting thing you’re doing #1: Sponges The gross factor: A sponge has 10 million bacteria per square inch. “It’s as dirty as it smells!” she says emphatically. “It’s loaded with bacteria – Salmonella, E. coli, Pseudomonus – and has a surface area 1,000 times that of a cloth. Just think of all of those nooks and crannies. The toilet seat is cleaner than a cutting board wiped down with a dirty sponge – the sponge is 200,000 times dirtier.” says Dunn. The fix: It’s always moist and damp – and a rinse isn’t a cleansing,” she explains. Use a micro fibre cloths, which does the job and is much more sanitary. If you insist on using a sponge for more than a day or two (Dunn’s staff are instructed to toss sponges after two days) then you

Soak them in a concentration of one part bleach to nine parts water for at least five minutes 3. Boil them in a pot of water at 60°C for five minutes (in the microwave or on the stove). Disgusting thing you’re doing #2: The Loofah Exfoliating is over-rated, but if you must do it, ditch the loofah and go with a body wash that includes an exfoliant. The gross factor: A person sheds 1.5 million skin flakes an hour. “Guess what’s stuck on that loofah? Staph aureus is a common bacteria on the skin, but Staph A on the inside isn’t a good thing.” The fix: You can’t bleach it, the best you can do is soak it in a 50/50 mixture of vinegar and water for at least an hour. It’s always in a humid area; if you have to use one, hang it up to help it stay dry between uses. Disgusting thing you’re doing #3: Wall-to-Wall Carpeting The gross factor: It’s a botanical zoo! And if you haven’t wiped it down since the day you brought the TV home – then much, much dirtier. The fix: Once a week take a cloth slightly moistened with alcohol or a disinfectant cloth like a Lysol or Clorox wipe and wipe down the remote. In fact, the grunge factor goes for all the remotes in your home, plus things like the computer keyboard, the light switch and any other surface you constantly touch – however briefly. YOU’RE TAKING the plunge into
entrepreneurship. Now you need to make a myriad of decisions, starting with where in your home to set up your workspace. The right space can make all the difference to the success of your venture. Here are some considerations for effectiveness and productivity. First off is the actual location. How much space is required and the type of space available will dictate where to set up shop. Depending on your space, a den, spare bedroom or sunroom can easily suit this purpose. When a full room isn’t available, consider converting a large foyer. At the very least, and if it’s all your home can handle, designate a corner of one room as work-only space. Ensure everyone knows this is a work-only area and off limits. A physical demarcation will assist with organization as well as support clear boundaries. Make a list of the needs and desires for the type of work you’re going to perform. You may prefer a space that offers such features as privacy, quiet, optimal ventilation, natural light, bright colours, artwork and an inspiring view. Choose the elements that are crucial for you to be at your best. Fulfill the needs first; the majority of desires will follow. Let’s assume you need a desk, a phone and a computer. These require power, an Internet connection and lighting. Note the outlets and

Ensure there is enough power to handle a computer, printer, desk lighting and whatever else you need all at once. Beware of creating tripping hazards with extension cords and power bars. If you will be seeing clients or colleagues in your space, there are other considerations. Clear

You may even have building amenities such as a business centre or meeting room — a perfect way to keep clients out of your personal space. Entering a workspace that meets your needs and is designated as such allows the mind to focus. When it’s both functional and pleasurable to be in your work space, your work will flow. So I’ve created a step-by-step plan. Using this plan and Gail’s Interactive Budget Worksheet (gailvazoxlade. com/resources/interactive_budget_ worksheet.html), you can build a budget that will tell you how you’re doing and how much to stick in the jars if you’ve decided to live on cash.
Okay, here we go. PEOPLE TELL ME they don’t know
how to make a budget. Once I started doing the show Til Debt Do Us Part and introduced the magic jars, people headed out to buy their own. But they still couldn’t figure out how much money to put in the bloody things.
1. On the budget worksheet, fill in all the amounts under income. You’ll need your “gross” income and your “net” income. If you make $60,000 a year gross, you would enter 60,000/12 (which is $60,000 divided by 12.) Ditto for your monthly net income.
If you’re paid on any other schedule, you have to use your lowest monthly income as your base, and use any extra money you receive to boost your planned spending (for things like furniture acquisitions, vacations, and the like). 2. Enter any other sources of income you may have. You must use “monthly” amounts. So if you average $6,000 in annual child support received, you would enter $500 for your monthly amount. If you receive income that is irregular — like an

annual bonus — do not enter it under income. Why? Well, if you bank on getting it and you don’t you’ll be SOL. Better to use that money for things like gifts, vacations, and other extras — things you don’t have to pay for if the bonus doesn’t materialize. 3. Now it’s time for the fixed expenses. Get out your last bank statement(s). Based on what you spent last month, fill in the fixed expenses. Don’t worry if the numbers seem high at first, just put in what you spent last month, based on what went out of your bank account. 4. We’re going to skip down to “saving” now. Yep, you have to save. Don’t bother arguing, you have to save. I want you to divide your monthly income by 100 and multiply your answer by five. There, that’s five per cent and is the minimum you should be saving. Ultimately, you need to save 10 per cent, but let’s start with five per cent and work from there. Under “emergency” enter $100.
5. Next we’ll do debt repayment. Add up your monthly debt repayment amounts. Include what you’re spending to repay everything except your mortgage and your car loan/ lease. Put it under “debt repayment.”

6. Now look at the bottom line on the budget — the line that says Income – Expenses. What do you have left? Whatever it is, that’s what you have to work with to budget for your variable expenses. Yup. That’s it. Go ahead and divvy up the money in the various categories under Variable Expenses. If you find you’re left with $20 a month for groceries and you know that just won’t do, then you have two choices: You can go back and cut expenses. Yup, even in fixed expenses you can find places to cut like cell phone or cable. You can make more money. Work harder, work smarter. Get a second job, a third job, a better job. That’s your budget.
8. You’ll also see your percentages automatically calculated. The financial rule of thumb says you shouldn’t spend more than 35 per cent of your net income on housing. (That includes mortgage/rent, condo fees/ maintenance, property tax and utilities.) If you’re spending more than 35 per cent, either you can look for ways to cut back on your housing costs, you can make more money, or you can trim in other areas (like transportation) so you end up balancing at the bottom line. It’s your money. You can do anything you want with it except spend more than you make.
7. You’ll see that the budget automatically calculated how much must go into each of your jars each week/month if you plan to live on cash.

WHEN YOU CLOSE on your new home,
there are three groups who will come a-knockin’ looking for payment — the builder, the government and the lawyer. Your lawyer generally collects all of the necessary money from you and your mortgage company, doles it out to the builder and government, and keeps his cut. The builder will get paid the purchase price of the property from your mortgage company, less the deposit — which you’ve already paid. You may even get a credit for certain items called “adjustments” which will be reflected on a document called the Statement of Adjustments. HST payable, the original purchase price on the property, real estate taxes, hydro expenses, common expenses and maintenance fees (as applicable), connection costs, levies and charges are but a few examples. Review this document carefully and ensure you understand all the charges that you are required to pay. This is the final figure owed to the builder. The Ontario and City of Toronto governments also want their share, in the form of land transfer taxes and sales tax. There are many other items, but they usually show up on your lawyer’s disbursement account or trust reconciliation, as do many of the municipal compliance request charges. Speaking of the lawyer’s account... First of all, you have to

You did have a pre-agreed fee, didn’t you? Then come disbursements, those monies expended by your lawyer on your behalf necessary to close the transaction, like registration charges, title insurance, couriers and searches. Be careful — it is here that someone may try to take advantage of you by charging high fax, mail and photocopy fees. Have your lawyer
justify all expenditures that don’t make sense. Remember, a large part of your closing costs is based on what you negotiate at the beginning of the purchase process. However, when we go too clean with our ensuite treatment, sometimes the space can begin to feel less calming and more clinical. With these tips for introducing inviting furnishings, you can add a little warmth to your washroom space and rediscover true relaxation.
Side table » An easy addition, a simple side table or stool placed next to a vanity or tub invites you to sit while drawing a bath, chat with family or a friend while getting ready for an evening out, or perch a good book and a glass of wine. » If you’re worried about moisture damage, a ceramic indoor/outdoor stool is a perfect choice to resist the dampness, with endless options for colour or pattern (or classic black for a punch of drama). Plus, in summer when you spend more time on your balcony and less time in a hot bath, this stool can move outdoors as a compact extra seat. » I often use wood stools in bath spaces (including in my own recent bath renovation), as the organic texture adds a sense of warmth sometimes missing in spaces dominated by stone and glass. Look for a petite form which can tuck away when not in use to save space.

A cart can easily move out of the way or pull closer to the vanity, and perches perfectly under a window or in a corner without blocking elbow room like a full-height cabinet would. » Use simple jars, drinking glasses or open vases to store items like cotton swabs and toothbrushes, and baskets or boxes for items you want hidden, with space left for rolled towels and an occasional fresh bouquet. » To get that unexpected charm, skip the “bathroom carts,” opting instead for a metal bar cart (especially a vintage find) or a wellsealed butcher-block kitchen cart and boldly repurposing it.

CHILD’S ROOM FOR TODAY AND TOMORROW By Jo Alcorn
DESIGNING A CHILD’S room can seem like a daunting task that comes with a hefty price tag. Add in the belief that a child’s room needs to re-done every few years as they grow and their tastes change, and this task goes from daunting to discouraging. But it doesn’t have to be. First and foremost, think long term. The design should incorporate elements and furniture that can grow with your child through their years, carrying them from childhood to tweens to their teen years. Don’t get carried away with a character themed room; think more generic, with colour choices and include small, replaceable (read: economical) objects to incorporate their latest character obsessions. In each of the tween rooms that I recently worked on, I created reading zones. In the girl’s room I included a great HomeSense find – this chair and pink puff will be ideal for entertaining friends when that time comes; but for now, we’ve added a faux sheep skin to make it the ideal spot for her curl up with a favourite book and drift off into
fantasy land. I also added in a great reading light from Bouclair. In the boy’s room, I wanted to add a zone where he could read, play games, hang out with friends and act as an extra sleeping spot for guests (pending their age and size). A lounge chair from IKEA was the perfect fit and durability for a
child. It provides a relaxing spot to kick back with his feet up, for reading alone or for curling up with a parent. This chair’s purpose can be transformed as he grows up, and might even move out with him! Storage for kids is key. They have so many little toys, gadgets and books, that it’s great to be able to

In the girl’s room, I chose chest storage with pull out bins and doors from IKEA. This is another piece that is really timeless. You can fancy it up in the early years to be a dress-up station, while in later years it can be used for clothing storage, art supplies and more. The bed I selected for the boy’s room has a desk under it and tons of storage (Stuva Loft Bed from IKEA). for clothing or more toys. Play with textures and colours – don’t get stuck on the traditional. Allow smaller accessories to be the themed items so they can easily be changed and updated as your child grows. Patterned baskets allow for quick clean-ups and add some fashionable elements to the space. Fun pillows and throws are budget friendly and can transform the design and mood within seconds. For instance, in the girl’s room, I chose HomeSense bedding from their adult line, which is feminine by not childish. Also, going with the double size instead of twin means the bedding doesn’t have to be changed when she’s ready for a bigger bed. For the boy’s room, I chose to work with a light grey paint from Para, knowing that this room will need to age well and be cool for many years to come. The natural grey is a colour that allows the room to feel warm but is not the focal point in the room. Using a lighter colour on the walls allows the pieces within to standout. As he grows and refines his tastes, these grey walls will coordinate with future room modifications. I love to bring colour and life into a room through artwork; it’s an easy way to update and refresh any space. It also adds a personal touch by including drawings and artwork created by the room owner. For kids who love to draw or paint, having a home for their masterpieces, and one that can be updated at whim, adds a touch of their own personality to their room. Have fun shopping and creating your child’s ideal room for now and the future. This is the space where your child will dream, read, dress and grow, so go ahead and enjoy designing this space for them.
