But he stresses you don’t need a big budget to achieve big results. “We’re a finalist in several Ovation Award categories that showcase how even something as simple as taking out a wall and updating cabinetry can totally change the look and functionality of a space,” he says. “Renovations like these showcase our philosophy that it’s not just about creating something that will look pretty and photograph well — it’s about maximizing functionality and efficiency,” Graeme says. “That’s what makes an award winning project.” Dream to Reality “Planning is absolutely the key to any successful renovation,” Graeme says. “And that starts with knowing three things. This sunshine and heat will be even more welcome if you were one of the unlucky few who had a leaky roof, failed drain tile, moisture appearing between windows—you get the idea. The dry season gives you the opportunity to address these issues. Guard against the temptation to delay...sadly, before you know it the rainy season will be upon us once again! Home ownership comes with challenges but many of these are easily overcome with knowledge. Perhaps you’re thinking of landscaping or adding a deck to the back of your home. Consider the age of your home and whether or not things like drain tile have been upgraded. The only thing more frustrating than doing drain tile, from a maintenance point of view, is doing drain tile after removing your beautiful new deck, or digging up your amazing flower garden. We have the knowledge so ask us your questions and have a great summer followed by a stress-free winter.

It’s that time of year again-outdoor furniture sets are beautifully displayed in stores and beckoning for you to create that ultimate outdoor space. But where to start? The choices are overwhelming. How do you determine which is the right product for your needs?
BBQ season is upon us!
Designing for the ages?
It is spring time and people all around are firing up their grills. Not only is it the time to kick off BBQ season, it is also a great time for an outdoor upgrade. If you are already planning a project for your home, take the opportunity to give your backyard some attention too.
A truly economical design will consider the year to year…to years costs. How you design will have a significant effect on your mid and longer term maintenance costs and your potential renovation to renovation costs as well.
There are several types of outdoor furniture to consider: wood, metal, plastics. Your choice should have as much to do with maintenance as it does with style. With wood furniture, teak is an outdoor favourite. Unfinished, this natural product will weather down to a silvery grey colour. If you want to maintain its warm colour you will need to sand and oil regularly. Metal or cast iron is another popular choice. This product is available in many shapes and styles but, remember, it will need to be painted to prevent rusting. Powder coating is a more durable finish when looking at metals. Covering your metal furniture when it’s raining will help prevent rust. Plastic outdoor furniture is also offered in many styles. One of the more popular is synthetic wicker. To care for this simply hose it off with water to remove airborne dust. In general, warm soapy water works well for cleaning most outdoor furniture, but certainly read the manufacturer’s instructions on maintenance. To keep your cushion fabrics fresh & vibrant, store them out of the elements.

If you have unused, or underused outdoor space, and are looking for more space to entertain your friends and family, consider creating an outdoor dining space. Level an area of your yard and cover it with paving stones or a cedar deck built at ground-level. Add some tasteful outdoor furniture for lounging and entertaining as well as something for storage. Now you’ve created an inviting outdoor space with a relatively small investment! Consider taking it to the next level by adding a cover to the area and you can use your new BBQ space year-round. A furnished and inviting BBQ area can be a great addition to any yard. With your new space you will be adding fresh possibilities for entertaining friends and family in the coming summer months.
A good example is labour: labour costs factor greatly in every renovation. A material that will last twice as long and have low maintenance requirements can save over 30% of the labour and materials cost of renovating in the mid- to long-term. So why not invest in materials that will last? If there are any reasons for short term thinking, they are uncertainty about the future, and a restrictive budget. So if you feel certainty concerning your next ten to twenty years, and can find a way to afford the upgrade to quality and low maintenance materials, then you can know that you are saving yourself money and trouble. Ask your contractor to make the calculation for you. While you are at it, do your research to be sure you have found someone dedicated to quality workmanship.

The GovernmenT oF CAnAdA inTroduCed reGulATionS Aimed
at protecting the environment and the health of Canadians from the effects of air pollution. These regulations reduced the amount of Volatile Organic Compounds (VOCs) that were allowable in alkyd paints, varnishes and wood stains. As of September 2012, paint retailers are no longer able to sell items that do not comply with the new regulations. Most manufactures have been able to create water based products of a similar or better quality to replace the previously sold alkyd oil based products. STep 1 Choose the Gloss
Gloss is the amount of “shine” the paint has when it dries, ranging from flat (no gloss) to high gloss. Flat to low gloss finishes are the most popular paints and stains for siding and fences. Gloss paints are popular for doors, railings and trim and on areas exposed to high traffic or abrasion. Gloss and semi-gloss finishes are tough and durable and are characterized by a sheen that results in a cool, crisp finish that reflects light. STep 2 Choose the Paint tyPe
Paints are designed to be used on certain surfaces and to perform well under different conditions. latex | (water based) Easy to apply & clean-up, low odour, quick drying, durable, can be applied to partially moist surfaces, resists peeling & chalking, flexible. Second coats can be applied within 2-4 hours of the first coat. Available in many glosses and sheens. Ideal for siding, fences, stucco, masonry. enamel | A glossy finish that is tough, durable, smooth and impact resistant. Enamel finishes are available for a wide variety of surfaces including metal, pipes, etc. Wood Stains | Paints cover the surface but stains soak in and allow the natural texture of wood to show. Stains are popular for textured wood surfaces. Ideal for wood siding, shingles, shakes and fences. Solid Colour Stains | Penetrate and cover the natural grain of wood but allow the natural texture of the wood to show. Use on new wood or previously stained surfaces. Semi Transparent Stains | Penetrates the surface of the wood to protect and colour while letting the natural grain and texture show. Ideal for new wood or over previous semi-transparent stained surfaces. Specialty paints | For decks, driveways, machinery, masonry, rusty surfaces. Be sure to choose the right type of paint.

Most jobs can be done with a few quality tools including 1 or 2 premium brushes, a sturdy paint tray that can be attached to a ladder and 1 or 2 good rollers. display perfectly and know exactly where everything is when you need it. That’s what being organized is all about. But is that realistic? Each space, person and system is different. What worked for some may not work for you. You may have limitations on space or be too overwhelmed by stuff for a quick fix. The demands on your lifestyle and your family’s needs may outweigh the space in your home. Being organized doesn’t happen overnight and it doesn’t have a finish line. Getting organized is a process; learn what works for you. Keeping it real. You’ll never get organized. Read that again. Yes, that’s what I said. You’ll never get organized, because being perfectly organized is not a realistic expectation. Just to be clear, organization is not a destination. You don’t just wake up one day and find that you’ve arrived. It’s a process – a work in progress. So if you are judging yourself against unrealistic expectations, or holding back on pursuing a goal because you are waiting until you “get organized, once and for all,” perhaps it’s time to look at things differently. Instead of trying to get organized, strive to become more organized every day. Doesn’t that feel more attainable? Instead of feeling stuck, you’ll be able to take a step forward. Use your instincts. Are you surrounded by piles of papers on your desk, your floor and any other flat surface in your office? Don’t fight your instincts, work with them. Rather than trying to adapt to traditional ways of filing, such as using a lateral filing cabinet, use horizontal methods instead. Use stacking trays or literature sorters, which can be placed on your desk or installed on the wall. Now label them with the categories you use most. It will be easier to adapt to filing papers when you don’t have to change your piling habit. Let go and let it flow. Are you holding on to things that you’ll never use again? People often unconsciously jam their homes full of stuff because the sheer volume gives them a feeling of comfort and security. If you are operating from a need for abundance, remember that your success as a person has nothing to do with all the outdated or rarely used stuff overflowing from your closets. In fact, it’s

probably blocking your prosperity. Let go of what you don’t need to make room for new things to come into your life. Plan before de-cluttering. Before beginning any de-cluttering project, determine in advance how you will dispose of the items you no longer want. If you have valuable pieces and would like to sell them, decide whether you will do this yourself or hire someone to do it for you. If you would like them to go to charity, which one and where is it located? Some charities will pick up, so call them to find out when they will be in your area. It’s not until those boxes and bags leave your home that you will reap the full rewards of de-cluttering. Planning in advance will curb procrastination and ensure you fully complete the task. Feeling stuck? If you find yourself backsliding when it comes to maintaining your organizing systems, don’t berate yourself, as this will sap your energy and prevent you from doing anything about it. Rather than dwelling on what went wrong, focus instead on what needs to be done. Just say “oops” and move on to taking action.

GOOD TASTE, BAD TASTE, what is it? DELICIOUS DECOR RARELY HAPPENS BY CHANCE. WITH HER SHARPENED
eye for the beautiful, the interesting and the unusual, renovator and principal of Intermind Design, Mila Djuras intuitively transforms her client’s homes into a place that expresses their unique style. Between renovating condominiums, updating heritage homes and receiving numerous awards for her highly customized kitchen designs, this skilled and savvy contractor sat down to talk about good taste, bad taste and how taste plays out in the realm of design. What is defined as “the ability to discern what is of good quality or of a high aesthetic standard,” by Oxford Dictionaries takes on numerous meanings depending on who you ask. “Too much good taste can be boring,” according

to Diana Vreeland a noted fashion columnist, while artist Pablo Picasso simply stated that, “Taste is the enemy of creativeness.” British playwright Oscar Wilde was known to say that he had “the simplest tastes,” and was only “satisfied with the best,” in contrast to actress Whoopi Goldberg’s quip that, “Art and life are subjective. Not everybody’s gonna dig what I dig, but I reserve the right to dig it.” But of all the famous quotes pertaining to taste, one especially resonates with this New Westminster-based renovator. It’s from fellow designer Philippa Tristan in her book, Living Space, Fact + Fiction, “Neither good taste nor wealth can transform a house into a home, for a home does not consist in the quality of its architecture or decor, but in the quality of the lives that it expresses.” HOME DECOR & RENOVATIONS: Where does the concept of taste come from? MILA DJURAS: Taste is by no means some absolute category that belongs to any one group of people. It is completely defined by social climate, cultural conditioning and it is highly referenced to a certain time. Something considered as good taste in India is not necessary accepted in other parts of the world, neither is something beautiful from the 1950s considered “in good taste” today. Styles and objects which survive the test of time and are universally accepted become icons and are often called timeless. Q: Does everyone inherently have their own taste? MILA: In every choice we make, we define ourselves further as more `this or that.` The ability to understand the underlying meaning of styles, materials, finishes, and cultural significance determines the depth
of someone’s taste. I believe everyone has their own taste. That taste can be enhanced by education in design, arts, and media, yet admittedly some people definitely have more aptitude than others. Q: What is the line between bad taste and good taste? MILA: I don’t think that there is the distinctive line, it’s more like 50 Shades of Gray. <laugh> An interesting example I use when teaching, is to ask students who they thought had better taste, Grace Kelly or Princess Di? Often students would misunderstand the elegance of Grace Kelly as a higher taste which is not necessarily true. A real sense of taste, like art requires a higher level of understanding, that it is complex, and that it includes among other things, imperfections, insecurities, humor or awkwardness. Q: How do you determine a client’s taste? MILA: A combination of psychology, education, non-judgemental attitude and many years of practice. I find the process of translating client’s needs and preferences into the language of architecture and design effortless, enjoyable and enormously rewarding. Q: Can you blend different tastes, and if so how? MILA: I would rather say that you can blend styles, mix finishes and furnishings and overlap spatial requirements with very personal choices. Through the process of educating my clients and expanding their comfort zones a client’s taste is naturally revealed and cultivated. Q: Is taste important in designing a home? MILA: Not necessarily. It completely depends on what home represents to the people who live in it. Some people are perfectly content with copies of the current trends shown in magazines, while for others it is an opportunity to illustrate their wealth, or keep up with the Joneses. And then certain people, like our clients, see their home as an extension of themselves and their family. Their homes are interactive, highly functional, sensitive, thoughtful and an ever changing affirmation of life. I feel very privileged to be a part of the process of enabling people to create their own unique home. A home renovation starts earlier than you think by BRYAN TUCKEY RENOVATION SEASON HAS FINALLY ARRIVED and I would like to use this opportunity to review some tips from professional RenoMark contractors to ensure your project goes as smoothly as possible. The Canadian Home Builders’ Association asked a group of renovators what design and planning advice they most often give to their customers, and their first response was: know why you want to renovate. Ask yourself; what problems are you trying to solve? Most renovations begin with practical issues such as a cramped bathroom, a need for additional storage space or a change in household formation that requires children’s playrooms or studies. It’s also important to evaluate the structure, systems and general condition of your house. With your renovator, list the repairs and replacements likely to be required over the next
two, five and 10 years. If necessary, be prepared to make trade-offs between lifestyle improvements and work needed to keep your home in good shape. You can save money by working with some of your home’s hidden strengths. Check under existing carpeting and sheet flooring for old hardwood flooring or refinish old trim and moulding rather than replace it. Keep in mind that it is more cost-effective to resurface cabinets rather than install new ones. Focus on keeping things simple. You’d be surprised how quickly a complex design can result in complicated and expensive construction. Whether you want to build on to your home, change roof lines or reconfigure interior space, consult with a professional renovator on the impact of design on construction and budget. Less complex designs will often let you achieve the same goals but, in a more affordable way. Don’t cut corners and just focus on the upfront costs. Renovation is a further investment in your home. Consider the time, energy and cost required for ongoing maintenance and possible replacement down the road. A well-planned renovation can reduce these future costs. There may be ways to stretch a limited budget, but don’t compromise on quality as you may end up paying for it later. Most importantly, if a job is too big to handle yourself, hire a professional. Your home is quite likely the largest asset you own, and you are placing it in someone else’s hands. Make sure that this person carries all applicable licenses and permits, carries liability insurance, offers a warranty on all work and provides a detailed, written contract for every job. These are just a few points that distinguish a professional renovator. A good example to go by is the RenoMark Code of Conduct, which every RenoMark member has agreed to abide by. The program, which dates back to 2001, is available across Canada in eight provinces and 38 communities. Don’t delay, because the best renovators start planning their projects months in advance – and so should you!

here in Vancouver, we’ve got the Georgie Awards. This year celebrating its 21st anniversary, the Georgie Awards once again attracted a diverse crowd as the glitterati of BC’s residential building industry gathered to honour the best of the best in a black tie gala on the waterfront at the Vancouver Convention Centre. This year’s battle was intense with a record-breaking 518 entries — 1,538 slides covering 45 categories. It took the judges three days of intense deliberation and a reputed 455 cups of coffee, but on February 23rd, 2013, the winners of the 21st Annual Georgie Awards were announced to a crowd of more than 600 builders, developers, renovators, and industry experts. “These awards are a showcase of the most dynamic and innovative residential industry in North America,” said Ida Chong, BC’s Minister of Aboriginal Relations and Reconciliation, in her address. “You are leading the way to build a better, more sustainable future for all British Columbians.” home sweet home Conspicuously absent this year was the much-loved, opening reception photo gallery where people traditionally browse the finalists, oohing and ahhing while attempting to guess judges’ soon to be revealed selections. renovation categories covered Best Condo Renovation, Best Renovation Any Room, and Best Renovation $500,000 to $799,999 for Lofty Views that transformed a tired, cramped house into a celebration of the home’s view across English Bay and the Vancouver skyline. “What made this renovation so unique was that by reconfiguring the existing attic, we were able to add a third floor without adding extra height,” says managing director Graeme Huguet. The result was a luxurious, totally private master suite that spans the entire upper floor. Long time Georgie participant RJR Construction Management snagged another gold this year in the Best Kitchen Renovation over $100,000 category. Part of a larger, overall renovation, their Burnaby Chef’s Delight met the clients’ criteria of an industrial-quality kitchen that was still beautiful — a must have for the restaurateur owners. Like any renovation of a 1970s home, there were plenty of surprises along the way. “It’s normal to expect unknowns when you’re renovating,” says Shawn Stewart, RJR president. “But it’s not normal to open a wall and find an electric panel that had been covered with drywall. Plus, the original open trusses we wanted to maintain were not attached to the structure.” This year also saw an increase in the number of winners from outside the Lower Mainland. Best Residential Renovation Under $100,000 went to Vancouver Island for the Robison Renovation by Palladian in Qualicum Beach. The challenge was to convert a 1,065-sq.-ft. presentation centre into a one-bedroom and den private home. Details included installing an island with storage, repurposing the centre’s original storage area as a bathroom with jetted soaker tub, and enclosing the reception area for the den. Maple driftwood hardwood flooring in antiqued finish adding a final touch of contemporary, urban sophistication. Life Long commitment to excellence For one of her final duties as CEO of the Canadian Home Builders’ Association BC (CHBA-BC), MJ Whitemarsh presented Concert Properties with the fifth ever Platinum Georgie Award. An enthusiast standing ovation swept across the room as the Concert team accepted the prestigious award, an honour reserved for companies that have won 25 or more Gold Georgie Awards over time.

A design philosophy I regularly practice is to get your investment pieces like your sofa, in a great neutral- be it cream, grey, beige, black and then add colours in elsewhere in the decor. It’s a great way for commitment-phobes like me who like to switch up the accessory décor on a seasonal or annual basis. Brass & gold Springtime is renovation time. A huge hit for 2013, brass has also made a comeback, especially in the hardware and fixture world. Brands like Kohler, Richelieu and Delta all have a brushed or polished brass finish for their faucets and fixtures. This is a great way to try something new and fresh when doing a kitchen or bathroom renovation. Keep the lines clean and style simple otherwise they may end up looking dated. Not renovating? Other ways you can incorporate brass or gold into your home is in the cabinet hardware, lamps, vases, picture frames and even textiles. painted stripes Stripes painted horizontally on a wall are a great, inexpensive way to create a high impact look. If you don’t want the commitment of wallpaper, painted stripes can add that graphic, fun factor into your home. Pick a wall in the entryway or the walls of the powder bath or a feature wall in a bedroom. I really like the look of a white or cream wall with a thin 2-3” grey stripe painted every 18”-20” horizontally from floor to ceiling. It’s fresh, not too overwhelming and adds a little visual interest to the room. It’s a great way to achieve a new look this spring. grasscloth wallpaper Grasscloth wallpaper is a beautiful choice for a wall covering. It’s not too overpowering, adds texture and elegance to a room and can really complete the décor. Grasscloth paired
with crown mouldings and wainscoting is absolutely dreamy! It can be on the pricier side of wallpapers, yet is worth the investment. It won’t look dated anytime soon and it’s unlikely that you will grow tired of it as it doesn’t scream for your attention in a room. It’s understated elegance at its finest. Besides incorporating new trends into your home, there are other ways you can freshen up for spring. Consider the following: » Trade in heavy blankets for light throws. I put my faux fur throw away until next fall and replaced it with a lightweight cashmere blanket. » Add fresh flowers to your dining table! Try hydrangeas or pretty tulips. » Switch out dark throw pillows for white, bright and patterned pillows on your sofa and bed. » Fresh white fluffy towels will brighten a bathroom. » The best yet: Dust off the BBQ because patio season is around the corner!
